The staff and manager Kayla are incredibly friendly. I loved staying here. The amenities are fantastic.. they’re great for entertaining friends. The hallway carpets can definitely use shampooing because it’s a pet friendly facility. However, it’s a good place to stay and located in the heart of Houston.
Super happy to have found a place I can call home here in Houston. Kayla and Grecia made my application and move-in experience delightful. No cameras in the parking garage. No accountability for hit and runs that occur in the garage. Staff has to be instructed by residents how to maintain the complex. They had to be asked to power wash the garage and change the carpet in the hallways. Carpet is still not changed even tho it was announced to be be replaced weeks ago.
I got here looking for an apartment at the last minute and was so grateful that Kayla was here to help me. She stayed past closing helping me and just made the whole experience so enjoyable. She was very informative and made the whole process super smooth. Thank you so much Kayla!!
I’ve only officially been a resident for about a week but I’ve been blown away by the staff here since the first day I visited. I was given a tour by Kayla and I was immediately impressed by her knowledge, professionalism, and warm personality. She took the time to answer all of my questions and never once made me feel rushed or pressured. In short, it was hands down the best experience I’ve ever had while apartment hunting and I’m very grateful for her help in finding my dream apartment.I also want to shout out Grace and Merissa who were equally exemplary when I needed help ironing out some details and finalizing my move-in. Again, I’m still a very new resident but thanks to the outstanding staff here, I already feel at home. :)
Leasing agents are great. Laid back, but professional. Nice community, very clean. Super close to everything you need! I love it!! Moving in was very easy. Apartment was in great condition. Parking situation is good and safe. Neighborhood is awesome. Gym is nice. Great place to live!!
Do not live here unless you want to be continuously awaken by unnecessary fire alarms in the middle of night due to poor maintenance of pipes. The alarms have then taken hours to be silenced because the company they employ takes their sweet time to get to the building. We have been left outside of our apt from 3am-6am before on a weeknight. Management then sends emails “apologizing for inconvenience” only to have the issue repeat over and over every few months. We are counting down the days until our lease is over.
I had a wonderful experience with Grace Salmeron! Even though I realized this particular complex was out of my budget she made me feel completely welcome and accepted. Could not have asked for a better experience. 10 out of 10 would recommend Grace!
I have lived in this community since July of 2019. Below are areas where Gables River Oaks lacks in basic accommodations expected by a tenant:Multiple midnight fire alarms (false alarms) due to poor maintenance on pipes that lead to loss of water pressure in the sprinkler system. If you sign up for a 12-month lease, you are guaranteed at least two midnight fire alarms, statistically speaking. The most dangerous part about this is now the residents expect the fire alarm is false and no one evacuates. It’s the building that cried fire.They promise 24 hour response times for maintenance requests, but that promise is rarely kept. The maintenance team is extremely understaffed for a building this large. It sometimes takes weeks to even get a new water filter for your refrigerator. The maintenance and cleaning team are the most positive aspect of this buildings staff.There are multiple areas of disrepair throughout the building. It takes them months to repair anything that multiple tenants complain about. They finally replaced the garage chute doors after months of complaints about the hallways smelling strongly of trash. Also, every few months, there will be a nasty fly infestation on the first floor from the beautifully smelling trash and you will see fly carcasses strewn about the floor for days before it is cleaned.There will often be pet accidents in the elevators or in commons areas. Unfortunately, the pet owners are inconsiderate and do not pick up after their pets. These accidents sometimes take days to be cleaned up and stink up the elevators/common areas. But dont worry, they have strategically placed automatic air fresheners throughout the building in a feeble attempt to mask these unpleasant odors.Accusatory remarks before offering to help a tenant by the concierge and leasing staff. Frequent turnover and lack of training for part-time employees have contributed to an attitude of accusation from the staff members at Gables River Oaks. For example, if a package is delivered by a mail carrier, and does not show up on the Gables platform it is likely that UPS or USPS has lied about delivering the package. This is the go-to response. Also, a lack of training for part-time employees ensures nothing can be done administratively unless full-time members of the staff are on location and available for training/assistance purposes.The next section of my review was not considered in my rating of the building. This part is completely out of Gables control, but it would be a disservice to anyone looking to move here to not make them aware of what they would be experiencing on an almost nightly basis. There is a nightclub/bar across the street from the loading dock (northwest corner of the building). On any night, except Mondays because they are closed, you may experience any of the following:People in cars with after-market exhaust systems revving engines late at night.People in cars playing music at top volume with windows/roof down. Most of these cars have powerful sound systems that will easily penetrate your poorly insulated apartment.Activities in the courtyard of this establishment are also extremely loud. It has something to do with how the courtyard is shaped. The shape amplifies any sounds in the courtyard and directs them at the apartment building. They are not unreasonably loud on their own. It is just an unfortunate circumstance.People drunkenly walking back to their cars parked on Kipling and Virginia, yelling and screaming, sometimes fighting, and throwing their trash on the ground. (Be vigilant about broken glass on the sidewalks)Constant honking, engine revving, music so loud it shakes your apartment. Be prepared to buy a lot of earplugs or a loud floor fan (you may need both). You will need these, at the least, on Thursday, Friday, and Saturday nights or you will have a hard time getting any sleep. If I could give 10 starts i would. I came to this property about 45 minutes before they were about to close asking tons of questions about different floor plans and Benjamin was so nice and willing to help me. He took us on a tour, showed us different floor plans and kept a smile on his face. He made us feel at home and we were just on a tour. He was patient and answered all of our questions and on top of that he knew what he was talking about. He wasn’t pushy, he simply gave us the information and showed us what the Gables @ River Oaks are about. If you ever want to tour these apartments ask for Benjamin, he’s the best ‼️

