I just want to send a shout out to Robin, she was Awesommmmmeeee….. I just sold my house and was pressed for time of getting a place…. Robin was very prompt and professional…. I know I got on her nerves but she still was patient and reassuring….. she made this process for me smooth and I can’t Thank her enough!!!!!
Communication by management was lacking prior to this move-in. We were initially told we could “probably” move in a day earlier but after a few calls over a few weeks without confirmation, we found out 4 days prior to move-in date, that we could not. We were notified little more than 24 hours from move-in day that the carpet was going to be cleaned that morning and we could move in until 2. We had not expected such a late check-in since our lease started that day, and we had a rental truck and B&B to check out of much earlier. We did not receive a response to our emails expressing concern over this. As we expected the carpet was not dry by 2pm. No apology, just advice “not to drags heavy furniture over it”. Apparently their cleaner had canceled on them resulting in the late cleaning do the carpet. Although out of their control, management should have explained this as soon as they knew and a response to our emails with explanation would have sufficed. Ignoring concerns by a tenant is never ok.
The maintenance guys are really nice and respond quickly however I’ve not fully enjoyed my time here at all. I have gone without A/C majority of my time here over the last two years. My apartment is consistently over 85 degrees and it’s miserable. I have to try to stay away from home as much as i can in the summer because the heat is unbearable. They fix it and within a day sometimes even a few hours it is out again. It’s embarrassing when I have visitors and they’re in full sweat the entire time. My lease is ending soon and I cannot be any more happy.
As a prospective renter, I had a terrible experience with Arbor Villages leasing office. I scheduled a virtual tour with them to learn more about an apartment I was interested in, and when our scheduled time rolled around, no one from Arbor Village joined the Zoom call. They reached out to reschedule, and when the time for that call came, again no one joined, and when I called the office to reschedule the person on the phone said that the person who does Zoom calls leaves the office at 5pm. Super confusing, considering my call with her was scheduled for 5pm. Nevertheless I rescheduled and once again no one showed. This is extremely unprofessional and completely disrespectful to my time. I will no longer be considering Arbor Village during my apartment search.
It is a beautiful community to live in, I especially love being surrounded by tall, mature trees. The buildings are old but they 2-year-old renovation made the place look a little bit more new and clean. The only complain I have is with the management of the property. Since Ive been living here I have met with at least six different property managers. Most only stay for a year. Because of that, there are some issues that are overlooked and the work orders take a very long time to be addressed. For example, I have had a leak in my master bedroom ceiling that has been a constant issue for six years. I have submitted work orders for the same leak multiple times. Often, I receive emails explaining that the work order was addressed and fixed but I see no signs of any work actually being done. If it wasnt for the poor management of the property, this would be the perfect place to live
Ive lived here for over 3 years and I enjoy the location. Scaleybark is a fairly quiet road and its pretty quiet back in here off the road, you can walk to either Montford or the light rail in 10-15 minutes, and its easy enough to get to the airport and 77.Yes, the buildings, fixtures, interior colors, and appliances are dated; but everything works and maintenance (as of 2020) responds quickly, and the lower prices offset that a bit. If you want a nice new apartment, have fun paying 1.25k or more a month elsewhere in the area. I will likely be moving this year for no other reason than prices are starting to get close enough to other locations to make them more attractive for me.

I have had a fantastic experience living here for the past few years. They are always on top of everything and if ever I have a problem, not even a whole day goes by without it being addressed. Ricco is really up to speed with everything that goes on in the community. He has graciously helped me on many occasions and I’m so thankful. The pool and common areas are always well kept, clean, and comfortable. I highly recommend this place to live. Anyone would enjoy their time here.

I have just signed my 3rd lease with this property. Ricco and Rhode have been incredible responsive and professional. Maintenance request are taken care of in a reasonable time frame and I feel safe in the community.

