Completely unprofessional from the management in Modera (Raquel Rowe) to corporate! Went in and immediately filled out and paid for the application she stated it would be all together within 2 days in which it took her a whole week. I was consistently calling and not receiving any help! She told me that corporate goes over applications so it takes longer since they are a smaller property management company. She also told they contacted my job from the offer letter I turned in and the company told me no one had ever reached out to finalize anything! You can never get in contact with anyone on property or even the corporate level! And don’t even try to have anyone contact you back. Raquel Rowe simply had something extremely personal against me and did not want me as a resident! You can definitely tell they’re screening certain people of color a lot harder than others as they want to keep a certain clientele. I respect trying to keep certain standards for your community but let’s be real this is not a Market Square or Catalyst type of apartment. Very basic apartments that honestly look like student living with awful views of construction and parking garages. The least you can do is keep it professional!!!!!!!
Hands down best property in the med center! We stayed here in one of the furnished apartments with Comfortable Home and were very impressed not just with the property which is beautiful and well maintained but the leasing staff is so friendly and helpful. There is a shuttle bus that runs to the hospitals and the property is even walking distance to MD Anderson and other area hospitals. The property is secured and we felt safe here. If you are visiting Houston we highly recommend Modera Flats as this can save you tons of $$$ on hotel expenses. Not to mention being able to cook meals and have our own washer and dryer!
Moved in about 3 months ago and I am loving it. Very quiet, nice and clean, and super convenient location. Great view of the bayou if you can get a unit on that side.
Ciera gave me a tour and provided helpful guidance needed to apply. Beautiful, clean and modern units at a great price! Highly recommend if you live in the medical center.
As a student in the Med Center, Modera Flats has been the perfect home for me. I have lived here since April 2019 and plan to stay here until Im done with school. The location cant be beat, the amenities are a students dream, and the apartment has become my studying haven.But honestly, the real stars at Modera are the office staff and maintenance!The office staff have gone above and beyond on so many occasions to make sure that everything is perfect for both myself and my dog. They are always professional, friendly, and willing to help in any way possible. Maintenance has been a dream. They are so quick to make sure things get done and get done right.10 out of 10 would recommend :)
I stopped by for a tour not too long ago. From the moment I walked through the front doors, Cierra made me feel right at home. Her knowledge of the complex combined with her ability to articulate the ins and outs of life on the property made the tour one to remember! I typically cant remember who gave me a tour when I visit apartments, but Cierra is someone I just cant forget. So thanks to her and to Modera for a great experience.
It saddens me to have to write this review. Mostly because relocating to Houston during these times have been tough and finding a new home is the less frustrating thing I wanted to have to deal with. Modera Flat was on the top of my list for a new home and unfortunately I had to make the decision to lease elsewhere (which I am happy with my choice) however I had to make my experience be known. Modera is a beautiful property but for me its more the customer service experience that is more important. I came there and met with a young lady by the name of Cierra that either was not in the mood to show me around or just hates her job, nonetheless that is not my fault. She barely seem interested in telling what living on the community would be like and even when I asked things about Houston (being that I am new here) she responded with things as though its not her job to tell me about Houston. I hope that whatever the situation maybe that its gets better. My feedback is the next she is not having a good day, take it off.
I would not recommend living here. While the proximity to the medical center is convenient, there are other nearby buildings (Elan, Vantage) that offer similar amenities but without the frustrations of constant fire alarms disrupting your sleep. One positive aspect of this building is maintenance - they are always really prompt and responsive.The fire alarms here are truly endless. Its gotten to the point where fire alarms go off, and residents hang out on their balconies instead of evacuating. They also occur at all times of day. The night before my physician board exams, the fire alarms went off at 3am and lasted an hour. So if youre someone in the medical field who work early hours, who takes call, or who values your sleep, I would not live here.Safety and security has really gone down the drain. Furniture was stolen from common spaces and multiple first floor units were broken into. Residents asked for security cameras to be installed or to hire a nighttime security guard, but management took no action. A few weeks later, 60 cars in the parking garage were broken into, and management was unapologetic about it and tried to pass it off as being very typical for the area. In so-called luxury buildings like Modera, management makes all the difference but given that chronic issues like fire alarms havent been resolved after several years, dont expect them to fix other issues either.
