Not sure how or why my review keep getting deleted but I am back to write another one!!When I first moved to Sutter Ranch there was a young lady in the office by the name of Jessi who was extremely polite and provided great customer service. But since than the complex is now under new management Allied Orion Group, and has since been a horrible experience. For one they charge you for very miscellaneous charges that no apartment complex should charge such as sewer, water, trash, trash admin fee, pest control. The pest control has not come out in months to complete and even when they did it was a complete jokes as I had to find a way to get rid of the roaches on my own. And they state even if you do not use the service you still will need to pay for these charges.The front office manger is the most rudest impolite, unprofessional manager I have ever dealt with in my adult life. Along with her regional manager Lisa. I questioned a mistake that they admitted was a mistake on my bill and ask to be sent a new statement showing the correction and was given a 5 day notice over a $22 mistake they made and did not want to correct.These people are completely unprofessional and on a power trip. They do not treat others as they wish to be treated as most of us were taught as a child.

I have lived here since November 2020, I moved in because the property was well kept and very clean. Maintenance was always at fast response. New owners came in March2021, and everything has gone bad. Office staff is not very helpful, I have put in multiple maintenance requests, and I have to follow up weeks after submitting request verbally and in writing. I have mold in my restroom from previous leak, and they have yet to come and fix it. Rent is reasonable, but definitely moving out as soon as my lease is over. They are understaffed and not realiable.

Excellent service and hospitality. Anna was nothing more than outstanding when we came to tour this property. All of the plans they have in store for the community is exciting.

TLDR: I pay to reserve a parking spot. Painting on paid for spot is severely faded. New management refuses to have it repainted and tow company is unable to tow offending vehicle. I’m paying for a spot I cannot use.This one star review is towards the new property management.The parking situation is horrible. The only assigned parking are the spots tenants are paying for. Those spots are marked as reserved with the parking spot number above it. The tenants paying for those spots are required to have a red parking permit sticker with the spot number displayed on his/her windshield.The rest of parking is a free-for-all. It’s a first come basis.I am one of those tenants paying for a spot. I am also disabled. I chose to pay for my own spot instead of utilizing the handicapped parking spot because the majority of the time when I get home from work, it is already taken.The markings on the spot I am paying for are so faded, other tenants are unable to tell that it is a reserved spot.We have been asking for several months now to have it repainted. We were told, however, due to towing contract issues, it would be a couple weeks before it can be repainted as it was the tow company’s responsibility to do the painting. In the mean time, I was given a couple of sheets of paper informing the person that the spot was a reserved spot to place on the his/her windshield. When that wasn’t working, we decided to buy a cone to place in the spot to bring attention that it is reserved. That actually worked until the cone conveniently disappeared which happened just a few days after the tenants were notified via texts that towing will resume for anyone parking in a reserved spot. Was my spot repainted once the contract was done? Nope.When I went to talk to the property manager again, I offered a simple and reasonable solution. Once the tenants behind us who were paying for a spot have fully moved out (she was in the process of moving out at that very moment), I switch spots as that spot was clearly marked and not faded. I was told no. That her spot was assigned to that apartment. Not true. It is assigned to the one paying for it and she was moving out. I, once again, asked to have my spot repainted. I was told it won’t be done until September when the whole parking situation will change. I was told, in the meantime to call to have the offending car towed.Well, tonight someone parked in my spot. So, I called the tow company. Guess what? The tow driver will be unable to tow the vehicle due to my paid for spot’s marking is so faded that no one can tell that it is a reserved spot.In essence, I am paying for a spot that I cannot use because the new property management refuses to maintain space that is being paid for.I really would like to talk to someone higher up at this point to come to a solution that is satisfactory to both parties as talking to property management is a waste of breath.

