Lived here for 2 years and it was great overall. Management and maintenance are top notch.My only gripes are that the buildings are roach infested; many times I’ve seen huge roaches crawl into the crevices and under the siding in the halls and I don’t think they have done any preventative maintenance around the property for roaches. So if you live on the first floor, prepare to have roaches in your apartment. I also do wish they had a better gate system or security to prevent package thefts and wheels getting stolen off of peoples cars.But other than that, the experience was great and it’s a nice property that’s near groceries, food, etc.

I have lived in many apartment complexes and have had good experiences until Camden Whispering Oaks.The units have severe structural deficiencies. You can hear everything from neighbors or outside noises. It can get pretty loud and it does not stop.If you are considering renting in Camden Whispering Oaks or any Camden managed properties, please think carefully before leasing.The positive reviews are either from people who wanted to be nice to the employee and could be curated by Camden.The management/leasing office will stonewall you if you have any issues.At least this place lives up to its name: Anything louder than a whisper can be heard all the time.

Great experience living at these apartments. Responsive and friendly maintenance staff, and office staff was always helpful. They took good care of us during the Texas freeze, despite losing water. Unit quality was good as well and we liked our floorplan.

Had a great experience living here. Maintenance is superb, any issues you have will get completed in a timely manner. When my AC broke in the middle of the night maintenance came within an hour to fix it. Desirae is a great manager, and Kayla is always happy to help.

This is probably my favorite Camden property I have ever lived at. The staff is awesome and extensive responsive. Desirae is one of the friendliest and most professional managers I’ve lived under. She truly cares about her residents. This property is quiet and well maintained. You will not regret living here!

Ever wanted to live in a hotel? Living in Camden Whispering Oaks has been the closest thing I’ve gotten to living in a actual 5-star hotel. The apartments are spacious and meticulously well-kept 24/7. I moved from New York for work at West Houston Medical Center across the street and I lived out of the Hilton Post Oak by Galleria until I could find a place to call home. A co-worker raved on and on about the amazing experience she has living at Camden Whispering Oaks and luckily for me, there was one available single unit apartment. The price was incredible for all of the amenties and services one receives. As my car rolled into the long driveway lined with flowers and palm trees, I felt as if I was still at the hotel I had been staying at. The staff is the definition of hospitality and excellent customer service. The Whispering Oaks staff should be held as the standard for what quality hospitality is. Desiree, Garrett, Heather, Kayla, and all of the workers at Camden make it a “home” and not a “house”. I can not stress how amazing they are! There is not one worry that I’ve had that they haven’t eased or an instance where a request of mine has not been fulfilled within the day in the most efficient manner. I thank God everyday that I found this complex. I wouldn’t want to live anywhere else in Texas, maybe the entire United States! - Devina Chintaman

We recently moved in after deciding to downsize from a house. The application process was really easy. The move in was facile and without problems. The staff has been friendly and willing to help as we became acclimated to apartment living. Also, it’s a great location close to stores and close to the toll road. Overall, we are pleased and specifically we would like to publicly praise Heather for the great work...if you’re moving here, ask for heather ( even though someone else helped when heather wasn’t on one day and there was no difference so that’s great)

I love living here. I’ve been here for almost one year and yes, I keep my place clean and thankfully I HAVE NOT SEEN one bug in my home! There is a frog family that lives near my building where I park but that is it! I have seen the buildings being pressure washed which shows management takes good care of the area. I have lived in brand new apartments that go downhill after 2 or 3 years but this community remains basically brand new bc it is CLEAN!

I am a Camden employee but have also been a resident of Camden Whispering Oaks for 2 years. The community is gorgeous, the staff is very professional and customer focused. The maintenance staff is awesome! The only reason I moved today was to be closer to the community I work at. And a big thank you goes out to Garrett for helping carry a very big and heavy box to my car. Garrett, thank you for your help. Great customer service and Camden is lucky to have you!

GREAT place to live. I stayed here for 2 and a half years but ended up moving due to a career opportunity in a different city. Honestly, living there was perfect. The community was quiet, never had any issues with noise or my neighbors. All of my maintenance requests were taken care of quickly. All of the office staff members were polite and helpful. I never had any problems there. I would definitely move back if I had to move back to Houston.

