I have lived here coming on 2 years now and absolutely have never had any issues. The management team / leasing team are always so quick to address any issues I may have (maintenance). Kim, who works down in the office is always so sweet and very quick to address concerns I may have. Sheβs very easy to talk to and makes you feel like your concerns are top priority!! Jim, in the leasing office is so attentive as well and always gives my dog some treats when Iβm walking by the officeπ!! No issues with staff ever !!!!! They have security officers at night which make me feel safe! I havenβt had any problems with the parking garage or car thefts etc. Very nice units, clean overall complex!!! Never ever had any sort of bug issues inside my unit. Overall Iβm really happy living here π
We ended up leasing from a different complex. This complex is definitely nice, but I like more modern finishes and we found a different complex that fulfilled that. With that being said, I would like to give a huge shout out and compliment to Ashley on the leasing team! She did a great job with the tour and making sure that she thoroughly explained every single unit including floor plans and pricing. She also has been very quick to respond and overall extremely easy to work with. I have not found that at a lot of the other complexes that we toured so I truly appreciate finding it here at gables Villa Rosa.
WARNING!!! DO NOT LEASE A UNIT THAT FACES COLE AVE AS THERE IS A MASSIVE CONSTRUCTION PROJECT ON THE OTHER SIDE OF THE BUILDING THAT STARTED A FEW WEEKS AGO!!! The construction begins anywhere from 6:45am to 7:30am and is EVERY SINGLE DAY Monday thru Saturday (Sunday is the only quiet day). The crashing and banging from the construction site is so hysterically loud that all units facing this direction are now effectively uninhabitable. Otherwise:Cons:- They have no shame in renewal rates. They just raised my rent 23% and will not negotiate whatsoever (my unit is uninhabitable anyway).- Many amenities (conference center, lounge, living room) are locked up after business hours.- The elevators on the side of the building constantly smell like pee.- The complex is actually two separate buildings so you have to walk through the parking garage or walk outside of the building and go back in to get to the amenities.- My car was broken into but admittedly this is a pervasive uptown issue.Pros:- Very warm and homey feeling units with Tuscan/Mediterranean vibe- Perfect location within uptown- Parking and washer/dryer included in rent- Large robust fitness center- Maintenance is generally attentive- Extensive guest parking on the 7th floor of parking garage; however, the call box doesnβt seem to work.
In my one year of living hear - I have loved everything about it! The apartment and building is absolutely beautiful. The location cant be beat with Katie Trail, the Icehouse, bars, and restaurants within 1 minute of walking. The M-trolley stop is also 1 minute away, which makes it easy to travel to the art district. As for the building itself, it is always well kept and clean. Maintenance is quick to come to your apartment. Elevators can often be down for one reason or another, but with 4 elevators near my apartment, there is always at least one still operational while others are down - so its never been a big deal for me personally. They also have recycling on the second floor - Im a little sad that this can be hard for people to find, but at least I have the option to recycle, which I often do. The office staff are also very helpful in answering questions and helping with anything I need. One thing that I was scared of from the reviews were the car thefts. I took the advice of not leaving anything valuable in my car and have had no problems. My car has always been safe so far.I also was a little lucky too in that normally bars can be heard down the street, but one of them has been temporarily shut down due to an accident. Since then, I havent heard anything from the bars. So now I get quiet nights - which is excellent given the location. With the view, location, apartment, and staff, it will be a sad day when I have to move.
My boyfriend and I have only lived here a few months but we are in love with the location. Itβs literally central to the major highways so we can quickly visit our families, and close enough to grocery stores and restaurants that we can just walk to it. My job is only a trolley ride away as well. The staff has been responsive and courteous to my needs. I do miss our leasing agent, Dynasy. She was the best!
The leasing experience was very easy. Yani was great and guided me through everything perfectly. Move-in day was stressful as my movers cancelled last minute, but Yani made sure to let me know he was available for any questions or concerns. After a week and a half of living here, Im loving it!
I have lived at Gables Villa Rosa for over a year now and to this day I am extremely happy with the choice of choosing this apartment complex. The quality is unmatched, my neighbors are very friendly, and the complex does a great job making things fun for the residents (food trucks, free succulents, and pizza parties - just to name a few). It is also walking distance from the Katy Trail!! I truly feel at home here in this big city of Dallas and recommend this complex to each of my friends who are looking to move to the city.
