I LOVE living here. (I happen to believe I have the best unit in the building, but...) Everyone at the front desk is kind, and attentive. Maintenance requests are answered and solved with efficiency. I love the location, neighbors are quiet and considerate, and the building feels safe and secure. Would recommend it to everyone.
I had the worst experience trying to lease an apartment with them. I recommend you stay away from this place as they do not keep their word and will try to take your money as soon as they get a chance. I was told i would get a 1 bedroom for a certain price they even wrote it down on a piece of paper for me and everything but according to them because i submitted my application 6hrs after my tour that the price on the unit went up. That wasnt only the problem. As soon as my application got approved they withdrew the $500 dollar deposit from my account without my permission and without me signing anything or agreeing to move forward with the leasing process. After all they did not want to change the price of the unit and ended up keeping over $300 dollars on application and other fees from me.
Sophia and Ricardo make living at Villa Piana very easy. They are quick to respond to emails and maintenance request when needed. They know us by name and always greeting residents with a smile.Villa Piana is well kept, huge patios for apartment living, large kitchens, a growing neighborhood and Conveniently located by everything too.Highly recommended!
In my personal experience if you don’t let the staff run over you they make your stay at the complex miserable they have no respect and gossip about there tenants I had SEVERAL awful experiences. Overall the unit itself was nice.
Overall the staff at the complex is really good. The biggest downside here is the security systems. We pay for a gated community and gated parking garage and get neither. It’s no secret this area is a bit sketchy, and management knows this. With that being said our security gates have been inoperable for about 3 months now and when they are working they malfunction. Just recently they would not open for about an hour and a half, causing everyone parked inside to be trapped. To top it off I got the pleasure of waking up to a freshly vandalized truck this morning, and all I get is “ We will reach out to corporate and let them know”. No timetable of when the gates will be working, just me stuck with a auto glass repair payment. I guess all that matters is that the rent is paid huh ? GOTTA LOVE IT HERE
I give two stars for maintenance and the apartments themselves. However, leasing office staff & corporate are the reason for 2 stars. We were offered rental assistance from the city of Dallas during covid but due to the unresponsiveness from both office staff and corporate the city told us they had to pass.Corporate never signed our lease renewal, wouldn’t answer calls or emails to get this. someone from the city even directly reached out to the leasing office several times and asked for a lease. We waited over a month for this and villa cost us three months of rent when we seriously needed the help as we both lost our jobs during covid.Aside from that, our mailbox was broken from January through May. We were never notified, therefore after a couple of weeks of checking and no mail, I had to call and find out from the post office. Missed one of my dear friends baby showers because I never knew I needed to drive to the post office to get my mail.Our garage security gates are constantly broken, both mine and my fiancé’s cars got broken into on more than one occasion.We almost re-leased our apartment for a third year and we were going to upsize. But even this process I found myself doing the research that the leasing dept should’ve been helping me with.I could go on. But I won’t. Stay away from Villa Piana and any other richdale owned apartments
The winter freeze really messed Villa Piana up bad! The building has no fire alarm, all of the gates and outside doors are unlocked and the gates to the parking are open. You can walk right in off the street and roam the halls freely. The storage units have been broken into and bikes stolen from the bike area. This place is a train wrecking! It was a really great place to live but mother nature has destroyed this property. Its been over 90 days and still nothing is fixed. If you are looking to live in a train wreck this is your place; however, if you want a secure building with safe parking you need to look elsewhere.I just moved into my 3rd apartment at Villa Piana. The leasing staff is fantastic. The corprate office not so much!Most of the residents are super friendly we have made some great friends living here.The apartments are big, the building is over 10 years old. The maintenance staff does a good job with the up keep. The pool is fun in warm weather and over all we are happy living here.The following is the first review: The building is a little older but the units are large. Walk in showers too that was the big one for me. Full size front loading washer and dryer included plus free cable. Nice pool friendly staff I like living at the Villa Piana.
The front office staff are amazing!!! Especially Sophia, she is professional, full of energy, welcome you immediately and take the time to get to know the tenants. She always addressed any issues I’ve had and will follow up to ensure they are completed. Their customer service and willingness to assist definitely makes living here a great experience.
Villa Piana is AMAZING. The staff here are so kind and friendly. You will experience customer service that you dont get anywhere else. Any issue that comes up, they address immediately and the maintenance team here is the BEST. Im so thankful for their kindness and support! Great place to live.
