I am not one to leave reviews but I think that I’ve had enough of this place.My husband and I moved into this place thinking that it would be great but unfortunately that did not happen. We lived 5 hours away from Jacksonville and we expected to move in a beautiful townhome as seen in the pictures. Oh man were we wrong.Once we arrived, we were told that the unit we signed a lease for was not available and that there were tenants still living in there!!!! We were then placed into another unit that was not suitable for move in.After driving 5 hours, we had to sign NEW leasing papers. Also, our deposit was raised the day we arrived even after management knew our move in date.Unit:1. It smelled horrible the day we moved in.2. Bugs are everywhere. Inside and outside. So far no amount of pest control can keep them away. I have about 5-7 frogs waiting for me at my front door everyday I come home.3. If you leave your trash outside waiting to be picked up it will most likely be ripped open by a wild animal trying to eat your left over dinner. Isn’t that great? Frogs and chicken bones at my doorstep.4. All mirrors were chipped and worn out.5. No paint job was done once move in.6. Dirty stove that was never cleaned.7. Fridge was literally missing pieces.8. I have to push or pull with force the doors in the house to be able to open. (It sounds like I am breaking into my house when I do this).9. Not a lot of sunlight comes in.10. The sinks are chipped and dirty with paint11. Loose plugs (all of my very much needed air freshener fall out)There’s a lot more and it would just be too much to continue. Management knew of the condition this home was in and we were still placed in there. It’s been more than two months since we have moved in. Still waiting for maintenance to fix issues.Rent:DO NOT believe what the website says about rent! Water & Sewer, gas, pest control, and valet trash pick up is a separate cost. Btw, paying $45.00 monthly for someone to pick up a 10lbs bag is ridiculous.Leasing Office:They paint this nice beautiful picture of how the homes would look but do not fall for it. Communication is NOT their strongest suit. I don’t know how many emails I’ve sent regarding the same issue but I get no response. They work it out on their end but the tenants get no update.I submitted a paper with all the things that needed to be fixed the day after I moved in and a month later they’re submitting work orders?!?!? Absolutely crazy.I am now realizing that we were never given a tour of the community or of a model unit.Community:Very quiet community. So quiet that I have never seen my neighbors. However the lake is filthy and the fountain does not work. Pool is closed due to COVID. Fitness center is very small and I don’t know how to go in because it’s locked each time I go in.All in all, I’m dissatisfied with our experience so far. I have expressed that multiple times to management but their lack of care and communication makes it even worse.Below are some pictures just to show that this is real.This may not be the case for everyone but unfortunately it was my husband’s and I.

I have lived here for 7 months now and love calling this complex home! The neighborhood is very well kept and quiet. The office staff is absolutely amazing! They are all so welcoming and helpful! Ms. Denise and Ms. Paula made moving in (from out of state) an easy process and have been so great to my family ever since! Maintenance stays on top of any issues that we might have and are friendly as well. The townhome itself is updated, spacious and a perfect fit for my kids and I. Overall, I’d definitely recommend the Parks at Alston to anyone looking for a wonderful place to live :)

My family and I just moved in about 2 weeks ago, we wanted to move as soon as we could and it was such a breeze, we were able to move in the next day. Ms.Paula and Ms.Denise were so nice to us and made everything so easy. So far, it’s a very quiet and chill neighborhood. Our lake view is beautiful and we are happy to call the park at Alston our home. If I were to ever complain about anything it would be the price, it’s a little more then what we were wanting to pay but we love it and that’s what matters. Maintenance is great and has fixed just about everything that we need. We definitely recommend.

Been living here for almost 4 years have seen different staff here but the current staff here is awesome. Ms. Paula and Ms. Denise you guys keep up the good work. They do their best to help you with any questions, situation and problems all you have to do is talk with them. Mrs Prince is the regional manager shes kind hearted.

Ms.Courtney was amazing she is very professional and friendly! She made this experience so worth it! Love her😘

Awesome Property,I was visiting a resident of this property, my great friend. She and I donated to the food drive. The community center was amazing, the staff present was two ladies, and I think named Ms. Danse and Ms. Paula. Every time I visit it seems the maintenance crews are always painting, planting bushes and it looks great. I was just entering into a lease at my current home; I have about 8 months on that lease, and however my next inquiry will possibly be Park @ Alston on Collins Road. Looks Great !!!

I have recently visited and I must say the grounds were spectacular and the interior looked great I would definitely recommend this to others. Looks like a very great community

I will be taking this organization to court. I was taken off my lease with a roommate release form that was put in resman stating Im a former resident. Only to find out months later that the office manager calls me to tell me Im back on because she changed it... I will need to speak with the own Rueven Odai asap. Thanks

I have been a resident at the Park of Alston for over 1 year and I have revived excellent service the office staff . The staff takes care of their residence and it is a safe environment for adults and kids . The Maintenance crew make sure that the property is well-kept I am pleased with my stay at the Park Alston.

