Apartment complex is always kept clean. Love the environment and location. Close to all the shops. The staff is always welcoming and friendly. My favorite part is the pool area. Happy I chose to live at Onshore :)

Worst customer care Ive ever experienced. I worked with the Onshore Leasing Office over the recent summer and saw first-hand how disorganized, uncommitted, and half-effort everything was. The only reason Im not putting a 1-star review is because the maintainece staff (only 2 of them) work tirelessly to complete the work that is assigned to them. They are also the only full-time employees there, and have been for months. As we speak (1am for me) there is a party happening in my building, for the 5th night in a row! They will not consider your voice as a resident and will not follow through on any commitments.

I absolutely love onshore. The property is so beachy, the amenities are clean and unique, and my apartment itself is so bright and fun. I don’t know if i will ever be able to move out. I feel everyday as if I’m coming home to a resort on vacation. Thank you staff for making my stay so incredible- especially Bailey!!

Attractive, clean, and modern apartments. The amenities are also great, and the calm atmosphere is perfect for me or anyone else just trying to finish their studies. I am originally from New York City, with a background in 4 diamond resort hospitality as the chairman of the safety board, leaving me well-seasoned when it comes to great customer experience. The team of women in the office and at the front desk are all extremely helpful and clearly prioritize safety (which is important seeing as the predominant tenant demographic are students.) When I had a concern... the manager, Sarah V. attended to it in less than 48 hours to make sure I was comfortable in my new home. It is rare to see people go above and beyond for their tenants, especially after a contract has already been signed. I cannot speak for any experience that may have happened before June, as Ive just moved in... but the timely and effective action taken to fix my problem says a lot about current management, the team, and their individual characters. Stephanie is hardworking and Ashley has great energy. All of the ladies are perfectly neat, caring, highly professional and thoughtful at Onshore Daytona! Definitely looking forward to spending my year here.

Onshore is extremely poorly run. Management will straight up stop talking to you or returning calls if they determine you are in the right. My apartment was trashed, there was a pet that wasnt disclosed, and overall property neglect was visible. The office is understaffed, packages are missing, and the only decent thing is the exterior aesthetic.Management including the corporate office is dismissive, does not give a concern of the health and wellness of their residents, and have not returned my rent, and have continued taking my rent for 9 months.Most 5 star reviews are those requested by onshore itself to new residents that have never lived in another apartment complex before that has HUMAN management.

I have never seen a brand new apartment complex get so trashed in 1 year. Lowest quality everything even by daytona standards. Glad I got a house for half the cost of one of the 4 beds instead this year. Bye bye dummies

One of the amazing places I have stayed during college. This community has all the amenities like study rooms, computer labs, gym, swimming pool, arcade games(free) and much more a student requires to get through the stressful year and relax while having free coffee. The staff is very helpful and will be there for you whenever needed.

I was REALLY trying to refrain from writing this review and give the office the benefit of the doubt. However, after a week of absolutely no communication and being lied to, I’m left with extreme frustration. In less than 12 hours, complete strangers will be moving into the apartment I’ve been living in for the last year and I STILL have not received an email from Onshore with their contact information as I was promised WEEKS ago. Definitely not a lack of effort on my part. I’ve been calling, visiting the office, leaving voicemails and have been told five times (yes five times on five different days) that roommate information will be released “tomorrow”. It even says in the LEASE that they are supposed to enroll us in the “roommate matching program” and provide us with “phone number and email address to prospective roommates” Page 14 Terms of Tenancy Section 2 8th bullet point down. NOT HAPPY about this and will proceed with further action if I have any additional issues down the road.Update: THIS is the email I received at 8pm tonight. THIS TELLS ME ABSOLUTELY NOTHING I NEED TO KNOW. Informing me people will be moving in…on move in day??Actually comical at this point.

