I toured this property with Logan. My entire experience with him was exceptional. He answered the phone when calling in as opposed to going to a call center that takes appointments. He was friendly, knowledgeable, polite and answered all my questions. When I got on-site, everything went smoothly and it was just very easy dealing with him. My situation is a bit complicated, but Logan has the confidence to make something work and that is very reassuring.
Arbor Creek is a beautiful place to live. Management is always friendly and wanting to help in any way they can. Also, the maintenance staff is quick in answering toand fixing service requests.
Great place to live. New outdoor bbq area with chairs and tables and new gas grills are perfect for families. The new poolside area is class act. Pool and hot tub area very clean . the paved sidewalks with pet bags placed around the paths very helpful. Also, their redone gym has updated workout machines. The staff is friendly and usually very quick to answer calls. I highly recommend Arbor Creek for your consideration as your new home .A great family friendly place.
Arbor Creek is a clean and quiet community of apartments that are reasonably priced. Additionally, they have up-to-date appliances and amenities all while being managed by a competent and communicative group.

Whatever you do, dont rent here. If its your absolutely last option, make sure you document every conversation and when you move in, take pictures of absolutely everything. If you have to put in a ticket to maintenance, be prepared to wait a LONG time.**Edit. This review is in regards to experiences over past 2 years, not just 1 interaction. But there is a new manager that appears to be working on the issues from the management and the maintenance crew that appears to be responsive. Ill update review should it improve over time.

I absolutely love this apartment so far. They keep the grounds VERY kept up and clean. I feel like it is more of a home, instead of an apartment. The wood-burning fireplace and washer and dryer are a big plus for me. The neighbors I have met have been here for years, that to me says a lot about a community.
Is a great apartment community to live in, I love the green areas as well the access to almost everything I need when it comes to hanging out with my son. Is always clean and everything is always getting fix or is under construction which shows the apartments are always of great quality to live in.
I moved in in March this year. Since then, I have had to call for dog fecal matter covering the sidewalks - where is maintenance (and during a pandemic?!) Also, I have an infestation of nats for the last three weeks, and they havent sent anyone to solve it yet. Additionally, the propertys water keeps shutting off due to recurring maintenance issues, with no indications of returning running water. Again -- during a pandemic.Overall, Im contracted to stay here. There is a laundry unit in my apartment, however I do not plan to renew. Its doesnt appear to be managed well. I dont feel like cleanliness and the comfort of the tenants is a priority here.Price is okay for the unit size.
I lived here for 2 years now and love it. I will be moving out of state at the end of the month and will be sad to leave. The office staff is very friendly and experienced. The maintenance staff is incredibly friendly and work extremely hard for being on call 24/7. Make friends with them! There is also a ton of money being invested into the property which is a major bonus for new tenants. The property was great before and is looking even better now. The whole property sits near a nature preserve as well. Just a short walk away and youre in the middle of nature. Its pretty amazing. I highly recommend!
We have had a great experience at this.property. My mother lives there and any time she is in need of help or repair their staff is super efficient. My mother especially would like to thank Robert who has always been very reliable and friendly. He is trustworthy and a hard worker. She is so pleased to be living at arbor creek!
I have been here for 8 months and I am very happy living in my apartment. I have made many friends since living here .The staff has been great, especially Karla. If you are looking for an apartment give them a chance, some of these review are just unrealistic. I’m writing this too give a few people looking for a place to live some peace at mind!
I have lived here for 3 years so far, and I love it. Super convenient location, I really love my apartment. My service requests always get taken care of in a timely matter which I really appreciate. The office staff is really nice. I have referred a few of friends & family and mostly all have moved in. I would definitely recommend stopping by and checking it out 😌
I would recommend looking elsewhere. Took 5 work orders to get our water heater fixed over the course of almost 4 months. Work orders are nearly pointless as things won’t be fixed or they’ll be “fixed”. Either you pay $25/month for parking or if you come home after 9, you’ll end up circling the parking lot 12 times before having to walk across the entire complex. This wouldn’t be so frustrating if they would actually TOW VIOLATING VEHICLES. But they don’t, they care more about the face lifts so they can try to cram more people in this place so there will be even less available parking and we will all eventually be forced to pay and extra $25/month.Edit 7/30/20:Things have expectedly gotten even worse. Parking is still a nightmare. This has been made worse by the amount of construction that is happening. They have roped off in the neighborhood of 15 spaces for construction vehicles and lay down. Construction here is done by the slowest company to ever work obviously. As they’ve been attempting to re roof the buildings since before we moved in in October. They’re also building some monstrosity by the playground and I really feel it should have been done by now (as a person who works in the construction industry). They’ve had to rip out freshly poured concrete and even broke their own backhoe so I’m pretty sure they’ve hired the bottom of the barrel for this work. And as a result we’ve been living in nonstop construction noise for months in end Monday through Friday. In addition, I’ve had more interactions with the property manager and other office staff and all I can say is that if customer service is what you like, look elsewhere. The property manager and one of the other office employees are just plain rude. Which is interesting because they also have one of the nicest people I’ve ever met working in the same office. Hopefully you get peter when you call and not the other two.
Arbor Creek is a diamond in the rough! The renovations taking place are definitely helping boost the overall appearance of this property. I’ve had the pleasure to interact with Vanessa on multiple visits, and her spunky personable personality, is the reason I keep referring people over to her and Arbor Creek.
Karla was so wonderful threw the entire process. We have been here for almost 8 months and we are really happy here. All the office staff has been great to us. Dont let these awful reviews fool you, we all have bad days, but they are not horrible how some of these people make it sound!hope this helps. Have a good day .
All I hear is how awful the management is from my friend who lived here and I got to experience it first hand when they were dealing with them on the phone. So incompetent and disrespectful. On top of that I’d find mold in the unit (in addition to what my friends already found in their unit) and despite the INTENSE cleaning we did to ready her apartment for move out they still charged her more than her deposit just to move out. Seriously would not recommend this place to anyone. The kitchen is nice and that’s really about it.
Been here over 6 years. I love the staff. They are quick with any issues I have with the apartment. The facility is always clean. And the community events are always fun and a great way to meet my neighbors.
The moving in process was amazingly fast, Karla is the best! She put our minds at ease since the very beginning. I have really like living here.

