The staff here at 5940 Park MD are pleasant, caring and attentive to their residents. The actual apartment units are spacious and clean. The location is perfect and centered located to the hospitals. The garage is covered so that helps against hail storms and rain. The best feature to date is the parcel lockers! No need to panic about your packages getting stolen. As a resident since 2017 i cannot see myself living at another apartment complex at this time.

I have enjoyed my time here so far and with any minor problems that I’ve faced, the staff has been quick to respond and friendly. I have never experienced noise problems and I feel safe here. I like that there are 2 pools and walking distance to UT southwestern. I’m not even a medical student but the walking trails have great scenery. Also a 5 minute walk to social pie and maple landing. Thinking about renewing my lease!

My move in process was quick and easy and the property is incredible. Two great pools and a full sized gym that offers everything needed. My unit was move in ready with barely any issues. The staff was incredible, Andrea was very attentive and helped me get all set up prior to move in. The place seems on the quiet side which is great for busy people.

I recently moved out of Park 5940 MD in Spring 2021. Michondra and Elisa were wonderful to work with, but had an unpleasant experience with Tim. The price during the pandemic were low, and for what I payed in Dallas, I had a good living space. The walls were very thin and someone threw up in front of my door, which took maintenance 2 weeks to clean. Each unit is equipped with a washer and dryer, and there are many benefits to living here. I kept getting noise complaints and calls when I wasnt even at my place, and I had specified that I was not present either. A few car break ins and emails about it, which is normal for Dallas. I am definitely happier at the Southwestern Medical Park Apartments though, its quieter and safer!

From the start Michondra was fully there, able to answer all my questions and felt she really put my best interest at heart. I was going through a huge transition change and had a ton of questions every day and she was always personable, professional, answered before she left for the day & did many follow up calls during the approval process. If it wasn’t for her I would have kept looking for apartments but she really made me feel comfortable. The property is amazing, clean, QUIET, gates, and I feel extremely secure and safe. I’ve had nightmares with previously property and maintenance managers and since before my move in date everyone at this property has been there 110% with no issues. Thank you guys so much and I love calling this place my home!

I moved in about three days ago and Elisa is amazing! She worked with me diligently for weeks leading up to them having to pick my move in date back and she was able to get me an extra day for move in. I appreciate how they have come and addressed the issues from my “walk through” paper already. It’s just been smooth sailing this far.

I just moved in from out of state. The staff were super helpful and made the transition very easy! My new apartment was very clean when I moved in and it seems like the property and amenities are kept in good condition. It is very close to my new job in the Medical District and feels like a safe neighborhood. Everything has been great so far, and Im glad I chose this property!

We moved out recently after staying in this place for almost 6 years. The move-out experience was very painful. They were trying to grab as many money as they can when we moved out. If you stay in one apartment for several years, you should notice that they will charge everything that was used for a long time. They charged us ~$400 for the oven top that was used for ~5 years. They charge every aspect they can think of! Be careful when planing to move in here! The management is getting worse and worse as we see during the last 6 years.

Perhaps my worst experience in leasing apartments! Charged 4 times for an application fee and not refunded. This to me is fraudulent behavior, be careful when trying to submit application to this apartment complex! Not friendly to medical professionals even when trying to relocate in times of COVID. Most concerning, was the unprofessional and discriminatory behavior by the management in this complex. When I called out management for inappropriate comments and handling of leasing process, Mr. Smith (current manager), hung up phone and was very disrespectful.  I have sincere concerns regarding the nature of treatment and discrimination and have filed accordingly to Fair Housing Equal Opportunities. Truly disappointing.

Beautiful apartments and great amenities but the office staff is second-rate. It was such a hassle to tour the property even though I scheduled an appointment two days prior. The apartment wasn’t ready to view when I arrived so they told me to wait; first outside then they finally opened the door to a hot hallway. When I ask to sit in the lobby with AC they acted like I was inconveniencing them.

Loved touring this property. Amenities and prices are great! Only thing keeping me from it was that residents aren’t allowed to install nest thermostat products, which already saves me a great deal of money. Some things are just not worth compromising on.

List of pros:- Nice looking apartments- Decent gym- Maintenance staff responds to issues very fast- Close to UTSW/Love FieldList of cons:- Leasing staff puts on a great facade, but once you move in, they become neither friendly nor helpful.- Even before you move in and have paid a deposit, they are very slow to respond and get the paperwork done necessary for you to move in.- Be prepared to call about 10 times throughout the day before someone answers the phone at the leasing office.- Resident events are far and few between and represent how cheap management is. For instance: resident pizza nights where they CHARGE YOU for pizza...?- Walls are paper thin, can hear everything around you. Could be a pro if you enjoy eavesdropping on your upstairs neighbors every phone conversation..Im sorry that guy from the bar forgot your name, Becky.- Community is not active in general, very few residents know one another.- Price is on the high end compared to similar apartments in the area.- You will not receive any instructions on move out, and they will nickle and dime you for every piece of small print from the numerous documents they make you sign very quickly and do not explain on move in day, or ever reference when you come to the office to ask for help.- Complex is not very secure. Some of the magnetized doors can be easily pulled open. Expect some random people knocking on your door to ask for money. There were also a couple of break ins.- Community grills are nearly non-functional.

