Great complex! I love it here. I lost my poor kitty named Pocky in the complex and the team here got together and not only found her, but helped me get her back into my apartment! So sweet! Quiet apartments and very safe. Maintenance responds to issues very quickly. Very nice staff.

I have greatly enjoyed my experience living here. The location is perfect, I have walked to the Tom Thumb/Starbucks, the park, and Deep Ellum many times. Clean, quiet, and the staff is very communicative with residents. Really great quality for a great price in the area. Would recommend this place to anyone !

We have made the best decision moving here!!! Judson is the sweetest and most helpful person. He has given us welcome gifts and made this transition so so smooth and made us feel right at home. We had never seen the apartment before move-in day, so we were so pleasantly surprised to see the space. The apartments are beautiful and so nice and homey. Firstly I dont think maps has the word limit for me to suitably explain how amazing this place is. The place is modern and has a really nice location to start with. If you wanna get beer/snacks/gas there is a Tom Thumb across the street. You can find scooters on just every corner for a less than 5 min ride to Deep Ellum or Downtown. The place is super secure, has amenities beyond comparison especially love the pool/billiards table, free printing, parking included and a freaking theater room. The staff team is amazing hats off to all of them, Colleen,Megan, Amanda and Quince. Even the maintenance people are super friendly and prompt. Thank you for making my move here legendary, and making it through the package wars with me😁. I recommend the A1SP floor plan if you want a super spacious one bedroom and make all your friends jealous of the good deal you are getting. Live here and now.

This is one of the best apartments I’ve ever stayed in! The maintenance is fast, every issue gets taken care of properly and quickly. Plus, the maintenance staff is very friendly. I’ve never had any issues with unwelcome critters and it’s fairly safe. My friend did have something stolen out of his car before- but it’s a city and you shouldn’t leave anything in your car that is remotely valuable. - now I don’t say that to scare you, because the courtesy officer seems very on top of his job, and since it’s gated, there is a lot less theft than in other apartment communities. However, it is downtown Dallas, so it’s important to be realistic.The leasing office staff is wonderful too- Judson is the absolute BEST. He goes out of his way to help residents and is amazing! He deserves a raise!The apartments are in good repair, it’s not a loud community, the pool is lovely, and the location is unbeatable for the price. I think this is one of the BEST priced apartments in Dallas. I can’t believe I found this gem!I’ve lived in two of their units (a one bedroom and then a two bedroom) and I’ve loved both! It’s a great neighborhood to be in, it’s very convenient on and off 75/45, and if you work north, the traffic really isn’t that bad headed up towards Plano (depending on the time)My dog, Winston, also loves it! (He won pet of the month!!) it’s a very pet friendly apartment complex. Everyone seems to do a good job of picking up poop, and there are poop bag dispensers located around the property. The first floor apartments are fantastic if you have a dog because you can walk right out into a gated area and play with your pet, and sometimes other people bring their pets around! It’s a really cool way to interact with neighbors that you normally would never meet if you lived at other complexes.I’m moving to Houston, but I’m going to possibly find another property managed by CWS! You CANNOT put a price on good management!

This place is amazing. I recently relocated from Seattle,Wa and I definitely wasn’t sure what to expect moving here. One thing I can say is I chose the right place to live. The location is amazing, and the staff is second to none. Judson hands down has been the best. My transition here has been flawless. The nice spacious apartments are beautiful with the prices looking even better. I’m glad I chose this location. I will definitely recommend Marquis to anyone who’s looking for a great place to live.

Recently toured this community. First impressions are everything to me and even with it being a self-guided tour, the first impression was amazing! Walking into the tour and having a hand written card and succulent just thanking me for the tour was an amazing touch. While in the unit, it just made sense. I had toured about 5 properties prior to this one and its the first one I could really see myself in. Location is perfect, space is perfect, and Judson really has gone above and beyond answering all of my questions. 10 out of 10 would recommend this place! The attention to detail and phenomenal customer service that Judson gave alone is a huge factor on what got me to apply and sign here!

