I have lived in this apartment for a year now by myself, I really loved the apartment and the area this apartment is located at so I thought about extending my stay by upgrading to a 2 bedroom apartment, so before moving out from the old apt 110 I asked management about the minor damages and how much they charge for it where she responded “it shouldn’t be much almost to nothing” so even know tho other people told me to fix it I trust the management and left it since she mentioned even if I fix it, they still have to bring venders and have them do it again, long story short I moved to a bigger apartment #373 that we couldn’t even see for 2 weeks due to policies as management mentioned with my girlfriend and few days later found out they charged me over 1000$ in damages and cleaning which i could avoid. I made the payment same day but I was just disappointed it just wasn’t fair and honest.Even tho I mention my dissatisfaction to management they seem to not care at all.

Been resident for 9 months and hope to continue to stay if the yearly lease is kept at same rate. The property is always kept up to date and cleaned throughout the day. The maintenance keeps great care of property and they seem to know what they are doing. I stay on the pool view and they clean the pool everyday in morning and it is crystal clear no matter winter or summer seasons. The property staff are well knowledge of the property and always welcome you in the office to talk if you have any concerning issues about the property. Parking is only for residents on floors 1-5, and every level do have signs what level they are on so you won’t get towed. The property emails residents every week letting them know do not to let guest park 1-5 and it’s residents only. Warning they will tow if your guest violates. All garage levels are elevator friendly through out all floors for everyone . They have pool tables, nice clean gym, and yoga room as amenities. The location is walking distance to cvs and to the entrance to bike trail park and to many other surrounding area restaurants. There is a security every night that’s comes in around 7 or 8 at night that patrols the property over night.

I love 7 Seventy! The amenities are great. I like the coffee maker the most, and the gym! Gabriella is amazing in the office. The entire maintenance staff is so friendly. I referred one of my friends here and she’s moving in next month. I have another good friend who also lives here and we moved from another Francis Property. I truly love living here!! The ONLY thing I could say, ONLY, and it’s a stretch, definitely not a reason to move. but it’s near a fire station. Just a detail to note when making a decision.

I had the privilege of staying here for 18 months and I loved staying here! The amenities are kept up and really clean. Management is quick with their responses. If I wasn’t so far from friends and family, I would have renewed my lease.

Amazing move in experience. Staff is extremely friendly and helpful. They were more than willing to help me out virtually, gave me a tour of the complex through FaceTime, and just made the entire “apartment hunting” process easy on me (I was moving in from another state).

770 is the place to be. It is centrally located with food and fun within walking distance. The apartments do not feel like apartments, rather like a home. The parking is perfect and covered in a parking garage - don’t need an umbrella here! The facilities are phenomenal, especially the pool! The staff is amazing and the maintenance folks are the best! I wouldn’t want to live at any other apartment complex. 770 feels like home!

The staff is amazing. Julie, Gabby, and Noemi all take great care of you tending to your residential needs. They are always polite and welcoming and give you an almost familial vibe. The amenities are always clean and presentable and the gym has pretty much everything you need for a complete workout if that’s what you’re in to.Any maintenance issues I’ve had, are taken care of almost instantly. Overall I have had an amazing experience in my 10 month stay here and highly recommend living here!!!

I have lived at 770 since before Harvey and have loved it so much!The staff has always been professional, kind, empathetic and so helpful!Julie, Noemi and Gabriela provide great communication to the residents.The maintenance staff is wonderful, timely, very trustworthy and detail oriented. They truly care about the property. I use all of the amenities frequently especially the gym and it is clean and contains every piece of equipment you would want for a great workout. The property also offers classes like boot camp free of charge to the residents. They have great community events and a food truck weekly. My apartment was beautiful and the property is in a great location. Terry Hershey Park is in walking distance and offers miles of trails for walking, running and Biking.I will miss living here very much. I am so grateful I got the opportunity.I highly recommend 770 to anyone looking for a great HOME!

With all Amenities provided and great service for shipments customer service is always amazing they are all very helpful hostess recently they did have a convenience store but unfortunately is gone but that was one best thing other than that they offer 24hr pool table which a coffee station and private rooms including the fitness area I recommend 100 percent

I really enjoy living at 7 Seventy apartment. Management and all staff are great, welcoming and friendly. They are always willing to help. Maintenance is fast and efficient. I think the price is very fare for all the amenities the building offer. After a long search, I found all my must haves and no deal breaker at this community. Lastly, they throw the best parties! Me, my husband and my 2 dogs are really happy living here!

We’ve been living here for over 2.5 years now and the people who work here are some of the nicest people and they always help us with anything that we need and answer any questions. Also the maintenance people are so nice and they’ve helped us with any maintenance issue that we’ve had in our apartment, which was 3 or 4 times over the course of 2.5 years which is amazing! And on top of the amazing staff and the maintenance crew, the apartments are luxurious and the downstairs has pool table, coffee machine that has all the coffees you can want, and the pool area gives you the feeling that you’re like in Hawaii because of all the trees and the environment. I highly recommend the 770 Apartments for anyone who’s considering moving :)

Stayed here and couldnt believe how well kept and nice the building was. It was always very peaceful, and the building was very secure. Anytime i needed help with anything Gabrielle would go above and beyond to help me. If you are looking to move to the energy corridor 7seventy is definitely the place to be!

