I moved here in December 2020, but wanted to let some time pass before I gave a review-- so it is completely genuine. I am super pleased with St. Moritz. The location is great for shopping and entertainment. The Dallas/Addison area is really nice and I love living in this area. I was assisted by Averia who was very nice and knowledgeable of the property and amenities. She assisted me through the application process and was very helpful and pleasant. I love my unit (2BR/2.5BA). The living room/dining area is spacious with lots of natural light from multiple windows. The balcony is a nice size and perfect for a bistro set or a mid-size table and chairs. The kitchen opens into the living area (separated by a bar) and the stainless steel appliances look very chic and upscale. The pantry is a nice size and there is extra space in the kitchen for a small bistro set or small dining set. The 1/2 bath allows guests to stay on the main level and not invade personal bedroom areas. The bedrooms are a moderate size with adequate closet space. The master has more windows and allows lots of sunshine in (which I love). This is the best apartment Ive had since I moved here (seven years ago). Ive only had a couple of maintenance requests which were addressed, expeditiously. Great neighborhood, wonderful apartments, nice staff....what more could you ask for? 😊😊😊

We live in a dumpster. Our trash has sat for weeks at a time for disposal as well as our neighbor’s garbage creating unhealthy, unsightly living condition, stinking, creating a mess while decomposing. Bags end up being spilled or leaked across our breezeway after sitting for so long. Whats next? Rats? Why do some other buildings never face these problems? Is it hard to force Valet Living to notify which buildings are out of service every night? Where is the St. Moritz team to inspect the buildings throughout the day to pick up trash as needed?

We paid for the service of having trash removed 5 days a week. The St. Moritz have not done this service. Sometimes it is only 1 day a week that they come to remove the trash. A service that is forced on us by St. Moritz, we do not have a choice to not have this service. We’ve got e-mail form St. Moritz team on 7/27/20121:” Please be advised that we are aware of the problems we are experiencing with the Valet Living Trash service regarding missed pick-ups. We have been in constant communication with the company in regards to the expectations of our services…. We have arranged for our team to inspect the building throughout the day to pick it up as needed.”But service was not improved and nobody from β€œSt. Moritz team inspect the building throughout the day to pick it up as needed.” It makes the whole buildings smell like trash. We have only been here at St. Moritz for 2 months and so far, have been impressed with Averia in the front office, who has been very professional, communication between the the business office and me has been prompt and maintenance has been efficient. It is so quiet here and all the residents seem respectful of others. We can walk to the shops and there are many dining options, walking distance from St. Moritz. Our dentist and Eye Doc are also walking distance, as is the beautiful White Rock Creek trail that winds through a stunning neighborhood. The pool is well maintained and clean, as is the gym. We are pleasantly surprised at how much we like it here.

Its been almost 3 months now since Ive submitted a maintenance request and these guys are deferring it for so long by saying it is not essential. I mean who are these guys who decide whats essential and whats not. I know times are hard but since everyone is working from home they need everything working now more than ever. I have always submitted my rent on time, even in times like COVID-19 Ive submitted my rent every month on time, when I didnt delay it why are they delaying my maintenance. It is the worst customer service Ive ever experienced. I wold never recommend this community to someone else.

Here is the latest email from management about the use of the gym;I hope everyone is well. I am happy to inform you all on the new fitness center hours. Starting October 12th, 2020, the fitness center will open for a 24 hour access ONLY Monday-Friday. On Saturdays the gym will open ONLY during business hours. And on Sundays the gym will be closed. In order to receive the 24 hour access you will need your fitness card. The fitness center will be locked once the office is closed each day. I would like to thank everyone for their patience during this difficult time.?Its a contradiction to have the gym open 24 hours Monday through Friday but not on Sundays. We pay for these amenities through our rent. I responded to this email and was told by Averia (in the office) that our rent doesnt pay for the pools or gym. Wow, really, then why do we have to pay for access cards and received a code for the gates after we paid our deposit and rent if were not paying for it? She also said it was because of COVID that the pools and gym needed to be cleaned. Is a maintenance person going to be at the gym all night to clean the equipment after its used? I know that most residents would be happy to clean the equipment after each use if cleaning supplies were available in the gym. We havent been able to enjoy either pool or grills on Sundays since they decided keep the office closed on Sunday and this decision came well before the shut down. Im tired of being lied to. Im tired of the worn out excuses from this office. Last month I was told that there wasnt anyone to open or close the pools on Sundays. Not true. I know that there are individuals who are happy to unlock and lock the gates so that we could access the pools.Ive had enough. All of the other apartment complexes and housing developments I know of have their pools and fitness centers open normal hours, but not St. Moritz. They dont respect the people paying rent here and treat us like were children.I vote with my money and my money pays my rent.

