I toured with Linda and decided to lease the same day. She was so great and you can really tell she’s so genuine. When touring the complex every time someone saw her they were happy to see her! The complex was clean and well kept. We saw maintenance guys on every corner maintaining the building and one even said hi and introduced himself.. His name was Ed. The customer service was excellent and the price was fair for the loft and the upkeep of the apartment complex. I’m so excited to move in!

I want to give a big shout out to the manager Kimberly. She allowed me to use the parking garage rooftop and their beautiful apartments so I could propose to my girlfriend. I wanted to make the moment amazing and special! I had to get a view of the city and propose to her in front of it, no one has a better view of the Houston skyline then marquis lofts on sabine! Thank you very much Kimberly for being so nice and helpful with everything and making this unforgettable moment possible!

We recently renewed our lease and are celebrating! My husband and I moved here to reduce the hours and stress of daily commuting. We are immediately loved the building and relaxed style inside, and we pinch ourselves to be having so much fun after 26 years of living in various parts of Houston. What we enjoy here is a laid-back, quiet home on a lovely bend of Buffalo Bayou near the place where Houston began. We can walk across the street to Buffalo Bayou park and enjoy the view from the Sabine bridge every day, and we enjoy food trucks, art exhibits, and other family fun on the weekend, and our parking is included - what a plus! We are close to many entertainment venues, the Theater District and great restaurants, within walking distance of the city’s revitalized Downtown area, as well as being closer to our church in Memorial. The building is quieter than we expected, and our neighbors are friendly and hospitable. We have dogs and so do many people here, and we enjoy the amenities that allow us to thrive with our family pets. Our college children think our loft is cozy and spacious, and we are happy that it is safe and stress-free. Of course, there are usual issues that are common to living in a community, but I commend the staff here for doing all they can to resolve them quickly. The office staff here is friendly, personally helpful, and go the extra mile. We can approach them with any issue, and they respond professionally and quickly. The maintenance crew is knowledgeable and has worked overtime to keep the place in order. We are safe here with a security guard and cameras in key areas. We enjoy our home here and look forward to staying for a long time!

I type this as a resident at 3:57 am. The second time this morning alone that I have been wakened by a piercing fire alarm. It has now shifted from a weekly occurance to a daily one. Im over it as the problem has been going on since I moved in about a year ago. They are on top of maintenance requests and communication but finding a better system to pinpoint who sets them off or what to do with repeat offenders seems to be out of their hands.

We were greeted with friendly eyes and a big smile, from what I could assume underneath a protective mask. Madison was eager to inform and help us as we searched for our new home. She made it a point to listen to what we wanted and tried to accommodate as much as possible, instead of pushing us into a place just to lease it. I really appreciate how communicative she stayed throughout the entire process, updating us play by play and letting us know what (documents) and when we needed to submit - more than once, and still polite, as I failed to pay attention at times.The location is great, the property is clean and secure, and the staff takes COVID safety protocol seriously - which I am all about! Not to mention, the neighbors are pretty friendly, too! Thank you for all your help, Madison! You are THE Best! :)

I’ve loved living here. Literally the best location in Houston- easy access to the park, downtown, major access roads, tons of nearby restaurants and bars. The staff is friendly and any maintenance request has always been taken care of promptly. Perfect apartment in the heart of Houston!

Stayed at this location for 12 months, never had a late payment always paid ahead of time, never made complaints even when there was plenty to complain about. I came from Sky House in Downtown stayed in 21st floor had so many amenities plus and amazing view of the city for the same price as this one. Only reason I came to stay here was because I felt the park was calling my name. They have great access to the park. Skyhouse brand new building and the only reason Im making the comparison is because even when i left i had no issues. Today when i got home i got a notice of collection of fees 1,650 to be exact. I paid every single rent and complied with everything. This building is old and they are charging outrages fees for moving out. Mind you, I lived alone, no dogs, no pets. I had other issues with fees being applied but since they were small amounts i just paid it off, but seriously guys i think this property is badly managed, the leasing will be nice but once you move out youll get hit with surprises. Avoid the headache, Im already spending to much time on having to write this, but i would really want to save somebody heartache. So many apartments in downtown and midtown newer with so much more amenities and nicer gym. I will be contacting a lawyer about this, but whos going to refund me the time and distress Im going to go through dealing with this mess. Please say some prayers for me and God bless you on your new home search.

