I am a contractor who worked at this location and I must say DAMON in leasing is by far the GREATEST hands down! Not only was he extremely helpful but he was just as nice. I did not have to ask where anything was because he initiated letting me know with one of the most amazing smiles on his face! This guy needs a promotion ASAP! My husband and I lived here for 2 years (and hes been here for almost 3 years). Throughout our time here, we really feel like Marq 31 was a true home. The staff were exceptional. The amenities are wonderful. The little maintenance our apartment needed was always timely. The entire Marq 31 team made us feel like we were taken care of. Finally, the location of the apartment complex is central (and walkable!) to so many amenities: Central Market, H-E-B, several cafes and restaurants, a public tennis court. Its a gem!
I have been pleasantly surprised by how well run the apartment is and how well kept the amenities are. The gym, 2 dog parks, game room, and roof terrace are much bigger than I expected and the management do a great job of keeping the complex clean and functioning. I was worried about noise and I’ve never had an issue and the few small issues we’ve had in our apartment the team have responded to quickly and fixed. I’ve never met the management team but I have to say bravo to them - they’re doing a great job running the place and have exceeded my expectations.
I’ve really enjoyed living here at Marq 31 for the past 3 years! The staff is always courteous and helpful when I have issues. The property has 2 large dog parks that our pups enjoy. The dog parks and gym are very large compared to other places I’ve lived. We also have an apartment with a large yard we enjoy. Very nice neighborhood also!
Marq 31 has been the perfect apartment for me. From the location, to the Gym (2 story btw =) ), to the amazing staff, I have really enjoyed living here. Service request are completed within 24 hours and they have made my fur baby so comfortable that I never worry when they are in my home. As a single female that likes to walk the area, I have felt very comfortable as opposed to when I lived downtown. Kelly, Damon, Erin, Sterling and Desmond are definitely the key to the community and go above and beyond with assisting me when I am unable to get to the leasing office before they close. I have lived at Marq 31 for a year and half and this is the longest I have ever lived at a single property.
I lived at Marq 31 for the past year and it has been such a great experience, I am renewing my lease for year 2. The price, quality, and location are unbeatable. Moreover, anytime I’ve called the leasing office, I have been connected with someone who is knowledgeable, helpful, professional, and respectful. The gym is big and clean. The landscaping is pretty and well maintained. The other shared spaces are clean and enjoyable. Anytime I have needed a maintenance request, they fix it within the week. When I pass the maintenance people in the hallways, they are always kind and friendly. Parking is easy for myself and my guests. I really do enjoy living here. I’m writing this review because I know how helpful a review can be to someone wondering whether to sign a lease. I rely on reviews myself, so I want to give credit to Marq 31 for giving me an enjoyable place to relax and enjoy my free time. Thanks Marq 31!!! I truly love where I live.
Love living here! Sadly, because of COVID I am missing out on all the incredible amenities that make this place really special -- but still love living here. The apartments are stunning and our front desk staff (Sterling, Patricia!) is a pleasure to work with. The Luxer Package room is great and secure, two dog parks, two pools, three club houses, a state of the art two story gym, gorgeous interiors -- what more could you want? The location is AMAZING, everything is near by. If I could pick one thing I dislike, it would be the parking garage -- it is a pain because its so narrow -- oh, and a ton of the tenants feel like they dont have to have their dogs leashed lol but other than that GO FOR MARQ31! I have truly enjoyed decorating my home!
Marq31 has been the perfect home for me. The location is amazing, the amenities are lovely, and I enjoy my living space. Im very happy with my decision to be here. My building is fairly quiet and my neighbors are also. There are a lot of pets if you are a pet lover.
I have been living at this apartment complex for almost a year now. I have not had any issues with the staff in the leasing office and the amenities (gym and game room) are nice. The main issue is safety related. About a month ago, I came downstairs at 6:00 am to walk my dog before work. The glass in the side door downstairs was broken. Someone bust out the glass. I took pictures and sent it to the Assistant Manager. I recommended in an email to the Assistant Manager that they install cameras because the one security guard that I see walking around sometimes cannot be everywhere at all times. The Assistant Manager responded saying they will handle the door situation. I was thinking that they would send out an email to the community letting them know about the incident, but they said nothing. I’m sure people don’t even know it happened if they don’t live in that building.This morning, I went down at 5:30 to walk my dog, and the door is broken again. Glass isn’t shattered, but the door doesn’t close. As a single female, I do not feel safe here. What is the point in having fobs if anyone can just break the doors and walk in? Nothing happens when this occurs. They just fix the door smh. As soon as I can leave here, I will be.Update: my last review was four months ago. The door was broken again a couple more times but as of late has remained fixed. I am still getting random large roaches in my apartment. I do not have an infestation. They are coming from somewhere else into my apartment. I brought this up to management, and they said they didn’t know where they were coming from. They had an exterminator spray my apartment, which to me wouldn’t do anything because my apartment isn’t the source. I feel that they might need to ramp up spraying the grounds with insecticide to a couple times a week instead of once every Monday. I don’t know if they are coming from the outside grounds, or I just have dirty people that live near me. Either way, I feel like if I wanted to deal with this, I’d be living in a complex where I pay $500 per month, not $1300.

