This is the ABSOLUTE worst place I have EVER lived. Between the roaches, the flooding, the lack of communication, the hidden fees on EVERYTHING. . . I honestly cant decide what part I hate the most. If you have a pet, they charge you $25 to screen each pet, the pet rent says $15-25, but its always $25. That screen fee is yearly... As if my pet is somehow brand new. The pet fee says $250-350 - surprise - its always $350. Its a good thing they dont charge a pet fee for their roaches, because I have those pouring in thru the windows and drains. Pest control refuses to spray half the time and doesnt show up at all the other half, and the office has admitted they know this, but they refuse to switch companies.Back to the fees : you dont have the option to set up your own water bill, but the office isnt in control of it either.... They outsource the water bill and youll get to pay a $16 admin fee monthly for that. My rent is $870 and I pay about $1000 month after every fee is added in.As for communication, apparently my email only works to send me bills, never to respond to maintenance requests which they apparently never receive. If you call for a maintenance request : we dont have that, are you sure you called? Or the other one you were added to the wrong list (THREE WEEKS IN A ROW). Or no one will show up at all and youll get an email telling you your maintenance request was handled. One person will tell you two or three things and ask multiple people and the answers will never be the same.I complained about AC/Heat being broken in winter, they replaced it.... 9 months later... In July... When they were legally obligated to do so because of a heatwave. According to the maintenance guy, turns out they knew it was broken since the previous tenant who always complained about it. I cant rant enough about the parking and trash... Literal trash filling the dumpsters to the brim and pouring out ten feet passed the garbage area. Imagine that during a heatwave.... People parking in the middle of the street for days and no towing enforced, so not only can you not find parking, you sometimes cant even drive through the parking lot without obstacles.This isnt even nearly everything, but I could write pages and pages about this place... If you see a good review here, its probably written by Philips Management themselves. Dont believe it.
Im a current resident thats been here for the last 5 years and i can tell you that this place is by far one of the most nastiest and poor managed place to live they will take mad long to respond to your calls if you have an issues they will not be fixed properly and the bugs are out of control. Please look for something better but if you do move here COME AT YOUR OWN RISK
RENTAL SCAM!!!!!. When I did the app in May a lady named Brittany processed it. Afterwards, she and her coworkers called me at least 3 times to confirm the apartment I wanted. I thought that was a tad bit odd because ITS ON THE APPLICATION!!!!!!!!. I was set to move on the 16th which is a Monday. Today is Thursday the which means Im set to move in 3 Business days. SURPRISE!!!! I received a phone call to push my move date back another month. And let it be noted this is my 3rd move date. DO NOT I REPEAT DO NOT!!!!!!! Give these people your money. They are running a scam and they will take. They dont even deserve the one star I had to choose.

The price is great and the 2 bedroom garden apartment is spacious and has 1.5 baths which is great for two ladies in the house. Clean and no bugs! Always a plus!
I dont normally write reviews but i had to come on here and write this i moved into colonial apartments about 2 months ago and had a great experience from the office staff to the maintenance staff. I had moved from Florida to here and was very nervous but the stuff made it seemless. The area is safe and the apartment is a great value. If your looking to move i would definitely give them a look

Okay the management is fine, people in the office is nice but the bugs are outrageous to many bugs if you like cleaning up bugs everyday this is the place for you,they have a major mold problem on windows an tub, if u get a apartment by the dumpster youll smell it everyday you walk in your apartment i had 2 light candles everyday 2 get the smell out, parking is terrible not enough parking at all
These apartments would be so much better if they didn’t have bugs!! Took awhile to see any...maybe 4 months in and I’m not sure what happened but they started to come and we’ve done pretty good to keep them out but they ALWAYS show back up!! The toilets always seem to mess up here and there as well but the rest isn’t horrible I can say!! I would say these apartments are for people wanting somewhere to be for a SHORT amount of time while finding another place THAT IS ALL! Looking to move now...would maybe consider another year if they would keep the bugs under control but the man that comes to spray don’t give af sooo time to go!