My wife and I moved here two months ago and absolutely love this place! The office staff is outstanding, friendly, and very accommodating to our requests and needs. The location right on Buffalo Bayou Park and proximity to downtown Houston is unbeatable! We have two dogs, and the apartments are very accommodating and make it very easy to have places for them to go outside We were surprised how quiet it is, and the neighbors have been very friendly. The maintenance crew has been outstanding, very friendly and responsive, and we appreciate everything that has been done to make this an enjoyable home for us. We hope to stay for many years!

You have to live with this company for a minimum of a year choose wisely. Amenities do not compare to the surrounding properties for the price. To me the experience made me feel like after I signed the lease I would become just a number, and thats not what I wanted.GO TO THE BAYOU ON THE BEND! There so awesome, ask for Leslie.

We have stayed her for about 15 months and loved every minute! You cannot beat the location. Very close to parks and downtown. The manager Derrick is very personable, professional and accommodating. Desmond is super helpful and pleasant to work with. We would have stayed longer but had to move for work.

I love that the amenities are accessible 24 hours a day. I was looking for a 3 month lease term and luckily this place offer short term leases. I, also, love the fact that they offer a 30 day no satisfaction guarantee; meaning if you are not happy or satisfied you can break your lease within 30 days without any penalties. This shows me that the company is VERY positive about their product. Ive met some residents and asked questions and many of them seem to be very happy with the community, staff, and location.

One thing I love about this place is that every employee knows everyone by their name and apartment number when they walk into the office either for a package or for a small conversation. I love that they go above any beyond especially when it comes to packages! Its hard to make it into the office due to work hours but they are willing to drop your package off in your apartment for you if you cant make it!!! They always ask how things are going and just make you feel so comfortable. Ive never been so excited about walking into an apartment leasing office! Great job Team Sabine!

I have lived here for a year now & just resigned my lease for another year. The location is great. Youre right on Buffalo Bayou with private access to the trail. Youre across the street from the park which frequently hosts fun events. The street can be crowded at times, but its just because of the amazing downtown views! They do close the street from time to time for events that span Allen Parkway, but Derrick & the rest of the staff are sure to give plenty of notice beforehand. Speaking of the staff, Derrick, Desmond & Linda couldnt be nicer. They make it a point to remember everyone, and even which unit theyre in. Its quite impressive! The price is about what youd expect to pay for the area, but comparatively cheaper than surrounding apartment buildings. I definitely recommend Marquis Lofts on Sabine!

The entire management staff is awesome! Derrick has the uncanny ability to remember everyone living their and engages us regularly. Maintenance staff is prompt, professional, and friendly. They keep the grounds clean and the access to Buffalo Bayou Park cannot be beat.

I have been a resident of Marquis Lofts on Sabine for 8 months now and I am absolutely loving it. The office manager Derrick (and staff) are great and go out of their way to make residents happy. Derrick organizes community get-togethers on a regular basis. Fourth of July party was super fun. Its nice to get to know your neighbors, this is definitely the friendliest complex Ive ever lived in.

The lofts are nice. There are no wall signs to direct you (only by the elevators). If you enter from a stairwell like I did, its difficult to get where youre going.

Weve been living here for over 2 years now and we adore it. The staff we have here are wonderful - the manager Derrick and the associates Linda and Desmond all really push to make both the units and the amenities work for us. Ive seen them trying to fix the coffee maker on his own when Starbucks is late! The units on the west side have gorgeous views, and while there has been some noise, its usually temporary and hasnt been late at night. The people who live here are friendly, too. Finally, while living on Buffalo Bayou can sometimes mean we cant get the dog walked very far when it floods, the Lofts werent flooded during Harvey, though we were a little island, and we never lost power or water. We recommend the Marquis Lofts highly!