Amanda Hilby was so rude while answering questions that I had in regards of their apartment home. I’ve actually been in the business for over 5 years and I totally understand that us as leasing agents get tied up and pretty busy but you’re never suppose to make your potential renter feel as though they are getting on your last nerves. Every time I would ask a question she would take a long deep sigh and answer with an attitude. As a leasing agent myself I’m waiting for her to run down the details for me and tell me about the property. After all that’s your number one duty. Instead I had to ask EVERY QUESTION in regards of the property. If I didn’t set up a initial tour with the third party off site team I would have never toured. I decided to still tour because of the location and price. But once I got there and tried to reach out to her in regards of my concerns with needing help on the self guided tour she completely had a attitude. We immediately left and leased somewhere else on spot. There’s tooooo many nice apartments near by to be treated so rudely. Check out the Camden at Farmers Market! Way better customer services and features! I suggest the management team monitor their agents. We are the face of the property. Who wants to work with a rude agent?!

Colleen, Quincy, and Megan have been amazing. I just renewed my lease for another year and couldnt be happier. My apt is more spacious than the sq footage would say. I have A LOT of stuff and everything fits perfectly and isnt cluttered. The grounds are always super clean, maintenance is always on time and super friendly, and the place is safe with great people living here. Only complaint I have is that UPS is a nightmare here along with other delivery services. About 7/10 times I dont receive my packages or I have to go to the distribution center for it or its delivered to the wrong apartment, or just not delivered at all and sent back to the shipper. Thats not on the Marquis though, just on lazy drivers and employees for these companies. The gym is nice, theater room is great, and the game room is a lot of fun on those slow weekend days. If I could give 15 stars, I would.

My college-age daughter lives here with her roommate and I have to say, as a mom, this place is perfect for her. Since they researched everything on their own and picked Marquis at Texas Street as their top choice (based on cost, location, and what is offered), I didnt know what to expect when I visited her 3 months after she moved in. I was impressed. Its safe, clean, has updated kitchen appliances, a nice bathroom, spacious walk-in closet, fairly large washer and dryer area, and a balcony facing the courtyard. Theres also a nice pool that isnt too crowded. Her assigned parking place is within an easy distance of her apartment, in a safe, secured garage. Guest parking spots are also available, so she and her roommate switch using a guest spot verses the assigned spot. Its a short distance to her school and work. She could even walk if necessary. The place is clean, well built, and has everything she needs. Trash pick-up is 6 days a week, she just puts it right outside her door. Its also a short drive to Kroger & her gym, as well as an easy on/off the highway. Shes close to Deep Ellum and the Farmers Market area- short drive to both. For the price, its a safe place that has everything a college student (or career single) needs.

The location is very central to many of the necessities and entertainment in Dallas which was key when I was searching for an apartment. Everyone living at Marquis has been pleasant and courteous. I’ve lived here for almost two years. If it wasn’t for recent changes at my job, I would be renewing my lease again. What I like most about living here is the location, affordability, maintenance staff, and leasing staff. All of my maintenance issues have been fixed within 24-48 hours and all have been very minimal. The team does a good job of keeping the grounds clean. I’ve worked with Colleen, manager, and Amanda the most. Both have been extremely kind, gracious, accommodating, and responsive. More recently, I had to communicate with Colleen about some personal things going on and she couldn’t have been more understanding. With any apartments, you’re going to have pros and cons but here the pros definitely outweigh any shortcomings.

I lived here for 15 months and enjoyed it. Maintenance was good, usually prompt with addressing issues. Office staff is great, especially Amanda who was always my dependable go-to person. Amenities and pool were nice. Parking is all reserved and never had a problem with towing. Had to move due to my own budget restrictions but would recommend it to anyone that liked the location and price.