I have been here for 4 years... I have had multiple issues... Leaking roof, leaking toilets that destroy ceilings... Flooded patios during storms. AC units that leak water and soak the carpet. Multiple bug infestations, to include ants, water bugs, and roaches. Stove hood collapsed on me while cooking and took 2 weeks to fix. Electrical outlets nearly caught on fire. The other half doesnt work, or barely (depending on the day). Rent has increased every renewal of my lease by at least $25...I have only stayed this long because of monetary issues. I pray that I can get out soon.
Im living in this apartment complex since 2002. I can tell you that this actual management team is the best I ever know. Any issue I reported have been taken care, very professional. I strongly recommend anyone who is looking for an apartment the get in touch with this wonderful management team. Only asking a pause for the rent that is going up every year.
No problems with any of the community employees. They are all friendly, timely, knowledgeable, professional. Have had a problem with the refrigerator that hasnt been taken care of but am told an order has been made and will be replaced soon.

Moved in May 2015 into the townhomes 2/2.5 was nice at first. Noticed there is not a lot of cabinet room! Anyway, I noticed a bug problem!!! They have pest control come spray every Tuesday, which I felt was a red flag because my last apartment at Amber ridge only sprayed once a month to keep bugs under control. There was always centipedes that were brown and had all those damn legs!It was so many of them, you look into a corner and there it was! Also I noticed 2 huge roaches within the months of staying there! When pest control comes and you tell them your concern they say that the bugs are looking for water! In my bathroom there was a colony of ants (sugar ants) switching between both bathrooms upstairs.Call the office and they told me is there was any food in the bathroom?!? This place is not what I thought it was! They recently started water bills without proper notice and I will have my bill pro-rated !This place would be perfect if it wasnt for those damn bugs and insects. Sometimes the staff can be very rude, block what you need to get across or to be explained.Honestly we didnt ever get settled here, a lot of my belongings are still in boxes because we are ready to move when the lease is up.FYI RENT IS DUE THE 25-1ST
Dont even waste your time on this place. After doing some deeper investigation & talking to people who have lived in the area, Ive come to find that it is NOT a safe place to reside. If you dont care about home evasion then go for it. Also, the staff is not in it for your best interest (Im looking at you Melissa). Dont give them your money, theyll lie just to get it.
Overall my experience living here wasnt bad at all until July 31th 2019.. I will never forget that day. Thats the day that my boyfriends dream car got TOTALED during the horrific flooding that occurred. He only had the car for about 2 months. He worked so hard for it and guess what? Its gone! I dont blame mother nature at all. I blame the apartment complex for not warning or stating in the contract that this area was a flooded territory to begin with. If we would have known we could have PREVENTED this from ever occurring. We called and spoke to someone who stated that she will talk to the manager regarding the car but she highly thinks anything will change. Now thats ridiculous. That car was our only means of transportation! Now what? Im so glad I did not renew my contract for next year.
Absolutely a money trap, still a current resident but changing shortly. ONLY 1/2 OF THE A/C SYSTEMS WORK IN THIS COMPLEX. By work, i mean cool the apartment. Putting in 6 maintenance requests online. The complex maintenance men come out and look at the unit, checks the pressures and marks it fixed. Nothing changed, today is a high of 95 F and A/C has ran all day with an indoor temperature of 83 F (See attached picture). Unacceptable!!! Upon moving in they asked for me to inspect all of the appliances to make sure they worked appropriately. The oven only heated up to 215 F, dishwasher didnt work. I was told they would replace it within a few weeks. Almost a year later and same old excuse, were on it. Topping it all off they have roaches and rats everywhere. If you go out to the parking lot at night take a flashlight and shine it under the cars and youll see their eyes. If you dont feel like walking, dont worry they poop on the porches weekly. Dont keep any of your food in cabinets. My chips had 4 roaches in the bag, disgusting. I will add more pictures soon. The people who rated this place 4 and 5 stars are part of the management group. Dont be fooled by it. Nothing is being resolved. The other reviews sound very common to what my neighbors and I have went through living here. AVOID THIS PLACE!!
