Long term resident for over 15yrs this new staff doesnt care about anything but the rent getting paid. Ive been waiting for months for a dishwasher they keep lying to me the property has gone down its noisy gunshots every night will be moving when my lease is up.

I’ve been living here by 8 months now, I like my apto, despite it has a weird smell -probably humidity-, I like the property (let’s no talk about the bar/store/gas station just across the Street) but my serious complain is, since day one I haven’t been able to use the laundry room because “they are out of cards” and that’s very inconvenient!!!There’s not a plan B or any solution they can offer to use an essential offered service

We have been living with water in our apartment floor for 2-3 months now. Management doesn’t care to fix the apartment. They’ve switched staff twice since we’ve been here which hasn’t even been a year and each time they get worse. The manager is so disrespectful it’s worrisome. Rent literally ANYWHERE ELSE. I’m not the type to write reviews, but if I can help someone from waisting their hard earned money I will.

Since the mth of may i’ve been complaining about my ac unit and nothing is being done about it. the management is poor . it’s over 80 to 90 degrees in my apartment with a 15 yr child in here . they refused to fix the ac unit due to late fee not being paid. this is truly a place you would not want to live. it’s very violent in the area.the management name Tamara which is in the office is most definitely not doing anything about the situation. she has a very bad attitude and does not care about the apartment she is Managing along with the tenants making complaints, she clearly doesn’t care . she only there for a pay check. and does not care about her job.

Staff never smiles and is not helpful. Limiting the pool capacity is ok due to covid but I think it should be 2 hours per person. Its a never ending cycle trying to get a spot in the pool knowing a family will stay there for 3+ hours and the pool closes at 4/5pm. Sucks that not everyone can get a turn.

New management is completely unprofessional, They dont fix anything and they still dont so dont waste your money here to many roaches and mice and it gets flooded people here are so dirty to many noices, drug and fights .🚨🚨🚨Run aways from this apartment🚨🚨🚨🚨

I like my apartment. I actually like the property. What I dont like is having to pay my rent online and having to pay an extra 31.25 for using the system they have in place! That aint right at all. Dont move over here if youre unable to pay online. I couldnt use my PayPal card and I had to transfer money to someone else account so my rent could be paid

Awesome Customer service! My boyfriend and I were both assisted by Dulce she did an awesome job was patient and super helpful. If youre looking for an apartment this is the place to come! Ask for Dulce.

Recently visited The Avenue and I am impressed with all the changes compared to what the property was like months ago. The staff Dulce was nice and the new Manager Tasha was very friendly and helpful. She is doing an exceptional job reinventing the property. The grounds were clean. You can tell the maintenance staff works hard. I remember this place when it was rowdy and dangerous. But now, its a peaceful place that you can enjoy raising your family.

Its ok I pay 1065 a month with all bills payed

Beautiful Pool and exercise room and great security and phenomenal Costomer service in the main office. Apartments are lovely and maintenance men are always quick and do an excellent job! Great place to live but it’s not perfect but nothing is perfect in all reality. Tasha is the main office manager she’s incredible and does and excellent job & she’s very professional and always going above to help the living experience to be great and the other office personnel are incredible!

Its a quiet and hospitable habitat with a friendly staff! And the environment is kept clean. There are no issues. I would recommend anyone to come and stay at The Avenue. Ms.Tasha is very understanding and helps with anything that she can.

They never answer the phones at the leasing office and the work orders do take time to be taken care of course I understand because of COVID. However the supervisor is always rude like bitter for some reason like she doesn’t like her job and doesn’t like dealing with tenants I dread having to talk to her about anything (I’d get her reassigned to other apartments if I could) and I’d rather talk to the guy under her Daniel he’s more personable and comfortable to talk to even if the issue isn’t resolved. I liked the people before them I felt comfortable and easy to speak to both of the supervisors to provide help.

These are single-handily some of the worst apartments in Houston. Yes, they’ve made some improvements, but the turn over is still extremely high. Almost every time the management changes they only put someone else in there that’s also unprofessional, rude and non helpful. I’m so glad my family has now moved from there. The occupancy is low too because of it. I strongly suggest the management team take some trainings on how to be professional and develop better follow through. They will literally harass you for payment, but slow on getting things done when needed. Said all of this to say, please do better for the sake of your tenants you do still have.

Excellent customer service, is a good place to live in, and safe. Very nice apartments for the price. Dulce was very professional and helped us with everything.

I have lived at The Avenue for almost 4 years and I have seen a lot of management and office staff come and go. The office people this time are very professional and very nice. They always smiling and happy to help me. I also like that the community is very clean and they have a good maintenance staff that comes fast to fix things. I really like it here now more than before.