I wouldn’t recommend ever living here, it’s not SAFE what so ever because i feel like someone is watching my family what we do since they’ve stolen from us !i just wanna give everyone a warning who does live in arbor creek because the office does nothing to keep our property safe. You have to be really careful with everything that’s in your car or house because there random people at night stealing from cars . I just don’t trust anything or anyone around these apartments because stuff that goes missing from our cars . I forgot to mention we got our whole family car stolen here at the property’s where they even left my daughter car seat outside but took the car ? This whole stealing thing around the property is really getting out of hand especially when they have a security but all the security does is park into parking spot and use her phone she always on her phone never looking around if anything is going on, so I’m really not sure why you guys are paying her to be security if she’s not doing her job .
Initially this place was a struggle, but overall we loved the community and our apartment, though some parts were very cheaply made, was cute.There is a new property management now, there have been three total during our 2.5 year stay here, and they are definitely improving this place quite a bit. I believe this complex will continue to grow in quality with the new management.I removed one star for the overall 2.5 year experience here.
Lived here for two years and its one of the better apartment complexes Ive stayed at. Staff is super friendly, maintenance does a really great job, location is good.The only catch is this is the loudest places Ive ever lived, maybe it was just unlucky placement of my apartment, which is by the playground, but it would still be bad in the colder seasons. The population is pretty dense and there seems to be a lot of new families that live here. So if you can tune out other people making a lot of sounds at most hours of the day then its a comfortable place to be.
I am very grateful to live here, at Arbor Creek, during the recent pandemics. Quarantine here, next to a nature park. Would be my choice. However, for the past year, I am an essential participant in a study at UCSF. This requires that I fly round trip to San Francisco one day every three weeks. Once I get home and clean up, I settle down with an audiobook of Pacific Northwestern bird calls. That way, when I wake up to the morning cacophony of birdsongs, I can identify some of them: red wing blackbird, chickadee, robin, even a piliated woodpecker. Then, I get to quarantine for two weeks.My neighbors are very supportive. We all share in our enjoyment of the nature, here. We keep an eye on each others’ apartments. I don’t worry when I need to be away. here.I have seen many property management groups come and go in the 18?! years I have lived here. I recognize the hard work maintaining this beautiful property requires. Ofelia has been a very welcome constant. Thank you, Ofelia, for setting Joanne and I at ease, so many times! The current folks have done a very good job staying on top of the covid-19 problem. On March 3, Security Properties sent a memo about covid-19 preparations in our community. By March 17th, Stefney let us know about completion of disinfection at Arbor Creek, and provided a guide to resources available.When we call the office, a caring person, such as Rob, answers. All our questions have been immediately taken care of. We are very happy wIh the assistance office staff graciously provide.Arbor Creek has been home to me for many years. I am very grateful. I have lived in this complex for just about 10 years now. There is a reason I stay. The community is amazing. At any given point, there are kids running around playing in the courtyards that look like forests, neighbors out socializing in the community, dogs playing with each other and the staff is always willing to help out.The community is centralized near many wonderful things. The MAX line is a short walk down the street and the nature reserve is nestled right next to the complex which allows for great walks and nature to venture into the area.I have seen many management companies come and go and the staff that we have currently is doing a good job of helping out their tenants. Maintenance is amazing. You request something to be fixed, they fix it in a timely manner and follow up with a call to make sure it was done to your expectations. Since I have been here so long there are some repairs that have needed immediate attention and I have always felt comfortable letting maintenance in even when we are not home because I trust that the work will be done properly and effectively.I love living here. I dont have bad things to say. There have been issues in the past but those things have seemed to clear up through time and I have no issues. Its truly a place I have called home for so long and hope to continue to call home!

