I lived here for a year and it was very nice. No one really bothered me and the neighbors seemed very nice. When it was time to move out tho, I had cleaners come clean the place and I painted over the small holes I made from picture frames and the office expected me to pay $120 for cleaning and maintenance around the apt. I don’t understand how they are charging me for paint when I literally painted over the small holes . Don’t move here if you don’t want to pay for unnecessary things

I have been here for 15 months now, we moved in the pandemic and it was cool. Nice size apartment for the money. I can say that they don’t answer the phone ever or they look at them and decide not to answer it. We pay for the amenities that we can’t use because apparently you have to use everything during business hours when everyone is at work. Don’t understand why everyone at the office gives you a different time for you to even use stuff here. If you put in a maintenance request you might get it fixed the same week might not. I don’t even bother with nothing here anymore. Don’t bother with corporate neither they never get back to you. Oh and most of the people that work in the office is rude. You get what you get here 🤷🏽‍♀️

I lived there for 6months. I asked them to repare my bedrooms door in my move-in date because it wasnt closing properly but they just patch it and now that I moved out theyre asking that I cover the costs to have a new door, also theyre implying that a dog bite my bedrooms door. I never had a dog. If you have money to spare go live there otherwise you can find a better place. The apartments are nice but the problem is that the office appear to be very friendly. They are not, whenever you move out theyll tear you apart even if you give them the apartment like you found it.

We will be moving to Colorado when our lease is up, so today we put in our notice.I’m surprised to read many of the negative reviews, because our experience has been pleasant. If we have ever had a maintenance issue, it’s addressed within a day or two, sometimes even the same day. We have never had bugs or rodents. The staff has always been friendly and prompt at responding to any questions or issues we have had, and the amenities have always been well maintained during open season.Our only difficulty while living here has honestly been some of the other residents. Many times we have heard loud arguing outside of our building, and sometimes as late as 2-3am people pull in with music blaring from their car, waking us or our toddler up. Another issue is pet owners; we have a large dog, and while walking him it’s noticeable that a lot of other pet owners don’t pick up their their pets. If you move here, or already live here, just don’t be that guy.But ultimately those issues aren’t management’s fault, and they quickly address issues as they are made aware.For the price, the apartments, specifically Phase 2, are a great value. If we weren’t moving out of state we would probably be renewing.Thank you RP :)

Hello, on November 27 it was my turn to move, and I went to the office to request that they please open the emergency exit door and tell me that they could not because the key had been lost and they treated me rudely and threw me out with shouts from the office.It only required opening the gate for the moving truck to enter because it was very large and did not fit through the main entrance, so the maintenance manager named Roberto insulted me saying that they did not have it, in the same way, the office manager He raised his hand and insulted my mother, who is an old person, raised her hand and threw the glass door, it could really cause my mother a heart attack because she started arguing rudely with her.In view of the situation, I had to pay an additional $ 2000 to the moving company to hire another truck and be able to help me, and thanks to the efficiency of the rancho palisades office I had to pay more additional money to have a hard time.I have already filed a complaint with the Dallas fire department, and I will make the complaints in the instances that are necessary.I find it disrespectful that after having paid for a year without fail, they treat me this way and are so disrespectful to me and my family.

Well I’m really big on reviews & the reviews here are horrible. I decided to visit the complex for a tour today before reading any reviews. I scheduled online & arrived early only to stand there drenched in sweat because it’s so hot outside. I went to sit in my car & decided to call. The First Lady I spoke with was so nice & genuine. She let me look at a unit in phase 2 that I loved. I called the office & reached a very rude lady who dryly advised me the unit I was viewing isn’t available. She didn’t offer me more information so I immediately returned the keys. The same nice lady greeted me at the door & provided me more information. Thank you! After reading the reviews, I’d rather not be stuck in a lease & over billed my first time renting. I loved this property but I will not be applying due to the reviews. Thanks everyone that has left a review for whatever reason.