After an incident at a previous apartment complex, I was very concerned about security when I moved into Marq 31. I have felt very safe since moving in a year and a half ago. Plus, the staff is super helpful and the amenities are great! I have recommended this place to a few of my friends and will continue to do so.
I just wanted to express my satisfaction! Desmond is just such a fresh air. He is always ready to help you and does it always with a smile. I’m also really happy that all amenities are open now since this is the main reason I leased. Marq31 is beautiful and I am loving my experience so far.
I went with my husband to view the apartments they look amazing. However, our experience with the administration was not good at all. We were thinking of leasing an apartment here but the administration never sent the quotes we asked for in order to make our decision of which apartment we were going to lease. In a span of a day we called 5 times so they would send us 4 quotes for different apartments they only sent us 1. After the tour, the guide told us he would send us the quotes we called to remind him but again the quotes were never sent. We called it quits thinking that if they are not responsible with possible tenants, they would not be responsible with maintenance or requests from current tenants.
I just recently moved out of Marq31 after living there for almost 3 years. It was the best apartment experience I’ve had. I especially love the Gym & the Sky Lounge. The Staff has been extremely helpful since I’ve been there. Desmond & Sterling are always responsive at the Front Desk. Yris, the Community Manager, always made sure our requests were accommodated. If we didn’t have to expand to a house due to our precious new addition, we would still be there. Excellent Experience overall.
I was sad to move out after 2.5 years at Marq31… I really enjoyed the amenities, and it was awesome to have yoga at the pool with Leticia! Yris and the front desk are always ready to help you and really nice to work with. I will miss grilling in the courtyard just outside my unit on the ground floor. It was a pleasure to see how the staff cleaned the grills every morning and took care of the courtyard plants. A memorable experience in Houston.
Marq 31 is a very nice apartment complex, but leasing department was dreadful. Damon was on the phone with friends laughing it up while we had to wait for him to finish. No information was given to us about the apartment we requested and while we were self-touring another couple showed up inside the same apartment (Great Covid Protocols). Overall a very unpleasant experience, it’s a shame for such a nice complex.
Went on a tour here and was not expecting much due to the tour being self guided for health and safety. I was pleasantly surprised while talking with Sterling, who knew the entire complex like the back of his hand. He was able to stay on the phone with me the entire time and give me turn by turn directions for everything. He made my tour very welcoming and comfortable. The complex itself has many great amenities with a stylish look. I would highly recommend checking this place out!
This place is amazing, the apartments, the amenities & the staff are top notch! Damon helped me by communicating consistently throughout my whole moving process including scheduling with my movers, he definitely went above & beyond to make this a stress-free move, I highly recommend you go talk to him!
I really enjoyed living at Marq 31! By far the nicest apartment/complex I’ve lived in in Houston. The Marq 31 staff was always so helpful if any issue arose. I rented a unit on the first floor with a personal yard that was perfect for my dog. I would’ve renewed my lease without batting an eye if I didn’t have to relocate for work. Thank you Marq 31 for being such a wonderful community!