My husband and I lived at the Marquee at Texas Street (we transferred from another CWS community). We chose TX street because of the location - Close to downtown, Uptown, Deep Ellum etc. There are several nice parks in the area and very central to everything - which was a big deciding factor for us. The Marquee has a lot of different floorpans to choose from. We loved our two bedroom w /office or 3rd bedroom. Hard to find that kind of space. We did have some issues with our unit itself but the property manager made sure that everything was handled quickly and she was always very accommodating. I have personally seen the extra effort that Colleen (the property manger) puts into her job daily to make sure people stay as safe as possible with Covid. Colleen takes extra time wiping down the pool area and scubbing frequently touched areas and making sure signage is up. Colleen reached out to us to follow up with issues we had and really showed us that we would be taken care of. Its rare you find someone so engaged in the community they serve. I have now lived at 3 CWS locations and have loved them all.

The Marquis at Texas Street is a great place to live! The location allows for walking to Downtown, Deep Ellum, the park up the street, or even the Baylor hospital nearby. It is also in a prime location to access most of the interstates. On the corner there is a little Tom Thumb for simple grocery needs. The entire top part of the parking garage is dedicated to guest parking. The units are reasonably priced and very modern, spacious, clean, and pest free. They have Valet trash that will pick your trash and recycling up from your doorstep 5 nights a week. If a maintenance need arises, the maintenance team is extremely friendly and responds quickly. The workout room is great and the pool even better.I only give this place 4 stars for two reasons. First, there is only one assigned parking spot per apartment and the others have to park in compact parking, which as the name implies, is small. Sometimes I had problems finding a compact spot on my level where my compact car would fit. Secondly, the apartments have a lot of natural light, which is great. However, the windows and doors are not always sealed properly and we could feel the outside air coming through the door, which I felt was increasing our electric bill. Overall, nothing serious though and would live there again.

I have lived at this complex for a little over a year and just renewed my lease. This complex has a great leasing office and maintenance staff. The location is perfect. Just off the highway (I live in an apartment facing the highway and its not noisy, unless an emergency vehicle drives by), a 10-15 min walk to Deep Ellum, and a $6 uber ride to uptown. A block over is a local park that is situated next to an intimate neighborhood, which is great for running or exercise. The valet trash service is awesome! The pool is tiered and generally not too crowded. The only real downside, that I have experienced, is due to the construction next door. When I moved in, the construction was on going and I knew it would continue through out my lease. However they start working around 7 am and usually dont stop until 6pm. Which is fine during the week, but good luck sleeping in on a Saturday morning. Also this apartment is in Deep Ellum, so dont be surprised when cars drive by blasting music at 11 p.m on a Friday. All in all, 10/10 recommend.

Great value for the unique floor plans and location. Colleen is the best Community Manager. Everyone is so professional, kind, and personable. There are some natural things that happen (as with all apartments), but the kindness and attentiveness from staff, maintenance, and friendly neighbors have made this community my happy home for years. I have referred many friends to live here too & love the all the beautiful trees -- a rarity this close to downtown. Highly recommend!

I have lived here for 2 years and never have had any issues. I went from a 1 BR to a 2 BR and had the easiest move and process. Anytime I’ve had a maintenance request it was fulfilled within 48 hours and the staff really cares about your living experience. Ive lived at the Marquis for several months now and I wouldnt hesitate to recommend living here to anyone!The staff at the front office have always been helpful and friendly - they usually address me by name and have even memorized my apartment number when I have a package to pick up. Ive sent in two minor maintenance requests and they were taken care of within 24 hours (the website says within 48 by the way). The grounds are clean and I dont feel unsafe walking around at night by myself within the complex. I havent noticed any more drunks or shady people than one would find in any other block of this neighborhood. Its not uncommon for a couple of homeless people to be wandering about but were literally steps from downtown. No amount of rent will change the urban homeless population of Dallas. That being said, my car has never been bothered while parked on the street or in the garage nor has anyone ever knocked on my door asking for money. I once called the front office for an odd person milling about and they immediately called the courtesy patrol officer to check him out.The apartment itself is about what you would expect for the area. My kitchen has granite, newer cabinets, and stainless appliances. The carpet is clean and the blinds are 2-inch laminate slats. I have 10-foot ceilings which are awesome but makes it hard to change light bulbs!