Water gets inside the apartment they wont get to the roof of the problem. Mold grows and mest up your furniture. No fixes.
Ive been living here since August of 2017, and I really havent had any huge problems. Angela is really nice, and is doing her best to turn this complex around it seems. The downstairs pretty spacious and, aside from the middle bedroom, the rooms in the 3/2.5 are very large. There are family events a couple times a month, like easter egg hunts or spaghetti dinners. The people in charge of those are very nice. My neighbors are nice too. There are a lot of families here.Everything has generally been working fine, and when it doesnt, maintenance is really nice and will come and fix your problem within a day or so. I accidentally broke the lock on my door and maintence was there within 15 minutes and had it fixed within 30.We had ants for a brief period of time when it was very rainy, but peppermint oil got rid of them quickly. They didnt bother me much, as ants are going to get in when and where they want to no matter how much you spray. Aside from that, there werent many bug problems except for the occasional spider or water bug that snuck in, which happened at my $550/month student apartment as well.Also its pretty close to UNCG, maybe a 7 minute drive. Overall Im probably going to try to stay here again next year unless I find somewhere especially better. Its a pretty nice place for the price.
Do yourself a favor and look elsewhere. Extremely uncaring people work here and there are too many issues for the handful of maintenance guys to fix. The apartments are old, just as old as the ac units outside which you can hear rattling. Expect expensive power bills because your ac has to constantly work to keep the apartment a bearable temperature.
Current resident and ready to leave major pest issues. They spray and I bomb myself but water bugs and other small bugs always find there way into the apartment please dont waste time or money
I am currently renting here and when I tell you my experience has been so horrible its almost comical. We moved in at the end of October 2017. In December our heat stopped working and it took A MONTH to get it fixed properly. They sent maintenance out every other day, and I still woke up every morning with the thermostat reading 52 degrees or lower. FINALLY they send a different member of maintenance out who fixes the problem in less than one minute and tells me the other guy installed everything correctly but didnt connect the wires. My light bill for January was $542 due to keeping my apartment warm with the oven. All I got from colonial was Im sorry. Next. Of course you expect to see some bugs living in an apartment complex but, what about possums? Yes, POSSUMS IN MY APARTMENT. On April 30th 2018 we discovered a possum in our apartment under the stove. I called emergency maintenance because it was around 11:30pm and his exact words when he returned my call were Oh well theres nothing I can do about that I had to call the police to get them to dispatch animal control to remove it. The next day they had pest control come and seal what they thought was the entry point. However, Three days later, another possum was inside my apartment. Maintenance got it out and caught 2 or 3 more around my building...ended up discovering that the possums had ate through the walls of my utility closet on the patio and were getting in through a hole under the kitchen sink. They covered one of the holes in the closet and the one under the sink and thats when it got worse. I came home from work the day after they sealed the holes and it smelled like a dead animal in my apartment. Angela claims herself and the head of maintenance came into the apartment while no one was here and they didnt smell anything. I was just convinced that they didnt come over at all because you could smell roadkill coming up the stairs before you even opened my door and theres no way anyone with a working nasal cavity would miss it. This too went on for over a week. I ended up not being able to stay in the apartment because all around the whole situation(which took 15 days to resolve April 30th-May 14th) made the apartment unfit to dwell in. I literally had to call Phillips management group to get colonial to do the bare minimum. I was still charged full rent for the month of May, but told I would receive a credit towards rent for June. On June 2nd I checked the online portal and saw that the full amount was due. I called and left a message because I knew no one was there in a Saturday afternoon but assumed they would get back to me Monday morning. Nope. Nothing. I went to the office on that Monday the 4th and was told Angela was out of the office. I saw her and another staff member smoking cigarettes near the pool before I went in though..anyway, I called PMG again to find out what was going on and my rent was adjusted on June 4th. Rent is considered late after the 5th but considering as to how I didnt even know how much my rent was until less than 24hrs from the due date I figured theyd waive the fee. Again, NOPE! Found a notice for late rent on my door on the 6th. Then to add insult to injury on the possum situation, I found out a week ago from a member of maintenance that while I was out of town for mothers day, there was in fact a dead possum found either in the walls of, or in the crawl space above my apartment and not only that, I was also told by members of maintenance that the head of maintenance told them how horrible it smelled in my apartment. So I was flat out lied to when I was told they didnt smell anything😒. And now the current problem. My thermostat is always set at 69-71 degrees. But everyday as of late I get off work and its 78 degrees or higher. Ive called, they send maintenance out and all they tell me is the unit is blowing out cold air and its just warmer because its an upstairs apartment.When I first moved in I thought the staff was nice but I discovered they are shady, inconsistent, and very unprofessional. I will not renew.
