I lived here do not recommend very poor service and way overpriced real dirty mostly on the weekends there is never parking. They charge you for everything office people are really rude do not make the same mistake I did.

We have been having issues with our AC unit for 2years since we been here and nothing has been done about it. Our AC went out yesterday and I called the emergency maintenance line but no one came and it was over 85 degrees. I’m pregnant and have asthma so this morning I call to let management know and I got an attitude basically telling me they will get to us when they can it’s other people with children as well. I walked around the complex to see if I could find maintenance and I did not see them anywhere. It just never took this long for them to come see about the air. This has happened in our apartment over 5 times. To keep going up on rent but nothing new is being done to the apartments is ridiculous. If I was not pregnant and didn’t have asthma I wouldn’t have a problem but this is unacceptable and for management to not have a care in the world is sad.

Let me me start off by saying this. I first moved here like 4 years ago, and everything was fine until about 6 months ago. The neighbors are loud and noisy. There are a lot of college students that live here so it only makes sense why it’s loud. There is no where to park. And they are raising their pricing to 1,500 and it’s just not worth it. There are bugs everywhere, even in our clean apartment. We still manage to find roaches. I’ve found a lot and have asked them to come spray multiple times!!!! And no one came to help. I AM TIRED OF SEEING BUGS IN MY HOME !!! DO NOT MOVE HERE I REPEAT DO NOT MOVE HERE!!! THE BUGD ARE NOT WORTH IT AND THE LOUD CARELESS NEIGHBORS ARENT EITHER.

I will be super honest with my review. Mariposa Villas has exceeded all of my expectations! From the first day I met the staff, it has been nothing less than professional. Whenever I have a maintenance issue, it is fixed in a timely manner and NOTES are left whenever someone enters the home, without occupants being present. I purchased a spot under the carport so that I could be close to my residence. The only complaint I have heard has come from my visitors because visitor parking is at the front of the property. As a tenant...I have not had any issues. I will be renewing my lease and staying another year. Thank you Mariposa for making this transition so smooth and easy for me.

Things have improved since my last rating. I could honestly say the front office has been more helpful lately and I very much appreciate the service Yessenia, Helen and Emmanuel have provided. Therefore I admit I could give them a little more respect and props. Thank you guys again, Renewing my lease pretty soon!

Great apartments! The management is very nice and if we even had a problem they dealt with it right away. The apartments are beautiful with high ceilings and large windows. The only reason we left is because we wanted to be closer to work. I would recommend living here!

If I could put zero stars I would. It’s been over a month that me and my husband applied and we just got a email saying not approved without any reason. When we went to the location the guy who “helped” us on the process said it might be because they put our application as if we’re applying individually and that it shouldn’t have been like that ( obviously they did a trash of work). He also said that if we didn’t get approved we were going to get our application money back. When we wanted to apply they would pick up all of our calls and now we can’t get a hold of them, the only time a lady picked up the phone said that they didn’t have any information on the system and that they were going call us back and they never did. Today I went to the location and I got the same information and they didn’t even let me go inside the office, Awful service.

I moved in a few months ago and everything has been seamless. Alex and Hector go a long way to make sure that all of my requests are done in a timely manner. They are super friendly. The complex is very quiet and family friendly. Since I moved in I had a few things come up and had to down size, they were VERY understanding and Alex bent over backwards to help me! Id give them more stars if I could :) Thank you!!

My daughter moved here about 8 months ago I couldnt be more pleased with an apartment complex. Anytime she calls the office they take care of things immediately. ALL staff have been amazing. Great job Mariposa Villas!

I’ve been a resident since April 2017. There was a different staff who were customer friendly. The Management Company changed a time or two. The current staff is Tanya, Alex, and Hector all who are always courteous and professional. Hector is near and dear to my heart as he is always so friendly and greets me with a smile and a How Can I help you, I want to help you attitude. When I have questions or concerns Hector makes every effort to ensure I receive the answers. I would like to commend him for being such a special person. You can certainly tell he loves his job because it shows within him and his actions. I really like the staff yes Tanya, Alex and Hector. I love the community, the amenities just everything. Thanks for such a wonderful group of people

Please do not move here! They are the worst! My car was towed and I pay rent every month! on time! I need my money back and they have nothing in place for towing mistakes! This is ridiculous especially during the holidays. These are not people of God.