Maintenance is fast. Staff is friendly. Pool and other amenities are always clean. COVID precautions have been great. Halls and stairwells always smell clean. Mailroom is behind locked door and there’s a package locker system.

Do NOT rent at this property. You can be an excellent tenent and always pay your bills on time, but the terrible managment team WILL screw you over. I lived there for 18 months. First I informed the leasing office that I wanted to move to a different unit before my lease expired. I completed the application and just before submitting it, I received an email telling me it was too early to apply and that I need to give notice even though they already knew what my intentions were. They never responded to my inquiry about what notice they referred to. The price then went up on the unit I wanted and they would not honor the price they quoted me. I continued living in my unit on a month-to-month basis. I then informed the leasing office that I am purchasing a house but that the closing date and moving date are not certain. I closed and moved out and then 770 tries to hit me with a $6000 cost for terminating the lease for not giving 60 days notice. A MONTH TO MONTH ONLY REQUIRES 30 DAYS NOTICE BY LAW IN THE STATE OF TEXAS. And now they have sent me to collections. As a 33 year old professional and homeowner, my advice is this: dont get caught wasting your money by renting - and especially dont throw your money away to big corporations like the one that manages 770 because they dont care about you, they dont want to help you and it is all about squeezing every last dollar from your pockets. Remember this - after your lease exprires they arent going to give you a new lease deal, they arent going reduce your rent, the only reward you will get for paying them at least $12,000-$24,000 over the course of your lease is an increase in your rent.RESPONSE TO MISLEADING RESPONSE FROM 770 - My lease was expired. I was on a month to month. I was free to terminate with a months notice, which was provided. They still tried charging me nearly $6,000 - nearly 4 months of rent.

We didnt end up signing here due to us really not finding the floor plans to make sense to us personally. That being said, its a lovely complex, in a lovely area, with everything so conveniently located, and absolutely amazing staff. Gabriella was the lady assisting us and she did just that. She assisted. When many of the complexes you come across, the people are trying to SELL you for their own benefit and not looking out for your interest, she was completely different. She was very kind, vocal, clear, happy, bubbly, smiley, and genuinely looked like she was having so much fun. It made the viewing experience feel so much better, especially when youre apartment hunting and going through 3-7 apartments a week. By far she was the best person we encountered and its unfortunate we couldnt sign with them. Please keep it up! People notice!!

Very nice place to live maintenance is great. Moved out at the end of the lease and I am still getting charged early termination, also Noemi is really rude never had a pleasant encounter with her.

As a current resident of this great community, I must say I enjoy living here. The management team is outstanding. They are always attentive and every time I walk into the office, they are welcoming and extend the offer to assist. Any time I have an issue with my unit, the maintenance team come to the rescue immediately. My AC unit went out ON CHRISTMAS and someone came out to fix it without hesitation. The management team is ALWAYS having functions to bring the community closer together. Gabby is a good representation of how to lead a team. She manages well and always smiling. Nancy and Chelsea are very friendly and are conversational. The amenities are open 24/7 for our convenience. We also have a workout guy that helps us with workout tips and trainings. I am new to Houston and this place is my first place of residence and I am happy to say I didn’t make a mistake.

First let me start by saying the ladies in the leasing office are amazing! I took the apartment tour from Noemi, who was patient, kind and very helpful throughout the entire process. Gabriela (leasing agent) also helped me by answering the 1 million questions that I had that I prob shouldve asked before I moved in. The maintenance men cleared my lists of things that needed attention within 24hrs. Im looking forward to making this place my home for the foreseeable future. Long story short they care and have excellent customer service.

My wife and I lived at 7 Seventy for two years. We recently moved because we purchased a home. This apartment complex was awesome and we are so glad we chose to live here! All the staff were always very friendly, welcoming and accommodating. We truly enjoyed our stay here and would do it again in a heartbeat!

I don’t live on property, however I am a vendor that is contracted through 7 Seventy to do pest control. I have been doing this service on property for over a year now. Why am I writing this review? I just want to let future residents know that the staff @ 7 Seventy have treated me from the beginning with absolute respect and courtesy. I still service their property and not only have we gotten to know each other on a first name basis, they make you feel like a close family member as well. That’s how Julie, Noemie and the other leasing agents respond to your concerns. When family ask you for assistance you do it, same as 7 Seventy staff, You ask and they do it. Keep it up guys,

I’ve lived here for almost 3 years. This place was wonderful at first but since the flood, it’s been an absolute BURDEN to live here! If you’re even thinking about it, just DON’T as it’s been one of the worst mistakes I’ve made! As a resident, you will be dealing with construction noise at all hours of the night... I’m literally talking about jack hammering outside your window at 2am, sometimes on week nights! Thinking about sleeping in after a hard work week? Think again! As there will be either lawn guys with lawnmowers OR more road crew outside your window promptly at 8am! Think that’s irritating?? Sometimes there’s NO running water at any hour for 24 hours straight and inconsiderate neighbors that think this place is a night club or a zoo! The only reason I gave 770 2 stars is for the fact that they don’t have a bug problem. But, other than that, they have the audacity to continue to charge their residents FULL price with NO discount for the burden that we have to put up with! We are counting the days until we can get out of here!Oh and one more thing, keep the lazy copy and pasted message below that y’all respond to every bad review with. We HAVE called the office whenever there’s been issues and nothing ever gets done. I think my last complaint was when I got attacked in the hallway by some asshole’s dog because they were breaking the rules by not having it on a leash! I was told that an email would be sent out as a warning about dogs without leashes... think that happened? No! So, see, again we have tried to resolve issues with management and it’s always met with no response so there’s nothing else left to do but to leave a very accurate review. See how that works???

