The maintenance team, specifically Ken, at the Marquis at Treetops is terrific. We recently had a flooding incident and had to vacate our apartment. When it happened, Ken was literally at our door ready to help within minutes. Despite the inconvenience, the quick response from Ken and his diligent oversight of the major repairs was greatly appreciated. Ken went above and beyond supporting us through the whole ordeal. Ken is a true professional and we know that he cares like a good neighbor and not just another employee at this complex. The Marquis at Treetops is extremely lucky to have Ken on the team!!

I love this property! Maintenance, in particular, is phenomenal! They are always Johnny-On-The-Spot and get everything done quickly and professionally. Ken, Tim and Marcelo all do a wonderful job! Many thanks to the office for fielding all the resident calls including the ones regarding the mailbox break-ins we keep having. I know they are working diligently to get the problem fixed. Bright side! The people at the post office are super nice!

Horrible service.An additional fee is charged to us monthly for trash valet. This is our 10th time experiencing no trash Pick up even after they’ve admitted their poor work flow in the past. Since they won’t hear us, or take us seriously, I thought I’d share here where maybe they will.

I have been living here for a few years now. The things that make me stay - Great location and amazing maintenance team. Not too much breaks, but when they do, the maintenance team is always up for the task and are very nice. Had a few issues initially during finalizing the lease, and move-in, but smooth sailing now.

I have been living here since May 2020 and I absolutely love it! The location is amazing, next to the hill country. The administration of this community is unlike any other, they are incredibly kind, responsive and the facilities are very well maintained. The few times we have had a service request, the maintenance team has solved it within minutes, literally. Ken, Tim and Marcelo are amazing guys and have taken care of any issue with professionalism and kindness.I really enjoy living here, and would definitively recommend this community to anyone considering it.

I moved in about a year ago and absolutely love it here. Stephanie, Amy and the maintenance team have been very friendly, are quick to respond to any issues that I may have and check in on us to make sure everything is okay. Its evident that they care about the tenants (and their fur babies) in this apartment complex.The location itself is perfect. It has amazing views of the hills in Austin and very close to the domain and the arboretum market. I could not recommend this place more for anyone interested in the North Austin area.

The property is beautiful and very well maintained, and the customer service is amazing. Stephanie and Lauren are so professional and could not have made the leasing and move-in experience any easier. The maintenance team is outstanding, and Tim and Ken really take pride in their work and make sure everything is perfect. Marquis at Treetops is a great place to live.

Big shout out to the Marquis at Treetops team. On a normal day, this complex is lovely, well-located, and the staff is friendly and responsive. They always strive to improve things as they get feedback from the community. During the February 2021 freeze, no one in Austin could control the losses of power, heat, and water throughout the city. But the management here was very communicative, worked hard to get things running, and even stationed buses for heat and device charging, as well as pizza and water. They are the model of a caring apartment community! I’ve been here 2 years and would recommend this residence to anyone looking for an apt in north Austin!

I’ve been here three years and love it! The management (Amy and all her team) and the maintenance team (Tim and Ken) are super helpful and kind, and the apartment itself really feels like home. For me personally, the biggest factors are that it’s affordable, pet-friendly, and in a beautiful and convenient location. I definitely would recommend living here!

We moved into our apartment at Treetops 1.5 years ago and just renewed our lease for another 18 months. We love it here. The views are phenomenal, the grounds are kept clean and updated, the amenities are nice, but it is the maintenance team that really makes a huge difference. Ken and Tim have been here the entire time weve lived here and they jump on service requests immediately! They are courteous, professional, and very dedicated to customer service. If a part needs to be ordered or there is a delay in a repair, they speak to you and let you know, but it is never a long wait.One example, Ken was in my apartment changing the kitchen overhead light for me and I opened the sliding door to the patio - it was a little difficult to open, but I was not bothered. Apparently Ken noticed my extra effort to open the door and after he changed the light, he went to the patio door, cleaned the tracks, sprayed the tracks, and the door opened without issue. Ken did this without being asked or having a service request, he just took care of it because it needed to be done.The entire team is great. The office and management is responsive, friendly, and always answer my questions quickly and with a follow-up.

