This is my bathroom after a month!! I reported a leaking toilet at the beginning of the month!! Sherita from Maintenance just hung up on me after I asked why this was marked as resolved if it clearly wasn’t, and she kept interrupting me as I tried to explain!! Allison from maintenance have lost work orders! The supervisor never calls me back and my property manager does not respond to emails! This is unacceptable! I need someone from this place to actually respond! Please help!

The customer service is so good here. From start to finish everyone was nice & respectful. From filling out the application to paying the deposit. They are on top of business with returning phone calls or e-mail, and you get honest answers & if one person is out someone else step in & continue working on your application. I have been renting from AH4R since 2015. This companys responsiveness to reliable, loyal tenants and their communication has been very poor over the past few years. In addition, they recently increased their month to month rent to over $372.00 as an additional fee without any updates to the rental home, simply to take advantage of the current housing market surge. Although I was disappointed by AH4Rs lack of appreciation and value of loyal, reliable customers, I was more frustrated by the inflexibility of their Pricing Dept to negotiate a more reasonable increase, and their attempts to strong arm me into a years lease commitment at a much higher rental rate.I was reassigned to a new property manager- MS. Maynard who was the first person in AH4R company to actually take an interest and communicate with me on a reliable basis. This review is about Ms. Maynard, who is professional, conscientious and kind. AH4R executives could learn some key customer service tips from her. I appreciate the time she invested to explain the companys perspective and I feel she actively listened to my concerns as a tenant and tried her best to assist me as much as she could within her scope of authority.Because of her good customer service skills and her sincere kindness, I will continue renting at this location and continue taking good care of this property for a while. However, I have opted not to commit to a years lease at this time because I feel the above rental increase is unreasonable and my years of contributing to AH4R as a reliable, long term tenant has gone unrecognized and de-valued by their pricing department. We’ve lived in our house for almost a year we received a letter saying our rent will be raised to a price we couldn’t afford so we told the company we will be moving out. Ever since then our ac hasn’t been working correctly and it’s been 80 degrees inside the house where my family of 5 (2 adults an 8 yo a 2 yo and a 4 month old)has been sleeping! I’ve reported it once they sent someone out and the guys said there’s nothing wrong he changed filters and said it should cool off and left. Now that was a month ago that I sent in that request and it’s still 80 degrees so I called back and put in an online request haven’t heard back from them via phone or email and I’ve attempted to contact them multiple times!Update I’ve gave 2 more stars because the GM took time out of his Friday to bring us portable ac units when he could have easily made us wait until Monday! Thank you for that. So now we can have some comfort until maintenance can fix our ac.
Let me be perfectly clear - I’m giving Yvette Maynard a 5 star review, not the actual business. But because she represents the business, they can get a portion of the stars. I’ve lived in an AH4R rental property for 3 years since moving to the Anderson, SC area. I travel a lot so I’m hardly home and I’m pretty low maintenance. For the most part, I’ve really enjoyed my rental home experience but I’ve been dealing with a fence issue for over a year now. It’s old. The wood is rotting and warped. It’s unstable. It needs replacing but instead of replacing it - the fence just gets repaired. Fair enough. But after a bad storm in February, the damage was so bad that it warranted immediate attention. (The overall process for reporting maintenance issues isn’t efficient or streamlined - but that’s for another review - I’ll stick to the script) After NUMEROUS attempts to get the fence repaired and getting the runaround and getting blown off and even stood up, I finally got a phone call from Yvette. She wanted to know the situation and she was patient and listened and appeared to really care. I was frustrated and she let me vent and without throwing anyone under the bus, empathized with me in a way that made me feel heard and respected. She repeated my version of the events, so I know she was really recording/listening to what I was saying, and she assured me she would get to the bottom of the issue and provide a solution. She also didn’t make a false promise to appease me. She gave me a realistic time frame and then followed it up with an email to me later. My fence was fixed within a few weeks and I know, had I not dealt with her, it wouldn’t have happened. Yvette made me feel better about dealing with the company. And THAT is the essence of customer service. She represented AH4R in a way that made me forget about past frustrations. She was professional, courteous, and kind. And I’m grateful and as a result, will renew my lease.
American Homes is one of the absolute WORST companies I have ever done business with, asked for a LOT of personal information and every time I was interested in a house I was always given an excuse why the home couldn’t be looked at because of some reason. But then a few days later I would inquire about it again and was told it was rented !! The people at American Homes are nothing but a bunch of unprofessional lying people who put you through all types of things and do nothing for you. They have been also reported to the better business bureau several times !! Worthless company

