I have moved in this apartment about 2 months ago and its been discovered that mold was being covered up in my apartment which i found after about 2 weeks after moving in because it started to grow through the sheetrock. Mold was found in the ac unit and in the ducts/vents as well. There is a hole in the floor that allows rain water to seep in my daughters room damaging our property in her room and promoting further mold growth. The regional manager Valerie and Monica the property manager have done NOTHING. They keep telling me its not mold even though they covered it and they will not address this matter. Yes, I am desperate for a resolution which is why i am making it public. I refuse to keep paying full rent when mold is actively growing in my new apartment. Aside from that, i actually like my home, id love to live in it comfortably. I expressed to them that I am an organ donor and I cannot risk getting a infection because it can be fatal for me. They do not care about my concerns at all, they will send me emails about work orders being complete when its not. Im fed up and need help getting out of this place.

False advertising for one the maintenance is horrible, roaches, the yards are never maintained. Monica the leasing office manager never want to speak with someone regarding issues she always tell the staff to take a message or relay the message through the staff so unprofessional. Mold in the ceilings that they paint over, mold in the bathroom, the sink fell apart in the bathroom.

I moved from NYC to here and I had to do everything online Martha was super helpful with everything I needed to present and she processed everything online the apartment was ready for move in as soon as I arrived here love it so far

Moved there paid my rent on or before time. They renovated the property when it was time to renew my lease. I asked how much the rent increase would be 5 to 4 weeks before my leased expired. No answer. All of a sudden I got an letter stating that I had to move or get another unit which was not only smaller but no washer or dryer which I had just purchased. I also had bedbugs.

If you see this, you have been warned. They had the audacity to raise our rent price after our lease was up close to $100. Not only did our ac keep goin out, not only did they always shut off the water, not only did they have the workers party on sundays with other ppl LOUD, to top it all off the water was brown on multiple occasions, feeling like I was in Flint Michigan if not worse.

I live here for almost 3 years not only the prices of the apartments have increased but the manager of the office charges us the $ 19 of monthly trash charges while when I drop my trash out they do not pass the recover to the point where this are your squirrels that come to dirty your porch with these same garbage. I am really disappointed with this stewardship.

Ive been a resident at 17033 Butte Creek for 14 years. During that time this complex has undergone many changes, climbed hills and experienced valleys. It is nonetheless, my home.I am currently in my 4th apartment home here and am loving the new remodeling we have!! Built in microwave, brand new fridge and oven, all with all the new and exciting modern features! It all looks brand new on the inside and manicured well kept grounds. Living here is actually like living in a little country side village. Its really very pretty and quiet.We have a new manager! Her name is Monica. As well as keeping everything up and running smoothly, she always ads a personal touch to her experience with you! This lady is a true delight and we are so happy to have her.Champions at Ponderosa is a clean, friendly, beautiful place to live!!

This is a great place to live! The apartments are very nice especially with the new remodels. It is well lit in the walk ways and parking lot and I feel safe walking my dog at any time of the day or night. The neighbors are quiet, you only hear kids playing after school, but otherwise it is very peaceful. Ponderosa elementary school is withing walking distance and it is located close to 1960 and fairly close to 45.

Intense roaches apartments are infested lived in multiple units with the same problem you will literally become an exterminator. They will not consistently put you on the list to spray for pests no matter how much you complain even with monthly charge. Water runs brown and rusted and is shut off atleast once every 2 weeks, windows leaked, siding falling off would literally flap in rainstorms and liter throughout apartment. I stayed 2 weeks past my lease date due to Covid complications confirmed pricing prior to leaving and of course prices were changed after move out date and prepaying almost 1300 and triple confirming the rent charges I paid 700 extra to stay for 2 weeks after lease date for an apartment that the rent was 980ish a month and they will deduct that from my deposit due to an employees mistake. After moving out was nickel and dimed they will do anything to get more money.

I love me some MONICA BARAJAS. This lady here is so AMAZING. She loves all of the children. Shes always looking out for them. As well as her residents. Ilovpropertproperty.

I am really loving my upgraded apartment. I transferred from the old ones ( that werent that great) into the new ones and I am now comfortable in my apartment. Dont get me wrong though the old ones werent that bad.. especially for the price but anyone can appreciate something new. New management has added a fitness center, grills by the pool, pet stations, nice scenery and so much more. When I moved in this place was trash, but it is now coming all together. THANK GOD!!!

