I would have to say that in the beginning it was good. But the administration don’t warn you today the horrible noise from the cars racing very late at night, the windows are so old that you can hear everything and smell everything from car fumes, etc. Especially in Bike Week, you can barely hear your own TV. Laundry room is a disaster, people leaving their clothes for long periods of time, machines are always dirty. The elevator are in terrible condition and always smelly. And to top it off, the rewards program cancel and I lose all of more than 200,000 points I had accumulated in 2 years. I’m totally disappointed with the last administration and the new one, I have left two messages with neither have been returned. I can see where this is going to be a long year.m, if I last that long!

Beautiful response to our slow drain issue. We used the app yesterday afternoon to report a slow drain and this morning before 11:30 AM the maintenance person arrived and cleared the drain. Fast, friendly and fantastic... who could ask for more.
An older building, but newly remodeled. Add a touch of decor and the place feels new! Sturdy construction and thick walls, so sounds from next door are practically unheard (street noise is audible, but this is due to loud trucks/muscle cars/motorcycles which are prominent in this touristy/bar-scene area).The new leasing company is fantastic! A special thanks to Kimi and Stephanie for being such a pleasure. They made the move-in process accommodating and seamless. Their hospitality is unmatched.Did I mention the location?! 🌴🥰I am a single professional. When you compare the cost of rent to the location and amenities, the community is what one would expect and ideal for someone who wants to live close to the beach and not pay a fortune.
I love it here! The staff is always available and responds quickly to requests and issues. The lobby, laundry, gym, and pool are inviting and look great! Steps away from the beach, clubs and some decent restaurants & bars. My friends even love visiting (for reasons above mostly) and only have great things to say about this property.
Relocated here from the NJ. Staff is very helpful. Trying to lug all of our stuff up the elevator was quite a challenge but it was well worth it. The view from our apartment is beautiful.A few days in, I experienced a leak under my kitchen sink. I went down to the leasing office and explained the issue and submitted a maintenance request. Within the next our, maintenance was at my door. He completely gutted the and replaced the pipes under the sink! Five stars ⭐️

I would give 0 stars if I could. Be aware that this complex does NOT care if they have residents that steal packages. A resident stole my package from the mail room, opened/tampered with it, and then had the audacity to return it because I guess the item wasn’t exciting enough for them to steal. When I called the complex to report the incident, they proceeded to make PATHETIC excuses by saying that the person maybe didn’t know that it wasn’t their package. With that being said, they are refusing to show me the footage of who stole my package and I am FURIOUS. What is the point of having cameras in the mailroom if this complex lets individuals steal without repercussions? Just warning any future residents that The Overlook is OKAY WITH HAVING THEFT OCCUR in their complex and they will protect the thief more than person that had their belongings stolen and tampered with.
Everything went very smoothly as compared to other places we looked at. A lot of stuff was able to be done online which helped a lot and the staff helped us through the whole process.
The washer/dryer has been behaving awesomely!
Our apartment is newly renovated and it is beautiful!!! Kelly was our leasing agent and she was fantastic!!! We just signed our lease today and cant wait to move in!!!

Wow! Out of curiosity came to check if this place was still horrible, and what people were saying. And to my surprise! My previous one star review from around 3 years ago has been removed. I even included photos! Do not believe the good reviews, they obviously want to lie and entrap you in an overpriced and tiny apartment. Absolutely appalled that on top of their poor service, pest control, and constant water damage, they are removing bad reviews. They can claim they arent removing anything, but obviously they are if my review is missing!
Nice amenitieS, upgrades lobby, very nice gym and pool, in dire need of double pane windows if facing Seabreeze Blvd as the single pane and the constant loud traffic as they accelerate over the bridge make sleeping difficult. I’m sure much different if facing different sides however.