I’m disappointed with the overall establishment and treatment. During a pandemic, I was given a filthy apartment with mold growing in the washer and stains in the dryer. I walked into Villa Piana looking for a one bedroom, I was happy with the model they showed me and the floor plan. I should’ve known better. I applied for Villa Piana in July, signed my lease on July 29th. My move in date was August 29th. On August 29th I arrived on the property ready to move my things in. Upon arrival Sophia the leasing agent was there with my keys and paper work. I greeted her and paid a deposit and my move in fee. Before this I haven’t look at the particular unit I’m supposed to move into. Which I know it’s my fault. I grab the keys and headed upstairs to my unit. Open the door, I’m super excited!!!! And then boom, the door is messed up, that’s okay . Walk towards the bathroom, and ewww the toilet and bathtub is dirty . I mean brown stains. The ones you can’t clean with bleach. The shower needs works. I proceed through the apartment and I felt like crab. No worries, I go downstairs and addressed my issues to Sophia. She says, let’s go take a look, we go upstairs and opens the door and she says the door needs fixing. Okay ! We go into the bathroom, she says Ms Frank, we may need a new contractor for cleaning. Okay ! She says, it may be debris in the toilet and she flushes the toilet . It didn’t flush, she says it clogged up. We may need to get maintenance over here to fix it. Okay ! So the toilet doesn’t flush with brown stains and the tub needs resurfacing. She says I have to wait until Monday to address my issues. I asked how about I upgrade to a bigger floor plan and a new unit at a later time. I’ll put my stuff in the storage and pass some time at a hotel. I was willing to work out anything, I love the area, I work 5mins away . So I was willing to work out a plan. But Sophia, decides that I can’t apply for a new unit, the only thing I can do is move into a dirty unit that clearly has issues already and they will gradually fix it along the way or give back the keys and cancel my lease with a refund of my monies. At this point I’m frustrated and literally crying . I transferred everything to this unit, light, cable, WiFi and renters insurance. At the moment, my last day in my recent place is today August 31st. I’m confused on what to do .
Dirty pool. Air-conditioned halls that are not cool. Dirty carpet in the halls. Pool is missing tile. The landscaping has last years volunteer flowers. When I first moved in the property was well maintained. But now the property is just sad!The corporate office in Omaha NE is impossible to deal with and frankly very rude! The onsite staff are friendly but they have no control over anything. Lots of people leaving and no new tenants.4 new properties within walking distance. Why have old and dirty when you can get new and clean. It makes complete sense why there are no new tenants.
When I lived at Villa Piana - I absolutely loved my apartment. The pool and gym are both exceptional and expertly maintained. The office staff, Randall in particular, was so helpful and always available whenever I had questions. His professionalism and positivity was a major selling point for me. I would absolutely recommend Villa Piana to anyone looking for a new home. Ask for Randall!
Upon my first arrival at this apartment community I was WOWED in how well maintained everything was. Randall Morgan in the office was absolutely wonderful! He has a bubbly personality and was thorough in explaining all the details. He kept a smile on my boyfriend and I face. Needless to say after that visit we decided this was the place for us. We’ll join the Villa Piana as residence in October 2019. Occasionally we stop in just to say hello to Randall and catch a few laughs until we are there permanently. Love love love this place! It wasn’t my first choice but when I saw the upkeep and well maintained units it became the only choice. Thank you Randall for building a lifelong friend out of us and helping us find a place to call home.
Honestly this place is completely disgusting and going downhill fast. The gates have been broken for months and I have had fruit flies in my place for 6 weeks. They have sent pest control 4 times and are basically telling me too bad that it is not working.
As a resident It has been a nightmare to get someone to answer a phone call from the leasing office.
I moved into Villa Piana a few months ago and absolutely love my place. The pool and gym are both incredible like a 5 star hotel. The office staff is so helpful and amazing, especially Randall. It’s great always seeing his smile and positive energy around the building !! Definitely recommend this building to anyone looking for a new home.

Hands down the worst apartment management I’ve ever seen. I was there for 2 years and the office management changed constantly, never having a go-to administrative person to deal with. Come to find out, it was the corporate management which was driving every pleasant person to quit.After my lease expired, my rent increased $300+ a month to go to what they claimed was a “month-to-month” rate increase. I was okay with this initially knowing that the extra charge is for their uncertainty of the future of the tenant. However, that is not the case, well at least to the corporate office. They still tried to make me responsible to provide a 60-day notice and tried to hold me to the elevated rent for the 60-days. Not only is that fraudulent, it is actually in violation of Texas Law. Completely unethical, misleading, and fraudulent they have left me with a terrible taste in my mouth. My initial move-in inspection repairs were never attended too and half way through my first year they started charging me extra for a door side trash I never agreed to.Do yourself a favor and find someplace else. They are always posting signs that cars have been broken into. Not worth it.
I have never worked with such a wonderful maintenance man. So extremely helpful. I am handicapped and he made wonderful changes that made the apt. Livable end beautiful. Every new place has its challenges, but Ricardo is amazing
Ive lived in a few apartments in DFW and love living here. The apartment is spacious and well laid out. Plus its close to my office! Takes me 10 minutes to get to work.The cherry on the cake are the people. We often overlook this aspect of renting an apartment. It can make or break the experience of living in a community. One person I want to call out is Randall who is always helpful and friendly.
Randall and the maintenance crew including the porter has been amazing in helping make my move go smooth and pleasant. They have been prompt and courteous with package delivery and immediate maintenance requests upon move in.
