I am the tenant of Brixton apartments and I must say that Mr Andrew, the new manager of this apartment complex is a very worthy and respected manager. Mr Andrew is very careful about the tenants problems, and seriously working for the tenants satisfaction, he prioritizes the tenant. S2residential is the new owner of this apartment complex and I thank (S2residential) for having such a worthy and precious manager. I have lived here for more than two years, This apartment complex is very safe and quiet, and now, with Mr Andrew’s team everything is perfect here,

Incredibly helpful staff! Especially Amanda! Helped answer all my questions and concerns. Very nice complex with a lot to offer. It’s also located in a great area right off of 161 and the Dallas north toll way, so you’re only minutes away from everything!

Had a very bad experience with Amanda from the property management office.I have lived in the Brixton Apartments for a little over a year. When i just moved to the apartment complex last year, the property management was great. the other reviewer mentioned Caitlin. I remember her as well; she was very courteous and helpful, and i never had any issue with them. Since the management changed hand, it has gone downhill. Wrong amounts of rent and utilities were posted on my online account, making me not sure whats the amounts i were supposed to pay. the lady named Amanda in the front office has been very rude and disruptive. She never has the intention of solving issues, instead, she created issue for the tenants. I was trying to pay my utilities and she teared the check I wrote for the payment right in front of my face. Hard to image property management personnel would behave this way. Very disappointed. Will never renew the lease once i am done with the current one.

First, shout out to the girls in the front office! :) Amanda, Sabrina and Aiesha for going above and beyond answering ALL my questions prior to signing my lease. After seeing some of the reviews, I was hesitant to even go see the apartments. Ive been here a couple of months now and am truly happy with the choice. The location is great and I love the amenities!

The brixton is amazing! I have lived here for 3 years and I dont want to leave! The staff is amazing. First off.... the manager Aiesha is about her business and will handle any issues you have. She is a person of her word. Leasing manager, Sabrina, is so welcoming and inviting. She sets the tone for the best move-in experience. High energy and positivity. The maintenance man, Ivan, fixes things so fast and efficiently. I never have to worry about something being done wrong. He is great with explaining further the issue.

My experience pre-current resident has been amazing. The staff is extremely helpful, very attentive, and really goes above and beyond for their residents. The layouts are beautiful, and the complex itself is well maintained, and beautiful. The maintenance men work quickly and always know what to do to fix my problems the first time.WhenI first came in, I worked with Sabrina. She was very helpful and went above and beyond!!!!! She took all of my needs and wants, and showed me the exact apartment that was perfect for ME. Every other place that I had been to just seemed to want my money and didn’t take the time to ask what I wanted in a home… she did. And she nailed it. I had a wonderful experience with her.When I moved in, I needed some help with my rent breakdown (it’s my first apartment), and had some questions. Sabrina was out of the office so I was directed to Amanda. She was extremely knowledgeable, and broke it down for me and made it make sense. She’s brilliant. Extremely knowledgeable. Every question I had, she answered… and it didn’t matter how many questions I had… she stopped what she was doing to help me understand. This has happened 1 other time and she’s done the same thing for me both times. (I’ve personally seen her do this for all of her residents as well. She will stop everything if someone needs help, no questions asked).I was originally going to be looking around, and wasn’t going to make a decision before I walked into the Brixton. Sabrina’s attention to detail and patience is really what got me… but now that I’m here, both of these ladies combined, and their compassion and willingness to help with anything will keep me. I will be renewing this year BECAUSE of the staff, and how comfortable I feel.

I enjoy living here, but.....1) Theres always at least one gate that is broken, leaving non-residents with the ability to come and go at will, thus putting our safety and security at risk. When I decided to sign the lease, it was mainly because all the gates were closed (at that time). I appreciate people who dont live there, not being able to enter. When you address it with the office staff, they always say were working on fixing the problem...but the problem doesnt get fixed....for MONTHS!!!!2) I submitted a repair request for my toilet...they came and fixed it but it was left running 24/7...it took them 3 weeks to come fix it again, leaving me with a larger water bill than the previous months. Again, they shifted blame to someone else.3) Valet trash??? What a joke!!! Half the time it doesnt get picked up at all, but you still are OBLIGATED to pay $25/month regardless if they do their job or not. A lot of us live alone and only have one bag of trash/week. I can carry my own damn trash to the dumpster. Again, the office staff shifts the blame without taking any ownership of the problem.This said, I most likely wont renew my lease again.