The apartments where in great shape all of the amenities inside where really nice. The best part of it was that the APT where very clean smelled clean to. Its centrally located and near everything you need. Security was great came in late a couple of nights their was the security guard taking the plate number. Over all a great stay.

Moved into Modera a few months ago and so far I love it! I work in the med center so its convenient to ride my bike to work. Property is quite and the shuttle service is great for the patients who stay here in one of the furnished apartments.
This property is in the perfect location only blocks from the hospitals and their leasing staff is top notch! We stayed with Modera via Comfortable Home and have been very pleased with our decision. Not only is Modera a beautiful property but hands down its the best location especially if you are a patient or work in the med center. The building is secured and we felt very safe here. I highly recommend Modera Flats.
I stayed here in a two bedroom, two bath, furnished unit for ten nights, while my wife was hospitalized. It was incredibly convenient, reasonably priced and very comfortable. The full kitchen saved us a lot of money. Although I didnt use the shuttle (I walked) the fact that there was one was an added bonus.
Best property and best location!! We have lived here for a few months now and love this place. The staff is very friendly and the pool is so beautiful! I work in the medical center so I can easily ride my bike to work. There is also a shuttle on property and many patients live here due to how close it is to MD Anderson. You can go wrong with Modera!
Stayed here in a furnished apartment and the property worked just fine for us. Shuttle to the med Md anderson was reliable. We did not get to enjoy the pool but it looks very nice. When we come back we will stay at Modera Flats as you cant beat the location.
Please consider carefully before deciding to move into this apartment! There are a few good things about this apartment complex, such as the convenient location to the Texas Medical Center, access to shuttle buses, spacious apartments, and beautiful views from the windows. However, robberies are pretty common. If you scroll down to the reviews, you will see many comments about robberies that have occurred here. The most recent one was yesterday when 60 cars at the top floors of the parking garage were broken into. Furnitures from the lobby area of some floors have also been stolen. Despite this, the manager has not made any improvements to ensure safety of the residents, such as installing security cameras throughout the parking garage and the hallways. The gate to the parking garage breaks at time, which can cause non-residents or guests to enter the complex. Sometimes, I hear loud knocking on my front door at night. After all these incidents, I feel really unsafe leaving my apartment or going to my car at nights. These are common complaints residents have had here yet nothing has been done to address these issues. I admit that thefts and vandalism are common in almost every apartment complex, but I feel these crimes are worst in this location.
First of all, the amount of break-ins that have occurred in the 10 months I have resided here is atrocious. My apartment was broken into within the first 3 months, followed by my neighbors 1 month later. Management does ABSOLUTELY nothing expect increase patrol cars which patrol outside the complex. Im sure Kathy and her management team werent born yesterday, but break-ins occur INSIDE the apartment complex not outside. Not to mention, this community does not have security cameras that are used throughout the common areas these break-ins are occurring. They have had their own leasing office broken into and furniture stolen from the 5th floor. Clearly the security of this community is so poor someone has the time and opportunity to steal such large items like couches and large flat screen TVs. Oh, and lets not forget the 60 cars that were vandalized all in one night. Im sure if they had parking gates that function properly more than 20% of the time some of these issues wouldnt have occurred. Ive noticed the management is more concerned with the amount of time my boyfriend is visiting me than putting on ounce of effort into reducing this crime rate. This community offers great amenities like a coffee bar, which if youre lucky, will work 1/10 times you attempt to get a cup. If I had a $1 for every time management has had to send an apology email for something thats occurred I wouldve been able to break my lease by now and move to a different community. Overall, its been a joy residing at this community. Every day is a surprise...youll never know if youll be waken up at 3am for one of their numerous fire alarms going off. Or if youll receive yet another email from management giving their sincere apologies for having another theft.
