Great experience living at The Katy for past 3 years! Staff, amenities and maintenance have been excellent and super responsive. We looked at several properties in the area before making our move to The Katy from out of state. Cant beat the location and easy access to anything in downtown Dallas.

The Katy in Victory Park has been such a great experience. I love the location and being right off the Katy trail. The amenities, coffee shop, gym, and sky lounge are beautiful! Each staff/team member does a great job with community events and creating a sense of community for me and my family. We are so grateful to the dedicated maintenance team that has hands down been so helpful, professional, and efficient with our needs 24/7 in our home. Very much appreciate them and everyone on The Katy team!

The Katy in Victory Park is a fantastic place to live. I have been living here for about four months and I have truly appreciated the building, the scheduled activities, the staff, coffee bar and the pool area. When family and friends visit me, right away they notice the clean open spaces and the sophistication of the building. Having the Katy Trail next to the location is a plus if you like to be active and have pets.I highly recommend The Katy in Victory Park without any reservations!

I moved into The Katy this past May and it has been a great experience. The amenities are unmatched as well as the location and downtown views. You cant beat being right off the Katy Trail. The lifestyle director, Samantha, plans exceptional community events. It has made for a great Summer and allowed for many people to come together and meet one another!

A 6-star resort but where you live. From apartments with good appliances, to a million-dollar view from the balcony, this place has top notch amenities and a professional, welcoming staff. In addition, the maintenance team is on point. I have submitted a few low priority requests that were resolved in less than 24 hours.

I really enjoy the amenities at The Katy. I love having so much space to work from like the conference rooms, the sky lounge, & coffee shop. I work from home so it’s important for me to be able to stay close but have a change of scene when I need it. The grills in so many locations is perfect when I have friends or family over and I want to entertain with ample space and a nice view.

I absolutely love the building and most of all my apartment located on the 27th floor is fine like Bella Hadid haha. the floor to ceiling windows and the amazing downtown view makes me want to cry from happiness!

Love love love The Katy!!!I can not express how happy I am to call this place home. The amenities are awesome and what I love the most is how clean this building is.The staff here are amazing and very attentive to make sure residents are happy. They’re all so professional and helpful and for that I am so grateful to have chose the Katy.Also, The maintenance staff is absolutely stellar. They are the most responsive and capable team I have seen. A big THANK YOU to Ben and Miguel (maintenance techs) for always taking care of our request. Additionally, the management team puts on occasional events that are always fun! I enjoy living at The Katy, the amenities are nice, I love the layout of my apartment and I am a huge fan of the community the coffee shop and the pop up events create within The Katy. One of the main reasons I moved here was the 24 hour concierge and safety. I do feel pretty safe here. While we have had a shift in concierge services recently, abruptly changing up staff that had been here for years, we are lucky to still have Metabel, our night concierge. I think it’s important to recognize the issues concierge deal with, especially after hours. Metabel keeps us safe by enforcing the rules consistently yet maintaining professionalism, even in the face of some not so friendly, inebriated, demanding residents and visitors at late night hours. I am thankful for Metabel being a consistent face here at The Katy and keeping us safe. She makes living here great. It would be even better if The Katy would allow Danny to come back to concierge during the day. We miss him:)I plan to stay at The Katy for the foreseeable future and would highly recommend putting it on you list of places to consider.

I lived at The Katy for a little over two years. Overall, I had a great experience - the complex was very nice, maintenance was very responsive if I ever had any issues, and amenities were wonderful.However, BEWARE! When my lease was up, my apartment was inspected by management before turning in my keys. I was told there were “a few scratches on the floor (due to my furniture) and I shouldn’t owe much upon move-out” as “floor repairs would only cost $20-$30 per square foot” ...... In my final account statement, I was charged $978.75 of my security deposit for “wood flooring repairs”. I reached out to management about this and tried to obtain proof of my 671 square foot unit needing $979 worth of floor repairs - all they could send me were 2 pictures of tiny scratches on the floor.I believe I was extremely taken advantage of and hate that my wonderful experience living at The Katy is now tainted by my move-out experience. Would not live here again.

