Marvin is the only reason I paid my deposit or considered this property, because he was so professional. Marvin is honestly the driving force behind most of the positive reviews I’ve shared about the the Flats. Other than him being amazing, I haven’t received any of my leasing information or informed of when I can view my apartment space. I haven’t been able to view my future apartment either. They are quicker to approve you, but the communication sucks. It feels like I was scammed in this process. I’m just waiting for a response. I’ve called to check in over 15 times with no answer.This isn’t fair when people’s shelter is in limbo.
This complex is down right disgusting, unprofessional, and they lie about what youre going to get in your apartment. The community here is really nasty. People throwing oil, crab legs, anything you can think of on the grass and that attracts roaches. The apartments ARE NOT insulated properly. So those said bugs find their way into your house. They have in house pest control that only spray near the front door and one bath room. Its like there spraying sugar because it gets worse after they spray Theres more then 10 spots to buy drugs and they dont hide it. They only person willing to change things in Marvin. DO NOT MOVE HERE! THEY ARE SLUM LORDS!!!!!!
Marvin has great customer service! He really works hard to assist you. But I’m not to fond of the actual apartments. They have great potential, but they are old and need to be updated on the outside and inside. Ive seen a lot of bugs especially water bugs. It’s disgusting.
Ive been at this community for five or six months now and I enjoy it. I havent had any issues with neighbors or anything of that nature. the managers in the office are very professional James and Marvin they are great managers, proficient / expeditiously getting any maintenance issues taking care of for the residents. The property is very clean. I just love it here.
If I could give zero stars I would.. this place took my money and denied me and my sister within 10 minutes of applying.. By the looks of the reviews I’m glad but they are the only company that has to “mail” your holding fee and then never answer the phone for a follow up.. I want my $100 and I wouldn’t care if it was $1.. please don’t respond to this post about how you can make it better.. give me a call as I have left many voicemails and RUN ME MY COINS!!! NOW!!!
I’ve been here about a month now and I love it. Everyone in the office is amazing. Anytime I need anything they are able to help. Everyone that lives here is super friendly.
Joanna at the office is the bomb. I spoke with her Tuesday morning at 11 while completing my application she was so patient kind and sweet. I feel in love with the way she handled me with care. I was moved in the same day and as of now I’m in love with it.
I would not allow anyone to live here because it is really terrible and the city should be called because the maintenance Men do not fix anything, i have been living here since October 2020 and everything is my apartment that was supposed to be fixed was not fixed, we were promised things for that apartment and we never got, i wish i never would have because it is disgusting and the only person that cared was Marvin Foster and he is the only one that is trying to help me and my family, the owners need to fix the whole complex because it is ridiculous to live here and i would never recommend this complex to anyone, i am definitely going to the city

The office staff are good, the biggest problem i have is parking! I leave at 4am and get back around 8pm, on friday and saturday nights every parking spot on the property is full! Majority of the cars dont have pass stickers or even vistor passes. Why should i have to circle the property for 45 minutes if i am paying for an apartment to get a parking spot?

Just moved into my renovated 2BR townhome and there aren’t enough good things I could say about my new place and my experience here so far.I absolutely love it!!!!!!! Its been 50 days since we first submitted a service request for our heat not working. On the online dashboard its listed as complete, but it isnt. Weve submitted the request 11 times since October. I was told last week that were somehow behind others in the maintenance que. Its currently 25 degrees outside. You do the math.
First I want to say thaat I have lived for 20 years snd I am so pleased eith the mainteance team. They have gone above snd beyond the call of duty. Thank you Carlos!!

Management ~ Im a resident at the Flats where Marvin Foster is the Assistant Manager and he is Great. During these these crazy times, things are of course, Crazy. Marvin always keeps and cool head, listens closely and PROMPTLY takes care of whatever concern I have. The office staff has been AMAZINGLY supportive during this terrible time and Im very glad that I am a resident at the Flats. Clean, neighborly and safe.
Lived here for close to about 5 years plus, great place as well as office managers. Johanna is very nice and pleasant, as well as all the other staff. The property has made countless improvements over time and only for the better. The community can be quite and lively depending on current events. This apartment community office has nice people working there but there business ethics is if poor value and unprofessional. I have been waiting since August 7, 2020 for refund on admin fee because I got declined an apartment. I was told that I would receive check for 100.00 for the fee by end August. I never received it. Therefore I called beginning of September got told had sent in request to accounting should receive it by end of this month. Still havent received check. So I called today and first was told that my payment didnt go through I informed the gentlemen that was incorrect and I have bank statement and receipt from them to prove it. Now I get told they entered something wrong and I should receive within 30 days. Guess what that would make almost 90 days for my money This is so not professional.

