We lived here for 3 years, the staff was always incredible with us, the building has everything you need, including grill, gym, pool table, storage room. The elevator is perfect to move, you are next to the lake, of many supermarkets and the CTA station. Thanks so much, we will miss living here! OUR FIRST HOME IN USA
Do not move here unless you want to only live here for a year. The management group promised me a rent increase of 3% when l first moved in which is pretty standard. When my lease was up they offered me a new rate with 34% rent increase which is not what l was promised! When l tried to talk to new property manager Rachel she was really rude about it and should not be working with people because she does NOT have any customer service experience apparently, let alone to be a property manager and ‘solving’ problems because she didn’t slove any l had and was even rude about it and didn’t even care that l was upset. Every other interaction with her was handled the same way! I’m so sad that the previous property manager got transferred because he was the best! Also the walls are super thin so you hear everythingggggggg and smell whatever your neighbors are cooking! Also they still have a roaches problem in the building! It is definitely not worth your money!

I have lived here for two years and am extremely satisfied. Dallas, the property manager, always goes above and beyond to ensure all the residents are happy and to provide quality amenities. Maintenance is responsive and helpful. The lobby and public areas are always extremely clean and welcoming. I love living here.
I moved here in July 17 and I love it! I moved from Lakeview East at Belmont & Lake Shore and I definitely like the neighborhood of Edgewater more; not so vanilla and gentrified but still safe and just steps from the beach! (no actual beach in Lakeview) Coffee shops, restaurants, my favorite vintage shops, Andersonville, all close by. The El is 2 blocks away but Im always on my bike and the lakefront trail and Lake Shore Drive is super easily accessible.My best friend moved into this building right before the new property company bought it in Aug 16 so Ive seen it go through extensive remodeling. The finishes are similar to those of new high end rentals being built downtown, without the insane price. My studio unit (up to 3bd units) is the same sq. footage of my last place but the layout is so much better! Im an architecture major so this is super important to me and something I would notice. Plus I have floor to ceiling windows facing south with unobstructed views across the city! The units have gone through a gut rehab; wide plank grey vinyl flooring, stainless steel appliances, quartz counter tops, deep large sinks, lots of closet space. These are all things I didnt have in my last place and there was only a $25 difference in price...The bulk of the remodeling I hear will be done mid-December so you shouldnt have to deal with much construction, so thats a huge plus although it hasnt been bad at all; Ive endured much worse.Some other features; The workout room, lounge with TVs and pool table, patio with grills, furniture, modern fire pit, video and FAB entry, and a bike room coming soon. It is definitely the best building I have lived in in the 6 years Ive lived in Chicago. Check. It. Out! AND THEY DO ALLOW PETS! I have 2!
Living at The Bryn is nothing less then amazing!Dallas, the manager is always responsive and helpful, all the small issues are fixed in a matter of hours. The amenities are great,especially the outdoor patio with the grilling area during covid times.It was amazing living here.The Bryn is the place to be!
Loved living here! Staff is amazing, always took care of things when I needed it. Location is great. Beach is a few steps away. Very close to train and bus stops. Great renovations with fun upgrades to common spaces every month or so. One of the more updated buildings in the area.
I have lived at the Bryn for almost a year now. My father in Indiana recently passed away and Dallas was so sweet and thoughtful to let me have a temporary place to park my rental car for loading and unloading. Such an act of kindness when you are going through a really hard time is PRICELESS!!
I’ve been lining in The Bryn for over a year!One the best management team: Dallas and Brian always are looking into improving amenities in the building, always helpful and friendly maintenance staff! I love the patio area with couches and wifi, fitness room is great. And the location is great with some great restaurants just steps away and the lakefront! 👌🏻
Dallas is an excellent property manager. Very happy to have interfaced with him. The building is conveniently located to the lake on one side and a train stop on the other side. Id recommended living here.