Please hire new leasing office staff. They literally made me not want to lease here. If the staff is having a bad day donβt take it out on other people. Very unprofessional staff. Donβt care if anyone is around while talking about future residents or just ordinary people. Stop having older people there who are seem to be unhappy and hate their job. I will be leasing elsewhere!
The quality of the apartment is 10/10. You can tell the doors and walls are high quality and noise is not an issue.Maintenance has been quick to respond and very helpful.Amenities are great as you can see in pictures.Move-in was flexible. Ive been in apartments before where they dont let you use the elevators on weekends. That was not an issue.Theres a $30 monthly valet trash fee, which is fine, although I havent really seen any residents use it. Seems like they could replace that in the future. My only issue was with the leasing office. I had several bad experiences with them being unorganized and rude. Fortunately, it appears they are actively fixing this problem and hiring new employees. Yani is a newer employee and he has been fantastic to work with. He is super helpful and friendly, always making sure to ask if there is anything else he can help with. Ive had great experiences with the leasing office since working with Yani. Hopefully he gets the opportunity to train others in the future.
Ive been hear about 3 weeks and couldnt be happier. The apartments are super nice and the amenities are great and all in working order. It is super quiet which is a big deal for me. The best part so far has been the staff. Amazingly friendly and helpful and extremely patient. Mia Hill helped me out on my apartment from day 1 and was great. She answered all my questions and was patient in showing me a bunch of apartments. There was a plumbing issue with the apartment I did choose and she was great in finding me a new one that was bigger and on a higher floor at the same price. The prices are also great. I looked at a ton of places before choosing this one and it was by far the nicest for within $200 of the price I am paying.
My roommate and I moved in to Gables Villa Rosa about a month ago. The transition was made easy with the help of the staff, specifically our leasing agent, Yani. He has been there every step of the way to answer any questions we have. Communication is made easy here at Gables Villa Rosa. The amenities are everything I could ask for and more. If youβre thinking about moving here, pull the trigger now!
Ive only been here a few weeks but from the minute I walked in to tour the property, ALL of the staff have been very welcoming and kind. I love the neighborhood and all the options from food, cocktails, gyms and dog friendly places. Tenants have also been super nice, lots of puppies!
Beautiful building. Friendly staff and responsive maintenance team. Cem and Maria are especially friendly. Only downside, can hear echo from others if balcony faces pool.
Best renting experience Ive ever had. The staff was always extremely attentive and friendly. The location is great and very close to Katy Trail and the Ice House as well as all the hot spots in Uptown. I read some of the negative reviews about parking security, but I never had any issues over 2 years. Also, this place is built like a battleship....no noise from neighbors whatsoever which was a huge plus, unlike most apartments with poor construction and thin walls. Great views too!!
Was on the fence about signing here vs a few buildings in the area. So happy i decided to go with VR! The management / Staff - (shoutout Derek!)has gone above and beyond to ensure i made the right choice. He went above and beyond for me and my neighbors through the snowstorm and power outages, and continues to do so everyday. - Fantastic amenities. will be here for the foreseeable future!
Shoutout to Derek Janise. If youre looking for your next apartment, this is an amazing property with great support. Work with Derek and everything will go smooth with your move.
They will not negotiate renewal rates and will raise your rent by $400+ a month. Do not live here if you want to stay long term.
I have recently moved in and I am extremely satisfied with the apartment and location.I would like to thank Oliver for all the times he has gone out of his way to help me with the process. He has always replied to my questions and concerns immediately, even outside of his work hours (including weekend and night). He is truly passionate about his job and helping others. Gables is surely very lucky to have him!On a side note, I am very happy with the wall thickness and insulation in the apartment, which makes it soundproof.
I have really enjoyed living here. The location is great and the staff is very helpful and responsive to any issues or questions. My favorite part is living so close to the Katy Trail and all the nearby restaurants on Mckinney Ave and West Village.
Thanks to Dinasy and Derek for helping me find perfect appartement for me. It was pleasure working with you! So patient and professional!
Gable Villa Rosa is a wonderful place to live and the staff here is truly amazing! Ive been out of town for a few weeks and was getting very worried about some of my house plants dying due to lack of water. I gave the front office a call and asked if there was anyway they could go by my apartment and water my plants and they said YES! Mathew T. was so kind and willing to help me out. He even gave me an update once it was done and offered to go back in a week to water them again! The service here is far superior to any other complex Ive lived in. They are always willing to go the extra mile to help out the residents. On top of all of this, the building is clean and well maintained and very quiet for where it is located! The price is good for the location and I look forward to re-signing my lease here! Thank you Mathew for taking care of my plant babies!!