Getting this place to look nice.. addressing issue previous management didn’t. Love the dog park and pool all the kids are nice in my little neighborhood apartment area. Also love the ladies in the office especially McKenzie.. she always there to listen and help with any problems I have..
Lived here almost 2 years and its a great place. The new management have made good improvements all around. The neighbors are nice and say hello. The grounds are kept looking pretty. Its definitely dog-friendly with a great bark park and nearby trails to walk. My apartment is a little on the classic-style, but it is super cute & comfortable with the fireplace and pretty tree-lined patios.
Well it was a bit of a challenge, but I must say that my concern was resolved to my satisfaction. I am hopeful that there are no further issues and I can continue to enjoy living here, though I worry about the fact that people take their dogs to poop on the edge of the forest preserve and do not clean it up. I remember wanting to walk down to see the ducks and being met with endless piles. I can only imaging the potential damage to the preserved environment.
Kimberly and Mckenzie are excellent, they really make sure you’re well taken of and help with everything. Very smooth and nice move in. Everything is going good so far. Apartments were very clean, beautiful area around apartments. It’s really nice how you guys have something for everyone, especially the pets. We’ve just moved in but so far everything has been great!
I just completed my 4th renewal at Arbor Creek, after some hesitation. WHY DID I HESITATE? I don’t want to move, no one does. Arbor Creek has been my home and I am going to say the reason why I wanted to renew after I came online and read other biased reviews from people that don’t even seem to live here or left on bad terms. EVERYTHING HAS CHANGED! And for the better, this actually started with the new management company that so many of the reviews seem to hate. For the record, I do not know the manager; I don’t see her/him. I deal with the same people that I have been dealing with for years give or take new employees that seem to be the typical turn around for any apartment complex I have ever lived in and for the purpose of posting, I think those positions are minimum wage and held by 18-year-olds, they have always been pleasant when I have needed anything from them.This new company has done exactly what I pay for, made my living environment better and in a timely and concise manner. Since they took over where I call home with my love one and pets, I have received a new toilet, windows, a new hot-water heater (I think-?) or an energy-efficient upgrade to it and they painted the entire property after fixing holes. They are putting a brand-new roof on my building as a type this, combined with the new windows I just got I think I will have a lower power bill… but mostly I don’t think I will feel moisture which I complained about for years and would have been the reason I moved. WHICH I HATE, I hate taking things off walls and packing and getting acclimated to new surroundings. Neighbors that have been a nuisance have moved out, they did complain about the managers and the construction, this has also benefited me and would have also been a reason that considered moving out.The gym is currently down and if I were to be honest, I have only used it the first year I was here and it is under construction that you can see is being completed. Because I have witnessed the upgrades and completion to work done to my home that I did not even plan on having done that instantly improved my home, I did decide to stay and am excited to see what might happen this year and if the complex gets even better by summertime without me even having to find a new home. Introvert win! (And maybe home ownership next year!)
The Gentleman that came in is great . hes always been good he gets his jobs done. Hes a hard worker. If possible i would like him to be the one to do any repairs we may ever need in the future. You need more workers like him. He did our repairs this weekend . Saturday Sept 15th. Id like to put if possible a good review in his file.
At the time i was in a rush to find a place to live. I came across Arbor Creek and loved it! I looked at other apartments too but i kept coming back to Arbor Creek as my first choice. The apartments create a very home like environment from the moment you enter the complex to walking into your apartment door. The landscape is beautiful and definitely family and pet friendly. The other day they also provided breakfast on the go which was surprising but wonderful! Definitely a great apartment to live in!
Lived here for a few months though they are good apartments the management was a little iffy. Though I owed money I tried to explain that it was the mailing system that was suspending my payment I still got into some issues. Overall I recommend living here only if you have a high paying job and trusting check payment. BUT I WILL SAY Mauricio was awesome.
I have lived at Arbor Creek for over a year now and couldnt be happier. The staff is so friendly and helpful. Whenever theres been a maintenance issue they have sent someone right away. Any time I have questions or concerns the ladies are super understanding and helpful. Nikki is a great property manager and helped ease some concerns I had when renewing our lease. I really appreciate how hard theyve been working to improve the property and enhance the resident experience. Thanks Arbor Creek team! You guys are awesome!!
Love the new process to get packages, the amazon HUB now you dont have to rush to the office by closing time, that has been great! I like the privacy (my last apartment the leasing people were in EVERYONES business) dog park is convenient, wish some of the tenants were more respectful and pick up after their dogs tho especially since the apartment provides dog bags! anyway, rent is high but it is everywhere really...
Lived there for a year and when I moved out, they had a collection agency come after me for owed debt that they never contacted me about after a month. They never sent me a bill or called me about what I owed and instead would rather send a collection agency at one of their former tenants during the holidays. They also have a terrible mold problems with the units, security issues, (my friend had his car stolen on guest parking) broken appliances and heating, and way overpriced for such tiny apartments. There are much better places to rent from. Save yourself the hassle.
McKensie was a joy to be around and sold me on this property and my apartment. She did what she could to accommodate me and my needs. I am so pleased with all the properties amenities and the location is perfect. Thank you for your hospitality
I just moved here a few months ago but really enjoy it. The appartment is updated with new appliances and freshly painted. Everyone is friendly from my neighbors to the staff and the property is well maintained. The complex is pretty quiet and family friendly along with dog friendly too, which is a plus since I own 2 dogs. I also feel very safe here and the parking lot is always well lit at night which is nice for those late night working. I would definitely recommend arbor creek.
Not happy with this place. Paper thin walls. I can hear everything my upstairs neighbors say. Parking is awful. When I ask to purchase another parking place I’m told no. At times there is absolutely no parking what so ever. Poor communication from management. During the summer I had some friends come over to lay by the pool and we get to the pool, it’s completely closed with no heads up or communication to the residents. I do appreciate the Maintience guys. One has been around for a while and he is awesome.
-No parking-Broken down cars taking up spots for months.-Unfriendly management.-Nonstop Barking dogs-Garbage overflowing by the end of the week.-Neighbors leaving their trash and toys everywhere with no repercussions.-It’s lower tier complex masquerading as something more.-This place needs a complete overhaul and get rid of management too.Not renewing lease even if they paid me.
The area is pretty, enough space for kids to run around and play in a safe environment.Interior of the apartment is very nice but once you get up close you can tell they rushed and I had a long list of damages to report when I moved in. So make sure you inspect everything!Maintenance guys are nice but you have to make sure your work order is read. I went over a week ago to request maintainance and up to today I have not gotten my bathroom fixed.I went into the leasing office and the lady whom always looks like she is in a bad mood didnt even apologize, she just said that after a week, the work orders disappear!I pay my rent on time so I dont understand why she couldnt even seem apologetic that it had been over a week and my work order somehow disappeared.Also, when I first moved in I went into the office and there was a family inquiring about an apartment, I am assuming the girl helping them was new, she asked the girl helping me about the price of the apartment and she mentioned one price then looked at the family and instructed her associate to give them a higher price. So I guess for this complex and anywhere else you go the way you look will influence the $$ amount your rent will be.Overall good area, like the nature look of this complex, but really bad customer service. You cant be just nice to get a lease signed and expect tenants to recommend you when in return you are not friendly and act annoyed or better than them.