I trust red flags. Spoke with Angie, she was really nice over the phone. Once I arrived with my family ( I’m black btw) her whole demeanor changed. She halfway opened the door and didn’t let us in. She answered the door and gave me a smug nasty look and told us to meet her at the apartment. Once we parked she yelled to us from the stair case to meet her on the third floor. Once we got up there she opened the door and told us to lock it when we are done and left. Wow. I have never! Nice apartment but once we were done we went back to the office and another rude lady answered the door and rolled her eyes when I asked for more information on the apartment and said “I’ll get you a brochure” smh nope not for us!

If you want to avoid a headache do not even try to apply here. The office staff needs serious work with customer service. For me to just be an applicant you would think that they would want to be more helpful so i can become a resident. i am so glad i did not continue with the application process.

The manager didnt recognize mold in my bathroom. The owner/manager didnt want to get it fixed. The manger was tacky and looked unkept with old nails. The staff was also unprofessional.

I have been with Rancho Palisades for 2yrs. I live in phase 1 and I have absolutely no complaints. Everyone in the office even Alex who is no longer with the company is pleasant and do whatever they can to assist you. I have not seen in any bugs other then 2 or 3 times since I moved in. They recently upgrade my property which I love. I highly recommend this apartment. Mbrown

After reading the reviews on this place I decidedTo take a chance . After desperately searching for a place for my daughter and I, I was met with nothing but rude and unprofessional representatives. After sending in info and calling to ask questions about the insurance, {because I was told what I sent in wasn’t proper} Which was fine, I was met with cursing in the background and getting the phone hung up and my face after asking to be emailed a policy . Then Bailey Smith proceeds to have an argument with me over email . As a person of color and a single mother, nothing could be worse, then someone making you feel worthless . I did send an email to corporate and I hope this issue gets resolved . Thank you

I am a first time renter and the staff has been nothing but helpful through the whole process. Very quiet apartments and nice surrounding area. Maintenance staff always helps out in a timely manner they also keep the grounds very clean. Very happy so far!

I am giving my review based on MY experience. I submitted my application based on how the property looked. At the time, I had not read any reviews. I had spoke to Sarah the first time and had a delightful conversation. Shes very straight to the point. I also spoke to Bailey, Lasette, and Monique. Not once did anyone speak to me unprofessionally. I know that I can be overbearing, because I need a place to stay. So I would call countless times. I give them praises for that. The only thing that concerns me is they told me they had to send out rental verifications for 14 properties. I was like woah. In my lifetime, I havent even stayed at 14 properties. Then I thought, I did have identity theft, so that could be why. And its not their fault. I highly recommend them.

My experience at Rancho Palisades including the following across the last year:-Very Noisy not only from upper level tenants but the complex overall-No parking, despite the parking fees applied to your rent that are supposed to secure your parking spot-Car Broke In-Marijuana Smell coming through the vents from the upper level tenants-Rat Infestation in storage room-Office never answers the phone-No management support because they are not accessible-No courtesy officerTake necessary precaution when it comes to the safety and peace of mind where you lay not only your head, but your kids when considering this property.

I have been within the complex for about a month now... From the tour I received with Sarah to the ongoing assistance from Bailey and other staff within the office, my move in was relatively smooth. I have had some issues with things needing to be fixed/repaired/changed within my first month which is the only reason I am giving 4 stars BUT all of the issues have been fixed very timely with very friendly assistance from the office.Ive read some of the previous reviews and would like to say that aside from being able to hear my upstairs neighbors from time to time walking around - it is a relatively quiet complex that has a good mix of tenants. I have never had an issue getting in contact with the office either by phone or email.Seriously, a huge shout out to Sarah, Bailey & the rest of the office staff!

I moved in the first week of March. I have to say..KUDOS TO ALBERT! He made the move happen and my paperwork completed in minutes. He answered all my questions. When I arrived on Saturday morning the office was slammed with people. Albert and the girls handled each customer with professionalism and greeted each one. I love my place! I recommend any of my friends to live here.