The staff is always helpful, they have been very quick to take care of even the smallest issue that has arisen, and theres been very few. This is my first time really living out on my own, and I couldnt have picked a better place for it.

Only gave the one star because the maintenance men were always good and timely; everything else needed improvement.-Garage doors and elevators always broken, cars started to get broken into, especially guest cars who had to park on the top floor.-Hallways seemed to be cleaned every blue moon and always super hot/humid.-Leasing staff are not professional and don’t care about your problems. I had a problem with bugs and the new assistant manager laughed about it when I told her about it/was turning my keys in. They said pest control came out, but obviously they weren’t doing what they were supposed to do because the problem never got better.-They don’t have a lot of resident events so you do t really know anyone.-coffee machine was always out of order when I went to use it.-when I first moved in, I had to move to the top floor from the first floor because the sound from my upstairs neighbors literally kept me up all night. Would recommend being on the top floor.-Good luck getting them to answer the phone when you call.Some pros are that it’s super close to UTSW and love field, but there are better apartment options around in my opinion that are better quality and reasonable prices.

They increased ‘reserved’ parking space by twice this past year, trying to force resident to pay for their parking. The management would rather prefer having all the spots unoccupied than giving enough parking to us who already paid quite high rents. Especially, good luck finding a place to park on your floor when you come home in the night. Many residents here work at the medical center in the after-hours and this has become a serious problem. But hey, why not rip off your tenant by increasing rent every year and slowly removing all the benefit? It’s making money right?!Also, I’ve noticed that under quite a few the one star ratings, the management ‘nicely’ replied ‘thank you for your highly rated responses’. Is this supposed to be a joke?? Just another aspect how incapable and malicious the management is.

I lived here for a year and never had any issues with my apartment or management. The cost was in line with all the other newer communities in the area and the amenities were always well maintained. The neighborhood can be sketchy, but it seems to be getting better over the past year or so (this is pretty much anywhere in Dallas these days).If you get an apartment with a loft, just be aware that itll always be pretty warm upstairs during the summer.

This place is pretty expensive, but you get what you pay for. The staff are really friendly and responsive, the facilities are well kept, and it seems like all the people who live here are pretty happy and nice. There are 2 really nice pools, a great common area with TVs and games, and the gym is great for an apartment complex, although I wish it had a squat rack. Overall a very nice place to live, we love our apartment.

Apartment is clean and close to work if you work in UT southwestern.However, early termination fee is TWO months rent, the most ridiculous thing is they charge me 50 dollars because I forgot to peel off the parking sticker on my car before I ship it to another state... and told me even if I mail the sticker back, they will still charge me. WHY? it is only a piece of sticky paper. Oh we have to rip more money off you, because of course, the 2800 dollars PLUS 60 days rent 2800 dollars is not enough, throw in extra 50 dollars for a piece of paper.Also STOP the automatic reply to pretend you care anything else except money

Manager in the front office are quite unfriendly. When I moved out, I left several boxes and a chair at the recycling place in the garage where residents usually leave things for recycling. I was warned that I will be charged for $100 for each box, at a threatening tone by this manager. Moreover, after I removed everything, I was simply told I still need to pay $175 for a mattress left there, by someone else!!! I asked for the details of this charge but she wont provide, saying that you need to wait for the final paperwork and you can just contact Gables regional office, and I have to provide proof that those stuffs are dumped by someone else but me, as I am the only one on that floor leaving that day! I was shocked. I have a lot of colleagues working in UT Southwestern Medical Center and I would never recommend them living here any more. The office people used to be pretty nice when I moved in but now its a disaster. The only star is for the nice maintenance guys.

Positives: Too many to list, but Ill try...Quiet, great communication from staff, friendly and helpful staff, nice facilities, secure feeling, prompt maintenance, friendly neighbors, fun resident events, and so much more!Negatives: Upstairs neighbors walk around with bricks on their feet when they are home, and they either vacuum or roll a ball around regularly. Ive made a game out of trying to figure out what their noises are. This doesnt bother me as I expect typical neighbor noise in an apartment complex.

I was stuck in the apartment elevator for about 20 minutes yesterday morning. The elevator did not work for a few weeks due to defects, but it just started working yesterday. Imagine that youre losing your precious time or exposed to dangerous situation like me.

