Where to begin- First, I feel very safe at these apartments. As for management reactance to issues brought up, they jump right on it when there is an issue. I had an issue with a toilet running, light not working outside, dishwasher top tray right and oven stopped working(all in about a month) and each time I brought up an issue Brooke sent someone immediately to fix the issue. I’m shocked how easy the process has been. For living on the first floor I can barely hear my neighbors above me, I can’t hear anyone beside me cause the walls are very thick! So far this has been a great experience.
When I moved in my credit wasn’t great, so I had the liberty company co-sign my lease.After moving in the guy that lived above would sit outside my window at all hours of the night and made things extremely uncomfortable. Any time I would go out on my patio, he would walk by and stare at me. I lived alone with two kids and after 6 months I wanted to leave. I emailed Brooke (the manager) about moving out and asked if there was anything I could pay to leave early. She stated that I could not and I was also informed at the time that Liberty would not renew my lease after 12 months. So I moved out and while living at my new home, continued to pay rent here to honor my lease and just checked on the apartment every few days.Fast forward, my lease ends this month and I try to schedule a time for move our inspection and I’m told that I never put in my 60 days notice. Why would I put in 60 days notice after being told that Liberty would not renew my lease after 12 months. I asked whoever was in the office today Jennifer.. how that even made sense.. and she just kept repeating “I’ll send you our lease”.. so the leases don’t work together apparently.Lastly.. one of the units in my apartment leaked 3-4 times, the drip pan would overflow out onto the carpet. Each time I put a work order in, maintenance would come in and vacuum the tray out but never address the real issue. So mold started growing on my carpet and I had to have that professionally taken care of. I also had some pretty expensive items that had to be thrown away from it.The apartments are nice but the equipment is old and they won’t replace until it’s literally dead. Management is rude and the only way to get anything done is to call corporate.Save yourself the headache and find a different place.
Not all good, not all bad.. the rent/utilities were absurd for the first 2/3 months but after bringing it to the attention of the PM it magically decreased. Maintenance is friendly. Hard to communicate w the office & the gym is always closed. Isnt worth the price to us but may be right for other families. 4 stars bc they keep it pretty clean & its somewhat peaceful here.
My husband and I love it here. We may have little maintenance issues here and there, but every time I mention anything to the property manager Brooke she always has Johnny come fix it for us right away! Awesome service here! Very spacious apartment, & we love the size of the kitchen. Absolutely love it!
My boyfriend and I have tried calling multiple times no one ever answers. We’ve also shown up at the office 3 separate times, waiting 25-30 minutes each time, and no one is ever in the office. They have great reviews but no one seems to ever be available.
I love the atmosphere and the people out here. Especially the property manager Brooke Page. She’s knowledgeable of the area and takes pride in the work she does on the property. Also, Johnny Kennedy, the maintenance technician, is a god-send. Anytime we’ve had a issue, he’s been ‘Johnny on the spot!’ He’s a hard worker and an even better person. They’re one of the main reasons why I continue to stay at Briton Trace!!!.
Just moved in 18 days ago, loving the neighborhood. Minor maintenance issues taken care of less than one day by maintenance person Johnny, who is fantastic. Johnny explains all issues after and before repairing. Office manager Brook answers all questions asked and believe me I have asked many before and after move in. Would recommend Briton Trace community as one of the best locations.Will repost a new review in 6 months.Thank you Brook & Johnny
I have lived at Briton Trace for over 4 years and have had no complaints. The Property Manager, Brooke Page does an awesome job managing the property and you would have thought she had a whole team of staff behind her to do what she does. She loves her tenants and their pets (LOL). Kudos to BROOKE!!!!! The Maintenance Supervisor,Johnny Kennedy is always on point and I never had a complaint when he comes out to fix anything. He knows what he is doing. Kudos to JOHNNY!!!!I I would like to say that I love Briton Trace because it’s a smaller community, but Brooke makes our family feel like her family... our concern about the property is her concern and I would recommend Briton Trace to anyone...

Brooke was extremely helpful over the phone and through email when answering our questions and assisting us with the application process, despite my being overseas in Korea. The application process was painless despite all of the information asks for, and again Brooke walked us through what we really needed and did not need to fill out on the forms. Could not have asked for a better person to work with!Will leave another review based on our experience living there after a few months.
My husband and I have lived here for 2 years now, and will continue to renew our lease until leaving VA. Very military friendly, with the RPP program and being located right by Langley. The apartments are updated and super spacious. Johnny with maintenance always gets any of our work orders done quickly. The property mgr, Brooke is so helpful and approachable, always going out of her way and ensuring that anyone & everyone’s concerns are addressed. Honestly have nothing negative I could say about this place we call home. So thankful we found Briton Trace!!
I love this apartment! I have lived at many apartments and this by far is the best one I have ever lived in. Brooke, the Office Manager is amazing and was super helpful when I found this complex by accident. I happened upon this place while I was on my way to another complex to sign papers and stopped by. I fell in love with the model apartment, its spacious and beautiful. I feel more safe then I ever have, especially moving to a new city. Johnny is the man that fixes anything and everything, he is also friendly and always kind. I feel truly blessed I found this beautiful apartment and even more blessed to have had a chance to get to know Brooke and Johnny!!!
