If I could put ZERO stars, I would!!! DO NOT RENT HERE! You WILL REGRET it. Absolutely nasty…. Office has no respect for residents. ROACHES EVERYWHERE! I moved here in January 2021 and have dealt with this issue every day since.. unacceptable. I hate this property. DO NOT MOVE HERE.
Worse place I have ever lived. Washer dryer doesn’t work properly. It take 3 hours to dry 10 pieces of clothing. AC and heater are constantly going out. I have lived here for 8 months and not once have they came to spray for pest. That’s supposed to happen every 3 to 6 months. I would recommend a different place, especially for what you pay here.
I enjoyed living here. Office staff was very friendly and helpful. All maintenance issues were fixed quickly (if not same day). I had a small issue at life out but Hagit was incredible and handled the issue quickly and professionally. Again, the office staff (especially Hagit) was top notch.
Overall a great value and location. The office staff is very friendly. Sometimes maintenance can be slow to fix things, and I have had issues with bugs. But I really appreciate the renovations they have done on the complex, most recently with the landscaping. It’s very quiet.
I’ve been a resident at this apartment complex for 3 years. I’ve paid my rent on time, I’m not a disturbance to my neighbors, and I’ve practiced my patience even when things have not gone my way. I’ve had a number of maintenance issues in regards to not getting problems with my unit resolved, but it seems like when one problem gets resolved, another rears its ugly head. Aside from all of the maintenance issues, I have had my car port taken away from me as well. I’ve parked at my assigned spot for a sustained period of time, and then out of nowhere, I receive a message stating that I will be towed if I didn’t move my car. This service has been completely unacceptable, and I can’t believe the number of issues that I have encountered during my time here. It’s been utterly ridiculous…
My family and I just moved in on 3/18 and have been loving it so far! Very quiet, the apartments look very nice and the management/maintenance is super responsive for anything you need! Definitely a best first apartment.
I would suggest NOT renting from here. My girlfriend has been renting from this complex for years with a car port. The leasing office mistakenly rented it out to a new tenant, and had then threatened that she would have her car towed if she continued to park there. This on top of all of the maintenance issues she’s had in the past is just unacceptable. Ive never seen and heard of so many issues with an apartment complex in my life. Id avoid this place at all costs...
This wont be my last review for this place but im sick of it. If your a female DO NOT RENT HERE. maintenance just walks in your door, no knock or anything even after you request to have them call before entering. It’s unsettling and even after you ask for them not to, they do it anywaysUpdate: ill keep writing reviews until they fix our roach problem and actually come do the maintenance requests we put in. We moved here in January of 2021 and we’ve had pest problems since day one. And on too of that, when we turn the air on, water leaks from the ceiling. We wanted to break our lease but they said we would have to pay $1900. STAY AWAY.
Ive really enjoyed my experience with Sutton so far! They have been super helpful and responsive. The renovations are awesome! Ive met most of my neighbors and they are super nice!I was hesitant to move here because of the past reviews, but I am pleasantly surprised. Katie and the office staff have been very helpful.
I can start by saying this is the WORST place and i would not recommend anyone to live here. They are crooks and could car less about living conditions. I can start with the fact that they stated they had a promotional around the time i was going to move there to get 500.00 your first month rent if you sign and leased between the months i was moving . We were told it would apply to our next months rent since the first month was prorated because we are moving in on the 15th of the month. The original apt was not even read we had to move to a deferent unit and it had the wrong move in date because that one wasnt ready either. After paying the prorated amount i seen the next month had a full months rent and not the concession we were told that we would receive. I called, email, and even went in person and was always told someone would view the acct and contact us back. No one ever reached about out and i was contacting over a month was also told a microwave would come with unit just to find out that was untrue even after watching one of the ladies in the front office put in a work or order for something that did not exist. After trying to contact for a month about the payment i was told a week before my next months rent was due that i need to pay 1800.00 dollars because i have a past due amount of 500.00 from the previous month. they have roaches and i had no ac not a whole month and offered no accommodations except one window unit for a bedroom apartment.
For 932 a month my apartment came with 100 gb internet, washer and dryer and water. The maintenance usually gets to request same day or next day. Staff is very nice and usually responds to emails same or next day as well. They are strict about the outside cleanliness and does give out fines, which in my opinion is great to know they take it serious. Ive been here for about a year and if my job didnt plan on moving me to fort worth I wouldve renewed my lease.
If I could give zero stars I would. My boyfriend and I, have had a terrible experience moving here. First, they were not clear about everything we needed to pay upfront, an put us in a horrible bind due to their miscommunication, and then lied and stated they told us.Its hilarious how they are not held accountable for the numerous mistakes they have made, but let us not pay rent, they will put an eviction notice on our door.Once we moved into the apartment, it was not properly inspected. Everything, and I do mean EVERYTHING was broken. We are putting in work orders every day. Ceiling fan not fixed, broken doors ( i mean off the hinges), my boyfriend and myself were almost injured due to this. The dish washer is leaking, the sink nearly fell on my boyfriends head, the internet was not set up, they didnt even bother to tell ATT to turn it on. Wall jacks dont work, door locks not working, I know I missing so much.I have renters insurance yet, they continue to charge me a fee as if I dont have it.We feel scammed. Worse decision ever. The staff needs training. And honestly is truly lacking here. The things this terrible complex has put us through. This was suppose to be a new beginning for us, instead it has been a terrible ordeal.Update: now we have a leaking issue that causing rust 🤦🏾♀️ DO NOT MOVE HERE.
I’ve lived at Sutton place for two years now. For the value, you can’t really beat it. Included washer and dryer and AT&T 100MBs internet is amazing. New management has come in but familiar faces such as Katie are still there. Katie always goes the extra mile in assisting me when I require it. The community isn’t 10/10 but for me it’s perfect. Quiet enough and my neighbors don’t bug me. The appliance are nice and updated and I get a lot of compliments from my friends when they come over. Perfect for my dog and I.
My husband and I like our place. It takes a little time, but if you need something done from maintenance, they do it. The staff has always been nice and as helpful as they can be.
I would like to leave an accommodation for Katie, very professional, easy going and very knowledgeable about the property & will always greet you with a smile.
Love this place, from the second I moved in I had so many options on apartments and a lady at the office I think her name was Camryn or Katie actually worked with me on the price and helped me out a ton. And right now they are putting in so many new plants that for a split second, I forget Im in the concrete city of Dallas.