Beautiful swimming pool and gym. Although it is under construction on the first floor, there is still just many things to like at the 7Seventy. It is adjacent to a bayou and there is a dog area pkg garage and many more amenities. But the walls are thin. You can sometimes walk through the hallways and hear people through their door that part I dont really care for.

We are so excited to be able to move into our new Apartment at 7 Seventy. We went in to look at the different layouts and all the staff was great, but Ms. Raven stood out to us the most. She went above and beyond in helping us with our new apartment choosing. She listened to every concern we had, she was very thorough in showing us multiple different floor plans that we requested to see, and she was so patient giving us time to look over every detail in the unit without rushing us. She made us not only feel comfortable but also excited to make 7 Seventy our new home. Thank you Raven for all of your help and hard work. It is because of you we chose your upscale apartment homes amongst a very competitive market in the Energy Corridor.

We moved in a couple of months ago and so far we really like living at 7Seventy. The apartments are very comfortable and modern and we love the facilities (e.g. pool, gym, business center). We did the whole leasing process with Nancy Vasquez. She has been always very helpful whenever we have inquires.

Rude and unprofessional management. Office staff is constantly changing, they have a very high turnover rate. Only good employees are Naomi and the maintenance crew. Beware of millipede infestations.

I highly recommend 7 Seventy Apartments. This place is always very well kept, clean, and never any disturbances. The staff is extremely helpful and they go above and beyond for customer satisfaction. It is also very convenient that it is right off I-10. During traffic hour, all areas of west Houston can get a bit congested, so this is a huge plus for me.Plan on staying here for quite some time.

My kids and I were kicked out of the pool a few days ago and I’ve yet to be given a legitimate reason. I pay rent in full it’s no reason why I had to leave?

My husband and I went on a tour to 7Seventy apartments which I’m very in love with..... reason being these apartments are near a shopping center and restaurants, satisfying customer service, 24 hours amenities, very orderly and clean environment! Ask for Nancy Vasquez she is very helpful and works her way out to fit your needs for a perfect home!

We appreciated the culture at seven seventy and even considering living there again when we moved back to Houston, we are now reconsidering that option. We lived there for 3 months and after move out they kept our security deposit and asked for more money for normal wear and tear. BEWARE, they will do anything to keep your money. They charged for carpet cleaning and wall paint, which we have never ever been charged for in 10 years of renting. They discriminated and took full advantage of our short stay in order to make more money off of us.

They will Rob you when you move out you will be overcharged. Charges will be made up. Do not expect to get a deposit back from here

I have been living here for 3 months and quite happy living here. Location is great. No noisy neighbor. The appliances were nearly brand new. No bugs no cocroaches at all! The management, and the maintenance, the apartment complex guards, all personel are always welcome and they are problem solvers. I like the luxer one package lockers you do not need to ask your package to management, it is available for you in locker 24/7. The sports center is quite large and you can find various equipments and they are all working. There are 2 entrance and exit to/ from 770. You can use either the one at Eldridge Pkwy or Memorial Dr. So exit/ entrance is quite good. I like american billiard at the entrance and the business centers. The printer is always ready. The other residents are nice to each other as I observe. I like the water with lemon and fiber chocolate bars at the entrance on weekends. There are lots of parking lots at each floors and extra floors for your guests. Nice apartment to live in Houston, Energy Corridor.!

If I could rate it as a zero I would. They smile to your face until you sign the contract then they treat you like sh**t after that.. rude and salty staff. Always have construction inside it. Never recommend it to anyone. Dont be fooled by the looks.

This place SUCKS!!! DO NOT LIVE HERE! They only care about your money and will have all these hidden fees and will lie and tell you one thing until then end when it’s time to get your money back it’s an entire different story.Then the walls are paper thin. Literally could hear my neighbors ALL THE TIME! And they could hear me. But that’s what you get in a mid rise style apartment.If Harvey didn’t happen to Houston and forced us out of this apartment i would not have resigned my lease.

Amenities are 24 hours, near shopping centers and restaurants. I love running so it’s a perfect place to live since it’s close to Terry Hershey Park. Very convenient location because it’s on memorial drive and north Eldridge and close to i10. I would definitely recommend to anyone who’s looking for a place to live.

