I love the vibe when I come to 1700 Place. The office staff is Proficient. The pool is huge, opened and cleaned. The ruff ruff are friendly and pet-able. I just LOVE IT HERE.

This place is absolutely horrific!! I moved here from Ohio the first apartment they moved me in was Roach infested so I had to cut the bottom of my furniture out just so I wouldn’t take them to to the next place they moved me in which was roach infested as well!! I had to get a new uhaul which they never offered to help because of their mistake.Ive never lived like this.Whatever you do Don’t rent from them the whole complex need to be demolished.They cover up the damages in the apartment so it can look decent it’s crazy!! They charge over 1200 for a dump!! I swear I’m so hurt that me being new to Charlotte that I had to experience something like this!! They booted my car which caused me to miss work even though I did everything I was suppose to do!! Its so many other things I can say but you guys get it!!Smh I am absolutely hurt!!

Dont make the mistake I did. I read the one-star reviews before moving in and dismissed them. They must be negative people, I thought. I was wrong. They were the honest ones, trying to save me from the worst apartment experience I have ever had.I lived at 1700 place for roughly a year. They were nice before we signed a lease--after that, the façade was over. They did not fix the cockroach problem even though we filed multiple pest control requests. They never fixed the broken doors, the broken mailbox, the broken windows, the broken drawers, or the broken microwave (they replaced the first one with another one that couldnt open). They charged us multiple times for the same utility fees (Im still waiting for a refund. The 1700 place response below claims that they emailed me. They still havent responded to my email from August 30.). Also, they communicated slowly (if they responded at all) and were oftentimes rude.Also, its true that we didnt have water for multiple days. Management provided nothing for us during those days, not even bottles of water. You can read more about that in some of the other reviews.Most importantly, someone was shot in the apartment complex one night while I lived there. At least ten cop cars showed up and multiple people with CSI vests. Nothing was communicated to the residents. Nothing.Please dont believe the positive reviews. The previous owners ran multiple contests for free rent based on reviews left by residents (ie. people potentially received money for leaving good reviews).P.S. If the owner responds to this review, please know that its completely fake. They didnt (and still arent) answering my emails. I cut my losses. Dont make my mistake.

Since new management took over, they have not addressed anything about trash being all around the apartment complex, not strict on dog polices, still have a gate at the entrance that does not operate (we live in a gated community and anyone can come in) also people can park anywhere yet we have parking stickers on our cars w/ visitor parking available. Leasing office staff has been incompetent as well. I don’t even have the energy to be descriptive of them. EDIT: company that took over is called “Sandhurst apartment management” look at their company reviews. If this business takes over your apartment complex DO NOT resign your lease. Please ignore the generic 5 star reviews with no detailed experience. The negative experiences and the poor reviews on sanhurst apartment management is what you should examine. HUGE ROACHESMaybe it’s just me but I’ve had a terrible couple of months here. My fridge is leaking and when a tech came to address it…he literally only looked at the water and did nothing. That was days ago.On top of that, this rotted wood outside of my apartment is a haven for roaches and now they’re entering my apartment!! Maybe due to the fact that none of my windows have screens which is something that’s been noted since I moved in 10 months ago!JUST FIX IT ALREADY!!And another thing…maybe…just maybe….the VP of the apartment management company (SAM Apartments) shouldn’t be the one leaving 5-star reviews as if that’s not a direct conflict of interest. We see you. SMH. Stop it with the shady practices please.