I have loved living here. It’s close to the med center and I now walk to work. My apartment is gorgeous and very spacious. It’s quiet both outside and generally inside the buildings. Repairs are done very quickly and the maintenance and office staff are always friendly and helpful. The walls are thin but it’s not bad. I did have problems with the people above me making a lot of noise, I emailed the apartments and they took care of it. People sometimes in the temp units do leave bags of trash outside their door not during the appropriate pick up times but the office addresses this with them. I have not seen any bugs in my apartment, the hallways, or the garage. As far as break-ins, this is Houston and they happen. No place will ever be 100% secure. I feel very safe here.
I think this place was OK to live. Near the med center. My apartment was burglarized and had my laptop and many other pesonal items stolen. Everyone tried to be nice and take care of stuff but that kind of sucks. I think they are trying to improve security and what not. Maintenance was good with fixing stuff when it needed. I had a terrible neighbor above me who would wake me up whenever they woke up or got home. It was so bad that they would wake me up at 5AM stomping around even if I went to sleep late around 2AM. And Im a heavy sleeper, that should give you an idea of how bad it was. I got a good offer though for rent and it was in a good location. Apartments were not too bad. Overall I would have given 4 stars if I wasnt robbed - but since my place was broken into, it should really get 2 stars.
Love Modera Flats!! Such a beautiful property and a without a doubt a place to call home. Brittany is so sweet and attentive along with all the wonderful staff. They truly make you feel like family. The location is RIDICULOUSLY AWESOME near all the great food and shopping has to offer!! Make the right move and come home to Modera Flats!!
I cant say enough good things about Modera Flats. They had everything that we needed for trip to Houston. During a very stressful time, Modera Flats made things a lot less stressful for us. They took care of all of our needs. 5 stars for them! Thank you Modera Flats!
Leasing manager is so rude n definitely racist. She is not a good listener when the resident need help. She has noticed attitude to asian residents. Sophia and Raquel are very professional n pleasant. I cant recommend this apartment to my TMC friends. Let them go to Elan. In 2020. I hope the property director will consider not to have the racist here. Relocate her to her people to make her work life happy. Thank you
Cant say enough good things about this place. The actual apartments are very spacious, they have a lot of amenities that other places do not have, everything is fresh and new, and the staff is so great!The best selling point is that everything is so upgraded and new, but the price is so reasonable compared to other places. Also, you cant beat being so close to Hermann Park and the museum district!
Living here at Modera flats has been an joy. The office staff and their team is amazing. Whenever I need something done or have a problem they are right on top if it. Ive never lived in a community where the property has so many fun events for the residents to participate in, from brunches, Halloween parties, Thanksgiving dinners and more. I would definately recommend Modera Flats for anyone looking for a quiet luxury property.
I am leaving the unit after staying for 3 years as managing team is not helping. My neighbor use the vent for extended time during day and night. I am not able to sleep at night nor work at day time, having headache and interrupted sleep. I was asked to move my bed under the window, making me at risk for any storm injury and losing almost 30% of my unit space.
Ive lived here for six months now. Its a decent place. It is very close to the med center. If you work there - the commute by car is about 10 minutes.The apartments are pretty nice, but relatively poorly constructed for this price point. For example, my shower control actually moves from the wall when you turn the handle... The covering on the cabinets is peeling... the floors are very cheap linoleum with wood print.The worst part is that the fire alarms are constant. They go off randomly. It happens so often that people dont even leave their apartments when the alarm goes off. Ive never had an experience like this in any other apartment Ive ever lived in.Ill be moving when my lease is up. If I were you, Id put some effort into your search as you can find better for cheaper.

