I would not live here at ALL COSTS!!! I have been trying to get off my lease since August and turned in all of the necessary documents. EVEN TURNED IN MY KEYS AND HAD SOMEONE TAKE MY LEASE AND THEY HAVE NOT REMOVED ME!!! ITS OCTOBER!!! They are unprofessional, do not respond to emails or say they will call back the next day but never do. The apartments are not in good condition. There are holes and roaches everywhere. The new management is definitely worse then the last. I am not happy and extremelyfrustratedwith this complex. If you are having issues as well I would report to the Houston Apartment association. This is ridiculous.

Getting an apartment here was easy . Very prompt in their response time . Always answered phone calls and returned emails . Very professional and friendly. I just moved here have a couple about two weeks living here . Make sure you have pest control come out the first week. No matter how clean you are there is always going to be bugs sneaking in . I haven’t seen a roach but seen wasps but the problem is gone now as they did pest control. The problem I have is whoever painted here made a mess . There’s pain spots down the drain, in a lot of the floor . Just looks very messy . However this is not my forever home so I’m not going to make a big deal out of it.Also I have two cars and I wish they provided more than one parking sticker even if I have to pay for the other .

I have had a great experience from the very beginning at the Daphne. The leasing agents went above and beyond to help me with my paperwork and anything I’ve needed since I moved in has been addressed very quickly. The complex is nice and quiet and it’s super convenient to have an Amazon hub here on property. Overall a great place to live for the service and amenities at a great price.

The assistant manager Linda is unprofessional, disrespectful and has no leadership skill. She needs training around problem solving and communication. She got upset with me because I wanted to know why she didnt contact me after maintenance confirmed my window is broken, thats been broken since December. Ive but in several maintenance request and complaints with corporate. She has no business being a manager if you dont know how to manage your job, she tell me that she didnt have to have a conversation with me, because she was busy with it being the 1st of the month, just returning from the bank and it was a lot going on because the former property manager was no longer with the company. She was straight up disrespectful, she cant even handle her job responsibilities how can she manger a property. This over all living experience has been awful.

I first moved in when it was called Parque View and it was later put under new management and renamed The Daphne Apartments. It doesnt matter the name, the place is a dump! Its infested with roaches and the water is turned off every other day because of pipe issues they claim the city is working on. Im not exaggerating when i say the water was off every other day. They also take forever to address maintenance issues and on top of that the office staff and in particular Jose was rude and always seemed to be in a bad mood. You can definitely find better. You should avoid this place like the plague or COVID!

I’ve only been here for a couple days so my review was based upon that. I am very happy with the service that I received upon moving in just about everything was perfect and gave me hope after my last experience with an apartment complex. Everything was clean and in place and the staff is very professional and helpful. The area I’m in is quiet and well kept. I am so grateful, Jonathan is my leasing agent he did a remarkable job, every time I called they answered the phone and helped me promptly and made a virtual experience extremely pleasant. I’ve been trying to get into this apartment since October. I will admit there have been issues on my end but here it is November and I’m having to call almost every day to get a lease and payment worked out. They called and emailed me about making a payment and even threatened to let my apartment go even after I paid my deposit and signed my lease to hold it in October, now that I’m finally able to make a payment I can’t seem to get the time of anyone in the leasing office and when I do the information isn’t useful and I feel rushed off the phone. It’s stressful to say the least. I’ve already paid my deposit which is NON REFUNDABLE and I don’t want to feel like I’ve wasted my money by trying to look somewhere else.

I lived at The Daphne for 15 months and just moved out due to a job offer out of state. I enjoyed my time at The Daphne and never had any issues. Maintenance requests are completed timely. Although I have seen several reviews mentioning roaches, I never saw even one roach, ever, and quite frankly I routinely left dishes in the sink. The management is available and tends to try to meet each every request. I definitely would have renewed my lease again had I not gotten a job out of state. Highly recommend.