The management at this place is terrible. They’re very rude and unprofessional and will straight up lie to your face. They just want your money, after you sign that lease they could care less about you. I have spoken to many other people at this complex and Im not the only one who feels that way. Everyone that moves here only stays for the lease that they signed for then they leave because of the horrible staff that works here. Do not do business with this complex. Gabby, the “manager” is probably the worst one to deal with. I have no idea how someone that unqualified can even get that position. Naomi and Chelsea are just as bad too, to be honest its hard to pick which ones is the worst. They’re all very nice to you before you move in but once you are a resident that all changes and they all have terrible attitudes towards you. Which is insane to me as I am the one paying for their own paychecks. Do not move here as you will highly regret it. They will break many legal rules and also go behind your back and talk bad about you to other residents. Extremely unprofessional and just plain ugly. I wouldn’t be surprised if this place is out of business within the next year. I heard this place was much better with the older manager and staff but thats all gone now. Do let some of these fake 5 star google reviews fool you, I have been told from someone close to the front office that they are all fake and done by the staff themselves, THE STAFF!?!. I REPEAT, DO NOT MOVE HERE AND SAVE THE TIME, MONEY, AND HEADACHE dealing with the worst staff I have ever leased under. I am counting the minutes until I can move out of this hell hole

My husband and I lived here for two years, and recently moved so that we could be closer to my work. We LOVED living at 7 Seventy- the entire management team couldnt have been nicer or more helpful. It is an incredible complex with a great location in the Energy Corridor! We will miss it!

The manager here clearly does not know what she is doing.She is always sitting at her desk and never acknowledges anyone and talks bad about the residents. She clearly doesnt care about the residents. Im fed up with how rude she is and I know that several other of my neighbors feel the same exact way! Its not the place it used to be. Do not rent here! Do not listen to their fake reviews.Take your money somewhere else where they at least appreciate their residents.

Good looking Apartments, Most of the office staff are uncooperative and snooty. The asst. Mgr is very nice. The Maintenance staff are great.The Manager is horrible, unresponsive and not apt to attend to concerns.My wife and I had nothing but issues with getting things resolved while we were there. I would suggest Not spending the money. The Apartments are very nice, but the service and noise do not meet the levels of rent.

7 Seventy has been a great place to live. My wife and I have been living here for a little over 3 months and it has been such a blessing to us. Our apartment and associated amenities are great, but the staff has been one of the greatest parts of living here. The staff has always been helpful, always been kind, and always been prompt. I have been overwhelmed with their performance and overly satisfied with the way my wife and I have been treated by the staff here. Im thankful for a great place to live. There are so many great parts of living here, so I will highlight the best parts, and I will also give some things I dont like.Likes:-The staff: We are always greeted by a smile when we walk in the front office and the staff is very relational, meaning that they ask about things going on in your life from the last time you spoke to them.-The apartment, which even has a backyard: All of the appliances are new and work great, the bedroom and bathroom are huge and the kitchen is really spacious with a great granite countertop.-Maintenance: I requested to have my refrigerator filter changed in the morning and it was done by the time I got home from work. Same story with my air filter.-Pet friendly environment: Our dog has loved living here and met a lot of friends.Dislikes:-The entrances are elevated: I wish they were flush with the street.-There isnt a hot tub.But as with anywhere you live, or anything you do, there are going to be likes and dislikes. Here, the good outweigh the bad! This is a place to call home.

So I’ve been a resident since 2016, office staff has changed, Harvey came and went, but other than dealing with the frustration of construction of the rebuild which is now finally pretty much over from what I can tell... I’ve had a great experience! ! The new staff including the manager and leasing are friendly and always willing to help when needed! Ive heard some grief about parking and towing recently by some neighbors but it seems simple to me. Just read the multiple notifications they have been sending out and there won’t be any issues. But as a resident that actually really likes where I live I thought I’d share a positive review for all the hard work this property team gives! Maintenance is superb too, they are friendly and quick to take care of my work orders.

Place is not really suitable for a family with young kids. The building does not seem wwell isolated. Kids who are running around might sound like a herd of stamping elephants, at least for your neighbour below. We got lots of noise complaints, the management wanted us to move without really checking the legitimacy of the complaints. In the end our neighbour moved out, but it caused a lot of unnecessary stress. I was disappointed by the way the management dealt with the situation.

Ive lived at 7 Seventy apartments since September of 2014 and could not say one bad thing about our community. Any community youll rent at isnt going to be perfect but 7 Seventy comes real close! What more could you ask for? Its a active community, close to the interstate but far enough away not to hear traffic, management team is awesome, maintenance is very friendly and completes work orders very quick!

Initially the apartment community was awesome but as time went on it got messy and trash was everywhere. There were two break ins during my 13 months stay. I was excited to get out and move someone else. The good thing is the amenities and the events that they have for their residents but that wasnt enough to make me stay. The leasing agents are friendly at first just to get you to sign a lease but after awhile they are less attentive especially Juanita!

I would give a 0 rating if I could. The apartment was good at first, the staff were friendly and cool. The maintenance is not responsible at a timely manner. It takes them long to repair and replace appliances. There are no garbage trash places in parkings and corridors making it messy. I often used to see dog poop everywhere around the complex. After wanting to move out, the staffs attitude reversed. They were being rude and as for the deposit they deducted a huge amount of money. They had cleaned the stove with an acid or a type of cleaning fluid and it rusted and they blamed everything on us. So disappointed, I might as well complain about them getting a fraud in my deposit refund and my ring got lost in my own house after leaving the house with the doors locked.

In a city where there are more people that rent apartments than own homes, reviews matter. There are tons of luxury apartments in this area, so customer service is important. There is one leasing agent here that provides excellent customer service, but the other staff members are rude, condescending and fake. We put in a maintenance order in September that still has not been completed. The facility is nice, but so are most of the other complexes in the area.

