We have resided here for 6 years and hands-down the best community in Houston! Very friendly front office staff - Zawar, Deya and anyone else including maintenance staff. They are all very warm and welcoming and promptly respond to inquiries. The maintenance staff led by Armando is phenomenal, friendly and always ready to assist. The complex is always clean, beautiful and most importantly SAFE. Even though it is off of Westheimer Road, it is super quiet! We have 3 children and I can honestly say that we enjoy the walks around the complex and using the amenities such as swimming pool and gym. The amenities are accessible 24-7! Always clean too! We love our neighbors and always engage with them. There are folks here whove stayed 12+ years! That says A LOT about an apartment home! Every time renewal comes up for us, its a no-brainer - OF COURSE YES! Marquis at Westchase is the only place to live if peace of mind matters to you. You get your moneys worth. I would like to share something that happened when I moved out of The Marquis at Westchase. Owned by CWS.When I moved in in October of 2019 I had an email that broke out the fees I would be required to pay at move-in. Here is a breakdown:Total deposit 250.00One time fees:Pet fee per Cat 600.00Amenity fee 50.00Pro-rated rent 1,303.00Utility-Trash charges 29.00Pet rent per pet permonth 17.00Pet rent per pet permonth 17.00Pest control 2.00Admin processing fee 4.00Total 2,272.00After discussing the above, I paid the total to secure the apartment.I moved out before my lease was up and agreed to pay the base rent for one month (1,563.00). I also let the office personnel know that one of my cats had messed up the carpet in the master bedroom.On 9/10 I received my final statement. I was ok with the total amount of 291.08. I thought wow this will be great as I will only owe 41.08 when my deposit is applied. I went to the complex office to talk about applying my deposit. I was told that I did not pay a deposit and was shown on my lease that the line for deposit was populated with a zero. I could not argue with what was on the lease and I now understand that I paid a “fee” of 250.00 not to pay a deposit. Needless to say I was getting frustrated with the person I was talking to and even more so when she continued to tell me to calm down. I feel I was not being unreasonable in my frustration as I believe I had been taken advantage of by these people. I have paid the 291.08 and I am glad to be done with this experience.As we live in an age of electronic documents I would like impress on everyone how very important it is to read a lease agreement and I suggest downloading the document for your records. I did read the lease but do not remember seeing the deposit amount being zero and I did not download the document. All in all I would have to say that the two years I lived there was very unpleasant. My apartment faced a very busy street, the noise at night would wake me up. Some of the neighbors were inconsiderate and noisy. The dumpsters would be over flowing with furniture and mattresses taking up most of the space. Also, the apartment was like a cave. There were no lights in the living room area, the wattage on the other fixtures were not enough to give enough light to see clearly. Had to keep the blinds closed to keep the electric bills down. For 1273 square feet it was not unusual to have a 175.00 bill from June to September. That’s keeping the thermostat set at 78 during the day and 72 at night. In my 2100 square foot house my bill is 150.00 using the same settings.Anyone thinking about renting at the Marquis at Westchase, don’t do it! There are much nicer places to rent an apartment. Also, make sure the owner is not CWS.

Good apartment complex staff. Reactive to maintenance problems. Relatively quiet with really close shopping, eating, anything you need. Best compliment I can give is if I moved back to this area on Westheimer I would live here again.

I am happy that we moved to Marquis at Westchase recently. It is located in an ideal location surrounded by beautiful trees, well-manicured lawns and shrubs.Zawar Shafiq, the community director, helped answer all our queries and ensured the move-in was smooth.The staff has been very pleasant and friendly and the maintenance is pretty responsive. The community feels safe and quiet. We feel very happy to call it home.

Awesome place! Tour with Deya she was very helpful, took the time to hear all of my needs.I work as a mechanic and I need an attached garage to secure my truck and equipment. I like that the community is quiet and is near by everything.

Zawar helped us and made our move easy, the process is fast and we are able to move asap. We love our apartment and the attached garage is a plus, the kitchen cabinets and appliances are updated. It is near resturants, groceries and shops, very convenient location. The community is beautiful and quiet, and the surroundings are well maintained and clean.

I moved in just a few weeks before the Covid pandemic started, so to say it was a surreal situation is an understatement. And now Ive been here for the term of one lease, and Im not moving out. Sure this complex has its quirks, nothing is perfect, but nothing that would make me change my mind about living here. Its quiet, I love having my own attached garage, and service calls are responded to quickly. The staff did the best they could with the unprecedented landscape weve be living in for the past 18 months (including the freeze). This complex is a hidden gem and Im a happy resident

I toured this property on 07/24/21. I met with SOANY CACERES. Let me tell you, she is amazing! She was informative, helpful, answered all my questions, and was super friendly!! With her help I applied, got approved, and will be moving in October. I truly felt like I found an apartment and a new friend. Keep up the great work, Soany!!