The management has always been responsive to my requests and needs. Maintenance staff are unusually helpful. Recently, when a raccoon got in my apartment, I called the emergency line and two staff rushed to help me. Their assistance was offered even before their shift began. They got the raccoon out the nearby window and then turned their attention to helping repair the damage done. And to my own well-being. They both went above and beyond!! Just as they always do. Ken and Tim were awesome. Stephanie was persistently kind and helped arrange for clean-up.

I have had a few service request recently and even during a time that we have to use caution for everything the maintenance team has adjust well with taking all safety measures when entering people’s home. I have to say Ken has really stepped it up and is great at communicating what was done and if any follow up is needed. I can also say since he has joined the property I haven’t seen all the different color outdoor lights on the buildings.Sometimes it’s good to post about the good and not always the bad.

The Marquis at Treetops is on a beautiful piece of land, with walking trails bordering the property . It is a friendly community and very well maintained. I have lived here for 2 1/2 years and all of my service requests have been handled promptly. Ken and Tim are great at their jobs. Ken is really efficient, personable, and always goes the extra mile.

As a former leasing agent, I am appalled by the quality of service Amy and her team present to us at this “luxury property.” If you’re thinking about moving here, as a resident I say RUN AWAY SAVE YOUR MONEY. Speaking to Amy, the Manager, is always an unpleasant experience full of condescending tones and behavior. Upon move in, the keys were thrown at me by Amy....THROWN. I’ve never heard of a luxury property that welcomes new residents in that way. Things in the apartment break frequently, trash is rarely picked up even though there is a fee, water and power shut offs are a regular, and a horribly lazy leasing manager is the norm. Whenever there has been an issue, it’s occurred not once, but several times without an apology, attitude guaranteed. I will never live at another CWS property again.

Ken in maintenance went above and beyond in getting a repair to my hot water heater completed. He came on a Saturday night at almost midnight and stayed until 2 am and fixed the leak. He was prompt and courteous and professional and made sure all of the repair work went smoothly and quickly. I really appreciate all he did. He was so helpful.

Nice, quiet apartment complex. Well maintained. Ken the maintenance man is as friendly as he is helpful. The only thing I will say is that the double speed bumps recently installed at the entrance are excessive and jarring. Also, we could use a few more visitor parking spots dispersed throughout.

Ken, in the maintenance department, is beyond 5 stars! Next to a greenbelt and a nice neighborhood, I love the location! The complex is an overall good value. I would give more stars but for the ridiculous and unnecessary speed bumps at the entrance. The layout of some of the units makes it impossible to fit regular size furniture through the door (you will not be warned about this before you sign your lease). Parking is limited so, plan on paying extra for a carport or garage.

With all the curve balls that the pandemic threw at this complex in 2020, the team has dealt with each issue very well. The office has been very responsive. The most outstanding service has been from the maintenance guys Tim and Ken. Ken is not only very good at fixing things, he is quick to respond to any requests. His friendly and calm demeanor helps create a closer community here at Treetops. One thing to note is being in a greenbelt there are animals like deer, dillos, and coyotes around, which is great, but also pests and bugs. Pest control is responsive. Overall a great place!

Ive been here for over a year. This complex has been the best living experience hands down. Ive dealt with my fair share of bad units...But this place? Wow.First off, the location. Fantastic in terms of the view of nature and quiet seclusion. As an introvert, its appreciated.Second, the complex isnt very large. So its impossible to get lost navigating around different buildings. I like that we are a small community. My neighbors are super friendly and respectful.Third, the staff!!! The front desk is always super friendly when I call in and whenever I run into an issue, it gets address and fixed right away, usually by Ken haha (who btw, my dog Sal loves to death). But seriously, Ken is amazing and always makes sure to leave me with good advice too! He even went out of his way to help me get my new license plates on when he saw me struggling. Excuse me, that is so nice!And one last thing I love about this place is just the fact that its so unique and feels more like a neighborhood than an apartment complex. I really like that residents and employees always wave a hello. Its so welcoming :) Plus....no roaches like my last place.