If you’re looking for a decent sized apartment with a decent price, then this place is fine for you. Apart from the actual apartment, it’s a dump. First, they never filed my proof of electricity and then never told me until they hit me with a 3 month charge for electricity that I then had to go and get proof of again due to the staff being lazy and ineffective(Minus Alex, I’ve got nothing but praise for him) . If you need repairs done, hope that they’re not serious. Because it will Take 3-5 business days before they come out and look at it. The entire place smells of weed, NOBODY picks up after their pets. The walls are thin, you will hear everything. I don’t know why they give you a key fob to get into the complex because the gates are ALWAYS open. You can’t work out in relative peace because neighborhood kids come and take over the basketball court and gym . If someone parks in your reserved space, they have to “tag it” twice before they will tow it . I had a guy in my space 3 days straight and the tow company won’t tow it without the leasing office tag. So don’t pay extra for special parking. There have been multiple domestic violence cases in my complex as well. And never, and I mean never, is it quiet at any given time. So, like I previously stated. If you just want a spacious place for relatively cheap money then go for it. I do love my floor plan and layout, but I legitimately regret signing my name to this lease and am counting down the days until the end of May.

This complex is horrible! Pay for trash pickup to be Monday- Friday, they changed it to certain days for each building (assuming because they don’t tell you anything). They are still charging the same amount for it but now it is only picked up about once a week. Oh, and you better not leave it out there on the day that it’s not trash pickup or they tell you that you’re going to get a fine.The water has been turned off since around 1 today, call and ask what happens and when will it be on you get a different story from everyone you talk to! It’s almost 11 pm and the water is just being turned back on without any communication.

I just moved into the Rancho Palisades a week ago and have had a rocky start and after addressing my issues and concerns with management Tera and Angie they were both quick and very willing to help and submit a request to have the issues resolved in a timely manner. The office staff have all been extremely nice and friendly. The maintenance have been very prompt and professional as well. I still have a few minor things that need to be taken care of but I am having some assurance that these issues will be resolved because the management gave shown that they do care. Thank you Angie and Tera for your professionalism and prompt service I really do appreciate it. I love the Beautiful property and all of the amenities that it has to offer.

The only reason Im giving this 1 star is because I couldnt rate it anything below. The first day we moved in, we saw Cockroach in our kitchen and the leasing manager said its not a big issue. We were so naïve that we just trusted him. However, Cockroach were literally everywhere, in the kitchen, bathroom, living room. We didnt even cook any food in our apartment but still its everywhere, we complained so many time but the office just ignore this problem. The last couple of months, my roommate and me got hronic diarrhea caused by those cockroach. Just image there are more than 20 cockroach are running when you open a drawer.The worst thing is when we trying to move out, they charged us ridiculous high bills. We even hired cleaning services to clean the apartment when we moved out.JUST RUN AWAY FROM THIS HORRIBLE APARTMENT!!!! RUN!!!!!

In less than a week of living here they tried to slap us with a late fee of $150 due to their negligence of not properly writing their move in day letter to us in it included the total cost that we had to pay upfront along with the deposit. Four days later on our door we receive a $350 fee 150 a late fee and 200 a deposit even though we payed everything in the move in day letter, no problem they said there was a mistake in the numbers and that if we pay the 200 he would take of the extra fee and make sure it was removed, well that was obviously not true and never done. Me and my husband both called several times on the matter and they are refusing the remove it due to their negligence! Also nothing has been done that I asked the the A.C. not properly working in my kids room, that I complained about when they were doing a walk through with me on the day I moved in. No dont move here a little over a week in its clearly shining it sucks here, go some where else that actually cares about tenants. There is also a constant smell of weed in these apartments which I pointed out to them during them showing me an apartment.

I lived at these apartments for over 4 years. The staff is pretty good, and usually friendly. I dont have any complaints there. The style of apartments are roomy and overall are great! And the price is affordable. In the beginning things were nice, outside of the dog feces spread around the whole complex. I think they only have one doggy bag station on the whole complex. Residents kept to themselves, occasional kids being loud outside. But within the last year of living there (2017-2018) things changed for the worst!The quality of residents has gone way down hill. Kids constantly playing in the parking lot and being loud with no regard to any cars driving. Literally standing in front of the road and not moving when you approach them with your car, or riding bikes in front of you. People hot rodding their cars in the parking lot, loud music. Domestic disturbances. Literally crazy people yelling and screaming in the corridors outside their apartment. Cops coming constantly. Now this could of been a few bad apples but they are ruining it for everyone! And when I did complain about either people being crazy or car alarms going off all hours of the night the staff didnt really do anything to resolve it. Kind of just threw their hands up and were like we cant really do much about it. I moved for the concern of being safe in my own home.This is how bad the quality of residents has become in this place. I would not recommend these apartments for anyone that would like a nice, quiet, safe neighborhood.