If you love to live in a roach motel then, this is the place to be! Your first day after you walk into the apartment youll be greeted by dog and cat pee. It just doesnt end their! Walking into your overpriced apartment youll be greeted to outdated appliances coupled with a total of 7 wall sockets around the apartment! My first night staying was absolutely amazing because, when I went to my shower I was greeted by the sweet smell of cigaret smoke that still wont leave my bathroom (amazing). After that, I woke up at 3 AM to roach greeting me on my arm as I slept! Not to worry the pest control will do an amazing job at keeping the bugs inside so you can befriend all the bugs that greet you as you try to get water late at night! if you dont have an alarm clock, dont worry! The construction work at 7 AM will be sure to wake you up with the sweet sound of drilling and pounding in the lobby! I cant tell enough how many times I get excited because; with my windows being so perfectly thin, I can hear every police car in a 5 Mile Radius! If thats not enough excitement for you, do not worry, the sounds of gunshots ricocheting from your balcony will sure enough give you the excitement that you need. All in all this is the worst place to be. Since I have left this apartment and have examined everything that goes wrong I can surely tell you this not the place to live. Although the views are decent, the apartment cant substitute for how bad it actually is. They are working on the buildings and hopefully itll get better. in the mean time, dont waste your money on this apartment.
Lovely living along the riverside. Home now almost a year! The South Tower has under gone a transformation and it’s beautiful. A big thank you to the staff for their care and support!

Check around for the real reviews. It’s crazy when joking with my buddy about all the bad reviews we went to read a few, and have a good laugh and they’re all missing now. Highly suspect. Experienced MOLD, rats and homeless people. The construction has caused the water pressure to nothing.Trickles out. Not to mention all the parking they take for supplies when there’s already not enough parking to begin with. It’s really not worth the money. I could go on but they’ll prob delete this one too. It’s so frustrating to see all the warning signs deleted from google. RUN!
My view was amazing! The property manager needs to be replaced or given some customer service classes. One great maintenance guy but he cant fix all the problems. Heavy rains equal leaks. Building is patched so the rain has gotten into the walls and there is mold. I complained and they told us to buy mold cleaner. The mold was growing on my air vents. We were there for 2 days before our first maintenance issue. So that tells you the type of place it is. I was in the south tower... make sure they dont put you there. Wish this place was better but it isnt. Ive met some really nice people though. And Kimmy in the office is amazing! Shes just over shadowed by the property manager Holly.
The overlook is absolutely wonderful! I have lived here for over a year and not only is the staff so amazing but the renovations and amenities are great! You are also right on the Halifax river so the view is a wonderful addition!
The maintenance staff are very quick and efficient. The minute I tell the office staff (Stephanie) that I have an issue with something the problem is fixed right away! It is very much appreciated! I have only lived here for a couple weeks but I like it so far! Very helpful neighbors! Thank you all!!
Love the space, the view and the staff. I have been at the Overlook Apartments for over 2 years and have lived in both the North tower and South tower. I was able to upgrade to a larger space when I needed to. From building maintenance to the front office leasing and management staff, you will never meet a better group of people. I have enjoyed my stay and the pricing is extremely affordable for one of the finest locations on beach side Daytona Beach.
I LOVE the Complex staff. They always find common ground to work with you! Youre doing an awesome job ladies!! The location is great, the grounds are kept up with and they respond pretty quickly to work orders.
We have lived here for 6 months and just love our community overlooking the Halifax River. Everyone in the office is a pleasure to work with and the recent renovations to the laundry facility and mailroom are very nice. I love our unit - it had a complete remodel prior to moving in and our balcony views are the best in Daytona Beach!
When you move from out of state and the place looks like it did online but better, you can’t have any complaints! Plus the staff is very caring & helpful!