I have lived in multiple Camden properties, and the office staff at Whispering Oaks is the best. Heather was so awesome when helping me choose an apartment and with the leasing process. Garrett has been amazing when little issues crop up from time to time. They always have a smile and a can do attitude.The community is beautiful and I feel very safe here. I love the “Elm” apartment floor plan, but there are some fabulous 2 bedroom options as well. Camden Whispering Oaks is a great place to live.

I am not a person to write reviews but Camden deserves one. I lived there for almost two years until I moved into my own house in a different area and I never had any problems. Everyone at the leasing office is always polite, welcoming and willing to help, and they make you feel comfortable and safe in the community. Oscar and Mauvi in the management area; and Heather and Garret in the leasing area were always very attentive to my needs and requests.The team is amazing and their amenities are even better! They offer a beautiful business center, a fitness area, a swimming pool with deck, and a pool/kitchen common area that opens when the leasing office is open. Their cleanliness is exceptional as well.I am glad I was able to get my own place, but Camden will always have a place in my heart because they gave me a place that I could call home in the meantime. I am very thankful!

Beware of towing trap!!!If you are a guest here take caution.This property touts OPEN parking to tenants and guests on their website but will tow you although technically not in violation of their policy because their private towing companys signs stating otherwise!!!I visited a guest after management office hours, parked in an unmarked/open space and was towed within 4hr window.The towing company says the sign says permit needed. The property says open parking...So which is it?And Im sure the property wont lift a finger to right this wrong and play the blame game back and forth between themselves and the towing company.Renters keep your guests in mind before renting here or inviting; Guests....dont bother visiting for more than 15- 30 minutes for risk of being towed.Camden Whispering Oaks,Shame on you.

Management really worst . They charge for cleaning what ever they want when get out from property.Experience: I contact first 9 month lease. Beginning first month my 3rd floor people making too much noise. I emailed to leasing office but its not under control. Its running until 6/7 months. Call police, email, courtesy officer etc. I am paying 1475 per month but I cant sleep. Then I go there corporate office. Corporate office told me to talk with leasing office manager.Much more, need more time to explain.

I have lived here since 2012 and I cant imagine living anywhere else. The layout of the units are beautiful and you do not feel like youre in an apartment. You feel like youre in a home. The staff is truly amazing. Maintenance response to requests very quickly. The office staff is wonderful. They really treat you like family. I cannot wait for the Xfinity technology package that is being upgraded next month. This has far exceeded my expectations

Love Camden. Heather in the office is very sweet, and the maintenance men are awesome. All maintenance issues are fixed same day with the exception of (non-emergency) requests put in after hours. No complex is perfect, but Camden Whispering Oaks and Camden in general is high qauality. Also, there are great events and free food on many occasions! Nice place to call home.

Pretty quiet Complex, I live in one of the townhomes and they are Great!! Especially for my job working at home ;) The Maintenance always get the job done right, and not to mention THEY ARE PRETTY FAST!! Rodrigo always take care of the things perfect and on time! Great community. Really clean. Layouts and upgrades excellent! Lived here for 7 months, definitely considering renewing my lease. Front office staff really nice and actually care about residents satisfaction unlike other apartments leasing staff in the area. We moved to Camden Whispering Oaks in May 2016. So far we love it and havent had any issues. The make-readys are immaculate. Maintenance responds very quickly to requests. The grounds are well maintained, clean, and welcoming. There is plenty of parking for residents and the spaces are large enough to where you dont have to worry about scratches/nicks on your car. We love the pool and spend quite a bit of time there on the weekends/after work. The leasing staff are friendly and helpful and neighbors/fellow residents are also very friendly. Every few weeks the leasing office will hold events for the residents, which is nice. We are very impressed and definitely plan to be long-term tenants.