After selling my condo, I went on a search for a comparable living space. I found it in Arbor Village! The units are spacious and you cannot beat the view from every window in my unit -- no, its not a cityscape but a natural setting. Trees are everywhere I look. AND the community manager and her staff made me feel at home immediately. They are friendly and responsive. Highly recommend this complex.
3+ years at this apartment and its had its ups and downs. Its a long standing apartment complex, So factor that into account as far as internal structure, not external appearance. Its been overall a decent experience. Management has changed over time and currently has the best and staff. I would stay as long as they stay, unfortunately due to increasing in rent, this is beginning to reach out of my budget. If it remained affordable I would remain too. The location is great, quiet and in the cut. My where a bouts were not known for a long time. Always felt safe and will remain so even once I move. Great place for my 2 children. 2 bedroom max rooms. Buses and trains within 20min walking distance. Bike friendly neighborhood. Bugs are only a pain during the warm months. Love the forest in the back and the random deer and rabbits youll see walking through sometimes. The space and size is awesome! My first home in Charlotte and will not be my last but it seems like I have to move on sooner then expected.
We just recently moved in a month ago and it has been the MOST pleasant experience. It is quiet and peaceful. Maintenance is right on top of things as soon as asked. The office staff is 100% friendly and personable. I would recommend this apartment to all my friends.
I applied to Arbor Village over a month ago. I was told I had been approved for an apartment for two weeks and all that was left was a sign off by the property manager. 12 days before moving in it turns out my application hadnt even been looked at, I was denied, and I have yet to receive my 150 dollar deposit back. Which I could really use considering my current situation. Looked like a nice place, but I wouldnt trust the staff.
Over the past year the management staff at Arbor Village has changed in the absolute best way possible. They are quick to respond to questions or concerns & are a pleasure to interact with. Maintenance issues are handled in a timely, professional manner & as a resident that has lived here for several years it’s great to see the property being managed by such a great team of ladies & gentlemen.

I cancelled my application with these people and have been waiting for about 45 days to receive the $400 owed to me. The staff is unresponsive, when you finally reach them they aren’t professional. After I month of not receiving my money and not getting anyone on the phone I had to drive myself to this community to ask where my money is. I spoke with the leasing agent and he said that he would look into my issue in a couple days. A couple weeks later I still had no assistance. After another phone call I was told to contact corporate and I haven’t had a response from anybody still. Don’t give your hard earned money to these people. They are quick to take your money but after that, apparently it disappears. Worst experience ever!Edit: On July 24th somebody from corporate must’ve seen my review cause I was finally told that my check would be in the mail. Today is August 28th. It has been 25 business days and I still have not been paid. Mind you, I cancelled my application on June 10th. And at this point, $400 doesn’t cover the interest I’ve accrued on my account while waiting for my heavenly check to bestow upon me. It’s sad we live in a world where you not only can’t just receive a refund. It has to be how the company you trusted your money with feels like it at whatever time they want. The reason I’m in this situation is because their system was broken in the first place and needs to be fixed!
Excellent repair time but suggest when it is a critical repair contacting the resident by their preferred method upon completion instead of leaving a work order copy and not updating the ticket until I call at 3:30 to see if Ill have heat when I get home.
I have had a very good experience with arbor village, they are very responsive. The people that work in the leasing renter are friendly and helpful. Maintenance fixes things very fast.