Update 07/13/21: Well, thank you for responding to my review but as you can see I am back again due to the poor service from your company. This company has been performing poorly since taking over 1700 Place Apartments. We used to actually get things fixed when we called for maintenance and now maintenance requests are ignored. Since my last post, I contacted maintenance in early June to have my AC repaired after the power went out. The temperatures were well into the eighties with feels like temps of early nineties. Your apartment manager was very nonchalant in getting someone in to fix the problem. It took literally days for someone to come and fix it even after I told her it only takes seconds to flip a switch outside because this sometimes happens after power outages. Someone had to come from another property to do this because no one here at this complex could flip a switch. So, rent-paying tenants just sat and sweat it out for days. And now, my bathtub is clogged. I sent a maintenance request in on July 6, 2021 which was a whole week ago. I got an email the next day and I thought it was regarding my clogged tub, but no it was your office telling me I had an outstanding balance of 13.50 because the water bill wasnt included on the bill. This is not the fault of the tenants but yet we had to go in and pay this because you wanted it right now and we also had to pay an extra processing fee for using your online service which was not reimbursed. Shortly after paying this money I get a new bill for the month of August which includes the outstanding amount of 13.50. So you made us pay this money plus extra fees for nothing. You could have just waited until August to get this. When it comes to getting money I get a quick response from you people, but when I need something fixed I can hear crickets. I saw your maintenance people outside yesterday right at my building just goofing off and smoking in the golf cart yet no one came to fix my tub. The housing department needs to be contacted because you truly are slumlords like the reviews on this website suggest. I am so fed up with this company. I never knew this is what a five star experience would feel like. Thanks, but no thanks. Still waiting for my tub to be fixed.Response to Management: Thank you for responding but I have heard nothing but excuses since this company took over and no action. I would say that four people with no shower access for a full seven day week is an emergency. It makes no sense.07/19/2021: Update: My tub is still not fixed and tomorrow will be two weeks since I put in my work order. I have filed a complaint with the Better Business Bureau. I shouldnt have to beg you to do your job. Next I will be contacting the City of Charlotte. If this is not fixed I will also contact the local news to run a story about a Veteran vs. a Slumlord.

I’ve been without water all day in what was supposed to be a 3 hour repair this morning. Granted this isn’t their fault but they then leave for the night with no timely resolution. I work from home and it’s now dark outside and I haven’t been able to use the bathroom or shower all day!
Moved here in the middle of the pandemic and had the smoothest transition possible. Even when I did not like the original unit, Ashley did her best to find a unit that I would enjoy. The staff are very professional and maintenance has been very helpful.

The office team at 1700 Place are very friendly. Everyone is courteous. Bridgett especially is always on point with everything regarding any questions or concerns you may have. She gets things handled.
I enjoy living here. It is a peaceful community. The location of this community is what is so important. You are right around the corner from everything, walmart, multiple grocery stores, restaurants, entertainment, night life, parks, and nature! You are close to the city, yet, you feel as if you are living in a secret wooded area. It is beautiful during all seasons. Plus, free coffee and hot cocoa in the office!
I’ve lived here for almost 12 years and have seen many management teams come and go, and I must say that the current management team is the best of them all.
My experience at 1700 was comprised of peaks and valleys as most long term relationships are. When I moved in there were so many major problems from the stove not working and having to cook everything on high to the vent in the master bathroom leaking large amounts of water from the upstairs apartment bathroom. But through several management changes the staff was excellent and addressed issues quickly and effectively. My last months living there was actually really fantastic!!! Now is definitely the time to move there!!!
I have spoken to the front desk team at 1700 Place Apartments quite a few times and Bridget in particular is always very informative and prompt. She’s definitely an asset to the company!
Since the New Management took over, there has been a lot of improvement on the property. They have put in new playground for the children. The club house will soon have a business center,an improvement in the gym with brand new equipment, new resurfacing in the pool area, builded in stainless steel grill in the pool area, and a pathway that starts from the office into the 1800 building.I have seen the entire buildings being painted, reroof was done, patios and balconies rebuilded. Gates are now working and the back gate fence is lock. A few units have already been hand picked and renovated. The entire units will eventually be upgraded and renovation before long. They have progressively done a clean up on the property. I look forward for a few trees to be cut down. The club house are gradually looking great. There will be new furniture, new flooring and decor. I look forward for the positive changes for 1700 Place. The staff in the office are friendly and kind. They are understanding and willing to assist with any issues. They had some short staff, but work orders are gradually being completed. I see protential in this place. Time will tell. It is a nice place, quite, and lots of shades. This place will turn out for the better.

If you want to make sure you have a great place to live where you will also have excellent customer service, then this is the place. Its close to everything.

My daughter and I have enjoyed living here at 1700 Place. The new managers Adam and Bianca seem to really care about the residents and making the neighborhood a nice place to call home. The community looks cleaner than ever and my new neighbors have all been very nice. My daughter’s school is literally across the street and it only takes me 15 or so minutes to get to work uptown. I had an issue with my AC not working because it was a little older but they took care of everything for me. We are very happy with the changes being made around here and will almost definitely stay another year.