Weve lived here for over a year now. Emergency maintenance requests consistently take upwards of two hours to be addressed. Weve always had to call the office to tell them the people havent shown up yet. Office is not good about answering the phones. Have to leave voicemails a third of the time.Weve gotten three false emails from the office stating that we have overdue rent when we have auto-pay already set up. Weve called to check in case something went wrong but it was always an error on their part. Emails sent are spelled wrong and confusing and half the time need another email to clarify or correct information. The whole management seems very incompetent and unprofessional.Would not recommend. Despite the nice location of being near the tollways, dealing with management has been such a hassle we will not be renewing.
I moved in here Jan and haven’t had any issues so far! Any time I’ve an issue and I put in a maintenance request, they come in right away to get in done! One thing I don’t like about my apartment is the kitchen, I think it’s way to small and not enough space! Also on some instance I’ve seen small roaches here and there, nothing major! I was very big on no roaches being in the apartment complex, so I was disappointed! I do love the fact that they have pest control and it works well! Also they have valet trash pick up!
If you really need a safe, comfortable and beautiful place to live consider Sutton Place. The office personnel are cordial and caring. They take personal care of all of your concerns. They make sure to address every concern you have no matter how small and if something is wrong they fix it or make it right. Leonor, Kimberly, Katy and Joe are amazing. It would be remiss of me to not mention the maintenance team. They are efficient and go beyond the call of duty. Kudos to Edgar, Elder and the team!

Be very careful renting from here. Someone I know had their vehicle towed as a resident and they were able to get their car back, but the next day their truck got stolen. What complex tows your vehicle during a pandemic. Complex claims it was due to them not having a parking permit, but could t produce any documents showing where the residents were informed of this. It is my personal opinion that the complex was so upset they had to release their car, they retaliated against them and had Southwest Auto Tow take their truck off the books. Beware of this complex!!! I am exercising my first amendment rights. I also would like other people to be aware so this does not happen to anyone else. I will be making this public to anyone who will listen. To top it off the property manager doesn’t care. All she has to say is I’ll send to cooperate. There’s also no security measures in place to protect their residents. Trust me spend the extra money and go somewhere else.
Staff is friendly but beware of fees that are not included in the rent. Be sure you are clear on everything before handing over your money to them. I learned the hard way! There were old post about this issue and I never thought it would happened to me! Leasing agent either misinforms you and just take your money. Be sure you have everything in writing before giving the property your money!
I have lived at Sutton Place since 10/07/2017 until 9/9/18. This was my first experience in an apartment and I am good with it. The office staff have always been polite and helpful when Ive talked with them or went to pick up a package. My A/C has on about 4 occasions leaked from the ceiling (but never stopped working), but within 2 days they have come and fixed it, leaving a note behind letting me know they were there. Quick by my standards.I live in the back of the complex, and parking is ok. I dont pay for covered parking, so if I get home later than normal after work (6 PM +) then I park farther from my apartment than if I get there before 6 PM, but it isnt a big deal really. The visitor parking spots (which are plentiful IMO) are rather small, so anything bigger than a mid-sized sedan has a hard time squeezing in them (which causes dings in the doors).I live on the third floor. I dont hear music or talking, any noise really from the other apartments. Occasionally I do hear thumping sounds coming from the apartment next to me, but it isnt really distracting to me. The people who live under me claim I am noisy, but no matter how light I try to step I cant fly. So maybe consider getting a top floor apartment.I do smell weed in my apartment or outside walking to my apartment sometimes (5-6 times a month), but when I turn on my bathroom exhaust vent that seems to fix the problem.I only had one incident with a young, drunk guy hanging out in front of my apartment and waking me up at 3 AM talking loudly on the phone. But after I yelled through the door for him to get away from my door, he left rather quickly, albeit confused. The apartments do have an after hours security patrol that will come if you call them. So that is helpful.There are some young people who live here who drive too fast in the parking lot, but it isnt horrible. I dont let my son (11) play in the parking lot so that fixes the problem.The garbage trucks come and empty the dumpsters often, but that then leaves trash blowing about. I do see maintenance staff sweeping up any trash/glass and clean it rather promptly. so thats pretty good.I have a unit that isnt updated, so the fridge is older, as is the dish washer and stove. But, they work great, so I dont really care what they look like. I also am glad the unit come with a washing machine and dryer.I have noticed bugs/roaches. However, as long as I clean up the kitchen each night and not leave dirty dishes or food out, then they stay away. I did go out and buy my own roach spray. Stay clean, you should be fine.Also the pool is great. And has always been open for use when I have went to it with my son. It is surrounded by trees, and looks beautiful. I was very much happily surprised by it!Overall it was a good experience and I would recommend this complex.
No complaints from me at all. Love Sutton place. Super cool staff Everyone is willing to help. Anytime something is wrong it’s fixed within reasonable time. Price is great, remodeled descent size gym and my neighbors are straight.
Staff is the best around town! Went on a tour with Katie. She was super excited to show me and my fiancé around the property and followed up with us. Answered any question or concerns we had. Love to see people actually care about their job and helping people. Great floor plans and amenities. Although we did not lease due to personal reasons...Definitely would recommend to anyone looking for an apartment. Ask for Katie if interested!!!!
Edit: so far things have got a lot better, I see the changes and appreciate that management and staff were concerned enough to do that.

I have lived at this place twice. Once with a roommate and the second time by myself. The building I lived in with my roommate the first time, was completely drenched in the smell of weed making it difficult to breathe as soon as you walked up to the building. Both times I lived there, the front office was terrible and maintenance was horrible. There were times the maintenance team would close out the orders the exact same day that I opened them with the staff, but they never fixed the issues, even while I was at home waiting for them to come and fix them. The only time I would get responses from anyone is if I called their corporate office and told them what was going on. Also, the last time I lived there, I was looking at upgrading to a Berkshire unit, and Isis told me to my face, that they were overcharging the tenants for the rent there. That is completely unprofessional for an assistant manager. I would consider giving this place one more chance IF, the changes to staffing has significantly changed for the better. Only then would I consider talking to a leasing agent about moving back.
For me dont have better place to live, Between, Plano Legacy West and Addison, were you find a amazing nightlife, 25 minutes from Downtown were I work, no traffic.They rebuilt all apartments a pool and gym, too, my predilecte places.Katie is one excellent employees, you can contact her to make a leasing, its easy, she always stay with a good smile to help you.
