I’ve lived here for 2 years now and really enjoy my unit and the area. Being on the trail is awesome! My neighbors are very friendly and the guys who work here are wonderful!
Ive been here almost a year and its going so well. I love my community and hope to stay another couple of years. :) My only regret is not signing a longer lease from the start.
Please stay as far away from this place and all Gables apartments as you can. Yes, this place is cheap for the area but it’s for a good reason. The building is old and needs renovation very very badly.Within the first month of moving in the ceiling in my bathroom was leaking everywhere, and as you can see in the first picture part of the ceiling fell down. Their fix was to just repaint the ceiling, and the leak continued periodically for the rest of my time living here.The walkway outside of mine and three other apartments in my block would flood every single time it rained. The only way to enter and exit my apartment is through 4-6 inches of water. I had to submit a maintenance requests every time it rained, but whatever they’d do to fix it was just temporary.The buildings water system has to be shut off for hours at least once every 1-2 weeks. Their water system is so old and outdated that whenever they do maintenance on one apartment’s water they are forced to turn off water for the entire complex. Keep in mind this was happening months before the snow storm.These are just a few of the major problems plaguing this apartment complex, and if you bring them up to the manager and try to move (even to another gables property) they will make you pay at least their $3,000 fee and that doesn’t include your rent and any other fee that goes with moving/applying to a new place.All in all, i beg you to not give your money to gables. Many property management companies are insidious and will scam you out of your money, and gables is about as bad as they come.
Alberto fixed my AC after I had a couple of issues and he was very knowledgeable and friendly while doing so. He and Francisco are the best!
Elevator broken for months out of the year. Elevator has no ventilation. Stairways are gross. Can hear everything outside bc the windows are single pane and havent been replaced since 1985 judging by the frames. That will add hundreds to your AC bill also in the hot months. Packages go to an area that is not climate controlled and floods.Workout area next to laundry area is 10x20 tops. Units r outdated.
I was transferred from Dallas recently, so unfortunately I am not at this property any, but I definitely enjoyed my time there. Customer service was impeccable. My move in and move out was seamless and the staff are always so friendly. Maintenance is usually there within 24 of putting in a request, and the unit was reasonably priced for such a wonderful area to be in Dallas.
Love the location being off the Katy trail. Pretty quiet. Any issues I have had were solved by Wendy the manager. She is great and very very helpful! :)
I am moving to Dallas from a couple states away, being so far away and renting for the first time on my own it would be safe to say I was stressed. Mia & Matthew have gone above and beyond to help make this process easy on me. I had a box arrive before I was in the state, it was a very important box and I was scared for it to go unsupervised. Matthew put it in a safe keeping of me, confirmed its arrival and its location where I can find it when I arrive. I am a planner, so I ask a lot of questions, Mia has answered every email in a timely manor and answers all of my concerns/ questions fully. I am very confident in my decision to live here and can focus on work/life knowing that my apartment is under good management.

Matthew Tharrett & Miri Miara both helped me when I was first moving into the complex. They are both amazing and very helpful. Best customer service I have ever received from any leasing office. My first day I had a minor issue and Matthew had maintenance at my door in 15mins. They were able to resolve the issue very quickly. I’m so grateful to have moved into a place that really makes you feel like home.P.S.The view to the Katy Trail is the cherry on top!

Now that I am moving out, I have to say I found it very frustrating that they turned off the water at least once a month sometimes for most of the day to fix a pipe somewhere. Once while in the gym thats in the basement there was smoke coming from one of the washers. Not worth even close to $1000 a month for their studios. My ac drips and the solution was to leave a small hole for it to continue to do so. Location is only selling point of this property. Katy Trail is amazing however the entrance for this building needs some work or at least a trimming. The dog park could be completed if you just add another fence. Very old property.
I must say, out of all the apartments I toured at in the area, Mia in the leasing office was the most genuine and insightful person I encountered. She really took the time to show me the ins and outs of the complex as well as the advantages that surround the apartments. There’s no doubt in my mind that I chose the right place to call home!