This staff has come SO far since we moved in. Im not going to lie. I had a lot of issues during our move in- something that had me doubting whether or not I would like to stick around for the entirety of our lease. But I will give the new manager some credit and say that things have definitely been turning around for the better. The office staff has had a lot of improvements in attitude and the way customer requests are handled. I really enjoy going in there daily with my dog to get treats from the staff.I would Love to give a separate 5 star review to the maintenance team. They are SO accommodating and go out of their way to get things done. I really appreciate the fact that they have taken some time to get to know our family- and particularly our pets... so that I feel comfortable with them entering our home while my husband and I are at work! Once, I casually was talking to the maintenance supervisor about the mold on our porch (towards the end of the rainy season) and my concern with my chronic asthma. Within 2 hours our porches had been power washed without any question or comment. :)My favorite thing about the property are the courtyards and the community feel that they create. I absolutely LOVE the neighbors that we share our courtyard with (some of them being actual staff members) and love how pet and child friendly the outdoor space is. On any given afternoon you can find a large group of us sitting outside, hammocks hanging, dogs playing around us, and kids running wild. Its definitely amazing how comfortable and safe everyone feels there!Keep improving! I really appreciate the effort that has been made up to this point!
Do not move here! Worst apartment management I have ever dealt with in my life. You will regularly see multiple police vehicles here to arrest the tenants dealing drugs out of their apartments, I would see this at least twice a month as i came home from work. Also, upon moving out I was never sent a final move out bill for cleaning and final utilities. Instead of sending me a bill or calling to contact me, they sent it straight to a collections agency that then charged interest on it daily until I received their letter in the mail a week and a half later.
Jesus came within a hour, which was great, fixed my washing machine and I was able to use it 20 minutes later. Very happy with the maintenance crew, especially Jesus and Mario, they really know what they are doing and always take off their shoes which I really appreciate, so friendly and knowledgeable.
This company and this apartment complex is completely and utterly disgusting, they do nothing when you put in a maintenance request, they will bully and belittle you if you call or go into the office for problems, the apartments are covered in black mold and they have a SERIOUS flea problem in EVERY apartment, management is completely disrespectful and favor certain races over others. DO NOT RENT HERE.

Arbor Creek is an incredible dishonest company. I would highly recommend finding another company to rent with. I was coerced to live here because they make false promises and then they do not follow through with their promises. They will say anything to get a lease signed.When I decided to sign a lease with Arbor Creek, I was choosing between two apartment complexes. I needed to sign a six month lease for a one bedroom, so that when my mom moved to Portland in September we could move into a two bedroom unit. Both complexes rent were comparable to each other as were the amenities and overall state of the complex. I really could have gone either way. Arbor Creek knew I was choosing between two places and they told me they had policies that would make the whole process easier when my mom moved up and it was more cost effective for me. I was told that I could sign a year long lease with Arbor Creek, which would lower my overall monthly rent. They also told me they had a policy where I could upgrade to a two bedroom unit when my mom moved up without breaking my lease. I could just transfer units and pay the different rent. I was convinced to sign the longer lease on the one bedroom unit because I was told I could move to a different two bedroom unit when my mom moved up.Jump forward a few months, I went in to begin the process of transferring units, and I was told that they no longer have this policy. They got rid of the policy the first of the year. Ok. I signed my lease in march, three months after the supposed policy change. I was told there was no way I could transfer to a two bedroom. I cant live with my mom in a one bedroom and we cant afford to live in two separate apartments. They told me my only option was to break my lease, which requires a $1600 dollar fee. I had to break my lease and now they are requiring me to pay $1600 because they lied to me about a policy they no long have. They wont work with me at all on the fee, even though the only reason I am being charged the fee in the first place is because they used fraudulent methods to get me to sign the longer lease.This place will say anything to get to sign a lease and the management will no work with you on anything. This place is a scam.
People at the office are rude and not helpful. Its almost like they belittle you no matter how big or small your problem is. Other than that the apartments are alright. Walls are paper thin, but other than that I cant complain too much.
We moved here in the beginning of 2016. The price is a little high for a 1 bed room apartment but it was the best price around. The office staff is great, especially Karla! The whole complex is well landscaped and taken care of. It is also super pet friendly and our backyard is literally the Tualatin Nature Park!
I have lived here over 2yrs and cant complain about anything.They have a great team and beautiful friendly and kind staff. They have always been so understanding and willing to work with me on anything. Anytime i needed maintenance they had someone right away. The staff were very rude as we felt they discriminated against us they were hesitant to even talk to us. We felt they tried everything in their power to find a way to deny us. They were looking for things other apartments we applied for didn’t look for and talked to me like I was a child. We were in love with the property until this happened we would not recommend this property to anyone who values a judgement free staff
I am so irritated, I have been here over 2 years and have recently received a collection for a deposit i didntnknow about after rent was rasied. I was never notified by the manager, via mail,email etc. Otherwise I could of resolved this way before hand. Apartments are constantly violating the fair housing act and around the holidays, the timing couldnt be worse.
Apartment was on special for $1199 and ended up paying about $1410 after paying for WSG and a $25 parking spot (seems sketch as you are not allowed to make money from wsg in oregon). Id suggest getting a parking spot because there are not enough uncovered parking spots.Maintenance is awful, requested a service and had to wait a month or so to get it fixed, many times I just fixed the problems myself because they really take their time. Make sure you keep calling too. The only guy that really cared was this kind older gentleman with a mustache. I dont see him there anymore, I believe they have a new team.They hardly fix anything they just seal it enough to not break for a few months. Lots of bumps on the walls and loose appliances.Nobody gave me the information to access the locker room where deliveries are sometimes made. I had to go in there 3 times until someone finally resolved the issue.Ive seen people and management with 5-8 people living in a 2bd 2bth Im sure there are limits to how many people you can have in a 2bd 2bth apartment. I wouldnt care but they use a formula for their WSG and charges for the community pool, hot tub, and bbq pit even if you dont use it. Creates an extra $200 nobody even saw coming.Supposedly when we first moved in Water, Sewer and Garbage was behind and they need to take it from the 300 security deposit. Im positive they already billed me for it. My prorated rent for December was supposed to be 193.39 +25 for my parking spot. (1199÷31)*5 not sure how the total ended up being 311.10 Not including the prorated water, sewer, garabge for moving out.It would have been nice to know all of this before I signed my lease. Do not sign here they will bill you for things they do not even tell you.
This place is seemingly nice when looking at it but predatory towing is a daily occurrence. which is obviously supported by complex management, although has been deemed unlawful. Im in the process of taking pictures and documenting drivers/companies to report to both the better business bureau and Beaverton police. There is also no regard to courtesy hours, drivers reving engines and blaring loud music as early as 5am (near building 16) on a daily basis.