This place was my first apartment. The price was a bit high but we had a huge room And living room. The only thing I did like was the stores closet infront of the door; it made it very difficult moving in and out furniture. Overall they were fast with maintenance requests. Also did not flood during Harvey. Loved it. Hoping to move back one day

We love our apartments! Very friendly office staff and maintenance. Maintenance orders are completed in a timely manner. Plan to renew our lease in October.

Mrs. Monica And Mr. Cynthia are AWESOME! They are very helpful and informative. I called and harassed them the entire time before my move in date making sure things were in place before the big move. They kept me updated far as, When my appliances came in on down to when they finished with the apartment; and it was ready 1 week prior to my move in. I moved in on 4/27/18 And I had a few peaks here and there (Nothing Major) I called the office, In less than 5 mins maintenance was at my door. The property is very quiet so far, Parking is Okay, Dumpsters are a little far, (would recommend valet trash)!!! But other than that, this property is AWESOME!

Been here for little over a year constantly having water issues hot issues not running hot when you need it! Also shutting the water off random times during the day! Or it runs brown MULTIPLE TIMES!!!! Also been having A/C issues since being here only for them to “fix it” for something else to happen! What’s the point of having an after maintenance number to use only to have issues resolved days later!!! Wasted money can’t wait to move!

I literally hate these apartments!! Please do move here, I only did because the kitchen appliances looked nice. The cabinets are crooked and off track. The AC does not blow good at all. It doesn’t matter how you keep your house clean or smelling good and much you bomb it roaches are everywhere.!!! My neighbors are even complaining of Mice!! We pay all this money for a roach infested apartment! Please don’t come here it’s not worth it!!!!Update: I found a mice in my apartment, please don’t move here!!!!!!

Look if youre looking for an apt home nice, clean inside and out people friendly, and pets office workers are nice and the Best Manager Mrs. Monica, and outside worker care for you and your living area come and ask for Mrs. Monica are apt Manager, she will help you find not just a apt but a home.

Roach infested leveling of the floor is horrible car get towed for every little thing.... I place a work order and maintenance complete the ticket without fixing the issue and i have to place another order.

Declined 3mins after walking out of this place. Made every attempt to gain some resolve. Eventually my calls stopped being taken. Eventhough the company that runs the application said that it needed to be redone. Management wouldnt. Waste of time and money. Dont even apply. Ripe off.

Very nice apartments very clean,calm and comfortable to live inn never had a problem since I moved inn here about a year ago.

I recently moved in to this place and it has been a nightmare. Do not move here, broken items, water gushing out of the walls, paint on the floors, shortages in the outlets, broken door locks on storage area doors, raggedy dirty doors they just slap paint on and so much more. Though they promised to attend to these items they fixed 2 things and then send you a completed maintenance email. This is the worst place I have every lived in Texas. The staff is not accommodating and does not seem to care about the comfort, safety or concerns of the residents. DO NOT MOVE HERE! YOU WILL BE MISERABLE!!1

Very disappointing!! We havent been here a full month and the apartment is falling apart. Theres a beebee hole in our bedroom window, none of the cabinets close, some of the doors dont close, and it looks like they painted over everything! 2 doors have come off their hinges and last night our only toilet looked like it exploded. We called maintenance 3 times and still no call back what so ever! They have an answering service for the emergency maintenance service and that said that it could be up to 48 hours before we get any assistance. Oh dont get me started on the roach problem! Its disgusting!! Theyve sprayed twice and we even bought combat traps, theyre still bad! Theres a pipe in the center of our shower that leaks whenever you run the AC which being in Houston, TX, its almost a constant. The gate has also been broken for almost a week and no one has even tried to fix it, which means anyone can come into the apartment complex. Theres also the fees they tack on like the mandatory $60 maintenance fee on top of rent and if you want a decent parking space you have to pay an extra $25 per month for a permit to park in the covered spaces as well as a $400 pet deposit plus $25 per month per rent. Then theres the application fee as well as an extra $125 fee that you have to pay in order to get the apartment for the price its listed and you dont get your deposit back. For the money you pay for this place, I would look some where else. Were very upset about our experience here and it hasnt even been a month, I cant imagine what the rest of the 11 months will be like.