I still love the Marquis at Texas Street after 13 years. Honestly, I think it is one of the nicest places in the area that is affordable. They have a great leasing staff and maintenance team. They have guest parking and that seems to be rare in this area. Plus the pool area and the outside of the community is beautiful. I recommend this place to people looking for an apartment.

Management always throws little parties/get togethers that really help the place feel more like a community rather than just another apartment complex. Ive been here for over a year now and I can say that I wish I knew then what I know now. Dont get me wrong there are a few perks like free covered parking, on sight laundry mat, and a super small gym. However, the cons outweigh everything good for me. Ive had everything from spiders to water bugs, gnats and even lizards in my apartment. Maybe because Im on the first floor? Either way - its painfully annoying and inconveniencing to have to call maintenance every month for some temporary fixes that never work. I can hear my next door neighbors arguing or having sex every night (can never tell which), as well as my top neighbors tap dancing at 3 oclock in the morning - not to mention the dog that barks every time I open my front door! Car theft is a common thing within the complex as well as random prank knocks on your door early in the morning- something that really creeps me out considering the fact that I live a lone. The managing staff is extremely nice but also very lazy - they take days to tell you that you have packages/ deliveries. Besides that the location is perfect, the neighborhood is safe and the apartments are spacious - everything is literally a 5 minute drive away and for downtown Dallas the cost is definitely doable. I wont be renewing my lease - nor ever recommending this place to anybody. Good luck!

We have lived at the Marquis for 3 years now and our experience has always been positive. The staff is very friendly and always helpful, they have gone out of their way several times to help us. The maintenance staff is great and very efficient, especially in the last year they have done a great job of getting service issues taken care of very quickly. We love the area and the apartment is dog friendly and it is great having two great parks within walking distance. I would definitely recommend the Marquis at Texas!

I pay my rent on time and have very little need to go into the office. When I submit a work request, its always repaired within 48 hours. My guests always park on the top floor and feel safe. I take safety precautions because nowhere is safe but Ive never felt overly unsafe. Every time I go to the front office theres new staff, but it hasnt affected my living experience here. Living in right outside of Downtown Dallas at this price isnt bad. I live on a pretty chill hall and floor, but I have noticed walking in other parts of the apartment a little more activity. My roommate and I are more than satisfied with the floor plan. Once again we feel very safe living here.

I realize my opinions are very subjective and reviews in general should be taken with a grain of salt regardless. But Ive at the Marquis on Texas Street for almost 4 years. Im in the property management industry and I like to think I have a set of standards that are very high. The staff and Maintenance crew have been nothing but amazing. From the Leasing staff and Management team to the Maintenance men, I cant say enough good things about them. No, they arent paying me, they actually care. The industry itself is very thankless...but I truly have enjoyed living here and hope to continue. Its an amazing location for the price with wonderfully spacious apartments but the staff is the one that makes it even better.Happy apartment hunting :)

I have lived here 12 years. Location is close to everything. The community director, Amber, and the assistant community director, Jimena, are very professional. Very friendly staff and top notch maintenance crew. I am happy here. Recently, the courtyard in my building was upgraded with a pavilion and area where you can sit with stone blocks. I have lived here for almost a year and definitely have to say this was my favorite apartment that Ive lived in yet. You cant beat the location, you are close to EVERYTHING. Theres a clean, nice Tom thumbexpress right across the street. Management has always been fast to help with anything and maintenance has fixed any issues in a timely manor. For the reviews talking about car break ins...that Is going to happen anywhere you live in the city. Unfortunately most apartment reviews have car break ins so there is not much you can do. The only reason Im not giving 5 stars is because of the construction and how loud it always is. Other than that, Best apartment Ive lived in.