Overall I recommend against leasing from this property. My review focuses on 3 negatives: noise, cleanliness upon move-in, and the overall facilities.The first major complaint was the level of noise in my unit and the overall lack of sound proofing. Even though I am sure the tenants above me are walking normally, it’s sounds like they may as well be walking on cinderblocks. I even measured how loud it was— a step would go about 65-80 dB. More than enough to frequently wake me up from sleep, and I am definitely not a light sleeper! It wasn’t just noise coming from the unit above me either. The sex moans from the neighbor bordering my bedroom will haunt me for the rest of my life. I complained multiple times to the front office, but of course that never made any difference.Next up was the condition the apartment was given to me. It initially looked clean, but upon closer examination, the unit was completely filled with hair from the previous resident. I could have made a wig. Seriously, it was a tornado of hair in the unit. One of the ways they ‘clean’ units between tenants is just painting over the walls. This resulted in many strands of long black hair partially stuck in the walls. Lovely. There was also a really bad odor when I moved in. The irony? I was charged a $150 vent cleaning upon my move-out because of a fictional ‘smoke smell’ in my unit.My last major complaint is the poor up-keep of the building. Although in-unit maintenance requests were quick, anything else never got fixed. The door leading from the hallway to the garage was broken all 12 months I lived there. Some days I was able to use it, others it wouldn’t budge and I had to walk all the way around to the other side of the garage. The garage fobs also broke frequently for me, and I couldn’t get into the garage. I once had to wait 30 minutes at 1 AM to get back in. I had even tried calling the emergency courtesy officer on site for help, but of all 5 times I had tried calling him, I never got a response.I was very excited to live here, because the units truly are gorgeous, but sadly it’s all superficial. I do not recommend leasing here.

This is a beautiful apartment complex and a huge upgrade from my previous apartments. When we moved in we had to get the bedroom carpet replaced and the master shower re-cleaned. Kristy (leasing agent) and Emma (manager) have been truly amazing. They respond very quickly (shower cleaned the same day and carpet replaced within the week) and are very polite and understanding.

Im going into my fifth year as a resident at Park 5940 MD, and I cannot say enough about this beautiful and amazing property! Jillian Brasfield has been, by far, the best property manager weve ever had. She doesnt let any grass grow under her feet when it comes to managing the property and taking care of the residents. Her entire team, from the Assistant Manager, Michondra Mack, to Elisa, and all the other leasing consultants, are CONSUMMATE professionals. The property is always clean and in order; every maintenance request has always been fulfilled promptly and correctly. This Gables Property is the best value in Dallas, TX, for the price and space. If you’re looking for a great living experience, I can’t think of a better property in the DFW Metroplex.

I lived at this apartment complex for almost 3 years and I have seen it change…for the worse.Management: The staff was constantly changing. I experienced 3 different managers at this property.Apartment: Wood floors, granite counter tops, under counter lighting, nice big sinks, and big bathtubs. They only give you one key and charged you $100 for an extra. They use a fob so you can’t go get one cut.Amenities: Originally, the coffee machine at the front served Starbucks with various types of creamers and came with cups. Then they switched to generic coffee. Then they took away the creamers. And finally, they took away the cups. The wifi in the common areas almost never worked. There is no paper for the printers in the business office. The grills were all completely broken. They were never clean, never got hot enough to actually cook, the knobs were broken, and the lid hinges were broken. I put in several service requests for them to be fixed, but it took over a year for them to do it.Property: Various residents let their dogs pee in the hallways and elevators without cleaning it up. I watched a lady come out of her apartment, let her dog pee in the hallway, and bring her dog back in. Management did nothing. When they repainted the hallways they decided to not paint the whole wall. It looks cheap and crummy. Any service request you put in for the complex took forever to fixed. Elevators broke every month and took over a week to fix them each time this happened.Security: Many of the doors are broken which management did nothing. Some guy pretending to fundraise for Scottish Rite Hospital came knocking on every door 2 different times (scouting to rob apartments)!! The security is pretty poor.Rent: The rent they quote doesn’t include the mandatory $25/month valet trash. If you decide something is mandatory and force me to get it, that fee should be included in the rent. You are forced to use Parcel Pending ($30/year) for package deliveries. When you resign your lease, they jumped my rent up almost 30%!!! I never understood why the rent increased so dramatically when they didn’t offer any additional features, couldn’t keep the property maintained, and actually took away the amenities (WIFI broken and no coffee cups).Parking: Multiple times I have come home at night to a COMPLETELY full garage and had to be forced to use the 5th floor parking which doesn’t have an elevator or covered parking! Additionally, they started to create “reserved parking spots” (gables nickel and diming). They have put so many of the reserved parking spots in and took away from the regular parking. This caused parking to spill over to guest parking/5th floor parking. So they didn’t fix the problem and actually made the problem worse…Location: It is super close to UTSW. I was able to walk to school and never have to worry about traffic or parking. Aside from being close to UTSW there is pretty much nothing to do around here. An Uber to Oak Lawn or Uptown is about $10-$15 per ride or $20-$25 for Deep Ellum. If you like to go out a lot, I do not recommend living at this complex. The Uber rides really add up and no one wants to pre-game at your apartment since you aren’t close to anything. If you decide to take your car out for the evening, there is no parking when returning at night.Etc: I have lived in many apartment complexes within my life and this is the first complex where I have been required to “cleaning upon move out”. For the ridiculous rent that they charge, they need to include cleaning when moving. Just another way for Gables to nickel and dime you (they charge you if you don’t clean upon move out). They also charge you for light bulbs when they burn out! Are you kidding me?