Wow -- where to start? The roof collapsing? The mold on everything you own (shoes, golf club bag, dress jackets - hope you dont have anything nice)! The BUGS BUGS BUGS EVERYWHERE -- what kind of cockroach is your favorite? And then -- with all of this... they raise your rent over $100 / month! Cant wait to get out! Do yourself and favor and look elsewhere.
Location and view are great for the size and the $$. Staff is friendly and responsive. Tenants are also friendly, but quiet and private. There are not a lot of children, and it is pet friendly - to include larger dogs. Even the dogs are friendly. I have been at the Overlook since December and look forward to living there for awhile!
I would not suggest this place to anyone. Construction has been going on for years, yet they continue to increase rent costs. I’ve had numerous leaks in my ceiling, at the same location, after suffering for 8 months of roof construction. Not to mention the dated single pane windows that allow enough road noise to get woken up at all hours of the night, also allow water in during rain, which caused mold right after Erma, the office refused to clean or do anything but “treat” the carpet, yet many of my belonging were thrown away and I spent weeks cleaning mold out of my apartment because of their faulty windows. I have gotten numerous calls, sometimes up to 4 times in one week requesting access to my apartment that I need to come home from work to let them in. (Because I have dogs). their construction crews have no regard for personal belongings, as one was using my vacuum as a step ladder, and two others were using my air conditioner return vent as a peep hole and looking around my apartment. The crews show up much earlier than they are supposed to waking residents up early in the morning. Also the poor processes of organization with construction, ie, completing one large task at a time is non existent. Currently they are painting the back of the building, blocking access to the back parking and door, and concrete work in the front of the building blocking reasonable access to the front entrance, and the parking garage is closed for construction, yet with all this they raised my rent at renewal. The management team is pretty terrible now, used to be much better, they have no remorse with what residents are going through just trying to live here. On another note, one of the selling features of living here is being right next to the inter coastal waterway, well prepare to be disappointed. Despite my greatest efforts and calls to the police and parks department, the homeless have taken over the whole boat dock park. I’ve have asked the apartment management to do something and they refused. If you want to be able to walk safely to your car you need to carry, because even with my two large dogs I no longer feel safe in this area. Please save yourself the headache and keep looking for something better.
The location is great close to many restaurants and the beach. Very helpful and friendly staff. There are also constant improvements happening.

