Lived here for a few months. Recently, there was a change in management and I was hopeful communication would improve with management. However, this has not been the case. From my car (it’s registered) being towed, having to miss work due to that, leaving several messages and not receiving a call back regarding issues, to the apartment gates most of the time not working… terrible experience.

After three years living at the East End Lofts (recently changed from Marquis Downtown Lofts), I can say with confidence that I am eager to end our lease. On 9/14/2021, we experienced the umpteenth total apartment flood. We had to move into a new unit at the end of 2020 after years of dealing with rain water rushing in through the walls of our original unit, and now were in a new unit and have now lost many of our belongings for the second time this year due to failures of the apartment management (faulty washer at move-in to new unit and now a burst pipe). My wife and I both had to take off work for what feels like the millionth time to deal with the flooding situation. The constant flooding is the tip of the iceberg after years of persistent issues that have gone largely unaddressed by management. The most immediate issue, made worse by the flooding situation on Tuesday is that the office staff is consistently not onsite and are not available via telephone during regular business hours. On September 14th I was only able to reach someone by calling the cell phone of the manager, Jennifer Haney, which was only obtained through dealings with our old flooding issues. Otherwise, we would have been completely left alone with inches of flood water in our home....again. Imagine waking up in the morning and stepping into three inches of cold standing water on the floor and having no one answer your call to our apartments office. Ongoing issues that have likewise been completely ignored by management are the dog feces in the hallways and all packages are left ON THE FLOOR in the shared front room to be stolen or accidentally taken by a neighbor. It is unacceptable to be living in these conditions. The only redeeming quality of this complex is the maintenance staff... We miss Moses and are lucky to have Ricardo and Carlos and the rest of the maintenance team who are so kind, quick, efficient, and reliable. The same cannot be said for management.

I’ve lived here since mid-December 2019 and love it. I just renewed my lease for another 18 months.The office staff — Jennifer, Megan, and Heather — are always very helpful and very responsive. They’ve always taken great care of me. Like the office staff, the maintenance staff is top notch.If you’re looking for a great living experience in an upcoming area of town, this is the place to live.

I am a 2nd time resident of the East End Lofts (formerly Marquis Downtown Lofts) and you simply cannot beat the authentic industrial loft styles of these very unique apartment homes. On top of this, management & staff has greatly improved since this 1st time I resided here. The current team is so personable, patient, helpful & enthusiastic. These across the board personality traits are simply my kind of customer service in a place where I live from the leasing agents to management to maintenance! Open your mind to a brick wall in place of a traditional headboard, for example & live Downtown @ the East End Lofts!

Absolutely and thanks for thinking about us and our wellbeing here at your property. Though I have been here a short time, I am truly blessed to have a cool and somewhat safe homestead. As I noted on the first survey given upon new management I cannot believe my car had been towed with proof of the tag (unregistered vehicle), the car already broken into within the month, a major stench on floor 3 building 6, and a unclean swimming pool perhaps from a plethora of unauthorized visitors so when I go down to swim the pool is cloudy and or lack of maintenance attention. Im sad to report the stove top deemed unsafe soot from just cooking toast and eggs is everywhere. Yes the vent cant siphon soot in a timely manner. I have had many small fires thank God for my years of first aid training in these types of situation, however its still scary. I understand theres a cover top stove though outdated if there is one available I would love to have it. Moreover, these are NOT complaints but concerns to make these trying times and my workload more practical and satisfactory. Last but not least, the carriers have started again taking advantage of new management by placing important documents, materials and parcels in unsafe & unlawful manner and location; very unprofessional and concerns me a great deal.CONCERNS:Gates ( almost every weekend they are busted, not if purposely done or just traffic)Pool ( plethora of people/lack of maintenance perhaps...)Hallway Stench (3rd floor building 6)Elevator Railing (loose, rendering sign broken (always unclean)Mail Area (loose mail)Appliances (unsafe)1st Restroom ( crack in Bathtub seams)Windows ( possible suggestions on cleaning windows inside/outside)

Ive been living here for the last two years and love these lofts! Big shout out to Jennifer! Shes been awesome in assisting me with any concerns or issues and takes care of it... No place is perfect, but when you have a good staff that cares it makes a difference! About to transfer to a different loft, couldnt be more thrilled!