I been living in this apartment for 4 years with no problems from management. The apartments are wonderful and conveinient for everyone. Anything that breaks the maintenance come immediately .I give this apartment 10/10.

Stayed here for a month for temporary accommodation. The place was OK. I didnt end up staying here as there are much cheaper and nicer apartments very close by. That was lucky as this place flooded in hurricane Harvey and the actual apartment I stayed in was lost.

Being in the heart of this desirable area, 7 Seventy is the jewel of the Energy Corridor for apartment living! From its clean, modern architectural exterior to its beautiful contemporary living spaces, 7 Seventy has definitely been the best choice for me and my family to call home!My wife and I fell in love with the complex the moment we walked in for our tour. The property was roughly 50% complete as construction was still present, but what we saw was already more than enough to convince us to sign on the dotted line! Our focus was to live somewhere brand new and was spacious enough for our infant son to grow into. We moved in at the beginning of August 2014 and have not been disappointed.The staff that works inside the leasing office are always greeting us with a smile and are very courteous and professional. If I ever have a question or concern, they are always willing to listen and act on it in a very timely manner. Weve had our share of service requests for our unit, and the quality of work from the maintenance department has always been acceptable and completed in a timely manner.The apartment complex is a great place to live. From the 24 hour fitness center and 24 hour business center, to the comfortable community living area and pool table, 7 Seventy always has something to offer its residences. The outdoor pool and courtyard areas are definitely great spots to treat our guests, who are always impressed with where we live.Our apartment is a very spacious, two bedroom unit. We hardly ever have to turn on our lights as plenty of natural light fills our home. All of the appliances and fixtures are new and modern. High ceilings and plenty of wall space can be found in every room. My wife fell in love with the kitchen, especially the spacious counter that runs 12 feet long! Compared to our previous apartment home, we have found ourselves spending more time in our new home and cooking a lot more meals (versus the daily routine of eating out).This property offers some nice perks! The parking garage has been a nice addition to our living experience, compared to just parking your vehicle outside on a lot. The pick-up trash service is always convenient and the monthly resident activities are always a great way to meet new residents! The management tries to get a food truck to stop by at least once or twice a month.Overall, I would recommend this property (and have quite often) to anyone looking for a change of scenery in their living situation. This property and its wonderful team at the leasing center has made it easy to call 7 Seventy home for myself and my family!

So I had inquired about the property sometime back to see what they were offering. Within a few weeks I decided to go with the community even there rating was a 3. Throughout the course of the week I had been corresponding with them via email since I was getting relocated because of work. To make a long story short I ended finishing up paperwork etc was approved. Within a few days of move in I go to get the keys and sign one more document. The asst property manager left the room for 30min. Came back and was like oh I re ran your information and it shows you owing a community sometime back. I never owed any community ever and also called this community just to see and they told me that o didnt. So mind you they ran my info once and it was good. They ran it a couple days later and they magically find something. By this time I had lights turned on and everything. It was ready for me to move in. I say all of that to say this do NOT RENT from this place. They are not honest. I ended up finding a place to move to and its way better!!!

Please believe the reviews about this management team and RUN. I would not leave even half of a star but google will not allow me to do so. Let me start by saying I called from morning to 4/5pm before getting someone to finally answer the telephone and when someone did his name was Noey. I’m in the market for a one bedroom but he also gave me information about the two bedroom one bath which was better in price so I quickly decided to go with that one. I told him I did not see how to fill out the application online so he said “I will email you the quote and application” and I said yes please because it’s the only one left. We hung up and I realized no email came then a hour passed no email. I called and of course no answer and again no email. So here’s today which is the next day, I’m calling calling from morning and here it is 4pm someone finally answers and she says I’m sorry the apartment has been leased. What? Are you serious? Please a manager. Of course whom else does she tell me the manager on site is, Noey. Well of course. He picks up the phone and says yes you are waiting on hold for something how may. Help you. I’m completely frustrated and annoyed hearing that it’s the same person who I spoke with the day before who NEVER SENT ME THE QUOTE OR APPLICATION. I said yes this is “my name” I spoke with you yesterday and the quote you never sent me on the apartment I want is now gone, who’s the manager over you. His tone was completely rude and he says to me it’s first come which is completely unprofessional when I clearly said to him I don’t see the application and he replied with I’ll email it Over what’s your email. I then asked for someone above him and he says she won’t be here until Tuesday. I don’t know if it’s because a black woman was trying to rent and I was not important enough to come first since he kept saying well i was busy and i cant do anything about that. But what I do know is I feel very racially profiled and at the point I’m beyond happy that i never signed a lease at such a place. And i will reach out to management and whomever ever else and file every complaint that can be filed on Mr Noey. No one shouldn’t work in a establishment and call himself manager on site if he can not juggle his job and not see color. Poor service and I pray they replace such a character from this lovely property before it’s ruined. I should have listened to all the other reviews about this property management because I would have NEVER even thought twice about signing a lease here. It’s terrible please run.

They claim to be pet friendly but refused to accept my pet. I didnt have a large dog or even a dangerous breed. I had a caged parrot. Silly they expect us to get rid of our pets to move into this place. I ended up moving into Aura and they were so nice about everything. They didnt even charge me a pet deposit. They clearly arent pet friendly.