I love living here, the office staff is incredibly helpful and dutiful. Holly, Stephanie and Kimmy are all warm and courteous, I couldnt thank them enough for being so understanding when times get hard for some of the residents. I actually have 3 of my friends who have visited me moving in at the end of the month!
If there were less than one star Id give it. Worst experience of my life. Beside the floods, mold there was constant noise from construction we werent informed about when we signed our lease .Manager is horrible, she has no business being in customer relations. Any of the reviews read on there website are definitely NOT TRUE probably not even residents ..I WARN YOU BE SMART AND STAY AWAY there are much nicer apartments in Daytona. Rent is way overpriced. The only perk is location, although if you are on street side you will need earplugs to sleep noise is constant all night and dont forget bike week when noise triples. STAY AWAY
This place is disgusting. They just upped all of our water bill by 50% to pay for their work they needed done years ago. The trash is always everywhere. and not in the dumpster. The apartments are overpriced for what you are getting. There is NO LUXURY in this apartment complex. When it rains the water leaks into your living room from the west side of the building and will ruin anything on your floor. Every year your rent is raised and their isnt any upgrades worth it. The bathrooms have mold and a window in the bathroom with ants crawling everywhere. They charge you a monthly fee for pest control but there is never monthly pest control in our apartment. The air conditioner never works right and the air unit are old and rusted. Our air condition bill runs about $200 a month for a 760 sq ft apartment. The railing to the car ramp is broke off and hangs down. They have not fixed it and it has been this way for over 2 years. The new manager Holly needs an attitude adjustment. She is not meant to be a manager. She could care less about her tenants. This place is disgusting. It is not luxury. The picture on the website are not true of this place. This place is run down and if you want luxury you will be disappointed. We pay about 1200 for a small 2 bedroom. Plus we have to pay for parking underground that is dangerous because there is pipes hanging low and leaking always. They are finally fixing this but are charging everyone money on their water bill. Do not lease from here unless you are okay with mediocre living. Run far away. There are much nicer options in the area.
I lived there a few years ago and had to move closer to home due to health issues with my father. I explained this to an agent at the front office and was told that I could turn in my keys and not be liable for the remainder of my lease. After moving home I was sent a bill that included 2 more months. The office refused to talk to me and told me to speak with their attorney. I tried but could never reach him. Now there is a an item on my credit report because they sent it to collections and refuse to correct it.
My problem was solved within days buy an outside contractor.
Do not rent from this place!!!I recently received a call from a collections agency and they informed me that I have a past due balance from The Overlook. However, shortly after I moved out I gave Devin Kelly (one of the managers) a money order to pay my remaining balance. Luckily, I asked him to make me a copy of my money order along with the receipt and had him sign and date the paper. This guy is very shady and Ive had questionable situations dealing with him in the past. One of them being when my car got broken into (July 2015) in the parking lot outside for the north tower. I reported it to him immediately and he laughed at me. He shrugged it off and told me there was nothing he could do about it. Once that incident happened, I knew he was very unprofessional and I had to look for a new (safer) home asap. (Please note that somebody vandalized my husbands car a few months before, while it was parked in the south tower parking lot) Milestone needs to fire Devin Kelly ASAP and have Mauri Spencer replace him. He is very condescending and its unpleasant dealing with him, as well as the unprofessional mishandling of my payment.
My experience with The Overlook at Daytona Beach,I came into the Overlook office after a long day of apartment hunting, I met with the wonderful, kind, compassionate, Stephanie she is absolutely a blessing, I explained to her I was offered a position at a local dealership and needed a place ASAP. I also shared with here the remaining places I had left on my list and the ones I had been to. I gave her my budget and told her I had to stick with that, Stephanie immediately jumped on the task at hand, she had 2 beautiful apartment homes to fill my needs. She took me to the model, then over to one of the 2 apartments available. The second unit was not available to show that day due to new flooring being installed while I was here, she was so knowledgeable about the property the construction and the surrounding area. Stephanie alone is worth the tour and the visit. I took all she had to say and it was a no brained. My apartment is at a great price with an excellent view, I feel safe and secure in the building, the few concerns I have had where quickly responded to and fixed. Kim who works in the office is just as sweet and kind. They both have been a great blessing to have met and be in my life at this time.The property in a whole is a easy 5 stars. It is undergoing renovations and due to my work schedule and this weather we have been having I have not been able to take full use of the amenities but absolutely love how quite and sound proof the apartment homes are, in the common spaces of course you can hear noise but inside your apartment home I have not had any issue. Tha laundry facilities are always so clean and wonderful they run off credit card so no having to worry about quarters. Mail center is easy to use and clean as well, I’m excited to see how the lobby and new office turns out when they finish the renovations. I bet it will be fabulous.In short The Overlook at Daytona Beach is a absolute 5 star in a world of overpriced high rise community’s. The property is not gated but the buildings have a secure entrance and exit. So no one just hanging around, the parking lot is routinely monitored by a towing service so there has never been a parking issue. The apartments are well maintained and the ones that have been renovated are super nice. Very nice size for the money, after living in apartments sense I was 18, this is by far the nicest, and I have lived in properties all over Florida and in Atlanta, everything from multi billion dollar luxury apartments down to economy class bare bones apartments. This community is a perfect mix of class, elegance, style and utility.Thank you, to all the wonderful staff for allowing me to be apart of your community and lives.
These apartments are really nice and they do Overlook the river. Unfortunately the area is getting very bad. Ive been walking my dogs under the river for about 3 years. The drug addicts and the homeless are beginning to camp out underneath the bridge where the Overlook is overlooking. I do not take my dogs to go swimming very often here anymore due to not wanting to disturb the homeless sleeping by the water.
My husband,furbaby and I moved here from Oregon and we love it!! The staff is so awesome.. Stephanie and Kimmy I have met and helped us along our journey and even made us feel at home before we got here and look forward to meeting the rest of the staff. Everyone living in our building is very nice. Close to all kinds of shopping stores and four blocks to the beach. There is noise along the bridge when loud bikes cross it or loud cars and trucks but its not constantly and you do get used to it. We live on the 6th floor and have great views. Were happy here!!!