Over all I enjoy living here. Today my AC fan went out and they fixed it in less than 2 hours. The community is mostly quiet hard working people. I am sad they cut down all the trees around the pool and there is no shade there, but I understand. My rent is reasonable for what I recieve. The rent price should note that you also have to get and pay for internet and valet trash no exceptions.
I am pleased with my experience at Sutton Place. The office people are extremely professional and always happy to help. Love talking with Miss Dakota when I need something. She’s always there to help and is very respectful and friendly. Anytime I’ve had a maintenance issue it is taken care of promptly. I have no issues with this place.
So let me start by saying that most of these reviews were done when there was different management. I know because I have lived here roughly 4 years. There have been many changes in the environment and I am now proud to call this place my residence. Katie is my go to office chick. She’s always friendly and caring. There were a few times I had issues and management met with me and resolved it ima timely manner. I can be difficult and there were times I was rude and maybe a bit uncalled for with my attitude but they have always remained professional and patient. I love the upgrades they have made to the units and the new gym. I’m so excited for all the work being done on the pool area. Also... I in no way was given an incentive for this review. I just know they are trying to rebrand themselves and you should come by and check the place out. They are incredible :)
I think the management company is beginning to realize that they cant keep residents if they dont take care of the community. Since my last review they have been improving the community. None of the vendors park in my reserved space anymore. The groundskeeper seems to be keeping up with the poop now. They have been painting the community too and adding updates to the exterior. I notice less trash too. Maintenance still seems stretched thin, but they are definitely improving. I also dont see roaches anymore. They must have done something about that. Still not worthy of five starts but if they keep improving then i can see it being a much nicer place to live and worthy of five stars. One thing i would mention is having the office staff answer phones. They never seem too

Stay away from this place is the worst experience I ever had in my life they are not professional with no experience they’re messy they lose your money and they wanna charge you again and again and after they lose your money they want to charge you late fees it’s my first week here and I’m having a lot of trouble with the leasing office, first I checked the prices and the apartment online whatever price was online I called here to make an appointment to rent the place based on the prices I see the next day I came in just to talk to the office to rent the place they told me all the prices you saw online they changed and they did change them within one day . So that’s fine I’m in a rush I’m in a hurry I need to the apartment so I had to pay the extra money so they sent me three times to get money orders for them 1- Application 2- for deposit 3- for rent . After we agreed on everything finally it was about to sign the leasing contract. Then all of a sudden they come to me and tell me the apartment you’re taking is not ready yet it needs another week to be ready can you wait one week and for me I have to move in the same day, so after arguing back-and-forth They decided to give me another apartment and I said that’s fine and by the way they told me that I qualify for $250 off the first month which is I was excited about and based on that amount I brought the money order for them so I gave them the money order based on the exact amount of money they requested and as you know you cannot sign a contract or move into the apartment without handing the money order to them so I signed the contract I moved into the apartment and after four days I get a phone call from the leasing office telling me that I still did not pay them the money and I all the money for this month and the deposit so of course I saw her asking them to look for it all over the place because I’m sure I gave it to them and that’s why I moved in because they saw they have the money in hand . And now they’re charging me for every day I’m late for the money and they took out the $250 so I’m paying the full amount now plus late fees even though I already paid I need help because I’m in the middle situation where I’m gonna be paying rent more than triple, this place is a mess they are so unprofessional, I am going over the Internet social network and tell the world about my experience here at this place
I only been here since November 29 my lease started November 17 but I didn’t move in til the 29, fast forward til now I haven’t been here a full Two months and Kimberly already trying to evict me by Monday when we went to eviction court Monday on 1/13/2020 payment on court papers say 1724.82$ I told them I had the money and the exact amount I gave it to the court as directed like I was supposed to but she said it was above her now whatever that means, it’s sad and a messed up situation because I haven’t even been here a full year to even enjoy my apartment, I liked Sutton place the price was affordable, the apartment was amazing for me every thing was just right for me until now they’re trying to put me out! They treat their tenants wrong most apartments work with their Tenants heck Parkway Place had a program where they help you out for rent they let you pay half your rent on the third and the rest in two weeks resorting on the 15th, I feel most apts should have it like that as well people are human just like you Kimberly and the rest of your staff people go through mid life crisis as well like you guys would as well people lose their jobs, lose everything etc and you guys shows no sympathy for it, and that sadden me because I really liked these APARTMENTS!
Sutton Place Apartments in Dallas, TX is a great apartment community. The grounds are kept beautifully landscaped and clean. The apartment office staff are very helpful,, professional, and effective at answering questions quickly and resolving issues.They occasionally have onsite events like BBQs that tenants can participate in. They have also provided online exercise classes, for free, during this CoVid-19 crisis.The maintenance crew has always been very good at responding to maintenance issues and resolving them.There is also a security officer onsite that regularly patrols the the grounds to make sure everyone is safe.I would highly recommend living at Sutton Place Apartments at 18600 Dallas Parkway, Dallas, Texas 75287 to anyone.Sue Tritch
My sister lives in these apartments and has been trying to get out of the lease for a lot of reasons, a few weeks ago someone was murdered in the parking lot, that alone should be a good reason to be able to leave, but they REFUSE to let her out of the lease. On top of that she had to move 2 different apartments which both flooded, Like amazon rainforest kind of flooding from the ceiling. Left floors completely soaked which caused mold ultimately causing her severe allergies and rashes. And then here comes the pandemic that has affected her financially. It took 32 days of back and forth emails to get a response from their legal team basically saying sorry none of this is our fault, you have to either stay until your lease is up or pay an extra $1900. If you are looking into these apartments I would HIGHLY suggest going somewhere else. For your own safety. And ultimately the whole thing is disturbing to make someone stay in a situation they are uncomfortable In.

My experience here at Sutton has been great! Beyond my EXPECTATIONS, everyone is very attentive from the people in the front and the managers ! I always get greeted with a smile .
I’m extremely satisfied in my apartment. The Leasing people are all super nice and helpful. I moved here for the location and price point. Sure they aren’t updated but the price reflects that. I have not had any major maintenance issues or anything that has not gotten taken care of. No bug or noise problems. I’m happy here!