I can understand an apartment complex will not always be a perfect fit and there remains a number of logistical tasks behind running the complex that residents do not hear about or remain out of the staffs control. Similarly, PV does offer more affordable housing with a convenient location relative to the Med Center. With that being said, however, I cannot express how poorly my experience has been at Parque View. Whether it be from the bugs that literally INFESTED my unit (even after having an exterminator come through my apartment 6 times this past year) or the fact that I have had to call the place THREE SEPARATE TIMES on homeless persons approaching me at night while I take my dog out inside the complex, I have never had such a poor experience with housing before. I de-sanitize and deep clean my apartment kitchen and bathroom virtually every to every other day, while bugs remain in my coffee machine, pantry, dishwasher, bathroom & kitchen cabinets, shower, and in my sinks. This remains even after reaching out to management with minimal success after a number of extermination attempts. Furthermore, I have had to call HPD on 3 separate occasions for either persons walking around the complex from 11 to 1 AM asking me for money or cigs, including 1 of which included 2 men touching my back to ask me if my dog was aggressive at 11 PM and later receiving a note on my door a day later saying my neighbors downstairs were robbed by 2 men of similar physical description as who approached me. While repairs have been placed, some of which have yet to be fixed (including 2 work orders submitted to fix the lock on my mailbox, which does not close even with 3 weeks left of my lease), there has been minimal effort to alleviate these substantial concerns. Aside from my complaints to the Houston Apartment Association and contacts to HPD already, the only thing stopping me from contacting an attorney is the fact that fortunately only 3 weeks remain in my lease. As a young woman living alone, I cannot recommend PV to anyone looking for affordable AND safe living, and I wish the best to all residents who remain in light of my own concerns as a resident.06/14/2018 Update: Moved out of my apartment about 3 weeks ago, only after having to throw out my infested couch after finding eggs in the cushions. Found several dead bugs on unused shelfs. Best of luck to anyone living there, I hope the renovations truly improve the quality of this complex after the nightmare it was to live there the past year.

I really like living here! Maintenance concerns are resolved very quickly and are few and far between. We saw like two cockroaches one time and they came to spray within 24 hours and we haven’t seen any since. The best thing is WE CAN NOT HEAR OUR NEIGHBORS. I’ve literally never ever heard anything other than the occasional foot steps from upstairs and I know they have surround sound up there and regularly watch movies on it and I’ve never heard a single thing from the neighbors to our sides. Love love love that. I’ve felt very safe and would be confident recommending this complex to those with small kids. There’s always lots of parking and there’s quick access to public transportation. Also, the office staff is pretty friendly, too!The water gets randomly shut off sometimes, but that’s usually the city not the complex, and it’s midday so if you work it won’t be an issue.Overall great place to live. We’ve been here a few months and we are very happy with our decision.

My Gf and I have now lived here a couple months now in one of there one bedroom renovated units along with a doggo. The Daphne management has treated us very well from looking at the complex to now a few months into our lease. I know reviews helped us when we were looking at a place so Ill try to be detailed to help others. We are very happy that we picked The Daphne. Our apartment was clean and No damage on move in. The little flaws there might have been maintenance fixed the next day. Even the one bedroom after you get all your furniture inside is still a good size for two. The complex is very quiet, I mean really quiet. Theres always open parking for tenants and visitors. The Amazon package center is a nice convenience. For us all the appliances in our unit were new and have done a good job doing there job and being quite. We have a dog and theres plenty amount of grass area for him to run and pee, as well they have dog stations with free bags which is a plus. At night they have many bright LED lights on the buildings which makes my gf feel safer when we take the dog out at night. In regards of safety here there is only One entrance gate, but 2 exit gates. Plus at night there is a security guard that walks the parking lot.The only flaws that we have experienced being here is that even though we had a renovated unit with all new appliances our A/C unit is 20+ something years old so we been paying a good amount in electric for that. Some days water pressure can be an issue especially for the hot water, but its still enough to take a shower. Some units have a ceiling fan in the living room and some do not, but having one helps. With rain this complex seems to do very well with water. Some sidewalks do flood and then the days/weeks after have sand or mud on them so that can be annoying. Another annoyance which Daphne has NO Control over is that the road in front of the complex is not in the best shape, has a few potholes and lots of hump/bumps that can get annoying coming in and out of the complex.Overall if your looking at the Daphne and work near the Med-Center I would strongly advise moving here.

