DO NOT LIVE HEREThis is the worst place I’ve ever lived. Cockroaches since the week we’ve moved in. They cut our power out with no warning or explanation. Sinks that don’t drain. Appliances that don’t work consistently. An AC unit that is extremely loud and barely works. And to top it off, management treats their residents like burdens. My time at spring parc has been completely miserable. Do not move here.

This is the worst apartment I have ever lived in. I moved out months ago and still have not resolved any of the issues I had upon moving. There was no A/C in an entire building for the duration of the time I resided there. There were pests and the noise was so loud I rarely got a full night of sleep. The work orders were pointless because they were often canceled without being fulfilled and the explanation was We came by and you werent home so if you work or go out you will have to wait even longer for anything to get done. I put in many work orders and less than half of them were completed. The staff is unbearable and give plenty of attitude when you need something. Dont let their friendliness before move in deceive you. They wont respond to emails in a timely manner and seem to lose them which has caused a lot of problems since I moved out. I still have unresolved issues 2 months after move out because the inability of the staff to reply in a timely manner. They didnt give us a move out notice, which they claimed to but I got no emails or letters, but since its in the contract we were forced to pay for an extra month anyway. The parking isnt well monitored because there will be cars without a parking permit sitting for weeks in non-guest parking when its already difficult to find a spot. For the price, this apartment is not worth the hassle.

First year was fine didn’t deal with too many issues. But when new management came and it was time to move out management tried to make it seem as if I didn’t give them a formal document stating that I would not be renting my apartment after the lease ran out. Luckily I had receipts and was able to prove that I provided notice that I would not return. Decent property but make sure to keep all emails if you decide to rent there, the head manager is not very professional and will try to get some extra money out of you.

I have lived here almost a year and the gym has never been open for the residents to use. They advertise a luxury community and the site states they have a gym. But supplies sit in there and no one works on the gym they claim is being renovated. When you ask them they say they don’t when the gym will be up running. The city recently shut the pool down and had an inspection. The conditions of the pool were green and gross. There’s something very off about this place.

I love it here. Ive been here 3 years and I dont plan on leaving anytime soon. I have had a wonderful experienceliving here at Spring Parc. Maintenance is prompt with an emergency requests I have placed. I really enjoy the friendly office staff. And I feel safe where Im living. I recommend Spring Parc to anyone

Within the first month of moving in April 2020, my air conditioning unit went out. I made contact with the office, even showed pictures of hot it was in my apartment (thermostat set at 70, overall temperature in my apartment 82+, just depending on the day) and was assured the issue would be resolved. Maintenance made repeat trips to my apartment at least 4 times over this issue. Eventually, about a week and a half later it was working as it should. Fast forward of May 2021, the EXACT SAME ISSUE is brought about again in reference to my air condition unit. Working from home it is EXTREMELY uncomfortable to work in this condition for the amount of rent they are asking to be paid.

This review is SPECIFICALLY for maintenance. Nestor is ALWAYS awesome. When I actually talk to him and discuss the issues it gets resolved right away. Sometimes it seems there isn’t much communication to him, but soon as I let him know he gets me squared away!

I would not recommend living here.Inconsiderate/unruly neighbors and dirty environment all together.You can get something much nicer, in a better environment for what you pay here at Spring Parc. The property is very overpriced for what you get.Like many other complexes, it’s all about how to make money off of people just trying to live. On top of rent, there are fees for valet trash, which isn’t worth it to me, when trash is left all over the premises anyway. And there is a fee for cable tv, which I never watch. And you don’t have a choice of whether or not you wish to have cable or not. You pay, no choice. Which jacks your rent up.The office staff and maintenance are very nice, and the inside of my apartment is fairly nice, but again, you can get something a lot nicer for the price.My neighbors are extremely loud, as they fight all hours of the day and night.I can also smell the smoke of marijuana flowing through the vents.The property and environment is dirty and very unwelcoming. There is always furniture, including mattresses, dressers, couches and TVs laying around the dumpster.People leave nasty trash bags outside of their doors, with wholes in the bags, attracting bugs and leaving nasty smells.People leave droppings from their animals everywhere.We pay to live in a gated community and have to pay a fee to get the gate key when signing the lease, yet the gates never work. They are always left open or not working.The water pipes are so loud that when your neighbors turn on the shower at night, you will be awakened.The community is just nasty and depressing all around. Along with trash everywhere, loud/fighting neighbors, and people so intoxicated that they throw up all over the parking lot right next to your vehicle... it just doesn’t feel like home after getting off from a long day of work.I am very disappointed and embarrassed to live here when my company sees the property.