Highly disappointed by this apartment complex. When we first moved in, we had high hopes and were excited about moving. After staying there for a few months, we started noticing that the office staff was not able to address any concerns. During covid. the office team went 100% virtual and unable to reach which made this even worse. They neglected the grounds, did not address problem residents and did not communicate at all. In comparison to other luxury apartments, this is by far the worst when it comes to a front office. We had apartments broken in to while we were there, cars broken in to, property damaged etc and the office staff communicated very late or never communicated. Even worse, did not even try to put any security measures in place. Along with that, they did not address and work orders or maintenance request. The doors are almost always damaged and accessible. I waited over 6+ months for an exterior door to get addressed. The only reason it was finally fixed was because I called the regional director of the company!!! Even worse, they did not do any maintenance during covid which is illegal! They refused to do any non essential maintenance until further notice which was over 6 months. This meant anything in the apartment that was broken was not going to get addressed. Overall not worth your money. For the amount you pay here, you can get way better service!! The apartments are nice, but if you run into any issues youre pretty much on your own here. I reached out to local management multiple times and they refused to help. I promise this will happen to you also if you choose to live here.
Great amenities and nice apartments! However there seems to be a lack of communication with management, our bikes and several cars were broken in and there are no security cameras.

Dont live in apt #3329 why?Because who ever lives in apt 4329 which is the apartment on top of 3329, are the most annoying disrespectful people ever.And they are not leaving anytime soon, they have been living there for 3 years.They give zero Fs that theres people living under them, and they walk like horses, from 7am till they come home, till they sleepAnd you feel the whole apartment shaking when they start walking and running around.I have migraines and every single step they take it hits right in my headI told the office two times, and with all due respect to the staff they did their best but its just those people who live at apt 4329 dont care about anybody. Marq 31 is an amazing place and staff are good people and professional, but it’s just those who apt 4329 you guys should move to a barn.
We have lived here a little over two years and the issues keep getting worse and management has become unresponsive.- First issue a man ran after my car in the parking garage and when I parked he exposed himself and peed on my car. I left in my car and called the courtesy officer and reported it to management and they never called me back or emailed me back.- Second major issue is lack of response during the last 6 months. The office claims to respond within 48 hours but it takes a week or longer for them to respond to emails.- Third issue packages disappear in the package room but also in the lockers. I have had 3 packages delivered to lockers with confirmations/pictures from the delivery companies and a locker code cannot be provided.- Last issue- after living here two years with the same cars Management had one of our cars towed and is claiming that it was not registered and because it didnt move for a while. Due to Covid-19, both my husband and I work from home and have not had a need to drive it anywhere. Instead of asking us to move our car or warning us it needed to move they had it towed. This cost us over $400 dollars.For the price you can find a much better managed complex with the same amenities.

Hope you like loud music. Pay 1900 a month for them not enforce any sort of policy on loud music. Extremely frustrating that people are allowed to play music past 3:00 am on a weeknight. If youre a young professional or just enjoy your sleep dont live here. Plenty of cheaper options that allow you to sleep. Lived here almost a year and nothing has changed.
I’ve lived at Marq31 for a few years now and have even had a few in-house transfers. Each and every time, Yris and her team did a great job of making the process smooth and accommodated my requests. Highly recommend!
We just renewed our lease for a 3rd year here. Marq 31 is a pretty decent apartment with nice amenities and welcoming staff. Hope the pandemic will be gone soon, I miss the gym so much!
The Marq 31 team is highly dedicated to serving both residents and guests of their property. They continually have a smile on their face and offer to assist you with any needs you may have while on site. Besides the team, the apartment is always in great shape and the amenities offered are amazing for conducting business meetings, hosting private events, getting a workout in at the 2-story gym, or just hanging out in game room.
Ive lived at Marq for 3.5years now, since it opened. Its been the longest time Ive spent at an apartment complex because Marq really has everything you need. While much of Houston and TX have rushed and gotten sloppy about COVID, Marq has been responsible to ensure the health and safety of residents which is so important in a community of 500+ people. Ive made friendships with neighbors, and enjoy all the resident events that Marq has made possible. The maintenance staff is seriously amazing, everyone is friendly and helpful. They take the community part seriously. The units are clean and modern, my 1bd/1ba has a generous outdoor patio, and there are lot of greenspaces which makes it dog friendly. Ive never had a problem with any dogs that live here even though I dont have a dog.Even though its a large community, there are plenty of spaces and amenities to find a nook for yourself.I definitely recommend living here, and appreciate the management for being so responsive.
Lived at Marq 31 for 4 months now, it stands out to me as a better property than others because staff such as Karina and Patricia go out of their way to accommodate residents, as well as resolve my apartment needs in a quick and timely manner. Other staff as well have only been friendly, the property is always clean, and the amenities are great. Much thanks to the entire Marq 31 crew.