I moved to Charlotte two years ago and made the mistake of signing a FIFTEEN MONTH lease at this wretched cesspool of an apartment complex, sight unseen. In that span, there was THREE “management” changes, daily cop visits for the garbage tenants they allow to live there and an overall fear of being shot or stabbed is always in the back of your mind. Their so-called “pest control” led to my poor cat getting fleas, which took numerous rounds of medications, costly vet visits and caused me to go out-of-pocket with my own pest control. Loud, obnoxious, jobless tenants would be out in the common areas at all hours of the morning. Loud music would also be played into the early morning hours, and the smell of marijuana wafted all throughout the complex. My poor mother came to visit and she was so terrified she didn’t leave the apartment the entire week she stayed.The best part was in December of 2016 when my hot water heater basically exploded. I put an emergency call into maintenance at 5am, was told someone would come down right away. As I waited and watched the HOURS tick by, I eventually had to call out of work because no one showed up. Finally, around 9am someone came by, did a quick once over and said that another maintenance company would be by with an industrial fan to dry out the carpet by 12 noon. Apparently they work in another time zone, because the man didn’t show up until roughly 6:30pm. However, when the fan needed to be picked up, he had no problem barging into my apartment when I was asleep. When the heater malfunctioned AGAIN, I was told by the office trolls that someone would be by the end of that day and that I was “cranky.” Wouldn’t you know it, no one came! Long story short, I spent the majority of the month of December without hot water because I was so fearful of another issue, I took it upon myself to turn the valve off. I had to boil water to bathe like I was living in a third-world country.This place is a complete and utter nightmare. I wasted a year of my life and thousands of dollars living here. No matter how desperate you are to find a place, you’d pretty much be better off living in a dumpster than signing over your life to these hooligans.
Been through 3 companies since I been here each one has their lazy times and a whatever attitude. But this time around this Property Manager and Owners has it down pat. Quick turn around, they know your name ( well mine) Maintenance team friendly and property clean and leaf and debris free. My place is quite, very homey!
Im up in air about this place!! The lady in the office is a very good sales person... At the same time the property itself looks and feel very old do the research for yourself before you move anywhere look up the reviews and then you make that decision for yourself.....

1700 Place has been great! I have had no issues with the staff and the new management that has taken over has great customer service. As I see maintenance around and staff from the office I’m greeted with a smile and a wave which goes a long way. Living here, I’ve not had any safety concerns nor issues with neighbors. It’s Great location with only a few mins from Uptown and shopping plaza right down the street. The only cons I have is my window screen and sliding door screen were missing. If a quiet, safe neighborhood with a team that cares for its residence and apartment complex is what you’re looking for I recommend 1700 Place, especially with the new management/team we have that seems to be putting in the effort in all aspects of this community.
I hate the day I moved here! People in the office dont know what they are doing even under the new management. Every time an I do mean every time when the rent has to be paid there is an issue. Like I never received a light bill an the rent office had been paying it but for the first 3 months NOBODY SAID NOTHING now Im in a bind of paying the office back of the light bill back that nobody said nothing about until now. I dont recommend this place for no one. An i overheard that someone moved in with no heat. The trash is always piled up. Even under the new management shouldve contracts been resigned with the old tenants that stay here🤔. There are new rules EVERYDAY about something. Oh an did i mention that my functional car keep being towed. An they dont know why or say they have nothing to do with it. People in the office dont help or try to. Dont move here it will be a waste of time and a headache.
Ive lived at 1700 Place for several years, during which ownership and management changed several times. Current management is very helpful, hard-working and pleasant. They maintenance staff is quick to respond, knowledgeable and friendly. The office staff is also friendly and tries to address issues as they come up.Unfortunately there are some issues that neither can resolve, like walls that arent adequately insulated, allowing your loud-talking neighbors conversations and music to be inescapable.I have found that sound also travels through bathroom venting, and is nearly impossible to trace its source. The office would love to help by communicating with the night owl tenants, if we could identify them. Meanwhile, I hope I outlast them and close my bathroom door with a muffling towel draped over it every night. That helps somewhat. A fan gives me white noise to cover their 1:30 am music.My only other gripe is the recently installed water saver kitchen faucet heads. Give me back the old kind!! I dont waste water. I pay for my water and to dispose of it. Now I simply have to wait twice as long to fill my water filter, to wash a dish or try to rinse out my sink. Apparently many tenants have complained to maintenance. Its in your hands!! Go back to what we had please!!Youre doing a great job with improving the facilities, with the staff and trying to get the upper hand with our more destructive tenants!! Thanks for persevering!! I try to do my part by picking up trash and thanking the many who try hard to make this place a nice place to live.
About to renew my lease the security front gate never worked in the 3 years I have been here. The treadmill in workout room has been out of service for 1 whole year its only 2 if someone is using you have to come back. Last year the pool didnt open on time Memorial weekend. There has been trash on 2nd floor of my building for 2 months. The excuse for trash is not enough maintenance to pick up trash. The grounds always have trash on ground and my neighbors always have trash outside there door.
Most of the negative reviews are regarding the previous owners (which would be Arium) and with that management it was a hell hole. The new owners, going under 1700 place, have done much too fix up the property. Customer service is awesome and the ladies in the office are very helpful. Its very quiet at night.I enjoy living here and I really enjoy the new ownership.