This is a great place to live staff is very professional and friendly I love the maintenance here they respond very fast . We had an emergency leak at 10pm called and maintenance was there in 15 min fixed our sink and used shop vac to clean mess. The environment here is quiet and peaceful I love all my neighbors. There is a dog park pools volley ball indoor basketball car wash hot tubs and more . The only thing I dont like is that the rent has to be paid by the 2nd or youre charged $50. Ive never lived anywhere that wasnt due on the 3rd. And I dont like that you can hear everything your neighbors are doing and even saying all the time.

The only reason Im giving this complex 1 star is because I couldnt rate it anything below. Even under new management, the staff lacks professionalism and are always unwilling to help with issues regarding maintenance as well as rodent issues that include roaches, termites as well as animals running through my ceilings that were never removed while I resided there. I resided in Phase 2 building 8 which had drug dealings and the breezeway wreaked of marijuana. I limited my contact with staff or entering the office only if I had to pick up packages. Moving in November 2016 and vacating September 2018 with minimal company since Im not from Texas, I received a bill after moving into my new apartment stating I owe $500.00 for carpet due to negligence and abuse. With only carpet in the living and bedroom and my unit being fully furnished, it didnt make much sense because the company I had the few times that came had to remove their shoes. I received estimates from 2 different companies who stated they were hired to replace carpeting for the complex renovation. Ive tried contacting them numerous times with failed attempts to get this balance resolved. Theyve since had an outside collection agency (Management Support) contact me to collect the balance but even they have no intentions on resolving this matter besides collecting this made up balance. Bailey Smith, Jilli Price and Tyra Lindquist are 3rd party debt collectors who only collect on Rancho Palisades padded charges and made up balances so youll only get the runaround with them. Bailey Smith stated IT DOESNT MATTER IF ITS TRUE OR NOT, ITLL CONTINUE REPORTING NEGATIVELY ON YOUR CREDIT. If you need to fact check my review, check the dates of their renovations. DO NOT WASTE YOUR HARD EARNED MONEY ON THE UNHELPFUL STAFF WHO ARE ONLY THERE TO GET A CHECK OR THE DRESSED UP PROPERTY... YOULL BE DISAPPOINTED ONCE YOU SIGN YOUR LEASE!

DO NOT RENT HERE!Ive had the WORST experience at this complex.Heres some of the experiences Ive had with this complex/property management:1. The 24-hour Emergency maintenance did not answer one night and never called me back.2. I requested the property manager call me back 4 times within one week and never got a call back.3. The neighbor below me had a drunk friend who was banging/punching/kicking the apartment door one night for about 30-45 minutes starting at 2AM. The banging was so hard that objects were rattling in my apartment. The door to that apartment is extremely dented and marked up.a. I tried to call Rancho Palisades 24 hour security multiple times with no answer and no return phone call.b. This ended in another neighbor calling the cops. After this individual screamed at the cops and got in a tussle, they were arrested and taken to jail. This all could of been prevented if the security answered their phone.4. I had my RV towed.Scenario: I signed paperwork with the office allowing my RV to be stored on site for a monthly charge. The next week I have two stickers placed on my windshield and driver window saying it would be towed. I called the front office and informed them that I had filled out the proper paperwork last week and to make sure to not tow it. I was REASSURED my RV would NOT be towed.Later that same day, I received an email from the property manager saying Do you have a [RV on site]? We were about to tow it today & Gail said she thought it might be yours. I responded a couple hours later that it was mine and I had filled out the proper paperwork.That night my RV was towed...The property manager called a tow company to pick it up without even checking with her staff if I had filled out paperwork/were paying to store it on site.After retrieving my RV that had the muffler damaged while being towed, I asked Angie, the property manager, to remove the tow stickers and the residue from the stickers.Here is the response I received: I’m sorry but we do not remove residue from vehicles on our property. We do however have a car wash that is located on the east side of the property in phase one. I responded with you can put stickers on but you cant take it off? and received no response.5. After many incidents I went in to speak with the Property Manger, Angie, about all of the inconveniences and experiences I have had. I requested that I be able to give a 10 day move out notice instead of the 60 day. Here is the response, I spoke with the corporate office regarding your request to move out with a 10 day notice, but unfortunately they declined that request & ask that you fulfill your lease contract dates.I asked what the reasoning was for this decision and received no response.In all fairness, Angie did apologize for all the incidents and the RV being towed.....but thats it. Every concern Ive had has been brushed off.6. The club houses are locked earlier than 10PM randomly with no notification as to why. I asked Angie why this was and its due to the kids around the neighborhood hanging out in there and destroying stuff or making it dirty.7. Hot tubs were advertised when I moved in but they were always shut down saying they were doing maintenance. Theyre now ripping out the hot tubs to expand the fitness centersThere are quite a few other terrible things about this place but I think youll understand this place is horrible.