I like living here because its very peaceful, very clean, and nobody bothers you. I also like the fast response when I put in a maintenance request and the office staff is very nice. I lived here for the past 4 months and so far so good. I love my apartment!

I visit my aunt here at The Avenue and I always feel peaceful and relaxed when I am here. She lives in a one bedroom and I was thinking about moving into the area at another place but I decided to apply to move in here and I LOVE IT so far. The apartments on the inside look better than the outside and I was pleasantly surprised at the closet space of the 2 bedroom. And the office staff is always nice and smiling.

I normally dont do reviews but I just referred my family member to move in and I helped them with the process. I have lived here for a few years now and I was surprised when the property manager came out of her office to help us. The old property manager never would come out and she barely said hello. I cant pronounce the new property manager name but I think she said her name was Rose or Rosa. Very nice lady and she made my cousin feel very welcome.

My husband and I visit the Avenue previously and loved many things about the complex. The Office Staff was very courteous and respectful and definitely answered all of our questions. The one bedroom that we saw was very nice and clean. It even smelled good to be honest. As a previous Manager in the industry I felt that the place was very decent. The downside was that the price for the location is not very accurate. Almost $900 for an apartment in a low income neighborhood. If you look around there is a bar across the street. They previously had a special for move ins and that was one of the reasons we wanted to move in because I saw it on facebook market. But apparently we came to visit when the requirements had change. The Leasing agent and Manager tried so hard to help us, but the high deposit was not what we were expecting. We found another apartment for the same price, less deposit and better area. Overall the Avenue was very clean, quiet but not in our budget for the location.

So glad that we have new office management and maintenance team. Ive been living here for four years and the last 6 months have been so much better than the last management. Their responses are faster and friendly. I will renew my lease for another year!

I like living here cause it’s close to The Heights but it’s not expensive like the heights. The community is clean and the apartments are cute. But next year I’m going to buy a house so this will be my last year at The Avenue.

New management is completely unprofessional, especially the property manager. The rent is high and they dont fix anything in a timely manner. Dont expect anything to get done by corporate unless you get a attorney involved. This will be the last GVA Management property that I live on and as stated in the other reviews the new property manager is unprofessional and bitter she needs to be removed and replaced by someone more professional and that knows real estate and tenant laws because she will be the very reason this property gets a /class action lawsuit. Im am not the only tenant who has said this either but we are all getting ready to start complaining to corporate becuase this is ridiculous. I prefer the previous management they had in office a few months ago before they switched. RUN FROM THESE APARTMENTS.

I recently moved in and the ladies in the office have been very helpful and professional. The complex is very spacious and they keep it clean. I would definitely recommend to family and friends.

I have lived at this property since June 2019.... the absolute worse experience I’ve ever encountered in all my renting. I was given a move in date, expecting to move in, and was never given the common courtesy of being informed that the unit I was assigned was given to someone else due to an emergency. Mind you, due to their negligence, I was left homeless with children. I had to call GVA in order to expedite the issue. I was told I qualified for the $0 move in, however when I was finally given an apartment I could move into, I was charged a nonrefundable fee of $600. I guess the manager charged me for calling GVA. The apartment I was finally assigned, was infested with roaches. INFESTED. I told the manager I did not want to accept the unit, that I wanted to look elsewhere. She told me that was my decision but I forfeit the $600. I then felt forced to take her another unit on the property. The 3rd unit I was assigned was upstairs, and I’m disabled. I still had to clean the new unit, it was disgusting. Dead roaches, roach dung, and the smell.... horrible. Since living here I’ve had both rats and roaches. My restroom has mold. The water would run various shades of red and brown, with a foul odor present. The water conditions are changing as we speak. During the winter months I did not have hot water. I lost a luxury car that was paid for due to flooding and the poor drainage, but they charge approximately $75 a month for sewage and drainage. Now I’m forced into a car note. The ceiling fan in my daughter’s room just fell from the ceiling one day. The ceiling fan in my room has a crack around it from one side of the room, to the other. Management has changed three times since I’ve been here. They seem to be selective about who they give warnings to. I was told the patio/ balcony is not for rent and I receive letters and threats of violation payments, however other residents say they have never received such paperwork and some have items of their choice on their patio/balcony. I just wanted to live drama free for a year and leave never to deal with these ppl again, but at the same time, I feel I have been violated on so many levels. I am so ashamed of the place I pay over $1300 a month for. It doesn’t reflect its value at all.

Leasing agent Miriam helped my family move into our new home. She made us feel 100% sure about our decision and the walk in felt welcomed. Enjoying our new home.