Aside from the fantastic location to all things in Uptown, Matthew and the staff have provided incredible customer service throughout my time here. As my lease ends, I am so grateful that the move-out procedure has been so seamless with Matthews help!
Cute little property and great visit with Miri. She was knowledgeable and showed me a beautiful place on the trail. I look forward to moving in soon!
So I’ve been here almost one year, plenty of time to be able to make a fair review, and I must honestly say that I love living here. It’s an older building, and therefore, there are occasional small issues that go with older buildings: the slow elevator, the very occasional water shut-offs (always announced in advance) etc. But these are tiny in comparison to the awesomeness (and the friendliness) of the office staff and maintenance crew. They go out of their way to help with any problem. Other great things—the pool is immaculately clean and well-cared for (not always the case in Dallas apartments). And the location is excellent—the Katy Trail, the streetcar, McKinney Ave. Everything walkable in a friendly lively neighborhood. I very much recommend Gables Katy Trail!
If only there was a Matthew Tharrett in every leasing office. I ended up applying to the sister property but Matt was amazing. Words can not describe how amazing he was. he went above and beyond what any leasing office manager did and Im speaking from going to 20+ apartment complexes in the DFW area. The apartments are dated but priced accordingly for the area.
I selected a unit in this building because I needed a short term rental to be able to attend my last 4 months remaining to obtain my degree. When I first arrived with my mom we had huge issues because my unit was on the upper floor and the elevators were broken for us to move in. Needless to say this was going to be the smallest of the issues.As I stated before my lease was 4 months only and I told them this and thought this was the case but I later learned that this does not really matter as you have to notify them regardless 60 days before move out because they will still nickle and dime you. Unfortunately, they do leave you a notice at your door for anything you might need but not when they have decided they can charge you for time that you will not be living there.My parents, and I were livid. They then kept on charging not only a higher rent but also water, pest control and a whole bunch of late charges. I moved out of the unit on the precise day of my lease which was the 4 month rental.I have still been overcharged on my account and one person (Michael) tells you to contact an another (Katherine)etc. Its like a bad tennis match. At the end, when I requested to even be credited for the late fees which were charged because they had the incorrect amount, they told us for us to prove that we have been trying to contact them from the beginning of the month.I am one of 4 siblings that have all attended college and had to rent apartments. We have never ever been faced with the issues that we had to deal with here and the amount of money that they took for us.Renters beware!!!!! Not sure if this is a Gables Katy Trail issue or at all the properties of Gables Residential but this will be the beginning of a long investigation on my part.
This is my third year at Gables Katy Trail and I have been impressed from day one. From the friendliness and responsiveness of the front office staff (Jodi and Michael) to the exceptional maintenance team, it has been a great Uptown rental experience. If any issue arises, no matter how large or small, they have been on top of it immediately. The location provides easy access all over Uptown (and the Katy Trail is your backyard). The gated parking levels also provide a safe environment. The residents are courteous. Renewing my lease was an easy choice-
I have lived at Gables Katy Trail for years and years, and I love the charm of the building! Jodi and Michael, in the leasing office, are always incredibly helpful! Ben is amazingly helpful with any maintenance requests! They all make this place more of a home! It is clear they care for the residents and the building! I think this place is a wonderful jewel in Uptown, and I love living here!
I toured a couple of days ago with Michael. He was very peasant to deal with and gave me a wonderful tour of the building. I haven’t made a decision but am leaning towards Katy Trail because I know I would be taken care of there.
Super happy here in my cute little apartment! I rented the unit without seeing it and it suits me perfectly. I have a great view of the trail and love the area. Loving it so far!
Recently met with Bailey and she was as nice as they get. Decided to stay at current place but she won me over.
The management office is wonderful! Location is perfect, I love living right on the trail. Parking is easy to access and I love the small quaint atmosphere here.
We lived here for the past two wonderful years! Jodie and everyone in the office was great! I really appreciated how they actually kept the rules such as parking enforcement and noise complaints. We loved the community and the neighborhood! We only left so we could buy a house of our own! Gables is the best!
Easy to work with front office. Helped me out when I had an issue with my lease renewal and was able to help me renew. Prompt response with any issues I have with the apartment itself. Maintenance staff is very courteous and kept me in the loop with any repairs Ive needed. Overall pleasant experience and been here for a number of years.