I would not recommend living here.When I turned in my notice to vacate, I later had to go to the office to revise it. I am glad I did, because I saw that someone in the office marked over my writing and wrote something else, which I have copies to prove. That is unethical and illegal.They will also charge you $80 to clean the carpet when you move out, even when the carpet is in perfect condition. They blame it on a standard carpet cleaning fee. Any way to make money off of you, they will.It was only me in the apartment, no pets or children, and I never wore shoes in the apartment. The carpet was left in the exact condition it was in when I moved in. It is very sad that properties like Spring Parc find any way they can to make money off of people simply trying to live.Residents having to pay for “standard” carpet cleaning upon move out when no damage was done, is unethical and greedy. You would think it would be free as a courtesy for all the times I had to find somewhere to stay due to having no water an excessive number of times, and for everything else. As it is, the property is already overpriced for what the resident gets.Extremely loud and unruly neighbors.Very dirty and unwelcoming environment: furniture, including mattresses, dressers, couches and TVs laying around the dumpster.You can get something much nicer, in a better environment for what you pay at Spring Parc.The property is very overpriced for what you get. The apartment itself is nice enough especially for the area and price. Grounds are usually kept clean. However, since the new office manager has taken over things have gone downhill. Expect days for your maintenance issues to be resolved. However the maintenance lead is great yet overworked so I don’t blame him. The complex is too cheap to hire additional help. Constant water and A/C outages. 1 week of no a/c with no sense of urgency. Big ANT problem though pest control does come out. Also they don’t clean your carpet as a courtesy for renewing, which all other apartments I have ever rented do. The gates are always out and there is poor ventilation. I smell food/cigs/weed daily. Expect excessive fees when you move out. Ok to live here if you don’t have a problem with the above.

We have been living here for 5 months and have had A LOT of apartment issues since moving in.When our neighbor turns on their shower in the middle of the night it wakes us up and we cannot fall back asleep until they are done. The pipes are very loud and water is often shut off in the complex. The extractor has been adjusted multiple times and still makes a very loud noise. They do not replace it. The bathtub has been painted over often and is chipping away. The balcony is not 180 degree stable. The iron bar is not connected to the balcony column and this is very unsafe. The complex gates grind when they open and we can hear them from inside our home. The gates are broken 4 out of 7 days and anyone can come in. Sparks started flying out of our fuse box, we were told a new one would arrive in 3 days but it took over a week. Our A/C kept shutting on and off. They towed our car. We located it at the impound in the middle of the night. We were told the next morning we needed a parking sticker, but we’ve signed 2 leases already. The kitchen and bathroom counters are inflating. Our balcony floor has old tenant spray paint. The apartments below us has a light gray finish.Neighbors and maintenance are nice but very disappointed at the what we are paying for and what we are receiving

Went yesterday to take a tour and was mind blown at how beautiful the complex is. I havent found any apartment complex better in Dallas for the price range that theyre offering. When you consider all of the amenities, the concierge package, the lux style and the security of the complex you kind of cant argue with the price. All of these features mattered to me while doing my apartment search and Spring Parc delivered. Thank You Ashley for the tour and everyone in the office for your professionalism

The management and staff of this apartment are fraudulent. Robbing people of their hard earn money. Very unprofessional individuals you have to stand on their neck to have them process your application,at that they still will mess you up. This apartment staff are very rude and have no empathy.

We have lived at Spring Parc for three years now and are very pleased with all of the people who work to keep things nice and well maintained. The office staff are friendly, professional, and are ready to help you out with any issues you might have. Also, a big thumbs up to the maintenance team, especially Nestor. He is always prompt, friendly and knowledgeable. We hope hes here for years to come as he makes us feel well taken care of.