My family and I really enjoy living here so far. The amenities are awesome. Our daughter loves it! So far everyone is pretty friendly including neighbors... Karina was the one to help us move in and she is very sweet!!! She’s been helpful and always in a good attitude. Same with the other staff from what we’ve seen so far. Hopefully everything remains this way. :)

Toured the property with Paul and he kept in touch the following weeks, advised me on the best available options within my budget and preferences. Marq31 is a place where good neighbors, friendly staff, polite managers, a cool gym, a large pool with summer parties, beautiful and bright apartments👌
The management and leasing agent Karina were super helpful. Im coming from out of state so it was nice that they took the time to ensure I was taken care of. The property looked extremely nice so Im excited to move here in September. A+ on customer service as well.
Update to my review: This complex is beautiful, that has never changed! The amenities are great as are the staff. Many of the small issues we had in the beginning have been ironed out although some persist but fortunately not as often as before so there is real progress. Building 3s elevator still goes out from time to time but not every week as in the beginning. Visitor parking is still a work in progress. Changes have been made to allow a set amount of visitors to park on the roof however it is cumbersome that you have to get a tag from the office so they can get into the garage and you better not lose it because it will cost you $75. This works if your visitors stop by during business hours or if you know in advance that you will be having company you can request one early but if its after hours youre out of luck or if you have several people over this doesnt help you. There is tons of space in the garage I think there is still room for improvement. The dog parks are getting some much needed TLC. The mulch is an improvement but unfortunately there is nothing that can be done for the lazy residents who refuse to pick up after their dogs. I still wish they went with a turf system. The mulch area still gets smelly and messy with heavy rain. Clubhouse is awesome, gym is great, and again staff is super friendly and helpful.

Great apartment with wonderful amenities. Staff is all extremely helpful. Moving from out of the state, Johnny was beyond helping and incredibly outgoing showing our good friend around the apartments before we were able to get to Houston to check them out ourselves. He, and the rest of the apartment crew, also put together some awesome events for the residents to socialize and have a great time. Great experience overall as well as Johnny and the rest of the staff being top-notch.
Marq 31 is, in my opinion, among the highest-value and nicest communities in Houston at the moment. Here are some areas that informed my decision to rent with M31:- Quality: the property, being just over a year old, is modern and thoughtfully designed.- Amenities: is an aspect that one must see for oneself. Many communities will list their pools, gyms, work rooms, etc. on their websites, but the quality and finish of their equipment, rooms, and layout, all of which really matter in the user experience, have to be judged in person. M31 will pass with flying colors.- Management: Paul and Sterling, whom Ive interacted the most, are both very responsive and responsible, regardless of whether I am a potential or current resident. They are kind and have great style.It may not be perfect for you, but it is definitely worth a visit and a place on your shortlist.
It only my second days in this apartments. I never had cockroach before. I use to leave in Aria at Willowick park. Also, these cockroaches were huge ones! My wife also found insect in dishwasher, which we think is out of control! In total 4 cockroaches in two days 🤯 I hope I will not see 724 cockroaches in 362 days. 🤞🏻
The staff is absolutely amazing. If you are deciding to go tour the property, Paul and Tyra are amazing to work with. The community is clean and well maintained. The amenities are some of the best in Houston and offers a unique feature with the game room that Im sure everyone would enjoy. The rooftop lounge is also a nice feature. You get views of the city and wont have to worry about a high-rise coming and blocking your view. If you are looking for place, I highly recommend you tour!!!
We had an appointment today to view this complex. When we walked in, there were two men at desks. One was with a family; the other was on the phone. We were not the only people waiting to be helped. The man on the phone did not seem one bit bothered that he had guests in front of him.We waited over 20 minutes, without an acknowledgement of our presence.The one gentleman who had been with a family, completed his time with them and helped the next family waiting.The other man finally got off of the phone, left his desk, returned and got on the phone again.We finally walked out.I understand it was a busy day. But we toured 6 properties today. If the man on the phone would have taken a moment to acknowledge our presence, and let us know he would be with us promptly, I would not be writing this review.However, this apartment complex needs to know the importance of a client. A client who has taken the time to book an appointment, show up on time, and is now in front of you is more important than a potential client on the phone. Take a message a call them back!!We got the message loud and clear. We were not important. We were not impressed.We left and will not return. Our business will be taken where we are valued.Good luck.

