I had a very bad experience staying in this building:- First and foremost, management was not straightforward communicating my notice to vacate: I had told Jodi (the manager) a year ahead when my end date would be, then I sent her an email 3 months earlier and she did not mention that I needed to fill a form. Come June, I was informed that I have to continue to pay rent 2 months after my vacation date because I did not fill the form... They will trick you to get any extra penny from you.- Second, you can hear everything your neighbors are doing. My neighbor decided he wanted to become a musician during the pandemic and brought in speakers and kept playing music til 5 am every day. I kept complaining for months (sending videos of the how bad the situation is) about him and nothing was done about that.- Third, the elevators are down more days than not.- Four, this is not important but the pool and too small. A lot of times, drunk tenant will come at night and hang out and are very loud.- Five, the apartments are very small and the bathroom is ridiculous. The plumbing is very dated.- Six, always smells like weed. They dont clean on the weekend.One good thing about this building is Maintenance and the Cleaning staff. The maintenance people are very polite and timely and always helped tremendously.But overall, very bad experience, would not recommend it.

Amazing staff! Living here has been better than expected! Jodi and Jared have been incredibly professional and honest! I wish I could take them with me if I ever move out! I would highly recommend this property mostly due to Jodi and Jared along with amazing location to everything.

This building is awful. They increased my rent $700 when my lease ended and refused to negotiate. The elevators are always down and broken. One has to wait 30 minutes for an elevator. Terrible cleanliness. Always dog urine in the elevator. STAY AWAY! DO NOT RENT here. I had a leak in my apartment and it took them over 3 weeks to fix. Horrendous, absolutely horrendous

Unfortunately, there a couple of things that make this building a regular place to live. In spite of being a non smoking building I have the endure EVERYDAY the smell of weed coming thru the bathroom vent and under the main door. Sometimes I have had to use my face mask to go to the bathroom. The elevator situation is outrageous. having to deal with the elevator sporadically not working its extremely frustrating for example yesterday I had an appointment and I had the time measured to be there on time but the elevator was not working, so I had to rush through the stairs with my visitors to get to my car in the garage. There isnt an excuse for this anymore. The noise level on McKinney at night has increased considerably lots of drunk people screaming at 1 am. There are at least 10 cars in the garage with stickers saying they dont belong in this building. This shows the security its not great anyone can enter the garage. This could be a better place to live.... Jodi the manager is probably the rudest manager I have experience after living in high risers for 10 years. Even the way she answers to emails shows her lack of interest to listen to concerns and help. I used to live in Gables Park 17 and oh boy I regret moving to Gables uptown.. same community management completely different service. They change $4 for auto pay.. its ridiculous! The building is not well maintained the carpet in the halls has not being washed in years. The gym is dated, wifi NEVER works and I go every day so machines dont work. I wont move out yet because I have been here just 8 months an it is exhausting and expensive to move very often but I will recommend to look elsewhere. In summary, Location is great but very disappointing community and management.May 2021

I have lived in the Gables Uptown Towers for the past 3 years. Everyone from Jodi and the management team to Greg and maintenance have made it a wonderful living experience. They are extremely responsive, helpful and informed. The amenities were very cleanly, well kept and operational. I enjoyed beautiful sunsets from my patio every evening. They have done a great job creating an inviting atmosphere that I would highly recommend to anyone looking for an apartment in Uptown.

I toured this location looking for a first apartment and was greeted with nice and polite staff. They were easy to work with and understood all of my needs. They were very clean and sanitized and made sure to tell me about the things they are doing for COVID, which made me feel much more comfortable. Cant wait to live here!!!! Good job Gables!!!

I went to Gables Uptown Tower today 3/19 to tourI got in and the gentleman working in the front seemed extremely preoccupied. So i waited patiently until he adressed me and my concerns. I let him know i was looking for a 2b2b, I also let him know that i was interested in seeing the community as my move in date was a few months away. He took out a sheet of paper with a floor plan on it and explained to me how much it would be. I was under the impression that i was going to tour the building, see the ammenities and see the unit. This was not the case. The gentleman working grabbed a key fob swipped it on the elevator and literally walked away....He gave me zero directions on where the unit was or where any of the ammenities were on property. I managed to find the unit but by this time i was so upset at the hospitality the Unit did not even appeal to me at all...once i left the unit i got back into the hall way and i guess i looked extremely loss beause i was the maintenance crew asked me what i was looking for and i told him the pool and all the other stuff the complex had to offer...apparently i needed a key fob to access all of the aameniites.which i didnt have so the mantenance guy was the person who help meI WILL NOT BW MOVING HERE