During these dire times it is not usual to find a place that has a rent relief program. Thanks to Daphne Im able to make my payments at a pace I can manage during this crisis. Ive been living here for a year now and so far the maintenance issues are solved quickly; if you have a problem with your A/C, they give you a temporal unit until yours is fixed. In general, resident service is 5/5. Their location is excellent, close enough to highway to only be a streetlight away but you dont hear the sound at all. A bike ride away from the train, so its perfect for Rodeo time. And theres a bus stop near 3/4 exits. Very practical and affordable.

We lived at the Daphne for almost 2 years. We must say we really enjoyed living here. I really have to thank Mr. Jonathan for making most of my life easy at the Daphne. He is a very knowledgable, warm and understanding person who works Saturdays and Sundays as well and gets things done in a jiffy. He is a great asset to the Daphne team!Maintenance:The maintenance team is really efficient. If you schedule a maintenance request with the leasing center, consider it done the next working day. There might be roaches trouble and it totally depends on the way the apartment is maintained.Community activities are good. Events happen atleast once a month.Deliveries:Packages get delivered to the Amazon hub and you can conveniently pick them up on the way to your apartment.Transportation and Parking:Ample of med center shuttles and route no. 60 of Houston metro are right outside the apartment. The red line is like a 10 minute walk and an easy connect to downtown.Parking is strict. Dont forget your permits, else your vehicle will be towed.Safety:Safety is great. There is a patrol officer who keeps patrolling throughout the night and there are cameras everywhere. Also, the apartment complex is right across UT Housing and Med center cops patrol the streets well. We never faced any trouble.Summary:Overall, a lovely experience! I recommend leasing the units here. Walk straight to Jonathan and hell take care of you.

They even didnt reply to my emails. I dont even know what is the problem with the cabinets. Ill see a lawyer for this issue when I go back to Houston.Although it was locked, my bike was stolen in front of my unit in our first month in the Daphne. The management did not help me even with this issue. My wife was exposed to a loud discrimination speech by some of our neighbors in front of the grills. I just finished my first year contract. One year ago, management was eager to sign the contract but right now they are not kind at all. They just try to acquire money from every thing. First, they started valet trash system even I dont want to use it they are charging me 25$/ month. So Im paying this amount for a service which Im not using . Ive never seen anything like this but it happened to me thanks to the Daphne apartments. Theyre charging money even Im not using their valet service! Also, without any (kind or rude) notice, management decided to shut down the closest laundry room to me which was one of the main reasons to rent from Parqueview (right now its Daphne but its same).Lastly, they increased the rent because they had started to paint the outside of the buildings. So nothing is changed in my apartment but its increased. They were really happy when I talked about the leasing duration, which is 6 months, because they told my face that whenever we moves from here they will change the appliances and increase the rent fee. According to management, its huge renovation, huge makeover! I will try to be as objective as possible. I lived there for about a year, the place is beautiful. I liked the area and the apartments, however, the management is very poor. They gave me a reasonable price to move in, but after only 7 months when i had to renew my leasing contract, they increased the rent by 27% ! 220$ increase after 7 months only, they did that to force me to move to one of their renovated apartments that are also 15% more than my starting rent. I had no choice but to accept their offer and had the trouble of moving to their renovated apartment because it was in the middle of the year, and I was too busy looking for a new complex. Not to mention their tickets policy of forcing you to pay a fee whenever you accidentally leave anything in the balcony or the trash valet, they dont even give you a first warning. Once they issue the ticket, they will tell you their ”policy” is not to cancel any ticket back, so whatever you say is not important to them.I did like the aparments and the area, but the management made my stay not pleasant at all.