I moved in about a month ago and the stay has been nothing but great! I love all the detail and elegance of my apartment and hello, the amenities are even better. The office staff is super nice and could not have been more helpful throughout the moving process and made it completely stress free. Even maintenance has been wonderful. I put in a service order and it was taken care of not even an hour later. The property is quiet and I would honestly recommend it too anyone. The rent is a little high, but you get what you pay for so every dollar has been worth it. I look forward to calling this my new home for the time I am here!

Overall pretty well managed and maintained, but also pretty expensive when rent, garbage, pet and pest management are included. Apartments are well kept however the public areas had not been cleaned for years and the attempt this summer to clean them was only marginally successful. Now they are painting the hallways, but a darker color and an accent around the doors, which have made the hallways quite dark. My thoughts would have been just paint the hallways white again and leave them alone. Guess it is to appeal to new renters. My car was broken into and several others have been also. Convenient location with many dental and medical students and younger professionals.

I hope my experience helps your decision.MY LEASING EXPERIENCE:I relocated to Dallas, TX from Washington, DC for work in November 2017. Prior to my move, I was unable to visit Dallas to view complexes in person. After a thorough Google search for complexes near my office, I came across Marquis at Texas Street. After researching the area (Deep Ellum) and looking at available units on the property website, I came in contact with Amanda H. in the leasing office. Amanda went above and beyond to send me photos and videos of the unit that I currently reside in prior to completing my application. She answered all of my questions and was extremely responsive throughout my transition, which helped to alleviate my high-level of stress and only instilled trust in her and the team. Upon move-in, Amanda had everything prepped for me to dive right in to unpacking. It was a perfect, cross-country relocation!When I informed Amanda this week that I would need to vacate my lease early, she told me that CWS has a tenant transfer process that allows residents to transfer to an out-of-state property without having to pay major penalties and fees. THAT WAS HUGE, CUSTOMER SERVICE MOMENT FOR ME!! As you can imagine, Ive been extremely stressed about breaking my lease early. I assumed it was going to cost me thousands!!!And, what touched me the most is that Amanda didnt have to tell me about the program at all. CWS could have made money on my move and I wouldve been none the wiser. But, she didnt and that, in my opinion, speaks volumes to the type of person she is and the quality of service she provides to all of the residents in our community. She truly cares and ensures that you always feel well supported.I am truly thankful for her and will truly miss living at Marquis at Texas Street.APARTMENT:My unit is a 767 sq. ft., one bed, one bathroom apartment on the top floor with vaulted ceilings and carpet throughout. Its spacious and well-laid out, including stainless appliances in the kitchen and a large bathroom vanity. I have plenty of closet space and I love the full-size W/D. Ive had ZERO issues with any pests or bugs....like have never seen a single one ever in my 2 years here. And, the biggest maintenance issue that Ive had over the years was a clogged drain in my bathroom. The maintenance support is 24-hours and theyre extremely responsive and friendly. My building is extremely quiet as well. Im a light sleeper and I always sleepy like a baby at night. The community is truly peaceful throughout the day and night, despite our complex being in the center of Deep Ellum. I also loved my reserved parking spot right in front of my building. It may my grocery days sooooo much easier. haha.LOCATION:As a tenant of Marquis at Texas, I have LOVED living here. We are in the heart of all things culture, entertainment, and nightlight in Dallas. The complex is a short walk to the Deep Ellum DART station. The Deep Ellum bar and restaurant district is also a super, short walk away. Despite being near the downtown area, the neighborhood feels VERY suburban and safe. Exall Park is 3 blocks away and include a running loop, as well as a cute community center with programs for families and kids. You will see men and women jogging during the day and at night people walking to the bars in Deep Ellum or Ross Avenue.COMMUNITY:The pool is great for entertaining family and friends. And, I love how the weekends often allows you to connect with other residents in the complex. Everyone is extremely friendly and respectful.

