The apartments here are one of a kind, the staff is top notch (couldnt get any better)! Highly recommend!
The rent at this place is sky high and the amenities are closed most of the year due to covid without giving residents any compensation. On top of that the garage was constantly having problems, the AC units constantly too loud, making paying a hefty rent a poor value.Upon buying a condo somewhere else in Durham, we try to move out and encountered unreasonable charges to our security deposit. For every scratch on the floor, they want to charge the tenants full replacement of the LVT floor. For two tiny nicks on the counter top due to normal wear and tear, they want to charge the replacement of the entire counter top. For tiny scratches on the stainless refrigerator, they want to charge the full amount to replace the fridge door. We took extraordinary care of our apartment but no matter.Renters be aware, have an attorney write down in the contract that you will not responsible for normal wear and tear and stipulate what that is because they will want to charge you for everything and not compensate you for anything. The management company is completely unreasonable and unethical in regards to tenants rights in my and my husbands opinion. As far as we know, numerous previous tenants complained about the same or worse charges when they moved out.

We have lived here about 5 months and its been wonderful! Our toddler is learning to swim on the roof and we start off the day with espresso from the clubroom. Switching from dealing with home repairs ourselves as homeowners (or putting them off) to making service requests is a nice change. James Everette, in particular, has always responded to repair requests promptly and effectively. He goes above and beyond. Our son loves Neal at the front desk and, in fact, his favorite shark towel is a gift from Neal. The building also has a group text which makes it feel like a real community.
Ive had a great experience here. Ken and his engineering team have consistently provided outstanding service for the building and my unit, always in a friendly manner. Ken has also gone above and beyond enhancing the community spirit as a neighbor and a friend.

We came from a large home that we were constantly repairing and now live in a one bedroom apartment. Hats off to the professional maintenance staff including Ken, James and Maleek who respond right away in a personable manner when we need something huge hung on the wall, an adjustment to an appliance, or questions about anything in the building.
Tallest building in Durham that is largely residential but also includes some work space on lower floors including WeWorks and Duke University Development. Wonderful place particularly for those looking to be in downtown Durham or looking for an little but of a more urban feel.
Best views in Durham, but certainly not the best management. If you have a ton of patience for issues, policy changes, and frustrations, then this is a great place to live! Otherwise, you may want to reconsider your options.The units and amenities are incredible and I have nothing negative to say about the space itself. I love my apartment, and was hoping to live here for a long time. But the expectations that were set during my tour and leasing process are very different than reality. It’s turned out to be a smoke and mirrors situation and people who are thinking about moving here should know that and prepare accordingly.I won’t list every issue I’ve had, but will provide a general overview. Initially, most of my concerns were regarding construction, as I was told construction would be completed before my move in date, but there were several more months of delays with no communication. It’s gotten better, but not fully completed, so one of three elevators remains inaccessible (inconveniently, that is also the only direct route to the dumpster). There’s been other problems such as times when the elevator is out of service, HVAC needing to be turned off for a night, and random construction noise- which causes big problems when working from home. The storage area recently flooded with grease water due to negligence, resulting in damaged belongings, followed by piss-poor communication. I was initially told by staff that they would be taking care of it, and then later told to file with my insurance company.At least 3 of the glass walls on the outside of the building are currently broken! One of which rained glass on to my patio and the property has communicated NOTHING about the situation! Not sure if theres a structural issue, or if the residents caused it, but either way-- I now worry that the building is unsafe.Management has already changed which has caused inconveniences in how we pay rent and submit maintenance requests. Rather than addresses the resident directly, all the tenants receive a mass-punishment email when someone breaks a rule/policy. Most recently, management decided to take two of the amenities offline for resident use so they could be reserved for private events.It saddens me that I sold my home to live here and since I’ve experienced frequent frustrations. I keep hoping things will improve as time goes on, but it seems like it’s one headache after the next around here.Unfortunately I have to fear retaliation by posting this honest and candid review of my experience living here. I’ve already been bullied-- I was confronted by management regarding my first review and was asked to remove it. Sorry OCC, do a better job meeting the expectations that you laid out at the beginning and then I’ll consider adjusting mine.