Absolutely gorgeous building. Its a bit big, but first-rate at every level. Special shout out to our leasing agent Mia H. She was FANTASTIC. Legitimately have not met someone as perfectly cut out for the job as her. Extremely thorough, while also super down to earth. This place has gotten it entirely right in every aspect.Super excited to make Gables Villa Rosa my home.
This is such an amazing place to live with amazing amenities. Itβs Bourbon street nice without the cost of it. I feel so safe and welcomed here.
Matthew was amazing in the leasing office!! I love this place! Neighbors are very courteous. I just moved in but I am very settled and feel at home.
Stunning property! I have the best downtown view with natural light beaming in! I love my place. Fun atmosphere between my neighbors too.
Such a great place to live. The people really take care of you, and the parking is great (both for residents and visitors). Every maintenance request is quickly fulfilled (except to fix the elevator - we would really appreciate that getting done soon). Kind people.
Great mixed use retail/apartment
The staff here at Villa Rosa is their greatest asset! Extremely knowledgeable and personable. Location is incredibly convenient! Very accessible to all the hottest locations this city has to offer. There is no shortage of restaurants or bars within walking distance along with immediate access to Katy trail. Maintenance is great! All requests are resolved in a timely manner. Definitely my favorite place to live in Dallas.
The staff is extremely helpful and caring! Anytime I have an issue itβs always handled in a timely manner. Iβm really happy the building is pet friendly too!
Superb service. Iβve had numerous issues with receiving packages and Jennifer has been so kind to help me out. Sheβ delivered packages for me when she did not have to do so. I appreciate her and the other staff that has helped me resolve my issues.
This is an amazing place to live. I take back my previous post. The staff goes out of their way to make my dog and I feel at home. I hope the management give a shout out to the staff for me. Especially the morning custodial crew who carries bones on them to give to my dog. My favorite part of our morning.
Lived here for almost 2 years now and love GVR! The staff is so kind and accommodating. Need something fixed? Maintenance is usually there the next day if not the day you request it! Exterior and pools make living here feel like a permanent vacation. Best price for the location in uptown. Gym is great too!
I recently toured with Jim and he was very welcoming to me and my mom. She felt confident this was a great place for me after our tour and was comfortable knowing I would be in good hands. Very excited to move in soon!
Gables Villa Rosa, located in Uptown, hands down one of the best places I have lived in! Great location, great amenities, great staff! They are the definition of putting their customers first and never fail to do so. Recommend living here to anyone. You wont be disappointed!
Best maintenance ever! Jim and Alberto got my AC up and running quickly!
Would like to start off that I was just a prospective resident, however I feel like this is important for those who are searching. I am confident my experience is a foreshadowing as to what you would deal with as a resident.I called to see if they would be able to send me pictures/a video of a certain floor plan since understandably so, on site tours are not happening right now and they advertise contact us for a virtual tour. The man that answered the phone said Yeah, we dont have any pictures or videos of those floor plans, I can SEE if anyone here would want to go up and take those for you, but you can see our apartments finishes on our site. Honestly this astonished me, I am inquiring about living at your property and you tell me that you will SEE if anyone WANTS to go take those for me? We all know they are not overly busy since they are not doing onsite tours. This was on Monday and I still have yet to receive anything from them. Needless to say, my interest is now non-existent, just like the non-existent photos of the floor plans I was interested in.Also, so you dont have to ponder, yes I confirmed that the floor plans were vacant right now so there was nothing holding them back from doing this for me. Really sad to see such a lack of customer service/care for potential residents.
Love living here! The leasing process was very easy, they walk you through everything and all of it can be done online or remotely. Move-in was a breeze, they met us with the keys gave a tour and everything. Location is fantastic, walkable to many restaurants, bars, some shopping and grocery store. My only qualm is that the pools are pretty rowdy on the weekends, kind of like a giant frat party. And I dont like having to walk across the parking garage to get to the lobby. Minor really. Again, love living here and would definitely recommend.
Villa Rosa is awesome. The staff is super friendly. It feels like weβre living at a resort. The residents are also very friendly. The maintenance staff responds very quickly. I can see myself living here for awhile.