I have lived here over a year and I love it. Maintenance is on point, The office is attentive and the community if very well kept.

Going onto our third year of renting here. We’ve had good and bad experiences living here, but that’s expected anywhere. Joyce is so friendly! And jade and shay have made a very easy lease renewal and went out of their way for my husband and I! We love that the pool is open almost all year round rather then just Memorial Day! Our neighbors are quiet. The only thing that could use improvement is the dog owners and not cleaning up after their pets. But that’s not the leasing staffs fault! They have many activities for my son to join in on! Thanks for being so great!

Been here for almost 4 years and we love our apartment but the property managers that weve had in the past were not so good, they would be slow at responding to calls (or wouldnt respond) we could never get anything fixed but the new set of ladies that recently started working here are GREAT, great attitudes at all times, always return phone calls and over all very professional. I hope they stick around.

The Park at Alston is amazing! The assistant manager Jana has been wonderful and incredibly helpful. The small maintenance issues I had were handled right away. The complex is clean and quiet. I have a disability, and management has been extremely accommodating. This is an amazing place to live, and I would recommend it to anyone.

Recently resigned for my second year. The first year had highs and low with staff turn around, however the current ( and hopefully permanent staff ) are amazing. Theyre very helpful, always pleasant to talk to, quick and efficient. If you have a problem or concern they are quick to address and resolve it.I have had some minor problems that required maintenance recently and it was so nice to have it done within 24 hours. And done properly. Monte, the maintenance worker who has done all of the work orders is friendly and respectful, even fixing an additional problem in the same area that was not on the work order.Very pleasant place to live.

I called The Park at Alston home for the last year 1/2. The property is peaceful and the leasing staff listens and the maintenance techs respond!

This place is trash! DO NOT MOVE HERE!! I promise you can find something newer and better for the same price. These apartments are old and raggedy on the inside. New management came and basically slapped new paint on everything and raised up the prices. The pool, gym and playground is garbage. You have to ask for bug service monthly or you wont receive it (hence the roach problem). They bully you into renewing your lease. I never been anywhere that increases the amount of rent if you choose to renew your lease closer to the end of your current lease. Asked about breaking my lease and was basically told that I would have to pay four months of full rent, GTFOH!! You can rent a house for the same prices they are charging. I cant wait until my lease is up because I am running from this hell hole!

The entire experience from the apartments to the community, to the staff, all i have to say is WOW!! I moved from mass to florida and it was so nice to have the caring staff help every step of the way. Making this move almost effortless!! Customer service here amazing!! 5 stars! So happy here, I referred my parents and sisters and they are all moving down too!!! we love it here !! Thanks a million to Ms. Jana and Ms. Shari! what a team!!!

If you are military stay away. Ive already had to reach out to their corporate the front desk is threatening to place me in collection if I dont pay the amount due to break the lease. I gave them 30+ days notice and on the day that I put it in they claimed to not know how to put it in. Shay is the one who was running all this. The was rude and threatened collections twice. Im now going to better business bureau and getting a lawyer as you cannot threaten to place someone in collections in order to get them to pay something.

Having a door issue because my door won’t close all the way I call emergency maintenance and was told it wasn’t an emergency and that my door will have to wait until tomorrow because the door locks. Ummm it is an emergency to me and I pay rent on time and even early some months. Dissatisfied and I will be to the office with my issue.Other than the maintenance experience everything else has been okay. The office staff is nice but I don’t know if I will be renewing my lease after this current experience.

LJ and Brad were both phenomenal during my application process. They truly emphasize and believe for going above and beyond for their tenants and applicants. to ensure their happiness. They are attentive, dedicated, passionate and resilient to say the least. Remarkable team!

Front desk associate rude and quick tempered. Being the first person someone speaks to and not being able to be professional is not good. A simple inquiry turned her having a bad attitude that is beyond inappropriate for a business environment. My inquiry turned into an issue because of her attitude and the way she trying to talk down to me. She transferred to manager not because I asked but because I was not taking the way she was talking to me lightly and told her that was my issue now because I already got the answer to may question. The manager was under the impressiong I was still on my inquiry and I had to tell her it was the persons attitude.It could have been handled better if she was not being condescending and accusatory.

Im beyond grateful for the new management team. when i moved in it was always something and little to nithing was being done about it. The new team came in and the takeover was amazing. My favorite is Jade. They’re always doing fun things in the community for the residents especially the kids. If you have a problem they will literally do whatever it takes to solve it for you. They take care of the property its very nice. Huge closet 3bdrm 2.5 bath huge living room.

If you want to pay close to $1300 every month for your car to get broken into every other week, then I say this is the place for you. Both of my cars were broken into the first week I moved in and then again recently. SMH! This apartment is over priced to live amongst thieves living in the apartment complex, the poor installation, VERY thin walls, things falling apart the first month youve move in, etc.... The price for the rent does not match whats on the website. The website stated $950ish and when you are approved, they tell you that the rent is $1230. What is worth that amount of rent in this dump? At that point I had no choice because I needed a place asap, so I still moved in. Dont get me wrong the staff is nice and the maintenance is okay, but it is still overpriced for the amount of things to deal with. I know I will not be renewing my lease here, and I will deter others from coming here as well.

