The Camden organization along with the current leasing management are despicable. My apartment was in pristine shape when moved out, and I still was charged upward of $400 due to alleged “stains”. The pictures that were taken for evidence showed little to no change prior to my move in. Apparently, because of the renovation of the apartment made it acceptable to still charge me. I don’t recommend living here unless you like being robbed after moving out.

Love the unit! Very spacious floor plans with great small perks like closet organizer, large sinks, painted walls, etc. Leasing process was easy and Whitney was very helpful! The parking garage setup is only okay with many floors and limited parking per floor. Overall have been loving living here with no problems, especially compared to other south end apartments.

Full disclosure - I have not yet lived in this property.I am relocating to Charlotte from a few states away and have been conducting my apartment search completely virtually. Whitney, the Leasing Consultant, has been so incredibly helpful throughout this entire process. She is extremely responsive and was willing to send me all of the additional pictures, schedule extra facetime calls, etc. that I needed to ensure I felt comfortable signing a lease before every stepping foot on the property.I am so excited to have found the perfect apartment and begin my next chapter in North Carolina!

Whitney is the best! We transferred from another Camden in uptown and she was so awesome to work with! We went over everything we were looking for and within a few weeks she reached out with the perfect unit! She made sure we were aware of everything and was able to work with us mostly over email which was a life saver. She’s awesome and we really appreciate how easy she made the process. I am so happy to have included Camden South End in my search of Charlotte Apartments! I am relocating to Charlotte from Greensboro and made a day of touring various apartments in South End. Camden South End was by far the best and most memorable tour I had. I fell in love with the apartment, finishes, and amenities - not to mention the location! Working with Whitney in the leasing office was incredible as well. She is so attentive to what your specific needs are and made it a point to give us numerous options to best fit our moving timeline and budget. The entire leasing team has been wonderful - signing was such a smooth process.

This is a nice facility but the worst management! They will charge you random fees so check your bills diligently. The property manager and assistant property manager especially find new and creative ways to charge you for thing you absolutely did not do. This place is not worth it!

We researched and toured quite a few apartments in the South End area, and Camden South End was by far our favorite experience, between the location, the features and the amenities! Our leasing consultant was Whitney S., and she made the tour super comfortable and was able to answer all of the questions we had. We were able to view two different models and both were so bright and beautiful. Signing the lease at Camden South End was an easy decision!

I lived at Camden South End for about 3 years and I LOVED it! Not only is the location great, Harmoni was always able to assist with everything from signing on, transferring my lease, moving out, etc. She was also willing to give me a call and full explanation anytime. The community is super friendly and during COVID still tried to keep everyone feeling safe and comfortable. Definitely would recommend this apartment to anyone!

Great spot in South End, I love living here. Cannot beat the location. The staff truly cares about the residents. The office/ leasing staff is wonderful and always answers my many questions with a smile, and the maintenance staff goes above and beyond for me. Truly awesome staff- they deserve all of the recognition. The updated apartments are super nice and clean. Great appliances, lots of room. I pay a little extra for my own reserved parking spot in the covered garage and it puts me at ease everyday. I have lived here for two years now and I am so pleased with Camden!

I ended up to stay with other Camden property but really want to shout out for Anitra Henderson. Her professionalism, patience, kindness and great service made me decide to go with Camden even though i couldnt find the perfect unit at Camden Southend. She gave me a thorough visual tour, showed me the most convenient route for the move in process, answered every single question i had and sent me the pics of the unit i was interested in. I really cant ask for more from her. Shes simply awesome. Thank you Anitra for all your great help and hope Ill see you someday at Camden;)

After doing some research, I chose Camden South End because they were absolutely the best price for the location and quality of the apartments. Working with Whitney S. in the leasing office throughout my move-in process only sealed the deal for me. I came in to tour with a very loose move-in date that ended up being further out than anticipated, but Whitney was consistently responsive, friendly, professional, and knowledgable. She was never pushy and made me feel very comfortable with my decision to choose to move to Camden South End.

Everyone complains about the parking but know one mentions they werent following the rules. Ive seen plenty of cars without decals or guest passes parked in the parking deck. I bet those people are the ones leaving 1 star reviews... If you follow the rules there will be no issues with parking. Camden employees do an excellent job making accomodations for everyone. They will even put any packages delivered to the office inside your unit if you cannot make it the office in time to pick it up. Overall a fantastic experience with Camden.

My move -in experience was great. All of the girls in the office were extremely professional and responsive. I mostly worked with Brooke, who made my move super easy and seamless, however, Anitra, Harmoni and Brigitte are fabulous and really on top of their work. Any questions or problems I had were answered within 24 hours- talk about excellent service !!!!!This is exactly the type of experience you want when you’re new to a city!!!