Let’s just get to the point. This place is AWESOME!!! We worked with Lauren who is the sweetest heart you’ll find and sooooo good at her job. We felt welcome, taken care of and appreciated. Her work helped us get out of a horrendous lease at West Lake Vistas which in contrast was the worst leasing experience in either one of our lives. The experience with Marquis was both of our best experiences.We also worked with Ken who maintains the property. The maintenance team is phenomenal. Every issue is addressed promptly and properly which is so rare in an apartment complex. Ken assisted us on a number of occasions. He’s super cool, excellent at what he does and is generally a huge asset to this complex and the company.We can’t speak more highly of this complex and these two phenomenal individuals. We had to leave due to a COVID Hardship otherwise we probably would’ve stayed forever!Thanks friends! We’ll never forget your awesomeness!Marcus and Kelsey

I moved into Marquis at Treetops in November of 2020. My apartment choice was contingent upon which units are available and Unit 1304 is at the end of a cul de sac, faces the woods and has a partial view of Spicewood Springs Rd.The apartment complex itself: The entrance gate and drive up to the complex is pretty awesome, the amenities seem great (one of the best pool views in the city) even though I was not there long enough to experience them. The complex does have an apartment-y feel to it throughout most of the complex. Id give the walkability probably a 7. Its up in the hills, so you can walk through the neighborhood, but need to walk downhill then uphill if you want to stay on asphalt. Id give the hikability a 10, though. There is direct trail access to Bull Creek from here and I fell in love with that. Tons of dog owners live in this complex, so if you have a social fur buddy, he/she will love it here. The complex recently has had problems with mailbox breakins (the tower at the front of the neighborhood), but theyve hired security intermittently to secure the area. Austin has just seen an uptick in crimes, and apparently even places in the 360 area are not immune to it.The specific unit 1304: This unit lured me in because it feels secluded. The patio is a decent size, backs up to the woods and has a partial view of Spicewood Springs. The unit has a mixture of new and somewhat dated, but overall feels really nice. The one big quirk is that one drawer cannot be opened unless the oven door is open (hopefully theyll fix that in the renovation). The kitchen has tons of space, there is a pretty defined dining area and a huge walk in closet in the bedroom. I was happy with the unit. Some of the upper floor units have better views than 1304 (a view of the hills), but 1304 has plank flooring in the bedroom/living room/dining room, which I much prefer to carpet. The upstairs units typically have carpet in those areas. The fireplace was a huge value add, and I really enjoyed it while I was there.The maintenance team: Really nice guys, very pet friendly, they seem like they care and are responsive. I had a few issues and they were always quick to respond.The front office: My application process was fantastic and I was amazed at how on top of things Lauren was. Frankly, it couldnt have went any better. Amy and Stephanie seem to be emotionally invested in the happiness of people in the complex (a good thing), and they handled a difficult situation for many tenants well recently.CWS: I had to move out because the pipe busted in my unit (temporarily flooding the unit). The water was removed immediately but it appears the mold was harmful and theyll need to renovate the unit. Initially, I was unhappy with CWS response to the Notice to Vacate they gave me and many other tenants who had mold. But they ended up doing the right thing in the end. They provided more than enough support for moving expenses (something they didnt have to do given Texas tenant laws). Although we still had to pay our rent up until move out (dehumidifiers in the apartment, mold, etc.), I feel like in the end they did the right thing. I would consider moving into one of their apartments in the future based on the final resolution to the situation.In the end, Id recommend giving Marquis at Treetops a visit if youre looking for some seclusion but close to the city, and particularly Unit 1304. Im sure after its renovated itll be better than ever.