9/18/2020: I am not a current resident. This review is for Anthony Miller, leasing agent, and my general impressions of The Katy.Anthony has been extremely helpful and accommodating over the past two weeks. I have visited 3 different times and never felt rushed. He was extremely friendly, knowledgeable and flexible. If you get a chance to work with Anthony, do it. 5 star experience each time. The only thing I hold against him is being a 49ers fan.Otherwise, The Katy is a beautiful apartment building. I have checked out over 12 locations in the past couple weeks, and this place has some of the best amenities, hands down. Extremely spacious, great common areas, and several open spaces to enjoy the various views of Dallas. The apartments have some very nice finishes as well, so no surprise there. Visitor parking is challenged, so if you have a lot of guests that need to drive their own vehicle to get to you, be aware. With that said, I would definitely put this on your list of places to see.

While the actual building is incredible and wonderful to live in, The Katy management and staff would make me rethink living here. The communication between the management and the residents is awful. If there was a bomb in the building youd never know until it went off. Management never alerts residents to any dangers occurring in the building. The leasing office is also run by some not so friendly staff. They are friendly when they need something from you or need your money but never acknowledge you in passing and always look unhappy. Very disappointed with how The Katy Victory Park has handled this current winter storm.

STAY AWAY!! The Katy at Victory Park is trying to make up their loss of revenue due to the pandemic by preying on former tenants and fraudulently reporting invalidated information to the credit bureaus and collection agency. When I gave my 60-day notice, I also scheduled an appointment for a move-out inspection with one of the representatives. The representative was a no show, no phone call-nothing. I wasnt concerned about being charged for any damages as I took about 20 or more photographs of the entire apartment-it was ready for a new tenant the following day. However, with the pandemic, I knew they would have someone to perform a more intense cleaning. When I received the final billing statement, I was charged $4,000 for floor damages. The floor had scratches and is normal wear and tear in addition to the poor quality. Next, although I sent my forwarding address before moving out, they never notified me that they were retaining my deposit and why. The Katy at Victory Park is engaging in illegal practices. The Katy at Victory Park will cost Kairoi Residential additional money with their unlawful practices. The property is lovely. The company representation is subpar, at best. Continuous development and training and education on the State of Texas Tenant Laws are needed. Many new high-rises in the area with property management provide exceptional services, have a good work ethic, and do not engage in unfair and illegal practices. STAY AWAY!!

Once maintenance was complete, I was very happy with the repairs. Staff is very congenial on the phone. However due to other demand on maintenance in the building, it took several days to complete repairs even though one repair was urgent.

One of the reasons I stayed at the Katy is because of Danny, at concierge! He’s amazing, kind, always going above and beyond for the residents here. I couldn’t imagine living here without seeing his smiling face at the front asking how my day is & offering to help me with anything that I need. Blessed to know you Danny! Trust me, Its a lengthy review, but definitely worth the read.I had a checklist of things that I was looking for in a place to live in uptown. The top items on my list were: view, amenities, and space for a justifiable price. I searched more than 15 properties and Im so happy that I finally decided on The Katy at Victory Park.The view is the absolute best in Dallas! Because of the properties location, some of the units have full views of both uptown and downtown. I was fortunate enough to have a unit with these great views. The pics below were taken from my balcony in the day time and at night. Also, because its so close to the American Airlines Center (literally a 4 minute walk) people might be concerned with traffic during the games. But because of the property being so close to the tollway and the highway, you dont get caught in the traffic. The other properties in uptown will keep you away from your home for hours due to the AAC traffic, but that is not the case here.I love the amenities featured on the property! There are so many to choose from depending on your mood. The pool is located on the first floor and its huge with an infinity edge. It has two hot tubs which I didnt see anywhere else in uptown. They have grills located on different sides of the pool with different places for people to kick back and relax outdoors and indoors in the pool lounge. You can tell the builders really took time and thought things through when it came to the design of this property.On the 7th floor theres an enormous gym with state of the art equipment. Its facing the view of uptown and downtown and also has a 360 terrace for people to cool down right after a work out. Theres also a really nice yoga room and personal rooms that you can book for personal training. How cool is that? Also on the 7th floor is a doggy park for pet lovers. I personally do not have a pet, but I was tempted to buy a puppy so that it could enjoy this park because it looks like a puppy amusement park. Theres a doggy shower station that looks really cool as well.On the 9th floor there is an indoor sky lounge where the residents can go and relax. Theres a huge fire place in the middle and its surrounded by really nice furniture and theres a full kitchen. The furniture is brilliantly arranged so that a group of friends can sit together without having to move chairs together to sit close. Theres formal dining area that is enclosed in glass which is a unique idea that I hadnt seen before. Theres also an outdoor terrace here with 360 view of uptown and downtown with even more grills. There are even heaters outside directly under the furniture to keep people warm on cool evenings. Right outside of the sky lounge are conference rooms that people can book to have meetings on the property. I saw a conference area on the 2nd floor as well.Theres supposed to be a bike shop opening soon that will be apart of the property. This is nice because there is an entrance to Katy trail right in front of the entrance to the property on Houston street. There will also be a coffee shop on the property thats opening soon. Thats great for people like me that work from home.At the end of the day, as you can see, I found everything that I was looking for and more. My unit in particular is spacious with high ceilings. I love that there are trash chutes in the hallways instead of a trash valet, state of the art appliances including washer and dryer. I could go on and on, but overall, Im super satisfied.I would recommend that everyone looking for a place should come and see for themselves. As soon as you walk in, you will be met with the amazing staff and the look of the lobby really sets a tone for the beauty of the entire building. When I first came in, I met with Lindsey and she is truly a gem. She answered all of my questions, always kept me in the loop, and made my move-in experience super smooth. She went above and beyond for me and was a big reason why I finally decided on moving here. Come and see for yourself, you wont regret it.