Came to take a tour, called office while leasing consultant was inside and refused to answer phone as she walked around the inside. Called again when a woman by the name of Natalia finally answered the phone with an attitude. Will not be leasing here.

Well, they keep deleting my review.Let me start with the safety of these apartments, its not a family apartments. Someone tried to kick door while i was home with my two girls. They never have security, and when they do, its an old man that sits in his car the whole two hours he is here. Gates are never working ( so, you already know what that means) and people are always walking around late at night.The assistant there is very nice, and she is has wonderful customer service! Now the property manager is rude and her customer service skills is unforgiving. She is rude and doesnt care about any your problems with your apartment. I have had mold growing in my vents a few times and by the windows. They just came by with some bleach and cleaned it. ROACHES ARE HORRIBLE!!!! Windows have cracks in it and they refuse to replace them. Everytime it rains, it floods my master, and i had to make them come and fix it, and cleaned my carpet almost everytime it rained.The towing here are nothing but crooks and the apartments are in on it. I have given you nothing my experience, and hopefully a valid reason for you NOT TO RENT HERE! Not a family place and crime here is horrible.

Seriously should of listened to the reviews and stayed away, my boyfriend and I moved in around may and we hate it so much were counting the days to move out. When we first got here it was peaceful and relaxing, if we had a problem, no answer. You have to physically walk to the office to get there attention.( Cynthia was the best ) on getting what you need done in a short period of time. She recently left and this place fell apart!Child molester here !!! They sent me a letter saying he literally in the apartment. My tub keeps peeling the first Time fixed it no problem. Started using non chemical products because commom Since, but it continue to peel and when I asked to have it redone no reply, no one came or anything . When I first move in it was quiet no drama. Cynthia left and it became GHETTO!!! Nothing but cops coming to the apartment from time to time . My apartment gets flooded when it rains and they cant do anything about it. People come to the pool and they dont even live here. Management is rude . There paint spot on the floor which makes your house look dirty. Maintenance are nice people. Very respectful. There dog poop everywheres !!!! The cabinets never close, appliances arent up to date . Stove only works when it want to . I can go on and on but Im not wasting my time. If your desperate go ahead and move here . I will never make that mistake on not trusting my review . I will be out of here as soon as my lease it up . Worst first apartment ever!!!

I have been living here in these apartments for about 6 months. And I am absolutely unhappy. First off, any time we call the leasing office, no one answers. Once my boyfriend called up there, no one answered, so he walked up to the leasing office to 3 ppl sitting in there, just chatting away. That is extremely unprofessional. Secondly, we have complained constantly about the pest infestation we have been experiencing (we are EXTREMELY clean individuals and hardly have ANY furniture in our apartment because of this). We have tried EVERYTHING, from bombs, to traps, to even powder around every nook and cranny to try and get rid of the pest problem. Unfortunately, they are coming out of the walls, the pantry, underneath the counter tops, etc. This has absolutely nothing to do with cleanliness of us ourselves, this is a problem with the unit in general. We have spent countless dollars on trying to fix the problem ourselves. Even the pest control service told us that it is just a problem in the unit that most likely cannot be fixed. The ventilation in what they call a bathroom is HORRIBLE, there are water bubbles above the shower (not sure if there is mold growing in there or not), etc. The stove in the kitchen is not working properly. Our garbage disposal was broken and it took them almost a week to answer the phone so we could get that fixed. In general, I am just tired of having something to complain about every day in regards to where I am living. I dont believe any individual should have to live like this. Our next step is to contact corporate.

Stay away! AC never got fixed. All they tell me is let me speak with manager. Its a crappy place to live you pay for what you get. Trash is usually over flowing at dumpster never enough parking. The roaches are bad even with pest control. Honestly this place dosent even deserve a 1 star more like -5*....

I stepped out on FAITH and moved here from Kansas City. I had looked at a different location but when I went to visit Champion at Ponderosa I fell in love not only with the apartment but with the staff as well. I regret that there was a few things that wasnt brought to my attention such as the water bill that I later found out about. Monica is a sweetheart but does not give you the full details until its brought to you attention later in the process. I am now being evicted because of empty promises from Monica. I say this because I was promised a job when I arrived here to Houston that fell through once I got here. I informed monica and she assured and PROMISED that i woukd be ok that she was going to speek with corporate and fight for me. I feel that I was rushed here not only by the employer that also Promised a job but but Monica at champion at Ponderosa. I did not fulfill my 2 weeks notice in KC because I was told if I waited til Oct the reduced rent would not be available and come to find out the special for OCTOBER was better than the special I RECEIVED for SEPTEMBER. My heart is very broken because again iIbuilt a relationship with Monica so I believed everything she said. She told me corporate was working with me and in reality they are not. ... stepping out once again on faith with a 16 year old daughter with not a clue where to go.