Great community with lovely amenities. Extremely exclusive and secure, exactly to my liking. I have stayed in several mid rise & high rise luxury apartments while traveling and I’d have to say Benjamin Freedman has some of, if not the best customer service I’ve experienced. He’s very communicative, understanding & follows up to make sure residents genuinely feel the luxury experience.
One of the nights, alarm went for 90 minutes between 4:15am and 5:45am. After 30 minutes alarm stopped but within 5 seconds it came back louder. Not even enough time for it to sink in that I can sleep again. Again after 20 minutes it stops and starts within seconds. This happens a few more times until it has interrupted 90 minutes of my sleep time.I have experienced commercial fire alarms before, but never for 90 minutes! Usually the fire truck shows up in 5 minutes and they address the issue and turn off the alarm in 15 minutes. But here it was just something else.When enquired with the maintenance team, they responded that a complex this size does not have a 24 hours maintenance staff. Apparently, they came after HFD had come and gone. And since they were clueless they left the alarms running for 90 minutes. By their own admission, it took 45 minutes for a technician to arrive.90 minutes of constant beeping of fire alarms in the wee hours!! If you are someone whose job requires that you get good sleep at night then please don’t live here.Its not only the question of poor maintenance but also the safety of the residents. Because these false alarms are routine and in case of real emergency, there are chances it would be mistaken for one of the usual false alarms, which is dangerous!

Have lived year here 4+ years and they have managed to maintain quality of the building much better than other places in town. Mostly professional community that is generally low-key and quiet.Benjamin in the front office has been my go-to for a while and is always really helpful and responsive. Definitely knowledgable about the community and a great person to just chat with. Would definitely recommend!
I have lived here for two years and have had the BEST experience. My neighbors are really quiet and I never hear wild parties.The walls and floors must be really thick because I can barely hear my neighbors at all. All the team members are so nice and helpful. They always remember me and make me feel like a VIP. They do an exceptional job of maintaining the building, pool and pet parks. I have been proud to call Gables River Oaks my home and will miss living here. If it werent for a job transfer I wouldnt be leaving. I highly recommend this property to anyone looking for a beautiful place live in the River Oaks area.
I’ve been touring apartments in Houston for the past 3 days, and no one came close to the experience Tatiana was able to provide. She was sweet, caring, and straight to the point. Amazing person, even better personality! She was the only one out of all property managers to ask me to sign/fill out an application, and I did! Tatiana is a star employee who gave us the time to clearly explain the property and lay out all options for my family and I. Gables is a beautiful property, and Tatiana is an amazing employee. Regardless of the amazing amenities Gables has to offer, you should consider signing for the management alone!