I’ve lived at the Katy for almost two years now! Conceirge are so helpful with guests visits, package location or deliveries, and security. Maintence staff are professional and timely with requests! Leasing office and management goes above and beyond to make sure you’re comfortable and a priority as a resident. Overall I definitely recommend living at the Katy!

Its been 1 month since i moved in to my apartment. all the reviews i read here back in august (before I signed) were positive, i think most residents at that point were new... I wish i found some detailed feedback on the building at that point - i would have NEVER chose it as a residence.I did communicate the feedback with the management - truth be told, my experience with the management has been positive, Chelsea is an awesome lady, and I know she can only do that much... and the reason I am posting this is, if my feedback can help a little, I will feel better... NOW .. get your popcornYou will be fooled by the amenities & the spacious entrance ... DO NOT BE................................ READ:1. The apartment finishing is EXTREMELY poor & the floor plan is mostly dysfunctionala. small storage areasb. Bedroom door vs closet door - if you open one, you must close the other.c. Interior lightening quality is extremely bad - cheap.2. The flooring – poorly waxed, also CHEAP quality. Get scratched with every chair or table move. you can basically scratch it with your finger-nail. makes me wonder if it was a trap? Pic attached3. The counter tops – gets stained even by a water cup. I then realized they are Quartz top. basically the cheapest quality.4. Walk-in closet? I have never seen a worse closet design. nothing fits in there. shelves are put across each other, in a way, when you hang your clothes, you cant place anything on the shelf. Pics attached.5. The water pressure in the toilet is SO weak. the management promised to contact the company that is in charge ... no response till now :)6. OK, this is the best one yet.... the ONLY access to the toilet is via the bedroom. over 400 apartments in the building, they ALL are the same.7. There is NO Garbage room on the floors. There is only a trash elevator. SO basically, if you have big boxes or big trash bags, you have to take them YOURSELF to the garbage room on the ground floor.... I live on the 19th floor :) oh.. and yes we pay a trash fee :)8. Parking? the biggest joke ever...a. Most of the reserved parking spots are empty 100% of the time. Pic attached.b. over 400 apartments in a 30 floor-building ... hardly 20 visitor parking lots!! so usually I tell my visitors to uber :) And usually these 20 parking posts are occupied by The Katy staff or contractors’ cars!C. half of the parking lots are made storage room. See pic attached. anyyy thing for an extra buck, eh??9. Coffee shop? Bike shop?? these were supposed to be opened LOOONG time ago ... Nothing yet!10. Corridors have an immense amount of LIGHT. basically 3 lamps in front of each door. talk ENVIRONMENTAL responsibility? makes me ask WHY - no one ever hangs out in corridors!!11. Finally, the noise from the highway - most probably you will be checking the apartment in the day time.. let me tell you, in the day time it is QUIET.. at night, its a nightmare.... not only the highway across, but the Train stations too. I was told that trains stop working at midnight, to only find, they NEVER stop working. The whole building shakes when the trains passes by the building..