Despite the fact that it’s one of oldest building in the neighborhood, it’s up to date on everything and has modern utilities. Jodie, Michael and the maintenance crew were always very attentive on anything I needed. Did I also say that rent is relatively cheap in comparison than other properties around? OH YEA! You can’t beat the price for the location, you have the Katy trail right at your door step that stretches from the American Airlines center, and passes the SMU campus, (about 4 miles) great bars and restaurants within walking distance as well. Also, the community is great and friendly and never had any issue with anyone. I highly recommend this property. Thanks for everything gables Katy trial.
First and foremost, in my opinion it is exceedingly difficult to get someone at an apartment complex to listen to what you are saying, let alone be straight up with you about how things are going to work. I am a person who is very, I suppose, passionate about things working properly. Ive just moved out but working with Michael for the last year and a half has been nothing short of a pleasure. To have someone straight up tell me how things are was so refreshing. Gables should seriously consider promoting him because he knows the residents (and the general consensus is that they all love him), the property, and is a DOER - he will DO to help residents and that is the most important. I just want Gables to know how great of an employee they have, but now Im going to move on to other portions of my review.The reason I didnt renew my lease is this:I moved to Dallas without a job, so Gables does not have my employment information on file. I receive notice that in the thick of COVID-19, this corporation is trying to raise my base rent from $1285 to $1315 (or $1350, I dont quite remember and I want to be as straightforward as possible). Mind you, add $30 for valet trash and maybe $20ish(?) for utility. So, during this global pandemic, this establishment is alright with raising the rent so high not even knowing that I am financially secure? Im ~essential~ so it didnt necessarily affect me monetarily, but the poor show of character at Gables Corporate is disgusting.The property itself is relatively well kept. It is the best in the area that I found for the money and I personally saw no roaches in my unit. You do get what you pay for, so dont expect a luxury hotel. You will however have plenty of space and storage. I was on the trail and I did seem to have a bee and wasp problem. The wasps really like to hide behind the light that is closest to the window. The maintenance was always very prompt about removing it or sending pest control. Please be aware wasps will come back looking for their home, so if you have it removed perhaps sitting on the patio isnt the best place. I had a theory that there was a hive in my chimney, which I still think is probably there.Gables - you should seriously check that out. There were always bees in the wrong part of my apartment where they couldnt possibly have come in through any doors.The elevator..... from the fourth floor in the back... it creepily just sits there with the doors open. A lot of the time you stand and wait for it to go and it never moves. Once, I was with my friend who lived on three and he hadnt seen it, so it could have to do with the top floor. Regardless, that thing is broken.Protip: if you get in the elevator and it doesnt move, open the door, hold down the 1 and any floors that may be below you. That seems to get it to work.Lastly, the water is always shut off midday. As a fun joke I almost want to pull how many water shut off emails I got, but this review is long enough and I dont have all day. I work full time and usually wasnt home for it so it didnt bother me the most, but it does annoy neighbors and would terrify me when I went to fill up my Brita and it soaked and hissed at because all of the air is releasing from the pipes.Overall, I am giving 5 stars because my rating is relative to other properties Ive lived in, all things considered. Michael is a huge contributor (if not the breadwinner) to your 5 star review, Gables, so dont let your ego get too inflated.Thank you for a good 15 months and I wish you didnt try to raise my rent so high during a global pandemic!
Ive been a resident of Gables Katy Trail for two years and have really enjoyed my time living here. The location is in the heart of Uptown and provides convenient, direct access to the Katy Trail. The building has made a handful of recent updates, including new pool furniture. Front office staff is very responsiveness and maintenance team is professional plus timely.
Good location. Biggest downfall- there’s no washer and dryer in every unit so I have to pay to do my laundry downstairs (the machine to load your laundry card also only accepts $5 bills). The dryers dont run for very long, don’t waste your $ on them. If you’re apartment faces the pool be prepared to hear EVERYTHING. Noise in the courtyard carries so easily, you will here residents stumble in drunk at night, the late night swimmers talking, and music during the day of wherever is at the pool. Maintenance here is good and quick to respond. Covered & gated parking is good. You pay for what you get here with the lower rent price. There is security on duty at this complex either. I probably won’t resign when my lease is up due to no washer and dryer in unit.