So far our first time we had to reach due to maintenance emergency (grey water flooding inside home) less then a month from renting, I was told we to wait for the local office to open Monday. This is Saturday. As much as we pay in rent, you figure they could respond better, faster.
Recently, our air conditioner went out, protocol was followed by submitting a service request to no avail. After six days of hot misery, we contacted customer service who informed us that our work order hadnt been picked up by any vendors! Our next step was to contact our local property manager, Yvette Maynard. She immediately responded to our request and took action by contacting a AC vendor, along with sending AH4R maintenance to our residence with two large AC portable units for our quick relief. After our AC was serviced, Yvette checked to make sure we were satisfied with everything. Yvette not only did her best to assist us, she went above and beyond resolving the issue. We appreciate her and will not forget her compassion and kindness.
Annalee with their team is one of two reasons we chose this company to work with for renting a home. She was extremely knowledgeable with the their process and made it easy to understand. Secondly, the unit we are renting was very clean and this made it easy to choose. I would recommend this company if you need to rent.
My family ran into a situation where we needed to find a place to rent ASAP. American homes for rent made this possible for us. The process was super fast and easy. The home we are renting feels like home. Not just a place to rent. We are in a lovely neighborhood in a beautiful house. We also get to use the amenities that go along with this neighborhood. The swimming pool, tennis courts, playground, etc.Any issues we have stumbled upon, like needing a dishwasher repaired, we simply submitted a maintenance request and they came out as soon as they could. They are quick to fix any issues.We highly recommended renting through American Homes for Rent.

I have taken on the responsibility of caring for my eldery mother and my disabled sister. The property my mother has been renting from an individual was sold giving very little notice to us.American homes 4 rent was recommended by an associate from work.Whitney walked me through the rental process, taking the time to answer all of my questions, and made recommendations. She was able to help me find a rental property close to my work location. Whitney Kept myself well-informed throughout by email and phone. The leasing process left much to be desired, but the Greensboro property manager, Amy, was very pleasant to deal with. She was helpful, and very willing to listen to my concerns.
They have homes in our community, they are informed the renters are not following HOA guidelines with having campers parked in the yard and keeping grass cut. They don’t do anything. I have made 3 calls in 3 months and no results.
We recently signed a lease with AH4R and have so far been very impressed with all of the staff. We have worked with Melissa, April and Anne. All of them were very helpful and friendly. Out of all the houses we looked at and rental agencies we talked to, AH4R has been the fastest at responding and the most welcoming. We are excited to move in and continue working with AH4R!