I lived here for a year and it was great. Like everywhere else, its the stubborn tenants that make it less appealing. The amenities are great and the appliances inside the units are also great. The highlight of this place is the leasing office. The ladies in there are extremely helpful and they actually care. They will go out of their way to help you. Brooke and Harmoni were so helpful and they work hard to make the place great.People will always complain, but this place is great overall.

I scheduled a self tour yesterday. When I arrived, the door was locked. You can clearly see inside the office and they can see out. It was four agents in there. The one eating a chicken wing at her desk is the one that came to the door. She opens the door halfway to ask how she could help. Its 30 degrees outside. I said I have a tour. She said oh, ok. Well can I get your ID. She never gave her name or anything. She hands me a paper and key for me to do my self tour. I made that tour 8 mins long. I came back and was locked out again. Its 30 degrees outside and Im still waiting. Unprofessional. Eating chicken wings. Out of four agents, I didnt feel welcomed or as if they were wanting to be there. Smh

Lets be honest, apartment living is always hit or miss. There are so many things that can go wrong with living in apartments, noisy neighbors, location of your street your on, or constant fire alarms. All of these issues i have dealt with while living in various Camden propertys.I have lived in Camden propertys for over 4 years. I have only been a resident at Camden South End for over a year. Yes the living situations are not always perfect but to me what keeps me coming back to Camden and what makes me swear by the Camden apartment name is the staff.I used to be a resident of building one of this property and moved over to location two due to the constant construction on South Tryon Street. The moving process was a breeze thanks to Brooke in the office. She took care of me and my fiance in several ways making the moving process effortless for us. Whenever I go to the office I hope Brooke is the agent on duty and I always look forward to talking too because she truly cares for you as a resident.Now to show my view point on the fire alarms in building two. Yes they happen as a few other reviewers have mentioned and yes they suck. BUT what we have to realize as residents is that this is not the fault of our leasing office and they are trying to fix things to be better. If you just pop and in have a conversation with the leasing agent and ask what is going wrong they will update you on how they are fixing these issues. Our leasing agents are not the ones who are at fault here, the other residents are causing the alarms! Please just take the time to chat with our leasing team to see what is going on. They are humans as well and they are amazing at their jobs! If they werent i wouldnt commit to 4 years of living expenses too Camden propertys.Please give Bridgette, Harmony, Brooke and the other leasing ladies a chance! They are a great management team at Camden South End and have helped me so much while I have been a resident here! They are the reason why I live in Camden!

Dont ever mistakenly get these apartments. It will make your day and night a living hell. The fire alarm goes off out of no where and yes even in the middle of night it goes off and its been a year but nothing seems to have been done. when asked about this issue they say that theyve been working on it. It has been a year and this issue still persists

Extremely dissatisfied with both my living experience as well as the management for this Camden location.- expect to relive all the glory of your college rooming situation- expect a debt collector to contact you after management insists the issue has been addressed.As with most things in life, you get what you pay for— so don’t let the moderately cheaper rent for the area indicate anything more than missing value you look for in a good management company.

Camden South End is Awesome! Being a lifelong resident of Charotte, I must say that my stay at Camden South End is one of the most memorable so far. The location is fabulous! And the entire staff could not be better, everyone has always been pleasant, and quick to help at every turn. I would highly recommend Camden South End to anyone looking for a great place to live. My living experience at Camden South End has been excellent. The apartment complex is conveniently located close to uptown and many great restaurants, bars, and stores. The building and its facilities are always well maintained, and the apartments offer great features such as granite counter tops and stainless steel appliances. The leasing office staff are the most polite people youll ever meet, every single one of them is always ready to help you accommodate your needs. Would definitely recommend it for anyone looking for the same fantastic living experience Ive had.

AVOID AVOID AVOID! Im not sure who makes the rules at this place, but they are getting worse. The management decided to move guest parking from the top floor where the spots were basically unlimited, to the bottom floor. Now an entire building is limited to 10 guest spots for 200+ apartments. Elevators dont work every other week. People let their dogs pee and poop all over the property. The walls/floors are paper thin and you can hear everything. Camden is a business and they are here to make money, they provide almost no assistance when its needed.

Horrible parking policy for guests and poor customer service. I had a guest parking permit for 4 days due to a long weekend trip with my daughters that live at the complex. My daughter told me to park on the top floor. I parked where I thought I was on the top floor and where very few other cars were parked. When me and my daughters went to my car the next morning at 5:00 am in order to catch a flight, my car had been towed! There was not enough time to get the car from the towing lot, so not only did I have to pay a $200 fee for the towing, I had to pay an extra $100 for the holding fee because I could not pick up my car until I came back from my vacation. When I called management, they would not refund one penny.