I feel the need to tell the World Wide Web about my experience here so far. I moved in a few months ago and absolutely love my apartment. Yes, weβve had fire alarm issues but the office has been very transparent with us and I know itβs not their fault. I feel they have handled the situation very well and hate they received fall out from other residents. I appreciate the feedback from the management team and understand there will be issues in any place I choose to live. Jim was such a pleasure to work with when I decided to take a unit here. I was very needy before making my decision but I never felt I was putting him out. All other encounters Iβve had with the people here and the staff have been pleasant and I looked forward to my year here.
We have loved living at the Gables Villa Rosa! Beautiful property and apartment. Staff is super nice and helpful. Property is always getting updated, even before it needs it. Maintenance is always done in timely manner. You can walk anywhere from here. Restaurants and spa downstairs. Katy Trail one block away.
Top notch people here. Jim and Matthew are the best and always take care of my needs.
Best location and price in Uptown! Love the pool too!
I have loved living here for five years! The apartments are well made. The staff is always friendly and accommodating. I feel safe even though it is near a bunch of bars. The grounds are well kept and it is very pet-friendly.
I love the building, security and the team. I love the gables app. The staff are very nice, but my move in was a bit confusing. Emails were not responded on time. I had trouble navigating through whole new building and finding the right elevator, while moving lots of furniture. It could have been easier if someone walked me there, instead of explaining it. But very nice staff.βAfter living 3 monthTrash fees are not acceptable. I pay 57$ per month just for trash. Valet trash is not optional, and everyone should have it, costing 30$. They only pickup certain hours. You need to put recycables in another colored bag that you have to figure out how and where to buy from?! There is trash chute in each floor and that suffices. I would have give 2 star for this reason. Not acceptable service. They ruin their reputation by this excess costly not effective service
I gave this place a 5 star review about a year ago for its great staff and cleanliness, progressively though, the complex is getting more and more expensive with newer staff being more rude and snarky. The only redeeming quality is the size of the units and their maintenance manager who is a 10/10 amazing guy. I will definitely be leaving the Gables Community when my lease is up in October.
If you want to be treated like a frat boy, move into villa Rosa. Washer overflowed and it wasnβt considered an emergency. Had a hole in the ceiling above my shower for weeks without a real solution from the handyman. Elevators regularly break and key fobs donβt always work on the exterior doors. Quite the facade, way overpriced for the customer service you get. 2 stars because the location is great, right by The Katy Ice House.
Update: My roommate chose to stay and move into a one bedroom and her apartment just got broken into. Laptop and jewelry were stolen. The same exact thing happened a year ago over Fourth of July to other apartments which we found out about when the staff notified the community via e-mail. Itβs too bad that they arenβt interested in increasing the security of their community. Donβt say you werenβt warned.Original post:Multiple apartment break-ins have occurred since I moved in a few short months ago. With an apartment complex as large as Gables Villa Rosa, having only one or two security officers roaming the grounds is insufficient for providing additional safety and security for an urban apartment complex. There are very few security cameras around the complex - only at the leasing office and garage entrances. When I prompted management to think about the added value security cameras would provide at ground-level entrances, they responded by saying that the cost would be too expensive for them. City-living comes with its risks, and having such a large complex means that there is a high level of foot traffic, allowing for residents and non-residents to be let in extremely easily. Given these well-known security hazards, Gables Villa Rosa should thoroughly reconsider their security measures, and think about the permanency and crime deterrence that security cameras would provide for the property.
Great experience here so far! I moved here from downtown area and am glad I chose to make the switch.
I love living at Villa Rosa. Elevators are quick. You cannot beat the location. Staff is super nice and the pool is unbeatable. Wish I had moved here years ago. Will probably stay in this apartment until I am ready to purchase a home.
We are new to Dallas. With so many apartments in Dallas, how do you choose. For us it was easy. When we walked in it felt like home. The leasing team knew the residents (and their dogs) that walked through the lobby. We were impressed. We met with Chantz first who took care of us right away. We had so much fun looking at apartments with him. He hung in there with us while we were working on a move in date. When we were ready to sign we rushed down and Darn it Chantz was off this day. However Jim took care of us like we were already part of the family. And it is like this with everyone one here at Gables Villa Rosa! They are family!!!The property management team and Maintenance team is very attentive Our request are always answered promptly.Thank you Gables Villa Rosa for your smiles and warm welcome.