I have lived in Mariposa Villas for almost 10 years and the current management staff are the best by far!!!! The staff is always pleasant and willing to go the extra mile. I have recommended Mariposa Villa Apartments to my family and friends

New management is absolutely rude and terrible never dealt with such rudeness I was a resident in 2018. I’m moving into a new place and need my rental history the office DENIED me MY LEGAL RIGHT to get my rental history from them and now I have to drive an hour up there today to cause a scene since they want to ignore my calls and threaten to call the cops on me because I keep calling asking for MY information.

I have really enjoyed my experience here at Mariposa Villas. It’s very clean and the staff are very professional. I have no complaints. I would definitely recommend this complex to other.

I’ve been here for eight years we had our ups and downs here is gone better to me the Office has very be good the manager is real nice for me they do take care of the job quickly I really like it better now here because they do the job better but it will help a lot if there is security for there won’t be breaking in and it will be a better save place to live.

I love my apartment!!! The amenities are wonderful and the grounds are always well kept. Hector and Alex are always professional and looking out for the best interest of the tenants. The cost is pricey but it’s well worth it! I love calling Mariposa Home

Alex & Hector at the front office absolutely extend their help in any way that they can. They are respectful, prompt, professional and just good people overall. The manager Tanya is super nice as well and they do well as a team. Moving in, adjusting to the complex was a breeze. I like the layout, shape, cosmetics of the apartments as well as a killer view of the city! I took my time and shopped around for other places in the area and honestly interaction with the office staff was what won me over.

Alex and Hector are the most helpful people in the office, every time I walk in or call with a question their the two I go to! They have been more then helpful and have gone out their way to help in anyway they can.

I’ve been a resident almost a year now. And I don’t have any complaints. Very friendly staff Hector and Alex are always willing to answer any of my questions and or concerns. Very nice units the area also very nice.

The worst apartment complex ever customer service horrible my son stayed there for 2 years air barely worked and when moving out just a complete mess. Be careful keep your money orders someone may be packeting the money . Office signed for a money order stated that they had then said couldn’t find this place is ridiculous and need to be reported .

Overall the experience was really good leasing here. Right now the property is having some renovations so it is a little difficult to reach the staff by phone. But really great response by email. Way to go New management.

My husband, 15 month old daughter and I (currently pregnant with baby #2) had to move from another place immediately because of potential mold issues and we found Mariposa Villas and couldn’t be happier. Honestly, I don’t write reviews typically but this staff deserves to be publicly appreciated. Alex has been the most helpful, kind and approachable apartment office team member that I have encountered in my years of renting. He has been so quick to respond and got us all set up to move in seemlessly. And now that we are in, he continues to be caring, concerned and quick to respond. Richard is by far the best maintenance staff member I’ve had at any apartment complex. I was surprised and how quickly he responds to work orders and how much you can tell he puts 100% effort and care into his job. I am very pleased that we moved into this complex. It’s tucked away, but super accessible to the highway. It really is clean and our unit was super affordable and so beautifully prepared for us. Such a refreshing experience after a not so great move-in experience two weeks prior in another place. My ONLY complaint is that there’s an ice cream truck that comes around 8/9pm and it’s loud mostly when I’m trying to put my daughter to sleep. But that’s honeslty all I have to complain about here. I love ice cream but he should come a little earlier just to be considerate of families. Other than that, I look forward to raising our little family here.

I used to say that this place had nice apartments, but horrible management. That changed about a year ago. The management team that is here (as of this posting) is the best weve had, and have worked hard to improve the facilities and meet my needs.

The building looks great and the apartments are fine but what defines a community is the people who work and live there. The neighbors are not all polite. The office staff seems polite until they mess up and can’t fix something or don’t get stuff done in a timely manner.

Dont live here, unless you like hearing sirens and screaming every weekend, having you guests cars towed and a bunch of useless amenities like a pool that always has filter issues and a work out room with dated and broken equipment. Could definitely do better for cheaper elsewhere.

I have been living here for at least two years, every time I need something solved, I had a response almost inmediatly.. Everyone in the main office is very kind and the person who works in mantience is too and very eficient.

I felt some racism fron the office. No matter from where you are to rent an apartment the first time they gave mi a price and i return a mont latter another person attended and change the price when i told him where i was from . i am spanish but no from Mexico and he told mi tha without Matricula Conzular from Mexico i couldnt rent . spanish peapple are many not only from Mexico that to me is Racism.

My sister and I lived here......Do not recommend. Rude manager who is a young girl, repair orders take forever to be completed.Lots of noise, units are not updated and the walls are thin! To top it off lots of robberies and trash around. You can find better for the price and treatment.

...when I first moved here a year ago, they seemed nice. However, now we have a roach infestation, the thinnest walls Ive ever heard through, and a pool that never works...now I will say I have not had any issues that the maintenance guys didnt repair in a timely manner.