The Manager Derek, Office, Cleaning and Maintenance staff are the best. We live here for more than 7 years and the current administration is very respectful and always attend the office and maintenance requests on time..The location is great, very convinient, our Unit is big and the downtowns view is beautiful.

There are probably a few good units in this complex. Unfortunately, ours is not one of them. My wife and I have lived here for just under 2 years. The 24hr maintenance is a joke. Response time takes a minimum of 2 hrs. The whole place is aging and needs a makeover. The water pressure is horrible. We have the worst upstairs neighbors. Not only are they constantly making a ruckus, they tampered with their water line and have flooded our unit multiple times now. Somehow, they havent been evicted from the complex. The rent is over inflated for the quality of service. The management will lie to you about the units when you come to see them. The construction quality of this building is really bad so you can and will hear your neighbors. If you dont think all these bad reviews are accurate, go look at the top rated apartments and apartment management lists for Houston. There are zero CWS apartments on any of those lists. Save yourself some stress and steer clear of this place.New info: This is an old building. Apparently the cracks in the floor sometimes go all the way through. In our case, the water from the upstairs neighbors washing their floors drips through the ceiling into our bathroom. There should be a way to review the apartments per unit because I wouldnt recommend our to our worst enemy. Our lease is up at the end of August and we cant wait to leave!

I am a resident at the Marquis Lofts on Sabine in Houston Texas. Since moving in in October 2014 the gas fireplace and grill have been inconsistent and mostly unusable. Of all the amenities available this is the one that is most important to us, making use of this area during the nice weather is important to all the residents here. The fireplace and grill underwent a large reconstruction less than a month ago and now this weekend was again out of service. While I was at the pool yesterday I noticed no less than 10 residents bring their groceries down to grill only to be disappointed when they discovered the grills were not working. I called the maintenance hotline and made a report because on Friday I had purchased 5 lbs of King Crab to grill for our expected company on Monday night. Now, today when I sent an email asking about the status of the grill I was told they will have someone come look at it but it will not be working today. I then asked if the management would be willing to go to Walmart and purchase a portable grill for residents to use until the issue is resolved. I was told that they would not be willing to to this since they do not know when it will be repaired. I would think this would be the exact reason to supplement the non working grill. Less than $100 to make your residents happy. We pay almost $2000 a month in rent, others pay considerably more, investing $100 to make a temporary correction seems like a small accommodation considering you spend much more on wine tastings and catered events. This was an opportunity to go above and beyond with very little time and investment to show that you value your residents and choosing not to create a remedy reflects the opposite. Bad business decision. Businesses need to be customer and solution oriented. I will be going out to purchase a grill today so as not to waste 5 lbs of crab legs and enjoy my company on my only day off.Just one of the things we will keep in mind when time to renew.

Not a great place to live. The location is nice. Well i like the location at least. The construction of the units are just bad. I specifically asked this when moving in to the gentlemen showing me around and he informed me that noise disturbances were not an issue.I hear my neighbors walking around constantly. Im woken up every morning by foot stomps. You can actually feel them walking and with the design of the loft the footsteps turn into a deep bass sound because you live in a box. Its not just the ceilings that are poorly insulated. The walls are also very thin. You can hear when a persons tv is on and my one of my neighbors has a dog who gets crated when she is not there so whimpering and barking dogs are heard as if they are in my unit.Again design is cool, the location is cool, the staff is fine by me. well other than them not telling me the truth about the units or they dont live onsite or just dont have knowledge of the units like a person living there. Long story short I would stay away. I moved in a week ago and lets just say im already looking for a new place to live.

Rent is overpriced and its become a loud building. Pool is often dirty and the grills dont always work. We have lived here 4 years now, and have had our fair share of fire drills at 3am.