Living here has been great for the first week. The concierge and leasing team are wonderful and helpful on all realms. Maintenance is quick to respond and the quality of the place is really top notch.

Well maintained property and helpful tips/clear instructions for move-in. Very excited to live here and look forward to great service and residential experience from Gables River Oaks.
Five stars is not enough to express how happy I am with Gables River Oaks. I love the neighborhood and the building is tucked away on a quite street but in the middle of everything! The leasing agent Tatiana is an amazing woman, I must have come by to see her at least 10 times before deciding to move in and she always greeted me and my family with a warm smile, she made us feel so welcomed, Thank You!Tatiana allowed me to view several apartments before choosing the one I love, she was so patient and friendly and very professional! You will love living in this building, it is absolutely beautiful and Tatiana will guide you through a truly great experience! 10 Stars!!

I worked with Benjamin. He was great! Really took the time to address ALL of my questions/concerns. Although I won’t be signing with Gables River Oaks, I really got a lot out of my meeting with Benjamin. I just liked the Gables Tanglewood property better. He was the one that called over there to set up a tour for me!

Gables River Oaks is a great place to live. I have lived here 2 years now. It is the quietest place I have lived and have been renting for awhile now. I feel very safe and secure. The appliances and apartments are very high end! I would highly recommend this place!
From the moment I walked in, I knew this is where I would live. Everyone including Carey, Lynette, Jessica, and Tatiana have been extremely helpful. The process was smooth and quick. At first I did not think I would be able to move there because the apartment I wanted was on hold. I received a call the next day from Carey letting me know the apartment was available. I applied, was approved and secured my move in date. I am excited to live at this property after living in the burbs.
Just helped my gf move into her new place. I was pleasantly surprised by the apartment complex. The amenities are nice for an older complex. Ben was very friendly and a great help with our move in process. When we were deciding on apartments gave us a virtual tour and answered all the questions we had. On our move in day he showed us the whole building snd has been very responsive through email and phone. So far every everything has been great here, hopefully it continues!
Ben was absolutely amazing. My client needed a fast move we had some difficulties with other properties and Ben was irked very hard and was quickly responsive and got my client approved. The property was clean and amazing as well. Ben definitely is an assest to Gables.!
I recently moved in and the process was excellent. Carey Sackett was so helpful. She worked with me, was very caring and had the best customer service! Even after a few weeks of residing here, she is still so friendly and helpful on a daily basis. They respond quickly to any maintenance requests and take such great care of the property. The building has such amazing technology embedded in it and is extremely secure. Definitely recommend!
Too many fire alarms going off for hours at night, garage doors not working frequently
(Resident for over a year) Really going to miss living at Gables River Oaks. Ben, Merissa (Jessica before her), Tatiana and Lynette (constantly goes above an beyond with day to day concierge services) are such a great team of people. Very positive and willing to help with any issues or just simply any questions I’ve had while calling this place home. Only moving due to losing my job during Covid and having an opportunity out of state otherwise I would stay. The virus posed constant challenges to all but Gables River Oaks team has remained accessible and helpful to date. I’m sure many residents gave them difficulties with amenities closing but I believe the staff and company did everything they could to constantly adapt and maintain our living spaces regardless of the challenges thrown at them. Btw very quiet building and residents are super respectful. Thank you all.
This is my favorite apartment community in Texas. This Gables property is outstanding. The concierge is excellent; the maintenance team is excellent; the management is compassionate and caring. The design of each unit is exceptional. Each apartment includes a state-of-the art kitchen, and elegant bathrooms. This property is a tranquil place in the middle of a big city. The community is very polite and kind. Our neighbors are very respectful. The dogs in the building are super cute too!
Living at Gables has been great! I have lived in 4 apartments across Houston and this has been my best experience by far. The apartments are listed at great prices for the space you get, the staff has been so nice. I would recommend anyone live at this place.