The setup on the inside I think is the best. The walls throughout the inside of the house is white, And that may not be your upmost standard likable color. It isnt my up most likeable color for anywhere that might be a decidable place that you might wanna stay at. And the outside is also White. And that might not be your most likeable color for the outside of any place where you might decide to stay. But at least you have somewhere nice to stay, In a nice upscale neighborhood, I Do Think So.

It takes the apartment FOREVER and a DAY to fix something in my apartment. I would place in a ticket as soon has as I notice something is broken and it wouldnt get fix until weeks sometimes month(s) later. There are two many buys in my apartment. Neighbors are inconsiderate. Rethink about applying here. Ask as many questions as possible. Its under new management now, so there been changes. But no changes to make me stay here. Good Luck

Considered moving here into a 2 bedroom, 2 bathroom town home which was $1,030 at the time of my visit. Unfortunately, the floor plan does not reflect this but the units are not renovated. It would cost $1,200 for a renovated unit. The website would not allow me to select the unit to apply online for some technical issue despite being available now. I was informed via phone that the apartment was being renovated and would not be available until 2 or 3 weeks out. I asked for the manager as this was getting off to a rough start. The manager said this unit is not being renovated.When I mentioned that the website wouldnt allow me to apply, I was told you must be selecting the wrong date and I continued to explain the website was wrong. I was told to try again later. No one ever bothered to review the website for accuracy.PLEASE NOTE: The images on their website do not accurately represent their offerings.I did manage to go for a tour hoping that something would turn my experience around but NOPE! The property is falling apart. When taken on a tour, I was following the manager and as I was using the handrail, I noticed it was falling off. I played it off as if there was no issue, little did she know that was a big turn off.The units were small and unimpressive. The floors were also creaking. My advice to management is to renovate all apartments ASAP. Theres nothing in the community that pops, if you will. There are no real amenities. Theres no justification for charging market rates.The staff are very nice, especially the manager but unfortunately, the place is too run down and too expensive to justify moving in here. They are charging the average market rate for their 2 and 3 bedroom units given the age of the community and the not so great area its in.

Been here for just shy of 4 months and so far so good. Great location but doesnt feel like youre in the hustle & bustle of the city. Id probably recommend it to anyone. My pup likes it too.

Extremely unsafe place to stay. Had 3 vandalism cases . Lack of parking spaces at all times and unsupportive behavior from the leasing officers and the property management people. I wish I could have an option of giving it a negative rating. Think before you plan to take an apartment here very very carefully. Thanks.
Bugs live in the carpet and wall.. the pest control doesnt help at all. Management is new but cant get their files together to know if a tenant has paid or not. They asked for my contact phone number every time I went into the office. No organization. Horrible dirty paint jobs. They will tell you no bugs but there will be. Dont give them your money....Update.. Dont listen to the newer 5 star reviews. They paid people to write good reviews. These apartments need to be burnt to the ground
HORRIBLE PLACE TO LIVE. I moved in at the end of August. Today, December 11, I got a water bill for the first 11 days. 140 gallons. My dishwasher has never worked. They finally fixed my patio door after over 3 months. There was a gap on the top 2 inches wide on the top & it didnt close. There has been a leak in the wall behind my toilet & one in the ceiling of my bathroom since I moved in. Last week the ceiling starting coming down. I cant use the toilet without being pelted with droplets from above. So, I must urinate in the tub. I have a portable commode as well. I pay extra for cable. Yet I have never had cable because they wont get the proper wire. I found a cick roach in the kitchen the other day...must likely because the water in the kitchen leaks all over the floor. The window screens are rusted & full of holes. Im going blind & I signed a lease for a first floor apartment without seeing it. Flats? There are THIRTEEN uneven steps to get up to my front door. The lock on my door does not unlock without a 5 minute fight. The outlets spark when you plug things in. There are no doors on the clothes closet. The lock on the door leading to the bathroom is hanging out of the door. AND THE LIST GOES ON AND ON!