If I could give this complex no stars I would gladly. This is the worst apartment experience of my life.Disrespectful office staff, they do not care about you whatsoever! We hired a cleaning service before we moved out and we guaranteed we left the apartment nice and clean. However, after we moved out we received a bill which WE ARE BEING CHARGE OVER $800?When we called the office to fix something or asked for pets control, they never did anything. The apartments is full of Cockroach before we moved in. Those Cockroach is everywhere in the pipes and the office just ignored this problem.Do not live here! You will regret it!

Worst maintenance team Ive ever dealt with. There is no strike pad on my door which caused the key to get stuck in the keyhole. The emergency maintenance guy told me it wasnt his problem and I should call a LOCKSMITH! Please keep in mind, I am currently RENTING an apartment home. I DO NOT OWN THE PROPERTY! I was issued two keys that no longer work properly. The unprofessional maintenance man was absolutely no help as I stood OUTSIDE my apartment with the key stuck in the door. I wouldnt recommend Rancho Palisades as the staff lacks professionalism.

BEWRAE. They get you in with a low rate. They will keep your deposit and make up charges. I had my apartment spot cleaned and did a walk through. No issues during the walk through. They charged me for carpet, paint, tubs and counter tops to be redone. I was only there a year and no damage was done.

Had to call the cops on the group of kids cause they threw rocks at my car, run around in the hallways screaming and hitting doors . They literally sit at the bottom of the stairs outside my door and scream on purpose cause people have complained. I just want to move units :( I understand kids will be kids but this is too much. Management basically told me I have to call the cops to get anything done .

I lived at Rancho Palisades for 1 year and moved out Feb 2019. OVERALL this place is good if your options are limited since they are 2nd chance, but if you have options this shouldnt be one. I lived on the 2nd floor and June of 2018 a family with 2 small children moved in and for 8 months I had to endure so much disruption. The walls are super thin and it sounded like the kids were at a playground all day. They would bounce balls, run, scream, jump, etc. I complained to the office over and over but no use. This is the reason why low rating, they will try to defraud you upon move out. When you give move out notice they emphasize to get carpet professionally cleaned and submit invoice. I moved out 2/28 and recieved an invoice and move out photos to support their invoice of not only keeping my deposit but owing them 200.00 more. The photos they provided to me was not of my apartment. They claimed carpet estimate on 3/1 which was 1 day after my move out. Ha! that was a joke cause I was present at the complex that day waiting for my child to get home from school and never seen anyone enter the apt plus the door was still unlocked from my move out. A neighbor confirmed that for me. I had photos upon my move in and move out. The carpet was professionally cleaned and invoice submitted. If this place is your only option and you give them a deposit take photos before your move in, email to someone in the office, take photos when you move out and email photos because they will try to say carpet was new upon you moving in and so damaged at move out itll have to be replaced. Get the carpet professional cleaned and submit the invoice. Im sure if you dot all your Is and cross all your Ts they wont have room to defraud you.