My wife and I have lived here for 2+ years and we have renewed our lease for a 3rd year. The management is great and very responsive. The service crew is amazing and always willing to help. The concierge team always goes above and beyond even when they are very busy. We havent had any issues and wouldnt change a thing. We love it here.

The location is awesome, the property is impeccable, good taste in decoration, the community is small, and the apartments finishes are very clean and high quality! I do not see why anyone would not choose this Gables Community - really. It wont disappoint. Absolute best bank for your buck!
When we saw the Apartment, it is like a dream house for me and my husband. We loved it so much and going to have best time of our life here. Evrrything is just perfect.
Great Neighborhood. Quiet location yet it is a walking distance to Whole Foods, several retail locations and restaurants nearby. The apartments are built like forts, you cant hear anything from neighbors. The building is a solid built -- concrete between floors, sound proofing between apartments. The property is well kept and always clean. The staff is professional, friendly, and very helpful. The gym on site is beautiful. The pool area is great -- only wish the pool was a tiny bit deeper. Game room, private dining room, private movie theater all available on property and can be rented out. Free coffee and drinks to residents and guests. Plenty of gated garage parking as well as reserved spaces for those who need their own spot. Very highly recommended property and less than three years old.
Not only is this a great apt but the staff really do make a difference. I have been here for more than 4 years and to be honest the clear difference has been the personal customer service and the ability and willingness from a property and corporate level to work with you as a valuable tenant. My renewal is coming up in June and I know they will make it tough for me to leave and that in my book is a great quality being myself a Corporate relationship profesional I can respect that, cheers!Thank you Gables River oaks team
I lived at Gables River Oaks from 2013 (first group of residents) until 2016 when I transferred to another Gables (Park Tower) in Austin. The experience was fairly ok while living there in the beginning but management and service started to go downhill as they leased up. After I moved out I was sent a bill for cleaning which apparently eventually got sent to collections. I am finding out about this collection 3 years later when trying to apply for a new apartment. After contacting the current management office I was told that there was nothing that could be done. Way to take care of your paying customers Gables Residential!
Am moving in to Gables River Oaks next week. I am so excited. All of the staff that I have dealt with up to this point have been EXCELLENT. They all made my daughter and I feel like they want us to be at this property and that is very important when choosing your home!!! Thank you for all of the great customer service we have received at this point!!!
Where to begin with the problems at this apartment complex...multiple break ins and burglaries in the access controlled garage (due in part to a broken garage door that went unrepaired for several weeks), poorly maintained elevators with 1/3 of the buildings elevators almost always not functioning, unsafe conditions owing to false fire alarms (4 in the last year, the most recent of which occurred for 2 hours in the middle of the night with residents waiting on the street outside for someone to come fix it), noise and traffic control issues due to surrounding construction, a swimming pool that was shut down by the city for two months (also for maintenance reasons), and unfriendly management. The residents at the building are nice to commiserate with and that, along with the fitness center, are the propertys only highlights. Would look elsewhere
Where do I start... Andrea the incompetent leasing agent, is very nice at first while she encourages you to apply. She processed my moms credit and said it was approved. Days later she processed mine with her and my credit did not approve. She did not call us to inform of of anything, she took the apartment and put it back on the market we only discovered that by checking the online portal. She was completely unprofessional, today we decided to drive up there since she refused to answer phone calls or even return calls. She rudely informed us that they had declined our application instead of paying a higher deposit. She then said they would take 30 days returning our deposit and admin fees. She had no regard for anything and was rude since she was not receiving compensation for leasing the apartment. Do Not Lease Here!!! && Im pretty sure Race played a big part.
Just a word to the wise. Gables rents out apartments to airbnb. Very unsafe.
A terrible place to live. Regular issues with the fire alarm, including a two hour one in the middle of the night that they could not figure out. Lots of excuses afterwards. A bunch of corporate yahoos running the place who don’t care about you. About 6 months ago the water main also stopped working and the “ emergency line “ was staffed by someone who basically told me to go pound sand -he didn’t know what was happening or how to fix it. I ended up having to call the city myself along with the other residents to get it sorted out. Outrageously expensive and you’re nickel and dimes for everything. The property manager is probably the worst in the business. Look elsewhere- there are a lot of other great places to live in houston and steer clear of this place
The building and the facilities are nice, however very similar to other traditional apartment complexes in the city. They have to nice bark parks, a cool gym and a good pool, however the pool does not get much sun. They have carpets in the bedrooms and wooden floor in the living rooms.They charge 200$ to use the dining room and 75$ for the cinema room. That’s a bit too much, considering you have to clean the room after you finish.They are very rigid with their policies. I tried to move to a bigger unit within the same building and they wanted me to pay double rent for 2 weeks to be able to hold the other apartment that was already available, how dumb is that? I ended up moving to another complex that was more flexible and modern.