After living at the Marquis Lofts for several years, I was in the unfortunate position of having to move out due to circumstances from the pandemic. The company let me out of my lease with a $500 termination fee. I left owing somewhere around $2800. I called and left 5 messages and several emails to management without a response to handling the balance after receiving an email when I left in June that I would have thirty days to pay the balance. So I’ve just made payments every month since I left. I’ve paid once to twice every month and paid off almost $900. This week I got an email thanking me for making payments but they were turning over my balance to collections. If CWS apartment homes received mortgage leniency or covid relief, that should be passed on to their renters. They leased my own apartment immediately as well as the $500 termination fee. If a pandemic isn’t reason to let me pay out my balance without turning it into collections, perhaps the $60,000 paid to lease there over the past couple of years would be enough to continue accepting my payments once or twice a month without selling my debt unnecessarily to a debt collector. I loved living there which makes it feel even worse. If your renters are treated like their credit card companies treat them, they might consider not making it their home.

I spoke with Jennifer, Megan and Heather about the process of applying with a previous broken lease that was 4 years old. They advised that they could over ride my application once the broken lease was paid off. I sent verifiable documents & confirmed with them the process several times before I paid any application fees & applying. Shortly after following their recommendations for applying to the property in my situation, they stopped responding to follow up emails that includes all 3 leasing staff members. This continued on for 2 weeks. That’s 2 weeks with no updates on my application. I sent all required documents more than once to insure they received everything so that couldn’t be the excuse for the lack of progression. Every time I called every couple of days each of the staff members had different reasons for the delay in my application. Basically at the end of the 2nd week I got a call informing me that I was actually denied. 2 weeks for a denial. So unprofessional & unbelievable. It absolutely does not take any property 2 weeks to deny a applicant. I was told because of my credit rating I was denied which is contradictory to the fact that if I had a broken lease that had to be paid off obviously I would not have outstanding credit which matched the objective in being upfront with the leasing staff about their requirements before ever applying. After this long drawn out process I had to be the one to mention a co signer in place of my credit ratingThe staff never suggested that option even though it is stated in the application documents. I will not use any other alternatives to rent here for the simple fact that the staff are dishonest & unprofessional. They consistently blamed their manager Lisa for all the delays whom I never spoke with the entire time.With that being said the staff here completely wasted my time & theirs as they will have to refund me the fee that I paid when all of this could have been avoided. There are several properties who work with tenants who have actually paid off a broken lease & who makes over 3X the rent. There’s no way every tenant at this property has great credit IF they claim to consider applicants with paid broken leases.Broken leases & good credit do not go hand & hand, which is why their entire process was a confusing mess. I was fortunate enough to find a property thats actually knowledgeable of their abilities & inabilities within their policies &Practice of vital communication with customers, which is all standard practice in business. Literally would never recommend this place to an enemy. So many downsides- too many to even type out. Staff is barely responsive to say the most. Do yourself a favor and do not move here.

Great complex manager. If you have any problems with the loft or people around your loft they are there to help. Only left a star off because this is a soft loft style. So you can hear people around you, if you are in the older building. Really cool layouts. Nice people. Good space for the cost and great access to freeway.

My girlfriend and I absolutely love The Marquis Downtown lofts! Luxury living at its finest. The entire staff is super friendly and we have been welcomed by the fellow residents. Jennifer always has a friendly smile. Serena was so friendly showing us many, many apartments until we decided on one. We plan on staying here a very long time.

Break-ins... thefts... robberies every other day & the AMAZING staff (being sarcastic) will not look at camera footage because it takes to long! Mmmm okay? isnt that the point of having surveillance cameras? I wonder if they are even working now? Save yourself and DO NOT live here and look somewhere else where they actually care about their tenants and their property. At this point I honestly even believe the same staff of this property is the same person doing all the crimes in this complex.

Ive been here for years now, and I love it. These are historic buildings transformed into lofts, with tons of character. The East End location is great: easy access to I-10 and next to downtown (without the need to navigate traffic between Houstons skyscrapers.) Administrative staff has always been prompt, courteous, and helpful, and there has been a conscious effort to create a true community here. Ive actually lived in three different units, each with their own charm. The price is great: at least several hundred dollars a month lower than comparable properties elsewhere. I highly recommend the Marquis Downtown Lofts and look forward to living here for years to come.

I have to say that the staff are far from fake and phony. They are genuine and do care about their residents. We have been here for 3 years and the mess that was cleaned up by Jennifer is admirable. Folks its an old building so yes sometimes things happen but the management is quick to react and fix the problem. Someone even said that they were homophobic. I live with my husband and can honestly say that this is not even an issue. There has NEVER been a vibe that this is so. The entire staff and maintenance are friendly and help you in any way they can. I would recommend living here.