Family of 5, with three kids. Been living here for almost 4 months now and we love it. From the moment we met Sharri (The property manager) she made us feel right at home. She and the rest of the staff are very professional and courteous. The neighbors are very friendly and my wife and I feel safe. They do little things that impress me, like me seeing someone everyday walking around always picking up any litter that he may find. I read some of the negative reviews and i just dont see it. If you are thinking about moving here, dont hesitate, we are glad we didnt.

This apartment complex has gone a long way! It is more peaceful and more cleaner since we have new owners! Yet new landscape and new interior!

This is a great community to live in the staff jade and shea are very nice and maintenance is very quick with any issues you my have and the homes are beautiful

I have lived here about 9 months and. I have had to drive around trash at the entrance. Call the police on other tenants for late night partys pissing in the bushes.and no one responding to complaints. This is convenient that is the only thing this has going for it.they allow tenants to run business out of here I cant wait for my lease to end this place sux

This place is aweful. I challenge whoever read this to turn lights off at nights and leave it for an hr then go down to your kitchen and turn on the lights and let me know what you see. The “New Management “ they claim is the same under par Management. I would never in my life advise anyone to live there. Horrible experience that I will never recommend!!! The dumpsters are always overfilled. The back of the apartment obviously there are scents of pot, the neighbor I had they left their trash outside the door and the next morning I was greeted with the most outrageous nasty scent when I opened my door. Kids knocking on your doors and run. It’s aweful

I have lived here since 2/21/17. I have never had any issues while living here. The office staff has always been amazing, and they go out of their way to get back to me after I have left a message. We had a leak in The closet where our air conditioner is, and because I didnt answer my phone ( I was at work) Jana e-mailed me so that it could be taken care of quickly. The maintance has been on point as well, any issue we have is always taken care of. There are some issues with pests, which I believe were left over from previous management negligence. but it has been improving. They put out notices that if you need your home to be sprayed then the tech will be out on Tuesday to do so. Nothing happens over night, and from February to now, the apartments are looking so much better. In the evenings we here traffic, but that is about it occasionally people walk by. I have never seen/heard police sirens in the neighborhood, ever. Coming from an apartment where there was 24/7 issues with break ins and police, I am feeing very safe here. Mybonly concern are the schools, which no one can help at this point. But the apartments are great, and if you work them they will work with you.

Warning warning warning* ** If you are like me and read reviews before applying at a place please note, if you think for any reason at all you may not qualify or be approved this may not be the place to apply. I applied here 12 days ago they took a holding fee (at the time of applying) for 155.00 from my visa and it has been 12 days and I have still not received my money back. They do NOT tell you up front that you will have to wait for corporate to send you a check. Every time I call IIm given a different date that it was mailed out (from Tampa) one agent said Friday another said Monday all I know is 12 days later I am still without my 155.00. Please be advised. Update. 3 weeks later still no check. I am being punished for writing this review telling you all how long they take to refund your money. The company that manages these apts is called Blue Magna be very leery of applying to anything they manage .

1 star rating is too much of a good rating for The Park at Alston. Its a horrible place to live. No one cleans up behind their pets. Pets are free to poop in the so called gimmick of a playground not to mention the broken bottles that are constantly in the places that kids are supposed to play. Some residents allow their animals to poop outside their back doors and without respect for others they wouldnt even clean up the animal waste. People are always outside late hours of the night smoking giving you the stare of death whenever you pass by. Strangers from outside the community are free to roam however and when ever they please. The so called onsite security which Ive never seen is never around. There apartments are infested with roaches so much that I may have to ask the roaches to start paying rent. Management leave notices stating that they will show up to spray for bugs and also check various safety devices through the apartment but never shows up. Residents leave trash outside their back doors for weeks at a time and manage does nothing about it. A $25 mandatory trash fee but the trash is not picked up on the majority of the scheduled days. The dumpster is over filled with trash every Friday through Monday. Its not cleaned or picked up sometimes until Tuesday. This leads to residents having to dodge trash leaving or entering the community, this is very unhealthy and unsanitary. This answers my questions as to why people think its ok to have trash outside their backs doors for weeks. Management is not setting a good example. Management is also very professional and friendly when you first meet them. After you sign the lease management will never set a foot in your apartment to inspect an issue instead two none English speaking individuals are sent to resolve issues. They claim to have a state of the art gym its more like a state of the art closet with one work out bench, 10 barbells and one treadmill for an entire community. Believe nothing they advertise, the only thing state of the art are the people at the leasing office who are able to trick you into thinking its a good and safe place to live. Bait and switch Its a horrible place to raise kids. I have so much more negative things to say but Ill be writing for weeks. Stay very far from this place. Those high ratings are probably paid actors. No one in a right state of mind will give this place a rating higher than a one.