LOVE this complex! Having lived in Houston for the past 10 years and numerous apartments, this is the best by far. I have already signed the lease twice and will be doing so a third time when my current one expires. The grounds are clean, with multiple doggy deposit/baggy areas, resort style pool with two gas grills, and you cant beat the valet waste pick up! The maintenance crew also responds timely to requests placed. The only improvement I would make is if they would have a gate clicker instead of a card for those rainy/cold days. Two thumbs up! Happy to call this place home :)

Dishonesty management !!!! Be aware at the of your lease to keep all the receipts in your records. I used to live in this place I can’t tell you it was a horrible experience and I would never recommend it to someone, at the end of my lease I did all the payment including cleaning fee, after 5 months they sent me a final bill saying you never paid 4 days of your rent, water bill, and cleaning fee plus you left too many trash bags inside of the apartment. They lied because before I left I did make sure the apartment was cleaned, came to talk to them and ask for a prove they never showed me the pictures of the bags inside of the apartment, plus I don’t know what they did with my last money order the one that confirmes I had done all the payments. So I refused to pay it so they decided to put me in the collection. I had to pay $509.29 to clear that on my credit report, stupid and dishonest management I would never rent apartment again in my life from Camden. I wish I could give them 0 star that’s what they deserve.

A serene environment, kept clean and well maintained at all times. There are always workmen silently working on the premises to ensure that awesome ambience of the environment is maintained. Oscar, the manager has been very helpful and friendly.

I currently live here so here are my reviews so far - getting someone to pick up the phone at the leasing office is 1) a hour long process 2) end up giving up due to calls being routed to a call center.As far as the complex goes - its expensive the amenities are nice since they have a gym and pool but you end up paying for it in the end. The walls are extremely thin I hear my neighbors upstairs and next to me all through the night. This is probably nothing to do with the leasing office since its the way the complex was built and designed. There are upgraded appliances but my fridge makes noise like its about to go out all the time, the washer and dryer are nothing above average.

Mauvi Gordon is the cream of the crop. This lady moves mountains and is there for you when you need it the most. She goes above and beyond with anything you need help on. Mauvi is who you want in our leasing office. Again thank you for being so great, it is always appreciated.

Worst apartment! They don’t meet the standards for customer service at all. I’ve been over charged multiple times by the leasing team and they try to tell you it’s from previous months. When water and trash is due when rent is due and is included. Please whatever you do. DO NOT WASTE YOUR MONEY!!!!! Also a company came and did some services inside my apartment and had a incident happen when coming and took full responsibility Camden didn’t want to take the money from the company they wanted to charge me instead! Again do not do business with this company they are not a good company especially for the amount they charge for rent and pick up the trash when they feel like it which you also have to pay for.

I lived at Camden Whispering Oaks for about 15 months from march 2014 to June 2015. To start with, Camden Whispering Oaks is a nice place to stay, the staff and management are really friendly and nice people, however my move-out experience changed this idea and showed the real face of Camden Whispering Oaks management.At the time of moving out I requested to run a final check of the apartment with my presence, and I was told by the stuff that there is no one available at the time to do that with me. Because of all the positive things I mentioned above about the place and the management, I trusted them to do the move out alone, and That was a big mistake!At first, I received a call from them telling me that they did the inspection and everything looks good except a dent in the refrigerator which they are going to charge me for (they didnt tell me about the charge, but I guessed it will be to replace the refrigerator), so I requested to come and check the refrigerator with them, they agreed and an appointment was set.I went and met with the manager, he showed me a picture of the refrigerator which didnt show anything wrong with it, and we decided to go to the apartment and check ourselves. when we went there, we spent few minutes looking at the refrigerator without noticing anything, and finally he showed me a very little dent which cant be seen unless you really focus and change angels to spot it. I told him that we have never seen that and this really might be there since the time they purchase the refrigerator. He agreed with me and he told me that he will confirm with the inspectors and clarify.I thought that was the end and everything is fine, as in their first call, I was told that everything looks good except the refrigerator, However that was not the end, and I got an email this time charging me extra $30 for heavy cleaning!!! and another $95 for thermal Fog-food or smoke Odor!!(I already paid $125 cleaning fees and it is more than enough to clean whatever left unclean).I called them and explained to them that these charges are untruthful and if the apartment is that dirty and smelly they would of notice this from the bingeing rather than calling me with the refrigerator story and also the manager would of notice that when we went back and inspect the refrigerator, and at that point the nice smiley people changed to really rude.Just at that point I remember to check the reviews on the web, and from few reviews I found out that this is normal as they have a history of untruthful move out charges.what I found made me feel really satisfied and proof to me that I kept the apartment in really good shape, and it is just Camden Whispering Oaks management habit. Finally I paid another $ 125 (which exactly the same as $125 I already paid) just to end this and move on.I thought sharing this would help others and make them better prepared for the move out if they decide to choose Camden Whispering Oaks!