I’ve submitted Ac issue request 2 times since 04/12/2019, and still haven’t been fixed yet, same issue I have last year and the temperature was over 100 degree inside the apartment, they fixed it a week later, let’s see when they going to fix it this year .To the Owner, I don’t know why the leasing office employees still have a job after all these complains about them?!!!And by the way I’m talking about apartment 8824-G beside the AC issue one of the residents at the same building still making loud noises and drinking in public, ask the leasing office about him they know and they not doing anything about it, and wish me luck with the AC!!!

If it was possible this complex would NOT get a single star. When I first acknowledged the apartments and met with the leading agent everything was smooth. Prior to looking I read the reviews but ignored them (please take heed to these reviews), I took a tour of an apartment and fell in love but leasing agent told me that a gentle had already leased the apartment and one would be coming available in March. As I stated the process was smooth. It was the day of my move in and everything was chaotic (I should have known then who I was dealing with), my apartment wasnt ready until after 4pm, my movers were confused and so was I because no from the office communicated with me that day. When the apartment was finally available I walked in and noticed that this was not the same apartment I was shown (however, I was told that it would be). The apartment needed to be fixed. She showed another apartment that was available and it was even worse than the first. I decided to be humble and take the apartment that I was given. After I moved some of my things in that night I noticed that germ roaches came out from hiding. German roaches can cause asthma and other illnesses. I screamed so loud and stayed with my grandma. The bugs continued to be an issue and I noticed that there was a large hole and a thousand of small holes that they were coming from. I told the office about it and they didnt budge. **Also I made them make a copy of my lease for me to keep and I am glad I did because I provided them with a Buy Out Notice the following week** I also contacted the Better Business Bureau to get some the bug and hole issue fixed. They fixed the hole behind the stove, but the bugs were still an issue. That complex is the worst place to live and Im only talking about the office and apartment not the thousand of children in the streets, horrible landscaping, and trash everywhere. If youre looking, look elsewhere!!!!

Beautiful apartment community, grounds well kept. Jynae in the leasing office was great and answered every question I had. Sometimes the trash runs over, which is usually expected but Ive had no issue with noise. Maintenance is super fast and friendly. I would recommend this community to any of my friends or family..
Atrocious! I wouldnt recommend these to anyone. Initially applied with the expectation would be able to view unit prior to move in date of 10/17/2015, boy I was wrong! Upon move in became very apparent there was a insect problem INFESTATION OF ROACHES! I mean making it hazardous for children and anyone with allergies they crawl over EVERYTHING! Shouldve took the sign of constant move outs. At the signing of the lease management provided a walk-through sheet, completed thoroughly and as advised per management they have a week to correct any issues listed. Well its now a month later nothing has been done. Also there is a mold problem in which they referred to as just a little mildew uh mildew is mold which is also a issue for the health of ANYONE!! Not to mention the constant over flowing trash, or residents just being lazy, receptacle can be empty and they still place garbage on the ground. Management stated there was a valet trash service never received bin or service for 1,049 a month WAY OVERRATED!! Well we had to obtain a attorney no way in hell paying 2,098 to get out of a uninhabitable hole, moving out in a matter of days! NOTHING ESTATE ABOUT THIS PLACE JUST SUN VALLEY COVER UP!!

Johanna and Larece demonstrate kindness and professionalism at each visit. Maintenance has helped me several times and I’m appreciative of all they’ve done. 5 wonderful stars
Joanna acted like she wanted to cry with every question I asked. I need to move in asap but she didnt answer any of my questions about when the earliest the 2bd would be available. She had someone at the desk and others walking in and waiting as she sat in silence. Never acknowledged anyone who walked thru the door, so I spoke up to ask when the manager would be in. As previously the manager said to work directly with her. It is not a hard thing to answer whether you have two bedrooms available if someone is signing a lease you can look. I asked for an application and she looked scared saying she is the only one here etc. I guess this place is only reserved for a certain group of people and they just collect everyone elses money and never allow them a FAIR chance to be considered. Their website says they have units available now and the manager said that as well the day before now she says end of January without even looking at her computer. Lastly, when I asked when is a good time to come back she whines to say maam everyone is patiently waiting lol as if I am attacking her Im not sure what that victim act is. I just needed info to apply. Anyway I would avoid this community if you are smart enough to read the reviews. Apartments are reserved for those of a certain racial background. Its discrimination at its best!