We lived at the overlook for 6 years. The only reason we didnt move at first was because the staff was great and always dealt with our issues. That changed the last year we were there. The Manager Holly seemed to have issues with everyone in the building. She was unprofessional. After the hurricane our floor was wet with water in the hallway from the roof not being good. She tried to say the yellowing of the baseboard was dog urine. It went all down the hall and around the corner. She was disrespectful to my wife and expected us to live with a mouse because in her own words that is apartment living. We moved into another apartment our last year with these issues. The air conditioning never worked correctly is was very hot all of the time. the bathroom fixtures were being held together by those plastic ties. Then after moving out they charged us for the water damage from the building and expect we pay that. Every time it rained the water would come through the floor from the patio area. This place is not very good to live in and the new staff that came with Holly are horrible. Also Holly should not be a manager, she needs to fix her issues first.
We love the staff, the amenities, the location, and the view. The property is undergoing some beautiful and practical changes, which is great, but its parking policy is restrictive (no guest parking after 10 PM) during this time (over a year now), which is our only complaint.

I was a resident here and had to move because the noise is extremely loud. the hallways have very bad carpeting, looks like urine stains from the animals people have, and also trash being dragged everywhere. they claim they background check, but while I resided there were incidence with police arresting people a few times. the management has issues and they do not do anything when asked. they say they will then it takes them forever and its still not done properly. This place is overpriced.and not worth it. I dont recommend this apartment for anyone that wants class. this is not class at all.

Be Aware! This place is not what it seems. The pictures posted on the web will deceive you completely. The High quality apartments at this place speak of and attempt to display is not at all luxury. I wouldve rated zero stars, but decided to give it one, only because of the view. Ive been here almost two years, unfortunately, because Im stuck in a lease agreement. Im planning on buying a home next year. I know what some people may say when they read this, one may say oh, this person must be disgruntled. No, not at all. Im a simple, hard working individual, who is just simply Disgusted with this place and their lackluster attitudes from management and staff. The maintenance workers are lazy and the work they do is half-assed. This place is dirty and unsanitary; from dog piss in the elevator to unkept grounds.I once had a party, where I invited family and friends. My mom parked over by the supposed Club House and when I arrived to help her out of her car, she almost stepped on a used condom! I was completely mortified. For the amount of rent I pay, $850.00, for a one bedroom!!!! ...It definitely isnt worth it. So, if you want to call this place home, think twice. And BE WARNED!In closing, if you like unsafe grounds; from broken parking lot ramps, exposed rusty nails, leaking pipes, and a parking garage that could collapse at any given time... then Welcome to Hell.

Let me start by saying this place has a nice view. I stayed here with a friend of mine and from the day we started living there maintenance would wake me with the sounds of hammers and drills every morning. There was also a leak in the bathroom which spread to my bedroom which resulted in mildew the problem was not resolved. I would not recommend this place to anyone
Very bed roches fly charge extra the pepole in the office are very nasty that place is not recomend pepole cant come to you no parking and the tow company every night there to make money !!!!!!!!!!!! Oh and one that very nasty her name is stephane hamilton she is not for a office job probably for clening !!!!!!!!

I would have made it more than a one star, except their customer service brought it all the way down. I lived here for a total of three years. The first two years, I lived in the North Tower. Within those first two years, I had a broken AC unit that instead of actually fixing the unit, they would temporarily fix it for about 24 hours and the apartment would get to about 100 deg as it was on the top floor. It finally broke about two months before my lease was up and was FINALLY replaced. Because I lived on the top floor, the view was absolutely gorgeous. I had views of the river and the beach including the city view. Only issue was my apartment was next to the roof shaft, and EVERY time it rained there was a leak that would flood the kitchen area. My second year a cop moved into the building, and some people that lived there spray painted his car with foul nonsense. Made me feel a little uncomfortable for quite some time. Finally with Hurricane Matthew came along, the roof caved inward and had shatter windows. Could you believe it? When I asked for a one br apartment none were available and they wanted me to temporarily move out into a three br across the street for 90 days while the roof was being fixed. We looked around as they said we could terminate our lease with no penalty. This meant we had to move all my stuff out, across the street, and finally back in 90 days later. Then, as we agreed upon a 3 br temporarily, they found issues with it and a 1 br appeared. As I move my stuff into the one br, I realize the 3 br apartment had been leased out. Hurricane Irma came along, and it was time for me to move out. I work at Embry-Riddle as a flight instructor and was part of the EVAC team to transport the aircraft to Auburn for the week. I requested that I keep the keys 1 day later because I was going to have the rugs professionally cleaned for the move out inspection. Upon this request, the two women who sit outside the office gave me such an attitude for doing them a favor that I handed in my keys three days before they were due. They said I would have to pay an enitre months rent for ONE DAY. I have to say if youre going to deal with anyone in that office talk to Holly. Shes been a godsent since she took over. In my three years of leasing with the overlook, she took over the very last year I was there and she has done a maginificent job with the building and trying to take all the issues mentioned above and fix them. Shes slowly making the building a much better place for everyone. Her biggest mistake was letting Mauri Spencer go, and replacing her with the other two women. Mauri was phenomenal at her job, and she actually cared about her customer. The current two have NO customer service skills at all as Im sure are mentioned in other comments. They have no idea how to work with customers and are very rude. I understand they have to abide by their managers orders, but when you work in customer service, you have to know how to work with a customer and you have to understand the reasons behind their managers requests and such. This helps in explaining to the customer why instead of just saying yes or no. Ive worked in customer service throughout all of college and even now as I teach professionally, and I would have been fired on the spot for the way they treat their customers. I hope the place continues to succeed in making it a better place, and I hope this review helps.