Maintenance and office staffs are friendly and helpful, they will do the work as you request for it. i love the community, very comfortable and quiet. the neighbors are friendly and love seeing pets and kids playing outside when its nice out. I would totally recommend this complex to call home.
This has really been the worst place I have lived, and I lived in really crappy college apartments. I had terrible neighbors that blasted music, shouted outside and slammed doors. The walls are paper thin, so be prepared to be involved in your neighbors lives. This is not a place for young, single people. There are children EVERYWHERE. Now, I dont mind children, but these kids leave their toys all over the sidewalks and scream outside, good luck leaving your windows open over the summer.The management changed 3 times in the 9 months I lived there. No one did a thing. Our apartment was upgraded but was so poorly done, there was paint peeling off everywhere, and on the carpets and trim, it is a extremely poorly laid out apartment. When I left, the only way you could pay your rent was to go into the office and pay it, well, the office is open such limited hours that I actually had to leave work early to go pay my rent, which is ridiculous.My rent, on average, was $100 more a month then they quoted me when I moved in and when I moved out they charged me for EVERYTHING. That pet rent I paid every month and the pet deposit I paid when I moved in? Worthless, they are going to charge me $150 for pets when I move out too. There is also a standard $150 cleaning fee when you move out. Be prepared to not get any deposits back.I really wouldnt recommend these apartments to anyone, please, please look elsewhere.
If I could give this place zero stars I would. One of the WORST places I have ever lived in my life. Not only is rent outrageously high, but for the cost you dont even have air conditioning in the homes. I live in a one bedroom, one bathroom apartment; and with rent and utilities I pay close to $1200 a month. So prepare to die of heat exhaustion, and get no sleep at night because of how hot these apartments get. The management is aweful, I dont know what half these people are talking about when they say its great. No its far from great. The apartments consistently have mold build up, that has to be fixed often. The paint in the bathtubs is falling apart. My kitchen floor is uneven, forget about doing laundry in your house because the dryer makes the house even hotter in the summer, the kitchen sinks leak. And the staff is no help in fixing it, might as well have a 5 year old do it. The pools disgustingly filthy, and I see people who dont even LIVE in the community stopping by to use the pool. And to top it all off, the staff has to use bribery with snacks and a POSSIBLE discount on one months rent if they write a good review. I will be leaving this place as soon as I am able too. DO NOT MOVE HERE. I CAN NOT STRESS THIS ENOUGH. TAKE YOUR HARD EARNED MONEY ELSEWHERE.