I could not be happier with the management staff at Gables Katy Trail! The grounds are pretty, the pool area was just revamped last summer and is beautiful. Also, the maintenance team is friendly and requests are handled timely. If youre thinking of making the move to Uptown (or if youre fed up with your current Uptown apartment) definitely check out Gables Katy Trail!
The office staff is great. Especially Jodi. She has always been quick to get our needs attended to. I recommend Gables Katy Trail. Beautiful and well taken care of.

I was very impressed with the professionalism of the Community Manager, Jodi Christensen, in the way she handled our questions and concerns. I was helping my daughter to decide on where to rent her first apartment. The Gables are definitely in the running!

Super flexible and accommodating move in process. Very friendly and felt like the building and property managers genuinely want to help the residents and provide them with a positive living experience.

I know this wont have an impact on the corporation but take it as a warning to others who consider living here. Ive had a very similar experience that Robert and Jane mentioned. Im sure the management will come here and claim to listen to us but they only listen and not change anything. Charging someone a full value of a microwave($180) just because theres a crack on the side(which might have been existing) isnt acceptable. I wont mention the remaining ridiculous wear/tear related charges but you got the idea. They have the upper hand because most people who live in this apartment complex wont risk hurting their credit history. We all end up paying what they ask for.I enjoyed staying at this apartments in spite of never ending issues and outdated amenities. Because it was a good value for uptown. I was getting what I was paying for. But be warned...If you still decide to move in, be very alert. Check every minute detail and report back immediately. If something has a small issue, dont assume they wont charge you. Get it fixed while youre in the apartment. They will take care of them with no charge if you still reside there. Im not sure if this is an issue with the current management team because Ive never had such a ridiculous move out charge in my 9 years of rental. I sent an email to the corporate office but nobody got back to me. Thats why I have the need to write this review. My final advice: Be careful.

This is a perfect place to live in uptown. Location next to the katy trail is great, office staff is super friendly and helpful, maintenance is fast.
Here are the positives about this complex. It is in the BEST location! You can pretty much walk everywhere which is amazing. You can walk to amazing restaurants, bars, parks, and the American Airlines Center! I cannot stress how amazing this location is. The maintenance team is always on top of everything and will fix anything for you in a timely manner. It is also really nice to have a gated garage to park in. The office staff changes rather frequently but I have always loved everyone that has come through! My apartment is a good size and I feel a decent price, especially for the location! The complex overall is pretty dog friendly. It is located right on the Katy trail which is AMAZING! However, I do wish they would fence off a piece of the grass and make it into a little dog park for people who keep their dogs off leash. Now for the negatives. The complex itself is somewhat rundown and old. A lot has broken in my apartment but I will say that it does not bother me that much because the maitenance staff is so responsive! I cannot stress enough how amazing the maintenance team is, especially Ben!! Ben is one of the nicest guys I have met and is extremely responsive whenever you have a problem. However, the most frustrating thing about this complex was the people. Many of the residents let their dogs off leash and did not clean up after them. Overall, I think this is a good complex to live in and I have loved my experience. There will be some things along the way that are frustrating, but that is the case no matter where you live!
Amazing place to live if youre looking to get a real taste of Dallas Uptown and are on a budget. Katy trail is considerably less expensive compared to the neighboring properties.Private access to Katy trail and proximity to great hangout places (Kung-fu salon, Level, clutch, Amli quadrangle and the some great bars on McKinney ) are a huge plus

Gables Katy Trail -where your money is more important to them than your health.My experience: The property manager attempted to force me to stay in an apartment infested with mold. I had to threaten a lawsuit and get her regional manager involved to override her petty, disgusting behavior.On top of that, the property manager charged me for late fees on days AFTER she had already received my final rent payment. The kicker is that the rent was late because the property manager didnt tell me what the final prorated rent amount was until 10 minutes before the office closed before the 4th of July holiday. I even had to take the responsibility of emailing her for the prorated rent amount 24 hours AFTER she told me via email that she would give me the prorated rent amount ASAP on July 2nd.You would think a decent human being would be accommodating after a tenant has to move out of their apartment for toxic mold, but not the property manager at Gables Katy Trail. After she tried to force me to stay in an apartment that was making me sick, she has vindictively tried to take revenge on me with erroneous charges (even though she is the direct cause of the over $200 in fees she is trying to charge me).The apartment is awful and the staff is just as bad.If Gables management is reading this I have no problem telling you about my experience with Gables Katy Trail and the property manager at that particular complex.