Im writing this review as a concerned and helpless feeling resident. My husband and I moved into the community in October 2020. The location is beautiful, appears to be clean, and is in a great area - these are a few of the reasons we decided to proceed with this complex. When we moved in, nails were poking out of our carpet and the place smelt of urine. We moved from out of state and did not have time to tour the site before moving in.For the first few months, our hot water didnt seem to be working. I finally called our maintenance crew, and they came out the same day. Ken was incredibly professional and was able to resolve the problem swiftly. I really appreciated that and felt silly for waiting so long to contact them.Since we moved in, the complexs mail structure has been broken into 2-3 times. Then they finally invested in security staff. To my knowledge, this has been a somewhat successful effort. One thing that puzzles me is that our gates are left open for most of the day and into the late night. I imagine this is not conducive to protecting our facilities. Late last week, they informed residents that they would be eliminating the onsite laundry facility to relocate the mail. Now requiring us to either rent a washer and dryer or go off-site for laundry. A major inconvenience. May I suggest considering relocating the mailroom to the large clubhouse located next to the pool, where packages are already being delivered.Not only have they eliminated this amenity, but theyve introduced an amenity fee to help with the maintenance required to keep amenities clean due to the pandemic - regardless of use.Four days ago, they shut off water to all buildings to prevent the pipes from bursting due to weather conditions, which I understand entirely. They advised that once the weather permits, they will restore the water. Today, its about 60 degrees out. Theyve returned to the office yet cannot provide insight into when the water lines will be restored but instead insisting residents visit an onsite charter bus to stay warm and charge their phones. For those unfamiliar with the building, we have power currently; however, our heating systems are reliant on water.Ive emailed, called, and submitted a request through the online Marquis portal with no response or limited information supplied. The excessive emails regarding trash pickup and in-office statuses have become increasingly frustrating given what residents want, and need are lifes essentials.

The entrance to this property is basically a death trap. The geometry of the roadway is such that many vendors and residents coming downhill towards the entrance gate go against traffic. That includes massive delivery trucks. If you happen to come into the property at the same time you can expect a head on collision. Not a day goes by that I dont see cars going the wrong way. Repeated calls to the property management office about this issue do not seem to register with them. After threatening a law suite for negligence they finally paid lip service to safety by sending an email to residents reminding them to not commit traffic violation. But a minimal investment in safety in the form of pole dividers, or making sure the entrance gate is closed at all times, thats too much to expect. Do yourself and your family a favor. If you dont want to be involved in a deadly head on car collision look for somewhere else to live.

Not sure why my wife’s review was removed – unfortunately we can’t trust that CWS had nothing to do with it!Our 45 days at Treetops is filled with neglect, apathy, deceit and callousness. The apathy started a couple days before we moved in. Strong vibration (like a jackhammer operating next to us) and noise issues in the washrooms and master bedroom that we repeatedly brought up were ignored. Maintenance lied continuously that there is no problem at all even though we could feel it on the floor and also hear the rattling of products in medicine cabinets. They were arrogant and refused to help us. At the same time, a patio door change was scheduled for our apartment – without explaining the reason for it. Our safety in these COVID times was de-prioritized for issues we hadn’t brought up. Vendors were sent to our home without confirming if we want the change or not. Management said it was a security issue brought up by previous residents – so previous residents are more important than current residents? And we were leased an unsafe apartment in a haste to make sure they can pocket as much rent as possible, yet the door change was scheduled 4 weeks after we moved in? I had to record the vibration noise on a phone (it was that loud) and get an app to measure vibrations so they would stop refuting our issue. We were just short of threatened that none of our requests for service/maintenance in the apartment will be addressed any more and the vibration issue will be put on hold. The hostile environment created for us here is appalling and the physical and mental stress we have been subjected to is disturbing our day-to-day life. We are now facing retaliation because we have asked for a redressal for the misbehaviour we endured. The team at CWS has now done a 180 and wants to own the decision on when the issue is solved – going from “no issue” to “we’ll decide when the issue is sorted”. This is shameful, CWS – definitely not any way to “enhance lives”. Please read our full review on apartmentratings and stay away from CWS.