Stay far away from this housing. my partner and I went here to visit family and I could not believe how they inconvenience working people on a consistent basis. Fire alarms rings at all hours of the night and morning, indefinitely- there is no one to call and no way to tell if there is a true emergency. I dont mean brief periods of alarms, I mean a barrage of noise 2 sometimes 3 times a Day for 30-40 minute intervals. BEGINNING at 4am was todays alarm. I DO NOT see how it is okay to deprive working people of their sleep without recourse or reason. Routine maintenence doesnt call for alarms to ring over a period of months at any time of the day. The residents pay nearly 1,000$ a week to be hostage to total chaos with no reprieve.all accountability go out the window after 5pm or before 10am- you are routed to a call center for nearly every call to the front office- dont expect a call back.We are leaving Houston sleep deprived and tense despite having paid out the nose for accommodations. Mismanagement at its finest, working against the working people in the building who cannot get those extra hours of sleep back and are at the mercy and whim of the erratic ceaseless sound cannon with no end in sight.
Good location but terrible management. The leasing office staff are not helpful at all. My apt has low frequency noise from nearby power plant which was extremely annoying. We decide to move out at the date as the leasing agreement signed. BUT remember you have to notice them 60 days in advance before you move out, otherwise you will need to pay more mone, even though youve already SIGNED a date at the very beginning.Also, I dont believe the apt is that safe. I found there were many airbnb renters, and I received more than three times of break in notice during the last two months.
Management team do nothing other than get defensive and gave you hard time. Once you ask for a manager then everyone becomes a manager and refuse to help.Nice place but need management
I wanted to live downtown but my wife was set on modera flats so we are here. I have actually never been happier: this has been the best experience ever. Brittany and Erin are awesome, so nice and genuine all the time, even when I have stupid requests. Anzo do s maintenance and always seems to enjoy his work. We plan on staying on here as long as we work in the med center.

It is a wonderful place to live. The building is awesome: new, organized and secure. It is very close to Medical Center: you can walk to the hospital or take a shuttle (if you dont have car). The leasing office team is always wonderful to work with: extremely kind and polite. They helped me a lot. The cleaning and maintenance staff are also very helpful. I made the right choice. Worst security ever! After living here for 3 months my apartment gets broken into and burglarized. Management team did nothing and got very defensive when we accused the maintenance team since the burglary happened only 2 weeks after I had a maintenance request completed in my apartment. On the same day there was another apartment that was also broken into so this is constantly happening. Nice location but security is the worst and it made it worse that management was very rude after we had our apartment broken into. If it wasn’t for security I would have given them a five star because I love everything else about them.
Modera flats is an excellent place to live, if youre looking to move to the area you should absolutely check it out. It offers incredibly friendly and helpful staff, a lovely building and decor, all with a wonderful atmosphere and sense of community.
These are a pig with lipstick.. Dont bother. The thing about the fire alarms is true .they happen ALOT and they blame everyone else. By the time i moved out my cat was so scared of them that she wouldnt even move.The gate to the garage breaks and so they leave it up...then send an email surprised that units got broken into.The office staff is nice (unless its a fill in then.. Good luck) but ultimately do nothing but apologize for how terrible it is. The price is too high for what you get .Save yourself the headache .

DO NOT LIVE HERE!!! The apartment complex will email you weekly apologizing for some inconvenience that the residents experience that is completely the complexs fault. For example, the fire alarm goes off at least 2-3 times a month due to faulty system, many times in the middle of the night (2-5AM). The apartment complex does not do anything other than offer an apology email. The water pipes in the bathroom smell, as does the dishwasher (even after i had it replaced). For the amount that you pay to live at Modera Flats and given the inconveniences experienced, I would not recommend this complex to anyone.