How do I put ZERO STARS FOR MANAGEMENT & CUSTOMER SERVICE? Incompetent and rude; and thats just the assistant JUANITA. She is the BIGGEST problem (pun intended) this complex has. Seriously, get rid of her & youll have a classy high end apartment complex. The apartments themselves are fine, maintenance is ok, the manager is helpful and professional and maintenance staff are friendly. If you pay this much, you expect better customer service at the least.

My experience have been wonderful. I like the staff and Ms. Revan was really helpful. The maintenance group are excellent, all have been very attentive to my needs.as human beings we must learn to be a cleaner and caring society because we hurt our areas of coexistence and noticed how the staff tries to keep best.I just had crazy neighbors below us(3_3) that from the first day at every hour They started beating my floor because according to them we were doing a lot of noises.( we are just 2 and not party people) Im sorry I dont know how levitate. They started to send the officer almost every night, the last time the officer noticed that I was sleeping and my husband was watching TV. You should know if you move in to a condo you are going to hear some noises and steps ( is normal) just when the noises are more than usual and in hours unsuitable, It is understandable complaints. the apts in condo are not a isolate house in a mountain, if you dont want to hear anybody around you, you should buy a house in a mountain. Well, the staff tried to handle the situation the best way, they talk to me several times until they understood that I was not making any weird noise and people below were those who were causing a problem for me.People we should learn how to live in a society. Thanks God, they already moved. I hope Im not bothering the new neighbors 😊😊😊Is a really good place to leave I love the location and the building. And we have a good gym in here

I have lived at this complex from the time construction was completed back in 2014, and can only say nice things about my experience. The front office staff and manager are very professional and make sure that everything is taken care of in a timely manner. The Maintenance staff is very awesome and professional, we have had a few small maintenance needs over the past few years (Light bulbs, clogged sink) and they are very prompt in handling such issues. Fellow neighbors are also very kind and friendly. This complex is very well kept, the valet trash service is always on time and super convenient. Public areas are kept very clean. One of the other great things about this location is its accessibility to the major highways, makes the drive to work a lot easier. Thank you guys for the great work!!

I have been living in this apartment complex for a year and I rate this apartment complex with a 5 star not only because of the how clean its maintained but for its friendly management that genuinely seeks to be reach out when you need assistance. The location is also great for anyone who loves running, walking, hiking, off road biking and triathlon (Memorial Athletic is near the complex by less than 5 min away) or cycling (Both Terry Hershey and George Bush Park). Plus the garage is large enough that I use the 7th floor for plyometric training from time to time or simply to go walk. In addition, the management makes a great effort to make the apartment living a really friendly community. They even offer salsa classes once a month, food truck and shopping trucks from time totime. I would defiantly recommend this apartment community to any of my friends :).....

Horrible management. The front office is ran by a bunch of very rude people that dont help you at all, specially the manager. Fire alarms always going off, construction traffic is terrible, friends cars always getting towed, elevator never works, dog poop all over the complex even inside the buildings. You are just money to them, they could care less about your issues after you are a resident. They throw all these badly planned events to try to cover up for their shady staff and bad relationships with their residents. There are many other better places to live at nearby, rather than this place that just keeps getting worse

We moved into this complex in November of 2014 and immediately loved our decision. The office was very helpful in finding us a unit right at the front of the building (on the third floor) overlooking Eldridge. The amenities were exceptional and our apartment was exactly as advertised. However in August we began to have many problems at 770. New neighbors moved in above us and began making noise non-stop at all times of day (unit 4_3). We gave them a couple of weeks to get settled in, but the noise only became worse. Many times we were woken up from loud thuds, bangs, and music/talking after 10pm on a weeknight. In one instance it sounded like 6+ people were occupying the 1 bedroom unit. After leaving a note on their door and resorting to banging on the ceiling with a broom (and having the wonderful neighbors stomp even louder back in revolt), we resorted to the leasing office for assistance. After being treated professionally and with open-arms during our first 8 months, its as if they did not want to deal with our issue in the slightest. We sent numerous emails that were not responded to for a day or two and visited the office in person, only to be told well speak with them and keep you posted. Long story short, the office told us that they were unable to assist during the hours of 9am-9pm and that the courtesy officer would need to be contacted outside of that window. We called the courtesy officer 3 times within a few weeks and only received one follow-up call - a voicemail from him saying that the neighbors were indeed making excess noise and the next incident would be issuing them a ticket for noise violation. Prior to moving in, we were assured multiple times by the Assistant Manager that the apartments had a solid foundation and rarely any noise passes through the walls - take that for what its worth. There is also a very strong smell of marijuana in the hallways on the third floor and the parking garage is designed horribly (and I mean HORRIBLY!). At least four times we found dog poop in the hallways, notified the staff the first time with pictures, and received no response. During our move-out, leasing agent D___ tried to create problems for our moving company by telling them they could not use the freight elevator in the building because it has broken down many times recently. You would think if an elevator is not functioning correctly, at an apartment complex of 500+ units, to have the problem corrected. We were beyond happy to move out of 770 into our new complex and have been living comfortably without any stress for the past week. It is a shame that these events happened, but we were ultimately glad they did before deciding to renew our lease. I give 770 two stars for the 8 months we were happy tenants. Hopefully this helps anyone interested in joining the 770 community.