***Update, I changed my rating from a one star to a four star. Jennifer and the staff have been more than accommodating and have done quite a lot of improvements to the property since my last review. Security has gotten a lot better as well as our issues have been resolved and we couldn’t be more happier. More improvements to the property continue daily and I have to say that Jennifer is doing a wonderful job. So thank you for that!After living here for about a year and a half we’ve had numerous issues with management. Our issues have been with noisy neighbors which after bringing up to management things still are unresolved. The security on the property is a joke. Access to building doors are constantly left open, gates for both parking garages are at times malfunctioning or staying open for days. Which gives non-tenants easy access to the property.The of lack of response from the courtesy officers, (which are both on-site) from the times we made noise complaints are occurring once the leasing office is closed, we were under the impression that the courtesy officer would assist in defusing the situation. With the lack of response from the courtesy officer and the music and laughter from our neighbor going way beyond quite time we were forced to call the Houston Police Department. So what’s the point of having a courtesy officer?Its almost an everyday occurrence that we smell weed in the halls The smell has been present in the halls when the leasing office is open but yet these problems still continue.Garbage bags and/or trash is being left in the halls, and yet after being told “fines” would be issued for offenders it’s still happening.The positive about this place is that the lofts and floor plans are nice and different than your usual apartment complex.The negative is the management aspect. As a manager I think it’s imperative to keep your residents happy. Not brush things under the rug and continue to make things or issues of yours “not a big deal” it’s with all of these problems why I would avoid this place.***Update, I changed my rating from a one star to a four star. The Marquis lofts has beautiful industrial style apartment units that are anything but cookie cutter. The pool is relatively small and seems like an after thought in the design of the apartment complex - but its a pool I guess... It would be nice to have more comfortable seating like cabanas and new lounge chairs as well as some sort of solution for the merciless mosquitoes that incessantly leech onto anything breathing. The gym is tiny. It has all the equipment you need for a full body work out. Unfortunately, other than the two tread mills, there is only one piece of equipment for whatever body part youd like to work on. If there are several people in the gym which is pretty typical, youll spend a lot of time waiting around. The leasing consultants are polite, however, they can be difficult to get a hold of and slow on responding to phone calls and emails. The upside to this is once you get a hold of the leasing manager (if it gets that far), everything gets taken care of. Whoever completes maintenance requests for the apartments is great. If I submit a maintenance request, whatever issue I am having is taken care of in at least 24 hours. There are several communal events and activities held by the leasing consultants that are nice and typically include free food - which is awesome. Pricing is great in comparison to other apartments in the surrounding area. My apartment unit, itself, is amazing but the amenities could use a little sprucing up.

I am a current resident. We loved this place from the moment we came for a tour! Our loft is super unique and industrial and the price was incredibly competitive/affordable for the square footage and location. From the start, the staff (Jennifer and Megan) were very helpful, kind, and responsive about everything. They worked with us financially, and have quickly answered any question from maintenance to packages/mail. The lounge areas are super cute and the gym has everything we need! I office from home and needed to find an apartment that worked for that, and our loft is surprisingly quiet/tranquil for being right in EaDo. I have never had an issue with parking (I think the higher up you go in the garage, the more spots there are which is fine for us living near the top floor.) Safety was also a huge priority from me living downtown and I certainly feel safe and secure around the property. I would highly, highly recommend this place to anyone looking for a downtown loft with a lot of character!

LOVE LOVE LOVE Marquis Lofts Downtown. It’s a Amazing complex that has completely captured and maintained the heart of Houston’s Culture and past. The Lofts are spacious, beautifully designed, well maintained and have great amenities. The management keeps the community together with constant amazing events and a friendly/family style atmosphere. Robin and Marie are my absolute favorite and Rockstars at there jobs. It’s a simple choice to make so right move and come home to The Marquis Lofts Downtown!! ♥️♥️

As a resident for over 3 years I could not be more than happy than my experience living here at Marquis Downtown Lofts. From the excellent response time from maintenance to always friendly and helpful Jennifer. I truly appreciate her positive attitude and poise even when I came to voice my complaints. Only real complaint I had was when my vehicle was burglarized. I asked what safeguards would be taken she answered and delivered. Camera’s were installed and gate code changed. Once again Kudos to Jennifer and Megan and the entire staff always taking care of their residents.