Would NOT recommend. The management are lazy and don’t really care about the renters. If you want stairwells covered in urine. Don’t bother. Management doesn’t know how to to their job other than getting renters in, once you’re in that’s all they care about. GOOD LUCK trying to get anything fixed or done. You’re just $$$$ to them. There’s better apartments.

Camden was the first apartment complex I lived in when I first moved from California, it was a good starter apartment but the cons outweighed the pros. The location is good, its right next to the light rail which is really convenient & groceries etc are close by.The apartment complex its self is nothing spectacular. Many of the residents leave their garbage and beer cans everywhere all the time, they let their dogs pee where ever they want, the hallways/stair cases constantly smell like urine. Its also an extremely loud complex, granted my apartment faced Palmer so I got to hear all the weekend fights, drunk people, and everyone over at the midnight diner.The fire alarms were consistently going off as well, half the time it was a defect in the alarm system and the other half of the time it was residents pulling the alarm at 3AM. Majority of the residents are young, just out of college.. so keep that in mind when deciding to live at Camden.If youre looking for a clean, somewhat quiet complex this is definitely not the apartment for you, if youre looking for a rowdy frat house youll love it here!

Absolutely the WORST apartment complex in Uptown Charlotte.- Horrible customer service.- High management turn-over.- Multiple upfront hidden fees.- Multiple move out hidden fees.- Absolutely no long-term tenant loyalty.- The parking situation alone will force you to contemplate paying the lease termination fee.- The hallways / stairwells in each building smell like a college frat house after a two-night keg party.- The trash fees are outrageous. Be prepared to have random trash in front of your door on a daily basis.- Watch where you step as there is consistent dog feces on a large percentage of the property grass. Very few tenants picks up after themselves and management does nothing to change the recurring negatives.I have lived in Charlotte most of my life. If you are an out of towner, take my word for it, there are numerous other complexes that are; cleaner, less expensive, with a detailed focus on customer service.Remember, you should get what you pay for. If that were the case with Camden South End, I would argue it should be free.

It seems someone from Camdens local Charlotte management office here is getting a kickback from the towing company they use. I stayed in an Airbnb here and was told I could park in the Welcome Center spot in the parking garage instead of street parking due to a rare snow storm that was to hit at night. I parked around 7pm. The National Weather Service official winter storm warning began that night at 9pm. I woke up in the morning and my car was gone. I called the towing company and they said my car was towed at 9:51pm. They towed my car at night in the middle of a snow storm! Whats worse is the section of the garage I parked in was more than half empty, so there was no reason to tow a car whether parked correctly or not. Also unethical to say the least because being from Florida I only have summer tires and I then had to drive back from the tow lot to the apartment on snowy roads in summer tires which is quite dangerous. I spoke to another resident who said his girlfriend has been towed here as well, so it seems they just abuse their residents here for no reason which makes me think the towing company S&L Recovery must being giving kickbacks to someone in Camden building management because all this towing certainly isnt benefitting residents.

This place has either changed completely from what the reviews have stated or either the saying no one leaves a review unless its bad is true. I have lived here since May and this place has been great. The staff are awesome and are quick to help out with anything. I was very shocked with how fast they are to act on maintenance issues. I have put in maintenance requests over the pickiest little things and the issues were handled within the next day with things such as: fixing my blinds, replacing the weather stripping on the door, replacing light covers, giving me a new trash can, replacement keys, etc. They even went as far as replacing the windows in my apartment. I have never lived anywhere that would have handled half of that stuff in a timely manner, let alone completely replacing the windows because they were a little foggy. The place really has been great. Ive never had a noise problem, never had a problem with parking, never had a problem with anything really. The parking really is not bad at all. Its all gated in so you have the comfort of your car being safe at night and its nice having covered parking also. Ive lived here for about 4 months now and havent seen anyone getting towed. My girlfriend used to come down and visit before she moved in and shed leave her car at the top two levels of the parking garage without any problems whatsoever. Having guest parking was one of my biggest wants when I was looking for places and based off of the reviews I read about this place I was hesitant to live here but none of the reviews have been true whatsoever. The only thing I have noticed is that this place has a lot of complaining and whiney residents so I assume those same people are the ones who wrote the terrible reviews. Yeah, these places may seem pricey but to be in South End, theyre not anywhere more expensive than anywhere else and these are the closest in South End to Uptown also. You have the YMCA and Fitness Connection right across the street and its right beside the Light Rail and close to a bunch of nice restaurants also. The only thing I miss is they dont do the courtesy signings for packages in their main office anymore so receiving packages and mail is all up to you. That wasnt a reason I moved here. I found out they did that after I had moved in and it was really an awesome perk of the place but it hasnt bothered me much. The pool is also nice and they just converted it to a salt water pool this summer. The clubhouse is very nice also. For once, I went off of my gut feeling and not off of reviews people left after I figured people arent going to take the time to go out of their way and leave a good comment (I knew within the first month I loved this place and Im just now getting around to leaving a good review) and I couldnt be happier with the choice I made. If something changes Ill update my review, but as of now...I love this place!