I toured the apartments and was very disappointed to see for myself that the good reviews on Google mean absolutely nothing.The old, smelly units are low ceiling with layers and layers of pain that dont mask the bad odor impregnated in the unit. I toured three units and the bad odor was in all of them.On my way to see one of the units, I smelled a strong scent of marijuana. If I wasnt already turned off by the horrible odor in the units, that absolutely did it!I dont see myself living in that apartment complex at all!For about an additional $20/month, I can rent a unit in a much newer building where the units are up to modern standards with amazing, newer appliances that hopefully wont need repair any time soon.Shot out to the leasing agent who promptly offered to give me a tour without an appointment. At least I can end the note with something positive.

(2020) These are good apartments but the prices are getting so high and they wouldnt change my moms oven, they said until it catches on fire they were going to change it, and she has asked so many times. One day it was starting to catch on fire but my mom stopped it and they still havent changed her oven, they may treat you nice once you get there but when youve lived there for months the prices start getting higher and they dont want to replace anything that is damaged. So I dont recommend these apartments.

I’m currently looking for an apartment because my lease is up this coming November. The customer is outstanding. Jackie is very helpful and attentive and is working to help find me an apartment when it becomes available. Considering the times we are currently in, she let’s me knew which apartments are renovated and not, the price, and when they are available. I look forward to moving in soon.

Totally disappointed by this place,the part of my car was stolen when it was in the parking lot,my neighbors cant stop smoking, l have to always close doors and windows because l have newborn babies.l m looking forward to the end of my lease5months ago someone stole a part of my car in a parking lot. Now lm 3weeks of the end of my lease and this morning l found that the same part of my car was stollen again last night!please dont come to this place its Horrible!!!!!

Great property with an amazing staff. Gets stuff done in a timely manner & always very polite. Gabby is awesome all the time! Jessi is great too whenever packages come in to let us know they are here.Property is always kept up too shape too while maintenance does a great job getting requests done pretty fast in my opinion.- Sean

They helped me and my wife get into our own apartment. She is very happy and love the place. Quiet and no type of problems. Recommend to other people. Staff are helpful and take care of any problems that come about.

The staff is very welcoming here. I needed to see an apartment before deciding on one but the office closed by the time I got back into town so one of the staff members stayed and let me view the apartment! TALK ABOUT CUSTOMER APPRECIATION! I am very happy to have chosen this complex. I love the open feel of the floor plan as well.

From the Manager, to Asst. Manger to my leasing agent they were all WONDERFUL!!! VERY HELPFUL && I was able to be approved the same day! Quiet environment and very welcoming, the renovations are very nice as well, clean property to top it off a gym & all year round pool with an affordable hall residents can rent out. THANK YOU LADIES!!!!

Unfortunately, my review has to change. New management took over several months ago. The ladies in the office are still nice, but the apartment grounds are not as maintained as before. Parking is horrible! Folks continue to park in reserves spots, trash is always everywhere, it’s just not the same. 😩———————————————————————-I had to add to my 5 star review. The entire office is simply amazing! They are compassionate and very understanding. All questions are answered promptly and needs of their residents are met. You all are the best!

Jessie is the best person to deal with at the front desk, if she’s not around, I’d come back the next day because you don’t want to deal with the others. I lived here for six months and you have to watch out for some things like towing. You can’t park your car in reverse for some reason and you can only park in visitors if you don’t have a residence tag. Other than that, clean apartments and maintenance is very quick and responsive. I would definitely recommend staying here.

Moved here a month ago and so far we love it. It quite and no problem with parking. The move in was a bit rough because we got the third floor but love the breeze we get. Its conveniently close to many stores and food places. Best part was the leasing staff all made us feel welcomed from the very start.

Office staff is top notch! The Manager, Jessica Reeves, cares about her residents and her property. She goes above and above and beyond to ensure her residents are taken care of. The whole property is beautiful and I recommend!!