Pros:-We havent had any issues with roaches or bugs, except for the 1 month when the building became infested with millipedes. It got pretty bad, our patio was covered with them and even though we never opened our windows or patio door they found their way in. Eventually pest control got it under control and we havent had any issues.- The guys who do maintenance are extremely helpful and nice. They really look out for the tenants. We had a ceiling leak in our bedroom one evening, and maintenance showed up and got everything sorted.-This complex is really close to Terry Hershey Park, my husband and I would walk or jog there regularly. Unfortunately you have to take Eldridge to get there and Eldridge is a really loud and congested street a lot of the time.Cons:- We werent able to get a 12 month lease when we moved in, according to them there werent any available and we could either choose a 7 or 15 month lease.- Walls/ceilings are thin. I understand this is an apartment and all but during our 15 months here we constantly had to deal with the screams and tantrums of our neighbors toddler (even though we have no adjoining walls). Also, if Im in the living room I can hear everyone who walks by plus the conversations they are having. I can also hear my upstairs neighbor rolling around in what sounds to be an office chair.-The kitchen and bathroom finishes look really nice at first glance, but once you actually start using the cabinets and drawers, youll realize they are made of cheap particle board with a wood finish veneer. While I do own a few pieces from Ikea, none of them have shed the amount of wood dust as the built in cabinets in my unit.- If youre interested in signing a lease here and really like natural light, avoid getting put in a unit on the side of the building near the church. I never realized how much I took natural light for granted until I had to buy several lamps plus day light bulbs so the living room didnt feel like a dungeon. During the peak of day, light would only make its way about 2ft into the main living area.-I feel like we were overpaying for what we were actually getting at this complex, especially since prices are increasing, so we are moving out. There were several break ins (cars and actual apartment units) and yet the doors on the first floor are always wide open with no one in site. The front entrance near the computer lab is rarely ever locked and at one point the entrance door to the 2nd floor had the door knob broken and hanging off.- Parking is a nightmare. The parking garage is dangerous, Im surprised there havent been multiple accidents with how fast people come around the corners with out thinking to use the mirrors. And if youre on floors 1-3 and want to park on your actual floor you better be parked by 7:30pm and not move or youre out of luck.

Do NOT move into 7 Seventy if you don’t want your car towed whether you’re a resident or not. I was visiting a friend and THOUGHT I parked on the 6th floor of the parking garage (keep in mind the 4th and 5th floors are completely empty) but there was not proper signage in terms of visibility. I literally got out of my car to see what floor I was on and could not find anything that told me what floor I’m on, so I figured I must be at the top because I haven’t seen any cars on the floors I was driving up. Turns out I was on the 5th floor and it cost me $230 to get my car back. When I called 7 Seventy and spoke with Gabby the manager I told her there were no signs in the parking garage. Her response was very elusive stating “Well there aren’t no signs, there is a sign in there.” Whatever sign she was referencing is not easily visible so I told her to pull the camera footage because I literally got out my car and looked around for a sign and did NOT see one. 7 Seventy is a sh*thole and it’s sad because it’s a very nice complex on the outside, but like everyone is saying the management is trash.

I lived here for about over a month and I have to say I was very disappointed. I absolutely loved my apartment and the amenities were extremely nice, which is why I am giving these apartments two stars. However, trying to get a hold of someone from management almost felt impossible. They seriously almost seem to not care about their residents. Ive tried reaching out to their office countless times and no one ever answers. I wasnt going to leave a review but just noticing the difference of where I live now to this place, makes me realize how horrible the service was. Ive been trying to pay my last fee since we moved out due to Harvey and no one is yet to answer my call. If you are considering these apartments keep in mind, people dont respect their parking spots in their level so you will have a hard time finding parking in the garage, the walls are paper thin, and management is not there for you.

The apartments 7Seventy on Eldridge originally had the nicest staff and management. 1 week after I moved in they changed property owners and the current staff is very RUDE and INSOLENT, I walked in to create a request and pick up mail and one manager was visibly not not on the phone I was never acknowledged. A hispanic woman walked in and they jumped up to GREET her.I pay my rent on time and expect to be treated well every time I enter the office. I believe my rent pays their salary. I will tweet this same message on Twitter and tell the folks around the energy corridor for which I am employed.RETRAIN YOUR STAFF!!!!!

Ugly situation management, one neighbor was exaggerating and overreacting about noises and the recommendation of the property manager was to call the policy. When the police came they realize there was never excessive noise, it was just a kid being kid.Dont live here!

I really dont understand all the negative comments regarding the management and staff at this complex. I have lived here since Sept. 2014 and the staff have been wonderful. All issues are handled in a timely manner, everyone greets you with a smile and how can I help you today, they are extremely polite and friendly.The complex is clean, well maintained and offers fantastic amenities.The only minor issue I have is that sometimes it is difficult to find parking close to the door I use - but really a few extra steps is not that big of an issue. The gates do seem to work on their own schedule and sometimes are broken. I would have given 5 stars except for parking and gate issues.