Dont be fooled by the smiling faces and upbeat attitude of the management BEFORE YOU SIGN THE LEASE. These people are the most arrogant, self-serving, hateful, non-caring individuals you will find in Charlotte, NC. They simply do not care about you once the ink is dry on your lease. If anything happens in your apartment, you are basically just screwed. They do absolutely nothing for their tenants. Please dont even pull into the parking lot. Look elsewhere. You will thank me later.

Been a living here about a year and a half now never late on my rent or had any complaints on my behalf.... there management suck I mean they have absolutely no clue what they are doing... they pull 2 months rent out my account I contact the lady at the desk about it she said she would get back in touch with me when her manager gets back she never did I call back the next day she said I its my banks fault I went to the back the same the have the manager speak with her in which he said all they need to do is give me a refund that would only take up to 3 days she said she would need to call her corporate office and have them do the refund. Now today I went in I was told I need to file a claim with my bank so I can get MY money back which will take 2 weeks .. I am a single mother I work 2 jobs to stay afloat and now my account is overdrawn I have bills to pay my child to feed with a negative account balance and its was just like whatever we wont help you. pretty much a big F you to me and my situation absolutely no compassion at all for the situation Im in.... do not waste you time here they are amazing when you first come in looking for an apt. But as soon as you sign that paper you on you own they could careless .. And what made it so bad it was as if I was bothering them and A nuisance to them
Customer service is by far the best here, Courtney is such a beautiful soul!, she was very understanding of our needs and answers the phone anything time i called, unfortunately the apts didnt fit our needs but i know if i would have moved here i would have been in great hands with Courtney!

I like it here but they need to up date the kitchen. The apts needed to be bigger its enough rm the 1 we got for us. But the picture showed bigger to me. The cabinets wack the way U no is the WALL PAPER COVER 😱 & THE SCREWS FROM 1919 😱. The office workers very nice lovely ladies & maintenence crew they R AWESOME
They dont fix anything!! Im had a work order in since 12/15 and they still havent come to fix it. Everything breaks. Not worth the high rent. They wont work with you even if youve never paid every month but they dont fix anything in a timely manner.
Over $800 to live in the hood with constant maintenance issues dishwasher broken When I moved in they promised me a new kitchen for $80 a month and I never received it, my countertops are gray paint. Broken items when I moved in include dishwasher, dishwasher drain, mailbox, oven burner, ice maker and garbage disposal. They replaced my broken dishwashe with another broken dishwasher. I had ceiling mold. My neighbor smoked and made my apartment stink like smoke. The security gate hasnt worked since I moved in. Do not move here!