The Bryns location is wonderful - right next to the lakefront, dog park, and the CTA! I feel relatively safe around this area. After a year of living here, Ive had a decent experience; however, there are a few cons to consider.This building has cockroaches. Ive had an exterminator come in once already but Ive found more the following week. There are multiple vents in the room that connect your room to others and it makes it difficult to track where these bugs are coming from. Its extremely unpleasant. After seeing reviews, it looks like this has been a problem for years but it hasnt gone away.Appliances - my refrigerator broke twice here and completely stopped working. There was an instance where I had to go a few days without a fridge and had to throw out all my food. You wont get central A/C here - youll be using a radiator expected to cool down the entire apartment. My electricity bill gets pretty high because I need to keep the radiator on to combat the heat that spills into my apartment all day in the summer. Sometimes it works well and sometimes it doesnt cool down enough.Heat is included with the apartment but when the winter came, I experienced almost a week with no heat and my apartment was freezing. Some of the units were not heating due to an error in the pipes but my corner wasnt receiving anything. A few days here or there would come when my heating just wouldnt work.The staff here is extremely friendly and helpful - its not their fault that the building operates the way that it does. I hope management takes better strives in addressing the bug problem and invests in its features.
I move few weeks ago and so far l love it. Robin was super nice, friendly, professional, helpful and she deserved 10 ✨🌟. Dallas also was really nice and professional You guys doing great job!. On my moving day l meet the maintain guy, he was really helpful and he also come to my unit to check if everything it’s good. Soo nice of him.Everything it’s great in the building :)))Thank you!
I moved into the Bryn a few months ago, and have been loving it! The newly remodeled units are beautiful, along with the great views. Management has been very helpful with all of our questions/concerns.Good amenities with the gym, courtyard and package room. Parking is on the pricier side, but on par with most Chicago apartments. Only wish is the alley to the parking lots were paved better.Building is pet friendly, and close to the lakefront trail and dog park
I had a great time living here. The building staff have always been a great help. As it was expensive, I moved out to live at another place near by.
I recently moved in and everything is better than I expected. Georgia helped explain the move in process and provided move in instructions in advance. On the day of my move, Samantha showed us where to park our uhaul and how to use the elevator. We had a lot of questions during our first week but they were always quick to help and made us feel right at home. We are loving our place and already met some other tenants. Overall the building and staff are great.
Living at the Bryn is a dream. Dallas and Jeton couldnt be more wonderful and inviting. Maintenance requests are taken care of immediately, the building is safe and cleaned daily, the environment is cheery and friendly, the outdoor space is private and beautiful, its a block from the lake, and the responsiveness from management is remarkable. I cant recommend this building highly enough. Thank you, Dallas and Jeton!
The building looks nice and modern. The gym is conveniently well equipped. The laundry is outdated and needs better maintenance. There were roaches at first and a few other issues, but management solved it. Ill be happy to renew.
I just left the Bryn. I had been living there for three years. My initial security deposit was paid to the other management. The new management ( golub ) refuses to refund the security deposit. Since it was paid to the other management, they claim they don’t have the money and are not responsible for the same.They are extremely disrespectful on the phone, refuse to attend calls, refuse to give the money back one way or another regardless of how clean the apartment is maintained. I mean is it our problem that the management office changed? Should they not still be responsible for the security deposit? Am I the only one in this situation. I’d be surprised if there weren’t other people who were ripped off.There was no official or unofficial communication whatsoever stating that current residents will automatically lose their security deposit due to change in managements.There are cockroaches in the building, some apartments have bugs. Our Air conditioning didn’t work for over 4 months, the elevator is being renovated for over 10 months now, there’s always renovation that is done so it’s quite noisy.Outdoor Parking is $200 and I reported an incident to the property management that my neighbors car was mugged in the parking lot but I never heard back on what happenedBarely any bright lights on Hallways in every floor. Elevator needs a lot of work. Windows are dirty. lots of spiders.Great place besides all this! Go for it !!!
Arrogant and condescending management. Very slow to make repairs that they feel aren’t important. Going out of their way to punish for making a complaint. Nasty attitude, can’t wait to get out.