The management staff are awesome, they play uno with me when I’m picking up my mail (if I had a bad day) and they always support my new workout when I hit the gym. They’re a bunch of awesome people. The maintenance staff is awesome too, if my roommate and I need anything they’re there before the EOD.One time Daniel saw me sitting by my car because I had locked my keys in my car & instead of waiting for AAA for another three hours HE GOT THE KEYS OUT! On his day off too. That was pretty cool. 10/10 recommend!!!
I began calling Arbor Village home a little over three months ago now. I can honestly say I’ve thoroughly enjoyed my experience. I work so much and if I ever need anything from the residence staff outside of hours, I can simply ask and they will make all accommodations (including Rodiero delivering my mail)! Also, the valet trash pickup is the MOST convenient thing ever!!The only reason I did not give 5 stars is due to the fact that maintenance is understaffed. Those men work so hard and they’re amazing at their jobs, but they need to be multiplied by two in order to complete services in a timely manner. However, they’re ALWAYS so pleasant to be around while they’re working, even in emergencies!I hope all of the staff of Arbor Village know they are appreciated for all they do for us! Thanks for helping make Arbor Village my first home in Charlotte!
I dont think people should be allowed to write a review if they just moved in or do not live here. If you have only lived here 5 days give th a compliment but not a 5 star review unless you had to deal with all aspects of this property. This place has had constant issues including lack of maintenance and management over time. Lets be honest what this place is so people can understand the prior issues and ensure management continues to address them! Walk around your apartment complex from top to bottom before you post please!
Do not rent with these apartments. I lived there for 2 years and it was 2 years too long. First of all, the place is falling apart. Doors are falling off hinges, and the ceiling was caving in in multiple places. Our power would go out randomly due to poor wiring and they never attempted to fix it. They would just flip the breaker until it went out again in a few days. Neighbors were incredibly inconsiderate. I lived on the bottom floor and would wake up to beer cans thrown in the lawn, a pile of human hair from someone’s haircut, and cigar wrappers everywhere. Oh..also had squirrels living in the ceiling and submitted a maintenance request which they took MONTHS to follow up on. Upon move out they charged us ridiculous fees from normal wear and tear. When we called to question the charges they never returned our calls, even when we brought it up to corporate. They ended up reporting us to a debt collector. I’m beyond furious with this complex and would not recommend them to anyone.
If you like air conditiong, I wouldnt recommend this place. Ive had A/C issues for the two years I have lived here, and every maintenance request takes at least two weeks. I also like when you submit a request, nobody comes and does anything, and then a couple weeks later you get a survey asking you to rate how theyve done. Um, not great guys. I am typing this review from my 85 degree apartment. But honestly, November through March isnt that bad. Cant wait for my lease to run out
I have been living Arbor Village for almost 2 years throughout my stay the staff has always been so courtious accommodating! Requests are completed quickly and we have not has any major issues. We really enjoy allathe greenery around and the location is very close to everything!
I am never the person that leaves negative reviews but I want to make sure this doesnt happen to anyone else. This apartment has been the most terrifying and disgusting experience of my life. In the last 4 months the water heater has caught on fire twice in the middle of the night (with no help from the emergency line), the AC was broken for weeks and there was mold growing up the walls. I had multiple maintenance crews come in and say how wrong it was for the management company to keep me in such a dangerous environment but still there was no help from the office.I wouldnt recommend this apartment or the management company and I feel so sorry for any trusting or naive person that tries to live here.
EDIT 11/23: It was a rough year but the past six months have been wonderful. Staff is attentive and not rotating in and out, trash is picked-up regularly and landscaping kept up. The building and most appliances are still old but this is what I expect of one of the lowest rents in the area. Im very happy living here and thankful for the new management.EDIT 6/29: The staff has changed again. After multiple renovations and management changes, I feel like were heading in the right direction. They committed to fixing multiple recurring issues and given me callbacks for a change.EDIT 5/24: They have fixed the windows, after six months. The landscape has been improved. Arbor Village replied below asking I put in maintenance requests for my issues; Ive done that, three times. Last update from 4/18: The contractor will be on site. Look, I am paying a good price, I dont expect a luxury spot. Just good service and attentive staff. I can forgive the bugs and the building being old. I cant forgive terrible service. The building has been in maintenance since September (I moved in in August) and the lights are still broken outside and construction debris is all over.ORIGINAL: How am I on the 3rd floor and still find a cockroach inside at least once a week? The AC Unit is moldy so Im constantly sick, the floor in the bathroom is all bubbly from moisture underneath, and the paint job they tried to do covers appliances, light mirrors, door knobs and cabinets, but misses behind anything like a toilet or cabinet that may be in the way of the wall. LOL The windows dont work and I was told theyd be replaced - God knows when... The shower epoxy is peeling everywhere, the cabinets are unfinished and all the nails and screws are exposed, with pieces falling off often. Maintenance will come in smelling like cigarettes and with dirty shoes on my carpet, I can always tell when theyve come in (usually a few days after my request is put in). Lawn and landscaping maintenance is minimal, theres dead branches all over just waiting to fall on your car. My deadbolt is broken because they stripped the wooden door frame, so thats safe.... I could go on.
We lived at Arbor Village for a total of 2 years. When we first moved in we loved living there it was always quiet and everyone was friendly. Over time the office staff changed and we had a hard time getting the maintenance in to fix anything in our apartment. While living there we had a baby and we found out our child had gotten lead poisoning from the apartment we were living in. We found this out shortly after we moved out and contacted the property to discuss this matter; but we never heard back from the property manager. We are thankful everyday that we moved from this property and are now living in a lead free place! The price of the rent is not worth it...you can find properties in better shape for a better price.