I lived here for a 1 year lease. I would like to leave more than a 1-star review, but simply cannot. I will start with the positives by saying that the staff is pretty friendly and the prices are cheap for Dallas. However, the main problem is the amount of roaches. SO MANY ROACHES. No matter how many times I cleaned my unit, how many bug traps and spray I use, they still come out from the cracks in my walls, the A/C units, through the sink, and the light fixtures. They are infested in the walls, the cabinets, its honestly just disgusting. The front office will claims they spray for them, but it doesnt help. The buildings need to be fumigated or torn down and replaced.Also, halfway through my lease, the apartment complex decided it was a good idea to just stop accepting packages. So now, whenever I order something, it gets dropped off at my door out in the open. Ive already had someone tear open my package and steal from me.
Stay away. Been here 2 weeks, had 2 bikes stolen off the front porch. When we moved in, the apartment wasnt cleaned, we were missing our washing machine, cabinet doors hanging off hinges, no bathroom fan (the hole is there where it should be), and we werent given keys to our mailbox or storage closet for over a week. Office is disorganized and late with everything. We dont feel safe here. Id give it 0 stars if I could.
So, I moved in here in 2017 and had minor trouble like the apartment i had reserved was not ready. The previous tenant wrecked it and wouldn’t be ready in time so they moved me. I lost some packages that I ordered cause I was expecting things to go smoothly. Well I moved in as I paid the app fee and everything. The apartment was ok for first few months but after that the smell of weed started to get harsh, loud neighbors and I once found baggies of substances all over the property. Not to mention the water main outside my apartment bursted 4 times in the 2 years I lived there. Roaches and bugs were all over with several emails saying don’t leave food out in your apartment clean up and all yeah we know but apts are so old the bugs are in walls. During my stay they remodeled as a new company came in, now remodel means new siding and windows and fresh paint. Not a remodel of the apartments, well at that time I traveled for work and personal back to back for 3 weeks and during that time 3 vacant apartments above me flooded the water heaters popped. Since no one was in them it’s just rained down on my first floor apt and I was told and lost lots of my stuff. The carpet was ripped the ceiling was falling and I had to move everything to living room area but kept paying my rent. 3 months later and a threat to lawyer up to get the carpet fixed since there were nails everywhere they finally fixed it. Anyways I decided to move out and when I submitted my leave forms they took it then called to give me a “deal” I thought it over and still left.Word to wise don’t trust somebody these reviews and don’t move in unless you have a lawyer on standby.
I am happy to leave this review due to the outstanding service I have received during my time here. I do not have pest, noise issues. I’m only moving out due to a job offer out of the state. Otherwise, I’d be staying.

Between them losing a large number of apartment keys and not changing the locks to the emergency maintenance staff being rude and argumentative as well as the leasing office staff not willing to take a look at the issue an resolve it entirely instead of patching it up. Also they lack in communication as a whole. update 9/4 ac unit went down an they couldnt provide anything in compensation and its 90+ degrees out side had to wait 2 full days for a replacement now the replacement leaks in the bathroom and the roof is warped due to it and they DEEM it not an emergency so last time i checked mold is unhealthy! Do not be fooled by the paint job the maintenance and management office is THE WORST EVER! Sadly i cant even give these guys a negative star cause if i could i would and once my lease is up im out!
I have lived at Sutton Place for quite awhile and dont have anything negative to report. The new maintenance supervisor, Brandon, has helped me tremendously over the last week and I always receive courteous service from the office staff. I have no bug issues or noise problems. Sutton Place is amazing.
I moved here in 2013 after leaving my Frisco apartment, this was more convenient for work, more affordable, and cozy. I figured it was a great place to live, or decent. Since 2013 I have been putting in the same service requests, for the A/C, the heating, the stove tops, the ovens, and the drafty windows that lack seal in the panes. I have resorted to taping those gaps. Unfortunately I have not moved out. And today, again on this hot Texas day, I arrived at home to find my a/c had gone out. Apartment hotter than the devils house probably. Emergency maintenance complained about me not calling during the day, asking why i didnt mention it. Sir, this is an emergency, please all i want is some help. Since 2013, the stove, the a/c and the window service requests are still being written. I have gone winter nights freezing cold because of the windows, hoping the piled blankets would keep the draft out. I have spent sweaty nights here as well. This is supposed to be a home kept up by the property because I am a paying tenant. If anyone is having issues feel free to contact the Texas Tenant Association. They are able to help with legal free advice and other resources.
DONT LIVE HERE! In less than a year and a half the following happened:1. Attempted Breaking and Entering on our place (They had keys so watch the shady maintenance staff).2. Actual Burglary from patio3. Towed truck while having a parking sticker. Had to fight the apartment management to get it back without paying.4. Tons of bugs litter the units.5. I asked management to remove poison ivy from bushes in front of the unit and they completely removed all 4 bushes instead of removing the ivy. Then left an ugly dirt patch for 6 months only to replace with baby plants that had more poison ivy.6. Plumbing is terrible and you will have to constantly fight clogged pipes.7. The seals on the doors and windows are horrible. We constantly paid $140+ in the summer for electric. The thermostats arent calibrated accurately and will say 68 when its actually much warmer in the unit. You will have to constantly run air condition to counter-balance the loss of air from the seals.8. Walls are paper thin. You will here everything. The walls next to stairs physically shake when people walk on them. It makes sleeping at night miserable and very noisy.9. Non-gated community allows for lots of sketchy people walking the property and loitering.10. Bad lighting makes it dangerous and scary.11. Fees, fees, fees....all the fees!!!!And worst of all, the apartment management is the worst Ive ever seen and thats an understatement. They truly are heartless. The manager Lisa and her boss Hilary argued with me that my wife lied when reporting an attempted Breaking and Entering. My wife suffered anxiety and fear afterwards and the manager initially denied our early termination of contract. Do not spend your hard earned dollars at this horrible complex.Avoid this place!
This is without a doubt the trashiest, jankiest, worst run complex Ive ever seen in my life. Utilities are constantly breaking, and maintenance never responds until at least a week. Dripping A/C unit? Took them a week and 4 angry calls until they fixed it. Door handle broke within the first week of moving. Oven knobs break off every couple of weeks. For some reason all the paint in the doors have human hair plastered in it. Carpet is pulled up at the edges. Walls are so thin your apartment will always smell like cigarettes or weed. And now during the Summer, all the rotting wood in the foundation has lead to a millipede infestation. Seriously. Youre better off being homeless than living in this cesspool.