I just got off work at 6:00pm & i was trying to have a nice evening at the pool I was told the pool closed at 9pm and it is also shows in the sign (Tuesday-Saturday) closes at 9pm and I always go for a swim and there is no lifeguard on duty and I asked the employee why is she closing early and responded with there is no life guard but there was no lifeguard on duty to begin with the lady is Latin with light brown hair. Horrible service. I always pay my rent on time we have no complaints.

Passed by to look for a apartment. Community seems real quiet, and real clean. The office staff was polite and real helpful.

I like living here because it is clean, the office management is nice, and maintenance is fast. The only thing I dont like is that my job is moving me to the southside so I have to move out soon cause I cannot do the commute. I will be sad to go but I have to.

This is a great place to live! I have been living here for 2 years the the staff is freaking awesome! They are very helpful and understand like most people do they do not treat there job as just another pay check they actually do care about your well being as long as you communicate and own up to your word there have been plenty of times of me being late sad to say but true stuff happens by that being said they work with me even tho its not there control they try with the owns consent of course so he has to be freaking awesome also to allow his staff to work with others!!!! Maintenance is good coming out when you call always the same day as call. Just take a tour your would love it!!!!

Thanks because I been under ever since Harvey still trying to recover and the office has worked with me every since their are somethings that need fixing, but I know it will be fixed. I give them time like they give me. Its a nice place to live I love my neighbors. Thanks again...

Dont give these people your money..... Theyre setting up ads about $99 move in.... Been waiting 2 weeks still nothing when I called about my money they said they dont have it..... These people are taking advantage of people who are trying to do right and taking money.....

I went Saturday to go look at a one bedroom, and young man named elias help me and my boyfriend out and he was so kind. But the price point was so ridiculous for the one bedroom. I wanted to get out of my apartment complex and go to some thing more reasonable but thats not the case! 900 for a 1 bedroom that’s ridiculous!!

These apartments are really nice and the new activity center is great, my kids are learning so much and it is so great for them to have at their home. The staff are so nice and very helpful! 100% recommend living here!

The place is a plus since the neighborhood is peaceful. The staff goes out of their way to help and accommodate their tenants needs. One of the reasons why people keep coming back is not the place nor the service given but the attitude of the workers. Like us here in Okey Dokey Locksmith, we just dont get praised for the service we deliver but also on how our technicians do their job. One of the reasons why we are always recommended by our customers to their friends and family.

Went there recently to inquire about an apartment. Really sweet people. They upgrading the place. they had showed me a picture of it looked before the guy that runs then now got a hold of them. it was horrible. But now they are so worth the pricing. Before somebody pop off at the head about backgrounds no they dont take backgrounds. was kind of hard to find though only bad thing about it. Its next to another side of another apartments that look junkie. You will know which apartment is The Avenue cuz it looks nicer 10 times nicer

Air conditioning leaks, which the apartments refuse to fix. Laundry machines dont really work, except to take your money. Heater broke 2 years ago, repeated requests get nothing done that lasts more than a few days. They also increased rent in the middle of a contract to offset their investment losses from the floods. Oh yeah, every 2 years for the past 6 have completely destroyed everything in every downstairs unit. If you plan to move in downstairs, you have about a 50% chance to lose everything each year you stay, apparently. Definitely do not move here without flood insurance.

This place is Great Nina And Emily are very nice and professional. Every time I call the Office they Work hard to Resolve the issue. At night it’s very quiet, There is ample Residential parking.The Apartments are well worth the price for the upgrade units.Pest control come Every Wednesday like clockwork.Look the truth is this place have changed for the better I remember Barkwood Apartments.The Avenue is nothing like Barkwood Good Job to the new owners And Management staff. For the price and location you can’t ask for a better place to call home.

I love these apatments, the staff is very helpful. But I really like the activity center, my kids like to go there and learn a lot of new things and make new friends. We appreciate that The Avenue Apts dedicate time to our kids. Highly recommended!!

I am so in love with my apartment, they are very modernized, the manager is a sweet person and makes sure your needs are met.i just renewed my lease and am looking forward to doing so again . The outside is very well kept and the play area is rally nice and the pool is always clean.

I have been at The Avenue Apartments for 2 years and i love it. Office people are so kind and if something is wrong they get right on it.

Worst experience of my life. Went in to try and rent an apartment and they promised the world. Then they call back and say they cant help so for us to take a different money order we do that but when we get there they say oh yeah we can help. So on Friday when I went in to give them the rent money they say oh weve already rented out the apartment even though it was supposedly already ours. To top it all off the people are very unorganized and have lost our money order and are no playing hide and seek. Save yourself the time do dont rent from this complex.