I went to The Bryn yesterday to look at a two bedroom. I told the leasing agent I parked in their garage in parking spot #4. She replied, your car will be fine, let’s head up to the 12th floor. Their maintenance man towed my brand new Mercedes! She then locked me out of the building! Thank God a nice resident let me back inside. It was freezing outside and I had no where to go. Total nightmare.The building is not nice and very overpriced! $2700 with parking for a dated unit with a window unit A/C?! The kitchen appliances and carpeting were filthy!I finally got my car back and it is damaged!!DO NOT GO THERE!!! The maintenance guy that had my car towed said, we’re just trying to make a living here...Seriously???? Samantha refuses to call me back. She’s the manager there.
We have moved to this apartment recently after extensive search within Edgewater area. apartments size, layout and appliances contained in are very good. Bryn is managed by astonishing team,Dallas and Robin, who are friendly, response and kind. Though people makes a difference, location of the building is excellent. It’s located within a walking distance to the lovely beach of Michigan lake. All what a resident needs are within the neighborhood like stores, grocery shop, food, CTA station, bus stops and others. My family and I liked it very well and felt making good choice.Regards,Mustafa
Before signing my lease, The Bryn assured me that the building’s past cockroach issue had been resolved. Leasing agents at The Bryn told me that the leasing office had not received complaints about cockroaches for months. Based on this information, I signed a lease with The Bryn. Within weeks of moving in, I found cockroaches in my kitchen cabinets. Over the last nine months, I’ve found cockroaches in my kitchen sink, kitchen cabinets, coat closet, living room, bedroom, bathroom, and shower. I’ve also found cockroaches in the building’s laundry room. None of the building’s pest treatments have been effective at getting rid of the cockroaches in my apartment.
It is ridiculous!! We are paying $180 per month for outdoor parking, and there is no parking spot for me when I am coming back home late in this cold winter night! So, I have to park in street!! I am going to follow up this issue and sue this building for this inconvenience!Also you can not walk in this frozen outdoor parking because no one cares to clean it!
I personally haven’t had any issues here at the Bryn! The staff here at the Bryn are all amazing people! Very close to the train, across the street from the beach and bus stops at your door step.As with any highrise in Chicago there will be spiders on your windows. I personally haven’t had cockroaches or a roach of any sort in my unit nor have I seen on in the hallway.The staff and management is always very quick to get back to my roommate or me if we ever have any issues.Thanks Bryn.
I like most of the things :Good : 1. view from B units specially in higher floors 2. Location is good, near to redline, bus stop, other shops etc. 3. Building is clean, they are renovating still.Bad : 1. price is too high given the amenities it has 2. Even though renovated, they kept the older air conditioning machines in my unit which make irritating loud noise. 3. car parking is too costlyHave not experienced winter yet, so can’t say how good the heating system works.Even after few negative experiences during movein, I am enjoying my stay so far.
This building is old and needs updates. The units are full of roaches and the building stinks everywhere at the places like elevators, office, hallways and laundry. The roaches come in to your unit from the other units if you keep your unit clean. The laundry machines dont work at all, they are old and slow. The laundry room is always dirty and floor is wet. The staff is mean and rude. They are from Romania (poor english and professional skills) and they care only for people from Romania. They all smoke in leasing office. There is no doorman/security guard, no security cameras at entrance. Parking is never available and they have a long wait list.

I have lived here for over a year and just renewed my lease and I absolutely love it! The renovations are great. Everything is brand new. The amenity space is perfect for having some friends over. The gym is a huge plus that I was able to save money and cancel my gym membership. Management is great. The ladies in there know me by name and are always so friendly. The engineer Safett is always quick to fix things in my unit and is really nice and helpful. I plan on staying here for a long time. Its seconds away from lake shore drive, busses AND the CTA. There are so many shops on Bryn Mawr that you dont need to go far. You even have two grocery stores within 5 minutes. Marianos is literally a 2 minute drive! You are right next to the beach too!