I was a tenant of this apartment complex for two years, I moved to another place for personal reasons, at that time I signed a contract with a woman named Caitlin, which was very helpful and accurate. And so I decided to come back to this apartment, where I encountered a group and a non-professional manager and had a lot of problems. They deliberately do not want to rent apartments. And deliberately have unprincipled and unprofessional behavior. The owner of the apartment complex has changed and everything has changed. I hope someone will handle these complaints.

Its funny how suddenly they have more than 10 reviews with 5 stars in less than 4 hours cheering the front office (Specially Amanda) when they usually have only 1 review every week. That shows the reality of how bad they are, because in reality the only problem this complex has is the front office !!!!Amanda needs some courses of communicative skills and try to be more calm because she is extremely rude. No one likes problems, we all want to fix them and being rude is not the way. I dont know how she is still working here with all the bad reviews she has.

Bad Management! After moving out, they never responded to any of my calls or email for over 2 months regarding my security deposit. Finally when they received one of my many calls, I was told that they do not owe me any money and everything was charged towards utilities and carpet. I got my apartment professionally cleaned before moving out leaving nothing unchecked and was informed that everything was in order and cheque will be mailed shortly. To say that I am disappointed would be nice!Not recommended at all.

I wish I could give 0 reviews for management.I spent there more than 2 years but management is not helpful at all.If I had any issues and want to talk to upper management,the customer service team or local management will not allow me to talk to upper management.All of the new management especially Amanda was v rude. When I left apartment so without letting me know,the management sent pending amount (Which I was not aware of) collection i.e utilities, trash etc to collection agency. When I left I confirmed on phone and they told that everything is clear from my side.It looks they do not care about tenants or customer service.

I give this place a one star because I first talked to Sabrina she helped me through application process and I was approved how ever she sent me my rental and job verification off she spoke with my job and they said they was going to send It I’m with a staffing agency so of course I’m not priority. I was calling to see if they had it and she was telling me no she’s still waiting on it that was 5 days after. 2 weeks go by I called again to see what was going and Amanda answered the day of she told me they need it by the end of the business. I was never giving a due time for it because they was handling the verifications not me. My job sent the paper work finally the very next day and when I called Amanda said she canceled it and the apartment was no longer available until October which I did my part with everything I turned in paystubs and everything it was not my fault the job didn’t send it verification and they will not give me application fee back and that is very inconsiderate being that none of it was my fault !!!!

I have lived here almost 3 years without any major issues until March of this year. Their customer service is poor. I have been dealing with an issue since March which has yet to be resolved. Theyre trying to add fees and charges on my account that I do not owe. I even got an eviction notice for nonpayment which is an absolute lie. Amanda resolved the issue yet I am still getting harassed by Salma. I went into the office today ( because they never answer the phone nor answer to emails). Salma was so nonchalant as if I was bothering her. I hope someone other than the leasing staff reaches out to me. These apartments used to be so comfortable to live in, now they are just a nightmare.

The unprofessionalism from Amanda today is highly unacceptable. She lack communication skills as well as the compassion and ability to work with residents. Also, the after hour noise in the apartments have become a bit much. Maintenance is amazing and the location is good, but customer service goes a long way.

UPDATE: WOW! The fact that their management team is writing fake 5 star reviews to negate 1 star reviews left by actual residents says a lot. Also, I find it interesting that vandalism of our mailboxes and our brixton hub lockers and suspicious activity didn’t start to happen until their S2 Capital team came along! Also, they are still not addressing incorrect charges posted to residents’ accounts and Amanda will lie and say that’s what your suppose to pay. Then, she had the audacity to email a “notice to vacant form” (despite me already putting in a 60 day notice to gladly leave) after not responding to texts, calls, and emails I sent regarding duplicate and/or inaccurate charges posted to my account yet again! Their S2 Capital team didn’t even bother responding to the complaint I filed with the north Texas BBB and was advised to contact the attorney general office in which they would be required to respond!Property no longer owned by Fairfield Residential. Now owned by S2 Residential. I have been here for two years and love it and never had any issues until now. I completely understand there will be adjustments or issues that may arise while transitioning. However, completely ignoring residents, not answering calls, or following up should not be one of them. The new assistant property manager, Amanda, lacks integrity and proper communication skills. In addition, if I did not provide proof of payments and spoke with the previous regional manager at Fairfield, I would have been subjected to late fees that NEVER existed with the new property management team! So, fellow residents, if you see fees in which you know should not be applied, clarify and/or report them.