I never leave reviews but this one is worth it! Any time I’ve had a problem, the staff has had no hesitation on helping me out on whatever I need. They’re fast and efficient. I’d also like to note that the clubhouse staff are taking serious measures to make sure that everyone is safe and maintaining CDC guidelines to prevent the spread of the virus. Overall, I love it here. It’s Onshore, but it’s also home.

This place is so unorganized! The management is just terrible right now to be honest

The manager, Cody gave me and my friend a tour of the place and it looks really beautiful. The pool and the gym are were my favorite parts of the complex and the rooms have a modern look that we appreciated. Plus the staff here is really welcoming and explains everything a future resident would want. After our tour we are strongly considering the move here and are excited for it.

I absolutely loved living here, the vibes were immaculate and there was always something to do. There are plenty of fun amenities and people but there were also a good amount of quiet places to study and what not which were both equally important to me. I really enjoyed all the amenities this place offered and for the price you really cant beat it! The staff was extremely helpful and always went out of their way to ensure all my needs were taken care of.

STUDENTS BEWARE!!! This is not college housing, it is more like a nursing home. They will place you with elderly people without notice and then not answer phone calls/emails. I would highly recommend looking elsewhere. I wouldn’t live here for free. Don’t be fooled by the exterior, management is money hungry and doesn’t care about students.

Don’t even think about onshore Daytona this apartment complex management are one of the worse. They don’t know what they are doing I have been waiting for approximately 3 months for a refund, when they found someone to take over my lease I was not even notified so I had to pay months rent plus the relet fee which is 300 dollars. They supposedly escalated it to cooperate this is the 3rd time hearing this to note. You call there offices it takes 3 calls to get someone. Do not do not I repeat do no! Sign a lease with onshore you’ll regret it in the end trust me!

Awesome experience when I came for a tour of their apartments. Plenty of amenities offered at no extra costs and very clean facilities. They helped me apply to live here on the spot and now I cant wait to move in.

If I could give them less than one star I would. If you are a student, DON’T LEASE HERE!! My sister is a college student and was placed to live with an alcoholic 60 year old woman. Extremely unprofessional and rude management that have no clue what they are doing or care about the safety of students. They will delete reviews on their Facebook as well if it’s negative. This is a real review that shows the reality of leasing from Onshore Apartments.

Love this complex, absolutely stunning. Staff is helpful and always courteous! Reasonably priced, amenities galore, and they have taken good precaution with Covid. I honestly do not think there’s is better place to be living in the area.

Interested into moving here and talked to Jay. He was very professional and helpful. He even hooked me up with a nice shirt. Overall after talking to Jay I’m considering Onshore even more because my man made it sound like paradise.

The room itself, even when getting the smallest of the two, I have a comfortable amount of space. The bathroom is very spacious and don’t get me started on that walk-in closet. The best place I could’ve chosen!

The amenities & living arrangements are nice . However the staff isn’t the greatest . I’ve dealt with a very rude staff member by the name of “Steph” or “Stephanie” . A refund was supposed to be processed to me in March and it’s now may and i’m no longer living in the apartment and yet to receive a refund and i’m still be charged for rent. There are never managers available when you call and i’m too far to go up to the leasing office. No one has contacted me back to try and situate anything .

If you are a college student and need a nice place that is affordable then look no more. This place has a pool, gym, Volleyball cort, game room, and best of all your own bathroom. No more sharing a bathroom with your roommates like in dorm rooms. Also if you like to cook like me than you are going to like that each apparent has its own kitchen.