Moving from NJ to Texas early 2019 - my realtor showed me about 7-8 properties from Broadstone Skyline to Elan in Montrose and hands down, Marq 31 is the best and has some incredible value to offer. Amazing amenities, beautiful complex, great community, receptive maintenance, and prime location for a short drive for just about anything. Most importantly the current staff is incredible and the property manager Yris is second to none. She is sweet and understanding of her tenants needs & is willing to do whatever she can to make everyone happy. Karina, Patricia and Sterling are some of the best leasing agents Ive ever come across… if they are serving you, you cannot go wrong! Really proud to live here and be around like-minded professionals, would highly recommend!!!
After 8 months of living at Marq 31, I cannot say enough positive things about living here. Staff has been amazing in all aspects. Megan and Tyra were great in helping me get acquainted to Houston, and maintenance has been quick to respond to any issues I have had. Amenities are the best I’ve seen at an apartment complex and they are constantly hosting social events, making it easy to get to know your neighbors. The location is ideal for my work in the med center. I would definitely recommend this location to anyone needing a new home.

Definitely a 5-star property! Not only for the beautiful apartment homes, but also for the leasing staff who go above and beyond to exceed expectations. Paul went out of his way to help me find a unit available for immediate occupancy. He was, and continues to be, incredibly patient, kind, and proactive in assisting me transistion to a new city and new home.
This by far has to be one of the best apartment communities in the River Oaks/Upper Kirby/Greenway Plaza area of Houston. The amenities are very nice and the best I ever encountered. There gym is two levels with some of the latest equipment available. The sky lounge provides breath taking views with indoor and outdoor areas. The business center has multiple private conference rooms, and a large one with a flat screen on the wall for presentations. This community has 2 sports/game rooms, with pool, and arcade games. Excellent place to live.
Lets talk comfort and LUXY when I say that I’m referring Marq 31. Being here is to be home. Your in throwing of some of the best food and all the great shopping Houston has to offer. Meagan and Paul will always make you feel like family and help you with all you need. Make Marq 31 your next move and come home!
Without much guidance aside from a price point, Paul Sierra instinctively found me exactly what I was looking for. He was very knowledgeable, attentive and accommodating. Tyra Enoch also assisted with the process and had great energy and enthusiasm. They were both professional, responsive and efficient. They made what is usually a daunting task easy and enjoyable. The property is beautiful, brand new and has more amenities and community events than Ive found at any other complex in the area. The residents are friendly and seem happy to be here. I look forward to the following year of calling Marq 31 home.

I cant praise this place enough. Great value, fast maintenance fixes, awesome & helpful staff, clean and extensive amenities, nice neighbors and neighborhood. Paul and Sterling have become friends. Great dudes.
Searching for a new apartment is never fun in my opinion, but my visit at Marq 31 was one of my all time favorite properties to visit for many reasons. It was an easy decision after seeing the amenities and getting a wonderful site visit from Paul. Paul was knowledgeable and so friendly, making me feel warm immediately. He was patient, answered all of my questions, and has kept in close contact to see us through the lease signing process. My fav amenity is the 2 story, 5000 sq ft gym that has equipment Ive never seen in a regular gym. Also, the interiors at Marq 31 are stunning- I particularly loved the quartz counter tops- and I LOVED the sky lounge- views for days! Highly recommended :)