If youre thinking about moving here DONT. Theres a horrible issue with people breaking into empty apartments to sleep, chill and smoke in them as well as the laundry room. What males it worse is not only is the rent office and security useless in this manner but so is law enforcement.Looking to move sooner than possible. Id never wish this amount of discomfort on my worse enemy.

Very unprofessional. Property manager kept responding by saying she would call me back and never did. Took my application and admin fee and left me in limbo about my application status for weeks. And blamed it on the fact she was out of town. Worse service and first impression!
My family and I have lived here for 2yrs. We have had some problems, but Hope and Glen the maintenance supervisor have been trying to work on some of the issue here, like the parking, the trash, and most of all the care of the apartments on the inside. I know theres only so much she can do on her on. I think that she tries to do what she can but the final say do comes from the home office. I thank her and staff in advance for what she has already done.

MY ACTUAL RATING IS ZERO BUT THAT’S NOT AN OPTION!!!!!!!!This complex sold me on an image of a nice renovated apartment but in fact I got one that had no repairs completed. They took my deposit and first months rent because I held a key for only THREE (3) days. I was put out of at least 1,300 hard earned dollars due to their deceitful antics. The problems I saw during my 24 hour stay after the completion of my apartment checklist are as follows:1. Heavily dented front door.2. HORRIBLE ODOR of MOLD when you enter the unit ( was disguised by having the air turned on 50 degrees to freeze the scent).3. Dirty ceiling with cobwebs everywhere.4. Very visible holes in the cabinets and other walls that were not corked, plastered,or painted.5. Cabinets that were dirty and needed painting.6. An old refrigerator with dents and rust marks only to be covered by some white paint in an attempt to correct.7. The bottom of the stove was broken.8. Kitchen counter top was broken and was repaired in a piss poor attempt with clear silicone corking.9. Bathroom still had soap in it from the previous tenant.10. The commode would flush but kept running for 6 minutes afterwards.11. Blinds that they claim were new but would not open (had to be operated by raking the blinds open and closed with your hands).They were suppose to be just the 8 dollar blinds from Walmart, nothing expensive.12. Old carpet that was still very wet on that Sunday morning when I decided that I couldn’t function in this type of environment.13. THERE WAS VERY VISIBLE WATER DAMAGE IN THE LIVING AND BEDROOM walls ( was told that the walls had been painted but there was no evidence of such, not a paint smell in the air).14. The closet door was heavily damaged by water and was swollen at the bottom.15. The closet ceiling had some shoty carpentry work and wasn’t even painted.16. THERE WERE SEWAGE NETS FLYING AROUND.17. A ROACH WAS SPOTTED AND KILLED.DO NOT and I repeat DO NOT rent/ lease one of these properties.

Don’t go there...too much noises...leasing office don’t take your complaints seriously and not solveing any of your issues until you contact the main office. My brother lives there but he stays at his friend house most of the time because of the noises coming from his neighbor at this apartment complex.

They dont answer the phone! They lost my deposit which I dont understand how and now Im have to get a lawyer ... maintenance comes in as if they live there which is stupid they make decisions without notifying you Ive came home to not be able to get in...been charged fees that are ridiculous ...the apartments are literally too small to be charged so much money.... they really dont care about how you feel or about your situations its almost like staying in jail because youre so obligated to act normal. THEY ARE VERY UNPROFESSIONAL...I am so happy I am moving

They make u wait months to get a work order completed. I can not wait for my lease to be up. The pool have been opened for like 1 week in the past 3 years. For what it looks like we pay way to much for rent.
My daughter moved in on the 1st of Juky and her apartment is flooding, she cant figure out from where. She has been calling maintenance for hours. At this point her personal items are at risk of being damaged due to their failure to respond to emergency maintenance requests. She has been in the apartment less than 10 days and so far it has been one thing after another with little to no response from your staff. This is entirely unacceptable. Do NOT rent from here.
How can I start hmm horrible horrible horrible place I wont recommend it to my worst enemy,thats how horrible it is I lived there for 2months the longest 2 months ever in my life,if my apartment was ready sooner I wouldve left the very same week I moved in, infested with roaches big and small roach crawling on my 4 year old make my blood boil unacceptable period slugs crawling into the apartment,water coming into my apartment,molds every where,smelled aweful, very dirty the tubs was painted which makes it so nasty 😷,I really hope them get it together that place needs to total make over,how could someone live in that horrible condition? Very disappointed 👎🏽
