Contacted this company in regards to a townhome available for lease. Got one email back from Jackie Barefoot asking basic questions, I responded the same day and even called her work line to set up a viewing but had to leave a voice mail. Three days go by and I still have not heard a response. This is my first experience and impression of this management company and based of that I would never want to work with them.

Worst experince with a company of any kind in my life. We have now, as of 60 days after our lease has expired been told that we will be receiving $20.04 out of a $1,650 deposit back on a house that we left in fantastic condition. This is like spitting in my face and giving me the finger. While living there we reported several times that the lawn was not being cut every two weeks but more like every 6 weeks to no avail. I often would have to cut it myself so our children could play outside. We were told on a Sunday that not having running water does not constitute an emergency and that they did not have anyone on call that could fix it. This is a property management company, how do you not have someone on call? A house mind you where we have 4 kids all 4 and under and 2 adults. It took about 9 months to fix a broken ice maker that is still not fixed to this day. Our property manager, Ashley, at times would take weeks to respond to phone calls or texts. After moving out early I tried to expedite the close out process in early July so we could get our deposit back sooner. We were not contacted until July 29th about potentially doing a walk through on the 31st when I could not make it. We were not given a list of purported damages until 30 days after our lease had expired and never given an opportunity to correct the purported damages ourselves. We were then told that they could keep our deposit for an additional 30 days because they supposedly hadnt received all of the invoices from the contractors repairing the purported damages. Our property manager, Ashley, will not respond to calls and voicemails as well as her superior, Veda. We have never seen before and after photos of the purported damages and have not seen receipts or bills from the contractors who fixed things. Many of the items we have been charged for we did not cause including broken siding that the landscaping company did. We were charged for putting in window air conditioning units in the upstairs bedrooms which would reach 95 degrees on hot summer days because we did not ask permission. What other viable solution does not result with small screw holes in the windows? The upstairs is unlivable without them. Weve been charged $463 for excessive scratches on a ceramic cooktop that was not new as they claim when we moved in. The owner had lived there for several months prior to us moving in. If there are any scratches believe me they are not excessive. I could go on and on about the ridiculous charges are but will stop there. If there is not some sort of resolution they will be contacted by our lawyer. It is not about the money it is about principal. You do not treat people this way.

We have had the most amazing experience with Acorn + Oak Property Management thus far. We have had the pleasure of working with Anne Krohn as our direct point of contact and were so grateful to have her! She has gone above and beyond to help us as we relocate to the area from out of state. Shes been there every step of the way, making our move just a little bit easier. From helping us to find the perfect home for our family to going to the house to bring delivery boxes inside for us. The service of professionalism and personalization is unmatched. I worked with Acorn + Oak for a few weeks in getting support to manage my property. Jillian was the rep that I worked with. We went through all the motions to get my house set up to be managed and at the last minute (admittedly) I changed my mind and decided to sell instead. I have to say, I’ve never had such a kind and professional response from a company being informed that I no longer wanted to move forward Jillian was incredibly kind and understanding. Throughout the whole process of setting up my account she gave me a very personal experience. I did not change my mind because of anything related to the company. Acorn + Oak we’re incredibly professional and I felt very comfortable choosing them to represent me and my home. If you’re thinking of hiring a property management company, I could not recommend them more.

DO NOT RENT FROM THIS GROUP. Full of unexpected fees. Feed us $500 for finding a sublease (also fee if you find your own sublease for a lesser amount) for us and were completely ineffective at finding subleasers, we had to find our own and they refunded nothing for that. Meanwhile, they interrupted constantly for tours for AFTER our lease ended, included unannounced tours that caught my roommate in their pajamas. Sent deposit back over a month late. Communication spotty and ineffective--always waited until the last possible moment when prompted multiple times for a response. Would not recommend, terrible customer service.

Lesley Guiditta has just been a gem; we don’t know what we would do without her help with managing our beautiful home! She quickly earned our trust right from the start with her professionalism, responsiveness, and follow-through. Her proven ability to deliver on commitments and proactively solve issues, both big and small, have made her an invaluable partner in the care and maintenance of our property. We purchased our home from out-of-state, and Lesley knew exactly what needed to be done in our unique situation. She provided frequent updates, sent ample photos, and did whatever it took to solve whatever problem or issue we were facing. She went out of her way to make extra stops at our house on her way home from work, to work, on weekends, evenings, etc. to investigate problems and resolve issues. She is a master coordinator and facilitator. Lesley has liaised many appointments for us with landscapers, pool servicers, and inspectors. She masters the agenda so well and gets things done so quickly, we are made to feel as though we are her only clients!