Do not waste your time on this property. There are several other properties in the area that value their residents. i.e.- Eagles Landing, Bellamy etc.It may look nice on the outside since it is new, but do not be deceived. Once you sign your lease, its downhill from there. The grass is definitely not greener on this side.They have a “bookkeeper” on staff named Steph, that calls, texts, and leaves notes every other day if you have a remaining balance. Her attitude is HORRIBLE and she is HIGHLY unprofessional. She has threatened to take legal action against me despite the federal eviction moratorium in place by the CDC until June 30th. After being laid off from Disney due to COVID-19, I am unable to pay rent at this time which I have informed the office of on several occasions. I have also taken advantage of the COVID-19 Rental Assistance that was offered through the CARES ACT from Volusia County and the Daytona Beach Housing Authority. This does not matter to her or the staff at Onshore. They will still unapologetically harass you non-stop until its paid. Then, they will send you another bill for some mysterious miscellaneous fee that they have applied to your account. This is by far the WORST rental experience I’ve had in my life thanks to Steph and the rest of the team at Onshore.Also, keep your doors and other property locked on this property. I am not sure that it is safe. Police are in and out of the neighborhood all the time, throughout the day and night. If you’re looking for peace and quiet while you study or relax, look elsewhere. Loud music, cars, and outdoor gatherings will prohibit you from doing any of that.Another note, they have an issue with promptly delivering mail to the mailboxes. In this community, the postal service DOES NOT distribute mail to individual boxes. They simply give the stack to whoever is at the front desk and the office staff distributes it when they feel like it. Leaving you with constantly delayed mail. Packages are unorganized and thrown all over the office.The only positive note about this community is the Maintenance Team. They are well-mannered and professional.I DO NOT/WOULD NOT TRUST ANYONE IN THAT OFFICE. THEY ARE NOT THERE TO HELP YOU. THEY ARE THERE TO MAKE MONEY. CONSIDER YOURSELF WARNED EXPONENTIALLY.

Onshore is definitely a 5 star experience all together. College can be a stressful time, but knowing you have somewhere safe and beautiful to live is stress relieving. Everything from the staff, amenities, location and apartment spaces are amazing. Shoutout to Brittany, Jasper, and J for being some of the best people ever. When you walk in the door you’re welcomed with a smile and the signing process is super easy. Make onshore your next stop! It is truly paradise.

I am a current resident here at Onshore & I absolutely love it! The leasing team is phenomenal; Cody especially! He has helped me out a ton & has such great energy! Amenities are amazing, definitely a great choice to stay if you’re commuting from any nearby university!

My friends and I came to visit Onshore today and we were greeted by Jasper and Jay. They are the sweetest boys and loved their enthusiasm towards their business. They were super helpful and respectful throughout the signing process. If you ever wanted a tour at Onshore I recommend to ask for Jay or Jasper. I definitely recommend this community to any college students or family. They have resort style living!!

I’m a student at ERAU living off campus for the first time at Onshore! I love the amenities here, especially the fitness center and pool. Also, I love the style of the community and the multiple events that take place such as cooking, yoga, and move nights. My three roommates and I thoroughly enjoy living here :)

Wow. I was blown away by how knowledgable and professional the leasing staff were (especially Jasper) when I came to tour this complex. The amenities are GREAT for students - they have rooms with giant TVs and whiteboards for students to study together, much like the Student Union at Embry-Riddle. My main concern in moving into a complex without a main gate is safety, but Jasper assured me that the parking lots are well lit and have cameras throughout the complex. He also told me that the courtesy officer and the leasing staff take complaints seriously if there are noise violations. My ONLY complaint (and this is a very small complaint) was that I wouldnt be able to move in my own furniture without putting the pre-furnished items into a storage unit at my own expense. If there had been an option for me to use my own furniture, I very likely would have signed a lease with Onshore. This would be a great community for students without furniture!

This place is amazing! The pool is so great, the people are so friendly and helpful, and everything is so clean and well kept!

I wanted to move out and my roommate was threatening me and extorting me but the apartment management didn’t do anything. All I wanted was to be released from next year’s lease. Even with the police involved, the apartment continued to ignore. I feel very threatened and if something happens to me I’m just saying, the apartment could’ve helped out.