Unfortunately I am a neighbor of AH4R property. An honest mistake was made during turnover of the property and AH4R landscaping destroyed a large flower bed by weed- eating all of the plants and applying their signature red mulch. When I contacted the company to seek assistance in resolving the mistake I was forced to call on three separate occasions and never received a call back despite their promises to “escalate” the situation. I was able to track down the property manager, Kayla hill, through the previous tenants, who never returned my voicemails. I finally was able to make contact through email in which I was greeted with curt message stating that based on an GIS map known to be +/- 10ft of inaccuracy, my 10ft by 70ft edge of property that has been maintained by myself and the previous owners of our land since our house was built 17 years ago was suddenly “ their land”. The situation has yet to be resolved.
I moved into my house in April. Since then I have had various issues pop up that I have submitted service request for. The drain not draining for bathtub, ac not cooling, fan running on hvac even with the thermostat off. Calling the service request line to speak with someone is a joke, anything they feel is cosmetic is not really addressed. I was not in the home 30 days and both towel bars were coming out of the wall. I had a nail pop up out of the laminate flooring...literally heard it come through. Neither of the last two issues have been addressed. There was never a filter placed in the air vent, I was told that was a tenant responsibility...I can understand after 3 months but why was there no vent to began with? That was my mistake for overlooking to see if one was there. I will say I love the house, the neighborhood is great but the company and the response to tenants leaves much to be desired. I emailed maintenance and my property manager last about the issue...still waiting to hear back from both.
Went through this company for a rental. They helped out so much with the process! Ms. Whitney helped us get all the right documents needed! Talked with Ms. Annie this morning and she helped talk me through the lease and how to set up the online payments!

My move out experience was horrific. Property management did not return phone calls in a timely manner. The property manager gave me misleading information that wound up costing me time and money.
This is our first time working with AH4R and they have been amazing thru the whole process. Answered all of our questions and was quick to process our application. We cant wait to move into our brand new home. Whitney and Anne have been available whenever we needed them.

We had lived in the property for nearly three years, and she helped us at the end with how to leave the home and explained the entire process.Prior to that there were others who were also helpful!Anytime we had services calls, they were mostly attended to in a timely manner.

I’ve had nothing but positive experiences with ah4r since we moved into one of their neighborhoods last year. Every time I’ve needed service, whichever agent took my call was kind, responsive, very professional, and often called me afterward to make sure I was satisfied. When our furnace had a problem, they sent someone to my house with electric heaters because they couldn’t get the repair people immediately. Shauntyle was particularly helpful during that time.More recently, when I was having trouble logging into my account to sign our lease, Yvette was terrific. She was very patient with my lack of technical expertise, and she tried several different approaches until we finally got it right. Moving here after selling our longtime home was a very good move!
Have been in our home for 33 days now. French door doesnt open on one side. Maintenance from AH4R snapped off bottom latch and had me put in a work order. Latch repair attempted by Austins Contracting, outside vendor. He suggested replacing the door if he couldnt find a latch but instead AH4R had him install the type of sliding door lock you would see on a public bathroom stall to hold the door in place, since the door opens now that its broken and so its a cosmetic problem. Discovered at 23 days (first rain since move-in) that the front wall leaks every time it rains. Drywall team from outside contractor comes this afternoon - baseboard rotten, mold inside wall, no response from maintenance, property manager Shauntyle Watson never answers her phone, senior property manager Lisa Hundley emails with a brushoff about contacting maintenance. Emailed maintenance - Alfred Cerdo and Kacy Beaver, no response. Left voicemails including at main office and no one responds or answers the phone. Exterior leak not repaired prior to drywall team being sent out. Chris, owner of Witte Services, the contractor tells us that despite soggy baseboards and evidence of rotten wood he doesnt expect to find mold and blames the problem on a gutter. Our wall is currently open to air with moldy, rotten studs and osb exposed almost the length of a wall. No contact from remediation team, contractor, maintenance or property manager. Covered with plastic garbage bags anchored with painters tape. Evidence of previous repair without fixing the problem in the room documented in move-in report. Had we known it was water damage we would never have rented at all. If you are looking for somewhere to live, rent from anyone else.

Simply put, they’re more like a scam. We talked to them on the phone, mentioned our situation, they agreed and encouraged us to apply for the house, so we did, and paid the fees. Less than 24h later, they congratulated our application getting approved. So we wanted to see the adjustments that we talked about in our applications, and they said you know what, no, actually we don’t agree. 😐 and they refused to refund us!!! Isn’t that the most unprofessional attitude or what? I’m so happy we didn’t end up dealing with those guys as our landlords for a year, omg, that would be a disaster.