I liked a few of the things there the rent was decent and the pool was nice, I didn’t like the fact that my mail key got stuck all the time and I asked serval times to get a replacement and they are like we don’t deal with the mail, the one thing I didn’t like at all was the roaches!!!! My husband and I complained all the time to management we put in a work order to get the pest guy out here but they didn’t come often!!!
I just moved back. I am a previous tenant. The location is convenient and I like the apartment . I haven’t had any issues with parking. The staff was great during the move in process!
Listen well, SUTTON PLACE IS INFESTED WITH ROACHES. IF YOU MOVE IN, YOU WILL SEE AT LEAST 5 PER DAY AFTER KILLING THEM ALL. If you ask them whether or not they have bugs, they will dodge the question and say, We do have pest control. Do not fall for it; they will spray your apartment, but it will not work, and they will hesitate to service your apartment, subsequently. They will not followup with you after any request you make, and you will wonder if it was really done. Do not let the nice pictures online fool you. The place is run down and old. The neighbors are extremely loud, and they stomp. People can easily peek through your window. If you are considering the place because of the cheap rent, keep in mind, they will increase the rate on you. The staff is rude and unaccommodating. Sutton Place is more like Satans place, and is not worth 700+ dollars per month. You will feel ripped off, and they will not give you your whole deposit back. The staff lacks education, and they will try to sound smart. Also, since the place has bugs, they will crawl in your things. Ive left my stuff in storage for over a month, and the bugs are still in my things... Dogs bark like crazy at the complex. People will try to mess with your car. The response to this review below is an attempt to mitigate the strong impact of a thorough assessment of their complex. The apartments are, in fact, DERILECT. No amount of pest control can fix the severity of infestation the apartments have. I have frequently and explicitly communicated my concerns, in a manner that should have been effective, on various occasions, via phone, email, and direct conversation. The staff is complicit. Do not let the response below fool you. They are clearly experiencing some extreme form of confabulation.
The area is decent, outside of traffic and tollway, but these apartments are not worth the amount you pay. Beware, I have a 2 bedroom, 2 bath and my water bill averages 60-70/month. You have to pay it through the apartments so there is pretty much nothing you can do. I have had my car towed once but it was because it was a rental so it was not their fault. Just make sure you dont park in resident parking unless you have a sticker. If you ever need maintenance you will have to put in at least two work orders. For the most part if you can function without it being fixed, they will not fix it. The foundation needs major work so you can feel the slants in the apartments and my door to my balcony will not lock due to it. I have add it fixed before but I guess the building shifted 3 days later. There are bugs but pest control can get rid of them after two visits of course. I honestly would not recommend anyone live here because there are places that are bigger and cost less. You are pretty much paying for the area and depending on your neighbors it may not be worth it. My neighbor lets her dog use it in the stairwell and another one lets her kids run up and down the stairs. Then there is another one that fights her bf/husband every other weekend. My lease just ended so GOOD LUCK to whoever lives here after me.
This is by far the worst place I have ever lived. Dog sh.. everywhere, dead bushes and grass, mud everywhere after it rains. Broken glass in parking lot for weeks. Each person in the office tells you something different. Just read another review stating the appliances I have were discontinued due to fire. Ive reported that I have ants and roaches, no one cares. Rent is way over priced for this sh.. hole. Dont even look to live here. If I could afford it Id move out.
**Edit May 2018**A.C has not worked properly since the day I moved in almost a year ago. I have put in several work order requests to get that issue resolved and nothing has happened for them to fix it.When I moved in, there was 100% a roach problem that I mentioned to the office and their maintenance just put a couple traps for them which did absolutely nothing. I had to spend my own money on things to clear out the roaches. Im a clean person so I know they didnt come from me.I asked the office to remove the stove that was in my apartment because it didnt work properly and it would make the apartment smell terrible everytime I used it. So I bought my own stove. Maintenance came to remove my stove so I can put in the new one and just put it outside in the hallway. It was there for a good couple of weeks. They finally removed it after other tenants stole certain things from it. So lets see if this place tries to screw me over with that. Once the supplies stove was removed, I went to clean the space where it was and there was nothing but small fragments of food and a ton of little bugs eating it. Not just under the stove, but under the fake wood panels on the floor. So obviously they didnt care that the last tenants were filthy.About 2 months ago, I went into the office to tell them that I would either be ending my lease early so that I could move into a place that wasnt infested. The woman at the front desk told me if I wanted to end my lease early, Id need to give a 60 day notice + pay 1 more months rent. Since i only had 3 months or so left in my lease, I asked her what If i just didnt want to renew my lease since either way Id be stuck paying for the 3 months anyway. She clearly told me that if thats the case, i dont need to do anything and just let my lease expire. So that was the plan. I went into the office today to complain about how I was told that I would have new blinds put into my apartment 3 weeks ago, I mentioned again that I would not be renewing my lease and the woman told me this time that a 60 day notice is required for non renewing a lease as well and now Im stuck paying an increased month to month payment of like 1300 for 15 days in this place I wish I never called home. I spoke to the manager about this today and she basically called me a liar when I told her what I was told. This place is a nightmare, maintenance is terrible. Id only had 1 person that works here that I had a good experience with.I would not recommend this place to any of my friends and family.
If i could this place a 0 i would this is the worst place i have ever stayed at in this area. I came home for the 2nd time and water is coming down from the ceiling. I call the maintenance men and he asked if it could wait for tomorrow and he is a hr away. Least to say i wont be staying here any more i cant live with moldy walls and carpet. Do not come here!!
I moved in a month ago and have not had any bug problems, maintenance issues, or problems with customer service. The value is great. The pricing is on point for the area. Definitely worth checking for yourself.

If you like noise at all hours of the night, this place is perfect for you! from the speeding tow trucks that were contracted by the apartments blasting through the complex at all hours of the night, to the loud and obnoxious dogs barking incessantly, this place is the perfect community for anyone who wishes to never get any sleep!But wait, theres more! make any formal complaint to the management office and you get the privilege of being patronized by the best in the industry! With a half stocked gym that hasnt functioned in years, this is the go to destination for anyone who wants to figuratively throw money down the drain.0 out of 5 stars
I was totally lied to by Eric when I applied. I wasnt approved when he said no problem no worries I wouldbe fine. Now I cant get my $100 fee back like promised...Ive been given a complete run around....I ask to put the money back on my debit card where they took it from they said no. Manager said check should be received in 1 week now Im told 30 days.....totally frustrated and i need my refund. ERIC lied to me so many times!!!