DO. NOT. MOVE. HERE. When I first moved in, I had to go two weeks without a washer / dryer bc the electrical hookups were wired incorrectly. The front desk was kind enough to offer me a 4 dollar laundry card and only after negotiations was I able to get 7 dollars in compensation. Then I started having issues with my AC. IT WENT OUT 4 TIMES IN A MONTH. Their solution? A window unit that doubled my electric bill. Oh, and this has all happened in my first 3 months of living here. For your own good, STAY FAR AWAY.
If I could give them less than one star I would. And just for a TOUR. We had a tour scheduled for 5:30. At 5:30, no one was answering our phone calls to let us in the gate. Once a resident let us in the gate, the office was closed. We drove out of the way for a SCHEDULED tour. We waited outside sweating for over 20 mins just to tour an apartment. Obviously will not be signing. Lol However, I will say that the call center agents were as helpful as they could possibly be.

So watch out for Gables when you move in because when you move out they will try to take advantage of you. A microwave plastic piece was cracked beforehand and they tried to charge me for it. They said my cat peed on the carpet and that it smelled, however I am very clean person and this was all made up to charge me for new carpet because the tenants who moved in after me were allergic to cats. I went to the office immediately after they told me they were going to replace the carpet, but when I got there they said it was already replaced. I spent 8 hours cleaning/scrubbing this apartment to trying to avoid charges (and took photos), but they are a corporate giant that will win no matter what. I recommend over-marking everything on the pre-inspection report. Any slight scratch, any slight smell, any crumb.
The review prior to mine is strikingly similar to my experience. Seems to be a theme. Gables Katy Trail claimed my pet urinated on the carpet (which shes never done in the apartment, not even once) and are charging me for new carpet entirely based on unsubstantiated claims of phantom dog urine. They can claim anything they want, and the burden of proof is on the tenant, unfortunately. They sent photographic proof which contained only tiny and/or faint, normal wear and tear stains on the *underside only* of the carpet. Any reasonable person would laugh at the photos upon seeing how minor and normal the UNDER-the-carpet stains were--my coworkers certainly had a chuckle when I showed them. :) Zero visible stains above the carpet whatsover, nor proof that the stains werent under the carpet when I moved in.The pet fee upon move-in is 100% nonrefundable, so it makes this sort of thing convenient for them, as it is not a deposit. Also, they offer a $150 cleaning service upon moveout, which I was foolish enough to take them up on. They later stated (though it does not state on the form advertising the service) that the service does NOT include carpet cleaning. So beware of paying for their cleaning service at move-out, especially if you have a pet. Deodorize the place yourself, as they will claim any remaining smells of pet fur/dander to be pet urine. While they accomodate pets, they will use the fact that you merely housed a pet to claim the apartment smelled of urine and get a pretty penny from you upon moveout.Im sure they will have some standardized response to this, restating that there was pet urine (nope!), that they just want to be fair to their past and future tenants, etc. :) But from one renter to another, be prepared to be gouged even if you were a perfectly clean, responsible and respectful tenant for multiple years.
DO NOT sign a lease at Gables Katy Trail! The building is disgusting, dirty, moldy, and pathetically operated by the rotund and boorish property manager. Other things to expect from Gables Katy Trail: vandalism, theft, uninhabitable dwellings, non-functional amenities, rude staff, vindictive fees, constant construction noises from 7am to 7pm, rotten smell coming from tap water, and loud neighbors. Gables only cares about your money. They could care less about providing you with an enjoyable living experience. Shame on Gables Management.