Jessica is amazing manager. She help us get into apt quick easy an simple. She made sure to answer all of our questions. And even kept her promise on making sure our apt was beautiful. We moved in on Friday an had our first weekend here. The pool was amazing the park was beautiful z we felt home. Since the monment we step our foot in the apt the very time. It is so far amazing. To be very honest Jessica is one of the best of the best person in this apartment. She respect everyone and know her job, and very honest to people. I was just thinking to leave but i will not any more because she is back to the property am so happy she is back to the property as the manager. I will stay because of her good job in the property. Great location! Good amenities, and AWESOME staff! Would definitely recommend this complex to friends. Recent renovations have this place looking nice and updated too.

My family and I have been here for almost three months, and I am so impressed with how clean the grounds are. The maintenance crew works very hard, and they respond promptly to work orders. They are also very kind.This complex also has a great administrative staff. They are friendly and helpful, and they expect residents to follow the rules. They’re not afraid of handling conflict, and they are fair mediators.

Compared to others, this property fares far better. The property is currently under remodel so I am definitely excited to see what new comes. The office staff is the most pleasant that i have encountered. They really take the time to help each and every person, whether they be a current or future resident.

Ive enjoyed living here so much these last 3 years. Ms. Jessica always handled all my needs as if my kids and I were family. amazing customer service, safe, beautiful, and welcoming property to live on. If I ever move back to Texas I will be returning!

I have lived in this property for 10 years. In the past, it hasnt been the nicest place to live, but ever since Veronica and Jessica have taken over the property, many positive changes have taken place. They ensure that we all live in a comfortable, well kept, and safe community. They are quick to respond to any concerns that I might have, and follow through with their word. Their maintenance team are fast at repairs and respectable. I am very happy at the current team in place for this property as they are respectful, reliable, and Simply Amazing!!! Thank you!!! In addition, I love that we are the only apartment property around, our neighbors are businesses, so not having to deal with other propertys residents is a Big Plus!

I will think again about referring people to these apartments at 1st I loved them they were so nice I liked my apartment.. but then after living here 2weeks my a/c goes out and I thought nothing of it I thought I was normal plus is was summer time . but the following month it goes out again ! The a/c is old and they keep repairing it but it constantly goes out their isn’t never any parking !!!! They are full of roaches ... I see baby roaches every where . they don’t tell u all the info u need to know . my car was broken into 4times !!!!! I wouldn’t give them not even one star !!!!!! The gentlemen their in the office is so rude !!! He is only nice when his supervisor was present !! In my hallways their is always trash grown people arguing at anytime of the night ! I constantly see kids fighting . Not to mention this apartment complex was on the news! it was called mission falls they just changed the name ..

I have stayed here for 3 years and I think staff is helpful, especially maintenance. Have had no problems. I recommend if you are apartment searching, you try these apartments. Convenient, everything is near by.

I already have a couple of months living here and it has been the best place ever for me since I came into the states 5 years ago, Gaby has been very helpful with all the process and any request I have for my apartment, Jessica Cazares at the front desk its so nice and polite every time I have a question or request, and also Yessica, the other rep its very nice. I feel very comfortable of living here and definitely recommend this place to anybody thats looking for nice apartments for an affordable price! You guys are the best 11/10!

Ive lived in the complex now for almost 7 yrs.. 1st time Ive been settled since moving to Houston from Hurricane Katrina. Within the 1st 10 yrs that I was here Ive been relocated at least 9x due to the upkeep of the other places they were forced to shut down. And once moving here, at Sutter Ranch Home Apartments, Ive been more contempt.. its been under new management for at least 2 yrs now and I must say its better.. apartment upgrades, clean pool and excellent grounds keeping. I dont worry bout a car because Im close to everything .. Wal-Mart- Ross - Home Depot -Office Depot- Marshall - $ Store- Taco Bell- And thats just a few to name and right off the freeway, east excess. Come on in and check it out.. u wont be disappointed.. very family orientated also has a playground.