For 2.5 years I enjoyed every minute of my stay. I wouldnt havewanted to live anywhere else as we all pushed through 2020. I just moved out of unit 603 and hopefully left behind wall art the next tenant can enjoy 🤗

The curb appeal of this place is so inviting!!I stopped in and had a conversation with Soany Caceres, very knowledgeable! She answered all of my questions with a smile. She went above and beyond to make sure I was well informed. If youre looking for a quality complex with an office of Rockstars, I would highly recommend!

Went to visit my cousin here yesterday and was very pleased with the cleanliness of the complex and how beautiful her spacious apartment is. She has a 2 bedroom, 2 full bath apartment that has an attached garage--so convenient. The location is right in the middle of many shopping areas and restaurants, doesnt take long to get anywhere. (If I didnt live in Austin, Tx, I d definitely be renting here). My cousin also mentioned how friendly the office staff are, and also said that the few times she has had maintenance issues, they were resolved very quickly! She plans to stay until she purchases her own, and I totally see why. GREAT place to live!

Our last and best renting experience, not only in Houston, but throughout the multiple landlords we have has from Louisiana, Missouri, and Texas. The maintenance crew is top notch! The staff do everything possible to please the residents and make them feel at home. The gates dont always work, and parking after 7pm gets scarce, but those would be my only complaints. I really cant say enough about this spot. Its nice quiet, secure, and the longterm residents are really friendly and will be missed.

I called this call center to schedule a 1:30pm appointment for a tour. I stood at the door and watched Maintenance walking around in the office while I stood there. I knocked hard at the door then one of the guys came to speak to me. He did not speak English well and told me that the woman was at lunch and no one else was there to assist me. I called the call center which scheduled my appointment to complain and referred to her as you guys she said I wasnt the one who set your appointment...Arent you representing this place? This Maintenance person asked me questions about policy and procedures of Marquis...I dont work and neither do I live here. He stood for 10 minutes trying to communicate with me until I asked him to call the lady. Waited for another 10 minutes before I knocked the door again, to no avail this time. I am very upset as I took time off work to be here. What kind of a place is this?

I used to live in one of the apartments years ago. I had a rare item shipped to my old address on Woodland Park and was afraid it would be lost or stolen. Not so! The management team got on it right away and contacted the person who is currently living at my old address. They found my package and held it for me in the management office. No issues at all and very helpful!

Did not get approved but Soany Caceres was really nice helpful and explained everything to the last detail. Amazing Service. Good help in the office. Thanks SOANY CACERES!

Unfortunately, I found mouse droppings in my garage last year. Maintenance simply put up base boards and was told the mice would mummify in the walls. This past week, when looking behind the washer and dryer found a ton of droppings. Again called maintenance. Apparently, they don’t think it’s a major issue as I’m still waiting on them to put up base boards.These are older apartments so there is no insulation in the walls. My apt in the summer doesn’t cool down at all. Never gets below 76 degrees. Light bill is extremely high.Walls will not hold up curtain rods. Inside of walls are soft as butter. Good luck trying to put up black out curtains to keep the sun out!Also, neighbors are loud and people do not leash their pets...ever! Same people refuse to leash their pets and are never fined.

I love living at Marquis at Westchase! My fiancé and I moved in at the end of March and have been over the moon impressed with the level of customer service, apartment condition upon moving in; the whole nine! The private, direct-access garage is also a HUGE bonus too! I def recommend this community to anyone looking for a place to call “home”!

I went into the office, hoping to find a new home for my son and I. Amber assisted me and was so nice to me .. I think she may even be the nicest person I ever met. She answered all of my questions, and showed me a BEAUTIFUL two bedroom apartment. I can’t wait to move in my new place in a couple of weeks. Thank you so much for everything Amber!!

We arrived a couple of months ago from NC and has been a good experience here. The complex is not that crowded, not noisy neighbors, it is safe and you have several grocery stores pretty close, that even you can walk to them.I want to emphasize that the girls in the main office have been extremely supportive and kind helping me.I appreciate all of your time and attention.

We have been here for 4 months and we havent had any issue. The girls in the main office have been very kind and helpful. We had to adjust our lease end date and they were very supportive about that.The complex is not new, but you can find everything working without any issues and clean. And if you have your disposal stuck, they are always there to help you.Thank you!

I lived there for a year and I moved out trying to get close to work, worst mistake ever !!! I love this place and I wish I had stayed here, super super safe!! Super clean and great place to call home, they are also super pet friendly in here.

I love the Marquis at westchase!!! My family and I have been living on this property for a couple of years and it’s been an amazing experience!!! The appliances are modern and not to mention the attached garage!!! Maintenance is always on point and the ladies in the front office are amazing and very attentive!!! I love living here!!!