This place does not have handicapped parking for guest and only 1 stall for residence at the very front of the complex near office. I have no idea how that is compliant with state and federal government laws.
Where do I start. So glad I’m out of this place. Before I start my review..I did leave the property on good terms so this is and will be a honest review!!First, let’s start with saying I lived in the complex a total of 3 yrs in 2 different units. The first one bedroom was perfect for what I needed. Small and imitate. Not updated. But I had no problems what’s so ever. Nice neighbors. Nothing ever broke. Maintenance was on time. (A whole different office crew was there back in 2015) I moved to a bigger one bedroom and that’s when the problems begin. They most definitely have roaches (office is aware) and pest control is not enough. They should probably knock down each building and start over. Maybe the new renovations will help! My ceiling in my shower had a huge leak from the upstairs neighbor and it happened more than once. It looked like they just patched up the ceiling and went about their way. Most of the office staff changes often so don’t worry getting comfortable with them. Isis (the property manager assistant) is awesome and she definitely understands the concerns of a tenant. She’s been there my entire time of staying there. And she does her best to assist. The community itself is older but the maintenance guys try their best to clean. I find that living in the back (past the mailboxes) maintenance can take a little longer. The units are not updated like the other apts in the area. I do feel like since they go by the “market rate” they should keep up with the latest modern apts. Not just updating the exterior. Also, be careful paying rent online (that’s the only option now) because I was one of many tenants that was caught in their online glitch. Funds were not taking out of my acct and i had tons of late fees. I went to the office and spoke with property manager (Lisa at the time) and regional manager (Cindy at the time) both were rude and Lisa even spoke with my bank because I was adamant about my banking statements and not paying late fees. I also had a confirmation from the site. She was very unprofessional and hostile with a paying tenant of her complex that she is suppose to manage!! Awful experience. Finally, a month later, they said their was a glitch and no one had reached out to me nor apologized to me. I only went AGAIN to the office because I was paying rent and needed answers about the late fees. From that point on i was determined to leave that property. Lastly, parking can be a pain. The spots are small. AND THEY DO TOW OFTEN. So have your visitors park up against the fence. I would recommend the property if they didn’t have roaches but no matter how often you clean, scrub, or bleach they are embedded in the foundation of the buildings.*Please do not respond to my review because i have no desire of looking back at this experience nor can I respond.
They have roaches no matter how much you clean up and the fitness center is terrible there are like 3 broken machines they are still using the old pictures! Other than that the staff is really helpful and also they only have 1 computer! 1 computer!! That isn’t a media room and you can’t even print you have to email to them to print it! This apartment is terrible but if you’re tight on money it’ll just have to do.
I would give a lower score than 1 if that was possible. This complex has gone downhill very consistently over the last 5 1/2 years I have lived here. Bugs and insects are a huge issue and the complex does almost nothing to address the issue even after repeated service requests. This also applies to mold and a water leak in the bathroom. All management will do is is just caulk and paint over the issue multiple times instead of really fixing the problem. This is my third time to put in a service request for this issue and once again they just cover up the problem instead of fixing it properly. I would personally recommend any other apt complex out there to be a better place to live than this one where residents dont matter.
This whole place is infested with ROACHES!!!! Roaches absolutely everywhere! Ive opened cabinets in the kitchen and had roaches fall into my freshly cooked food, Ive found them crawling on me, Ive even had them get in my water jug that stays in the fridge. It is absolutely disgusting, no other word for it. Pest control has been called 5 separate times and it does nothing but piss the roaches off. They dont die, they just come back in mass. Please do not rent from these people!!! No person should have to live in these conditions much less pay good money for it. I cannot wait until my SO moves out!
Oh I have been waiting a year to write this review as I have never lived somewhere so horrible and never want anyone to go through the same experience.I moved across the country and worked with Reed over the phone/online to get my lease completed. He was very nice and helpful. They knew I was not able to pick up keys the day my lease began since I would be driving from the north east but I had paid for everything up front and made sure electric/insurance was set up the day the lease started. I sent 3 paper bank checks as well with a signed delivery, in which 2 of them were lost by sutton place accidentally throwing them away the first time so I had to have the bank send again (should have been a red flag). I get there after driving 6 hrs with my dog (5th day of driving) and they tell me I have no lease because I never showed up to pick up my keys. I explain the situation and that it was told to me it was fine I picked up my keys a week late since everything was lined up. They then tried to get me into a “different” apartment for $200 more but also said the price I was originally given was wrong. Luckily I had proof of everything and demanded they stick to the lease agreement. I ended up having to speak with Lisa, the manager who was completely rude. I had to threaten to get a lawyer involved because I had everything in paper and writing and they had no reason to say I had no agreement. She got real nice then, coincidentally.I get my keys, the shower is not finished and is completely sticky. After being in a car for 6 hours, having to move my stuff out of the car, and having to work the next day, I needed a shower. I went back to the office, who made me wait until Lisa came back from lunch. They sent over maintenance and the smell of paint was so strong we couldn’t go in for hours. They tried telling me I could go in right away but I could barely breathe, I wasn’t going to let me dog in there. I told her I needed access to another apartment temporarily to shower and we walked around the property for hours until it was ok.They are completely unhelpful if you have a semi-large package being delivered, they will not accept it. My apt never had roaches however I took measures to seal and put my own roach deterrent around. There are a ton of roaches on the property though. Dog poop is everywhere. Neighbors are nice and quiet although trash is literally everywhere it is so disgusting. They don’t pick up trash enough so it over flows. The apartments are falling apart, something was breaking every month. Drawers not closing properly. Water leaking from under the sink causing molding, dishwasher becoming unscrewed from the top, window seals coming apart, shower peeling, washer making a ton of noise.They also were completely inflexible with their construction. I had a 1 bed and told them they needed to tell me ahead of time when swapping out windows so that I could leave the dog in the other room and they would have to do it on separate days or they would have to schedule when I’m home, as the dog could obviously run away if they take BOTH windows out and strange people are in our home making him scared with loud noises. They refused to work with me, did not respond to any emails and I had to put notices on the door demanding them not to enter that they ripped down. They did such a poor job with the construction as well, there are nails everywhere, they backed up into the car cover almost knocking it over onto the cars. They took up my reserved space several times.Upon moving out, I sent a certified letter responding that I would not be renewing my lease. They put it in the mailbox as mail for my apartment! When it was addressed to them. Luckily one of the nice women working in the office (she’s newer) helped me make sure it was submitted.They don’t answer emails, will lie over the phone, are not trained properly, Lisa is horrible, the property is disgusting, and most of all don’t let them mess with your money. I didn’t get half my deposit back either who knows why when my water was only $10/month.STAY AWAY!