I lived at the Katy for 15 months and moved out. My overall experience was good, with a few more mixed feelings, which is the reason for the 3/5 star review. If you are considering living at the Katy, I have a few notes that I think might be helpful for your decision.1. The concierge, the leasing office, management, and coffee shop barista are all highly professional and easy to communicate with.2. The gym is well kept and large (theres even three pelotons).3. The apartments are beautiful with floor to ceiling windows.4. The package/mail system is easy and convenient. Theres a fridge for temperature sensitive packages.5. Choose an apartment that faces the Katy trail, although the walls are made of concrete, you WILL be able to hear highway noise, train and construction if you face the highway. The balcony on the highway side is also unusable due to the noise. I lived on 16th floor and never got used to the noise and this was a significant factor for my unhappiness there. There is also quite a bit of highway noise at the pool.6. Avoid living on the floor with the doggie park. That entire floor smells like urine.7. The elevators are highly unreliable. Expect to take stairs often or wait longs amounts of time for elevators and then have to ride in a packed elevator. I actually have a video of my experience getting stuck in the elevator with several others and had to be rescued by several firefighters. Thankfully this was before the pandemic.8. Parking: Guest parking is very limited. Parking garage is not very secure as tailgating at night is common due to the lack of guest parking. If you have an EV car, there are plenty of EV chargers that are free to use. Sometimes the stations are unavailable (bc EV and non-EV cars park there)9. Floors are real wood, and extremely easy to scratch/damage and are costly to replace upon move out.10. Any concessions provided (e.g., free first 8 weeks) is owed back if you break your lease (plus additional fees). So it would have costed me over 9K if I wanted to break my lease. None of the penalties are waivable even changes in job situation (unlike other apartments Ive lived in).11. Completely forgot to add - maintenance team is friendly and addresses problems quickly. But my first week at the Katy, I did not have hot water. it took two visits from maintenance to fix. So, I would definitely request that the hot water be checked prior to move in so you dont have to take cold showers!

Wonderful concierge, especially Danny. Great amenities. All around great place to be. However, the parking situation is absolutely ridiculous. They have maybe 30 parking spots for visitors for the whole building which causes people to park along the fire lane. Instead of opening the garage so visitors can park in their ample amount of vacant ‘reserved’ spots they have now decided to start towing. They were kind enough to provide parking for visitors in a local garage that is over 4 blocks away. People are paying 2,500 + in rent and their guests have to walk 4 blocks at night to even get to the building. There is a local blue lot that they could pay for parking for the guests as another parking solution but still no. It’s either get towed or park a ridiculously far distance. These rent prices do not support that kind treatment of guests.

I wanted to wait to write my review after moving in so I could share the full experience from beginning to end. I previously lived at One Dallas Center and saw the construction of this building. I walked in and was greeted by Holly Finley with a welcoming smile. Holly was absolutely FANTASTIC!!!! She showed me various units based on location and floor plan and was able to answer ALL of my questions for me. She made the leasing process smooth and painless!! When I would call or email her, she ALWAYS responded back quickly. Every single time. Before deciding on my unit, I visited the property 3-4 times to view and check out other units before making my final decision, and Holly more than accommodated my interests. She allowed to me view the apartment several of times before leasing. Ive worked with many leasing agents in the past, and by FAR, Holly has been the BEST!!!! Her professionalism and down to earth personality was one of the biggest factors of me moving to The Katy. THANK YOU SO MUCH HOLLY!!!!!!!! The views, the unit, the staff and entire apartment community are beyond expectations!!

Great people live here but it is certainly not a place I would recommend anyone pay such a premium for. If you decide to move in I hope that your experience is greater than mine - for me the place lacks proactive management and a concern for its tenants.They provide no assurance nor any means to mitigate safety concerns and overall tenant satisfaction is not even on their list of priorities. You can find better places that value your time, money, and security as a human being.Things that they will tell you are outside of their control: inadequate service times for apt repairs; broken elevators (>5 min wait times and personally multiple instances of being stuck in the elevator for extended periods of time); car theft in a secured garage. All of these personal experiences can indeed happen anywhere and to anyone, but you work hard for your money and the last place you should lack a peace of mind and safety is the home that you pay for.