One of the worse place to live on Earth. You have everyday new problem and office has only answer SORRY.Whenever rain my whole bedroom. I suffered from this problem since 8 months but they do nothing. At last i left the appartments. Dont even think to move there. It was horrible.
Just moved in and told the my stove thats a out 20 years old dont work, the plaster on the wall is coming down, absolutely no hot water, the toilet leaks when flushing, I fell to the ground because its not bolted to the ground, i have to go to the hospital because i have a huge bruise on my body, asked them to come fox about 5 time no one came yet. I am fisable and having an issue getting help. Fo notrent here, please they are slum lords
Worst apartment ever! You have to complain 3-4 times and fuss everyone in the office out to get someone to come fix any problems in the apartment. My front door was broken for a week and would not lock but we could unlock it from the outside. My fiancé would have to lock the door and jump off the balcony just so we could lock the door. According to the lease (since they love throwing that out there) if entry to the apartment is compromised that is considered emergency maintenance and someone should come out immediately but yet it took a week. Toilet wouldnt flush, had to put in the request 3 times. Closest doors always breaking, Complained about bugs took them a month to have someone come spray and then the person left white stuff that is hard to get up all over the kitchen appliances and any dishes I had out had to be thrown away. Let me not get started on the constant threats of eviction for late rent when ive never paid rent late (always keep your receipts). Wrote a letter to them on 2.4.17 and advised them I would not be renewing my lease on 9.30 because of all the issues and not that Im trying to leave they want to charge me past my lease because the notice from the new apartment came in 52 days before and not 60 but I gave them about a 7 month notice. The notice was given and I have a voicemail confirming they received the letter. And dont get me started on the staff.. that Benita got a smart mouth and if she ever tries to get loud with me again when Im asking her simple questions we definitely will have more problems than we already have. And why is she telling the new apartment complex about why my lease cant be up on this day and other information that is none of their business before telling me. Im finding out information from the place I havent even moved to yet. Best believe I have documentation of everything and I will see colonial apartments in court before I give them any money past 9.30.17 and they will not withhold my security deposit because I have been nothing but a great resident and tried to give them the benefit of doubt.
I lived at the property about 2 years ago, it was spacious and in a nice area. Until 3 months until my lease was up, we experienced a flood. We were asked yo move our things out so they could clean out the units. I was treated as if it was my fault. Mantenince had an attitude beacuse I didnt move my things out by the time they wanted me to and changed my locks the day I was going to move my things. I was without a place to stay for 3 weeks and the landlord had the nerve to ask me to pay rent for a place I wasnt staying in. Do not let the space fool you, there is a reason rent is cheap, you will experience flooding and management is a joke. DO NOT MOVE HERE.