This is the worse apartment complex. I have never lived in such an unsafe apartment complex. It’s not safe here and no one should pay all their money to live in such an unsafe community!!!

I first moved in around 2017, Management was Terrible. Now, with New Management its a great place to live. The staff understands the residents needs.

Its really a worst place to live, I dont like to give reviews. But when i saw some of positive reviews here, then I though its the right thing to correct the average rating at least by a fraction. My suggestion to everyone who reads these reviews is please dont come to an opinion on any complex by just reading the review, First Go and visit the place and decide by your self. Prepare yourself to wait at-least 20 to 30 mins in leasing office.

Camden WO is pricey, but nice. I am proud to call my room my home and to have guests over. The rooms are spacious and laid out well, and the multiple dwelling units have BIG patios and tons of porch space. You get an outdoor closet as well which is nice if you have outdoor hobbies and need to stash, say, skis or a mountain bike.Ive only ever had one problem with a neighbor being noisy all night, so this is a more subdued complex. The pool is remarkably nice, and if youre not very serious about lifting the gym will serve its purpose. The staff is very energetic and friendly, and maintenance is remarkably quick.The only real complaints I have are that you have to pay for cable even if you dont use it, and the smoke alarms are WAY too damn sensitive. Ive set off the alarm cooking probably 10 times in 6 months, which is pretty annoying to all my neighbors.

I wish i could give them 0The management do not for once listen to you,no matter how hard you scream(sarcasm)So my brothers 2018 malibu developed a mechanical problem,in between trying to get rid of it,he got a car from auctiom,and it was delivered to him,He left for a job interview out of state the next dayThe apartment put a tow ticket on it,he called me and i went to the apartment,i spoke to them and they assured him it wont be towed,Saturday 1st of December 2 days after they said it wont be towed,they called a tow truckTheir reason is the car does not have registrationIf he has proof that the car belongs to him then it will not be towedWhen you signed a lease it was stated that abandoned vehicle will be towed?? Really!Well he was at retreat at westchase and to the best of my knowledge i never went there for car issueI asked them for an hour grace so i could tow it and they declinedHe should rent their garage,or take it somewhere else,is that how they treat them at their own apartment??Really!So it were to be a new car would the case have been different?Unrealistic and unreasonable and adamant management who dont care about resident is not a good managementChanel your energy into keeping the property clean it is always dirty!And he will not be renewing the lease!I persuaded him into moving here and i am very angry

Thank you for everything and keep at 3rd floor 2br open for me ;) I miss you guys!**Easily the nicest apartments in the area ... with competitive pricing to boot!Whispering Oaks is unique in that it is the most socially active apartment community Ive ever lived in! The front office is always coordinating parties, food truck days, and even painting classes! All the residents Ive met are younger or older professionals ... just a great, safe, and social environment!Now lets get started on the office team. Best. Apartment team. Ever! Oscar is super cool. Mauvi and Christina are amazing. Mauvi was about 85% of the reason we moved in here!!! (If youre wondering the other 15% was the amazing townhouse!!!!)I could go on and on really... if youre looking for an apartment home this is the place. Hands down. We are so happy to be here and hope to call Whispering Oaks home for many years to come!!!