During my time living at Camden South End the guest parking was changed from the top floor of the deck to only the 10 spots in the bottom of the deck for the whole complex, the gate was broken several times which led to car break ins, and there was always trash, pee, or poop in the hallways and walkways.When we were moving out we were told we did not need to clean because a cleaning fee covered that, but after we moved out we were charged a significant amount because we were told the carpet needed to be completely replaced. Although the stains presented were not outside normal wear and tear in a 90% all-carpet apartment, the only thing we were told is there was nothing they could do based on the life of the carpet. We would have cleaned if we thought we damaged the carpet. Seeing other reviews it seems like we were not the only ones to be charged an excessive amount for carpet damage.Don’t recommend living here.

Living at Camden Southend has been an amazing experience so far. Kayla, Natalia and Holly in the leasing office are so helpful and friendly. They make an effort to get to know each of the residents to provide for a more personal experience, which I love. Kayla has worked with me patiently through any issue that has ever come up and is always available to listen and assist in any way possible. On top of this, the location is so perfect, close to just about everything and right on the light rail. Every resident event Ive attended has been a blast (most recently a dank waffle bar and a poppin pool party with foods, drinks and a DJ). I feel very lucky to be a part of this community and would recommend it to anyone!

Terrible place to live, constant construction wakes you up at 7:30 am even on Saturdays. They charge you for any and everything they can. Before we moved out I asked if we needed to get the apartment cleaned, they said that it was already factored into our move out costs, asked if they needed to do a walk through with us, they told me no and that all I needed to do was turn in my parking pass and keys. A month after we officially moved out we get a bill to replace the carpets, I asked what made them need to replace the carpets(nothing needed to be done except for the carpets to be steam cleaned, no big stains anywhere just causal wear from living there for 15 months) they didn’t have an answer for me and just kept saying capets needed to be replaced. I was told that if I had paper work from a walk through or pictures of the carpets I could prove they were fine but I didn’t have pictures or anything to prove the carpets were fine because I was told that no walk through was necessary and that our cleaning fee was already included in move out costs. I unfortunately trusted the staff because they had been helped while I lived there but turns out it was very fake.

Love the location! Cant beat walking out your front door and hopping on the lightrail and being close to everything. Russ, Liz, Rebecca, and Rachel are all awesome in the leasing office. Maintenance staff is very friendly and always able to fix any issue quickly. I dont find it to be noisy and I think they do an awesome job of keeping the place as clean as possible. I love it here!

If you want to overpay for paper thin walls, terrible management, no security and urine covered stairwells this place is perfect. Your lease will also not be an accurate reflection of what you pay each month. Additional trash fees, water, and anything else management can make up are added to your rent each month. My apartment was virtually impossible to sleep in with the constant shaking and stomping from the upstairs neighbor. This place is a joke. If you value your money and living space do not move in here. There are much nicer apartments throughout Charlotte for the same price.

I have spent the last two years in Camden South End and it has been the perfect place for my first home in Charlotte. The location is ideal – a short walk to work uptown as well as an easy walk to all my favorite restaurants/bars in south end and Dilworth. From my first visit, the open-air hallways made me feel more like I was at a resort than an apartment complex. I live in a spacious one-bedroom apartment with brand new appliances and granite countertops. My apartment is made all the more cozy by architectural details such as built in bookshelves, pillars, an arched dining room, and a gas fireplace. These are certainly not typical features in the average apartment and add so much charm and character. Finally, one of the major differentiators at Camden South End is the exceptional customer service. The staff is not only warm and welcoming when you arrive, but rather feel like family and go above and beyond as needs arise. I’d like to give a special shout out to Russ in the leasing office who has made my experience at Camden so a positive one from Day One.

I had a wonderful experience moving in here. I had a few issues with a prior community. But Tori Brown was able to help me work through that.I ultimately ended with a pretty decsnt studio apt here with a very good asking rate.I would reccomend Camden South end and eepresentative Tori Brown to anyone recently graduated, and or just starting out.