I was reading the reviews thinking of renting at this community. However, it’s the management canned responses to the concerns and complaints posted online that led me to definitely NOT consider this location. I’m just shocked at how little care or interest their responses comes off. 👎👎👎

DO NOT LET THE FAKE WARMING PERSONALITY OF THE STAFF FOOL YOU INTO THINKING THIS IS A GOOD COMMUNITY BECAUSE IT IS NOT. SHOOTINGS EVERY NIGHT, CARS BEING STOLEN. PLEASE DO NOT EVEN LOOK AT THE MODEL APARTMENT BECAUSE IT LOOKS NOTHING LIKE THE APARTMENT THEY WILL GIVE YOU!!! EVERY OTHER MONTH IT IS NEW MANAGEMENT IN THE OFFICE. JUS A BAD EXPERIENCE FOR ME. The cable fee($50) is mandatory no matter you watch TV or not, I think the management company gets the commission because of that. Even though they charge money for pest control, you still can find all kinds of bugs(surprises) in your room especially apts in the first floor. The whole community is dirty and unleashed dogs everywhere. If you want to move out of the terrible place, they will find all excuse to take your deposit away. Terrible, terrible, terrible place to live.Reply to the response from the owner: I did stop by several times to talk about returning my deposit, but you guys wont listen. I finally got my deposit back after I moved out more than 90 days because I was ready to sue your guys. Business is all about good service and trustworthy, please do not try to fool the people who are trying to trust you!!
EDIT 3-9-18: Police have been here almost every day/night for the last two weeks. Tico, the head of maintenance (the only worthwhile employee here) quit because they would not hire help for him and he hadnt had a day off since he started. They hired on two new temps to cover maintenance duty who just barge into your apartment unannounced and are incredibly rude.EDIT 2-27-18: Traffic coming out of Greenway Park Elementary school next door is a pain for anyone trying to leave between 3pm-4pm. Traffic in the morning is pretty bad for anyone trying to turn left onto Timber Springs from Monroe. Yesterday, a driver coming from the school cut me off and followed me into the apartment complex parking and threatened to kill me. Later in the day, neighbors (who just moved in two weeks ago) got into a domestic and were fighting outside with the man hitting the woman multiple times, dragging her back inside their apartment, and then we heard a gunshot.YOU DO NOT WANT TO LIVE HERE.EDIT 2-20-18: Ever since posting this review anytime weve had to request maintenance it always takes almost a week for them to get here. Ive talked to the maintenance guys themselves who show me that they just received the work order when I called asking why it was taking so long. I had a water leak that went unfixed for five days, and I called every day trying to get it fixed. Its safe to assume that since I called out the office staff theyre blocking our work orders from reaching the maintenance staff.First, the apartments. They were recently “renovated” which apparently means they just power wash the outside and put on a fresh coat of paint. Literally nothing else was done. Weve seen other “renovated” units and after cleaning they literally slap on a coat of paint to things that may have blemishes -- walls, cabinets, rusted sink drains, black mold, etc. All they do is paint over it with the cheapest possible paint. We pay every month for pest control but there seems to almost always be an issue and they “call someone out” but no one ever arrives no matter how many times we call.Second, the staff. We’ve gone through three management companies since we’ve been here but I’m only going to talk about the current staff. Nick, the manager, gets an attitude if you talk to him about anything and tries to brush off any issue as something he shouldnt have to deal with. He couldnt care less about you or anything that happens here unless it will make him look bad by extension. Seoum, one of the leasing agents, is always friendly and has a positive attitude. Tico, the head of maintenance, is one of the hardest working people I’ve ever met and he goes out of his way to make sure things are done. That being said, everything is dragged down due to the assistant property manager Verneta who does not seem to follow through on literally anything. She makes assumptions without talking to tenants often causing distress and is extremely unsympathetic to the tenants’s point of view. Due to her negligence, a lot of maintenance requests aren’t followed through by the office staff within the time period given in the lease we signed and it’s almost always when it goes through her. It’s almost as if it’s in retaliation for complaints to the manager about her. Verneta does not care about tenants safety, security, or privacy and will roll her eyes right in front of you and talk back with a condescending tone. If something goes wrong due to her she will say “oh, well, it’s too late for that now” or “oh, it was just an oversight.” It’s not until I have to yell, which I do not like doing, or get upset that either Seoum or Nick step in and get things done when Tico is finally informed of the issue.Weve never been late on rent and we keep our apartment clean, as well as do our best to keep the surrounding area outside clean. Weve tried our best to be model tenants and we get treated with the utmost disrespect.