Very happy with our time at these apartments! The staff are all very friendly and maintenance is always done quickly (like, within 1 business day)! They worked with us when we had a roommate move out without any notice and helped us transfer to a smaller unit that fit our budget. The floor plans are really spacious and the finishes are really nice. Its backed up to the greenbelt and overlooks 360, the views are so nice and you feel secluded, but still close to everything. Overall, great staff, great location and decent price - would definitely recommend!

He was extremely helpful and went out of his way multiple times to look for units that could fit my schedule and specific preferences. He certainty went above and beyond what I expected to find. I have lived in a house for many years but recently transferred to Austin for work. I was very concerned about living in a quiet community and building. I made that point clear when looking at Treetops and was directed to the apartment I now occupy. It is quiet (I have only heard my neighbors garage door raise or lower) and the community appears to be quiet and the other residents have been friendly.The staff is outstanding and the responsiveness to maintenance requests has been same day. I can recommend Treetops without reservation.

I have been living at the Marquis at Treetops since April 2017 and am really enjoying it so far. The location is perfect (right off of 360 and Spicewood Springs - 10 minute drive to the Domain) and since it is a smaller community, it feels like home. You truly do not feel like youre living in the middle of a bustling city, which I love. The apartments are huge and are a great deal for what youre paying. Also, if you love being outside, COME LIVE HERE! Right next to Bull Creek and also next to a neighborhood that has sidewalks that provide a great walking path.Overall, this is a wonderful place to live if youre looking for something that is quiet and more family friendly. I hope to be here for a while!

Gorgeous Hill Country living with high-end touches, quiet, and security.Ive lived at the Marquis at Treetops apartment complex for 7+ years. Just off 360 and 183, it feels a world away, because the complex is nestled into a hillside above Bull Creek. Great views, hiking nearby, beautiful pool and clubhouse, friendly staff, plus security gates and a quiet neighborhood make this a nice place to live in North Austin. 15 minutes from Downtown, 5 minutes from the Arboretum. Many units have granite countertops, high ceilings, wood blinds, and stainless appliances. The maintenance team, such as Ken, is super responsive, thorough, and highly qualified. And the management team is communicative and responsive to resident needs. The pool and fitness area are very well maintained and updated. Washer/dryer must be supplied or rented. Driveway is quite steep, but thats what gives us stunning views.

We lived in Marquis @Treetops for 2 years when we first moved to Austin. We loved it! The views were great, management was good. We never really had any problems with our apartment when we were there, but they were responsive to minor things. The rent was not cheap....but you get what you pay for...and the views and amenities were worth it for us.

We lived at the Marquis at Treetops for 4.5 years in 2 different apartments and loved every minute of it. The apartments and amenities are very nice and well cared for, the maintenance staff is friendly and resolves problems quickly and professionally, and the leasing staff is hospitable and made every experience dealing with them pleasant and enjoyable--even after we moved out. We loved having access to the greenbelt for walking our dogs, and always had great neighbors. I would recommend this community for anyone looking for a great leasing experience in the area.

Amazing nature + location. Trails from my backyard down to Bull Creek. Fitness center has lots of equipment. A bit pricey but its expected. Staff was nice. Maintenance requests were always completed within 24 hours. Large green area by the entrance for dogs.

The good: Nice pool, mostly well-kept grounds (see below), responsive maintenance for apartment issues (not so much for community issues), well-built apartments, quiet, nice appliances, great wildlife (armadillos, birds, toads, lizards), pleasant neighbors.The broken: Gated community with a gate that never closes (should be closed if the office is closed). The gate stopped working a week or two after we moved in (If youre the first worker to arrive in the morning and the gate is open, something is wrong. If youre the last worker to leave and the gate is open, close it). Pool grills still broken. Lamps in pool areas still broken. The broken pool items we alerted management to the first week.The bad: Dog poop bags left in front of peoples doors. Overflowing dog poop cans in the park area. Messy litter left around the trash dumpster and outside the dumpster fence. Junk mail left on floor in mail area. Car break-ins (fix the gate!). Someones weird van with a window air-conditioning unit sticking out the back was parked outside the pool for about 3 weeks (did we have a vagrant living there and using our gym locker room?).I docked one star for the gate not being closed (and the weird van). They told me they just heard about it this week, which is unlikely (for the reasons I stated above).I docked a second star for the issues with maintenance around the pool and litter. I understand you cant control messy neighbors, but you can have the grounds-keepers pick up errant trash, keep the dumpster area clear, the mail room neat, and control dog owners and those ridiculous bags.