Made an appointment to get information about apartments and prices. Drove 5 hours to meet with Amanda. What a waste of time. She was rude and said she couldn’t show us anything and could not give us a ball park figure on rent. Never even offered to show us around the facilities. We left and will rent somewhere else. Perhaps she needs to find a different job.😕

We wanted to move to Deep Ellum, but didnt want the expense of a loft or too much noise. The Marquis on Texas St. is a perfect compromise. We can walk to Deep Ellum to see shows, take our bikes to the Santa Fe trail, or take a walk around Estes Park.We have lived here for a year, and just signed another lease to stay at least another year. The apartments are quiet, even with a younger demographic. The management is very responsive to issues or concerns, and much is being done to constantly improve the complex. We are very happy here.

My husband and I have lived at Marquis at Texas Street for seven months now. We really love it! The location is great for getting on the highway easily, getting to downtown, deep ellum, or even accessing the DART. The apartments are spacious, updated, and have been perfect for us. As a renter, you will have maintenance issues. The staff does their best to complete these in a timely fashion. Occasionally there will be security issues (i.e. parking garage gate stuck open), but again, the staff works to fix these things immediately. They also do their best to communicate issues they are working on resolving or things that residents should be aware of via email.One thing that would be nice is having access to certain amenities outside of the offices business hours. The fitness center and pool can be accessed, but youre not able to use the business center for printing, the pool tables or movie theater outside of 10a-6p Mon-Sat. Weve made our schedule work for some of these things, but it would be nice to get our full rents worth.Overall, the only thing wed have done differently when looking for apartments is signing a longer lease here.

The location: IDEAL--close to the interstates, 2 safe parks within walking distance to go for a jog, close to Uptown, Deep Ellum, and Downtown, I walked to the Baylor hospital/dental college every day for 4 years from this location and the one off of GastonThe details--rent did go up during my time there, but rent went up everywhere else too, it is nice that they do something called a Sure deposit it is basically this pay a small nonrefundable deposit. This is better than a fully refundable larger deposit in my opinion, just remember this when it is time to move out. I was upset at first because I thought they were trying to keep my deposit, however, the lady at the front desk happily took the time to explain and even pulled up the form that I had filled out 4 years ago.amenities1) the pool is fancy and you will enjoy grilling or swimming2)work out room--not LA fitness but better than the average apartment gym3)billiard room/moviebonus: views from the roof top garage are incredible and a lot of the apartments have excellent views of downtown from there balconies. Just as I was moving out a convenient store opened up which would have been great for all the times you just want to get some foil or mustard, etc.

I have live here for the past 2 years and Ill start with the Pros - the community is well kept, service requests are filled within 24 hours, staff is usually friendly, the location is great, and the interior of the apartments are pleasant.... however, with regards to the Cons - there is a serious crime issue in the complex, you will get at least a weekly notification stating that cars have been broken into and every once in a while there is a break-in in one of the apts. While I understand that crime does not have a zip code, I truly believe that there is so much more that management can do to make this community safer (rather than blame residents all the time). For instance add cameras (at least to deter) and have someone make rounds at night. These are NOT expensive alternatives and will definitely improve everyones safety.The bottom line is that this is a good community, but if you care deeply about security/peace of mind this might not be the place for you.

The leasing agent name amanda up front is so rude. Seriously she does nothing when u need help. She gives you an altitude when you come for help. Shes rude i came to get a issue and info for my apartment and all she said was sorry. She just wants to sit there and avoid the problem. Seriously management should address her customers service or attitude problem.Overall i like living here. The apartments are nice and the price is good for living so close to deep ellum and downtown. The maintenance is done on a timely manner. The apartment is located in downtown so crime is sometime a problem. But ive never had any issue just lock ur doors and dont leave valuables in the car. The apartment do come with washer and dryer included which is nice. The majority of the residents are younger and work downtown or near by hospitals. The parking in the garage is a little small and spot are some what limited. But ive never had a issue. If i had choose i would live here again.The staff and management are great and help you when needed. Just that girl amanda, she’s horrible. Ive done nothing to her, from day one shes been rude to us and everyone else i talk to. I hope they address her rudness and if you plan on leasing here. I would give the apartment a higher star rating if it isnt for amanda, she just made my living experience here worst. Just avoid her.