I have lived in Arbor Village for approximately 3 years. Overall, it is quiet community and an affordable place to live in a GREAT location (close to Light Rail, Montford, South End, Dilworth, Uptown, etc...). I have definitely had my issues due to the apartments being older and maintenance requests not being resolved just like others have mentioned in the reviews with PREVIOUS management & staff. But, I can honestly say that my experience living here has been the best it has ever been ever since Kristy, Rico, and all other CURRENT staff members have taken over. They have completely remodeled the entire community which looks 100x better then what it did a year ago. They have been punctual when it comes to maintenance requests and even follow up to make sure that you are pleased. They have been involved with the residents through e-mails including updates and community events. This complex has done a complete 180 from the first day I moved in till now and it is only going to continue to get better as long as this current staff is here. I would definitely recommend this community to my friends.
I lived here for 5 years. In that time I had a tv, bike and even a car stolen. When the car was stolen the office sent out a notice to other residents but not when my apartment was broken into and my tv was stolen. I had harassed the office for months before that to replace an outdoor light which had burned out and left the entire back of our building pitch black (they never did.) No surprise my unit was broken into, Im just thankful my cat was not hurt and did not wonder off. I specifically asked if they were going to notify the other residents of the break-in more than once (they never sent out a notice.) Terrible place to live aside from the scenery and trees outside. Management changed every few months when I lived there and any issues you were fighting to have given attention were suddenly anew with a new clueless staff member. I finally found out last year break-ins were still occurring in the parking lot with NO notice from the office and decided to move out. Had terrible neighbors who dumped grease and smoked outside constantly to top it all off. Do yourself a favor and look elsewhere.
RS, at the Leasing Office, thoroughly explained every step of the process. Everything Ive asked to be repaired has been replaced or repaired. RS has provided excellent customer service. The complex is quiet and has many great attributes.
IF I COULD GIVE 0 STARS I WOULD! I WOULDNT WISH THIS TERRIBLE PROPERTY ON MY WORST ENEMY. PLEASE SAVE YOUR TIME AND MONEY AND DONT LIVE HERE. They have the worst service I have seen, and Ive lived in quite an array of different complexes. I lived here for two years and the management changed almost every month for a while and then at the end we had Pegasus Residential and they are the worst. The fat guy in the office with the beard has to be the most disgusting person I have ever met. He lied about problems in the apartment being fixed when they werent fixed for MONTHS. I had a leaking faucet for MONTHS and they did nothing, so I paid for all the water that was dripping, which wasnt my fault. The handy workers reeked of smoke and would be out of their mind when they did come to check on things and would say theyd come back to fix it and never would. I left the apartment in pristine condition and yet they cut my deposit for some unknown smell, TELL ME WHY A SMELL COST ME over a $100 off my deposit. They also took the waterbill, pest and trash, for January out of my deposit when I had moved out in the first week of DECEMBER and someone else had moved in, so why was I paying for their waterbill, pest control and TRASH??Funny how we paid for pest control when their were cockroaches all over the apartment. They cheated my friend who left as well and took her entire deposit because of a stain that she never left behind. Before leaving I even had the fat guy check my apartment with me and he didnt say anything then. Living here was probably the two worst years of my life so again please DONT WASTE YOUR TIME HERE!