Omg I cant even express how miserable I was living here.. It was my first apartment and the experience was horrible.. Walls r thin so u can hear everything next door n musoc.. Nobody works so they just sit outside all day with the music blasting sun up until sun down.. We also discovered they painted over mold and after being told nobody fixed the problem or any of the maintenance problems we had while living.. Then after the hurricane they expected the people on the top floor to pay full rent two weeks after the storm.. They didnt clean up anything or even attempted to until A day before the rent was due.. Then it got worse.. Dont move here.. They are nice people but the apartments they provide are trash.. Rent should be 450_550 not 850+ because its most definitely not worth.. If u move here good luck with that lol😉

Please DO RENT HERE they will bait you in for the first month free then it will turn into HELL AFTER THAT. My first week here I had no A/C in the month of May 8mths pregnant. From the unknown substance coming out of my kitchen sink. To the mass amount of roaches. Never in my life have I had roaches. Now there is an foul odor coming out of the kitchen that I continue to call in but no one can fix. If I could give them a negative I would, they are by far horrible! The office personnel only do for you if they are your friend if not they will make it impossible for you to get anything resolved. They are rude unprofessional. I would not recommend these apartments to anyone ....

Every tenant in this building blares their music until 1-2 am in the morning. Since nobody in this complex has a job, the music starts bright and early at 9-10am. Neighborhood is high crime. Murders run rampant in this area. The rent is absolutely ridiculous for the garbage I put up with. DO NOT RENT HERE.

To expensive. People break into your car, almost every night there somebody fighting and screaming in the parking lot wont let you sleep . At the office they give you the by law we dont have to tell you anything and get very defensive of everything you ask them about so make sure you guys read your contract carefully if you rent here. Parking sucks have to part far from your apartment or pay for parking . The only reason I rented here was because it was close to my job. Im leaving in may and they made me pay 1000 dollars for month to months because I didnt tell them 60 days before. Does apartment arent even worth it.

I will say some of the renovations here are lovely. But the office personel or managment pick and choose who has to follow the rules. Some people who have dpgs just open the doors and allow their dogs to run free all day. When you complain as i have done for the last 3 years nothing is done. Some workers actually talk and play with the free roaming dogs instead of telling the owners its illegal and against rules to alliw them to run free. Handicap parking is a joke. You can complain of people parking there without permits and it seem that even when you take pics and show the office personal makes excuses for them to be allowed to park there. Also you have many young guys in the parking lots blaring their car stereos till police show up or till 2 or 3am when they decide to go to bed.The new managment over the last several months (and it changes a lot) have done much facial improvements and it looks better but the truth is it is at its worse for noise and property rule breaking. Notices were given out that we could not have our own grills outside so i had to get rid of my 600 dollar grill and now you see that many kept them and are permitted to. Bedbugs have been a issue for well over 2 years. They had it sprayed and was to come back for a follow up treatment which they never done. Then the new managment tells us we have to pay for it. I didnt bring them in and am not paying for it. I fo not have any problems with the office personel personally but when a select few are permitted to do anything they want and the office does nothing that i do have a problem with. The very back has for the last 4 years not been a side to have police called often like the front side. Over the last several months it has become a frequent place for police bevause of fights (which never happened before) the loud music in the middle of the night, and domestic calls. My son walked out side to walk my dog and a newer nneighbor yelled hate names at him just because he is gay. I will be moving very soon because though the outside looks nicer the residents coming in have no respect for anyone nor the rules set out by the office. I have been happy here for the last 4 yrs but the favoritism and now we have to pay to park where we have been parking for years and pay elictric which was always included is just to much. In the last year my cost to live here has gone up $145.00. And one last thing. I am still waiting for repairs from the flood a year ago to be done.

Its clean here and I like The Heights area.

I find it ridiculous that they close the pool at 5 knowing that almost all adults leave work almost at that time just because they cannot put a security that logically has to be paid when including your stay in the same place

Terrible place, it floods to the roof of the cars, always fights, drugs and robbery.

I moved 2 months ago and it is very quiet, people do not bother, they do not make noise or scandal.When I decided to move to the avenue they treated me very well with respect and kindness so far I have no complaints about the place 😉

Very bad experience after living for a long time in this property they finish my contract x the recent flood only gave us 5 days to leave the apt they never offered us help I do not recommend these fit are flooded and they do not let you know when you move and then already that you are injured instead of helping you terminate the contract regardless of the children the elderly people who are unconscious and insensitive are

Terrible apartments if you want to have crystal drugs and marijuana is the perfect place toFor that your children can not go outside because they spend smoking marijuana terrible service in the office you have a problem you can never solve but for the rent they always want it on time and if they do not charge you 50 dollars for 3 days they steal a lot and there are a lot of rats in a few words it is one of the worst places to live