This is a nice complex, but Colleen, the manager, has very poor customer service skills. I am shocked and appalled at her rudness and abrasiveness - it is just bizarre! I havent had any problems with any of the other staff. Overall, this is a decent complex walking distance to Deep Ellum, but the manager is horrible and has a serious attitude problem! I dont know how she ever became manager of this place!!! Aside from a few maintenance issues Id still recommend this complex, just hope you dont catch Colleen on a bad day...jeez. Their sister property Marquis at Gaston is basically the same but the staff seems alot nicer there...

This apartment complex is remarkably terrible. Though the pool and overall grounds look nice on a tour; however, once you begin living there you can see the amazing amount of flaws in the complex. Starting with extremely snide/rude management (Matt Cain) and empty guarantees, this complex is far from resident focused. The amenities that are showcased are not what they are made out to be....valet trash is a worthless amenity because they forget to pickup your trash half the time. The complex is NOT pet friendly even though they have one of the highest pet fees around the area. The maintenance workers who work there are constantly bad mouthing the complex. The appliances/finishes in the apartment are not what the sample apartment showed and they are cheap. This apartment complex may be a little more affordable than other places; however, the value added from a decrease in cost is GREATLY outweighed by a decrease in customer service. I would highly recommend looking somewhere else....I know I will when my lease is complete.

If it were an option, I wouldnt even give this dump hole 1 star.Here are the top 3 reasons why you should NOT move in here:1. The chances of getting towed out of your own parking spot are high. Last night I was towed out of my own spot...same spot Ive parked in for 3 years. I spent the evening in the ghetto of Dallas retrieving my car from the impound. Thank you Jimena Norena (assistant manager) for approving the towing of my vehicle. Thank for the courtesy of calling me to inquire what might be going on and realize that in fact the mix up in parking spots was on YOUR end.To further this point, I am one of 3 people I alone know of who this has happened to. The complex doesnt do their due diligence to check the information before they approve this sort of request, even though when you move in you provide them your phone number, make and model of your vehicle and license plate information.2. Do you like feeling like you live in a college dorm? Do you like the smell of weed trickling through the walls of your apartment at all hours of the day? Do you enjoy walking past empty pizza boxes and smashed beer bottles on any random morning, or how about walking past drunks passed out on the floor of the parking garage? If so, then disregard this review - because Marquis Texas Street is the place for you!3. How do you feel about your car being egged? Awesome, right? I thought so. There is no better scenario to walk up to than egg smashed on your car when youre heading into work.I could go on, but hopefully this is deterrent enough.There are better options in this area - trust me, dont live here.

I have lived here since spring 2013. I have one of the most sought after 2 bedroom floor plans on the top floor with a fireplace and skyline view. My master bath has a garden tub with shower and also a standalone shower, and my kitchen is gourmet/open floor plan. It has been quiet for the most part, being in an urban area one cannot expect to hear crickets 24/7.Nice block and neighborhood. Nearby park is nice (Exall park and Swiss ave park - both have tracks.)The management have been VERY courteous and accommodating, even through a couple changes in personnel. They do sincerely care about my happiness here, and have also listened to my suggestions at the complex overall and actually did a few! (Thank you for the recumbent bike in the gym, Matt!) Trish was a sweetheart and convinced me to move in, and I have been happy ever since I did.Maintenance are usually pretty swift, but it seems the skill set is lacking as lately ever since Jamie left they have to come back more than once to fix problems. Overall, they are nice and do what they can.I do plan to renew my lease, despite a TON of newer buildings going up, it just doesnt get much better and convenient to Uptown, 35, 75, and 30 for the price and what I am getting. The complex does offer upgrades to those old white appliances and a new finish out on your cabinets, lights and sinks, for an extra cost in rent per month, I may opt to take advantage soon. I actually pay the among the highest rates being I have the biggest 2/2, and sine I do not feel like I am throwing away money on rent I do believe my opinion about this place carries more weight than some roommate or someone who is paying half of what I do.One last thing...Matt Cain was a great manager- it seems people who dont pay their rent on time and cause problems for management are always the ones to talk trash in a review. I had a misunderstanding about my rent once, and yes ANY apartment complex will seem rude because quite frankly, rent is due on time and if it is not, you will get nowhere trying to negotiate per your lease. The way their invoicing system had me appear to pay partial 1st of month and another payment on the 26th, so I did get into a little argument about this, I was told I should have paid it all up front on the first (still makes no sense to me since I paid according to invoice but we worked it out.)