The Marquis downtown lofts are amazing! Ive lived here for over a year, now in my 2nd unit for additional space. I absolutely love it! There are 98 different floor plans so very unique its hard to choose. My neighbors are awesome, I love the pool area, and the food trucks on Tuesdays and other social events are quite the bonus. The office staff is nothing less than suberb. In particular, Jennifer is absolutely amazing, with a smile and willing to help. As a matter of fact, she is the reason Im in the most awesome loft. Serena as well, always has a smile and ready to help. I cant end this without mentioning Carlos in maintenance. Carlos goes above and beyond to help. This living community rocks!! Highly recommend living here.

This place it’s the worst! The noise you get from the neighbors all night is unavailable!!!! I have called the central office of CWS apartments and nothing happens! This place is over priced is dangerous! Do not sign a lease here do not make that mistake! Also they have no Maintainance on site! If something is wrong they won’t come and fix it until 8:00am! They have no patrol on site either! DO NOT WASTE YOUR MONEY HERE!

Been here since October. This place is a total historic gem. Staff is always nice and happy. Very peaceful apartment lofts and unlike any Ive seen! Right by downtown and breweries. All the doggies here are friendly and a nice little dog park as well as right on buffalo bayou. Plus, if you skate then east end is your place! Best street skate spots around. Only negative Thing around this area are the bums that linger around east end. Eventually when this area truly evolves then theyll be gone ! (:

We moved here in May, and we love it!!! The staff is far from fake, they are super friendly and professional!!! They definitely cater to their tenants needs. We knew this was home when we first walked in back in February. I wish I could buy the loft we live in, but we cant :/ that would be my only con. They have events for their tenants to meet each other and mingle. They also have food trucks each week. Living here has been a great experience.. the neighbors are nice and so is the staff... if we dont purchase our home, we will definitely renew our lease.

The apartments (inside) are great. I love the loft lifestyle. We lived here for over four years and in the beginning it was AMAZING. After about a year it started to go downhill. Not really an artist hangout anymore. Safety started to be an issue along with cleanliness of the main areas. The new owners have not kept up with the maintenance of gym equipment or other amenities. I cannot recommend this complex anymore.

Only complain I have with this place is the walls. You can literally hear the neighbors passing gas. Wish they would have made a better job at insulating the place.Also the gym equipment has definitely seen better days. (would be nice if they upgraded some of the machines). **** update**** Gym got a total make over. 80% of the machines have been replaced with new equipment!!!!Other than that, the place looks nice and all the maintenance is always done on time. Office staff is very polite and helpful.This are true, one of a kind lofts.

Somehow my previous post went missing..Ive been here for nearly 4 years. The staff has been very friendly and helpful, however recently management has been dragging their feet on getting things done.. such as repairing maintenance requests, ceiling leaks, elevator issues and the parking garage is so full at times that residence do not have a space to park. Beautiful property, but management needs to tighten up.

Saw a bunch of negative reviews about car break ins so I asked management about it..their response was that they had cameras put in and extra security and it was no longer an issue. Fast forward 2 months and my car was broken into in the parking garage last week. When I addressed it with management their response was sorry this happens at all apartment complexes in town and that they could not review the camera stating it would take too long because it happened overnight. What is the point of putting in cameras if management refuses to look at them?? Obviously this is an ongoing problem that no one takes seriously.

I love this place and the area! I lived here for 7 years now and Ive had little to no issues. I have quick access to the freeway, food spots, and entertainment. Im a native Houstonian and will live here until I decide to buy again.

When I first came to look at these lofts, I somehow knew this was the perfect place to call home. To this day, I dont second guess the choice I have made. The entire staff always greets you with a smile (and a warm cookie!). They are all so helpful if we ever have any problems and they go out of their way to treat you like family. Which is why I am confused as to many of the reviews on here? The complex are usually always clean and if one of the hallways might have a smell, it is usually because the residents aren’t complying with the trash guidelines (i.e. taking your trash out an hour or so before the trash personnel comes by) but this is rare and is taken care of in a timely manner. I have yet to use the workout room (lazy, I know) but from the looks of it, everything there is well kept. There have been times when I left my key fob at home and I’ve had such a hard time trying to get in the building! Which is why I could not feel safer anywhere else.... (Let’s just hope I don’t keep forgetting it.) Honestly, I can’t give enough stars! If you are considering The Marquis Downtown Lofts, DO IT! Lets be neighbors!