This is the best apartment I found so far in Dallas in terms of prompt responsiveness, staff professionalism. The apartment is so neat, quiet and good location to raise kids. The serenity and tranquility of the environment is awesome. The staff Anna Hall has been so efficient and effective, her smiles attracts and her behavior makes me glue to the apartment. Its an apartment I have spent almost two years and I just renewed for another one year because of the lady Anna.Thank you Anna for all that you do to keep a smile on our face. The ceiling was leaking and took hrs for maintenance to come out. Then they said it was fixed but it ended up leaking even more. Then they want us to pay 30 to 50 bucks a month to have a washer and dryer and I wouldnt have to pay that if their laundry room was working!!!! And forget about the staff even answering the phones. My dad can hardly walk and this is unacceptable

Do not do it. For the amount you pay it is def not worth it. The apartments are run down. Old. You will not sleep. I had to use ear plugs to sleep. There are people constantly walking around. Noise is constant, you will have to remind the office to tell residents that people are working from home, and they still do not do it. The hot water was out for over a week on and off during winter. Parking is a nightmare. Do yourself a favor and rent somewhere else where is way cheaper and updated. I couldn’t wait to move out. Also, they will hit you with a cleaning fee and a bunch of other miscellaneous charges even though the maintenance never took care of the stuff that should have been taken care of. You will be billed for it instead.

I lived at Spring Parc for 5 years plus. Great Apartment, safe and secured, never had any security issues. Management was very understanding and they worked with me on every issues and concerns. Amanda the present manager is an amazing person.I will recommend Spring Parc to anyone looking for peaceful living.

I’ve lived at this apartment from August 2019-August 2020. I had moved from Kansas to Dallas and can’t believe this was my first experience at an apartment complex like this. The best thing to come out of this apartment was moving out and the maintenance guys were cool.When you first enter, there are gates that are supposed to keep people outside of the community out. But they give you so much time that if one person swipes, three can follow behind them. Also, the gates are always broken, being constantly open there is no point in having them. Parking is horrendous, being that people outside of the community always park in tenant spots. Parking is not enforced like they said. If you arrive after 6:00pm good luck finding a spot near your building. People are always constantly parked in handicap spots with no verification, when my sister who had a handicap license is forced to park across complex with a disability it’s a bad experience.The leasing office is beautiful, but a facade of what the actual apartments are. When we first entered you can tell all they did was paint over EVERYTHING. Don’t get me started on the move out fees - they charged me $185 for the paint peeling off the bathtub, it was painted over!? They also charged $15 for painted over light switches - wouldn’t that call for normal wear and tear? The paint was literally cheap and you can see paint drip on the walls, doors, and even brass finishes. Materials are cheaply made and break easily - cabinets were breaking the first week, blinds falling off and paint was constantly peeling. The sink and cabinets were also warping making it breaking very easily. The cabinet doors were brand new... we didn’t have any installed at first, but they were still falling off. Also, the water was being shut off every few days in a month?? Very inconvenient.My girlfriend also had a horrible experience with the front office. She was bringing a package in a for an old tenant and she waited by the door while the office looked at her because they had a “meeting” it was raining outside... we were also constantly missing packages and they were not helpful at all - why exactly are we paying a parcel pending then? We were also promised a laundry card with $20 but never received that especially after months of follow-ups I have given up.An advice - Don’t live here, the experience was horrible and we just wanted to get out. We didn’t want to involve ourselves and paid our move-out fees and happily left (Even if some of the charges were outrageous). There are way better apartments that may seem a bit more expensive but after all Spring Parcs fees make up the price difference.

Lived here for over 2 years and I firmly do not recommend. Property itself is below average with multiple issues with general maintenance - lights, water pressure, oven malfunction. The move out process was horrendous - paid all my final dues, received clear written email confirmation and still got sent to collections for A charge that couldn’t be explained. Even if the move in prices are good, DO NOT MOVE HERE. Bed bugs, unfulfilled maintenance requests that were put in months prior, lack of parking spaces, poor insulation between units, losing power, are some issues that you will probably deal with if you live here. There are better spots to live in Dallas.

This is not to place to rent. Amanda the manager is Rude, lier, unprofessional, self sendered and think she ownes the place. And it really sad that a manager Amanda of the property tells you to shut up when you are telling them what the issue is. Apartment manager Amanda doesnt listen to the residents. When there a issue cause breathing issues in the apartment. Maintenance will go in when your not present and damage personal property. When a resident tells the office not to go in with out the resident being there. BAD BAD BAD place to rent Warning you regret move here.