Stayed at Brixton for more than 5years (moved in around 2014/15 period) across different units. Loved it but not anymore!The previous office staff (Caitlin Garner, Fifi) were amazing but recent office staff are hard to reach and do NOT respond to the emails in timely manner.I see other recent reviews reflecting the same opinion about office staff!!!In the last apartment faced multiple issues with the bathtub (surface chirping off), maintenance did poor job of fixing. They attempted to re-do the complete surfacing of bath-tub twice but failed (both times bathtub was not usable for 3-4 days during the repair).Bathtub issues and failure of management to address the same, forced me to take decision of moving out (in the middle of the pandemic).Post move out, without consideration of the reasons to have left, hefty charges are placed and management is not willing to hear any opinions on this topic.Community is good but it would be hard to deal with the management.

I moved in four months ago, one of the reasons I love this complex is its location and the layout of the apartment. Although I had a terrible experience after move in, since they eventually addressed all the issues and due to the pandemic I decided to overlook it. Now on my lease it states this is a (SMOKE FREE) complex, nope! thats not the case. Every other day, there is a overwhelming pungent (SKUNK-MARIJUANA) smell that engulfs my unit. People can be seem smoking marijuana in their cars and it stinks and it stinks all over the parking lot.Now I understand they cannot prevent adults from smoking or control what goes on in their private units, but I reported it to one of the ladies in the office and I feel they could at least send out a letter to remind the tenants no a (WARNING). Im disgusted and is forced to close off the vents in the kitchen where the odor is coming from; its not fair to be a non-smoker and have to endue this. This apartment doesnt smell like anywhere I would live, it constantly smells horrible and I am tired of buying air freshners/incense and is compelled to open my doors odd hours at nights to air out my apartment or wake in the mornings to a marijuana filled stinking apartment

Ive really enjoyed these apartments so far. Its very quiet. The A/C works great all the time even with being on the top floor. The staff is amazing and VERY responsive. The location is also great and the one bedroom doesnt really feel like a one bedroom and more of a townhome. Also I love the gym as well. Its very spacious and has so many different selections of equipment thats provided. The on property Amazon Hub is amazing and very convenient too. I do wish the kitchen sink was a little deeper and the pantry was a little wider but other than that its been great here so far.

In the midst of COVID and struggling to stay afloat, Fairfield Residential would not negotiate at ALL on a rent increase. After pleading with management for almost 2 months, I was forced to move and was only able to give 45 days notice, not 60 days. I had proof of salary reduction due to COVID. I had been a tenant in the same apartment at The Brixton for over 12 YEARS and never once was late on my rent. I surrendered the apartment 3 weeks before my lease expiration and they went in and began remodeling the very next day. Im sure they released the apartment before my lease expiration of 6/30/20. However they charged me another 3 weeks rent PAST MY LEASE EXPIRATION saying I did not give 60 days notice. They then immediately turned it over to a collection agency !! I am now being harassed by collection agency for a debt I do not owe. I paid all my outstanding charges and had the apartment professionally cleaned before moving. No professionalism, no compassion, horrible management and ownership!!

The staff is attentive and responsive and they remember me and are genuinely interested in me. The complex is quiet and clean and the maintenance staff are quick and competent. I moved into this apartment in March, I am barely 6month in the apartment and I want to move out, when I was moving in I asked the manager about the towing policy and was told cars are only towed when you park at someones carport but yet my car was towed, secondly for 2weeks I have being have pest infestation, called twice, was fumigated yet I see the crawling things, an even scared of sleeping in my own apartment, and no one bothers to try to make your living there conducive and comfortable, like the settings but now am in deep regret. Also the AC in my apartment never cools my living, called twice for it yet no changes, tired of calling.