I live here and honestly it has the lowest quality an apartment community can have! They only thing that went well for me was the process of moving in. They got me in and everything was smooth throughout that process, but everything failed after that! The price was affordable due to the fact that I moved from a different state and didn’t know the area at the time. Now after being in this area for almost a year I was able to go and explore other options and came to the conclusion that this place was literally “Trap House” material versus others! Nevertheless they are remodeling, but 471sqft for $800+ for a one bedroom is still unimaginable!!!!! They will tell you they compete with the surrounding competition, but boo...... “EVERYBODY” sqft is way bigger for that same or estimated price! By the way the prices go up due to remodeling but the sqft remains the same, “LITTLE”! The cube size gym is being remodeled and I’m curious on the outcome, due to the fact when I first moved in the “gym” had about 6 gym related equipment in it and only 3 1/2 of that machinery worked! Maintenance.........well lets just say you put in a work order and within a month you will get your request filled! Not guaranteed whatever it is will be fixed, but hey they will eventually come. DO NOT, I REPEAT DO NOT have packages delivered to this place! Not at your door or through the front office! Somehow it will have never made it or you will have duplicates of things because somebody failed to look for it. They will ask you to renew your lease and when you say no they will sincerely ask you why not, as if they don’t already know🤣! Im actually dying laughing while writing this, but I’m completely honest! By the way updated appliances cost you more, so I hope your not the type to be boujee on a budget!
Currently living here and all I can say is avoid this place at all costs. Have had a vehicle stolen from the parking lot, and then the replacement vehicle has been towed twice. This complex gets a kickback for having their tenants vehicles towed, I would give a zero star rating if I could.
Hope I could give 0 star. I moved out on April, they told me they will send me final statement via mail and email, but they did not, or as least I did not receive it. No follow-up calls, no emails from them. Today, I get phone calls from collecting company, such a joke. As a former resident that lived here for two years. This place is horrible.1: Apts are very very old, bad smell inside rooms. Distorted walls may fall down any time.2. They did not replace the carpet when you moved in, but they will charge cleaning fee and carpet replacement fee when you moved out. Funny, huh?3. Maintenance is a nightmare, they never did pest control, but they charge pest control fee. I requested pest control several times, and they finally did it at my third request.4. Noise is a big issue. Cars, dogs, children crying... You cannot sleep well at night.5. Management is terrible. Lower level staffs are ok. Others sucks.They only care about your money.

Lived here for 2 years and it was horrible. The cabinets were disintegrating, all the sidewalks would be covered in mud after it rained, a roach fell on top of my head one night, oh and water POURED from my ceiling for 2 weeks and they wouldn’t accommodate for me to stay in a hotel. I moved out months ago and still have not received my deposit. And now, I have a debt collection agency calling me from Sutton Place. My god this place deserves zero stars.
I visit these apartments quite often and I must say that they are an absolute mess. For starters, this place is two different colors, then the unit that my friend stays in is worn down and COMPLETELY roach infested. I get they’re “remodeling”, but you can’t even go out and enjoy the balcony because quite frankly, looks like you’re going to fall right off the balcony at any given moment because the beams aren’t even and it will probably give in soon (hoping not while my friend is still living here though). Only reason I would stay here personally is if they actually fixed the issues that everyone is complaining about because reviews definitely make a big difference. Otherwise, no security, no safety, various people running in and out at night and you can’t tell if they live there or just hang around others who may or may not live there. Bad lighting at night, and HORRIBLE pest issues. Oh yeah, and the visitor parking is terribly small and you run the risk of someone scraping your car or vice versa trying to park so often times people (including myself), double park.
Everything is clean and on point, best prices for the zip code. I paid extra for the upgraded unit and I pay for the covered parking so I may have a different experience than someone who is going for the cheapest thing on the menu.Neighbors are quite, the staff is friendly. I can pay my rent online which is convenient and my apartment has a built in washer and dryer. There is an Albertsons, Starbucks, Mi Cocina, a Thai restaurant, an Indian restaurant... Everything is walking distance. I really couldnt be happier. If you do not get the upgraded apartment or the covered parking you may not have the same good experience as I have.The bad; apartment is a little small. They do tow if you dont follow the rules for parking and you are right on the service road so traffic can be a bit heavy.

The popcorn from the ceiling falls 24/7 (expecially into my baths!), the vents are falling off, light switch plates, tiles in the bathroom and shower, the closet shelves are leaning and separating, the door frames are cracked horizontally at the top seams and the doors keep getting harder and harder to open... well, I was outside smoking and stopped the maintenance guy who is always driving the golf cart (and never seen w/o his headphones on). All I said is Hey, you should tell your manager or whoever runs this place that it is falling apart. He started to loudly inform me that he cant do anything about it while waving both his hands in front of me.. He then continued to loudly inform me that it seems everyone else in the complex is having this same issue... [hmmm]. He continued on with his aggressive Beto O Rourke hand gestures while repeating I cant do anything about it!. I assume he was suggesting he cant tell anyone to look into it..? Well his mouth seemed to be working just fine right there. Moral of thisis basically, everyone be warned: this place is a rotting, overpriced, outdated and rundown complex. Complete with rude and overly invasive/aggressive/lazy staff. Oh btw, after he kept interrupting me, he then zoomed off on his little golf cart.Run, dont rent. Youre welcome.

My little sister was supposed to move in to this apartment today. We get there and we get our keys and get to the apartment the apartment is filthy dirty like construction is being done. We had the uhaul since yesterday movers ready to move things.The leasing lady there was so rude when i asked her where is she supposed to go they are leasing an apartment that is not even ready.Pictures don’t do it justice
I am an Uber driver. Was making a delivery to building # 6 for Uber eats. Parked my car close to #6 by the mail boxes. After completing my delivery found a tow service driver checking out my car. I had been parked there no more than five minutes.There is no posted signage in this area. Other comments about extremely poor quality of this complex are definitely warrantedTow driver behaved very unprofessionaly. It was obvious that he planned on illegally towing my vehicle and then lying about his actions. He is very lucky that this did not get any further with his criminal plans.Be warned this is a cesspool!!!!!!!!!