Dont live here. Noisy thin walls, consistent smell of stale beer, frequent broken glass. The staff may appear to care but really dont. Theyll provide the minimum of information, or misinformation thatll lead you to more expenses. So many hidden fees that they tack on with a smile. There are a number of better options feet away from this dump.

I wouldnt live here again if THEY PAID ME.There are fees for EVERYTHING, mainly things out of your control. The hallways smell AWFUL, there are bugs like crazy. I will say maintenance was awesome but everything else was terrible. I couldnt wait to get out of this place and wouldnt even recommend this place to my enemies. This place is terrible. There is no such thing as customer service even with the new management that took over earlier this year. Cars are constantly getting broken into and packages are being stolen. My apartment flooded and a/c unit broke the same week and its taking them forever to fix the issues. Just take your business elsewhere.

It was a OK/good experience. I didnt have much complaints regarding management and community. The maintenance teams did a terrific job and these guys were always nice and patient; some staffs in front office could be more caring for residents. Overall, the price is inflated but it also applies to nearby apartments.Couple feedbacks:1. Gym is way too small even compared to nearby neighborhood - a low to mediocre experience.2. One security concern is if someone tailgate and get into garage, they can actually sneak into the complex by walking down to the first floor, which does not require a fob- the door by the elevator.3. During days when its humid and warm (from winter to spring), the entire first floor is a disaster; I tripped and hurt my ankle couple times.4. I dont understand why the pool cant be open until 11PM ish, especially during the weekend.5. The dryers are not handy to use. It has an extremely tiny lint collector, which makes you have to clean it couple times during drying clothes. It also has a lot of lints that are inside the dryer opener- extremely hard to clean and always made my sneeze.6. Pest controls should be improved for the first floor. I paid the service automatically but I dont automatically get the service unless requested. All kinds of insects can sneak into my room from the door. I think they did a better job last year, but this summer I havent encountered any staff doing pest control.7. I heard people had fob issue when getting into garage; I only experienced it once but I hope they will fix it and give proper explanation.8. The 90-bucks tech bundle is not worth to me - even it might be a good deal if you add the values of the package. They should have a package that excludes TV option - not everyone is a TV person and they shouldnt be obliged to pay them. Also, the Internet stops every hour ish and then it gets re-connected. Sometimes you are in the middle of a game and things just get f up because of disconnection. Its either spectrum or the connector of the building is outdated.9. I just feel like the front office should take more initiatives to have more direct contact with residents. Some issues are small and residents dont always have time to bring them on. I wish I had a call from them asking if everything was OK, but no.

Its really not worth as much as it costs. A fact made obvious by all the laughable (and invasive) attempts at upgrades being implemented to somehow justify overpricing. It feels like living in a construction site with some potential for fire hazards. Tenant tendencies include: leaving beer cans and garbage in the stairwells, mistreating dogs and shamelessly leaving excrement on the sidewalk (or sometimes IN the stairwell because, I guess, Why not?). If you are in a position to afford this place, I would really recommend throwing away your money elsewhere.

I have lived at camden south end for a little over a year now in a one bedroom. I recently signed a lease with a friend to move into a new bedroom but decided to stay with camden south end because I have enjoyed it so much. The staff is decently helpful when you need something from them. They are constantly making renovations to the building to make it more appealing. My new roommate and I liked the location better as well as the payment up front to be considered for the apartment. We looked at junction 1504 and colonial reserve and just the price you had to pay to even be considered for being a potential tennant- such as application fees- was absolutely irate. I would highly recommend this apartment to my friends, family, strangers, etc. the tenants are a little bit more mature compared to the building some of my friends live in. Therefore it doesnt still feel like a fraternity house or college dorm like some complexes do.

Tonight was the 2nd time within 2 months that the fire alarm has randomly gone off at 3am leaving tenants outdoors for at least 30 minutes waiting for the fire department to turn the system off.I also agree with other complaints that Ive read: high fees, impossible parking, towing visitors vehicles, changing policies without updating leases, tremendous accounts of trash, and ongoing construction.

Dont move here. Super loud--I can hear all my neighbors conversations and activities. Packages are left at the door for anyone to take, and the mailboxes are hardly ever locked up by the postal office so anyone can access your mailbox. Unless you get home before 5 youll never get a decent parking spot, and the staff has emailed multiple times warning residents about cars being broken into in the parking garage, the only solution being make sure valuables are out of sight. Staff is unresponsive. Rent is overpriced. The experience here for me has been awful.