Overall this is not a bad place to live. Especially if you love dogs.Pros:- New apartment- Two pools- A few lounge areas which can be reserved for private gatherings.- Computers with internet and printers available.- Garage parking (unassigned)- Pet Friendly and two dog park areas (Put this as a Pro for pet owners)- Package lockers available. If full, they have a package room that they hold them for you. Packages in the package room must be picked up during business hours.- Hallways and elevator are cleaned fairly often.- Maintenance crew is great- On site courtesy officer is seen walking around very often. Love this!Cons:- Too many dogs- Elevator almost always smells like dog- Guest Parking was not really in the plan when they built this place. Only about ten guest spots on the first floor of the garage. All other guests have to park on the street or wait to follow someone on in the garage. Roof parking allowed for guests. Guest garage tag is available if picked up during business hours. If the guest parks in the garage roof, you either have to walk out to open the door or they have to go down to the first floor so they can dial in.- Garage floors are not leveled properly when constructed. Standing water stays for days after it rains. Annoying to walk through. Picture attached.
Nice pool and gym but there is no sound proofing in the building. You will hear every door open and shut and every dog bark, and it seems like almost everyone who lives here has a dog. Not worth the price.

Ive called Marq 31 home for the past two years and unfortunately things have gone down hill. Emails and phone calls dont get returned from leasing office. Apartment units are being rented out cheaper and cheaper each month. Sad to say we will probably be moving out when our lease term is up.

Very impressed with my experience! From the moment I walked in, I was greeted with smiles and positivity. The leasing agent welcomed me immediately and walked me through all the amenities that they had to offer, which was better than anything I have seen so far in my search. The tour was quick and very low pressure, which made me feel so much more comfortable looking for the right space for me. Left with a smile on my fave with howhfriendlt wveryone was. I went for a tour with my roommate and this was by far our favorite complex for many reasons. The amenities are the best weve seen in the area but the tour guide was awful. We both felt he had better things to do than give us a tour. He walked very fast and was not personable, when wed ask questions hed cut us off mid sentence, and was eager to wrap up the tour. When we asked if there were any specials going on his response was, We dont need specials, our apartments are leasing without specials. These apartments have only been open for 2 months and arent even 100% completed. There are construction workers walking around everywhere and when aparentmets are first opening there is usually a special... thats why I asked. At the end of the tour we sat back down and before we even said anything he asked, So may I ask why youre not choosing this location, and what specials other apartments are offering so I can write it in my note. We walked out with no information, floor plans, prices, or pamphlet. This was our top pick but unfortunately due to the terrible hospitality we decided against it.
Marq 31 is one of the BEST options in the area. I looked more that 20 buildings and this was the best in my opinion. I decided to go for it on the spot.Since the minute you enter the smell of the lobby is great, all is very luminous, and the interior design has been well put together with good taste. The building is NEW, open around just one year, amenities are amazing, the GYM is one of the BEST i have seen in Houstons Apartment complex.Location is great, because you are in the middle of Uptown and Midtown, all the paces that i frequently go are within 10 min. Very well connected to highways. HEB 10 min away.This is not all, The best part is the TOP NOTCH GREAT CUSTOMER SERVICE. PAUL SIERRA was amazingly kind, helpful and made my check in process easy, smooth and seamless. He was always attentive to answer my questions, and flexible. Ask for Paul if you rent or intent to rent in here, he is truly amazing. Tyra was also very nice, i meet here after checkin inn, we went through my billing process and she was patient and efficient explaining all my questions.I am so HAPPY that i decided to choose this location, everything i mean everything as been just nice and easy. Coffee service is good and they place donuts and treats sometimes. They have activities and classes at the gym. And they are VERY PET FRIENDLY, which was important for me, they even had pets treats in the main entrance. I strongly recommend this place if you are looking for an apartment to rent around Post Oak or Upper Kirby, area.
Ive been searching for a new apartment within the loop for several weeks now. As everyone knows it is frustrating and time consuming to find a new apartment. Immediately when I pulled up to Marq31 I could tell that there was a different vibe here. I met with Paul Sierra who was extremely welcoming and gave an amazing tour! The apartments are brand new and modern and the amenities such as the pool, fitness center, private meeting rooms, and common areas were top notch! Paul was so helpful with answering all questions and making the leasing process quick and painless! If you are looking for a luxury apartment within the loop, dont waste your time anywhere else!
FINAL REVIEW OF Marq31.Lets start by saying if you havent toured the property & youre just looking online, PLS take a tour! I actually turned this property down online but when Ia leasing agent insisted I took a tour I was sOo blown out of the water I looked & leased with Tyra Enooch.My experience living here was nothing short of a DREAM, coming home everyday was my highlight, I never knew how much Id miss watching the sunset on the sky lounge until I moved from this complex. I Truly loved all the amenities, the gym is two floors and has more than every machine you need, if you live a healthy lifestyle this will be on of your favorite places and will easily keep your health on track. every other Friday they have massages for the residents when u sign up, weekly food trucks, weekly gym & pool workouts & sky lounge Yoga.The residents were friendly and always smile it just seemed like most ppl I came across were generally friendly and I loved that.LOCATION : if you are someone who is extremely busy or always running late (me lol) This complex is no more than 13 minutes to almost everywhereee it used to truly surprise/scare me how fast Id get to places.My reasoning for moving was honestly a last minute decision. I planned on renewing my contract but wanted a much bigger apt for a specific price.Id HIGHLY recommend living here, Office staff is great one of THE best in the city honestly in terms of ALWAYS having amazing attitudes and ready to help energy especially DESMOND.Maintenance always came in no more than 48 hours late after my requests which were rare in the first place to be placed everything in my unit worked well. Amazing location, detailed architecture and design, no noise neighborsmy only complaint there was the dog smell in elevators every now and then but thats the pet owners fault, not complex.Overall I was pleased with my stay never any complaints my only regret is leaving but we shall see what life has in store maybe Ill be back. haha