If I could give this place a zero I would. Promised 24/7 Amenities and that fell through, very limited to almost no guest parking for how many people live here. I believe it is 19 ish spots for around 200+ people. & if they aren’t in guest they get towed. Then I come home today, receiving no email that they were doing additional inspections to find all my kitchen belongings on the couch. Me & my roommates printers unplugged and on the chairs. All my bathroom things in the sink or on the floor. On top of my roommates went home for winter break and won’t be returning till school resumes and they left her bedroom light on and locked her door. So it has been on since they did inspections and I’ve been gone a week. So who knows how many days that’s been on, and how much that raised on utilities bill. On top of how am I suppose to turn it off, when I called my roommate and she said I could go in and turn it off only the door is locked which I told her. Complete disregard for any of our belongings. Yet if furniture gets damaged that they threw all out kitchen things on we are responsible.

Extremely rude office staff. Tries to Overcharged rent etc etc. Very shady. And don’t believe the “please reach out to us bit” with a phone number. No one will answer

Apartments are nice, but do not expect to have visitors or friends coming over. There is limited parking for visitors (around 15 spots for the whole apartment complex) if you park somewhere else they will tow your visitors car. It is also hard to find in google maps.

Definitely the best place that Ive ever had the pleasure to call my home. The clubhouse is as beautiful as it can get! All the services and amenities look exactly as promised! Awesome place for students especially! Its always a delight to talk to Brittney, Cody, Jasper and so many other people at the office. They have always solved all of my problems as soon as possible. I cannot complain!!

The best costumer service and staff, brand new facility!Ill be moving in Summer 2020, and as my first apartment, I had A LOT of questions. Whenever I called, they always went out of their way to answer my questions to best of their ability, even going as far as measuring the furnitures dimensions, and contacting their supervisors for me. They have been there for me more times than I can count. They truly value their clients and residents, and taking a tour of the apartments confirmed that.Not to mention, the entire apartment complex is brand new!! Everything has a great feel, new and modern designs, and an amazing clubhouse. Personally, my favorite part is the esports room. Cant wait to be the first to move into my apartment in July!!

Honestly have not had a peaceful night since I moved in. From the ongoing parties to my neighbors above me fighting at 1am, my time here will be nearing an end hopefully. The place is nice, just lack of preparation. My room is never quiet, it’s always noise coming from somewhere.

Love Onshore! The customer service is spot on. The kitchens are beautiful and the location is perfect. They also have a cute little 🐕 park.

I cant wait to call Onshore my home next year. The entire staff was amazing; I toured with my sister and the moment I walked into the office I was greeted with smiles and are the staff was very helpful to our needs, and are quick to answer all of our questions and address our concerns. I am so happy that we are going to be the first residents in our apartment and that it is so close to Daytona beach as well as campus. After a long day of driving from Orlando and touring different complexes, I am so glad that we found Onshore! We even had a chance to talk to Brittney a manager there she was so nice to take the time out of her day and chat with us. She was so kind, she is a Daytona native and recommended a few restaurants in the area. I definitely recommend touring Onshore you will see for yourself, the amenities, the apartments, and the staff will having you just as excited to move in as I am.

I go to Embry Riddle and I can already say that living here is way better than living in the dorms. The apartment comes fully furnished and is very clean. The staff and amenities are also awesome here! I’m happy I chose to live at onshore and hope y’all choose to live here too cause it’s awesome!

Most, if not all of these reviews are fake or influenced. (The owner will reply to this and claim they are real people- to them I say notice the word influenced) I am very familiar with Google reviews. Many of the reviewers only have a single review on their account. This is an extremely concerning practice, and very common for new businesses. I suggest anyone looking in to this establishment speak to a current resident to gauge opinions. OnShore is extremely crowded and loud. Absolutely no place for a conscientious student.