Ugh I’m just disgusted staying here. I’ve called several time for them to come out because there’s worms in my apartment like eww ! Who wants to live like that let alone roaches?! Terminax been coming out since I moved in and the problem gets worse! The weathering of the doors are horrible, too many open places for things to crawl in it’s horrible! The tub caulking keeps cracking making it look like I’ve been here 3 years and I’ve only been here 3 months! The problem is so bad I just wanna move beware moving here !

This is the worst apartment experience of my life. After giving my 30 days notice to move out, they refused to pay me back my 700 deposit and claimed I owe 1800 for unauthorized pet, braking lease, and apparently they said my deposit was only 400. The apartment manager cant help me and I am having to call a correction number. Looking for an attorney right now. If reviews mean anything to you, stay away or regret.

I Just moved in I LOVE MY APARTMENT! however I think the community overall is horrible everyday when you leave out youre either seeing a large pile of dog poop or a large group of kids smoking pot or throwing glass beer bottles on the tennis court! ( its been a week still not cleaned up). The office never answers. Pretty sure they move all the blacks on phase 2 and all the whites on phase 1! if they offer you to move on phase 2 just move somewhere else. Walked in as a future resident at 1:08 wasnt greeted stood there 5 minutes heard how the office staff was speaking to another potential resident and was super rude! I just walked out because clearly this isnt the place for me! I was never spoken to or greeted! First impressions are everything!

Looked at living here. Glad thats all I did. Krystal was lazy and worthless. I stood there as she dealt with some hood rat who had poor credit and rental history. Thats all this property can attract. Perhaps a staff change would help!Dont live here!!

There isnt an option for zero stars. I read the reviews, but I was in a situation were I needed an apt quickly, that allowed 2nd chance residence. Before we moved in our paper work was lost. Chantel, our leasing agent misplaced it, along with the money orders before leaving for a month to Africa. The day we had originally planned and paid to move in was pushed to the next day. We had movers and took the day off, but the office was unable to produce a working key. A few months into the stay we experienced a leaking roof. Its completely saturated the carpet. I took video as evidence while it was raining. I called the emergency line for on call maintenance ( what a joke ). NO one ever came. Needless to say when we moved into a bigger apt mid way through the lease Angie slapped us with fines for the carpet. She said it was pet stained. We asked of she could have it tested to prove that, bc our dog was potty trained. Trust me he was a lot more civilized and a lot cleaner than most of the tenants out there. I say that bc there is dog feces on every inch of the grass. You can smell pet urine in the breezeways on the concrete. Trash scattered all along the fence and grass by what they call a dog park. PROSTITUTION and weed smoking in the laundry room. I couldnt even enjoy what little and pitiful amenities they do offer bc they have so many underage kids that dont even live in the facilities that have completely taken over the gyms, basketball court, and the pools We have since moved out and I am so thankful! Two different residents have been on the news in the past month! A possible serial killer and to a man arrested on a domestic violence incidents caught on camera in Deep Ellum. Which we had called the cops several times because we could hear people fighting in the complex right behind us . I even told the cops I think hes killing her and no one ever showed up . Management does nothing about people out there and neither do the cops . They have the shadiest people because they let whoever in and do not care about their other tenants safety. They prey on people needing a second chance and then completely destroyed your ability to start over, but charging ridiculous fees after you move out. If you make it out safely.

WARNING. Do not live here.Phase 2 is so ghetto. Kids screaming all the time. No parents round, even toddlers out playing in the pool tennis court etc w no parents.Walls and ceilings are so poorly built I can hear everything my neighbors fight about up stairs.Management does not care about you, more like annoyed by you and bitchy.My neighbors above me flooded their apartment due to no adult home, Took maintenance over a month to get the closet alone done. Which only happened because I threatened to leave due to the BLACK MOLD.A lot of my apartment never got fixed afterwards no matter how many times I asked when it would be finished.At move out they tried to charge me 2,500 in damages, which were never there before the flood happened.Horrible place