I enjoy living here so far. Its only been 2 months. Not much sound from the outside and none from my neighbors. Front staff is very pleasant and responds quickly. The community areas are really cool.So Im editing this review now August 2, 2018. I am absolutely in love with the floor plan. My bedroom is huge and this place has become home however, I wouldnt have leased here if I knew all I know now.1. The rent amount is not worth it! There are less expensive apartments close by that are on tier with this one.2. The pool is pretty much nonexistent. The smallest Ive seen.3. The gym NEVER has towels. Ive emailed about this and have even alternated the time I workout and still never any towels.4. I came home after a 12 hour shift, ate dinner, showered and got in bed, only to be awoken by a fire alarm at 1015pm. This isnt the first time.5. There are roaches in the hallway. One Ive actually killed.6. Ive sent pictures to management about trash being left by the elevators in the hallways.7. Trash is left in the door between the garage and hallways of apt. Also trash bags in corner of garage.8. The trash room will at times be completely full of trash and the shute full as well.9. I am very clean and two weeks ago saw a roach every day for a full week. I put in a maintenance request in for pest control with no response and emailed mgmt who responded several days later that theyd send pest control.10. In May, I experienced a leak next to my water heater and complained for several days before any came out and several more days until it was fixed. So my entire front hallway was wet every day.11. Gates broken for several weeks.12. No parking for residents ever available.Im fed up living here. No apt is perfect but for how much I pay here, I expect better. Its not worth it. The quality of these apartments has declined in the past year.Lastly, the freight elevator (right next to my apt) has been out of order for a few days. I just found out after approaching the staff since Ive been hitting the button for several days and the elevator hasnt came. No email notification of this. But countless emails about food truck night 😑😑😑. Priorities.As a type, its 320am and I was awoken from my beautiful sleep 7 minutes ago to the ringing off the fire alarm. And I have to be up for work at 7am. Priceless. The residents who love here are not that bright. Management takes anyone who can afford the rent but does not consider whether they can add 1+1 and not burn their food while cooking and open the apartment door to air the house out. If this was a false alarm, Im going to be even more mad.
I AM SICK AND TIRED OF THESE FIRE ALARMS GOING OFF IN THE MIDDLE OF THE NIGHT. NO REST FOR EMPLOYEES OR PATIENTS HERE IN THE MEDICAL CENTER.WE CANNOT WAIT TO MOVE OUT.My husband and I moved to Modera in February 2016 soon after they completed construction- we were literally one of the first tenants. Since then, we have had a love/hate relationship with this place.Unfortunately, we had to renew our contract for another 4 months since our house will not be done until September...1. FIRE ALARMS!!!- They have gone off AT LEAST 10 TIMES since we moved here and I have started a time list because it occurs so often at inconvenient times (at least once every 2 months):2/19/174/28/17 at 7:02-7:18 pm4/30/17 at 7:15-7:32 pm6/7/17 at 9:08-9:24pm7/12/17 10:16-10:38pm7/24/17 10:02-10:12pm8/22/17 3:11AM-3:25AMOne happened last November at 4 am.. on a weekday.. for an hour.. with work the next day..2. Trash violation- We were wrongly accused of a trash violation. First of all, we were out of town. Second of all, we always take out our trash at designated times or put it down the trash chutes. Lastly, it was a third party cleaner who decided to leave it in a corner somewhere.- Funny thing is, we see trash EVERYWHERE intentionally done by other residents but if theres no evidence of who did it, nothing can be done (per community manager).3. Pet violations- Seriously DO NOT understand how residents DO NOT pick up after their pets. There is trash bag receptacle literally 2 feet away where they decided to leave their pets excrement. Are you serious?4. Security- The garage gate is ALWAYS broken: this is terrible because anyone can access apartments from entering the garage- Update as of 7/24: it got fixed then broke again about 2 days later- One night at 11 pm we heard fumbling of our front door locks. We did not see anyone after the fact and not sure if it was another neighbor accidentally going to the wrong apartment. However, it did raise our concern about the stairwell next to us and the first floor door access from the outside. The door was broken and there is no key fob access for security. Manager did state that they would repair the door.5. Construction- Poor and cheap materials including flooring (can see furniture indentations)- Walls are extremely thin: can hear neighbors dogs barking, heavy footsteps, loud TV/music- Water smells like sulfur- Narrow 2 way garage with people driving at 15 mph around acute corners and trucks that are too big parking in the most inconvenient areas...6. No electric car charging; no towels at the gym- We end up having to go to our old apartment complex Elan for a charging station (we shouldve stayed there). Weve asked modera team multiple times but they said no.- Gym equipment is always disorganized. People dont put things back where they belong. Ive asked management to place a sign for people to be considerate but they did not do it... And towels are never available.7. Rent is pretty damn high for a 1 bed 1 bath with all of these complaints and no solutions...All of these concerns have been communicated to the management team and replies vary with little to no actual solutions. Erin has always been great and responsive, but lately we have not seen her around as much and have been getting replies from the new community manager Shanessa.Oh yea, pros:Close proximity to the med centerCommunity eventsNice pool/grill outdoor areaMaintenance requests are done in a timely manner