I’ve held off for a while on writing this review of this community & management inside the office. For good I hope & to give a actual review. There is one reason and one reason only for the one star review. Communication! Communication is key when you live in an apartment community with so many units. With so many people to attend to as a management team you need to be solid across the board within your office. Unfortunately that’s not the situation here at Sutter Ranch. Without naming names let’s just say that within the group of ladies inside the office they don’t communicate well between each other when it comes to assisting the residents. Specific examples include maintenance requests not being followed up on in a timely manner, community communication unclear at times. Targeted requests to the office & between the three ladies only one knows so when it’s asked about to one of the others nobody knows because nobody communicated to all. This can be extremely frustrating on all fronts because as a paying resident you want to have faith in your management team for sure.As far as the property is concerned it is kept up to the terms of landscaping, newly painted buildings, pool always clean. Something that is a bit different is the fact there are never any property specific events going on. At least I’ve never heard of any & I stop & pass by the office everyday. A more friendly involved staff goes a long way when your paying rent every month.Overall Sutter Ranch is a good place to live. I stress the word good and not great only because there are certain drawbacks that come with this community. The most obvious one being that the management team to include the two ladies inside the office without mentioning names are just hit and miss most of the time. Have lived on property for some time now and the property manager hasn’t even ever introduced herself but has seen me inside the office on numerous occasions.I encourage to proceed with caution when deciding to rent here at Sutter Ranch. With sub par management & also a terrible lacking maintenance department with really bad follow through you have better options in many other places.

This is my first apartment since i moved to houston in june of 19 ...i hate the parking..but the apartments are nice affordable roomy and is near so many convenient locations...its minutes from the highway and everything i need t odo or go is within 5 mins including my kids school and my bank...the office staff is great so far and understanding

I have been living here for the past 6 years now and let me say that ever since Jessica the office manager took place here things have been a lot better. She is ontop if everything. Any time I have had a problem she has helped me. I love my apartment. I really like they have cameras all around. They hold events for families and recidents on the property which I find very nice. Hopefully with the new look it’s going to be getting they look even nicer. Some people say that they have strict rules but honestly it’s all just to keep the environment safe and good looking which I love.

Only been here for a month and best apartment that I’ve been in it’s a Great place to be as well as great service always clean and quiet. Staff provide awesome service to the community making sure everything is up to customer standards 👍🏽

Sutter ranch is very nasty apartment. My experience with the complex is terrible. The front office is terrible, they care nothing about the you but only about the money they receive. The apartment is infested with roaches and mice. No storage unit in the apartment. a rip off. Jessica the front office manager is a selfish money hawk who only cares about herself. Please no one should rent here it is dangerous to live here. nothing works in the units. the price is not work it. The units are on average 1000 when the worth of it should be 600 a terrible place to live.

I LOVE THIS COMMUNITY!!! Been living here for 1 year now and love it! When something needs to be fixed within 24 hrs it gets done! love how Jessica (Manager) really cares about the residents and makes sure our community is always taken care of♡ T. has always been verry helpful as well being kind, considerate of me and my family.! Just renewed our lease and so excited to be living here! Kids love going to the playground after school, and the pool during hot summer days!! We have security overnight which the guys are pretty cool to and will walk you to your door if you dont feel safe but me& my family have never had a problem with safety. Love my community!♡ Thank you giys for always being so AWESOME!

This is my first apartment complex I moved into, and let me tell you this place is really nice and relaxing, I been living here close to a year now and this is a place to live, I thank the management for helping me out time to time when I lost my job and didn’t have money to pay rent on time but they worked with me and made things right, if you want a place here the best person to talk to is Ms Jessica, she was recently a associate for the complex bows the the manager, A+ in my book !!!

I was visiting friends there, cut my visit short for obvious reasons, the place is a war zone. Live there or visit at your own risk, I realize that they are affordably priced would be nice if the management would work with law enforcement and clean up the place. Maybe they will one day, for right now it is a dangerous place. Check the crime records for the location before signing a lease to rent there.

Excellent apartment fast maintence no complaints would recommend updated apartment new refrigerator/ countertops easy access to 45 and beltway 8. The new security is always making sure the apartment is safe. The staff in the office is wonderful and will make sure you feel at home.