If I could give this place zero stars I would. Anything and everything that could go wrong here does. When first moving in they quoted me one price for deposit then charged me another. Only after showing them the proof of the lower deposit they quoted me did they say for a one time thing they would lower the deposit for me instead of just saying they would honor their quote. On top of that they have messed up or completely lost my monthly payment for rent. Weve had multiple issues with our apartment on the inside needing maintenance. Each issue has been fixed meaning they did a quick band-aid which ends up only lasting for a week or two. When attempting to plug in some lights for our porch I was electrocuted from the outlet they had left in disrepair. After reporting this I wasnt even apologized to for my trauma. I suggest that ANYONE looking to move here strongly reconsider.
I moved in late June, and thus far I really love my new home. The grounds are really well kept, great landscaping and clean. They have excellent accommodations for dogs ( the Bark Park and all the doggy doodoo bags) I only wish more people would use them. There is one person who walks their rather large dog near my unit and seemingly never picks up its droppings. But the community is friendly and quaint. However, the spa ( which is supposedly open year round ) has hardly been open since Ive moved in. Which is a bit crummy as that was my favorite of the community amenities. The gym is very nice and well equipped. Overall, I think this is a great place to live. Its like living in a nature park with all the trees and little squirrels. And a lot of room to run for your child(ren).
My light over the sink went out and the light in the bathroom started flickering. I called the office and reported it. They asked me to stop by the office and fill out a work order with permission to enter. I did that in the late afternoon and two days later it was taken care of satisfactorily. everyone that I dealt with was polite and professional.
Cant wait until my lease is over so I could move out. Poor management, poor customer service, Greedy people who just want your money, cheaters and liars. I turned my rent as soon as I got my paycheck, unfortunately, they charged me a late fee when they were the ones who locked their doors and claimed they were open that day. Do not recommend this place at all. Although it looks like a decent place to stay, within a week everything will start to really show. Dont be fooled by the looks either. You could find way better deals and better management elsewhere.
Very poor management. Unprofessional and rude. I moved out in January and still no deposit back now I’m being ignored. Rent has to be paid but no regards when paying the deposit back. And I kept my apt very clean.

Thought Id enjoy living here but after living here a while seems like theres ALWAYS some repairsbeing done outside and its become very annoying...lots of raucous almost daily for the past year and a half ( 3 families that I know have moved out because of this problem) wish they were that focused on repairs that I request be done. I fill out the proper maintenance request form and wait (NOTHING) I call and they say they should be out there sometime today and again I wait (NOTHING). Then I call a third time in a wk. and some person tells me they cant find the maintenance order so back to square one.Im telling them that the toilet keeps overflowing and has been a constant problem for 2 years and it reeks like urine since I moved in and Ive tried everything to get rid of the smell and one maintenance guy just put caulking around the bottom of the toilet and said that should take care of the problem...Didnt even phase it! Its really embarrassing when I have company....Even after letting the office personal know how its overflowing and the neighbor below me is getting water down her walls and water out to the hall at my place well they still took their sweet time getting here. So I had to do what I could myself...Not good!!!This place is way overpriced and has no storage room like most apts do, they are constantly telling people not to have anything on the patio so were forced to rent a storage unit which isnt cheap on top of the already overpriced apt.Why cant they build some kind of storage shed for their renters since theyre already making alot of raucous as it is.They need to do something to benefit their renters instead of their only concern being in raising our rent once a year.Signed,Frustrated renter😖

I thought living here would be peaceful but a lot of residents with dogs dont pick up after their dog. Theres literally fresh poop outside my window everyday and nothing is being done about it. Also, finding parking is always such a hassle, specially now that the contruction crew has taken over some of them. Some people dont even move their cars, taking over a spot for months.
This is by far the worst apartments I have ever lived in. There is noise everywhere (forget having a sound sleep) . Even if people living above you walk you will hear thumping on your head. You will wake up at times they wake up. The construction people who are supposed to work till 5 pm will work way beyond and you will Have to bear the noise. They management has done nothing about this noise issue on a whole even after multiple complaints. The apartments are poorly managed. Please don’t live here. And if the property management is reading this, please don’t give a generic response to make it look like you care for my complaints.
Very crappy apartments had nothing but problems with all the appliances. Our roof started to leak and caused black mold in the master bedroom and bathroom and the second bedroom also has black mold we had to continue call maintenance and it took them for ever for fix the problem and it was never actually fixed they just would do what ever they had to make it work also leaky roof and shower falling apart toilets break really easy

The Arbor Creek apartments have provided me the worst living experience I have ever had. While I do like my apartment, home is more than just the living space. Complex staff are incredibly unprofessional and rude. The majority of the neighbors are trashy. Property is nothing pretty to look at. Police activity is fairly heavy. Apartments themselves are old and poorly renovated, if you can even call them that.When I moved in (January 2014) things were great. Property management shifted in late 2014 and the new company is absolutely worthless. The staff are so oblivious to anything outside of their office, although, I dont have any confidence in them knowing how to handle the office affairs either. They have been overcharging me for rent for the past three months and I had to go in yesterday and have them credit me that money back. I get the sense, after talking to various neighbors of mine, that there are shady things happening with the billing/numbers side of things.When I walk my dog through the complex I see more and more empty apartments and that says more for Arbor Creek than I can say here. Residents are moving out in droves and I cant wait for my lease to end so I can leave as well.If you are considering moving into this dumpster of an apartment complex I suggest you reconsider. Come and walk through the property WITHOUT one of their leasing agents. Notice the patios piled with trash, the mattresses and furniture abandoned next to the dumpsters, the abandoned cars sitting all over the property and the maintenance staff parking their golf carts right in the middle of the sidewalk youre walking down. You cant miss em!
I lived in these apartments for 2 years. It was fine for the first year and a half besides being over priced and the train that blares its horn every morning at 3 am. There was the usual thin walls and creaky ceiling but when the most recent management company took over is when we decided we had to leave due to their lack of caring about their tenants. They lost our money order one month and instead of calling us or emailing us they came and put a paper on our door for us to find the next morning threatening to evict us if we didnt pay. We had to find our money order receipts and luckily we were able to prove they had been cashed but we were extremely unhappy with how they mishandled our money. They also failed to complete our maintenance request and we ended up having to fix the problem ourselves yet they marked it as complete. They never answer the phone and parking is terrible. Im only giving 2 stars because it is pretty and has a nice nature park next to it. Other then that you can definitely find a much more affordable and better managed apartment in the area so make sure you look around before committing to this place.
11 years, 4 owners, 9 property managers. I planned on leaving this place in a pine box. This is the WORST MANAGEMENT EVER. Mystery charges they cant explain. Billing for things not in my lease. Rude and incompetent staff. Broken down equipment. No hot tub for a FULL YEAR now. Much as I hate moving and wanted to live here til I died, I can now not wait to get out of here. I tell people signing their lease and looking at apartments to run as fast as they can in the opposite direction. There is not one happy tenant in 448 apartments. Next stop - better business bureau.