TLDR : IF you can find another apartment, do NOT rent here.Pros :1. The view is great, especially if you rent an apartment high up and facing the Katy Trail2. Maintenance staff is exceptional. They are quick and nice, one of the best staff i have come acrossCons :1. Office staff is sub-par. I have lived in multiple apartments in Dallas over the years, however i have never come across a management team that sets the bar this low. The property manager when i started was great. Super helpful to all residents and if she was still there i would have given 5 stars. But the next property manager was a rude bully! It was like i was living rent-free and eating her food (which i obviously was not). Not sure how the new manager is but given my 50 / 50 success rate, beware of taking any chances.2. The apartments are super small. It was fine as i was a single guy but the structure is weird and its hard to turn around in the closet or bathroom without hitting something.EDIT : To the response from Building Management that they do not have any record of me having any issues during my time here - -HOW WILL YOU HAVE A RECORD WHEN THE COMPLAINT IS AGAINST PEOPLE KEEPING THE RECORD. These people are hilarious!

Move in experience was horrible. No person from the leasing office showed up. Waited for 2hours. “Courtesy officer” completely incompetent and rude. The complete disregard for our time and the money we lost waiting shows a level of unprofessionalism that not even low end apartments display. Would honestly give 0 stars if available. Only a few days into our lease but will not be renewing. It is sad that people make these decisions this early into their say with this property

I lived in this place for a year, Jodi is the worst manager you could see anywhere. Location is great but the building is so old and walls are so thin so there was a consistent noise issue. And the manager was either so busy or extremely rude. During my 1 year, i saw 2 different leasing agent and 3 assistant manager ! Not only the people who lives, but also the people who work are running away. Also my appartment got overfloved 3 times. Your time and money much worth than this place.

I was advised by Gables to email in when I have an issue with my apartment, but unfortunately when I have done so in the past my emails from the front office as well as the regional manager go unanswered. After writing my review on google I received a very unprofessional email from the regional manager questioning my review. Initially when expressing my concerns with the water supply she was kind enough to ask me about my experience, but when I responded letting her know my dissatisfaction my email was left unanswered until she was compelled to contact me again after reading my review. I explained to her that I would no longer be available for contact via email since responding to my emails seemed to be an inconvenience, and offered my phone number for her to contact me if she would like to discuss my experience while living in the property.Furthermore it has been multiple months since we at Uptown Towers have had clean water on a consistent basis. The water supply is still full of large black particles and other residents have confirmed with me they are experiencing the same problems. Gables has done nothing to advise the residents of Uptown Tower to not consume the water and have documentation from the city stating the water line was flushed a month or so ago. I have filed more than 4 maintenance requests to have clean water. Ive emailed multiple times. My best advice for future residents is to just move somewhere else. If you live on the side of Gables that faces McKinney you will hear noise from the street no matter how high of a floor your on, and there are some beautiful apartments one and two streets over that will provide you with not only better customer service, but clean water as well.BELOW ARE PHOTOS OF THE WATER IN MY BATHTUB AFTER ALLOWING IT TO RUN FOR 5 MINUTES. NOTICE THE LARGE BLACK PARTICLES IN THE WATER.This is how the water from my kitchen and bathroom look as well. After sending multiple emails and multiple maintenance requests I would love to know exactly what Gables would advise their residents to do so that clean water is included in the amenities.There are so many issues with how this property and how it is managed that I will take the time to report them here as I experience them. So as my second complaint I would like to acknowledge that during a global pandemic and spilling over onto Monday Gables Uptown turns off 2 of the three elevators although we should be social distancing. If the elevators were out of service the residence are never and have never (people wing stuck on elevators and the machines not working happens often) be notified.Residents crowd public areas while lines form to use the elevator because one 1 works. Yet another reason I would not recommend living here.Also Gables deletes all negative reviews from their Facebook page. I would suggest researching their google reviews.