I never leave comments on anything. This however was worthy of my time.The facility is beautiful, the amenities are great, the location is great. However, and this is where other factors of choosing a place you may want to call home come into play.I did sign all the paperwork and paid, from what I remember a $500.00 application fee, etc. Shortly after signing my company informed me that I would be able to stay in the corporate apartment for three months, and then could move into River Oaks Gable, by the way, it was the Broadstone at Post Oak. Beautiful property, and great staff. So not only was the person that gave me the tour no longer working there, the girl I spoke with after that and everything, she no longer works there, hmmm turnover rate so high may say something about the property management. Well, yesterday I went in during lunch and AS REQUESTED came in to see what would be available coming up in April, so I could move in. It was Guaranteed by TWO separate employees that it was no big deal, the $400-$500, fee whatever it was would just turn over into your new apartment, and you would not have to pay that again. Which makes complete sense to me. I paid the fee, just moving in a bit later than expected, they didn’t lose any money from me just a few months later move in date. Well, I walked in yesterday and was very awkwardly greeted by a lady a the front that, let me say I am extremely perceptive to people, was sending a very negative vibe my way, as if I was a nuisance. I had explained that I was told they would be honoring the fact I already paid the fee and that we just are picking my apartment to move into. Well, of course, they played the I need to speak to the higher up, and they don’t know if they can honor that.Having worked at GreyStar as a student, I know the whole deal, its like being in a car dealership, except with apartment rooms, and I can say I was turned off greatly by the attitude, deception, and overall negativity I experienced yesterday. Not to say that this is not a good place, but all reviews are subjective and I am sharing my point of view. I hope this not only hits home with a potential reader but in fact with the property and company itself. Treat others as you would want to be treated, take care of your customers, that is a priority with many properties, and that is not one I saw yesterday. I hope this makes some sense and wish you the best of luck in your search!
Great low crime area, walking distance from great eating and shopping, beautiful apartments and ammenities, but most of all the staff and maintaunence crew are 2nd to none! We have been here through 2 leases of 15 and 18 months, and are going to renew again. We started here paying almost $3500/month and now pay just under $3200/mo...so we are paying well over what 99% of the building pays so we will be moving to another unit to save 1000$ or so in this depressed market, but we cant risk losing this great maintaunence crew and staff. The front office often changes personnel and I wish they could keep them, but if I ever have an issue its fixed quickly! 5 stars and Im afraid to leave Lol!