The apartment is excellent, spacious, and has attached garage. Well equipped kitchen. Maintenance staff responds quickly, though they lack simple courtesy such as a simple greeting. Controlled gate access provides security and has spacious green areas. Great swimming pool and gym. Located in a very nice part of town, near to everything. Wonderful place to have as your home. One of the top best apartment complexes in Houston. So satisfied and happy to live here!

One of the rare communities where each unit comes with attached garage. Always friendly staff. Service is good but not too nosy about your business. I love that they have a small dog park and there are plenty of pooping bag stations around the community. Maintenance is up to date.Management organizes periodic events. You can see they put in a lot of effort. I stayed there for 18 months and would recommend the place.

The best apartment I had lived in. Quiet, clean, great floor plan and convenient Westchase location. Couldnt ask for more. Also shout-out to community director Jessica Garcia for being very helpful and courteous.

Awesome place to call home and incredible staff members. They go beyond the call of managing the property. Amber is always helpful in assisting everyone with their needs and will do follow ups to make sure things were taken care of to your satisfaction. I couldnt ask for a better management staff.

UPDATE: If you have a noisy neighbor, good luck, the management here will do nothing about it. They will not enforce their quiet rules. Renter beware if you like it quiet!Ive been here over 10 years, and the maintenance has always been excellent. Not sure where the complain comes from on that. Just dont try and deal with the office staff, they are useless. Pay your rent online, they have an online way to submit work requests. All my submitted work requests have always been done the same or next day, and theyre very good. Also, I like it here. Nice quite place.

Every time we call to get a market survey they always are courteous and provide us with the correct information.

I moved due to a mold issue. I was unhappy about moving but my health is more important. After having 3 deals taken out from under me, I got desperate and picked a complex that looked good for what they showed us - which was a model. It was the most horrible experience I have ever had. Now I am at Marquis at Westchase and I feel like an abandoned animal that got rescued and now has a wonderful safe environment.But seriously, they have really kept these apartments up. They have good GE appliances, the office staff is so nice, the pool is gorgeous, and I love having an attached garage (they all do). The garage even has a pretty large area for storage. Its just perfect. The grounds are beautiful and the way they set up the garages, you mostly just see the beautiful buildings. I really wanted to buy a house but I like this so much, I may just stay here for a long long time. It is the first time since 2007 that I have been interested in making the apartment look really nice with decorations and special things. They have noticed at work how happy I am and say that I look so much better in general. Not having roaches can do that for you lol. I compared 8 apartments at the same level and size and this was actually the best price plus the garage which none of the others had. Bonus! I couldnt be happier unless elves came an unpacked me while I was sleeping.Thank you Marquis at Westchase for making me feel so special and treating me like a person, not a nuisance. Very neat and clean apartments. Attached garage with each apartment gives you additional storage space (especially with kids).The management staff is very helpful. Service staff is the best around and requests are completed within 24 hours.

Good apartment building with an attached garage. The apartment is spacious and comfortable. The best thing about the apartment is private entrance. It gives a feel of a house rather than an apartment.

Great apartment. Great management. Most of my maintenance requests were resolved within 24 hours. Staff throws events a few times a month. They keep the premises really clean. Zero complaints with this complex. Only reason I left was to relocate to a new city.

I will NEVER leave! My leasing agent Amber is my hero! She showed the apartment so many times before I actually signed my lease and each time it was with a smile! We hugged when I was approved! The property is quiet and well maintained and I joke about the Maintenance Ninjas! They complete service requests so quickly, if they didnt leave notifications I wouldnt know they had been there! I absolutely LOVE It here!

The office staff at The Marquis at Westchase are were so helpful and nice. Amber went beyond and above to show me mutilple apartments. I didn’t lease because the apartment was waaay out of my price range Amber still helped me and gave me quotes to to sister properties and apartments in the area within my price range.

The good thing about the apartments is the attached garage. Also the induction cook tops instead of the heating coils are good.The apartments were good with big walk in closets. The layout of the apartment were a bit disappointing as the first thing you see as you enter is the kitchen counter tops.Things we didnt like:* The cabinets looked old* There were hinges that were completely rusted* In the bathroom the cabinets had water damage and there were cracks in the them* There were ants in the apartment* The kitchen counter tops were wood with a plastic like covering.* The washer / dryer in the unit were datedWe havent lived here. We visited the property to rent but decided against it.

Great apartment with good and responsive management. Big walkin closets, clean community and attached garage are the best part of the apartment.

Another day without water. This place is constantly shutting off the water pressure.

The place has really gone downhill over the last two years. Property management staff is not helpful, and lacks follow-through on requests. Maintenance requires multiple visits to make simple repairs. Accounting has been terrible, and security deposits are not returned at the end of the lease. They have a very bad dog problem with residents allowing their pets to defecate, unleashed, throughout the complex and leave their droppings. Break-ins are becoming more frequent as well. I would have recommended this place when I first moved in, but would now warn you to stay away.

Zawar is an excellent manager, excellent service, he helps you in everything for your new home. Super nice property perfect location.