Horrible. Management is horrible. Whenever I have an issue with anything breaking or needing to be replaced I always submit service request and everytime I have to go to office to remind them to do their job after they’ll email me saying service was completed and it wasnt. My garbage disposal breaks or is clogged at least 2-3x a month. So many bugs, from Michigan and never seeing a roach to seeing multiple in a day living here. I’ve asked them to come spray since I’m being charged monthly for pest control and nothing is done. I’m so sick of this place I don’t recommend anyone to live here!!!
Horrible!!!! Do NOT live here!!! The apartments are wayyyyyy too small for what they charged. I stayed til my lease was up and they charged me for cleaning which my apartment was NOT dirty! Charged me to upgrade the apartment after I left, the water bill was three times the amount it has ever been, the rent was wayyyy more than she told me it would be. They charged me for not being there. The customer service is HORRIBLE and they do NOT respond to maintenance request in a promptly manner. They get mad when they actually have to do work. Want something done go elsewhere!!! I did!!! I called and asked for Danielle, because she was the manager at the time and she did my walk through upon leaving, of course they changed managers and he stated he wouldnt help me.
Attention! Sutton Place is the worst apartment complex in dallas. Its full of cockroaches and the administration says its going to spray and they do not come. Ive been reporting the problem for months. The pool is always dirty and out of conditions. the cabinets are in a bad state full of cockroaches.This is the worst apartment complex you can live! The photos you see here in the publication have a lot of Photo shop because the lugas is old and in poor condition. It is infected by cockroaches

The balconies are very roomy, but beyond that, I think the management office is very difficult to work with. On night one in my apartment, my car was towed because they forgot to give me a parking sticker. When I first moved in, my apartment was infested with fire ants, so I had to wait for them to all die out over the course of weeks. They lose your packages and are at times unprofessional. When I was moving out, they threatened to tow my U-Haul moving truck if left over night in a visitors space. Once they know you are moving out, you go from being treated unprofessionally to being treated extremely poorly and rude.
Not a great place to live. The parking situation is a joke, the walls are paper thin so your apartment will smell like weed all of the time and I constantly have maintenance issues.My AC goes out once a month and Im stuck paying the the ridiculous electricity bill from it running but not cooling. One night (the 2nd time it went out in a 2 week period) I had to get a hotel because the maintenance man couldnt fix it at night and when I requested reimbursement, mind you it was 100 dollars not like I stayed at the hilton, I was told that it was my choice not to sleep in an apartment that was 90 degrees. Its an absolute joke, no one at the office seems to have any idea whats going on. Least of all the manager. Mind you the rest of the staff is really sweet, just very poorly managed. I never have any complaints against me, I pay my rent on time if not early and I guess their willing to lose good tenants over a 100 dollars. If I wanted to inquire cost of maintenance Id buy a house.
My boyfriend had been living here for 2 years and this place is disgusting...at one point he had a leak from his garbage disposal which meant he couldnt use the sink for anything, and since the dish washer flows into the sink he couldnt use that either...he called the office on a Friday...and whome ever he spoke to in the office told him that his flooding apartment from the sink was not an emergency. So from Friday to Tuesday he couldnt use his kitchen. Not only that but he has it expressly written in his lease that nobody can enter without contacting him first...I cant tell you how many times weve come back to his place to find someone walking out of it. Also I currently have issues with my roommate going through my mail so Ive been sending it to my boyfriends in what we thought would be safe...they wont let me pick up things if Im not a lease holder which is fine however theyve lost packages...they sign for things rather than properly checking them in...my mother mailed me a care package with tracking that said it was there but every time my boyfriend would go in they would treat him like he was an idiot...he didnt get it until a month after the tracking said it was there...Brittney is a sweet lady but they have one girl working in that office this is awful...she is either that daft or that much of a massive condescending troll.
I moved here may 2015. During one year, my car has been towed several times without any reason. They charge you without any reason for example By not returning the damn parking sticker while moving out which is only a paper and they can print it several times they charge you 75$. The maintenance is very slow. I put 4 times a service request and finally I needed to call them to have it done. They are jerk. Do not move here. There are lots of stains on the carpet. And they will charge you because of that. Believe me they wont give your deposit back completely.
Some of these people just talk alot a crap on the internet. They are good apts, fair priced, the maintenance team is on top of it. Just like any other apartment complex they have rules, pay your rent on time and your good.
First off they help the tow company make money and then pretend as if they cant do anything about it. They forget to tell you about the parking decals and restrictions the day of move in so they set you up for failure. You dont get to see your actual apartment until you move in. They have ROACHES and pest control cant control the pest. The will try to say appliances are updated but the cabinets and sinks are out dated so whats the use. They are very small but I guess thats why the prices are cheap. The office staff are really good at what they do but thats the only good thing over here. Im really looking forward to my move out date and I havent been here for a month yet! RIDICULOUS!!! Spend your money and time elsewhere please!
They advertise units on craigslist at dramatically lower prices than what the units are actually going for. When you contact them the price is actually two to three hundred dollar Higher. Its a bait and switch.

They contracted with a blooding towing company, watch your cars carefully all the time. Irresponsible staff, worst living experience ever.
Had a second floor apartment and constant noise that finally told Mgr Britney about. But I only had to pay a $200 deposit.. Was transferred with my job to south Florida and paid the termination fee and the two months of rent from the finance Person Katie! I had a two bedroom apartment and moved in August 20, 2015 and moved out and left PERMANTLY Jan 7, 2016. Had a brand newness slept in over a $1,000 guest room bed and asked Katie if she knew of anyone who would like to just come get it. She said she would. I said I have 4 holes from my plasma televisions and shd said aint worry bout that, Ill cut that out for the bedroom furniture. Then now here in middle of August never got my $200 bucks back and come to find out had a 80 bucks for water fur jan. Remember I left jan 7 and nearly a 100 bucks for Febuary!!! I wasnt even living there!!!! And then the roaches!!!! And they would never go away!!! My advice if your reading this.......NEVER EVER bother with this DUMP of a complex!!! I learned my lesson and bought a condo!!!!