I am a current resident here. There are definitely pros to living here and some major cons as well.Pros-location to downtown ( there are not really a whole lot of great places super close by I.e. walking distance)- lofts are nice sizes-tall ceilings- maintenance staff is very good, I have never waited more than 12 hours for an issue to be addressedCons- the public spaces in general lack cleanliness- the “business” center printer rarely has paper.- the coffee is usually out (. I would just get rid of that, it appears tacky when they under deliver amenities)- lack of community events (there used to be a lot, maybe that is changing)- the elevators look terrible, dirty, marked up,Nothing major makes this place disgusting by any means, but the lack of attention to details of the community are the reasons I won’t renew my lease or recommend this company in general ( they have other apartments as well. The ones on Sabine seem to be kept up much nicer)

Okay. Here it goes, When I first moved it I thought it was the most perfect place ever but then... everything started breaking around me, the service people had to come feels like 3 times a week to fix my dish washer, and my sink and my dryer and my bath tub, the cabinets were falling off . OH MY ROOF every time it rained my beautiful couch got COVERED in water ( no matter how many times they came and *fixed it * ) ..... there was always piss & poop in the hallways because owners would never clean up after there dogs. Each hallway has there own smell.. not in a good way, when I moved in I asked if the neighbors could hear me,or can we hear them .. they said OH NO, YOU WONT HEAR A THING but I swear I could hear my next door neighbor fart . There were people at night ( i guess ) knocking down the fire alarm lights, writing nasty words on the elevator, in the hallways everything is fair game cause they have NO cameras in the hallways . The maintenance people were nice, the office people were cool too.. But all the things that was happening around me, and all the things that were being done around there just totally BLEW ME AWAY ... Great place if u feel like dealing with all that . I am not a complainer I am really laid back, at first a lot of these things didnt bother me, but after a while they just kept happening over and over again .. I wouldnt recommend Marquis Lofts to anyone but everyone has there own cup of tea,its just not mine . BYE MARQUIS, WONT MISS YOU

We have lived here over two years. At first it was great. The office staff was knowledgable and great to work with. But since moving to a new loft, the noise level here is fantastically loud! You get to hear EVERYTHING; the neighbors intense 6 AM fights, your neighbor’s new dog that barks from 7 am to 8 pm (still barking now, honestly why have a dog if you’re going to leave it unattended and this unhappy all day?????). Which is super super freaking awesome! Really lends a great ambiance to this super cool location. Also super fun? The sewage that backs up into your tubs/showers and drips from the ceiling. Real Stephen King’s The Shining vibe! Sometimes it’s a downright down pour! Which is amazing since the water pressure here is so non existent, a shower outside during a light drizzle would be more effective. Nevermind attempting to run your washer, or dishwasher. Takes so long that you might as well not bother, so score on the eco-friendliness! And if that wasn’t enough of a super cool feature, please let me tell you about the maintenance staff that appears whenever you’re in the shower naked. Awesome!!! Even better than that is when you come home to your apartment and the lights have been left on, doors opened, and there is no note or explanation to accompany this mystery. Is it ghosts??? Who knows! It’s an old building and it isn’t like the mystery of the dripping water has been solved in months (the suspense is really building nicely). So it couldn’t be maintenance, because they only pop up when you indisposed (read naked). My money is on the ghosts and they seem unhappy, which is surprising because there are so many great features here! Let’s not forget the security here. We pay extra for reserved parking, which is behind not one, but two gates, and although they are frequently broken, the plus side is that is super helpful for our thieves out there! It’s not their fault when we make it this easy to steal; which could explain why my car was broken into. Or why motorcycles were blatantly stolen. So if you’re afraid of getting your car broken into because of the insurance deductible on replacing the broken window, fear not! They took the whole motorcycle in those cases! Score for those owners!!! Altogether, if you’re looking for a dowtown loft, with excessive sewage problems, bad pipes, no water pressure, no security, lots of theft, loud neighbors (who needs cable, am I right?), and spotty maintenance (they try their best), this is the place for you!!!!

Lived here three years ago and loved it. Great location, nice gym convenience, and large, spacious lofts. Only complaints were the thin walls and occasional crime in the area. I really would like to come back here if I end up working in Texas again.