We have lived here 14 months. No major complaints. A couple missunderstandings. Resolved but the management team deffinately budges where they can and dont where they can not. The staff have always been helpful with me. Only had one time where the paperwork work was not submitted as quickly as I expected. However the issue was resolved. Their maintenance team is great, helpful, & friendly.Thankful iApartments found Rancho Palisades for us! Our time here was nice for the most part. Angie offered suggestions and then allowed me to leave business fliers at the office.My home child care business has grown. We returned to iApartments again. Tona helped us locate an affordable 3bed apartment in Addison to expand within. We will miss our neighbors of phase 2! As we will be moving in a couple weeks. AFTER 6 MONTHS...I LEFT THE APARTMENT NICE SO I WOULDNT KNOW WHY I AM BEING CHARGE OVER $1800? BUT WHEN I CALL THEM FOR THEM TO FIX SOMETHING OR SPAY FOR BUGS THEY NEVER DID ANYTHING.. I received an email in regards to a debt for the property. I have not been a resident at Rancho Palisades for about 6 months now so I dont understand what I am being billed for. Can you please provide me with a break down of the charges and also indicate where the $400 deposit was applied. One would assume that if there were an issue with the apartment it would have been adressed closer to when I had moved out rather than waiting half a year to try and bill me for it. I would like a response by today and an explanation. This is not how you treat a tenant whether past or current.

The apartment sucks! Ive lived there for six months, and im really glad that i finally moved out, the experience there really sucks!! here is the sum up:1. clean: when i first moved to the apartment, theres A LOT OF roaches!! Im not kidding, i cant imagine how come there can be that many roaches in this apartment, i even step on some of them without wearing the shoes!! after i argued with leasing office, they finally let me changed the room, but they dont responsible any cost of moving.2. service of leasing office: the way they manage the package sucks, i used to live in another apartment, when i picked up my package they always asked me to show my ID, signed the name and date as a record. but in Rancho they dont. they let whoever stop by and give the package right away. therefore i lost at least two packages there. they even dont responsible for it, so i can only afford all the lose by myself.3. move-out charge: this is the biggest one and i just cant imagine how come an apartment can be that rude and unprofessional. they charged resurfacing the countertop for some stain and dirt. After i ask the account resolution specialist politely and nicely why that is scratches, all she reply is I am not going to debate or discuss this issue with you any further. Any future communication with you regarding this account will be ignored.. they dont wanna explain anything and just want your money. all they want is your money, they dont care about if its fair or not.overall, this is the worst apartment i ever seen, dont live there if you wanna get mad all the time.

These apartment walls and ceilings weak and thin!!! I Cant even get a good night sleep without hearing neighbors conversation its so bad you can hear the neighbor cough . I also have to deal with the neighbors upstairs walking where it seem like they going to come through the ceiling at anytime. The flooring is horrible and evidently the padding is horrible as well. There cant be any installation in the walls . These are the worst apartments I have ever stayed in sure you going to hear some walking but a cough is the extreme . You know the walls are to thin !!!

Everything that travon said in his post is true. The office staff is rude, dog feces is in the yard all the time. Urine is in the hallway. Management dont do anything to fix the problem. Management thats all they about is get your rent money. Management dont care about nothing else. Phase 2 is bad. Im soooooo ready to move out . I just move out a week ago, and I’m charge all of these ridiculous ass fees. I have evidence of how I left the apartment when move out and it doesn’t match up of what they say that I owe . The reviews on here is 100% correct. Krystal, Gale, Angie, luzette, and the rest of them are lazy and rude. Don’t move here. FYI. When moving out, please make sure you take pictures or video because they were trying to say I owe xyz until I told them I have evidence and the account personnel what’s to call the Apartment now about the bill that I was charged smh.

My husband and I just moved in! Everyone especially Chantel and Gail, and Crystal, the maintenance team...everyone really!! Has been so helpfull and available. I needed maintenance to clean under the frig and stove. It was done this same week. Even left a nice note and clarification of how the gloss needed to be added.From offering cookies, and bubbles to the children. Updating me about a false report on our background check under another similar name. As well as forwarding a letter notifying the agency of that error!We have thoughtful neighbors offered to give me a jump at 7:30 a.m. when my battery died. Before even knowing our names. I have not heard any loud noise through the walls lol. I pray I dont. This place feels like home and being moved from state to state for work so often. It is just a feeling that I have missed and am happy to have again! So glad iApartments helped me find it!