Definitely stop and check this place out if you are apartment hunting.

Sutter Ranch Apt is a wonderful place to live, it has very nice felt here.The apartments are big and spacious, they are nice .I myself been living here for twenty one years, I am proudly to say I have feit very safe here.Sutter Ranch is a great place to live and raise a family too.

I wouldn’t recommend this place to anyone ! Why? because I only been staying here for almost 2 months and I’ve already had to contact the office about mold being under my kitchen sink from a leak. It took them 3 weeks to come but they didn’t scrape it they printed over it ! I’m currently 6 months pregnant and I shouldn’t be around nor should anyone else! My a/c went out once and now I have something growing on the side of my tub which is nasty and I have no idea where it came from nor do I know what it is ! I will have my doctor write a note so I can move from over here ! This is my first time renting a apartment and my experience is bad.

Hello, This is QUEEN T. Sutter Ranch is really a nice place to live. Its no different then other apartments. You have more beautiful days with your neighbors and some times, you will have that bad Apple that falls right out the 🌳. However, you just move around with no worries. I must say tho, I wish the workers could clean out the hall ways and steps but also, They shouldnt have to clean up behind grown people and their kids and DOGS. OMG 😲 😲 😲when their cleaning behind them around the buildings already!!! DAT PART.. SMH!! LIKE TAKE YALL DOGS TO THE DOG PARK. Its not fare that we have to step in grass and into 🐕 poop are kids that play and fall in it. LIKE COME ON YALL!! Have some kind of respect for the rest of us. I really love dogs, really love the small little ones but thats not the point. These workers really does a great job with keeping Sutter Ranch clean. Whats great about them is, they are quick to respond to your every need. Jes, Tee, and Gab, Are really strong team players and beautiful people, They work together as one/team. They are no different then you and me. Meaning, they have their bad days just like us. Sometimes, you might catch them on a bad note but most times they are smiley, cheerful, and waiting on Tee to cook something and bring to the office. Lol!! Overall, I dont regret moving here at all!!

I love this apartments we are sourrounded by trees and is very kid friendly everytime i call with a concern gaby & Jessica are very prompt to answer my questions or any type of service i need witjhin the same day im very satisfied and feel right @ home will recommend to all my friends and family .

I give Sutter Ranch a 4 out of 5 stars because nothing is perfect but for me.. its close.. Ive been living here for 6 yrs now.. my 5 yr old was born here and my 13 yr old and 10yr old has enjoyed their time here. Im in a great spot, school bus pick up, Im close to lots of stores, walking distance to everything. When I 1st into the complex it was named Mission Falls. The 1st yr I had problems with roaches but they went away after a few months. That year maintanence would come either the same day to do a repair or the nx Day but no later..after that yr new owners came in and they only kept the grounds looking inviting but maintanence became horrible and unprofessional office people then along came some more owners.. another story but for the last past 2 yrs its been much improvement. The pool is open yr round except cold days and school days. The upgrades are what u will get should u decide to move here, office staff such as Mr. T and Ms. Jessica are very pleasant to have be part of your community. Its very much family oriented. Home is what u make it. Schools are close as well. Maintanence is always on point. Trust my review, Ive experienced it all and its improved and u will not be disappointed. Ive read some of the other reviews and believe me theyve not been here long enough to rate. Its all good over here. Gated and protected. This is my honest opinion and my kids love it here.. ONELOVE !

They don’t post your rent bill on the portal on time and then charge you a late fee when your payment is “late”. So they penalize their tenants for their inability to do their job. Stay clear of this place. They will steal your money with their dishonest practices.

A parking lot has friends who work nights and never find good parking spaces to collect the rent.

The pool has been without working for more than a year, the parking is horrible and we live inside the garbage the neighbors are very dirty

I love the area it is always kept clean, the large and comfortable APTs, the maintenance staff and excellent office recommended to live