Owner please read, Im unit 1901, I need to let people know the ladies working today the 18th of March were very nice and helpful .. I have not been in a good mood whatsoever and thats my fault, but they were very nice to me today and helpful. I can tell they are keeping everything as clean as possible. The building is great I just have trouble parking sometimes but they are helping me out with some options with that. Also very nice helpful concierge here, every one of them, I ve needed a few things and they went out of there way to help me realizing Im alone and needed some help. Thank you 😊

The location is great with a lot of restaurants, sporting/concert venue, trail, and not to forget the scenic Dallas Skyline views. Terrible place. parking is a disaster. lived here for a year. perpetual problems. staff just trying to squeeze money out of you. dog park always full of feces. no bike shop as advertised. coffee shop barely open. no place to store bikes. for such an expensive property they should be embarrassed by their level of service.

Id been casually looking at high rises in the Uptown/Victory Park area until I walked into this place with a friend and fell in love with the building. While many high end developments stick to generic finishes and amenities, this building has a clean/modern design with nice touches you dont often see. Hardwood flooring in the bedrooms, a full service coffee and juice shop in the lobby, and a nearly full scale gym are a couple examples that come to mind. I worked with Lindsay Duke and she was fantastic. She got me excited about the property and answered any questions I had. Id highly recommend The Katy and Lindsay to anyone considering a move.

She answered every question I had and was more than accommodating when I asked to see apartments multiple times to compare. Although they were in construction with most of their amenities, the tour I got from Lindsay Duke, my leasing professional, was outstanding and certainly informative. The walk alone made me shortlist this place for new places to live. I definitely recommend at least a tour if you are looking for an Uptown apartment just outside of the Uptown traffic and congestion. Solid choice!

I’ve lived at the Katy almost 3 years and was one of the first to lease an apartment in the building. Overall it has been a great experience until recently. There is no longer enough guest parking. I have had to take friends to pick up their cars from being towed twice. Other residents park in the guest parking which doesn’t leave enough spots for guests. Some residents invite multiple guests over which doesn’t leave enough space for other cars. Tow trucks patrol on the hour, every hour. There’s ample room in the garage for guests if we could simply have guest passes. I’m extremely disappointed with how the management team has dropped the ball with handling this very fixable issue.The amenities are definitely the best in Dallas. The gym is huge and has good equipment for all kinds of workouts, the lounges and balconies have a high end hotel feel, the dog park and dog wash are huge and cant be matched.

I had just moved into Katy about 2 weeks ago. I have been a homeowner most of my life, so I was quite hesitant to enter into an apartment lease again. I am the type of person whom asks questions and has to see everything the city has to offer before stepping foot into an apartment office. My time is fairly limited. What can I say about the Katy? I just walked in and spoke to Chelsea and received a beautiful tour. There were no hidden fees, or extra money for this and that, which Ive seen is pretty common from all the nice apartments complexes I had visited. They are just hoping you dont ask the right questions :) I walked into the lobby and felt like I was in a huge art gallery. It was so spacious and the amenities cannot be matched anywhere in Dallas. The office staff is wonderful, and Chelsea continued to keep up with my emails for weeks, which I truly appreciated. When she is not there, other staff members are always open to help out as a team.If you have a dog, the new dog park will blow your mind. I actually just moved out of a rather prestigious tower, and I can say that I am not easily impressed. I was completely wrong. The SKY lounge is incredible and the gym will blow your mind. It is actually wonderful being so close to the AA center and just a few steps from the entrance to the Katy Trail.The floor plan is incredible. My balcony is so close to the skyline, that my living room lights up at night with the color the buildings lol. I had originally signed a 12 month lease, but changed it last minute on my move in date after seeing how wonderful this staff and property is. The concierge is absolutely outstanding as well and always remember your name.In conclusion, Chelsea was exceptional and I truly appreciated her squeezing me into her schedule and getting me in sooner than expected. It truly made my move-in simple and stress-free.A+++

I just moved into the Katy about a week and a half ago and I could not have been any happier with the process as well as my unit! Everyone has been more then over accommodating! If you get a chance to work with Lyndsay in the office she is the best! This was my first place on my own and she made the entire experience more then perfect! The million questions I had she answered so quick and helpful! All the staff for that matter are so amazing and sweet! Its going to be really hard for me to ever move out of this place. My unit it absolutely gorgeous!