I cannot tell you how glad I am to no longer live at this apartment. The water was always being shut off. The gates were almost always broken, including the one main exit gate. I never received the pre-paid card for the laundry room ($20 worth of laundry). The parking was awful despite them claiming to regularly tow non-residents. Sometimes I would have to park at the very back of the apartment complex despite living in the first building near the office.The kicker for me, though, was when the previous resident would get his packages delivered to my apartment and they would call me to drop them off at the office for him despite me asking them to have him update his mailing address. He even showed up at our apartment one time looking for his packages, which we did not have. One instance, they called me several times to see if his package had arrived. One had been dropped off and I told them I couldn’t drop it off until 5-6 when I was off work, which they said was fine. When I went to drop off the package it started raining and they were in a meeting in the front area. I tried knocking on the door and calling to see if I could just quickly drop off the package and they literally stood there and watched me wait in the pouring rain to see if they would come to the door, which they never did. The next day when my boyfriend went to drop off the package, they gave a very weak apology. After this incident, my packages started going missing. When I asked them about it, they said there was nothing they could do despite me paying them directly for the parcel service.Additionally, the apartments are poorly made and maintained. The cabinet doors were always falling off. The tub started peeling when I tried to clean it (it looked like they had just simply painted over it) and now they have the nerve to charge me almost $200 to resurface it. They also charged us excessive cleaning fees, which is laughable considering the apartment was filthy when we moved in (bugs on the windowsill, dirty shower, baseboards, cabinets doors hadn’t been installed yet, etc.). Would not recommend.

I am currently apartment shopping and visited three complexes in the area, yet Spring Parc stood out above the rest due to the sweetest leasing agent Anna whom I had the pleasure of working with. I will say apartment shopping hasnt exactly been fun and she was just so sweet and attentive and really made me feel at home. Instead of pointing out where others are lacking, I thought Id share how special/important she made me feel. I definitely recommend this complex so far and hope you guys know what a gem you have in Anna!

These people will agree to a number of months you need on your lease, then they will call you after you leave to tell you they cant do that amount of time. All of this AFTER theyve taken your money. They are shady and will steal your money. Make sure to get a copy of everything you sign, including online formats at the time you are there. Do not do business with these people.

I have been searching for an apartment for some time. Spring Parc isnt as close to my work as I would really like, but everywhere I went they seemed to treat me like a second class citizen. One lady at the apartments just across the road didnt even want to show me an apartment because I said I wasnt moving right away. I came to Spring Parc and was immediately greeted with smiles from two ladies at the front. Both were so kind and made me feel first class!! The short little Hispanic girl not only showed me an apartment, but she took a lot of time to answer about a million questions I had and was patient and professional as one could ever ask. Nobody ever treated me as well as she did in my apartment search! The reason I am choosing Spring Parc isnt necessarily because its location or its facilities. The reason I am choosing Spring Parc is because of the two ladies that treated me amazing on my visit. Other apartment companies could learn a thing or two or ten from these two outstanding ladies and especially the Hispanic lady!! Thank you so much and I look forward to living there!

I was apartment hunting and stopped by Spring Parc because of the reviews and because it matched my budget. Victoria Norman immediately emailed the day I showed interest and gave me a tour of a model room. She was patient to answer any questions and was lovely to talk to in general! I ended up not committing to the place, but honestly it was one of the top on my list! Check it out, and ask for Victoria to do your tour. Youll love it!

Ive lived here sine July 2 2019 and have had nothing but a positive experience from the very beginning. Victoria and Amanda and Anna in the office are phenomenal. Amanda and Victoria went above and beyond when I was working on transferring from their sister property. Once moved in, I had a few minor maintenance things to be resolved and Nestor, Facilities Manager I think, was on it. He coordinated with office to get things done as soon as possible. Overall, the property is kept very clean. So far, all the neighbors Ive passed have been friendly and not really any late night partying. The office does fun community activities and focuses on what the residents want or need. I highly recommend this property!! (ps-they have a great variety of floor plans.)