Dont come to this apartment complex. The leasing office people (especially Morgan) are not nice and friendly: they are not helpful at all. I had two bad experiences so far (I have been for 6 months).* overall, they dont really respond your request email. *Specific examples:1) They didnt clean the floor at all before I moved in although they said they did. I spent whole afternoon to wipe off the floor 6 times and get rid of all the dirts ( I am renting a smallest one bed). When I came to office to complain, they didnt really apologize and didnt even admit they didnt clean it.2) they lost my package and never apologized it. I got two notification emails from alexan that I had two packages to pick up. So, I came down to the office, but the lady was only able to find one, but not two. They didnt put the right information regarding my package and they lost it. Regarding this situation, initially Morgan said that I only had one package (they sent me two notifications.) but then I figured out she was the person to sign for my package when UPS guy came to deliver. What Morgan said then was that signing packages is just courtesy and it is not their responsibility to keep packages safe/ to give packages to corresponding residents. Plus, she told me that she/they will not sign for my packages because they feel uncomfortable to keep mine!If they sign the packages, then it is their responsibility to write down right apartment number and confirm who pick up the package when it is picked up.They need to change their attitude before they lure people to move in here (they offer bunch of promotions, but dont be fooled). I am so looking forward to moving out once my leasing term ends.

I HAVE BEEN LOOKING FOR AN APARTMENT FOR A WEEK. IVE LOOKED AT TWO OTHER LUXURY APARTMENTS THAT LIKED BUT JUST DIDNT GIVE ME THAT WOW FEELING. THEN I RAN INTO ASHLEY GUTHRIE. SHE SHOWED INTEREST IN WHAT I WAS LOOKING FOR IN THE NEXT PLACE I CALLED HOME. SHE DID NOT PRESSURE ME FOR A DUE DATE FOR MY MOVE IN. MY NEEDS WAS A BIGGER CONSIDER AND SHE ALSO WANTED TO MAKE SURE I WAS HAPPY WITH THE FACILITY BEFORE ANYTHING ELSE. I FEEL IN LOVE WITH A FLOORPLAN BUT DID NOT WANT TO BE ON THE 1ST FLOOR. SHE FOUND AVAILABILITY IN A TIMELY MANNER AND CONTACTED ME INSTANTLY. I HAD CREDIT TROUBLE WHEN TRYING TO GET THE APARTMENT. SHE WENT OVER AND BEYOND TO CONTACT MY CREDIT BUREAU AND PREVIOUS CONDO AND SHOWED ME STEPS THAT I CAN DO TO HELP ME GET THE APARTMENT THAT I WANT. I NEVER FELT I WAS BEING AVOID. IF SHE TOLD ME SHE WAS GOING TO DO SOMETHING, I FELT SHE STOPPED WHAT SHE WAS DOING AT THE TIME TO GET ME TAKEN CARE OF. RESPONDED TO ALL EMAILS IN A TIMELY MANNER. ASHLEY IS A HUGE ASSET TO PARK 5940 AND BRING GREAT CUSTOMER SERVICE NO MATTER HOW TOUGH THE SITUATION IS. THANK YOU

My mother, a prior resident, recently had to break her lease and relocate out of state immediately. She asked me to keep an eye on her place until the lease was officially up (60days). The very first time I go to check on it, my car gets towed due to my ignorance of the fact that the parking permit they issue to residents had to be visible. I called the office to see if I could be refunded the unexpected $170 that I spent my birthday weekend to get my car out the tow yard. The manager expressed no sympathy whatsoever even though they were fully aware of my moms abrupt move along with what she asked of me and even though the parking permit was in my possession. Im sorry but I believe this is horrible customer service. I get holding your lease holders responsible for following rules of the contract. But for me to be punished on such a manner for lack of knowledge by a place of business Im not even directly benefiting from, is absurd.