I currently live in the Victory Park area, but I desire to live at property that is more exclusive. I visited the Katy on March 10. Lindsay was very friendly and knowledgeable. The building opened in November 2017, which is a plus. The lobbys design reminds you of a 5-star hotel or contemporary office building.I was particularly pleased with the 24/7 concierge service. The lobby has ample space to conduct meetings, or simply step outside of your apartment for a change of scenery. Lindsay explained that Local Press and Brew is opening a location in the lobby soon. The company is known for its custom coffee and juices. I dont drink coffee, so I was happy to learn about the juice options.While I prefer a location with a pool on a higher floor, the first-floor pool area offers numerous amenities. The gym is massive and they will soon offer complimentary yoga classes. I dont own a pet, but the pet-washing station and pet park made me wish I did.I was interested in a one bedroom unit with a study. The floor plan was modern and included great features. The study is large enough to serve as a second bedroom. My plan was to use it as an office.Although I loved the property, I decided to go with another building down the street. My current apartment faces I-35. After four years, I no longer wish to listen to or view the daily traffic, trains and rail transportation. Unfortunately, the floor plan I was interested in faces 35 North.If you are interested in a different floor plan and the daily traffic isnt a deterrent, I highly recommend giving the Katy a try.

The apartment complex itself has a beautiful communal area, fantastic property management and maintenance team, floor to ceilings windows, 24 hour full service concierge, and some of the best amenities around. My fiancé and I moved into The Katy a month after they opened their doors. With a brand new build there’s always a bit of skepticism involved. We’d broken our lease at our previous place and were very anxious to make the move to Victory. Chelsea, the leasing manager, made everything very seamless and painless. She was pleasant and professional in those few months before we made the move giving us updates on our specific unit and answering any and all inquires we had in regards to the buildings accommodations. We’ve lived here for over three months and are still very thrilled about the move. The great location, amazing views, awesome accommodations and great staff make this place so special and we can still count on Chelsea to help us with anything we might need.

I contacted this community before they even began giving hard hat tours now. I mean over four to five months ago, I began contacting them. They have had repeat construction delays and now wont be open until November, they were supposed to be open June or July 2017. The manager at the community said he would inform me before any rates changed and basically hold a spot for me. Now the rates have changed and all the floor plans I wanted are gone. They are not willing to do anything to reprimand the situation and dont seem to care at all about their future tenants. ALSO, The lady who gave me a tour today didnt seem to care about garnering my business, she catered to the other guy with me getting a tour. I would beware of this place. Now I dont know if I am interested in living here, after being excited for so many months. Really really disappointing yall. Sad day.

Lived here for 5 months. Most of the time 1-2 elevators not working. Bike store not available. No place to store bikes. Parking is a disaster. Practically no guest parking. And for residents almost 2/3 the garage is reserved parking that you have to pay extra for. I live in a two bedroom and pay over 3k a month. I should have a reserved spot and not have to pay extra. A lot of growing pains for them to work out. Amenities and apartments are nice.Update: Have now lived in the Katy Victory park for 9 months. Elevator problems have mostly been resolved. Still no place to store bicycles. The bicycle shop where we were supposed to be able to store our bikes seems to have completely stopped construction for the last 4 months. How can you have a place on the Katy Trail and not have a place for people to store bikes! I recommended they put a bike rack in the garage months ago, but instead they recommended I rent out a closed garage space in the building. No thanks. The parking situation is horrendous. Routinely, no guest parking. The open spots in the resident part of the building are minimal and the saved spots are still almost 75% empty. Dog park is routinely full of feces with flies and cockroaches running around.And nice canned response from the management to the post. You have my number. If you cared to fix any of these problems you would have by now or attempted to contact me.Update: I have finally, thankfully moved out of the Katy. As expected I am being nickel and dimed out of everything on my moveout. They didn’t send me a statement for over a month and are quoting me for normal wear and tear in the apartment. Obviously they are trying to make up for their inability to fill the building by squeezing their residents for every penny. Run away!!!!

This review is specifically for Lindsay Duke. I dont think Ive ever had such a positive experience getting shown around an apartment. Lindsay was super helpful and patient when showing us our future pad. Even though some of the property was still in progress of being built she knew the ins and outs of the building. She loved our puppy Brooklyn and was super accommodating in the tour for our puppys needs. Thank you very much Lindsay!The apartment is gorgeous and is truly a lovely find for the Victory Park area. Great amenities and super friendly staff. The builder of this building truly thought of every possible concern a tenant could have and addressed it. I absolutely love living at The Katy. The staff really comes together as a team to provide excellent customer service; I’ve never been so well taken care of living in an apartment complex. I suppose that’s what I would highlight as a key differentiator here at The Katy—the business model has been established in such a way that you don’t feel like you’re living in an apartment, but rather a five star hotel or luxury high-rise residential building. I’ve often interacted with the developers on the property who are passionate about this building, down to each and every detail. They genuinely care to know you and hear about your experience here. In addition to the staff, the tenants are also very high-quality, cool and down to earth people. Location is suberb and traffic flow is managing surprisingly well, during games or concerts. The building amenities are also some of the nicest I’ve seen in Dallas. Great value as compared to other luxury apartments in the area, with very high end finishes throughout including real hard wood wide planked flooring! Can’t say enough about this place.