I really love living at St. Moritz. It feels more like a neighborhood than a bunch of apartments stacked on top of each other. It’s very quiet, and anytime I’ve heard my neighbors being loud it’s been shut down pretty quickly.Everyone in the office is really nice and helpful, I’m not sure why other reviews on here are saying otherwise, I’ve had nothing but pleasant interactions with them. The maintenance staff is also top tier. Anytime I need them to look at something it’s handled very quickly and most of the time on the same day.The only thing I dislike, is the lack of parking. If you like to host or have friends over they’re going to have trouble finding a place to park as there are just so few spaces. A lot of residents use their garages as storage so they take up all the guest parking spots.I highly recommend St. Moritz. The kind office staff, attentive maintenance crew, and chill residents make it easily one of the best communities I’ve lived in.

This property was once a great example of how a property should be managed. Owner was concerned with the residents. The last 2.5 years rent continues to increase but management is not in tune with the community and the property has reverted to just an average place to live with constantly increasing costs and poorer management involvement with the the needs and concerns of the residents. Most of what has been done around the property for the last several years just reflects that it benefits the owner more than anyone else.

Deceitful ways to charge money when you move out. Was charged $75 saying they needed to clean stains from our carpet. When asked for pictures they couldnt show any proof. They only had pictures where the carpet was clean. We dont have pets and there was not even a single stain on the carpet. They were very rude when we went to talk and TOLD US TO GET AN ATTORNEY if we have a problem! The worst part is we had got a walk-through before we moved out and they found no issues that time and said our apartment was very clean. If you want to charge money do so in a more honorable way rather than cheating the tenants. We wouldnt have spend days making sure the apartment was spotless clean if we knew you were going to charge us anyway. This has been the experience of few of our friends too who have recently moved out from St Moritz so BEWARE of their scheming ways.Apart from this, the apartment was okay but too expensive for the amenities they provided. The lap pool was shut all summer.

Our experience was mediocre at best. Our A/C had major issues throughout the year we lived here, though they were quick to fix it. It wasnt uncommon for us to wake up in the middle of the night to a thermostat reading 90 degrees. There is also a huge wasp problem - they must be hiding in the trees or on the sides of the building. The apartments themselves are nice and well taken care of - hence the higher star rating. The appliances are high-end and the granite is a nice touch. The floors in the kitchen needed to be replaced and the grout was constantly flaking off. The office girls were friendly and very helpful, and the maintenance staff is very responsive. The community is mostly older residents, so be aware of that if youre looking for a younger community. Overall, not a bad experience and located in a safe area.

I believe Ive worked with everyone in the office and they are all nice and attentive. From what I can see, the property is maintained well. I agree parking for your guest could be better but thats all I could say for improvement.Nov 2018 Averia with the property, was able to quickly organize a checklist for a smooth and timely move. Averia was good about listening to my moving needs and recommending the best apartment. I found these apartments on the apartment list app an didnt know much about this area or the property. I was especially thankful for her professionalism and knowledge during this transition. When I arrived, after dealing with a six hour move. My apartment was clean and move-in ready. Its great if you dont want to worry about noise.- Each apartment has its own garage and majority apartments have tandem parking as well-Can get 200mbps and even 1 gigabit here in this complex with Spectrum- Very spacious apartment, we have a 2 bedroom.Cons:- Finding extra parking for guest might be a pain especially during weekend so I recommend you have them park in the front and pick them up from there.-Pool furniture is okay

Extremely disappointed in the way the management handles move out procedures. Before leaving requested for an apartment walk through TWICE. They checked the apartment took photos and mentioned that there should be no charge and lo and behold! - a 100 dollar charge for carpet spot cleaning. The carpet was spotless and when asked why I told I wont be charged during the walk through.. they tell me it was NOT AN AUTHORIZED walk through!!! The pics they took of the carpet have no spots.. no evidence. Next they say.. we dint check the carpet the carpet cleaning company told us we had to replace the carpet! I mean..at this point its ridiculous to even stoop to their level of trying every way of getting rid of me from the office. They charge 1900 for an apartment but will try to suck your security deposit dry too. Its thievery nothing else.