As far as getting the apartment it was nice, they help me while I was in Chicago, communication was up to date, but when I first took a walk in I examined the apartment and the first thing I noticed was bed bugs in the carpet wasn’t a lot so I got some spray, then I began to clean everything before moving my stuff in, because I didn’t want it to get on my linen and clothes, I told them about it and they had someone come but he didn’t do anything, he just looked around and left and I have it on my ring camera, so I am currently ordering my own pest control to take a look at it, and if they tell that my apartment is infested with bed bugs I will be placing a lawsuit, my girlfriend already got bit, which made her eye swollen and I noticed I got bit on my back and I had to throw away my $400 bed frame...

This place is niece but there is a lot of weird things going on. One of the residents here (I dont think they actually live here) uses her apartment as a business for massaging. But is not a regular massage. These girl go in an out and a lot of different men go in an out of the apartment. they try to be sneaky but its obvious. I talked to other residents and they did some research and we found the girl on hot rubs, Imagine that! We went to their personal website and Oh boy they do nasty things! Im not sure if the management knows or is not aware but they really need to look into.

Always helpful and courteous staff. Convenient location. What I like is that it is a quiet complex. Lots of on going renovations. Ample parking no matter what time. And today I needed to get a replacement dryer vent hose, Danny on staff was prompt, efficient and cleaned up everything once done. He also made sure that the reno next door was not interfering with anything in my unit,.

I can honestly say by far the best apartment complex I have lived in. The office staff, apartment managers and maintenance team are amazing. I never have to wait if I have a maintenance issue, everyone is courteous and kind. They keep the premises clean and TAYLOR is above and beyond AMAZING. My experience with Spring Parc has been...mixed. Leaving out complications with prior management, the bad is that the cabinets are poorly constructed (one of my drawers wouldn’t stop falling out so I had to stuff a piece of folded paper in the track to keep it from wobbling off), I’ve had multiple leaks in my ceiling (3 so far), and seen several cockroaches. In fact, last week I woke up to a cockroach crawling across my leg.The good is that despite the inconvience to current tenants, it seems like the renovations and changes being made now will be great for future tenants. I hate the package concierge fee, but love the service. Maintenance has also always been quick to respond, which I’ve been super appreciative of. The apartments are also quiet. I only hear the loudest of vehicles driving down the tollway, and rarely hear my upstairs neighbor (only when they vacuum, which just reminds me to vacuum too). You do hear the shower turn on and the garbage disposal from the apartment next door, but it’s not annoying. Overall, I have felt safe in this apartment. Will I be renewing my lease? No. But I don’t regret living here either!

Great place to live! I loved living at Spring Parc. I was there for 3 and a half years! The staff is friendly and always addressed my needs.The best part of the community is the maintenance staff! They are all amazing workers and always got my service requests completed in under 24 hours. Normally they would even get my requests done in under 12 hours!

Ana is a rockstar. She toured me even though it was raining! Other places denied to tour me but she did it! Before even seeing the apartment, she sold the place because of her. Im new to the area and asked her about the places that were around. She told me everything- day cares, shopping places, what school buses come by here and hole in the wall restaurants. After we checked out the model and she offered me the snacks and drinks they had in there, I told her Im ready to move in right now! Thank you Ana for being the only person who was kinda enough to tour me in the rain and youre just over all wonderfulness!

I moved here in 2014 and I love it. On top of the convenient location, the apartments are nice and well-maintained. Whenever I have a service issue it is resolved within one day; sometimes the same day. The staff members are all nice. I dont have issues with noise. When I first moved here, parking was difficult. They changed their policy and thats no longer a concern. My only complaint is that there isnt enough visitor parking. However, if you pay for a covered spot, one guest can always park there.That being said, Spring Parc is great and I wouldnt move unless its to a house or out of state.

Update: we are coming up to the end of our lease and I’m going to miss this place. The place was quiet, clean, and most importantly safe. However I’m taking a point away because recently there have been much more unannounced visits by management team. Knocking at your door and asking to see the unit without an advance notice. We were told that we needed to get something cleaned in our bathroom because of a safety issue. Unfortunately either I had to clean it myself or the property will do it but charge me for it. I find that weird that I have to pay out of pocket to have anything fixed.Current resident here. Me and my gf moved in early September and have loved it here. Ample parking no matter what time we get home, roofing was just done, it’s quite (even though our apartment is directly next to the free way), and everything has worked properly. We originally had mail keys that weren’t working but was addressed immediately and got our new keys almost a day later.