The leasing staff at The Katy are awesome and the property is beautiful. I have lived at Cirque over 3 years. Before deciding on this property, I literally visited all of the properties in the area before making a decision. I wanted to make sure I was making the right choice. I had narrowed my search down to Ascent and The Katy. I worked with Lindsay Duke. She was so patient with me during my indecisiveness. She showed me several units, even some units multiple times, and answered all of my questions. I was open with her about the other property I was considering. She never tried to talk down on the other property. She instead showed me all the units that met the description of what I was looking for and was in my price range. Lindsay is amazing. Shes extremely helpful and super sweet. Everytime I visited the property there seem to be others walking in at the same time. Lindsay gave the same attention to each client that came in.I really appreciated her patience. I ultimately decided on the Katy because the views of downtown from this property are amazing. The views are not obstructed and are simply beautiful. Also, the units have great finish out and also have more space in the units when compared to Ascent. And the gym is awesome! Once l move in, I will likely get rid of my gym membership at lifetime.Thanks Lindsay for all of your help!

Update 12/17/18: Moved our over a month ago and haven’t received any word of my security deposit. Called the office this morning and received the run around that I need to call email corporate. Lowering review to one star. If you’re looking here, look else where. The 23 down the street is great.Coming up on 10 months here so I feel like I can adequately review this property unlike 90% of the reviews here which were left within a week of moving in.We moved in a week after this building open. It’s beautiful and well kept. The gym has amazing views of Dallas and there are multiple lounge spaces with grills, seating, etc.Why the 2 stars? Poor management that cares more about its bottom line than resident satisfaction. We were charged $400 for a malfunctioning fire alarm that would go off for hours at 3-5 AM. AM! There was not even any acknowledgement the first few times that this was even happening.My wife and I were out of town once and expecting an important medication to be delivered. We planned ahead and left the mail key for her brother to pick up from the front desk. The front desk lost the key, which is terrible as it is, stuff happens. I had to fly down and get a replacement. The front desk worker denied losing it, even though she had admitted to it a few days before. However the response by the Property Manager was basically a, “we contract out our front desk so it’s not our problem.” No apologies, no explanation of what happened or how it might be prevented in the future.On going construction. I am writing this review 10 months after the building opened and I’m still being woken up by the sounds of drills in the morning. I emailed the front office about this and they suggested I email every single time this happens. Not that they reach out to the construction team themselves and figure out what’s going on.False advertising with the coffee and bike shops. I started looking for a place last September and would go to the Katy’s website and see how they were going to have a coffee shop and bike shop. When you go into the leasing office you’ll see this marketing videos for them as well. It’s been a full year since those videos and guess what, there’s no sign of either opening soon.If you’re thinking about living here keep these things in mind. For this price you could go down the street to some other buildings which is what we’re doing. I should note that the leasing staff Chealsea and Holly are great. Higher up not so much. Danny and Metabelle are solid at the front desk. And Ray and his team keep the place shining.Also I should point out. The batch of overwhelmingly positive reviews you see here were written by people who had just moved in. It artificially inflates their reviews. Easy to see through especially if you live here.

The Katy is a gorgeous community and is a delightful addition to the Victory Park/Harwood District area! Their finishes are exquisite and the amenities are fabulous! If you have a dog...it will be in heaven with the 6000 sqft dog park! Chelsea has been super helpful in the leasing office and is always available to answer any questions I have!

I’m not one to give reviews, but i really hope no one has to experience this place. it’s been under a year since they’ve opened (after months of delay) and have already had to change management.they treat their residents horribly and have not followed through with ANY of their original promises to get residents in the door. they were originally going to have a coffee shop, bike shop and more, but can’t even manage to keep their elevators running on a daily basis.absolutely do not recommend. RUN.ps - please note that all seemingly positive reviews were made right when people moved in. all negative reviews are from people who have actually experienced the place. don’t let this place fool you.
