Run.. this company is very unprofessional and practice in Fraudulent activities this company took my deposit .!!!!mind you they did not let me do a walk-through after I moved out talking about COVID they charged me for painting 1100 every day ware and tear and refused to give my deposit back I’m taking them to court run they are very unprofessional they will keep your money and they will not come to fix things only patch up.. there own workers warned me of how crooked they were but I was already living there .. I’m in process of taking them to court over my 2300 deposit.. oh yea they charge outrageously on deposits because they already know that they’re not going to give it back!!!!!!!!!!!RUN

We have encounter problems from non working AC units that took weeks to repair, toilets that were not secure causing a safety issue that took weeks to repair to water dripping faucets and a non working washing machine. Their maintenance staff have come to the home without scheduling or notifying us that they were coming truly unacceptable. We have a new born baby and the washing machine is essential appliance. Today 12/6/2020 we went to use the microwave and that doesn’t work either.We enter a home that wasn’t painted and notes on the walls that said “work in progress”. Compound repairs on walls and different color paints. We had a dirty home which we had to clean up and remove furniture, curtains and picture frames from the walls. We sent the pictures of the condition of the home there was no answer on how we were going to be compensated for the misrepresentation of the true condition of the home. Under section “Residential Lease Agreement Addenda” section 8 pre and post inspection will be schedule by Park City Properties which we never got notify that it was performed causing us to move into a property that was not in the condition that was represented to us when we agreed to pay $2,300. We were expecting to pay $2,300 dollars for a home that was inspected and in moving condition. We are unhappy with the condition of these home and the misrepresentation of the condition of the home before we sign the lease. I WOULD NEVER ADVISE ANYONE TO LEASE A PROPERTY FROM THIS COMPANY GOOD LUCK GETTING SOMEONE ON THE PHONE SAVE YOUR MONEY AND RENT FROM SOMEONE ELSE! Regretting the day we moved into this home!

At the beginning of my experience with Park Avenue properties, I noticed somethings that I didnt like. Like the fact that I didnt get to do a tour of the home until the week that I moved in. My deposit was already paid, so I didnt make a big deal because I really wanted to move. Since I have been in the home, everything has been pretty good. The first issue that I encountered that rubbed me the wrong way was when I expressed that there was an issue with squirrels in the backyard. Like they were literally getting in my trash and right by the backdoor which made it hard to even take the trash out. Because I was so terrified that 1 would run in here, and I have a small child. I was advised that pest control was tenant responsibility. Which is understandable. But I followed up, asking what should I do if 1 gets in here and never got a response. My purpose for asking, was because I lived in an apartment before where a squirrel came in through the fire place and I surely couldnt get it out, maintenance came immediately. So, I dont understand why it would be different here. Also, I took pictures of things that should have been repaired before I moved in, because I dont want to be held responsible for them. Last week my refrigerator was warm, not cold which caused my milk and sour cream to spoil. But I didnt make a big deal of it. I just simply put in a meld for someone to come out and look at it. I played with it Friday and it began to get back cold, but the refrigerator light was still out. So the guy came out today to check the refrigerator, he advised me of why it may have went warm and replaced the light bulb. Now they are advising me that I will be charged a trip fee. Which I find ridiculous. Especially because I always pay my rent on time. Also I had an issue with the toilet to where I was told that I would be charged a fee if I caused the clogging of the toilet. Which I knew that I didnt cause it to clog because I dont put anything other than tissue in it. So to avoid the fee, because after all we are in a pandemic and I am a single mother that cant just afford to throw money away. I responded that I would just use drano. Which didnt correct the issue. So my toilet was down for a week until I put in another order for them to come and fix it. My main problem with Park Avenue (Jenny) is that she says everything is tenant responsibility. As if I am in here just tearing up stuff on purpose. She acts as if its a problem to say that something is not working properly. As if she has to come out and fix it. And that is really annoying.

We shouldn’t have try them, their charging high application fees to cover for this Covid19, taking money from people just to denied them to a property. Plus there communication skills need work . Only tried them because someone said “ maybe because of this pandemic they can actually help out those in need” took the leap an failed . May God bless them, he definitely doesn’t like ugly, hope that $120 does some good . Be bless !

Clearly this company doesnt communicate with each other and are in the line of getting ppl to waste their money on application fees which Ive done not once but twice! To turn around and deny the the application for smthn another employee stated wldnt be a flat out no. Especially on a property tht was vacant for several months! I wldnt recommend wasting $ renting instead try to purchase your own home

I applied for a 704 Melrose through this company 04-11-2020. Was asked for a $60 app fee so $120 for both of us. I am a student and would not be paying any of the bills.. my uncle is. I never received any proper information over the phone or in person until my application was approved and they wanted me to sign a lease. I am 21 years old 598 credit score ( and building ), no debt, no evictions, no bad rental history ( record impeccable ) the primary applicant is 56 yrs old, has had no job gaps, 845 credit score.. hasn’t missed a single bill due date in over 30 years, impeccable background, credit history, rental history, employment history, AND makes well over 7x the monthly rent anyways!! . Nothing at all to raise any eyebrows. On the website it says “ usually 1 month but up to 2 months of rent based on application check “ for a deposit . Knowing that we both have nothing to worry about .. days later I get an EMAIL that we got approved with a $1450 ( two months rent ) deposit, a $200 lease processing fee, and a prorated Rent prorated from a date I didn’t ask for. Still within this whole time from the application to the approval, not a single person has contacted me in regards to viewing the property or to even greet us. The email consisted of .. “ thank you and we look forward to your tenancy .. pay this and this and this” . The email started to pay the deposit and processing fee within 48 hours of the approval email or someone else may get the property next. So I called and asked questions, I was told that everything was correct and they would not change anything. Because my credit was 2 points below the requirement, I have to pay an additional deposit because it is a liability . A liability ?!?! Really?!?! The point of having good rental history and good credit, debt and etc is to be trusted !!! 2 points out of the whole background check of a SECONDARY lease holder is the problem? The one paying the bills with impeccable everything isn’t enough? Disgusting! We are in the middle of the COVID-19 pandemic & you want to charge unreasonable lease processing fees when the lease takes ultimately 5-10 minutes to produce .... FOR 200$?!?! What is the world coming to! Then I start to think it’s scam.. I look up the property and it shows 1/2 off of rent if applied before April 30th.. no one disclosed that to me. Still no Skype tour, contact from any of them or relief about any of this. Just emails and requests for payments. This place has been extremely unprofessional and we will be informing everyone we know looking for a place. It’s distasteful that even in harder times for our Nation that people are still trying to get over on people .. housing being the worst!! No go & will never get our business. In despite of all the bad reviews I still give them a chance, now i wish I hadn’t wasted my time even looking at their website !

The two individuals I have spoken with are VERY rude. Judy seemed to be very snappy and Vivian Wilborn was rude. I sent 1 email requesting a viewing a house with no reply. I called the home office and was told Vivian was out due to her daughter getting married. That was fine so I waited until the next week for a reply. Still no reply so I sent another request email with NO REPLY. Spoke with Vivian who was very rude. How can you expect people to do business with you when you are so rude!?

I have emailed this company 3 times, called them over 25 times accross the span of 5 days, and they only reply back with automated responses.. Ive even had a viewing of 1315 cook st and still cant get an actual human who works their company to call me or email me.. terrible customer service. (I even tried calling their MAIN office)