The staff here is so nice, courtesy and professional. Great and pet friendly place to live they fail to mention that they have a car wash area as well ... all the amenities are super great. I cant say enough how friendly and great the staff is and I consider myself pretty hard to please. But this is certainly a great place to live. Noisy and dirty environment, they try to earn extra money everywhere even for your receiving packages you should pay $15 a month. New management is never responsible, if you have any problems with your neighbor, you should contact the courtesy manager who usually does not answer the phone. Office staff is sucks, management team, oh my God!I lived in this complex four years after ownership changed and new management popped up, I disied this complex is no longer a good place to live.After I left the complex, they sent me $301 bill without mentioning my $250 pet deposit and destroy my credit, so I think I need to take the case to the court because I have all documents to prove Im right and they have to pay all of my costs.

I loved my 2 year stay here. The only reason Im moving is because I need more space. Maintenance comes and fixes your service requests SUPER fast. The office staff is cool. I stayed by the office and its never loud here (even with me living near the pool). Its never trashy. No pest problems. If they had a bigger 1br unit then I would stay. The only issue someone might have is the visitor parking situation. Other than that, my stay was great! Hate to leave.

If I could give zero starts I would . I just left the office where Victoria was yelling at me waving an application in my face and literally huffing and puffing like she wanted to put her hands on me. I also spoke with the “assistant manager “ who showed 0 sympathy and basically rolled her eyes and smirked the whole time and tried to speak to me as If I have no common sense. Yal are leading consultants, it’s not hard to get your job. People in certain positions think they have the power to treat people any kind of way and I’m not that person. I went in to get my deposit and admin refund because they emailed me letting me know that I can’t get any of the $425 back that I gave them when applying . They where not understanding, they weren’t patient and they weren’t reasonable. Victoria is the “agent” I’ve been talking to through email the whole process we haven’t met in person. When I walked in I asked for Victoria or the manager, she didn’t say one word. When I was on my way out the door she got up from her desk with a printed application waving it in my face . This whole situation was unprofessional. I will be contacting the management company and my family attorney. Also Victoria claimed the manager canceled my application but when I got there the manager wasn’t even in the office today. Do not give them your money, they are scammers & will find any reason to take your money .

This is my daughters first apartment experience and going into the process was not bad at all, Victoria and Anna were very helpful in professional. The issue is my daughter moved in this Saturday and was told the day of that her cabinets in the kitchen and bathroom had not come in. I spoke with the staff and was told that they were told that the shipment was not going to be in a week before. My question was why didnt someone contact my daughter and give her an option of moving in when the cabinets were complete but that wasnt done there was no consideration. What complex allows tenants to move into an incomplete apartment? Then I was told on Saturday that they finally got a shipment in and that my daughters cabinets would be installed on Monday. She gets a call today (Monday)stating they wouldnt be able to install until Tuesday and that the staff misinformed her the cabinets for her model apartment werent apart of that shipment. I am beyond frustrated with this whole cabinet process, my daughter shouldve been offered a later move in date but Im being told by the Manager that I could see if the floor was torn up or the plumbing wasnt working then it would be understandable about reimbursement. That was an unacceptable statement. The apartment complex would rather keep the money instead of reimbursing her a couple days of proration and have her move into an incomplete apartment than a completed one. This is not the way to handle business Spring Parc. I hope going forward this doesnt happen to another future tenant.

Current resident the apartments are good to start off with good for a person stepping out on their own for the first time. Parking is an absolute nightmare if you come home too late and allll the parking is full and you have to park way in the back by the dumpster. Looked into covered parking was told one day I had a slot next week I had 3 people in front of me. Other than that staff is friendly maintenance is ok. My AC still isnt fixed but since its the winter months Im not really worried about it.