Extremely unprofessional complex. We lived there for two years, and it was a very unpleasant experience. Guest parking was a disaster. Literally never any spots available. People would leave their cars parked and unmoved in guest spots the entire time I was living there. There was even a good year where somebody’s broken down car stayed parked in a guest spot without moving. Visitors would have to park all the way across the complex.Only one dumpster in the whole complex and as a result was always piled up to the point where if you wanted to throw a bag away you would have to wade through piles of trash to access the dumpster.Office was virtually inaccessible to those who work. I lost count at the almost weekly emails where the office was closing early just because, meaning by the time I got home I would be unable to access my packages or speak to them if needed.Half of the plug sockets and light switches didn’t work in our apartment. The sliding door to the balcony wouldn’t lock. And literally a week after move in half of our lightbulbs had burnt out, which we were required to pay for. The ceiling leaked in the bedroom for months, and it took multiple calls to get maintenance to look at it. They told us they were going to have roofers look, which we never were notified of if they came or not. Their ultimate fix was to paint over the water stain on the ceiling and call it a day.The cherry on top is that we moved out, and were told that we would only receive half of our deposit cut first due to replacing the carpet from β€œwear and tear” - which is illegal in Texas. Then when we presented that this was illegal they changed their story to the fact that they found multiple pet stains. We literally never owned a pet while we lived there and had no reason for any stains (except underneath the leak in our ceiling).Avoid this place at all costs. They are scammers and the price of the apartment is not worth what you get.

Only to be told that the one family memeber that currently has no credit could not live there with us. After the two who have excellent credit and make more than enough to be the lease holders, they were asking us to pay another $50 EACH to re-run our credit to approve it once again without the third person. They told us after one declines they decline all of us.... I have NEVER heard of such a thing and I have lived in apartments for years and have co-signed for roommates who may or may not have enough credit. I did not understand the issue due to all of us being family and committing to having TWO lease holders who bring in more than 60k individually. They kept our money, and probably to themselves!! To be frank, we moved into a St. Moritz unit with BED BUGS! Unit 3032 to be exact. My girlfriend and I moved to the unit with having no prior history of BED BUGS, that includes our friends and family. The reason I know this is because my girlfriend is highly allergic to their bites, and we found that out after moving here. The propertys pest control company sprayed our unit 7 TIMES and it resolved absolutely nothing. My girlfriend, who works at a hospital, was getting sent home from work on occasions where the bites were really swollen and could be mistaken as symptoms of other illnesses. After the 5th spray, we started seeking council from other pest control companies and property managers, only to find out St. Moritz was NEGLECTING our BED BUG issue. The complex uses a pest control company called Envirotrol. They have a 2.5 star rating on google, for good reason... In 7 sprays, it only got worse for my girlfriend. In addition, the complex didnt tell us what the pest control company was advising us to do on the next spray. Thus allowing us to make the same mistakes and possibly prolonging our issue. We told the leasing office that they needed to spray the entire building for BED BUGS, at the very least our adjacent neighbors, they refused to do both. This was suggested because multiple pest control companies and one property manager said that, the bugs wouldnt go away unless the entire building was sprayed. The Leasing Office failed to give us adequate time to prepare for the BED BUG treatment... If you have ever gotten BED BUGS, you understand that you need a lot of time to wash all your clothes, etc. It cant be done in 2 days unless you take off of work and do it... We could not.The best part is that once we got them to release us from the lease, they told us that we had to pay for the final 3 treatments. This was ludicrous because we paid monthly for pest control. In the end, we refused to pay and went to the regional manager of their property where she sympathized with us and said we did not have to pay for the last 3 treatments.I honestly could go on and on... The St. Moritz NEGLECTED our BED BUG problem for over 14 weeks. My girlfriend and I had to spend at least $3k on new furniture, just so we didnt risk bringing the BED BUGS WITH US... We had to beg the St. Moritz to void our lease agreement (since they never provided an inhabitable environment)... And we ended up having to pay another company to treat our stuff, PROPERLY. Cost us another $500.Beware of this complex. Not only was there a BED BUG problem from AT LEAST 5/1/17 - 9/1/17 (and the way they handled the situation, I cant imagine it being gone) but this complex NEGLECTED us all to save a few pennies. How pathetic.