My husband and I lived here for almost two and a half years and absolutely loved it, minus a couple of things Ill touch on below. There are MANY more pros than cons. It is the first time an apartment truly felt like home and I am grateful we got to live here.Pros:- The units are beautiful and you really feel like you are in your own private area of Austin. Its quiet and family friendly and is a nice escape from the overall hustle and bustle of the city.- Maintenance is friendly and is always quick to fix any issues that might arise.- The front office is one of the best Ive encountered in my time of renting. They know every residence by name and take the time to truly know who you are and who is living at their property. Cannot rave enough about them.- SO close to Bull Creek. You can walk down there and since it is tucked away, it is never busy. Once again, nice to feel away from the hustle and bustle.- Close to really great schools, a Randalls and only a 10 minute drive to the Domain. Amazing location.- The property was always extremely clean and they just installed AT&T Fiber, so a major win for all new renters! :)Cons:- Since you are in a more foresty area, there are some issues with bugs. They are all resolved quickly by pest control but it is something that we did not think about when we moved in. This also can create issues with allergies, too. My husband is SUPER sensitive to that stuff and because alot of the trees have pollen on them, he struggled. Obviously this is not something the complex can control but it is something we both felt like should be noted.- Parking is not the best if you are someone who likes to entertain frequently. There is a limited amount of Visitor parking around the units and a majority of the time, our guests had to park at the office and walk up the hill to get to us. Not a big deal but you may not want your guests to do cardio every time they visit you ;)Overall, if our rent hadnt been increased to more than we could afford, we would have happily stayed for another two years. It is the best apartment complex I have lived at and I am incredibly sad that we had to say goodbye to it. You will be lucky if you get to live here and I hope you love it as much as we did!

We have been living in the Marquis at Treetops for over 4 years, more so for convience and our daughters education. We moved in after our previous residence in a sister property was flooded.Maintenance is spotty at best, pool rules are consistently broken (especially weekends) because their is no enforcement.Office staff tries to solve the issues but seems to have hands tied by corporate offices.Cookie was a nice touch, but we had 3 people fight over 1 cookie so needless to say it was probably not well thought out.AT&T Fiber was installed in community but is not available to residences of community months later.

Absolitely would not recommend moving here if you dont like dated apartments. You cant run more than one appliance using water because the water pressure is just awful. If you flush the toilet, you have fluctuations in water temperature. We have a full size W/D and it doesnt fit into the space. The fridge is missing the ice maker. There is mold. The A.C. doesnt really work. They have a 30 day guarantee but Id just save your money and look elsewhere.

I do not have experience at this place or the one at Caprock Canyons but I find it hard to believe in the reviews, that all these people live at the same place, with the reviews all over the place. ITs horrible, to mediocre, to the best most wonderful place Ive ever lived! I hate, I love it, Its ok, to great!!! Are you guys SURE you all live at the same complex???? I was really high on Caprock Canyons Marquis but this has just disillusioned me reading all this. You dont know who to believe. The worst thing I read is about the flooding, the water pressure and the electric bill. I have an 1800 sq. ft. home and my bill is no where near that much, that some have quoted!!! This is just a total bummer. May just buy my own place now.

Avoid at all costs! First, its expensive to begin with. Second, they will gouge you every chance they get. Third, given the expense you might expect some courtesy, you wont get it. Fourth, The girl in the front office is a true stone cold B.EXTREMELY GREEDY, STAY AWAY