I moved in about a month ago and have had issues with the ac from day one. Me and my roommate have talked with the people in the office multiple times about the issue and they act like they dont want to do anything about it. It is 75 to 80 in the apartment most days and there have been a hand full of other issues that should have been fixed before we even moved in. This is by far the worst place I have ever rented from when it comes to getting issues fixed.
Where should I start... Apt got SHOT UP in Dec they still havent fixed bullet holes in apt we gave them a deposit for new place still waiting 6 months later an now we have a leak in apt in hall towards my bedroom. Been calling them for 2 weeks now an none of the maintenance know what the hell they doing. They all have a story what it is but no one fixing it. Now apt smells so bad. Like mildew an I got a 2 yr old son. We are getting the Hell out of here my mom, son an I. Rent is decent but so not worth what u gota go thru here. Plus dont waste ur money ur only going to regret it. Trust me. Had a one bedroom now got a 2 an its been so terrible. Breaking lease since apt was SHOT UP an getting out! Who wants to keep coming home to bullet holes in ur apt. This should had been fixed when u fixed my broken window. Oh an they just put duck tape over screen wit the bullet holes.

If I could give less than one I would!!!! They let us sign a lease and move into an apartment next door that they knew was infested!!!!!!! While asking questions about small things, the maintenance man who has nothing to do with extermination, let me know about it. I couldnt be more furious!!! My cousin and I havent even been here a week and already we are trying to break our lease and get out! Weve seen roaches as big as my whole thumb! All kinds of spiders!! And he even let me know black widows and ants are around and get into houses also.. And to top that off I even paid with my own money to have Orkin come out because they were taking too long to come spray. TERRIBLE PLACE!!!!! We moved in July 30th, 2016 and Ive been having problems since that day! Today is Saturday August 6th, 2016 and Ive had enough!!! Im 20 years old and although this is only my second apartment, this is the worst possible experience Ive had with living quarters, including college dorms!! DO NOT WASTE YOUR TIME OR MONEY!!!!!! These apartments are the worse apartments i have ever lived in. The maintenance is lazy, you have to call them every single day to come fix things that break every single week. The people in the rental office are liars, and they do not care about their residents. they know how to sell, but once you move in its an entire different story. I dont have any pets, but my apartment had fleas, and the air conditioner goes out every week. ALSO they have no security cameras i their parking lot.

Moved in last July 2014 and everything started out great did not have any issues then in December we noticed a water damage spot in our bedroom we contacted maintenance and they came looked and said it would be fixed when the roofing company came later that week. Week went by no roofing company to come and fix it, called the office and they did not even know we had an issue. Soon after that we noticed another water spot and now had animals in the ceiling from the broken eve on the front of the building. We notified maintenance and office personnel they said it was going to be fixed soon they have somebody coming in a week. Weeks go by and still nobody came to fix the issue water spot is bigger and animals still in the ceiling. Here it is July and we just now got the roof fixed where the water damage spot is, but they did not fix the broken eve of the build which allows animals to crawl in and now the water spot in our bedroom is cracking and there is black mold growing on the ceiling from where the water damage is. Head of maintenance says its a cosmetic issue but you can clearly see where the ceiling is starting to fall in and the black mold along with the smell of mold within our bedroom. This has been an ongoing issue since December, we have been patient and told all kinds of things about when stuff would be fixed and it still is not done and nobody seems to have any concern about our issues. Still to this day July 13, 2015 the ceiling still has not been fixed!!!!
The staff never calls back when they say they are. They allow problems to go on forever as a stalling tactic. Whenever maintenance comes out, they leave a mess behind and half fix problems unless you are home to watch them.There are tons of loose cats that like to hangout and their urine everywhere and occasional loose pit bull dogs.
Worst place to live I dont even know where to begin rent is due 27-1 any day after the 1st you have late and court fees apartments suck the office people or worse like I can not wait to leave this place please dont me dumb like me DO NOT RENT HERE if you dont believe me sign a lease then tell me how well you love your community matter of fact go to there site and read the reviews its all TRUE!