Acorn and Oak bought the house we were renting in 2020, and what we had hoped would turn in to a more professional experience became a nightmare. When our heating broke, despite constant communication, it took over a month for it to get fixed in the middle of the coldest part of the year. A&Os solution to this was not to rush maintenance over, but provide us 2 small space heaters for the month. They also gouged us on the security deposit (despite not seeing the inside of the house we were renting when they bought it!) and then mishandled that and sent it all to one person. Terrible experience, will be advising everyone I know to never deal with this company.

Our experience with Nicole and her team at Acorn and Oak has been nothing short of fantastic. She truly goes above and beyond to make sure you are taken care of. Prompt communication, diligent, and thoughtful. Nicole is a pleasure to work with and I would HIGHLY recommend her and the entire Acorn and Oak team to both owners and renters.

We have been renting for a month now, A&O has been really good at responding quickly.The only thing I have to complain about is the millipedes we have in the house. They have sprayed twice but nothing helps. They were told we have standing water by our AC unit outside and that it needs to be addressed. This is the one time I have not heard back from them.

Where I stay was being managed by them. Because this was more of a third-party response. I can only talk about their response to maintenence issues and rental procedures. Overall, this was a great experience. Although I never seemed to win, they have monthly raffles for tenants whose rent is on time.

I lived in an Acorn & Oak property for the last year before recently moving into a new home with my fiancée. If youve ever lived in a college town like Chapel Hill then you know that leasing agencies are a mixed bag, and there are many shady or predatory companies. Thats why I was especially pleased to stay in an A&O property managed by Lisa. From day one (when I was greeted with a nice welcome package and an immaculate space) I felt like I was in good hands. Though a few maintenance concerns popped up through the year (normal for any property), Lisas team was always quick to help me get things fixed. I have recommended A&O to friends in the area in search of a new house or apartment. They are professional, friendly, and responsive.

Lisa Reitzes manages our property and we have felt in good hands from day one. The property has been solidly rented and Lisa has been proactive about keeping us in the loop about tenants’ plans and prospective renters. The property has been kept in good shape and she has been responsive to repairs and renters concerns. Lisa’s management has been exceptional and we can’t recommend her highly enough.

Johnny showed up over 30 minutes late to show the rental property. Upon showing us the rental, he stated how we were the first to view it and no applications were in yet and ours would be the first priority since we had viewed the property and applied. I applied immediately after. A few days later I REACHED OUT to contact HIM and he said that it had been rented to someone else without even reviewing our application. Super unprofessional and lacked communication.

Jeremy has been a great, friendly resource, both in my application/move-in process and in my time since. Hes always timely and thorough with his responses and willing to help with any question. Definitely the best experience Ive had with a property manager/company!

I moved into an apt. managed by Acorn & Oak last summer. Johnny showed me the apt. with a virtual tour the current tenant had made. They respected the tenants wishes to not have any in-person showings due to health concerns: COVID-19. I signed the lease trusting them. After the tenant moved out, I did a walk through with Johnny and he was very patient. I wanted to get everything fixed before I moved in and they did it all! When I arrived in person to get everything ready to move in, there was a gift box from Acorn & Oak! It had some very useful things in it and was very much appreciated! I have lived in many states and other countries, but never got a gift from the management company before! They really go above and beyond!

We have had such a great experience with Acorn & Oak & are so sad our time has come to an end. We had to move out of state due to work, but our time with Acorn & Oak & Daniel Woodward was awesome! I worked with Lisa Reitzes to manage my property for 3 years, and she did an excellent job. The entire company is extremely well run and professional, both on the landlord side and the tenant side.

We had a seamless move-in process thanks to Lesley. We were able to quickly tour and apply for our unit, which was important because we didn’t have much time to move out of our last apartment before the lease ended. Lesley has been much more responsive than past leasing managers we’ve worked with. She’s replied to all of our emails in a timely manner and has provided assistance when we needed it. We didn’t have any issues with the application or moving process.Our unit was exactly as advertised. We’re enjoying it so far and we think the price is fair. Overall, we’ve had a great experience with Acorn + Oaks.

I was looking for someone to manage a rental property I was purchasing in the Raleigh Durham area. Acorn + Oak was recommended to me by a local real estate agent who uses them to manage property. Specifically I have been working with Cheyenne who has been fantastic.....timely, professional and on top of the details such as a final cleaning before the tenants moved in, resolving water damage and getting my permission when the cable installers needed to drill through an exterior wall. I believe they assign agents based on location, so you might not get Cheyenne but everyone else I have dealt with has been very professional and responsive as well. Highly recommend the team at Acorn + Oak.