Well I lived in apartment 1*3 (ill let them figure it out) and still do but will have to break contract since I chose to move out as quick as I could and purchase a home. The Complex was great till Francis Property Management took over. First of all everyone I knew before was awesome all of the Alliance team members were highly skilled at what they do and did everything to please there tenants but on the other hand Francis does not. One day we asked Dillion if we could have a Baby Shower in the congregation area of the complex and he told us yes so we went ahead and planned it the day came and friends started to show up and the property manager told us we must vacate the area and only 2 people were allowed which made us really mad so we left. Now on there part miscommunication was the key and they still lack this skill at times. For instance my Friend/ Boss Blank Garcia was trying to move in but Dillon told him 3 days in a row he would call him back for the BG information and they never called him. He called a week later and Dillon told him oh you were approved 3 days ago but I forgot to call you back. Now once again they lack communication and skill. Now there have been other things that have gone on like cars being broken into and the door to the mail room that you have to swipe your RFID about 3-6 times for it to open which has been like that since about November. Also there are other things like when I called earlier today and Juanita answered the phone and I told her I was expecting packages and wanted her to check because they are items that cost more than what she makes in a week and there have been packages stolen when UPS or FedEx leaves them at the apartment doors and the response I got was well he dropped of like 50 packages and I havent got to check them, but you can just assume they are at your apartment door. ..........Seriously why dont you get up and go check if my packages are in the office so that way I assume that my packages worth more than your paycheck are at my door. Seriously I have been avoiding all these little things but they have really done it today. Seriously when will they get that tenants come first before anything. So if your looking for nice apartment that lacks lots of management skills and cant even keep the gym from smelling like mold and sweat thats about 5 years old then this is the one for you. Also I am still expecting my referral which for apartment 157.

Honestly this is the nicest apartment Ive seen in a while. The residents are so helpful.Security is visible and also helpful. Raven is Amazing shes the assistant manager and she helped me through the whole process.She expedited the process since I had to move the same week. Zabrina (the manager) was also very helpful and direct with me. I feel like I can ask her anything. Noemi (leasing consultant ) also helped to make sure everything was ready before moving in! Kevin helped me to sign my lease! Honestly it was definitely a team effort! There is unity in the staff and you can really tell. They all help each other out! I just moved in yesterday and. I feel like part of the family already!Ok so about the apartment, I had 3 minor things wrong with the apartment upon moving in. For example the water filter needed to be replaced and I needed them to patch the paint on the front door. I told them at 9 am went out and by 12 all three things were done! JUST WOW!Everywhere is so clean! Even the garage !Complimentary tea and coffee!Pool and courtyard is exceptional! Honestly I already know I will resign my lease!The business center has both iMacs and PCs. They also have a conference room that you can reserve.Most importantly EVERYTHING except the pool is open 24/7!I LOVE THIS PLACE

Horrible place to live the sad part is that I haven’t been here for too long! And I hate it. The management have very poor customer service skills. The maintenance supervisor rude! And hung up on my face when I called for an emergency maintenance request.

Great customer service, great maintenance crew, great environment. Construction is taking a lot longer than expected but it is really out of their control.

The staff were all very freindly and the place is nice with good amenitiesHowever, beware of hidden charges, e.g:-If youre there for less than 12 months the wear and tear doesnt apply, this means they will charge you ~$200 when you move out for painting and cleaning. We were not aware of this upon moving in.- The $30 per month rubbish collection fee is more or less a scam since you cant opt out of it whether you use the service or not.- The usual cheaky insurance and random charges that N.America seems to have sleep walked into thinking is normal...

Moved out 1.5 months ago after living there for 1.5 years, here is my snapshot.Positives:- nice pool area, gym and overall the inside of the complex is goodNegatives:- trash service (30$/month) is a scam, everyone puts their trash outside in the corridor and it smells awful, you cant opt-out of this service, its mandatory;- non-refundable security deposit is a scam (suredeposit), you wont get it back and it doesnt cover anything, youre basically buying insurance for management with your own money;- narrow garage;- lies of the management: there was an instance when I asked to change the water filter in the fridge and before the technician came to replace it I basically removed the old filter and threw it away (to avoid the situation when they just reset it with a push of a button and keep the old filter running). When I came the same evening, the filter light was green (=ok) and there was no filter inside. I asked the management but they said it was replaced with a new one (HOW if its not there???). I politely asked them to check it again and only then the next day the filter was inserted (not sure whether it was a new one or old one);- zero response rate after you move out. I got a final bill with repair charges of almost $500 and then sent 2 emails to the management/called multiple times asking to provide the breakdown of the charges, still no response (Raven who is now incharge of the complex does not respond to the emails, bad that Zarina left, she was a great manager)- They keep increasing your rate on the renewals by at least 10% when you choose longer renewal period than you currently have.I cant say avoid this apartment complex, but just be aware of the difficulties you might face.

This building is very bad. The staff are very rude and always want to oppose you. It has very dirty corridors and a not very good maintenance team. It has a very expensive rent amount in the area even though their service is worse. I did not renew my lease and moved out disappointed.

Expect hidden charges from the complex as well as utilities for signing as well as moving. While the leasing agents can be kind and friendly, the management company is horrible.

Was lied to multiple time. Also over charged and not reimbursed. I requested corporates number to complain about it but was never given the info. Instead I got stuck with the bill and never received the info.