Truly the best place I have lived in! Oliver βThe conciergeβ Is awesome! Great location! I have everything I need here!
Extremely well kept community! Everything is clean, smells nice, and is high quality. Office staff are all friendly and always helpful. We LOVE our apartment :)
Great location, building and staff. It is well maintained and clean. The attached Commons is a great place to hang out.
Worst complex in uptown, do not move here.Outside of Jennifer, the leasing staff is completely incompetent. They choose to assist potential residents over current ones.I could go to school, get an engineering degree, come back and fix the elevators myself in the time they get it taken care of.
Fire alarms go off in the morning. After the first time, it seems like theyβve developed no contingency plan to get the alarm shut off quickly. It just keeps on going off more maybe an hour or more.
Jim had me sold from the first tour he gave me! The staff is amazing and definitely the best price for the location in uptown.
If I can i would give the management 0 especially to Jim Koch If you are not good English speaker donβt go to talk to him he pretended that he dosenβt understand then if you ask for help more than one request he will avoid you . Then they manger she act like she is the owner of the building just look at you and put her head away I live her and I canβt wait to get out of here just because of the management not other just manger and Jim Koch. The buildings are really good and i forgot to mention that the other staff are really helpful beside Manager and Jim Koch . I hope they will change their attitudes .
Villa Rosa is a great place to live. The complex always looks great and the staff is super friendly and helpful. Its a perfect location for uptown living.
Been living here for 2 years now. No problems with security. VIsitor entrance call box never actually opens the door. Most deliveries find it hard to find your apt.
Iβll start by saying this is my third year living in this apartment. Over the past few years, I have seen countless apartment break ins, car break ins and window smashes.I hit my breaking point this week when my brand new leased car became a hit and run victim in the garage and my bumper completely ruined. The office took three days to simply say βsorryβ and that my car wasnβt in any security footage. Iβve witnessed a total of two security cameras in this entire complex. With the amount of revenue they generate per month with rent, youβd think residents would be secure.Needless to say, I will neither renew my lease or recommend people to lease in this apartment.
This place isnβt that good. Location is great, but the living quality is sub par. The management office has some friendly associates and some with pretentious attitudes. Security patrol sometimes answers to noise complaints and other times doesnβt. The amenities arenβt bad, but theyβre not the best. The pool loses direct sunlight at about 2pm due to it being blocked off by the building itself. Overall, not very content with the quality of living here.
We have had nothing but bad experiences since we moved here in November 2016. Several weeks ago our car was broken into while parked at our secure garage. To try to help prevent that from happening again we started parking on the lower floor. Only to then later be towed for not parking on the correct Floor. Wehad previously tried to talk to management, but were told the spots needed to be saved for residence on lower floors. So its become a matter of not feeling safe in your own apartment
Happy with the customer service Ive received here. Enjoy my place and the atmosphere.
Great complex with an amazing staff. The amenities are the best in uptown including 2 resort style pools, a huge gym, and now the commons at the front including a full service bar, coffee, pizza, and tacos!
Ive lived at the Gables Villa Rosa Phase 2 for almost 3 years now and I just re-signed my lease for a 4th year. I love living in this community. Everyone is extremely helpful (Nathan, Oliver, Jennifer), maintenance is quick to fix issues and the property is kept clean. I only gave 4 stars because sometimes, on the weekends, things can get a little crazy in the hallways and Ive seen some property damage - nothing on the GVR, but we pay a lot of money to live in this complex and some of the tenants and their guests dont always treat it with respect - that would be my only complaint. The location is great (close to bars and restaurants), we have an amazing pool and fantastic amenities - I wouldnt want to live anywhere else.