Overall, I consider the Daphne Apartments to be amongst the best complexes in all of Houston in terms of living experience. Of course, no experience is going to be totally perfect. However, I can say that the staff at the Daphne are some of the most compassionate people I have ever encountered. Life happens to all of us, and I was reminded of that after a traumatic event in my own life in 01/2019. The details of which are not as important as the overwhelmingly compassionate responses I received from all levels of management (from the front office staff up to ownership.) Couple weeks later after sighing the lease we asked for our gift card and office receptionist told us that they order it but that it had not arrived yet, and would be issued as soon as they were. This debacle went on with us constantly requesting our gift card, until at the end the manager completely went into denial and stated that they had never promised us a gift. it seems like false advertisement. In addition, I have send numbers of emails to Parque view apartment regarding the pest issue at the apartment . I send the office couple email as, the pests bitten my young children and I took them two time to doctor due the particular reason. I not only effect my kids health but i missed some days from work and on top of it mental stress. Despite paying the pest fee every month, they did not provide those services and that too despite multiple emails requesting action.Furthermore, when I left the their apartment I just received a letter from their office that I owe them $127 after with holding my security deposit. My husband and I stayed here for a way to save money and stay close to work/school for a temporary time while leasing our home in the heights, and being that the price ($740/mo.) is the most affordable with metro transit, this is a pretty good option if you live in the medical center and need to save some cash. However we would never stay in this general area otherwise because of a lack of things to do close by. Still, I have to say, it has been amazingly affordable with little to no complications.

I have lived this place around 6 months and before I signed up the lease, I thought that it would be secure place to live but they did not even bother to put a patrol once a week. I requested them to clean up the place before I moved in. They said that we did it but when I got home, it was the same. I had to clean up all the mess in the house. Several incidents had happened and the patrol only stayed 2 days. I would not call this as a secure place. Anyway, after I moved out, I left them a cleaner house. They cut 75$ dollars. It was just a broken handle and the door which was a big lie. I used the microwave around 6 months and I did not even notice a single crack, and the door was working properly. They send me unclear pictures and they said that it has to be changed. They decided to take that amount of money out of my deposit. Parque View Apartments or Daphne or whatever it is gonna be called after a short time. Do not waste your money or time. Find somewhere safer and decent. This place does not deserve you.

Heres an honest response. My roommate and I are students at UH and simply in need of affordable housing. That being said; this place totally delivers. We live on the second floor and yes have seen a bug here and there periodically, but we have never had any bug problems. They do spray every couple of months, for free, in the apartment and for us that has worked just fine. The only issue we have had is the ceilings. We moved into 608 initially, and within the first month we had ceiling trouble, a leak that was supposedly fixed three times before it took up the entire 2ftx3ft corner of the living room. We were very concerned about mold and the problem recurring, so we relocated to our current apt in building 18.Here we have had no problem whatsoever with leaks or bugs, not neighbors or anything. Until today. As I type this, there are 4 spots on the ceiling where leaks are turning the ceiling yellow.Parque View I will say, is responsive and sends maintenance out quickly. If you move here, please know that they are old buildings and so there are problems. My interactions with the office staff have been fine, but to be frank, the upkeep done on these buildings is not great. For me, the risk of mold in the ceiling from leaks and the sheer inconvenience of it all makes me recommend finding somewhere else.

I am moving out of these apartments at the end of the month, have lived here for 3yrs, and what used to be a pleasant living environment has turned into a HORRIBLE experience!! If you do not have extra money in your account to cover STUPID incidentals like paying $20 for a new parking sticker because you got a new car I recommend DO NOT LIVE HERE! If you do not have extra money in your account to pay for you/your guests cars being TOWED DO NOT LIVE HERE! If you do not have extra money to pay $10 for an outside gate key DO NOT LIVE HERE! If you do not have extra money to pay for a light bulb/installation DO NOT LIVE HERE! I never do this, yet the new management and leasing agents have made what should of been a bittersweet experience very disappointing and no longer worthy of a good review!!

If youre looking to live close to pretty much everything in Houston, this is the perfect location. I see the reviews about pests, mold, etc. To avoid a great portion of the issues listed in these reviews, ask for a unit with newer appliances. (Roaches hide in there). If I ever had a maintenance issue, they would have it fixed at least by the next day. They have times where pest control comes through to spray for bugs and it is mandatory. Sometimes the water is turned off for repairs by the city, but its usually from 11am to 2pm or so. Being that everyone here either works or goes to school, youre never home for that anyway. It is relatively quiet here. The laundry facilities are usually clean and dont cost a lot to use. There used to be a Kroger on the corner, but its since been close down. You can walk to NRG in maybe 10 minutes. People actually jog outside and kids play outside across the street at the little park. Its refreshing. Remember, this is an older apartment complex, so there may be issues here and there. Also, if a visitor does not park in visitors parking...they WILL be towed, so be extra careful about that. Overall, Ive enjoyed my stay here.