So walking into Marq 31, I immediately had the sense that we were in for a fantastic ride. It was a busy Sunday but the leasing still managed to take their time with me and my roommate, AND do it with a smile. Paul Sierra toured the property for us, and he has been incredibly helpful through the leasing process, ensuring that we have everything covered from A-Z. The amenities on at property are top notch and strictly state of the art.While most properties will offer the basics like a pool, gym, and parking garage, Marq 31 takes it to the next level by offering concierge MW Cleaners dry cleaning, complimentary dog walkers, dog park, game room WITH arcade machines, and an incredibly gorgeous Sky Lounge with a 360 degree view of the Houston Metropolitan area at the top of their building.They have tons of floorplans that offer state of the art finishes and luxurious that immediately make you feel like youve walked into a Hotel suite. The location is nestled just inside the loop, close to major streets like Weslayan, Highway 59, and Westheimer.The only reason I didnt give this property a 5 Star review is because we move in on May 3rd, so Ill definitely be checking to ensure that all of this incredible quality translates over to the living experience, but so far, great job Paul Sierra and great job Marq 31!
The moment I stepped foot on this property it had a nice calming energy, my tour with Tyra Enoch was amazing and she was so informative and you can tell she truly enjoys what she does which is always a plus (leasing agents are usually laggy and just there to be there) not Tyra! She had passion while presenting the property and immediately after I left I knew this was where I was leasing next. Been living here almost 6 weeks and coming home feels like paradise, the facility is kept up to par and my neighbors are friendly.. the office staff is incredibly sweet and always ready to help. Put in a maintenance request & it was handled within 24hours. I can’t stress how beautiful this property is & online viewing doesn’t do it justice id suggest a live tour (as I almost overlooked it myself). Also the location is convineint & close to EVERYTHING, I never drive longer than 15 mins to get to either grocery store, downtown, galleria mall. It’s just fantastic. High recommend and truly enjoying my stay at Marq31.
Being from CA; working in the ent production field and moving to Houston is drastic for me as I had no idea where to live out here while working..... But I Absolutely love this property. The feel, the cleanliness, the amenities, the location, the peacefulness, and overall cool yet chill environment. The Vibe there is beautiful with good energy.*Paul is AMAZING, definitely go see him... I love his energy, patience, knowledge and professionalism. He truly listens to what you want, and creates optiions based on that. And no matter how many times I came back to decide or change my mind on which unit I wanted; he was so kind. I never felt rushed or pressured. He made me want to lease immediately. I didnt even go see another building after that. He’s sets the tone of the property. Even though All the staff that I’ve met so far have been awesome with genuine personalities...This property is incredible, sort of reminds you of a luxury hotel, they have massive hallways beautiful lighting, great texture and colors just everything flows with the mindset of fresh, contemporary, yet modern appliances, with an abundant edge...The pools are ok... But, they have thought of everything and even includes a complimentary dog walker, (I however dont have a dog) they have a world class 2 story gym, game room, separate complimentary office spaces, 24 hour maintenance on the property, security, and incredible rooftop club room, just beautiful.Also the movie theater is within waling distance, and if you go to church, Lakewood Church (Joel Osteen) is literally 1 block away. you can walk there as well.The schools arent very far as well as Ive found 3 in the area for my 12 year old with all super high ratings. Not to mention the Galleria area is only about 5-7 mins away.I know I’m going to love it here. They also have some incredible specials happening right now.I recently applied here and got approved. There is however one issue that is still being addressed that bothers me greatly. But I’ll wait to see how that goes before continuing to review in regards to that.But so far I love it.... Looking forward to it
Relocating to a new city is almost always stressful and time-consuming and nearly every move to a new location is fraught with hours and hours of research into weeding out properties while trying to discover that perfect fit within your favorite neighborhood at your new locale.Our experience with Paul Sierra (Leasing Consultant) at the marq 31 apartments in Houston was a pure delight! Paul was gracious, accommodating, full of information about the property as well as the neighborhood and had a great sense of humor -- essentially he made our time together very enjoyable. He led us on an informative tour and gave us all kinds of insights into the marq 31 apartments. In the end, we chose an alternative property in Houston for our move, but Mr. Sierra was very professional and helpful and the marq 31 apartments were so delightful, that I felt compelled to share our experience with the Google community about how terrific the marq 31 apartments in Houston are!First of all, the units are well-appointed and laid out and no corners have been cut in the building and construction process. The 2-story fitness center is to-die-for, and the pools... yes, plural: POOLS(!) are just gorgeous! There were SO many pluses about the marq 31 property that about the only thing worth mentioning on the downside is that apparently the marq 31 builders never really planned for significant on-site storage facilities for their tenants. In the end, we chose a property in a different neighborhood but felt the marq 31 apartments are definitely worth considering if youre looking for apartments in Houston.