I have lived here for 4 years. One of those stars is for Oliver, the concierge, and the others are for the nice apartments, good location (bars and restaurants within walking distance), sometimes maintenance, and occasionally management. Four of the biggest downfalls are safety, disrespectful tenants, the garage, and noise. Overall, if you are a student, over the age of 25, or are serious about work and sleep, Iβd look elsewhere.First, this is not the safest complex. Cars and apartments are being broken into left and right. I understand itβs difficult to 100% control theft, but thieves shouldnβt be able to literally drill out locks of individual apartment units and sneak in and take valuables. As for the cars, donβt be dumb and leave a laptop or money out in the open. They claim to have cameras, but they are nonexistent in the halls and garage. I know this bc my car was hit, and when asking to see the cameras to see who hit it, I was given the whole rigamarole of basically βwe donβt have the footage nor do we really care.βSecond, the tenants are not very respectful, and management tries its best to deal with them. One of the most mortifying things is how horribly disrespectful the drunk people in the pools are to the security officers. When the officers do their jobs and ask to see wrist bands, take glass out of the pool, or turn music down, they get laughed at. Dog poo is a common thing in the halls. The elevator floors are sticky with alcohol every weekend. People throw their trash all over the garage. Again, management and janitors do a really good job cleaning up their messes, but they shouldnβt have to do that. We are adults.Third, as mentioned above, your car WILL get dinged and swiped in the garage. People speed through the garage like bats out of hell. Itβs a nightmare.Fourth, before moving here, I lived in a rowdy sorority house, dorms, and college apartments in a huge college town. Villa Rosa is by far the loudest. Every night of the week. If you move here, you will be able to hear every thing from outside and from your neighbors (above you, on either side, above you 4 apartments down, above and across the hall 3 apartments down - you name it, youβll hear it). Loud music will rattle your apartment. Youβll hear every voice from outside. Donβt even consider living on the pool side. Management will tell you to contact the courtesy patrol officers who, upon contacting, are busy taking other calls and canβt make it until hour(s) later. They will instruct you to call the police instead. The officers are VERY polite though, do their best, and call you back very quickly after calling them. Theyβre just too busy to make it half the time.
Im loving it it was a big move for me coming from a house in fort worth to down sizing into an apartment in uptown dallas but the office staff has been great and open to my needs since i moved in love the place
Moved here from NY last year and its been such a great place to live that Ive decided to stay another year.
Good luck if you need maintenance, it will take forever even if its an emergency
I will post my 2 years experience in living at Gables Villa Rosa. It will be the truth but I will approach it with caution and perfect timing once my Lawyer has given me Justice. Pictures that I took tells a thousand words. Thank you.
Canβt beat the location, the amenities are superb, and my view of downtown from my balcony is first-rate!
If you are a young urban professional, STAY FAR AWAY. My experience, along with multiple friends who have lived here, has been nothing short of disappointing. I have had great experiences with other Gables properties, and Villa Rosa management is what warrants such a disaster.1) Theft and break-ins are common (you will see random people often perusing the complex and garage)2) Hit and runs are common (their parking garage is cramped)3) Their $500 pet fee is standard and non-refundable; however, I am currently in a 2-month dispute with βpet (dog) scratchesβ to wood floors of a 13 year old apartment. They will nickel and dime you as much as they can once you move out, even for normal wear and tear, of again, a 13 year old apartment.I will say Jim and Jennifer are friendly and accommodating, but Nathan and Kimberly will leave you regretting signing a lease. Cem who is head of maintenance is AWESOME and he will do everything he can to make sure you are all set for anything related to repairs and fixes. My recommendation: look elsewhere as there is better value. Donβt sacrifice location for terrible management and a headache in your back pocket.
I lived here for two years and will be moving into a bigger unit in August to hopefully stay another three or four years. Buying a condo in Dallas to save up for a home someday just isnt worth the money. The staff is always friendly. I never get the notion that im bothering them. The apartment has better amenities than the other 11 complexes (yes 11) that we looked at in the area. Two large resort style pools, real hardwood floors, stainless steel appliances, lots of cabinet space in the kitchen, a large covered patio, a block from Katy Trail and youre still within walking distance from everything in uptown.I do agree with the other posts that we see vandalism in on exterior doors of the apartment and it can get a little noisy on the weekends but youre next door from #1 and #2 most profitable bars in Dallas soooo.... maybe you should move to the burbs if that scares you because theres not an apartment in the area that doesnt see crazy every once in a while. For what itβs worth Iβm a female and Iβve never felt unsafe at any point. We love it here.My minus 1 star would be although the front pool is up kept and monitored, weve caught the back pool in phase 1 looking like a frat party just came through.
Old, outdated building. Staff is not helpful. They act like youre annoying them for the simplest of requests. They do not throw a lot of resident activities. Take you 1k+ monthly somewhere else!!
Great location. Love the floor plan.