Johnny the Maintenance man he is a wonderful person he work hard he keep your apartment intact when ever you put in a work order he will be at your door 30 mins later .. he know what he doing when it comes to fixing what needs to be fix.
Seriously the safest neighborhood in Hampton Roads!!! Only complex around with granite countertops! Pool is always immaculate and grills work great. Had the A/C turned on for us before we moved in (on their dime!).
Very quiet, quaint neighborhood. Kitchen and bathrooms are spacious.
Johnny and Brooke are both very professional! I love living in this community!
I have a big issue with maintenance, when I put in a request I have to wait almost a week for somebody to come by and check it out cause the guy is always on vacation or some other excuse my dryer has been down for a week an a half I put in a request on Monday, my husband has called and left several messages but we have yet to get it fixed and this is a big inconvenience because we are paying for all these nice amenities and we cant get fast service. The inside of the apartment is wonderful but maintenance sucks I just think for the amount that we pay a month which is ALOT we should get faster service
I am not the one to usually complain about anything. This is actually my first review and I think from my interesting experience can help others.1. My significant other and I have had issues since we first moved in. The carpet had an odd smell (not bad but weird) and we told Brooke (leasing office) that it was an issue during the checklist process and she said “that’s just the new carpet smell, it’ll go away in a few days.” The was false and smelt like that the whole time.2. Quite a few electrical outlets weren’t working and again, told Brooke that it was an issue. I do understand it’s only her but when it’s a continuous problem that is bright up weekly and our neighbors get their stuff fixed within the next couple of days, that’s a red alarm. Mind you we lived here for 7 months prior to my deployment.3. The dish washer wasn’t working properly along with the garbage disposal in the sink. Again, made this issues known on our first checklist, while continuing to let her know. NOTHING WAS CHANGED. I can live with a few things wrong and be fine. But when it’s this bad and our friends/neighbors are getting theirs done, why was ours such a hold up?4. LASTLY. Prior to us moving out before my deployment, we of course had another checklist. My significant other and my friends wife helped clean that place to the best that can be done. On my backpay check from them, I was charged a total of $412.99 for the issues listed above! The best part is how none of us were apart of the final walkthrough. It was just the maintenance guy who did one and relayed the information. Mind you I was even charged $25 for toilet cleaning for a piece of hair on the floor next to the toilet. I think everyone gets the point because there is more I could go on about. I will not be returning to this place for obvious reasons and hope this review helps others. Again, an experience to say the least.
Cute place but not worth it. I have been here for almost a year and I have had an issue with the neighbors above me making ridiculous amounts of noise which has yet to be resolved even with all the complaints management has received from me and other neighbors. They are still living above me even though management said they were being evicted so that was a lie. But I am moving so good riddance to this place.
We were told our carpets would be replaced prior to us moving in, but on the day of signing the lease, the property manager informed us she chose not to replace them. Having new carpets was a major selling point for us in choosing that apartment. It was too late for us to back out and look elsewhere. The carpet was stained here and there with some black spongy substance caked into the carpet. The tenant who lived directly above me acted as though he was in a nightly WWE Royal Rumble match as Ive never heard anyone be so noisy in all my life. I could understand if I heard his TV or music playing, which I never did hear that, but I heard him stomping and rolling and throwing things and dragging things across the floor. I reported it to the property manager. Instead of notifying the tenant above me of their noisy ways, she decided to tell me all of that tenants personal business and how much she didnt like them. Needless to say, our upstairs neighbor continued to be a nuisance. I called Briton Traces security company (Guardian) 5 or 6 times complaining about the noise. They sent someone out twice; both times they came to my door and not his. One of the two times they sent someone out, it was over three hours after I had called to report the noise. By the time the security people showed up, the noise was over. You need to have a parking permit displayed in your car in order to park here even though there are no assigned parking spots. I asked the property manager if there was a particular spot where the parking permit should be displayed and she said no. She said some people stick them to their front or back windows, some stick them to the back of their rear-view mirror, and others just throw them on their front dash. I decided I didnt want to permanently affix a sticker to my car so I placed it on my dash. So a couple of months later my car is towed by the property manager, and Im forced to pay $140 to get it back from the tow company. I decided to stick the parking permit to the back of my rear-view mirror since leaving it on my dash can confuse the property manager and the tow company. So my final review of the place is that the property manager was deceitful and lazy, the security company is useless, and the US Mail person assigned to the Briton Trice route does a terrible job handling your mail. I had three packages go missing the 10 months I lived there. The bedrooms are very small, the master bathroom is small, they use old bronze type fittings for the sinks and showers. The place was built in 2012, but it feels much older than that. I overlooked all of those things because of its location, the low price, and the fact I was promised new carpet prior to moving in. There is now a new property manager there so hopefully shell be a little more on top of things.
New, clean apartments. A little difficult to find but in a good area to be secluded but still have malls and restaurants around the corner.