Great place to live.*** But can someone please explain to me why the trash company decides to not pick my trash, sometimes for two consecutive days (out of the 5 days they are supposed to)? Not that I dont put the trash out between 6pm and 8pm, not that the trash is not compact or sealed, not that it contains glass (I still take the big dirt, delivery cartons etc to the dumpster by myself). The trash is typically the same way I leave it out on all the other days that it is picked up. Considering the amount that I pay for trash, I am beginning to find this upsetting.And supposing that it was not picked up for some reason, why cant anyone pass the information across to me on why it wasnt picked up? Am I not paying for this service? I dont think this is efficient and I have complained over the phone to the office staff before as this is not the first time. Yet theyre so quick to send me a mail when i leave trash out on Fridays since they dont do Friday trash pickups. Whereas the trash was out since Thursday at 6pm and didnt get picked up, thats why it was still there by Friday morning. Sigh.

I really enjoyed living here .. the apartment staff are very friendly . The pet poop is definitely regulated . Very Homey . I would definitely rent again . They don’t play about being late on the rent so just FYI. I did have some issues with staff going into the unit without me being present but I was able to provide a letter and that stopped almost immediately. Pool is always clean and gym is a good size . Neighbors weren’t nosey or noisy. I was provided with a warning about littering but it wasn’t me which they also took care of . The move out process was simple and the move in was even simpler .

I like living at the Brixton appartment community, however, I have a problem with the vehicles speeding, it makes me be on edge.There are no STOP signs and speed limits.I recommend that four stop signes should be installed and speed limits of 5mph or 10 mph because of children playing, this will make it safe for children or to avoid accidents.

Love it here. Only complaint is the dumpster as we live right next to it. On move in/out weekends it is overloaded and people just leave piles of trash (including mattresses) in front of the dumpster. We have spent our time, on more than one occasion cleaning it up ourselves. We dont need raccoons, possums, cats enjoying our leftovers. There is a button on the side wall that no one seems to use. Possibly send a notice out letting folks know about it?Other than that, it is quiet, our unit is awesome and the maintenance staff exceptional.

Extremely unprofessional, rude, and incompetent staff in the office. Be warned, the staff has changed in the last month, so older reviews are of a much better time before this new horrible management took over. Our apartment was NOT move-in ready by any means: Washer faucet leaked puddles of water, dishwasher leaked behind the cabinet causing a wretched smell, the apartment smelled like smoke strongly, the toilet was broken and wouldnt flush, none of the electrical outlets in the kitchen worked, the garage light was out, the closet light was out... Normally I wouldnt mind if it had been taken care of appropriately, however, that was not the case. After MULTIPLE visits to the front office, it has been 2 months now and only the toilet has been fixed. Now normally, I would only deduct 2 stars for that, but things have only become worse. I was in the hospital for 3 days with ulcerative colitis (couldnt stay hydrated) and I had completely forgotten the rent was due on the last day I was in the hospital. I submitted the payment at 10pm on the last day, and it was marked as LATE. On top of that, they sent me a notice of eviction!!!! For being 1 day late with the payment! I went to the front office for some help, for which I waited 2 HOURS before someone was available to talk to me, and they basically said too bad about the hospital, and charged me a late fee for submitting the payment later than 5pm on the day it was due even though I had been in the hospital all day...Its quite unfortunate this complex is run by incompetent fools, because the property is actually very nice! The garages are spacious for a single-car unit, the apartments are very well laid out. Sadly, this does not come close to making up for the extremely poor service I have received.

Great and big floor plans, big windows so a lot of lighting inside the apartments, it will be nicer if the counter tops were grandstand not the paper looking tops. Absolutely love the vinyl floors that look like wood and the big Patios. Recently brixton added a DOGGIE park so that comes Handy as well

DONT MOVE HERE!!! I am a current residence here at this place and since this property has been under new management, it literally sucks! I cannot wait until after my lease is up at the end of February to get out of the lease. They do not call you back, you have to keep calling them. They are not responsive to your needs (it took them 5 months to put a fire alarm back on the ceiling, yet they passed the inspection). It took them 2 weeks to put a light in the fridge and every month it is something they are trying to charge you a late fee for.I loved it in the beginning but now I cant wait to depart the premises. If it was cost advantageous to me, I would just pay the $2K plus to leave the apartment. AVOID MOVING HERE AT ALL COST!!!!