I used to be a resident here for a year and my brand new Mercedes truck was broken into with the windows smashed out and the truck put on cinder blocks with the custom wheels stolen. This happened in the gated parking garage next to the leasing office. Do not be fooled this place is not safe for you or your vehicle in that garage. It has been a problem there for years as I have seen 20+ cars broken into and on blocks as well!
Just got my car broken into as well. A smash and grab job. Management will make excuses, but the bottom line is that if you are really taking care of the way people live (thats their motto) you would install better security to help against theft. The front doors are almost ALWAYS broken, making it easy to access the building. Also, they USED to have a security guard 24/7 inside the garage watching people come and go. No longer. The theft is a HUGE problem and I hope they actually do something about it other than apologize.
This building is an absolute ripoff. Save your money and go anywhere else. The staff at the leasing center is rude (except for Oliver who is always willing to help). The elevators are constantly filled every weekend with either urine or vomit, twice now with blood. People let their pets defecate in the halls and it takes days for it to be cleaned. On top of all of this, they instituted a new policy that each apartment is only allowed two guests at the pool and you must be wearing wristbands in order to get in - as if this is some public pool and not a luxury building we pay top dollar for. This policy was announced less than 2 weeks before Memorial Day and the leasing center was unwilling to grant us 2 extra pool bands for our guests that we have had planned to stay with us for over two months. I will absolutely not be renewing my lease here and I encourage others to look for a property that values its tenants.
Gorgeous building! Staff and service are superb!
Great location and amazing leasing office staff!
Great young crowd drinking and hanging out on Sundays by the pool.
Very professional, nice friendly environment.
As a Dallas newbie, I couldnβt be happier with my choice to live here. Gables Villa Rosa has exceeded all my expectations and previous rental experiences so far!
I have been a resident of the Villa Rosa for 1 month and seven days and the review from a year ago about break ins is absolutely spot on. Absolutely unacceptable. We cant even go a month and a half without being victimized by the horrible security here. It is a complex with over 500 units and they only have a camera on the first floor of the parking garage when people exit and enter. They completely deny responsibility, saying well its Uptown well theives wouldnt be deterred by cameras anyway. The condescension and thinly veiled excuses are offensive and pathetic. Of course cameras can deter theft, or at the very least help you catch the culprit. This wasnt a smash and grab because we were stupid enough to leave computers or phones or wallets in plain sight. They had enough time to rip the stereo out and un-install additional speakers. We pay enough in rent, they should put some of that money back into the building for security to protect its residents and their property. I dont even care about the hardwood floors or the stainless steel appliances anymore. I would trade back my old apartment with old carpet and outdated appliances any day to have safety and accountability. You would think that the professional residents of the Villa Rosa who shell out high rents each month wouldnt stoop to stealing and you would think that the Villa Rosa would make more of an effort to keep the riff raff of uptown OUT. Without appropriate security, the Villa Rosa is just an easy pickings playground for thieves. Expensive targets left unprotected. Thanks a lot.
Dear potential Tenants -As you evaluate this property to move into, please know that there have been an uncontrollable amount of car break-ins at this property. When we brought our concern to the management, they said they were putting in cameras. After the 2nd theft, when we complained that cameras still hadnt been installed, they said it was because cameras wouldnt do anything since the thieves would just wear hoodies.Until they put in a different gate management system (i.e., one in which multiple cars cant go into the garage upon one gate swab) or add a human gate tenant, please know break-ins will be an issue here. The management even said thieves tend to favor Chevy Tahoes and have seen many been broken into over the monthsRents have been increase by hundreds of dollars (per month) if you want to renew, which I cant say is worth it if your cars are constantly being broken into. This is not as much of an issue at other places that have better mechanisms in place to stop theft.- A current residentP.S - This is a beautiful property and I am enjoying my time here, but I dont think this place is worth the money with all the break ins.
Beautiful apartments in the best party spot in Uptown.
Loud frat house style apartment. noise complaints especially on the pool level or floors near it. past crime issues in their parking garage.
Do NOT live here!!! Apartment has been filled with cockroaches for months and the apartment has not taken care of it. They are all over the place. In dishwasher, silverware drawers and now hit the clothes....They have been the WORST apartment I have ever dealt with.
I stayed here with my father. The parking garage is a total mess with past crimes.
Best place to live in uptown!!
Worst apartment complex I have ever lived in. Illegal towing bad customer service and maintenance people almost never are on time to complete job. This complex is a no go!
Great living!