Amy Norman has been nothing but amazing. I have lived in Greensboro for two years, in a homes 4 rent property. Due to COVID have been forced to relocate. Unfortunately our transition has been very stressful and not to mention we just had a baby. Amy has been very patient with us making our transition much smoother. I pushed my move-out date twice and she has been very gracious with accommodating my request. I anticipate that I will be out of this house by the end of next week, but if I find myself in a situations where I need to rent a home, homes4rent will be at the tope of my list. When it was thought that the home I wanted to rent would not be available, they contacted me right away and gave me other options to look at. I worked with Anny in the office and she was GREAT!

I moved into this house in October of 2019 (October 31, 2020). We had numerous issues with the heating system. That was finally resolved. However, they didn’t provide us with a move in inspections sheet. I called about the blinds in the master bedroom also blown light bulb in kitchen and dirty filters for air/heating system. The guest bathroom has been a nightmare since we moved in the house. The water continue to run in the toilet, that caused the bill to be almost $1000. Amy Norman (the property manager) tried to charge me a ridiculous price... well, the addition was very off. I had to contact the senior property manager Lisa Jones who finally provided me with correct pricing. The toilet continued to be a problem and they decided to replace it. Well, guess what. After replacing the toilet, they stated that they found a toy. This toilet has been a disaster since day one, but you want me to pay for a toy that nobody found before. Our guest had to go upstairs to use our bathroom because this toilet had issues from the start. I just don’t like how things are handled and it is really upsetting.
My husband and I were looking for a house to rent and in this market with the pandemic it was a nightmare! We were having a really difficult time finding a place. The realtor we had didnt have what we needed. We reached out to American Homes 4 Rent, whom we had rented from in the past. We viewed the website and saw several available properties. We tried to apply for one of the available properties on the next business day while my husband was at work but it was not allowing him to download the application on his work computer. He was able to complete the application on his phone but when I called to see if they received our application I was told it was incomplete because they didnt have my application. I had no way to fill my application out so I called ah4rent and I spoke with Warnette Gaines. Warnette went above and beyond for me! Words can not describe what she done for us. She called me back within the next few hours and let us know the we got the house. A week or two later we found out the house didnt have a tub and was too small, so we applied for another one of their available properties and were told to talk to Warnette. We sent her an email and the next day my husband and I went to look at the new house. We were excited when we saw the house so we called ah4rent to ask some questions about if we could get everything transferred over. We learned that without speaking with Warnette directly she had already transferred everything over! Words cannot describe how grateful we are for Warnettes phenomenal customer service! We are looking forward to moving into our new home and truly appreciate the exceptional customer service we have received from everyone we have spoken with at AH4R. Five Stars!
We absolutely LOVE our home, but the company has been an absolute nightmare to work with.Amy Norman and Lisa Jones could not be any more unprofessional.Bottom line is- all they want is your money and truly dont care about the conditions of the homes.Im still trying to figure out what it is that they do because it certainly isnt returning calls or emails; let alone caring an ounce about their residents.So frustrating!