I hear car alarm pretty often at night. Feels like there is no quite policy here at all. So, if you want to live in hustle and bustle -welcome to arbour Creek!!!
Maintenance is always friendly, and I’ve enjoyed bumping into them here and there however there is nothing else redeeming about this place...Parking is HORRIBLE.Multiple outlets and light switches don’t work.When the lightbulbs in the bathroom went out they made us go out and buy them ourselves.They split up the electricity for the clubhouse so we have a “community club house” charge on our rent - which we’ve literally never used.The washer and dryer are so small and it takes two cycles to dry clothes.They put a notice on our door that they’ll be roofing our unit between 9am and 4pm. It’s now almost 8pm and they’re still up there, making an unbelievable amount of noise.They’re taking up a tons of parking spots for their constant construction.The front office has been rude, and unhelpful 3 out of 3 times I’ve asked for their help.There’s drops of paint all over the kitchen and bathroom floor from whoever painted it last. The floors look dirty permanently because of it.There is NO storage in these units.Knowing what I know now, I wish I would have gone back to my old apartment complex Sofi at Murrayhill, where we got a bigger apartment, a garage AND a full size washer and dryer. Plus we were actually given the option to purchase another parking spot. The front office was always friendly and helpful. CANNOT wait to get out of here.
I was sent to collections for 95.00 after moving out. I lived there for 8 years and they sent me a bill for 95.00 and gave me 10 days to pay. I got the letter 2 days before their collections started calling me! I can only say that it is a terrible place to live. If you think you are saving money by living there, it will cost you in the long run. Your possessions will be tampered with outside (cars, trucks). The Police are there on a daily basis, occasionally fire and ambulance as well. Car alarms at all hours. The management is beyond rude and do NOT care about the people who live there. If there are positive reviews on this site, its only because management wrote them. Holland residential managed to turn this into an even worse slum than it was before. If you dont care about the welfare of your children, pets, or property then by all means move to this dive. But if you value your safety, peace of mind and sanity.... Stay far far away. Its a place I would never recommend. Shame on them for mismanagement and rudeness... You could do far better living under the Hawthorne Bridge than to live here.
Worst management team I have ever had to deal with, they will tell you anything you want to hear at first but as soon as you get to the lease agreement they go back on what they agreed upon and try to swindle you. Extremely disappointed... now we have already given our previous place notice and are stuck trying to find another option. I would never recommend this place to anyone.

Stephney — if I spelled that right — is amazing. As the new manager she is firm, clear, and willing to work with you. And they’re investing in the place like crazy. The heated pool is beautiful, and in the summer when it’s open people actually use it in droves. And best for last, with the entrance to a Tualatin Valley Parks and Recreation preserve just a couple short blocks away, If you happen to like walks in stunningly undeveloped woods this might just be the place for you.
I just moved to Beaverton 3 months ago. This place is amazing. Makenzie in the office very friendly. Rent prices are decent. I just hope that after my lease is up they dont raise my rent because tenant is responsible for all utilities plus pay for covered parking.
Since my stay at Arbor Creek . Elizabeth and upper management have shown they truly care about the tenants by being flexible and understanding to our needs . Ive been to most apt in the west valley by far I recommend anyone to come to Arbor Creek it well maintained, friendly neighbors, pet welcome, and peaceful . Thanks again Elizabeth for all your hard work and going to the extra mile for all of us ..
Good layout and nicely manicured landscape. Good parking but a vary large lot with a divided exit/entrance that causes headaches. You have to drive a quarter mile the wrong way to get out if you dont approach the exit properly.
They cater to service animals, the apartment is very nice, good location. The only issue that I have is that the business center hasn’t had internet since I moved in in early March.
Literally one of the worst apartments Ive ever lived at. Maintenance requests never got completed, every time youd call theyd act like they were doing something and they wouldnt. Its been 4 months of calling and going in and we still havent received our security deposit back,. The staff clearly wont work with you at all and will literally lie to your face. Not to mention the buildings are poorly cleaned and maintained. Our cabinet door fell off because it was literally stapled to the wall. Thats it. Not even wood staples. Dont bother with this place, they will make your life hell even after you leave.