Moved here in May, the staff is great. The location is great. The valet trash pick up is great. The apartment layout is nice. The fixturing in the apartment is super cheap though. The rent is a little high for that. Also most people in this complex CANNOT PARK TO SAVE THEIR LIVES. Probably will not resign lease because of the cheap feel of the apartment and the zero enforcement of constant double parking.Update: Indeed its gotten much worse since new management took over. It takes me about an hour to just get someone on the phone in the office, if I can get anyone in the office. The call center you get transferred to is equally as horrible and do not care one bit about what you are calling about, making no effort to hide that fact. In office staff is the most unprofessional I have encountered ever. I dont even know who the office manager is. The last company managing this place, the office manager was sure to introduce herself to me, knew who I was when I walked in the door and was incredibly friendly.Valet trash was nice, when they were picking up. Over the past 6 weeks, they have neglected to pick my trash up 6 times now, even though it is in the container, right outside my door on time.The grounds are not kept very well, whomever cuts the grass leaves patches of uncut grass randomly every single time, I have a dog and walk the property daily, something that the management company does not do at all. There are large patches where grass doesnt grow and when it rains, the drives are flooded with mud. Its been that way for months now.This has turned into the most poorly managed apartment complex Ive ever had the misfortune of living in, luckily Im moving in a month.*If you are looking to move here, please consider all your other options. I would not recommend this complex at all.

I enjoy living in this place, but I give it 3 stars for the cleanliness of the gym, for the type of activity that takes place in this area, the cleaning should be almost daily, but I have been seeing the same garbage on the carpet for 4 weeks, it looks they never have a vacuum cleaner, the treadmills are full of dust, and the machines need maintenance, they all have unusual sounds, you see that since they bought them they have never done maintenance

It was a beautiful place with giant rooms and a wonderful courtyard for the dogs, but the staff wasnt always so helpful, the bills for some reason were always soo high and I mean like $200 to $300. So if you can afford it than it is a great place to live.

I would really appreciate if they would respond to maintenence request in a more timely manner,and not leave resident in the dark. I mean I pay my rent on time everytime Im holding my end of the bargain.I dont see why I need to drive to my parents or in laws to use their shower,or toilet. The apartments are in a great location,not a very big complex which is a plus.

The leasing agent in the office was very courteous. However, Im guessing he was the manager, was extremely rude and dismissive. He shares the club room with the leasing agent while their office is being renovated.

I moved here in May 2015 & unfortunately I have had a rocky experience living here. I moved into a beautiful newly renovated unit, it fits my needs perfectly. Within a few weeks of moving in I had an issue with ants in the kitchen and knats circling my sink drains. I notified the office and it was taken care of within a few days. The knats have come back with each water related issue Ive had, which is more than my fair share. An odd opening in the ceiling of my shower started randomly dripping at night and leaving a rusty stained streak down the wall. I told maintenance but I had to tell two different people before it was corrected. The stain is still there. A few months into living at The Brixton I came home to a flooded kitchen and living room multiple times before maintenance could figure out the proper way to correct the issue. The flood ruined an expensive rug and mold grew under my kitchen sink unbeknownst to me, ruining an expensive juicer. My floors in my kitchen and part of my living room were damaged and need to be replaced, part of the floor is popping up. Management said they would replace them at no cost to me, yet they still have not fixed the flooring. My dishwasher breaks often, and I have requested a piece for my microwave that enables it to rotate so many times I just gave up. Most recently I noticed little white specs on my cabinet, looked closer, and saw that they were moving! I did some research and they were mold mites. Management called pest control and they sprayed. They mites arent gone but they have decreased. They are attracted to mold and look like they are coming up form the floor but its hard to tell. There could very easily be mold growing underneath my floor. The staff has always been very nice, helpful, and eager to help. However, they lack in efficiency and communication. My lease ends this month and Ive been debating on staying or moving out. I know with the above listed headaches I should be counting the days to moving out but I really love my apartments space. My built in bookshelves add character, my patio is nice, the fireplace is cozy, my garden tub is so relaxing. I also really like the gym here. I never have a problem finding parking and I have never felt unsafe living here. Living by the pool can be noisy especially on weekends. I dont notice the tollway noise. People do a decent job picking up after their pets on the property. I like the valet trash but they can be a little ridiculous on breaking boxes down properly. A LOT of renovations have been happening around the neighborhood, hammering, painting, etc. I am basically debating risking more possible flood damage headaches & a post-poned living situation for floor repair in the future versus moving out. Weighing the pros and cons.