I was a resident at apt 10303.Here s my experience similar to the ones they have been residency at camden whispering oaks.Your real nightmare would begin right at the time of move out even tough you would face some other minor non sense conflicts made by management.Want to jump the most possible nightmare of yours if you prefer to live in this complex.Right at the time of move out, (even tough they automatically charge $100 cleaning fee) they will charge as much as they want like around $50 for heavy cleaning, along with carpet change, painting etc. without any exception.When you asked for proof, you know what, they will show you a pic or 2 taken with proffessional camera, zoomed in to a one tiny splash on the side wall by the kitchen trash bin.They expect their place back, once you move out, newer than you moved in initially. Everthing has normal wear/tear and this mgmt has no normal wear/tear in their dictionary. (By the way i dont even wear my shoes inside the place i live in and ask for to take off from my guests)... Imagine and i let you decide on this.These below reasons would be solely  enough for you not to sign the contract and stay away from this property. The hospital across the street is going to be your real nightmare since ambulances in and out of the hospital any time of the day/night... You would start feeling lack of sleep at work because load sired ambulances disturb you while you re trying to sleep at nights, by the way, plus helicopter ambulances hover with eartquake shakey noise before landing to the hostital.So choice is of course yours but i would definetely not recommend any friends and stay away from this place since there are bunch of apt complexes newly built around the neighborhood definetely fit your budget better than camden whispering oaks because their rent is as high as newly built same sq feet apartment.There have been lot of robberies lately and management started to put cameras all over the complex specially back side (kirkwood st.)Always some kind of incident happens at mid of the nights, and Police is called to the complex which it s not safe looking when you see the police almost every night.

All Im going to say is, Ive been here since July 2018 and had to call for maintenance at LEAST 10 times and its only February 2019. (Issues still not resolved!)

Just ONE MONTH experience!!!I just moved in here in March,2016 but burglars broke into my apartment LAST WEEK.The burglar had broken bedroom window and took many things.I told to the apartment management to fix my broken window but they did NOT fix the broken window for a week.

I rented an apartment with Camden property for 15 months. The rent price/month was good and the services were great. The property was clean, gated, and quiet. But, I have many issues about the leasing policies which are as follows:1- I tried to extend my lease for additional three months and I got 50% higher rent compared to the one I used to pay because I changed from Long Term Lease to Short Term Lease.2- They charged me $250 because there was sticker glue on the refrigerator door (See the attached picture) which can be removed by chemical product. I asked the leasing office manager if I can come to pick it up and clean it by myself, but he said there is deep scratch which is beyond repair. As a result, they had sent the door to the compactor because they claimed that they dont keep junk in their store which doesnt make any sense. I raised a complaint about the issue to Better Business Bureau (BBB). BBB tried their best to resolve the issue with Camden but didnt get convincing justification from Camden management side,3- You are not allowed to invite more than two gusts at the swimming pool area.4- You should pay $100 cleaning fee even if you return the apartment clean.5- When I moved in, the moving in date was August 4th, 2015 and I signed the lease for 15 months. So, the move out date was supposed to be November 4th, 2016. However, they changed the move out date to be end of October, 2016 (10/30/2016). When I asked the leasing office, they said the system will not accept to make the move out date on Nov 4th,2016, but they will let me stay until Nov 4th, 2016. They actually didnt let me stay the extra four days and charged me with the new high rate on daily basis since the agreement was verbal, which was not recognized by them. I was not familiar of the leasing rules in the US because it was my 1st time to rent.My advise to any new tenant is to read carefully the lease agreements. If you require any clarification about any issue before you sign your lease, mention it in the lease agreements and make sure the manager signs and agrees.

A most neat and clean quiet residential colony with out any maintenance problems, besides having elegant well-equipped common office space for common use, a Gym, recreation room, swimming pool etc. Medical centre and heart institute just across the road, Walmart and HEB at a stones throw.

I have lived at whispering for about 2 1/2 years.Overall the staff is great they are nice and helpful. The gym is well equipped and the community for the most part is pretty quiet, it is mostly older people and families, so you do have the occasional kids screaming. They do come with cable which is a bummer... While its a good cost you can get Direct -Tv with DVR for the same cost but to pay for two cable options is just not in my budget.I do worry about reviews I have read about move out due to how the unit looked when I moved in. I also had a past neighbor tell me that someone lived in my unit that was a drug lord or something and the unit got raided. So I am not sure if this is what caused the dents and huge chunks of plaster missing from my wall that they re plastered over in a poor way. Hope they dont try to get me to pay for all this but I did list it at move in... I mean the unit is pretty bad and in no shape for form did the walls, carpet, floors, kitchen, even the washer and dryer and shower all looked really worn. Though I was careful to mention this all on my walk thru at move in. The staff since then has completely changed so hopefully it doesnt come back to bite me.They apt is pretty poorly insulated my energy bills are crazy high and leave my air at 80 during the day 72 at night (I am hardly home I work 2 jobs for it to be $100+ a month). Not sure why this is having lived in alot of apartments on the top floor I have never experienced bills this high.I do agree with past post about it being pricey, but that appears to be Camden properties in general considering it being outside the loop which is suppose to save you some $$$. They do raise the rent yearly it seems which is a shame for current good tenets because I would like to stay but depending how much more it goes up (last year was close to $100/mo) I most likely will have move.Overall I would recommend moving here! You wont regret it, just make sure it is in your budget plus the closet highway is west park so be prepared to toll is everywhere.