I have lived here for two years with nothing but wonderful things to say in regards to the property and staff! Amenities are well kept and love the atmosphere of the property, will definitely continue to lease here for years to come.
*12 month update*Communication has dramatically improved in the leasing office. I still have to keep my drains closed in order to prevent silver fish from crawling all around my apartment, which is really annoying but it’s a resolution. This is the reason for a 3 star rating.*8 month update*After weekly visits with pest control for almost 6 months of living here, the bug problem is finally under control. Communication with management has increased but I find when I communicate with one specific person my concern goes on longer than necessary due to her poor communication, and she’s the assistant manager :(Again, love the location, the apartments are *cute* but the bug and communication problem are why I’m leaving at 2 stars.*2 months*It is impossible to get in touch with the leasing office. I’ve sent emails, called, waited outside of the office and after several attempts over several days, I’ll get in touch with Desmond who is the only person who seems to actually want to help (thanks Desmond). Once I filed a complaint with corporate they responded back to me but after that- nothing. There are silver back bugs crawling through the drain and they’ve done nothing about it, so I plug all my drains- kitchen, bathtub and sink which worked but my bathtub plug is broken and so now the bugs are back. I’ve tried calling and email but no response. They do not keep sanitation stations stocked at the gym, considering we are still in a pandemic you’d hope they’d be on top of it but I find myself bringing my own wipes to wipe equipment down before and after use. The package room is a mess, I do not get notifications of packages and they are impossible to find. I’ve had family and friends send packages for them to just get lost (maybe stolen) and to never be found in that package room. When I first moved in there were car break ins and they said they were going to get more secuirty but to this day I’ve seen no one. I’ve asked for the name of the secuirty company and they never responded with the information. The “secuirty” door that requires a key fob to access the building is always broken, so anyone can just walk in as they please. I’ve made several complaints about this and once I filed a complaint with corporate they made a permanent fix to this but before it was temporary and stopped working on a monthly basis. The apartment & it’s amenities are cute and the location is great but the lack of help from the leasing office trumps all of that and is the reason for 2 stars. I wish I would’ve known, I would’ve never moved here.