DONT MOVE HERE. We are on the last bit of our lease, and after a short period of things Getting Better... the place is starting to get insane. My friend was held up at gun point outside the office... the official office response, maybe more security.. or maybe actually making sure everyone is ok? Nope.. a memo telling everyone that they were on their own. Now we have drug users upstairs who party all night, and after expressing our issues with that (and these tenets being caught red handed doing drugs and causing problems) we were told they would be evicted. After coming back from a work trip, NOTHING HAS CHANGED. The lied to us just so we would be quite, and then when we go to address its blown off like they know nothing. THEY WILL TELL YOU ANYTHING FOR YOU TO MOVE IN. THERE IS NO ONE IN CHARGE OF THIS PLACE. THEY WILL NOT ADDRESS YOUR PROBLEMS, THEY WILL NOT KEEP YOU OR YOUR STUFF SAFE, AND THEY DONT CARE.

If you want a fake staff that is all about money heres your place. It has been two weeks and I still have yet to hear from the property manager. They told me it would take 30 days to get my administration fee back when it took them less than a minute to take it especially after they pressured me into completing the application. This place is right next to Public Housing so if you dont like a lot of traffic surrounding your home, this isnt your place. As a first time visitor, I seen plenty homeless people walking back and forth by the leasing office. Really does not seem too safe to me. I also found it very weird that none of the employees live here. Ive never heard of such a thing to where they would lease to someone else but would not stay here themselves. Good luck, youll need it.

We have been living here for going on 2 years, at the beginning it was great, nice loft, good location as in you are near everything. Fast-forward well as of now this timing here has been unpleasant for many reasons.Safety is now questionable, 2 of our vehicles have been broken into, they attempt to steal our motorcycle while damaging many others the same night, the security is no where to be seen, the security guard didnt report as follows of what happened when clearly my vehicle was broken into and others as well, the office didnt do anything - they did ask if we were going to do to a police report. Now this is where to me is a major inconvenience so if I do not file police report - the property doesnt do nothing about the case ? I notified the office within the timing it happened with pictures and by email !! The garage doesnt have cameras, needless to say most of the property doesnt have cameras, as of now I do not feel safe to live here. I dont think a resident should have to go and babysit the garage to see if the security guard is doing their job or if they are asleep in the patrol car ? I dont think I should have to go about killing my time early or at night to check on our vehicles and the security guard.We pay our rent on time, all the fees the property includes, gone by the guidelines of the property and yet there hasnt been no change.I have every email of notices of break-ins, theft on the property and they are several... and I am not exaggerating.Recently, our vehicle was towed as well, its insane you pay to live in a decent area go about the guidelines the property gives and still get screwed over.The property is in a location where there is a lot of homeless people walking at times, I do not leave nothing in my vehicles for the same reason to avoid theft. It is very upsetting things happen, and the only given excuse / remark management team reminded me possibly theft was because of the holidays - Yes I do understand that, but I am here to tell you I do not leave nothing in my vehicle view-able at all for the same reason. I do not feel secured in our own property, the security guard we have isnt cutting it obliviously.When we had the most recent issue I reported to the office within the hour of it happening, only Miriam was available in the office to hear my out. The community director - Jennifer was there but was told I had to schedule an appointment to speak to her ! REALLY - is this how you treat the residents ? Does she not realize we can see her through her office glass window sitting at her desk ?!I was happy when I moved into this place why because I was blindsided from all the flaws the property does have.poor customer service, poor management, poor security.Yes, I am looking forward to moving out because I do not feel safe at this location any longer.PLEASE, do more than just sending the Crime Notice that has been emailed in the past - which I have plenty of the crime notices on file !- Choose wisely guys, I hope this review helps brainstorm of the choice of moving in.

I love the building but the security is horrible here! My vehicle has been broken into 5 times in the past year. Management just tells the tenants to not leave items in their vehicles. They are spending money on improving the pool and replacing carpet with hardwood floors but NO security cameras. It is very easy to get into the building with a security key so what stops thieves from coming in when they find no valuables in the vehicles??