Great Place To Live.. Very Quiet and Clean Complex Staff is Super Friendly and Nice and Maintence is Prompt.. also location is perfecfect best apartmnets ive stayed in thus far.. :)

WORST PLACE TO LIVE!!!! The management at this property is by far the worst ive ever experienced. So many rules and restrictions are placed on you as a resident to the point where they come outside to yell at you to not drink in the pool. 2 cars have been towed since ive lived here. One was mine for having an expired registration sticker ( which I had the sticker in my truck just didnt have time to put it on yet) the other was my fathers car because visitors parking was full he parked regularly for an hour he went down stairs it was GONE! these people are ridiculous and would advise you to look elsewhere. Ive lived in several complexes due to my job movement and this is HANDS DOWN THE WORST!!!!!

I am writing this review with my real name just to make sure that people dont think it is scam or false. Camden Whispering Oaks is the one of the nicer places to live in town. The people who work there are nice excluding the management. The appartment is nice, clean and is very well maintained. I never had any issue staying there except for two major instances highlighted below which is the reason for this review.1) In October 2013 my car window was broken in. The same night 4 other car windows were broken into. All the cars had their radar detectors or other valuable items stolen. Other petty stuff were left untouched.Like in my case, the glove compartment had the radar detector which was stolen but the GPS in the cup holder was still there. Looks like the person either lived or worked in the community. This was not the first time this had happened and it happened multiple times before.2) Before moving out I had requested move out inspection but it never happened. One month after move out I was given a bill for $1400 approx which was close to one months rent as part of damages that we had done. Request to management for giving it a second though were ignored. Their lame justification was that this is what the vendor had charged them. We dont have any pets or kids. Nobody walked on the carpet with shoes or slippers. We took good care of the place. However there was some regular wear and tear due to 2 yrs of stay. The way Camden does their third party inspection is somewhat flawed if not illegal. The vendors who are supposed to get contract are asked to bid on the work required. Basically, they come in and tell the management what work is required. The management will not bother inspecting the damage themselves. So its like I borrow someones car, take it to the dealership, get an estimate of the fix & get the car fixed and then hand the bill to the person who borrowed the car.For a public traded Trust like Camden, this is a serious compliance issue. The 3rd party service provide is the actual inspector responsible for getting this work with marked up profit. This is exactly what happened to us. Inspite of getting our apartment getting cleaned by professional cleaning service, we were charged $100 for the cleaning, $100 for paint and wall damage. We had used pins to hang out light weight paintings but for some reason they had to charge an exhorbitant amount for the fixture. The worst charge was the $1000 in carpet damage because the contractor took pictures of some stains and decided the whole carpet had to be replaced which by the way was used by the previous tenants before us.In short, it was a horrible move out experience. Words of advice for people living in the community or planning on moving out. Take pictures before you move out or else they will threaten to report you to credit agencies in case a dispute arises. Do not hang lots of stuff on the wall. No need to mount TV etc. Or else even for small pins on the wall you are looking on an average more than $100 or so in remedy. Do not accept any new apartment or garage without new carpet or fresh coat of paint. Or else if it is already used, they will charge you for complete refurbishment to you once you move out. Last but not least, dont get carried away and write nice reviews for them just because they offer some gift cards or free food. Wait till you move out. They usually have online campaigns where good reviews are encouraged. Either way, take care of these things before hand. Dont repeat the mistakes that I did :)

This place stinks. Its located near the water treatment plant. The staff is awful, and there is always crime.

STAY AWAY This place Sucks look good but its so fake I live there enough to see Drug Dealer get Raid by the police on Building 8, Guns, Gangster .... Bad Management Make sure go check with Police Department before you sign and see many complain and incident in this complex .....