I love it here. All of the units are spacious and up to date. The floor plans take on a very modern look. Office staff are all knowledgeable and friendly. Maintenance requests get filled rather quickly, which is awesome. My only concern is that it’s almost like living in a fortress. If you like to host like I do, it’s close to impossible to have guests over. I understand the sake of safety of residents, but my dinner parties are nonexistent unless I want to have to keep going to get guests from downstairs.
Ive been apartment shopping for a short time and during my time Ive visited quite a few apartments, but none stood out like Villa Piana. Let me give a personal thanks to Randall for his professionalism. He took the time and answered all my concerning questons. He showed us an immaculate apartment that met and exceeded all my needs. We truly enjoyed our experience living at Villa Piana. The staff was excellent, the property was well kept and the integrity of the building access system was comforting. This was our home away from home and we could not have been more grateful for the hospitality and care displayed by the manager, Nicolette and her entire team! Great Location, Great Facilities, Great Staff!
My boyfriend and I loved our apartment at Villa Piana. It seemed like the managing company actually invested and took care of the property. We never heard noise coming from any of our neighbors which is super rare when living in an apartment. Maintenance was always on top of things and work orders were completed very quickly. If some reason there was ever a delay in the maintenance crew getting something fixed, the front office staff would always call with updates. Our move-in AND move-out process was smooth sailing. However, we did encounter a few less than ideal things while living there. Our unit faced the courtyard/pool and the noise level coming from that area during the summer is loud and no one polices in the evenings to make sure that people are cleared out when the area closes at 10:00 pm. The surrounding area to the east of the complex is not a great area at all. Theres frequent police activity. Also, the street you have to access to get to the parking garage (Peterson) is always lined with cars that are parked overnight because the surrounding properties dont have adequate parking. All of the parked cars cause MAJOR blind spots when pulling in and out of the driveway to the parking garage. Also, as one would probably imagine, traffic gets pretty bad by the Galleria during Christmas season. All of that being said, we really enjoyed living here and would recommend it.
I love this complex. Great place to live. The staff is perfect. Sophia and the rest of the ladies are so friendly and never overwhelmed even when dealing with multiple tenants. I also appreciate Jose and staff keeping our place so well maintained.
I’ve been here for almost 2.5 years and leaving now but only because I want to live in a different area. This place has been great. I’ve also seen 3 different crew of managers and all have been very nice and easy to work with. And to top it off, their head maintenance guy, Roberto, has been the best.
If you need anything call office and ask for Randall. He will take care of you as if one of his own family member, great customer service! This company is lucky to have him.

My husband and I have had an amazing experience as new residents at Villa Piana. The office and maintenance staff have been quick to help us with any questions we have had during our moving process and our overall experience has been nothing but positive. Plus, the building is beautiful!
The location is beautiful and the amenities are great, but the lack of communication is unacceptable. We toured and applied last week with a $200 application fee to take the apartment off of the market. Sophia stated that this was refundable. When my husband and I came home we read over the paperwork they printed out for us and found that the pet fee was higher than we were told, and there were other fees not discussed such as a concierge fee (unsure if it was called this) and other fees. We decided we werent comfortable with that new total price and cancelled SAME DAY. We were told the underwriter would call us Monday to finish the cancellation. They have called us multiple times and sent numerous texts now for the same cancellation that we have already confirmed, and now were told that the $200 is only refundable for denied applications. When we applied we were not told of any conditions to get it refunded, simply that it was refundable.Update: My husband received a call from corporate to look into this, and agreed that normally this fee IS refundable in all situations. My husband said it was a pleasant, hassle free conversation.
Ive leased a unit here for two years. Quiet, safe, clean with excellent amenities including a nice gym and beautiful pool. The staff is attentive and professional. Perfect location near shopping, restaurants and both airports. Highly recommended.
Live here now. Just renewed for our 3rd year. Management team is awesome and attentive! We always get our maintenance and repairs done very fast, often, the same day! best/most central location in Dallas and right next to Galleria Mall, of course.
Staff is incredibly friendly, facility is beautiful. Price is high, but you get what you pay for. Most residents are friendly. Couples who fight constantly are not around for long. We have had several units, never bothered by pets, or crying babies.
I lived here for 3 full years and am trying my best to move back. Interior hallways will keep your electrical bill low. Great high ceilings, large patios, awesome saltwater pool, grills outdoors. Its a great urban place to live and just across the street from shopping.
I love this community because of the exemplary customer service from its staff especially the General Manager Nicolette Toth. Nicolette has a knack for making customers feel important when she speaks with them. She delivers a level of personalised and professional service that is rare in any industry and a true delight to find in a property manager. Somehow she makes you believe that yours is the only apartment that she is looking after, even when it is one of 100’s. She is incredibly fast to respond to issues, knowledgeable and a pleasure to deal with. I could not recommend her services highly enough.

Bug infestation. This place is no different than some of the ghettos you see on T.V. My pest control comes buy every week but I have huge black cricket bugs all in my aparmtent and in the parking garage! Beware as luxury as this place seem it is not worth it for the price!