When my husband and I had to quickly move to the area due to a new job, Debi was so helpful with our leasing process. She was extremely responsive, which allowed us to get all of our questions answered, lease signed and move-in complete in such a short time-frame. Currently rent from this company and had to move to another one of there homes due to major leak that damaged our other home we rented from them. Long story short we just moved into our new house on Saturday we realized on Sunday that the A/C was not working. We put in a work order and originally we thought it might take a day or two for someone to come out. They had one of our there own technicians come out and his name was Mateo, and he came out the next day and he was outstanding, I thanked him for coming out so quickly. His response to me was as soon as he found out there were “babies” living here, he came as quickly as he could. We had wonderful conversations while he worked. There are still great people in this country and he is one of them.American homes 4 rent, you need to praise this man for his hard work, and for being such a wonderful individual to be around.
I am currently renting from AH4R. I have been in my home for 3 months. The ceiling in the garage collapsed due to a water leak, the air conditioning unit backed up and caused water to rise in the laundry room and the garage, the master bathroom was demolished to repair the garage which took me calling multiple times to get someone to come out. I’ve had to evacuate my children from the home after dialing 911 due to the carbon monoxide detector going off; the fire department determined that it’s not a leak but the detector was bad. My maintenance requests started in August, I’m currently still waiting for one of their vendors to come in and install baseboards in the master bathroom. Last night, the ceiling in the garage collapsed again in another location. My rent is $1275 per month. The house is nice but I can’t get comfortable in it for fear of not knowing what’s going to happen next. I feel scammed to be honest. I called corporate this morning only to be told the normal business hours. I have no issues paying my rent. The repairs that were needed previously has caused my electric bill to rise by almost $300 no compensation for that. I planned to do business with this company for years but when my lease is up I’m strongly considering moving on. It’s very unfortunate because the homes are beautiful before you start living in them. I heard one of the vendors say they hear the most complaints from AH4R customers. That’s scary.12/7/2020 All listed repairs above have been corrected. However, I have been hit with an $1100 water bill due to the leaks... 😩 Shauntyle on the other hand is absolutely amazing and always available. It will be because of her consistency and assistance I will be a customer for a long time.
Annalee was absolutely amazing through this entire process. She made sure we had everything we needed to get us the house we wanted. She was incredible to work with was very helpful. Every time I called she would call me back as soon as she could and answered every question to complete satisfaction. Thank you Anny for all your help.
We are very pleased with our choice to rent a home from American Homes 4 Rent. From our first call to inquire about one of their available properties all the way down to our move in, all the staff we have dealt with have been helpful and friendly, even going out of their way to accommodate our requests. Our property manager, Kayla Hill, and Jason, our technician, both deserve a special mention. We have had two issues since moving into our home, one a major issue, and on both occasions our concerns were addressed by Kayla quickly and professionally. We are especially thankful for how quickly the problem with our hot water tank was addressed. As a technician, Jason is the picture of professionalism; his commitment to quality is evident and he is effortlessly polite and friendly.As for AH4R on the whole, their pet policy is what first got our attention. As any renter with pets knows, finding a home to rent that is truly pet friendly is difficult, but AH4R made it easy. AH4R makes the whole rental process easy. From viewing their available properties, to the approval process, all the way along to the move in, our entire experience with AH4R has been positive from the beginning to end. I would recommend AH4R to anyone looking for a home to rent.
So far this has been a very positive experience. I wish I could remember the names of the first few people from Las Vegas who answered the phone and got me in to see a house quickly, but sadly I cant. They were wonderful and helpful. I was able to go see it immediately, since it was vacant, and later go back to show my daughter.When getting on the portal I was having trouble applying, so they sent me to their IT department and spent an hour on the phone getting me through the process.After application I got moved to the leasing department, first dealing with Melissa Faison and then Annalee Rosero. Both were extremely helpful and personable. Always answered the phone being both courteous and professional, as well as returning emails back immediately.I ended up having to change homes during the application process and they did it within a day without a problem. Whenever Ive had a concern, Annalee has gotten immediately back with me to address it.I would highly recommend this company. Im hopeful that when things break they continue to be so receptive.I tried other companies and realtors first before I found American Homes 4 Rent. Those companies either had full voicemail boxes, never returned an e-mail, calls were answered by a robot, and arrangements to view a property were put off for weeks. I feel like if you dont want to help me get into a property, you sure wont take the call when something breaks.I have been very pleased with American Homes 4 Rent. I like the easy access I have had to talk to anyone there.
I am a former tenant of AH4R(rip-off). My cousins and I rented a 1200+ house for a year. We paid our rent on time for the first year, we were wanting to move after the first year because of the poor communication and poor business ethic AH4R (Greensboro location) had displayed. So because we couldn’t find something we wanted before our lease was up, we decided to stay in the home for another year. (Rent was raised from 1295 to 1325 for the second year). We were offered services if we renewed the lease, we chose to have carpets cleaned, and the company would email us to set up at time to pressure wash the outside of the house (at their expense). Sad to say, no communication about that issue at all. We reported serious structural issues dealing with the house, but they are still set to rent this home out, without fixing these major problems.Upon our move out we were presented with trumped up charges that equaled + $27 of our deposit, which was $1400...so we owe them. They charged us $450 for an overgrown bush(outrageous). $150+ for pressure washing the house, something that was never done prior to our move in.And I have pics if u want to see how we left this house!!Clean.com!!!!The Greensboro chapter needs to take a course in work ethics, especially Lisa Jones...Kayla- She’s awesome
Worst customer service I’ve dealt with from a rental company. The house was dirty when we moved in. Our leasing agents changed multiple times without warning and were unresponsive. It took multiple phone calls/ voicemails and emails to get in contact with someone. Upon move out my roommates and I did a thorough clean of the house but were charge almost $300 for “interior cleaning and carpet care”. We shampooed the carpets ourselves and scrubbed every inch of the house which our leasing agent admitted in a email that we had done a great job cleaning but still charged us. When asked for proof of why we were charged so much she submitted a single picture of the oven as the reason for the “interior cleaning fee” and a small stain in one of the bedrooms (which was there on move in) as reason for the “carpet care fee”. My roommates and I have also been battling to get our security deposit returned to us. We moved out almost 2 and a half months ago and still have not received it. Many many emails and phone calls/ voice mails to our leasing agent and the main office to try and get our money back and no one can seem to help. Everyone just says “I will let the team know and someone will get in contact with you” but no one ever does. Avoid this rental company at ALL COSTS. 0/5 stars. Absolute nightmare to deal with.