Jodi was INCREDIBLE throughout the entire moving process. I am moving from the East Coast in the midst of a pandemic and Jodi took care of every last detail to make this a seamless process. Uptown Tower was better than anything I could have asked for. The views, location, amenities, and the price were perfect. Every maintenance issue was always fixed quickly (Greg is an amazing worker). The whole cleaning staff was always friendly. Everyone from the leasing office, from Ryan to Kirsten to Nicole to Jodi to Samantha have all been extremely helpful. I had to relocate for work and they were extremely helpful with helping me transition to another Gables property in a new city. If I ever return to Dallas Id gladly stay at Uptown Tower again and I highly recommend it to anyone who is new to the city (as I was) and wants to experience what Uptown is like. It really made my time in Dallas extremely special.

Gables Uptown TowerDangerous Water SupplyFor months I have been attempting to contact management about black and white particles in my water supply. The maintenance manager has made multiple efforts to resolve this issue with no success. When I attempted to escalate the situation to the front office and regional manager neither replied. Days continue to go by and we were forced to use bottled water which I can only purchase a case at a time due to the pandemic.Air Conditioning OutI went multiple nights sleeping in an apartment without air conditioning because there was an issue with mine that took several calls to maintenance to resolve. I reported the instance repeatedly and asked to be accommodating because my living conditions were terrible, the best thing they could offer was to allow me to sleep in the model home.Urinating off the BalconyYup, my upstairs neighbor literally urinated off the balcony onto the pool area during quarantine and on another occasion poured his bong water from his balcony onto mine.Dogs in the PoolsSince the summer has began, including during the covid 19 pandemic, residents have had two pool parties which include their dogs. Two dogs have swam in the pools which I believe is a bit unsanitary.I love the area I live in, but the management of the property aligns with that you could expect in a much less prestigious part of town.

The building in much better shape than two other Dallas apartments that Ive lived in so far. The new team in the front office is good as well. However, the three elevators they have are too slow, and the emergency response sirens from Lemmon are sometimes loud. But overall its great

Would give it 0 stars if possible. This is the WORST living experience Ive ever had. The place is dirty and they dont keep up the maintenance. Maintenance guys dont actually fix the issues in your unit when you put in a request. The garage is UNSAFE; had someone steal something of mine out of the garage earlier in the year. Its really not worth the price, do yourself a favor and look elsewhere.

THEY ARE CROOKS!!!! Back in July 2019 I made the mistake of handing replacement money orders to lease agent Giovanni who conveniently lost them. Unfortunately for me the notice came two month later and by then Ive moved somewhere else and no longer had the receipts, but I KNOW that I handed them to Giovanni. Anyway I call and record the conversation with this man today and asked if he remembered me, he said yes. I asked what happened to the money orders for $525 that I put in his hand he said he turned them in. I then asked if that were so why is your company and a collection agency contacting me! He then put me on hold for a long time, came back and said I never gave them to him. When I told him that I recorded the call, he then said he didnt say that and if I have the receipts I can bring them in. THEY ARE CROOKS the entire company!! My name is all over these money orders I gave him. They know where they are. Sadly for me, they cant be traced without the receipt so Im forced to spend more money on an attorney to see what options I have. I WILL NEVER use a money order again as it is criminal to allow these type of people to get away with this criminal act. Everyone is claiming theres no way to trace the money order that has my name and old address on it, yet someone is able to profit off my mistake of losing the receipt. I caution anyone who do business with these folks and or the post office-DO NOT USE a money order and not from the post office UNLESS you keep your receipt for a year. I kept mine for a month and the following month this is what happened. Im very frustrated right now, and can only hold on to hope that KARMA will PREVAIL>

The building is in a convenient location but the management is really poor. Most of the amenities, common areas and apartments are outdated and old. I was flooded once and my water was turned off for a weekend during the holiday season because of the buildings poor management and there was no compensation or any empathy from the management.The security is poor as well. There are homeless people sleeping in the staircases. I also heard complains about frequent theft from the cars because it is easy to get into the garage.Gym is old and poorly maintained. The elevators are often out of order or not running properly and very slow. There is a charge for a valet trash service ($300 / year) but it is not provided (I have tried to use it many times to no avail).The noise gets pretty loud on the weekend, especially if there are any events near by. Recently there have been people hanging out on their balconies / having parties given that the acoustics it gets really noisy.I also tried to submit a review through the apartment questionnaire but somehow it never shows on the websites.