Unit was infested with roaches on move in day and even a week after fumigation (Edit: Have uploaded just a few pictures of the many roaches from the first AND second units that Ive been in. They were everywhere in the first unit, from inside the fridge and other kitchen appliances to inside of my packed boxes and personal belongings. Not so many in the second unit but I still have to self-treat the closets and cabinets for weekly roach sightings). Had to hassle management to keep my summer special rate after they decided to transfer me to a new unit (because of aforementioned roaches). Residents park in limited visitor parking spots so guests may have to park in the street; expect to be towed if youre parked in a non-visitor spot without a permit. Staff is unlikely to assist in a timely fashion after you sign your lease. Staff makes no effort in the ways of customer service if you happen to land on their bad side; will make you feel unwelcome if ever you must visit or call the leasing office. Price and location were good but not worth the pains of actually living here. Ive only been here for one month and I will probably not renew my lease.

**UPDATE: Management has addressed the bathroom toilet by replacing it. I didnt even have to call. Fast & great service!**This is my first apartment off-campus and living completely solo - and its been great! Ive been moved in for ~2 months now.I was pressed for time to find a place and luckily The Daphne was there to help. Julia helped me out a ton with tours and choosing a room. She walked me through the process like a newbie (definitely a good thing) and didnt leave out any important details. She was extremely accommodating before and when it came to signing.Jonathan was also extremely helpful with running through details once I signed. This place has an Amazon hub for packages - but when I had a bed shipped to me, Jonathan helped the driver locate my room (with my permission) and drop it off in the room. That took a load of stress off me! However, the bed failed to deliver 2 times beforehand (not sure why).Im not nitpicky, but there were a couple things that came as a surprise: the dining area was carpeted (either I misinterpreted the 2nd floor floor plans or chose one with carpet instead of wood). The bathroom toilet doesnt seem super secure - it shakes a little when sitting on it. Theres a slight decline in the floor but not very noticeable. Some of my favorite parts are the pool, outdoor grilling area, Amazon hub, gated parking, and community. Everyone here is very friendly so far. I wish there were more community events! The parking is pretty tight at times - the lines are just super close. The parking lot could use some fixing, too (but not a big deal).Overall, I couldnt be happier with my first place. The leasing agents (Julia and Jonathan) were beyond helpful and integral to me signing here. The apartment aesthetic is cute. Valet trash is useful (but should be optional). Visitors can park on the street without worrying about towing/meters. Theyre connected to AT&T Fiber which provides really fast internet. The little lizards running around are a cool plus! HahaI feel very at home with the Daphne!

I have lived here 6 months and will not be signing another lease once mine ends. Before deciding to lease from Parque View Apartments I did a little research. I looked at various reviews from different websites to see if this is where I wanted to live. The majority were negative so I was very wary about leasing here. I did see that the management had changed as well as ownership, and that they were going to refurbish the apartments so I figured things may be different. I was wrong. The apartment is in a great location and they are taking full advantage of it. The remodel is only on the surface. Basically, they threw a new coat of paint on a trashy old apartment and called it a remodel. Crooked and sticky cabinets, painted over drywall holes, old bath tubs/showers with new paint, crooked doorways with doors that wont shut or catch and paint splatters on the floor and walls. If you look at the 2-1-A it is not even close to a 2 bedroom. The 2nd bedroom is a study that they turned into a second bedroom by changing the entrance door type and placed a hole in the wall for a closet entrance. The apartment is not worth the price tag you pay a month. Not only is the apartment itself not worth the money but the management is pretty bad as well except for one to two individuals. When I signed my lease my apartment number was changed 3 times and my rent was raised from the originally stated price to about 50 more per month even though I had email proof of the original price. Their mistake but I am the one that gets punished. They are often slow to respond to maintenance requests or fail to take responsibility for obvious maintenance issues not caused by the resident. Water interruptions are a common occurrence and their apartments leak AC/Heat like a sinking ship. If you do get maintenance to come in a timely manner they are often leave a mess that doesnt get cleaned up until you confront the management. The management becomes confrontational when you bring up issues with how they are handling themselves and they even push the buck by saying that it is a third party repair so its not their fault... basically, they are never wrong. You are expected to pay all you bills on time, in full and follow all rules (understandable and I do) but they are not held to the same standard when it comes to fixing resident issues, service standards and maintenance. You may ask why did I move here even with all the warning signs and issues before I even moved in? I moved here because it was the only thing that was available at the time, good location and the short time frame I had to find a place before having to move to Houston.I gave this place two stars instead of 1 or less because it is in a great location and one to two of their management staff is decent and genuinely helpful.Avoid this place if possible. I will as soon as my lease is up.