I recently inqired about a home in Kernersville, NC and it was thru a Realtor company called American homes 4 you..... Well they told me that if I paid $1.00 thru my checking account that I would be able to view anyone of their homes for 30 days and I will receive a code to get into these homes because they would have a lock box and hidden key in it, they were so sincere about it. So I did so, and never received a code and did not have did not have access to see and view any other homes, RED FLAG.... So I called them back to explain what had happened and what I did, they said hnnnmmm thats not good.. They put me a on brief hold and then they told me to fill out the application for the credit check. They told me that it is $50 person but they would not charge my debit card until they had all the paperwork, So I started it, did not finish it and because they had my debit card info already... ( Mind you, they told me that they did not keep my debit info) Well my debit card was in fact charged the $50 per person, and drafted $100 out of my account without my knowledge and or approval... I have contacted my bank and they are investigating this matter, this company still has all my information and refuses to refund my money and they have NOT filed the credit report yet either, I am still fighting this matter.. AMERICAN HOMES 4 RENT IS A SCAM, DO NOT TRUST THEM AT ALL. NO COMMUNICATION, THEY LIE TO YOU AND STEAL YOUR MONEY!!!

She has taken proactive action to ensure we settled into our new home smoothly. Moving to SC from FL, we are not sure how we would have been so successful without Kaylas pleasant and timely contribution.In addition, Phillip our tech has been a real pleasure to work with onsite. His work ethic and personal ownership to do the right thing for us as well as American Homes was refreshing.Staff like Kayla and Phillip make American Homes shine every day!
When we moved into our rented home there were many imperfections that we had to fix. When we moved out, we followed the move out guidelines to the fullest extent with these two shortcomings.1. Two light bulbs died after we left or were unnoticed by us.2. After exhaustively cleaning our oven, there was still a small amount of residue left.Needless to say, they charged us $230 to change two light bulbs and to send in a cleaning crew to clean up an oven (that was already cleaned) and a few small details (which we were told not to worry about if it was smaller than a quarter).The review is to make inform anyone interested in renting that you have a high chance of losing some of your security deposit, even if you do everything on the list they give you to the best of your ability.
I was really pleased with American Homes for Rent, especially with Debi. She was always punctual in her responses, and more than happy to answer my questions. There was a wonderful quality of Customer Service; Debi really wanted us to be happy with our home.If you’re looking to rent a home, I highly recommend!