I’ve been here 3 years and I’ve managed to bring 3 different residents to this property as well. It’s all because of the staff, especially Juanna! She is the reason I continue to stay here. Her ability and willingness to get things done and most importantly keeping her word to go above and beyond for the resident. She continues to put the property first instead of her own personal gain or salary. Some people will go to their jobs and go through the motions but not her. Current resident. Initially, I was excited to become apart of this community I’ve had my eye on for the past couple of years. Prior to new management I’ve dealt with unruly and noisy neighbors with questionable schedules. Noise complaints are not taken seriously here. After new management, new move in’s are priority over current residents. Construction / Renovations are currently taking place upgrading the outside appearance, meanwhile the actual apartments have poor flooring and foundation thats allows you to hear your neighbors every footstep above you. The photos on the website are deceiving as the water falls are being completely destroyed and taken away, leaving the property to look a complete mess currently. Not many apartments are renovated as shown, and there are new fee’s being added each month, not to mention unexplained extreme water use charges. I will be glad when my lease expires and I can spend my money elsewhere, I can recognize when a community is moving backwards.**Update, Construction has been taking place for the last several months on random days starting as early as 8 am. Management doesn’t even bother to notify residents anymore via email. Waiting for the arrival of my newborn, and post birth has been a complete nightmare here with the constant noise disturbance. If you don’t value your peace, appreciate sloppy construction work being done, enjoy new fees, and empty promises move here!

UPDATE: Upon reading my 4/3 review, my apartment office reached out to me and again apologized for the confusion. They then gave me a gift card for my troubles.That’s all I wanted. For them to show some concern after being inconvenienced for TWO WEEKS.Original post:I am very unhappy with Spring Parc and CAF Management. During the Texas snowstorm in February there were things that happened that I understand were out of their control (ie, loss of electricity), but I feel if the apartment wasn’t so old and was better maintained, the water issues that happened wouldn’t have been as bad as they were.We received an email on 2/16 to let us know that they were shutting off the water due to pipes bursting and they were trying to prevent more from bursting. It wasn’t until 3/1 that we received an email to advise that the water was back on. As you can see, there were almost two weeks that the apartments were uninhabitable.We didn’t get a discount on rent and when the utility bill came last week, it was the same as a normal month. I wasn’t in my apartment for two weeks but the utility bill is the same? That’s crazy!!When I called the office to ask if there would be a discount given because the apartments were uninhabitable for almost two weeks, I was told that they wouldn’t be giving a discount and to contact my renters insurance. They might be able to reimburse me for the inconvenience.Imagine my surprise when I got my utility bill and there was no difference in comparison to other months. The bill specifically reads to call the apartment with billing questions. I called the apartment office and was told on two different occasions that I needed to call Dallas Water to find out why they billed me for the two weeks that the water was shut off. They also advised I wasn’t the first one to call asking about this month’s utility bill. When I spoke with Dallas Water, they advised that the contract is with CAF Management and they couldn’t discuss the account with me. No surprise there.I called the apartment office for the THIRD time and the lady I spoke with said that they received a normal bill and they split it up as always. She said that I may not have been in my apartment for two weeks but I used water when I came back. She then asked if I understood. I told her I didn’t so she put me on hold and came back.She claimed that she was looking at my bill and could see that it was in fact 1/2 of what I’m normally billed. I told her that my bill is normally between $35 - $40 each month. My current bill is $38.19. She claimed the bill shows $38.73. How on Earth is that half of what I’m normally billed? I got off the phone with this lady be because I was losing patience.I emailed Ana, the apartment manager, to let her know that I’m not happy with this. I also asked her to let me know if I need to address this with CAF Management.Her response was that the utilities are allocated which means you pay based on the square footage of the apartment and it’s not based on usage. First time I ever heard that and I know for a fact that I was told it’s charged according to usage when I asked how utilities are charged before I signed my initial lease. She told me that if I reached out to CAF that they would just refer me back to her. She said she can’t make an adjustment on my bill or rent because then she would have to do it for everyone.EVERYONE was affected for almost two weeks so why not adjust rent and utilities for everyone? It’s the right thing to do.I was really hoping to make this my permanent home, but I’m not now. I gave this apartment 5 stars when I first moved in. I don’t feel that way anymore.