I am living in these apartments now. And I have to say I am very upset with these apartments. There are frequent power outages and the hot water will go out! Yesterday the power and and the hot water was out for more than 12 hours! The apartments are not taking any responsibilly or being sympathetic to the fact there residents were completely out of power. I had to get a hotel because I have small children that couldnt bath, eat or see anything in the apartment. And the office keeps saying its the city and doesnt have anything else to say about it. I am very disappointed in how this switch in management has been.

Horrible towing company that trys whatever they can to tow your car even if you have the reserved parking spot. And the property just lets them tow whatever they want. do not live here if your planning on losing hundreds in towing fees.

If you like a close drug dealer this is the right place for you NOT for me and my family. The safety here is terrible cars and apartments are constantly getting broken into. The property manager is a total b****( Cynthia is amazing) The gates are always broken. There are cracks in the windows and they will not replace them. At night there are always weird people wondering around. The security officer that sits in the parking lot isnt worth a damn. Also the towing people are crooks and the apartment people are in on it. Dont move here!!

I Hate it here. They have an evil property manager. Service workers are clueless and maintenance request are not completed unless you contact the management company personally. Ive had my ac break every other month. WATER BILL IS HIGH, the laundry facility should be burned, they will lie and tell you they are getting new machines when you view the property thats, a total lie. They dont have a laundry card system so you have to make sure you have enough change and you dont use a broken machine, stay close or your laundry will be stolen. The tenants fight and shoot at each other, its not safe for families with children.

I will rate this apartment and the old management a 5 star because of the great services at the front office especially to Ms Phyllis she has been very attentive like a mother to me and my son. The Manager is also friendly. Its an old Apt complex so i expected already some opps! and eww! The apartment i get which is 788SQF needs a bit of love, the sink in the toilet has a chip, the bathroom tub has been sprayed/painted in white to make it look new ( the paint in the tub start to peel off). the paint peel off the soap handle. The kitchen has unfinished paint/The bath Tub has a pink stain. The Kitchen sink garbage disposal or grinder/pulpier doesnt work. This is expected already for an old apartment and the rent is $675 so you pay for what you get. As long as the the water drains in the faucet as well as the bath tub is good to go. Basically all in all i am satisfied with my decision to moved here. the above mentioned stuff is fixable. I am very clean person especially to kitchen and Bathroom. Over all Ms Phyllis has a great professional and very patience employee, she is very detailed.I WILL RATE THE NEW MANAGEMENT FOR 3 STAR - Not happy with the online payment not very friendly to users they should just open the payment so anyone who wants to pay ahead of time can do so for me the online payment they set up is to trap you for late payment and charge you of extra 75$ . You have to wait until every first of the month before you can actually make a payment and it depends on your bank how many days it will be posted, usually 3 days, some 4 the grace period is 3 days after that u pay 75$. Online pay supposed to for the convenient way of paying your bills. I am back to Check Payment as I always pay my rent ahead of time. They dont care if you pay ahead of time. Once you missed one day out of the grace period you gotta pay $75 $ penalty even if the situation is just random mistake due to the online payment is confusing. The Office Staff are friendly. Some of the units are new renovated.

I moved in this past Saturday... The apartment is great; however, there was no hot water when i moved in and theres still no hot water right now... Ive been calling the office since i got home at 2:30pm and i have yet to receive an answer... I even walked arpund there to the office, twice....and no one was there. The roaches are horrible...the are livinh inside the walls...ive only been living here for 5 days and im already ready to move out.... Wth i got my family amd self into???

Excellent condo, renovated, safe and very clean apartments. The attention and help that Cinthya offers when renting an apartment is incredible, always ask for her !!

I think I have to change my opinion about this place, I do not know if the owners of the place can respond to my comment since I have a serious problem and the manager does not understand reasons, she only says that she only does her job, when she was working here Cintia did not miss me any trouble .