Living at Gables Uptown Tower has definitely been such a great experience so far. Great community, amazing views, and great staff. This apartment is also in such a great location with walking distances to a lot of places/ restaurants.

Spent two years in the building decided it was time to leave. Something that really bothered us was that there was no upkeep with the building, the area lacked security, and the office staff seemed to either be new or not at the office. They kept raising the price of apartments, even though others around Uptown were more up to date, and were still lower than Gables Uptown Tower.Upon move out, we were given an extraordinary high bill that we were not aware of. Charging crazy amounts for trash and cleaning fees.If looking at this place, I would HIGHLY recommend not to waste your time with a tour or even apply. They will throw random fees in just to make a profit. And they have an incentive program that if you post good things on social media they will offer you $5 to raise thier ratings.

I love Gables Uptown Tower! The views, amenities, and service is 10/10 stars. I enjoy walking around the neighborhood. There are tons of great restraint from Del Friscos (right across the street, Cafe Express, South Paws Organic Grill, Hopdoddys Burgers, Bread Winners, Quarters Bar (highly recommend sitting on the roof top deck). Just up the street you will find West Village Shop with everything you could possible need in terms of shopping, pharmacies, quick eating, and movie theaters. On the North side of the building you will find all manner of Salons, Spas, and my personal favorite the Turtle Creek park! If you feel you are locked in the city take a short walk to Turtle Creek and take in all the beautiful lushes green trees!

I lived here for a long while and it’s in a fantastic location which is why I stayed, and with hopdoddy on the ground floor and breadwinners across the street (as well as generally outstanding restaurants in the neighborhood) I always ate well. The apartments have a good layout but a rather cheap aesthetic. The property management is all over the place. I think there were 20 different employees (2 at a time) in the nearly 3.5 years that I was there. Not going to name people but there were great ones and terrible ones. Either way, lots of maintenance problems and challenges (like my Vespa being stolen out of the garage which almost always has broken security gates) while I lived there. We had floods on floors above that leaked into our place, cabinets that fell off the wall, more floods that shut down the garage, etc. Though the good mgrs usually had people come and fix it up quickly it never seemed like the job was fully done. I assumed they would just wait til I left and I was right but they charged me for it, pretending I had never reported it. All in all, it’s probably one of the cheaper buildings in the area so it’s got that going for it. Take a chance on it if you want to.

I am a business professional and took over a lease when I moved to Dallas. I made it clear to everyone in the office that I was not renewing my lease and everyone knew it because I was moving back to Alabama. I was a good tenant, I followed the rules, paid my bills, and I was friendly.Apparently, that is not good enough because that little snake, Ryan Owens, decided to stick me with a re-letting fee. He said I needed written correspondence that I was not going to renew my lease although everyone in the building, including him, knew I was not renewing.As a proud Disabled Veteran, I am more than disappointed to see how someone could lack any empathy. I have to assume this is a reflection of how the entire organization operates.

I lived at Uptown Tower for the summer while interning in Dallas. It was a great choice! The staff (especially Nicole) were extremely friendly and accommodating. The apartment is a little dated, but still very comfortable. The location is fantastic. One block from the Katy Trail, the trolly, velvet tacos, Walgreens, and walking distance to a neighborhood Walmart and all the McKinney bars. The price is great for what you’re getting. If you look at apartments around this one, you’ll find they are either much more expensive or not as nice. There’s always amble parking, and the gym is great.To speak to some common concerns:I never had any issue with anything being stolen or broken into and never felt like I would.The elevators can sometimes be a little annoying when someone is moving in or Sunday morning after a friendly neighbor pukes. That being said, the elevators have had minimal if any impact on my experience.So, overall it’s a great apartment for its price point and location. If you want to live in uptown and have a low rent apartment, this is a great choice to shop.

Gables Uptown Tower has made several changes. New security cameras in garage and lobby.I love living here, staff is great and the remodeling looks awesome. But I am concern regarding the SECURITY of the building. I have filed 3 police reports in 10 days, from my car being broken into, storage unit on another day broken into and now both lock bikes have been stolen. The Building needs security cameras and a solution for the storage units not being an easy target. Once they fix this I would give more stars.