I will say overall I love living here. But I have a huge concern with the way my service requests are handled. They will show up the same day but not actually do anything. I have to call repeatedly to get things fixed! I let them know that water was sitting in my dishwasher and it was supposed to be fixed yesterday. I come home and my apartment REAKS! I look in the dishwasher and the water is still in there, the least they could’ve done was drain it! They’ve had 3 days to fix it, not including the holidays. I called the day before Christmas Eve, today is the 28th! My biggest concern is that my heat has not worked since I’ve been here which is about to be two years in February! That is ridiculous! I should not have to constantly make calls (which are often dodged or ignored) to get some darn heat in my apartment! I shouldn’t have to come home and freeze as if I’m outside! Something needs to be done about this ASAP I’m on the verge of taking further action!

REVIEW FROM SUMMER 2017:So I spent a ton of time researching apartments that allowed a 3-month lease so I could do my internship during the Summer of 2017. When I finally narrowed it down, Spring Parc stepped up to the plate and delivered. They were prompt to inform me of everything I needed to know on the first, second, and however many calls I performed (since this was going to be my first apartment Ive ever leased). Not only did everything go smoothly, but Spring Parc looked absolutely gorgeous and well maintained.PROS: Staff was incredibly helpful and were so patient with me. I cant ever thank them enough. I give this a high review just purely because of how nice they were to me and patient.I leased the tiniest apartment place they had, which was around 690+ square feet. It looked very clean and well maintained from previous owners, minus some scuffs on the door and some carpet strings being attached to the fresh paint. And this was on the third floor; amazingly well maintained!Neighbors were basically quiet (and almost nonexistent!), but I occasionally saw residents outside walking their dogs and/or baby strollers on the walkways throughout the beautiful landscape.When I needed maintenance to come out to replace a bulb (or several), they were prompt and got the job done the first time.I never felt like I was in danger, or unsafe. Even when the gate was under maintenance, I felt like this place was paradise (they even have on-site laundry mat!)CONS: Traffic was a bit louder than I expected, but Im pretty sure its because I was in a building that was right in front of the Spring Parc entrance gate and the main street.I never saw my neighbors, but I could definitely hear when they turned on the water to take a shower!There was a tiny wasp nest on my patio outside, but one spray with my wasp killer and it was done, son. Never needed to spray again; never had a problem again for the 3-months I stayed.Overall, this was a wonderful place to live for such a great price for a 3-month lease. They made everything so easy and accommodating, and Im highly considering returning now that Ill be living in Dallas permanently. Though please keep in mind that this was an experience from basically a year ago.

I’ve lived here for a year and a few months. Dealt with the old management and the new. I hate all of the “upgrades” they’re doing around here. First of all there is absolutely no need to pay for valet trash. There’s accessible dumpsters all over the complex and this complex is tiny. I mean super small. At my old complex we had valet trash (that was cheaper and they were waaaaay nicer apartments) but that complex was huge. I’m talking HUUUGE. And had only a few dumpster options so valet was necessary. The package concierge is a joke. I have to pay for it and it doesn’t even work with mine or my husbands phones half the time. Just read the reviews on it in the App Store. They’re terrible. Not one good review. Getting my packages sent to my moms house who lives a good 40 minutes away. Thanks for that spring Parc! I pay for a stackable washing machine unit (35 bucks a month) and for the first year I was here it leaked all over my floor. It took at least 4 full size towels to get it up every time I used it. They kept telling me I was “overfilling” it. Even though it leaked when they tested it and it had no clothes in it. Right. They finally replaced it about 3 months ago. I’ve had three leaks so far. One of them still hasn’t been fixed. It’s super fun to go to the bathroom and have water from your upstairs neighbor drip all over you. I’ve reported to both management teams and it still leaks and has a crack in the ceiling. We had a water bill (in a one bedroom apartment) that was 140 dollars one month. Apparently the city was doubling it to catch up and the management magically forgot to send all of their residents emails informing them this was happening. They’re constantly repairing their water boiler system which leaves us without water a lot. Today we woke up to take showers for work and what not and there was no hot water. Zero. No notice on our door and no email. Look, this place is super overpriced and they add something every month to increase prices. When I moved in car ports were 20 a month (maybe 25) and now they’re 35 a year later. The management just doesn’t care. When you question them about these “decisions” they laugh it off as someone else’s mistake or cover it up with a smile and “but don’t you just love the new renovations?!” Look, Becky I’m on a limited budget here. No I don’t love the fact that y’all changed the pool cushions, and charged us more on our rent. We’re out of here AS SOON as our lease is up. Peace new management. ✌🏻