Gave this place two stars because their maintenance team is pretty good, but dealing with anything other than repairs is a total joke. Parties upon parties every night even with COVID. They recently have implemented a “security” team out front checking who’s coming in and out and things are getting better but it shouldn’t have taken a party with 100+ people to influence it. Not a great place for a college student who needs quiet time to study. Parking is terrible as well. I had my friend drive me home from work one night and they couldn’t even come in to my apartment because the 15 provided visitor spots were taken. If they parked anywhere else they’d be towed. 15 visitor spots for hundreds of residents is not nearly enough. Will not be re-signing my lease for the next year..I’ll be going back to their competitors at eagle landing.

Updated: Although they have added more parking for guest, which still fills up quick so make sure you drive your guest or theyll get towed if they park anywhere else. The real reason my new rating is lower is because even though the office is open longer throughout the day, no one is ever there to help out, give tours, or provide the accessories to use the amenities. Before they kept the AC so low in the office where you couldnt even sit in the study rooms without bundling up or even sweat during a heavy work out, now management turns off the AC when they leave, which theyre rarely there, so now if youre in the study rooms youll be sweating bullets. Thank God for the maintenance team for keeping up the great work, only reason they even deserve 1 star! Besides that, management only seems to care about profits, instead of the safety of the residents. Not to mention there other reviews stating young students getting paired with much older individuals. They claim to take your preferences for roommates into consideration when rooming people, thats not what Ive been hearing from residents. You can just walk around or sit by the pool and hear most of the arguments going on around the place. Reason you can hear so much, is because the walls are so thin you can hear even a pin drop in your roommates room.Old: The amenities and staff are great, but planning is awful here. Only 15 visitor parking spots when theres plenty of empty parking spots that can be turned into visitor parking. There only used to be 7 spots until people complained. Ive monitored for months on daily walks at night and have observed that even if occupancy is over 80% theres still more than plenty of parking spots that sit empty, so what excuse is there for only have 15 visitor parking spots? I understand there might be limited parking to prevent parties, which there are plenty of them happening even during COVID, but why not implement a way to register any guest visiting overnight so they dont get towed? So not only are you paying a pretty good amount of money to stay here, but youre limited in allowing friends to come over and significant others from staying without worrying about their car to be towed away, so you also have to pay due to a lack of preplanning on OnShore behalf. Also influencing residents to give excellent reviews for free products to inflate their rating online, really?

Customer service is on point! Not in the city yet so I was directed to take a virtual tour. The apartments look amazing and are setup very well for the space. It is near everything important and entertaining, including the beach. Excited to lease here!! 🤗

My son will be moving into his first apartment at Onshore Daytona while attending Embry-Riddle Aeronautical University. Brittany, from the leasing office, got to know us well, as we had lots of questions, and didnt know if Fall classes would be in-person or online, so had concerns about signing a year lease. She was very patient, and went out of her way to find answers in a timely manner, if she couldnt answer a question right away. Even when our bank made an error, Brittany had our back, and quickly resolved the problem. I know my son will be well taken care of at Onshore Daytona!

We have a son at Embry Riddle, a fine school, but they cannot compete with this level of apartment living, (For nearly the same cost) The team at Onshore Apartment has done an excellent job working through the process. They have staff and residents making fake reviews for incentives which is kinda weird and wrong. My honest opinion is to go somewhere else. They word their words in a way that’s mischievous like they’re up to something. We were promised a 50” flat screen if we signed the lease and received a 30”. I would go somewhere they are more up front. A lot changed after we signed our leases.

Great apartments! Cool staff; the maintenance man is awesome. Game room is bossed up. The infinity pool is gorgeous. And the individual leases make living boujee much easier with the affordable rent! THEY EVEN CAME TO MY DOOR WITH CHICK FIL A WHILE I WAS HUNGOVER!!! ❤❤❤

I’m not sure what is considered a maintenance emergency when there is feces coming from the line into my shower and I can’t shower, nor is my toilet or shower draining. This is the second time this has happened to me, which I was told I wasn’t at the top of the EMERGENCY list. The service is just not good. These are brand new apartments. There should be no reason every time I turn around it’s a problem with my apartment, as well as when it comes to taking care of the problem.