The front desk is always efficiently jotting down our request with a forthcoming, affirmative, and amiable tone. Management said the pest-control is coming over every week. and wa-la, the hive is still at the exact same location for two pest-control cycles. We filed maintenance requests, we called, we emailed, and we exhausted all ways of communication. Whoever should remove the hive just wouldnt budge, even the management said they would. There is clearly some miscommunication between the management and pest-control, and as a tenant, we just dont get the control to bring this through.

We have lived at St. Moritz several years. We keep renewing our leasebecause we are treated well, are comfortable here and simply beenunable to find a better apartment home in the area.St. Moritz is exceptionally quiet, respectful of privacy, clean, well maintained and well managed. We have NEVER heard any noise/sound coming through the walls, floor or ceiling of a neighboring apartment at any time of the day /night.The maintenance crew responds within a day or two for non-urgent requests, and the problem is always fixed/resolved. Urgent problems have consistently been addressed the same day. On the occasionswe needed after-hours emergency assistance, someone called back within 5-10 minutes and they were at our apartment within an hour. The buildings are also well maintained on the outside. They have been repainted. reroofed, repaved etc., so they look as good as they did the day we moved in. The grounds are picked up daily. i.e. we rarely see litter on the ground. We have found the office management team very responsive to concerns/issues and open to suggestions. You can comfortably walkthe property or use the gym before or after work. Although the design and layout of the property with separate closed garages affords plentyof privacy, there are several community get-togethers each year including pool and holiday parties where you can meet your neighbors. We have met nice people of every nationality, age range and singles as well as families. The feedback we have received from dozens of other residents over the years is consistent with the view we have provided above. Finally, although rent has increased over the years, we have foundthem to be reasonable /consistent with the market. St. Moritz offers anexceptional overall value.

I moved here in April 2016. Upon moving in, there were several major issues that needed to be fixed - such as the key not working for my garage, key not working for the mailbox, and the AC not working (Im not even naming the stupid minor things that werent done). No big deal - those were addressed pretty quickly but nonetheless frustrating since moving is stressful enough without trying to deal with that extra stuff. In the last 8 months I have had to make 5 maintenance requests revolving the HVAC not working properly. 3 of those times it was addressed same day, other times it would be a day later which is frustrating when its 80* inside the apartment when all that was needed was more freon (or a new HVAC system in total which I had to point out to the office on the 5th time). Please note when maintenance does come by to fix the AC, they will turn the temperature down and leave it down - thanks for that extra electricity usage on my bill. I dont even know how many maintenance requests I have had to submit for other things but these apartments are older and have clearly been maintained with just cosmetic updates. Literally have had to have more things fixed here in 8 months than all of my previous rentals combined - about 10 years worth. The neighborhood used to be very quiet as well. Now, it is not uncommon to hear loud music at all of hours of the night (including weeknights) or find an empty 40 oz beer can in front of your garage. Guest parking is ok as long as you get here early. Otherwise may the odds be ever in your favorUpdate - You will get your deposit back minus the cost of the stamp. I’m not even kidding πŸ˜‚

All he does is sit around and talk to the office girls while the older maintenance guy does the dirty work.. The whole staff needs to be fired.... They have a roach and wasp problem which still hasnt been resolved.. I email them about things and they do not respond at all.I had water leak from bad storm and they never came to repair the water in the closet from the room in our upstairs bedroom closet.. Everytime you do laundry all you can hear is the water going through the pipes during the whole wash cycle, they have never addressed it. My kids go to workout in the gym and are chased by an office staff member to find out where they live because they are 16 and 17 in the gym.. I think with paying 1800 in rent every month then anybody on the lease should be able to workout or swim without anyones permission... Hell lincoln property worries more about dog parks then playgrounds for children.. They are not kid friendly at all... If you have children so not move there at all.... if you are black or have children stay away from the St.Moritz because they are crap... as much money you spend on rent they should have complementary breakfast every morning but hell they rather have happy hour so there can be no children there...