Run away from this place as fast as possible. Multiple vehicle break ins (including mine), nowhere to park in the parking garage if you get home too late. Cars are parked in places they shouldnt be because of the parking shortage. I just recently moved out and theyre trying to charge me a tub resurfacing charge for a tub that looks exacly like it did when I moved in. They are crooks trying to get every last dime out of me that they can. They probably charged the last tenant the same charge and then didnt actually resurface the tub. ***BEWARE***

Pros:-Location (close to downtown, bars, & restaurants)-Industrial Look-Dog Park-Staff (very nice but take FOREVER to respond to an email)Cons:-Location (car brake-ins have occurred in the garage)-Outdated finishes (kitchen/ bathroom counters and cabinets look like they were done in the 80s)-Train (although you can go around, it does become a hassle)

This place has gone down hill in the last 6 months. The pool is disgusting. All the patio furniture is broke, trash all over. Roaches galore. They never clean the floors except for near the office. Sad because it was really nice at one time.

Avoid this place at all cost. The biggest issue I had with my stay here was how thin the walls are and how loud the pipes are here. You can literally hear your neighbors entire conversation clear as day and Im sure theyve heard every sound I made too. You can even hear the movie or tv show theyre watching. Also, the pipes run through your apartment so every time the person upstairs or next to you flush their toilet you hear the water run through the pipes in your apartmetn.Its disgusting and something you never get used to. You pay high-end apartment rent to live next to public housing and a community of homeless people you see every day. Watch out for the front desk people theyre sneaky with the fine print and policies they only want your money by any means.

Ive lived here for close to 2 and a half years and this place has been stellar the entire time. I couldnt ask for a better experience.Like anyone else, Ive had the occasional appliance malfunction, but I cant think of an instance when it wasnt addressed the day the work order was requested.The staff is incredibly courteous and is always accommodating. These people collect my packages, hang around late to help with matters that dont always fall during normal business hours, and do a great job fighting off the little bit of vandalism that unfortunately comes with living in the city.Some complaints Ive seen on here just dont hold water with me. Actually, some stuff makes me wonder why these people would take the time to write so much about a place they claim to loath. Luckily its a big place and I guess I dont see these folks. Shout out: Big Place!!Anyway, at no point since Ive lived here have I ever felt like I wasnt a priority. That is impressive considering that the staff has changed a lot since I first moved in. From adding the trash service, to staying on top of the (what seems like) never ending battle between the property gates vs. the citizens of Houston, these cats have this place running smooth. I suggest moving here. Like, for real.

This particular location is horrible. It is centralize in and near a housing project. It is surrounded by trains that even though they do not make noise at night they are still loud on the tracks. Waiting for a train to pass could take anywhere from 20 to 30 minutes. Not only is there an abundance of homeless persons around but there is also the presence of drug-users and Im sure those who may sell as well. Your day-time tour will only prove to you how quiet it is NOT. The staff or overly aggressive to get you to become a to it only for you to be dissatisfied after your 30 days Chance to leave the contract. It is apparent that the management company and ownership understand that they have a loss and utilize certain features are in the area to sell it off to those who want to live luxurious but cheaper luxurious. This particular place is unable to meet the demands however of a luxurious community. This actual area is not design for luxurious living, I do understand the gentrification process but this is not a part of it it appears that this particular building has remained here as a result of bad management and poor skills in development.

These lofts are phenomenal! This is going on my 3rd year here! Not only are you downtown with easy access to all freeways, nightlife, sporting venues and eateries but each and every loft is unique and offers all kinds of amenities. The complex is large and offers distinctive areas to gather with friends and neighbors, including a beautiful, well-maintained pool.The office staff is friendly and always willing to help, especially with the many, many, many, many, many packages I get weekly. They also host food trucks, wine and cheese get-togethers, charity drives for food and children’s school supplies. The Manager Jason has promised to host a wine and picture painting party coming soon.The maintenance staff always has a smile on their face and they go out of their way to help you with any needed repair. The property also has an onsite Police officer as well as a No.6 Constable Office. Marquis Lofts is a pet friendly complex and has just completed a pet park for our beloved pups. The office staff even has treats for them.The only drawback which isn’t really a drawback is the train that passes several times a day and night, most people wait behind the train, while I and other neighbors have learned to come around and under the trestle avoiding the train all together. There is also a Shell gas station on the corner along with a subway sandwich shop and a drycleaners. If you are looking for the best loft in the building, sorry, we have it!

This place charges a lot of money and cars get broken into left and right, yet no security measures have been in place. The hallways always smell like weed, and on top of that they don’t have enough space for residents to park, while they say they tow cars, that is not true and cars are parked.

Lord help you if you need to talk to the office. The phone number rolls to the central office in South Carolina, and they just keep saying call the local number. Well, I did, and it rolled back to South Carolina.The one time I think I got through, Lindsay totally blew me off.