They look nice inside and out but for this to be a newer property I’m having too many issues. It’s not even new issues it’s recurring ones. Rent is too expensive for the manager to avoid you!

They scam people with their parking. One of my friends moms got her car towed because it was a rental. She was on the lease but they still towed car.

I have to say something very clearly. As of one year ago when this Apartment complex was taken over by new management it has been great! Alex, Hector and Tanya are amazing property managers and will go above and beyond for tenants.All the new upgrades to the property make it really worth the money. Things have changed. Prior to this management everything was in the dumps but things have improved drastically.Property is not cheap but I think it is reasonably priced in comparing to other properties in the area.

Ive been here since December 2015 and I love it the only thing i hate is at 7pm there is no where to park so I park all the way in the front and i live in the very back I feel like if im paying 1017 I should be able to find a decent park but my car hasnt gotten broken into my apartment hasnt gotten broken into either other than parking I love it here

Management is not helpful at all. This place has roaches and parking is scarce. They will tow your car even if you are on the lease. Do not move here!

Ooowee I should say Im a visitor of a resident who lives there! And that makes it worse that this neighbor doesnt have any shame to behave the way he does and the management doesnt do or care to anything to resolve the messed up issue. But they will threaten my BF who just moved in to with this disruptive man to kick him out cus they think Im living here in secret! LOL! Maybr we need to get Saul Garza from channel 4 involved! Its a nice looking place and nice apartments. But the management sucks. Have an unruly neighbor who stomps around not walks stomps! And they refuse to do anything about it. Will start recording him and going to a higher authority,because its truly wrong and ridiculous! And the neighbor is an old man who should know better and doesnt care to be ignorant and a very childish man! They need better management here for sure!

I am still a tenant and I regret signing my contract for another year, there staff is very rude and work order take long if they even take care of it. I DO NOT RECOMMEND THIS PLACE TO ANYONE.

These apartments are horrible!!! This week alone 3 apartments were broken into in broad daylight!!! The complex does not have SECURITY or cameras. You can talk to any tenant that lives there and they will tell you how they have been robbed or knows someone who has in the complex!!! If you move here please know your car will be either stolen or broken into!!! This is not a safe place at all!! PLEASE DO NOT MOVE HERE!!! IT WILL BE YOUR WORST NIGHTMARE!

Do not like this place,they do not work with you.It in not a good place for college students. Tell you one price and went you sign they add more to it. Parking is the worst and a way for them to make money off the students.Please do not move to this place it the worst.

Cars and apts get broken into a lot. We have had to put in serveral work orders in which things were not properly fixed and it took a few months for them to even come. We currently have a leaking sink which we can not get anyone to come fix it. Staff is rude which we will be contacting the regional manager today to file a complaint on one of the employees who told us to just not use our sink. We have to eat and wash dishes. I guess they want us to wash our dishes in the tub. Worst mistake moving here. Its nothing like their sister property in garland which the staff there was very nice. Oh and can not forget the courtesy officer at these apts does not always answer when u need to report people parking in your carports. If you are lucky to get her on the phone. It can take 30mins to a few hrs before they tow someones car out your carport. Walls are thin and you can hear people next door or above you.

There are many,many,MANY reasons to NOT live here. First off, it is very true units get broken into often which the unethical manager, Neki tries to cover up. Also, there is a lot of drug activity that she tries to hide as well. You can see below how other tenants have had her retaliate against them- SHE is helping ruin these apartments. They are not well maintained, and insecure. I had to let the better business bureau know because my family had a horrendous experience. Good riddance!

You can never get a hold of the office. On the google review its not even the right number it just a line that redirects you. This aparment complex is a huge mistake and for the price you pay an even bigger one. Do NOT move here.

Lived here for six month, and it was the worst six months ever. The staff are not supportive, and the neighbors are always yelling sometimes, and sometimes the police would come, and it is scary.

Estuve viendo con mi esposo ahí el primer año de casados y un día mi esposo dejó la puerta sin candado, yo estaba muy mal por el embarazo bueno pues lo que paso fue que mientras dormía escuché un ruido que provenía de la cocina y yo pensé que había llegado temprano entonces lo llame por su nombre para comprobar que era el pero nadie respondió y me asusté en cuanto sali del cuarto mire a un hombre en la Cocina que no conocía luego de eso me enteré que era la persona de mantenimiento.En particular no recomiendo estos departamentos dado que las rentas son execivas y no hay privacidad.