Outside needs work, kind of pricey and no notice when theyre going to come by and work on things on your porch and around your apartment. They also act like they didnt want to clean off my moms car after getting all that plow stuff and dust on it. 😒
Update 5/15/17OMG, this place just keeps getting worse and worse. I havent had a good night sleep in months due to my noisy neighbor. Did I mention she smokes cigarettes, how do I know this? I have woken up on many mornings with my bathroom and bedroom smelling like an ashtray because they smoke in the bathroom and it comes through the vents. Yes, the leasing office and gym may look pretty but thats where it stops. By the way good luck getting in the gym due to the bad ass kids within the community who loiter in there like its the hang out spot. They have no behavior and the girls are the worst, rude, disrespectful and foul mouthed. I am doing all I can once my lease is up to not resign. Its time to go!3 months agoI am a resident of 1700 Place Apartments- a residential property located in Charlotte, NC. I have been a resident of this community going on 7 years as well as survived 3 other property management companies which now include Monument. With all the changes, your management team has done to outside dwelling and landscaping of the property, sadly none of this has improved the quality of living Since taking over, your team has made improvements to the landscape, implemented a door system that rarely works, unfinished painting of doors and poor quality replacements to the porches. All of which is never communicated to the community, no emails and no notices are ever sent out. The lack of communication is very troubling. Meanwhile, residents like me who have to endure hikes in rent and receive poor customer service from your leasing team. If there was one thing I can truly count it’s the slow turnaround with resolutions to any problem within the apartment.Currently I live in 1st floor apartment and have had countless leaks and water damage to my ceiling- this is now the 5th time my ceiling has caused water damage to my apartment. Recently, Monday morning I awoke to the sound of dripping water and learned later that a water heater had busted on the 3rd floor. I put in a work order at 4:00am, called the office repeatedly to get a person on the phone to follow up with no answer. I even sent an email to Bianca Gandhi requesting a follow up and got no reply. Finally at 3:30 that afternoon, someone finally picked up the phone only to tell me that someone would be going into the apartment today to assess the damage and someone would give me a call back. 6:15 pm that night as I arrived home, not only was nothing done to my apartment, no one followed up. I walked to the leasing office and found a maintenance worker who informed me that he looked at my apartment, saw the damage and was waiting for things to dry out before going in to what I am assume will be spraying to prevent mold and painting over the stained water damage. So for the time being, I must sit in growing mold and damp carpets until they decide that it is dry enough to work on. This does not fix the problem!By law we signed into an agreement that states your company is responsible for fixing electrical, plumbing and any other safety hazardous outside the dwelling, your team has consistently failed. I am always on time with my rent and request for my information to update your records but yet your Management Company continues to not hold up your end of the bargain. It’s a shame that your top priority is your pockets and not the poor quality of living for which us residents pay your salary.
Absolutely terrible i have maggots in my carpet termites in the batthroom and bedbugs threw out the guest room they dont fix up nothing they act as if everything is okay its so much with these apartments i do not reccomend anyone live her especially if you have children also the gates dont work the onky one that work is the exit and it took them forever for that its not worth the high ass rent they charge im calling the city ob them enough is enough when you tell them they apologize but dont fix ut the worst apartments ive ever seen and lived in
Is there a place where I can rate F- for them? They all are entirely nightmares.. illiterate and liars.. since that current management has taking over.. it gets worse and worst every day. Be aware! Its a living hell over there.. The housing dept. needs to investigate them and fine them.. They discriminate their residents. This is the worst apartment complex to live in now this company is the new owner. The gate never work after the 2nd day this company took over, you pay for a gated community but gate never work. The people in the office is incompetent.
Tonight 2 men tried to rob my son at gunpoint on this property. He was saved when a neighbor came out and they ran away. It is dark and security seems lacking.
I currently live here and it’s horrible I wouldn’t recommend it to any of my friends family member or any new people I will meet. They service is horrible. I been having the same problems in the apartment and it’s crazy I have to keep telling them. They need improvement