Real apartments where you will live in bad shape, they put paint over dirt, they even will paint sink. Very noisy. You may even feel vibration from neighbors washer. Roaches, rats are all part of the place. The management are jerks, their system fails once in a while and it will show in error that you past due one something, and they will scam you every day over email and phone. You will learn their real faces. They even will threaten you with penalties.Assistant manager is jerk and total dickhead named Storm McKim, tall bald headed dick. Another jerk that works there is Joshua Fuentes, short jerk, no brains. The whole team is bad, they are there not for you but against you and to rip you off. These are the worst folks to deal with.Crime is very high in this complex, car brake in, burglary, broken gates, open gates with broken locks are all normal for this place, one guys laptop was taken from his hands, someone pointed gun on him.Verbally they say that they do their best to improve, they only say that.

While my stay I might have easily called the cops for like 4 to 5 times to report suspicious people. For a business like this, please learn to satisfy the tenants because after all we are paying you the salaries. Owner please read this if you dont want to get bankrupt.

The management is really bad. They bought the place. Basically painted it in weird new colors and now call themselves A- level. A- level my shoes! I really do not like how they handle any sort of negotiating brought on our part. They are nice if you are able to pay for highest rent apartments where they have finished renovating but I feel like they practically wanna move us after 1 year of contract- in which we were nothing but responsible collaborative renters- so that they can put new stuff in it (i.e. instead of the 30 year old furnitures we have) and rent it at a higher price.I honestly dont like how I am being treated. We always pay the rent early but they send three e-mails in 2-3 days urging us to pay a violation fee of 25 dollars for their trash service guide lines and we go there to ask is this really necessary, we listen to a sermon on how the manager never got a ticket by the police because she always follows the rules. I think they should be more accomodating, I dont like the like it or leave it attitude. This is not a hotel, we are actually members of this neighbourhood. I expect at least a professionally kind conduct by the leasing offices part. They keep charging for us for the renovations they have made outside of our apartment. They keep bringing new services we didnt really ask for or consulted about and then invent rules and violation charges out of them. The location is fine but I really think we could do better around this area. If I didnt kinda have to because of my work nowadays I wouldnt extend my contract. It is a shame...

Worst apartments in Houston. Management is not at all friendly (especially Raquel, Storm and Josh) and they will try to scam you in all possible ways.Apart from crooked personnel, this place reeks of roaches and bugs. The inside of the apartments are old and shaky (wooden floors) and the appliances are old and of cheap quality. If you use stove, the coils burn out quickly and produce a lot of soot. When you leave apartment, they will charge you for burnt coils and blackened stove tops and coil-bowls (which is inevitable because of poor material quality and not because of your cooking). Within my few months of move, I got heavy infestation of roaches. When I complained about it, they sent novice pest-control person (of course they hired the cheapest person across the border). The pest-control guy just sprayed around few corners and left. The next day there were even more roaches. I went to the management and asked to change my apartment. They asked me for extra $300 move-in charges and an increase of $150 per month for the new apartment. Such scammers are these guys!! To avoid paying these crooked people more money, I decided to treat the infestation myself and used baits and sprays every weekend till the rest of my stay here.If you happen to come even a minute later than their office time to collect parcels, they will not open office to help you, especially a lazy-ass person named Storm. These guys are the meanest people I have ever encountered in my life. When I left the place and turned in the keys, Josh came for an inspection. He saw a piece of hair on bathroom floor on otherwise clean and moped floor and said that he will charge $55 for cleaning. I was stumbled on their level of cheapness and their gimmicks to scam tenants. Thankfully I am out this place and will never recommend it to anyone.

Not to mention I was recently broken into and taken for all I had, DURING BROAD DAYLIGHT. Also, my apartment was right next to the office and nobody apparently saw anything.