Great place if you have a dog, management seems a little too hands off good luck trying to get them to do anything for you. A girl died from ODing in the apartment above me, kind of sketchy area. Pool is great, had to buy my own gas for the grills. All in al you could do worse, a few cops live here so I do feel safe

Just moved in. Apparently they have been making a lot of improvements in the past few months and the residents Ive talked to enjoy their apartments. I havent had any issue that hasnt been addressed quickly. Theyre not luxury apartments, but theyre also not crazy expensive. Off the road in its own little community. Lots of trees so it gets really green in the Spring/Summer. Also close to a lot of South Charlotte things without being in the hubbub/pretentiousness of it!

It was my first apartment when I moved to the QC and I can’t recommend this complex enough! In 4 years I have seen numerous people rotate through the management office but in the past year it has been the best management group I have ever dealt with. Kristy, Ricco, and Rodiero go above and beyond to make you feel welcome and make sure your living experience at Arbor Village is the best it can be! They are always easy to communicate with and even know me by name when I go to the office. I moved out this spring and panicked because my new apartment wasn’t ready at my move out date. Kristy and Ricco made sure that I had enough time by extending my lease until I had somewhere to live:)I moved because of my fiancé’s job but would move right back if I found myself in the area again.
They will change management 6x in 3 yrs, double charge you for pet deposits, bill you for items that apparently werent billed to you three years prior, blame it on the previous management, let your deck rot, the shower peel, and the nails pop through your bathroom floor every 6 mos. You wont get new carpet, just flea infested old carpet. If your AC breaks in the middle of a heat wave, forget a window unit. They have 3 for the entire complex, while dozens break at a time. So youre stuck getting a hotel. Car break ins, (mine twice) and they say there is an officer here, but Ive never seen one unless they are called, and Im outdoors a lot with my dog. RUN from this place... RUUUNNN!!!Edit: the AC smells like cigarette smoke every time it kicks on. Someone else said that in their review, but it happens in my apartment as well!
Have been a resident for a year. When we arrived for our move in date they informed us that they forgot to replace the stained carpets and asked if we could push our move in date back a few weeks. Because we made all arrangements to move in on the agreed date, we moved into the unit with the stained carpets still in place. We quickly noticed our AC unit making a high pitched squealing noise, contacted the office and after a few months of contacting them over and over they got maintenance out to have a look. We were told they would replace parts and resolve the issue. My lease has two months left on it and the AC unit has yet to be repaired despite everything we have been told. This community is pet friendly, however with the constant construction and workers coming in and out, my roommate and I have picked up hundreds of nails from the grass outside of our unit. A nail in my dogs paw doesnt seem very pet friendly. The tennis courts have been closed off for use since day 1 and still are not able to be used due to the construction. There are now also cats living inside the walls (how?!?!?) of my ground floor unit and I hear them meowing inside the walls at all hours of the day. If I could give a half star rating, that is all they would receive based on my experience.Edit - called the office today, 5/3/18 and told them About the cats living in the walls of my unit. They told me to call animal control. Sooooooo very helpful thanks for nothing arbor village management.
Been here 3 years and no matter how many times they switch staff it is ALWAYS the same results. Maintenance here is terrible and you better believe you will have to wait days sometimes WEEKS to get you issues resolved. AC unit been down for 4 days, requested a emergency fixture because it’s hotter in my unit then it is outside. Without surprise my request has been ignored because we have not heard from a soul. Only time it seems when you need something done you have to yell at the office staff in order for them to hear you. Besides being really old outside AND inside this is a Unprofessional establishment. I strongly recommend to anyone that you apply elsewhere.