I HIGHLY DO NOT RECOMMEND THIS PLACE !!!! I recently moved into these apartments, initially I thought it was a safe complex but TRUST me, do not make the mistake of moving in here. Security system is horrible ...infact they dont have any security system. I have expetienced 2 incidents where some one tried to break into my home. And same incidents have happened with other residents and when you complain to administration, they dont even take notice.... they charge you so much for the units which is new, CHEAP construction... but can not afford to install security cameras in the hallways!And yes, if you want to live in peace this is NOT the place for you to move in. Every month their fire alarm goes off, and it sounds horrible, it can be late at night 2-5AM, sometimes going on for 30 min to an hour. And you do not want to have these issues when you come home from work.Their garage doors are out of order most of the time, which means ANYBODY can get into complex ... so please be mindful of the security issues.There are a lot of good, affordable, safe places near by to rent. Consider other options!

Love my apartment at modera flats! I looked at many complexs in the area before making my decision and Modera Flats had the best price per sq ft. Very happy with my decision! Quiet complex, friendly staff, dog friendly, close to everything. If you are looking to live in the med center chose modera flats!
I have lived here for the past 6 months and im very disappointed.all due the building is new there is a lot of maintenance issues, which are unfortunately not been taking care of on time if at all, the building is suffering from electricity cut offs constantly which in my case is a problem since we are here for medical reasons.the interiors are made in china the toilet handles stay in your hand, really frustrating and not recommended
If I knew what I knew now about these apartments I would have never moved in. You as a tenant are paying above market price for a poorly built unit that is suppose to be a luxury apartment and is very unorganized. I and neighbors have encountered the following -1. The fire alarm goes off at least once or twice a month2. The hallways are filthy and parking garage has had trash bags left several times3. The tenants visitors take up all the parking, having a parking pass doesnt make any sense if its not enforced. The employees take up resident parking, all visitors and employee should park in a designated floor and towing should be enforced. I have not once seen a tow truck4. The garage gates have been broken for several week and is wide open. Any one can walk into the building and that is extremely dangerous for tenants.5. I no longer go to the gym and just purchased a 24 fitness membership. This is because the gym equipment is always missing something and we are suppose to have towels that only last a day because they only get washed once a week.6. The garage door entering the building slams and you can hear it in your unit, there is no type of cushion to allow it to close quietly. You hear everyone coming in and out at all times.7. The unit doors slam constnlay there is no insinuation or cushion to stop them from slamming, you can hear your neighbors every move in and out the unit.8. There is dog poop all over the outside of the building and you sometime find it in the hallway.9. Kids are running and yelling in the hallway and you can hear everything echoed in the hallway. The dogs bark a lot and it become bothersome when poeople are walking them throughout the isles and they are fighting with other dogs.10. The shuttle service offered does not understand people go to work between 7-9 and they only transport to the medical center at bad times if you are an employee. The same is for the 4-530 pick up and there is no lunch time transportation for those who want to come home for lunch. For having a building in the medical center they dont know the tenants they provide units to and the high peak times of work.For those who are looking for somewhere to move to in the medical center i would recommend you look somewhere else. These apartments are overpriced and not well built at all and for normal luxury apartments you normally see walk throughs being done by management but that does not occur here at all. I will not be renewing my lease and myself and some other current tenants will be sending a letter to the management company hopefully the issues above and some others will be addressed and fixed and improve the management. I believe all tenants should have some type of reimbursement for all the above issues that all tenants are constantly dealing with. I have read some of these reviews that have been negative and all I responded are apologies but no resolution. So hopefully after sending a letter to the management property it will be better for others.