Has anyone considered a class action lawsuit against Ranchos Palisades and the management company that they use which files false charges against those who moved out? There are many many reviews with the same experience I have had- you move out, everything is in near perfect condition and boom... you get an enormous bill. In my case $4000, for all new appliances, countertops, carpeting,etc! Basically an upgrade at my expense! They even charged me for a new fridge because I moved one of the shelves up so I can fit a gallon of milk! (Of course only after I wrote the below review) The management company is no help- dont waste your time. This is unacceptable. If interested, please contact me.Ive been living at Ranchos for just under 3 years. When I moved in I loved it. Was very clean, quiet and the office staff was great. If i had a repair issue it was addressed immediately. However about a year ago that all changed. Management is just plain nasty, the office staff although very nice is not very helpful. I have had to have my water heater changed because it flooded my apartment. The toilets are continuously overflowing and backing up. I am on the second dishwasher since Ive been here. The first time it was replaced with one that was filled with ants and looked as though it came from the back of a shed and now of course it is not working- hasnt been for about 3 weeks. Every time i put a work order in it is ignored or takes weeks to answer. They finally came for the dishwasher and said it needs to be replaced but nothing as of yet. The last work order i put in was for a broken kitchen drawer, which has been repaired several times before, living room blinds which continue to break one after the other and a broken microwave door. I was left a bill and told I would have to pay $75 for the drawer, pay for the blinds and pay $209 for a new microwave although the microwave works just fine with the exception of the door handle. My son has been assaulted twice on the property, including being assaulted by teenage boys who stole his hoverboard on Christmas day! I have now received a 60 day notice about a month ago. When i called to find out why i was told it was because my son threw water balloons in the amenities center. Was I notified of this before i received the notice... NO! Was I ever told my son has caused issues, no. As a matter of a fact the manager stated my son has always been very respectful but was with the wrong crowd... of kids... doing what kids do... like throwing water balloons. At this point nothing has been repaired and I imagine that they are waiting to stick me with a huge bill upon move out. I have consulted with an attorney, have documented EVERYTHING, and will be calling corporate on Monday. Its easy to get an apartment here... so youll be tempted. But I would strongly suggest against it. They let anyone move in and at this point the enormous rent is not worth it for your safety and peace of mind!!!

I came to this apartment from a locator, Bev and she advised me that this community works with second Chance leasing. I disclosed all information. Still denied..although the apartment agreeded to give me back my 125.00 application fee.......for the past two weeks I call every day still NO REFUND.... Not even a resident and they are stealing money....I dont know what else to do but continue to call for Gail to give me a poor apology to why my refund is not in my bank.When I applied they took the money off my MasterCard within seconds.... Its going on 3Weeks still No Money Back.Thieves,dishonest,money hungry,fraud community..... Dont waist your time.

They never do what they say they are going to do! The rented washer and dryer was never in the apt when we moved in, but the Asian woman by the name of Musho advised to pay $10 for the days we didnt have the washer and dryer! why!! I complained twice and we finally got out washer and dryer in the apts --6 days later! Then when we moved out, they told us the carpets had to be professionally cleaned! And we had to show a receipt!! What apartements demands the carpet be professionally cleaned by the tenant? And she said if we dont do it, they will take it out of our deposit! Gail is the manager we spoke to, and she acts as if this normal..! This is not, why dont you replace the carpet after a tenant moves out?? That is just gross if you leave it, especiallly if there are pets in the apt! Gail acts nonchalant and nervously laughs when she doesnt know the answer to a question. Youre a manager!! Know your business!! We asked to do a walk thru and she advised we dont do that and if we do I wouldnt know who would be able to be there! What nonsense! Call your maintenance guy and set up an appt! Just because we will no longer be your tenants, does not mean we deserve this treatment!!! Please dont rent Here!!!

DO NOT...I REPEAT....DO NOT LIVE HERE....It may look nice from the outside and the facilities will attract you to it but the people working here are horrible people...also a lady complained to the office for noise and the walls and floor are basically paper you could probably here a pin drop in a neighbors apartment the office also loves to charge you for any and everything parking is terrible people leaving cars in spots for weeks never get towed office barely knows what they are doing also seems like alot of them are lost this place is not somewhere you want to live