Its a younger, professional crowd. I enjoy it. Its not too loud but there are always people at the pool and around. Price is pretty good for the location. And you cant beat the location. $6 uber to lower greenville or uptown and you can walk to deep ellum. Maintenance responds pretty quickly and the office staff are always helpful and friendly. No weight restrictions on dogs.

Customer Service-The customer service is easily the best Ive ever encountered ; whether that be in a restaurant, retail store, or even a car dealership. I had an issue while living at the apartment and the management team, specifically the Community Director: Collen McDaniel, handled the whole situation in the best way I could ever imagine. What I appreciated the most was that she asked ME what I believed was a fair solution rather then saying this is all we can do and what were going to do. After expressing my solution for the problem she went above and beyond to make sure that I was taken care of. Not all heroes wear capes!Apartment Unit/Area/ Apartment Complex-I lived in an A1 unit and I travel quite a bit for work so as long as I have a place to put my bed Im fine, but the unit itself was updated with all of the upgrades and necessities to make any living space feel and look like a home. The complex itself is gated and has officers regularly patrolling the area. Deep ellum can sometimes get not such a great rep and no area or apartment complex is susceptible to crime, but Ive lived here for a year and feel safe and secure. Part of that security comes from the officer thats within the complex patrolling the area. With all of the new businesses and development flowing into Deep Ellum I feel as if the complex is in a great spot! My favorite part about the complex is the location youre literally a walk away from Deep Ellum, 2 minute uber from lower greenville, a 3 minute uber from uptown, or a 5 minute uber from the Knox Henderson area. Its such a good spot! Also the Dallas skyline view from the rooftop of the parking garage is a must see at night!In summary I would easily say that if you move to this community youll be well taken care of by the management team. Ive lived at 2 CWS apartments and Ive always been a happy customer but most importantly a happy resident.I hope this helps!

Good location and reasonable rent. Mgmt, local and corporate, continue to create policies without resident involvement that increase costs to residents. The apts are cheap, cheap junk construction in so many areas of the kitchen and bathrooms. Cheap carpet they wont change out without increasing the rent. Threats of fines are a normal thing in memos to residents. The valet trash company often misses trash, I communicate this to the leasing office and then am threatened w a fine since it was never picked up. The young employees in the office are disrespectful and trite.

Moved in Sept 2015, things seem good for the most part. I think my first weekend some cars on the streets got broke into and apparently they were able to get into the garage. Management assured they stepped up security. Gym is decent, not exactly how its pictured on here but it works. Havent been able to use the pool yet since its been cold. Trash service is ok, they pick up about 90% of the time. Everyone seems to stay to themselves which is nice. Seems to be more of a younger crowd, so you do have a few loud weekend nights. Over all my experience here has been positive. Only negatives I have is mail, they dont really email or text or put a note on the door if a package comes. Luckily most the stuff I have sent has tracking so I generally know. But it would be nice if I got something like an email saying I got a package. I read the reviews from previous people and seems to be bad reviews from a year+ so not sure if new management took over. I have 6 months left on my lease and will more than likely renew unless things change. Pricing seems fair, location is nice. A few parks near by, a donut and little store on the side off LiveOak. 10 minute walk to main Deep Ellum. Great view of downtown from the roof. Right next to 75 and a hop skip and a jump from 30 and 35. So over all its fairly centrally located.

I agree with Laura, I was a resident of the Marquis and my car was towed twice. The management is in bed with a sleazy towing company.