I lived at an Acorn + Oak property in Chapel Hill for 18 months and have only positive things to say about the experience. The house I lived in was modern and well-maintained. Staff was pleasant, prompt, and attentive to requests. Throughout the duration of my stay, I had only 2 minor service issues. Each time, Acorn + Oak secured a professional independent contractor who was able to quickly resolve the problem. I also had professional circumstances change which necessitated a move outside the Triangle, and staff helped to secure a tenant to take over the last two months of my contract in a mutually beneficial agreement. I highly recommend Hillary Prazak and her team to manage your property. I always feel that they have my best interest in mind and that they are on top of things. We just changed tenants and we had a new leased signed a month before my last tenants moved out and there was only a few day window that the house was empty before the new tenants moved in. The transition to new tenants was completely painless and I didnt have to do anything, it was all handled by Hillary and her team. They take care of scheduling any repairs and cleaning and everything is done for a very fair price. I have had several times where I wasnt sure if I should replace something or not, or have a small thing taken care of or not and Hillary has always given me great advice and explained the pros and cons of each decision. They did a great job screening tenants and making sure that I have great people moving in to my property. They have a great owner portal for keeping track of income and expenses. It makes it extremely easy to keep an eye on everything. Look no further for property management in the Triangle!

Had a scheduled appt to see a home after waiting 20 minutes we contacted the property manager and he told us the house was already rented. Instead of canceling the appt he ignored us and allowed is to still drive out there. Very unprofessional

They made a mistake on their end turning a 12 month lease into a 13 month lease and would not let us get out of it at 12 months. The property was highly misrepresented and not worth what was being charged for it.

I had never heard of Acorn + Oak Property management, until one day they had took over management of a property that i was currently renting. Immediately they came in and fix all the problems that i had been complaining about . They have a nice website that make it easy to Pay your bill or put in a maintenance request .The staff there is very friendly and professional . I would definitely recommend Acorn and Oak to anyone looking for a quality rental agency. Anne Krohn gave us the best experience with going through a rental process. In the past, Ive rented in NJ and Texas, and was not given the care or professionalism that I was given through this agency. Anne was on point to respond quickly and answer any of my questions or concerns. We appreciate her thoroughness while explaining the application process and also reaching out to the home owners, in regards to some minor repairs. The rental house was immaculate upon our move in day and couldnt be happier. Id also like to point out the nice Welcome Home gift box, filled with useful goodies, that was awaiting our arrival. Such a thoughtful touch to start our tenancy. Thank you!

This is my second experience with Acorn + Oak while living in Durham. Both have been positive.My lease was running out at my previous location, and I was interested in renting a house with a fenced in backyard for my dog. The first place I looked at with Ariel K. from Acorn + Oak didnt end up working out, but Ariel helped me apply my application to another house and I was able to get approved in move in prior to current lease expiring.I appreciate being able to handle all the application / leasing / payments through an online portal. Having all the information I needed in one place made the move-in process and utility transfer easy.

I have nothing but positive things to say about working with Acorn and Oak, and especially our property manager, Chris London. He has never taken more than a few hours to respond to every maintenance request and has always checked to make sure the issue is resolved. He has been very respectful of our privacy and has never entered our property without giving ample notice. Especially during covid he has been accommodating in allowing us to fix things on our own, e.g. by supplying the necessary part so we dont have to have a stranger in our home. Acorn & Oak is a professional rental agency and they show it. The web portal is also really well designed and easy to use.

Have been renting with Acorn & oak for 2 years, 2 leases at 2 properties. Everything was smooth from the first place to the 2nd, but now since we are leaving acorn and oak as our property managers, the problems arise. Now suddenly my 12 month lease is 13 months, I was forced to pay a 13th rent payment after already moving into my own place. They will also do whatever they can do keep your security deposit. Do not recommend

Acorn + Oak has done a great job managing our property for the past year plus. Our rental property is an older home (1935), so we were concerned about maintenance issues. Danny Reynolds has been a great help with the service requests; he is always prompt, professional, and friendly! Both Danny and Michelle have made the management process as simple and worry-free as it can be for an owner.

They are a wonderful property company to tebt from!! The property managers are so helpful, very friendly, understanding. They are very prompt with maintenance or any other issues that you may be having. I only been a tenant for a month and half.

I usually dont write reviews but this perfect duo was worth the time. I am hard to please but let me tell you all that Ty and Carrie has been attentive to my family and I like no other. I really feel like I am their only client. not only when an issue arises are they prompt in handling the matter; but through the entire renting process they were patient, knowledgable and friendly with my family.

My husband and I moved in one of their units in January and recently bought a house so we needed to get out of our lease. Their lease break options are very reasonable so we were able to find someone to take over our lease with no crazy fees or headaches. Johnny Farfan was very helpful at the end of our lease and even wiped down the ceiling fans for us when we forgot to. Had a few issues trying to get in touch with Brett Lam in the beginning of our lease but other than that this company was great to work with.