The management is very poor, they will try to screw you at first chance. The apartments have awesome views but they old and when things break they dont really fix them up but just cover it up until you move out. then they will charge you for the damage... I lived in 2 different apartments.The first one had pipes that were leaking every weak and when it leaked for the sewer pipes they wouldnt even assume the responsibility of cleaning our stuff. If they damage your vehicle in the covered garage they will just tell you they cant do anything about it but you have to pay a fee to use itfor the price the only good thing is the view but you can find cheaper and with better service down the road.Would not recommend it, Dont be fooled with the first impression

I moved in in March and have had nothing but trouble. Not to mention this place isnt worth the money they charge you. I gave it a 1 star cause thats the only way it would let me comment. Listen ppl when you read bad reviews you should listen to them unlike me and now I stuck in a crappy over priced apt. The manager her dont know how to do her job.
Im looking for a New place and stopped in to see about it not much help in deed put up posts or something service help is terrible...Found a place comfortable now and Happy... Thank U 4 responding...

I have lived here since april 2012 apartments a beautiful maintenance is awesome .........Edit to my review.... 2014 we got bed bugs. Yuck and Yuck again. They had the exterminator come in to treat three times,, what a joke you can’t get rid of them via spray you have to heat treat. The building was infested. Must have picked them up in the laundry room 🤢🤢🤢🤢We had seen several mattress at the dumpsters saying do not take they have bugs. They lie they told me I could move I paid until the end of my lease was up we gave the maintenance guy $400 on the side to clean up whatever was left in the apt . I moved so my child could get into school . payed my rent until the lease was finished. Had papers signed as to me leaving, told not to worry about the carpet as they tear them up to put wood floors down as the apts come up mine you I had the place from 2012-2015. The place is a dump. I thought it was paradise but I was wrong. It’s over priced, dirty, filled with people that you really don’t want for neighborhood, window are horrible. Dishwasher are from midevel times. I would have loved to loved to make this my forever home,but it was to noise to dirty,to expensive, not enough luxury that they claim. Got papers in the mail that they want $2400 for cleaning new carpet, 2 weeks rent while they needed to paint . They are crooks. I see that the lovely people I dealt with are no longer there and the roof collapsed fully on what would have been on top of my child’s head . I told them time and time again that room leaked had mold and to no avail. 🤬🤮🤮🤢🤢🤢🤢🤢🤢🤢🤮🤮🤮

We had mold,now the whole building is flooded. Firefighters are evacuating the whole building. The manager said months ago they r already fixed the roof .We was sick from mold. The worst place I ever lived.
Noisy and it really looks like a really bad remodeling job
We had mold growing in our apartment with mushrooms and leaking ceiling for 2 months until we get a chance to change the apartment . On the second day in the new apartment we needed to evacuate because the whole apartment flooded . The roof wasnt fixed thats what firefighters said . Now we need to go to a hotel pay from your own money if you dont wanna go to a shelter .