My wife and I lived there for two years. The location is great and the prcies while high are competitive. What you get is not at all competitive. Black mold is so bad that the last time we renewed they had us sign a black mold waiver. The new company also started charging a community access fee which is tacked onto your utilities. This is used to pay for the water used to water grass, fill the pool as well as the water used in the office. It also pays for the electricity used to power the lights in the parking lot, pathways, and office. As well as trash used by the office. You would think that your rent $1400 would cover these things but no $40+ is added to cover the basic operating costs. To me this is wrong and i highly recommend that you live elsewhere.
Been here for almost a year and I’m already counting down the days till I get to leave this place.I was expecting this place to be a nice, safe community and ignoring all of the negative reviews.I was 110% wrong.1. New management are complete cuntos. When I asked them where something was located the older looking blond staff was very hesitant to show me where the hub was located at, asked me in kind of a shady vone if I lived here, then asked if I had the amenities key to go in (which I didn’t know you need to use to get in) and told her I left it in my apartment and will just run up and get it. She just kind of acted like I was lying to her and then another lady chimed in and said she can look up if I even had a package or not...like listen I’m just a 20yr girl trying to get her damn package. I already have a email confirmation.2. My work order has not been processed yet. I requested a new set of mail keys since I dropped mine somewhere back in the beginning of March. It is not almost May my dudes. I even had to pay $5 for the key. I could’ve used that for food.3.The renovated units NEEDS renovating to be done. After a couple of weeks of living here I discovered SO many flaws ie: chipped wall corner, kitchen floor coming undone, three light switches not working, at least 4 power outlets not even working, my toilet not working half the time, several dents on the walls.4. PAPER THIN WALLS. I’m not exaggerating when I say I can hear my neighbors have conversations on their phones, close their cabinets, flush the toilet, moving around in their bed, cough, sneeze. You. Will. Hear. Everything.5. What’s the point of having patios if there’s so many unnecessary rules about what you can’t have and can’t do to your patio.6. Seems like almost every other week they have audits/check ups and staff will just come into your apartment whenever.7. No ones gives a whoot about their neighbors and common curtesy of others. There’s a unit right across from that have parties that will last until 5 in the morning...this even happened on a Sunday.8. I’ve been woken up to people’s car alarm going off. I heard lots of break ins happens here and I’m not surprised. The entire lot itself is very dark at night, I never ever see our security guy driving around. I always feel so extremely unsafe walking out of my apartment to my car in the morning9. My neighbor caught and scarred off a homeless man standing outside my door around 3am. God know what he was doing outside my door, but that was what really scared me the most and showed me how much management really cares about our safety. I addressed me concerns to the staff members. They just batted an eye and just gave me the security guard’s phone number...alright.10. The exterior of the entire complex is horrendous. Theres paint chipping off and hanging, there’s not enough lights to make the entrance noticeable at night, even the entire complex in general needs more lights.11. Not enough parking. It’s like a battle trying to get your friends and family parking to come and visit you.12. The gym is a giant joke. I’ve seen better places that’s cheaper or cost just as much that has better gym equipment.13. Not worth the rent

Not a bad place to live. The apartments are big, most have fireplaces that get swept yearly. If youre an apartment renter and own a classic car like I do, theyre pretty chill about wrenching on it. The residents are pretty chill too; Rather than complain about my mopeds they ask about them.
I filled out a work order On Tues to get my washer looked at. Wed afternoon the maintenance man looked at it and told me hed be back Thirs afternoon to fix the issue. Sure enough he came Thurs afternoon and installed a new drum in the washer so the clothing would spin correctly. I havent done any laundry yet but it appears to be doing what it should when he tested it.
This place is a joke. Honestly the worst apartment complex I have lived in. The office staff is nice and helpful until the moment you sign your lease. They trap you in an agreement and will say/do anything to get you to move in. They have made multiple billing mistakes stating we didnt pay a portion of rent one month when we did and trying to charge us their renters insurance when my boyfriend showed proof of ours the second month we were there. I honestly dont trust them and have no faith in their accounting skillsLike I said once you move in and you have in issue or concern the office Staff are rude acting like they could care less or act like their confused. Tons of kids run around and leave their toys and bikes in the middle of walk ways. Garbage scattered around the walkways by the park and basketball courts. Dont even try to go to the gym its full of broken old equipment they wont fix. Oh yeah the hot tubs broken too!They are currently paving the parking lot in which the have closed off portions of the parking lot. Yesterday more than HALF of the lot was blocked off and mind you the parking lot is full on typical days. The guest spots are used by tenants with extra cars. NO place to park at 6 pm when I get home from work I drove around looking for a half hour until I got so frustrated I parked in a unavailable spot. My car got towed and I paid 400$ to get it back when I spoke to the male manager he told me I was SOL and it was my fault. He then threatened me if I took it to court I would loose instantly because they have a team of lawyers that would take me down and I would spend 1000s of dollars so I just just go pay the 400. He yelled at me with profanity and was extremely unprofessional. You cant except half the complex to fit into 5 guest spots without a problem. I if no other choice as there is 0 street parking.Overall this place is ran by the most greedy, unprofessional, and rudest management company Ive ever seen. Rent is ridiculously over priced. You never know how much your rent will be as they LOVE to tack on fees and whatever you do dont pay online, extra 50$ fee they dont tell you about until its too late I cant wait for my lease to end so I can get away from this dump of a place. Please take my warning and DO NOT MOVE here.
Just got my rent increase notice. 11% rent, 45% pet rent. This makes 33% in 3 years. I have contacted the management to negotiate this since they only have year lease or Month to Month options which is around 40% more. I am paying a single unit cost for Water/Sewer/Trash of $60 plus a month. People are moving out in droves.They are upgrading, i.e. Repainting the cabinets, putting in substandard carpet. They are spray painting the original baseboard heaters. New stainless appliances (construction grade).This management is not tenant friendly. They do not give 24 hours notice including when they took over the complex at the end of Sept 2014. There have been 3 possibly 4 different managers and the staff has turned over more than a few times also. Says something when people dont even want to work here.Portland rents are insane to begin with but this place definitely takes the cake on cheap and shoddy construction and how they choose to charge you for it.