Worst apartment Ive ever lived in. I had to call maintenance 6-7 times over the course of 5 months over water system issues. The last time it took them 6 weeks to put a hot water heater in my unit which they claim was causing the issue in the first place because it was spitting rust into the system and clogging it. The ONLY reason they came and did that is because I had to call a second time to remind them that it wasnt STILL broken. My tub was draining slow and clogging due to an improper drain plug. Their solution? Unscrew it and leave it literally sitting in my tub. The door to the laundry closet fell and hit me once. They repaired it and it fell off yet again while I was watching TV and damaged the wall. My window to my room doesnt open, the one in the other is extremely difficult to open, and the one in the kitchen has broken latches so it doesnt stay open. My balcony (which I should have noticed before moving in) appears to be on the verge of falling down as its leaning drastically away from the building but that doesnt matter because the sliding glass door is so hard to open that youd have to be an Olympic powerlifting gold medalist to open so you cant go out there anyway.When I moved in the apartment wasnt clean AT ALL and I vacuumed for almost two hours collecting what appeared to be human and pet hair and had to scrub so many nooks and crannies. Dead bugs were under the kitchen sink, in the dishwasher, and both bathrooms and now spring is here theres live ones.The Neighbors are loud, Im constantly looking out for dog droppings from people not cleaning it, the car wash pit the promised 8 months ago is not in service theyre fixing itI cant stress to you, the reader, how disappointed I am in this apartment. Location is nice, low traffic noise and its kinda cool to be in a little forest but the bad far out weigh the good; by a long shot, a VERY long shotTL;DR - Dont live here
The staff is amazing, I received a quick response on approval. Rodiero who is my leasing agent made sure that my apartment was ready and also welcomed me with a welcome home bag.

Maintenance is really slow, it takes weeks and multiple requests to have them do the simplest jobs. Office workers are either lazy or incompetent, its no wonder theres a new team every 3-4 months. The parking lot seems to be a favorite place to dump stolen vehicles, there is still a vehicle near my building that has been stickered and left to rot. I can only speak for my unit but this is what Ive been living with: The apartment is obviously old construction and updates have been poorly installed, cabinets are not leveled, appliances seem as if theyre from decades ago, the AC unit hasnt had a filter change in 8 years, and the waterheater has a persistent leak. Construction was performed to replace the windows, sliding door and deck; the construction team that was hired knocked paint off the inside walls with their hammering, which was not fixed after the work was done and they managed to install the rear door incorrectly so it doesnt even lock. This is a complex that is cheap for a reason, at least there arent any car break ins...
Soon as I moved into this apartment complex Ive had issues. Originally I was supposed to move into an updated unit however they changed me to an older unit and the last minute and I also had to pay a new security deposit just to move units! My new unit had maintenance issues galore! I had a broken bath tub, broken ice maker, my ac unit made a very loud noise, and my front door had a hole in it. Also, theres bugs EVERYWHERE! Big water bugs and they do not come and spray pest control spray even though you pay for it monthly. Im so ready to move out of this place I would not recommend this place to anyone. Keep your money!

Putting lipstick on a pig is what I will say to describe this place. I have never seen a management group so concern with public appearance and social media before their tenant concerns. I have emailed and called, sometimes getting no response or a late response. But if you look at their Facebook page they update that every day. I have lived in hell for 2 months with renovations. The noises have traumatized my dog and its embarrassing to have people over. Come take a look at my walkway for instance, electric tape is holding the boards down and have been for months!! You can fix the outside all you want but until you address the inside and out dated maintenance, it will never be what it looks like online! I even called their main corporate office for a week and never got a response, they had the new manager call me on her first day after I was told someone would call me in 24 hours!! I had water coming in my apartment around my sliding glass door and took 2 weeks for it to be addressed, similar when I had the apartment leaking upstairs above me and took 6 weeks for them to finally fix it! I am so frustrated and will continue to make people aware of the poor management!! They preach family and residential values but I still havent seen it. If i could give this place 0 stars I would. As soon as i can go I will. #pegasussucks#

The prices aren’t the same as the website the cypress that’s supposed to be $795 is actually around $940, besides that the remodeled apartments look nice but a 1 bedroom definitely not worth the money.
The management ( Tanoy S.)was very informative about the property, the location, and easily addressed all my needs for a better apartments living experience.

Wow ..... I looked at the model apartment here. And was considering moving here in a few months. Hmmm but these reviews I just don’t know now. They are horrible .