I have been apartment-living for 15 years and stayed in many wonderful communities across the states. This complex is by far the worst experience in renting Ive ever had.The building is dated and while theyve made some renovations, they are the cheapest the market has to offer. Our toilets never flushed right even when maintenance came by several times to try and fix it. Cabinets are crumbling apart on the inside, nasty popcorn ceilings in every room, drafty windows that leak and mold, and old plumbing that will ruin a shower if anyone runs a sink, flushes, or does laundry. Also - they CHARGE for maintenance! Ive never had to pay for light bulbs before but now its the new trend.I have no clue what is up with the internet but it is a total black hole here. We got AT&T 50mbps and were lucky if we get 3mbps down. It caused us to not be able to use our computers at home unless we wanted to experience the internet like it was back in the 90s. We went through 2 modems with AT&T plus a signal booster with no luck.The website portal doesnt allow you to set up an auto pay so instead of drafting automatically every month like every other bill you have in 2019, you have to set reminders to log in and pay your rent on time. You cant even pay early! Since the internet is like pouring molasses, heaven forbid rent day falls on a holiday weekend where nothing can get paid on your computer or in the office because its closed. Do they care or listen to why you were a day late or your situation on that? No. They only care about money and will fine you in 1 happy second. (Nicole)The garage is like something out of a horror movie. There are old ceiling tiles that are falling out, crumbling, and stained with some nasty mystery fluid. Spiderwebs hanging everywhere, more nasty mystery fluids on the walls. There is some...thing growing on the walls on the lowest level. Like its turning into a cave. Need storage? If youre interested, for $40/mo there are these nasty cages that literally look like an inner city animal pound dog cage. Or a torture chamber in some horror flick. They havent been cleaned out in decades. While we were there they had a company power wash the garage but really they only sprayed down the main places where people drive - not any areas that actually needed cleaning.They make you pay $30/mo for useless valet trash service. Youll never use it. The windows to pick up trash are inconvenient and never when you actually need to take out the trash. There is a trash chute like 10 feet away down the hall on every floor so there really is no point to having valet. Just another way to take your money.There is a bike rack inside the garage by the loading dock where me and about 20 other tenants stored their bikes. One day someone came through with a bolt cutter and stole the majority of them including mine. What did they do? NOTHING. When I told them about it, they said it was my property so its my problem. (Nicole) How considerate! Dallas PD will not come out for a low value theft like a bicycle. If the apartment complex had reported it instead of me, they could have included everyones thus increasing the value, but they refused, even after I asked them.Elevators are constantly broken. when they do function, they make scary noises and are often dirty with fun city-living norms such as trash, spilled beer, and dog pee.There are several other things that make Gables Uptown Tower a terrible place to live, but you get the point. Go to one of the Post properties instead. Same location but MUCH better management, plus they dont charge you OUTRAGEOUS move-out fees. I left that apartment immaculate yet they look for the tiniest spot and charge $300 to repair it. Its a money-making scheme just like every part of this place, including the apathetic, unmotivated staff who do not care about you one bit. (Nicole) Stay away.

They have a gated garage but it works half the time and theives just casually drive in and steal things from your car,storage unit, bikes, rims off your vehicle. For the price you pay this place is an absolute joke and youd be better off living in the ghetto for a 1/10th of the cost. They should give you lube when you sign the lease....

Terrible place to live. They keep raising rent. My friends got stuck on elevator a month ago. The curtesy officer is the biggest hater and voices how he dislikes all humans. The staff works well but the building is old and full of problems. It is not worth the money, for that price you should have comfort, privacy and beauty. They literally walk inside your apt without permission. Once I was in my underwear and they just waltz right in. The carpet is also cheap and It gets dirty within a month but they make you pay 300$ when you leave. I lived in 3 different Apts there.

Lived here for 2 years. Late 2014 to early 2017. Im on the 14th floor and Monday / Tuesday night noise is ridiculous. Elevators are constantly broken and takes forever for gables to fix them and get them functioning efficiently. My AC broke today, called the office and told them about it. Its 78 in my apartment, 67 outside (not sure how that works), but the leasing office told me emergency Ac help cant come unless its over 80 in your apt. F this place and f gables. You are a number on a spreadsheet to them. Nothing more.

The elevators are not working and you are late for work for this reason. They dont fix what breaks. Regrettable. They also want us to pay for elevators that we have not broken! Be very careful with this site!
