This is probably the most unique property you’ll find in all of Texas and that’s why I decided to live here. The whole complex straddles the side of a giant canyon that opens up to gorgeous panoramic views of the downtown austin skyline in one direction and huge rolling hills in the other. I work in real estate and have yet to find another rental property with this kind of terrain or views in Austin. Higher elevation and a nice breeze are also very welcome. The property also connects to many scenic nature trails and is surrounded by wildlife. It’s only a 15 minute drive to downtown or pretty much anywhere in Austin. The units are very spacious and management is friendly :) Why only 3 stars? Honestly one whole star gone is because of the pool situation. The pool is a hideous, untouched construction site that looks exactly the same as it did 4 months ago when I first toured. There’s no projected completion date (correct me if there is) and it’s not being worked on as far as I can tell. At most places this wouldn’t really matter, but at Grandview the pool and surrounding area has incredible potential- and was a big reason for signing here. Residents pay a considerable amenity fee, too. It’s ridiculous. There are a few other annoyances I have with the property, like carpet in most units and the 6 or 7 monstrous speed bumps, 2 of which are built into tight turns at about a 20% incline gradient. This is for safety I guess but good luck owning a sports car here. Overall this is a really cool property, and I would recommend leasing a outward facing unit for the breathtaking view. Just don’t expect that pool!
I have been cooking my thoughts of gratitude for a long while before I finally sit down to write it out. It was June sometime this year I was looking for an apartment, I googled nearby apartment and 10xliving is one of them, I first looked at their reviews, it wasn’t that good but I decided to give them a chance.As soon as I walked into the office, I noticed that there were quite some people waiting to be served and their staff has been very organized and processed the requests very quickly in a timely manner.It was my turn finally, the young gentleman, Dee, warmly greeted me, he asked me what kind of property features I was looking for and quickly pulled out a book and a few model sheets to joggle down some available unites for me. He recommended a couple of the units he believed would suite for my needs and jumped in the cart with me to give me a tour of the build and a similar model. While we sit in the cart he explained that the new management is pushing to improve the property and services here and people are getting to be satisfied with the new management…I was pretty happy with the service myself as a potential resident so far. I decided to put down some deposit for an incoming-available unit in case I wouldn’t find anything better. In the following weeks, Dee regularly kept in touch with me regarding all the paper work and processes in a very efficient manner, sometime a few time a day whenever there was a status update or moving forward to next step. The day right before I moved in, I emailed him to check and see if he could let me get the key early next morning. He went to check for me and responded quickly during his busy day. The keys I got didn’t work, I went back to the office and he even made the keys for me which is beyond his normal duty. I was truly convinced that I am in good hands. Although I did have other options at that time, Dee definitely made me believe I would be happy living here. Indeed...it turned out to be happening everyday...
Over the years, I have written many reviews, however this is one I felt certainly needed to be mentioned and brought to the attention of a manager. I have had the opportunity to work with Dee Taylor with your organization. His welcome personality from the beginning when I walked in the 10 X Living @ Grandview was remarkable. I have always been an advocate of great customer service since I managed nursing facilities over the years and Dee certainly projected that. He was very excited, engaged, very helpful and a positive influence in the tour throughout the facility grounds. I was very reluctant to go back into an apartment after several years as a home owner. Dee made that decision effortless. I mentioned to him that my daughter referred me to these apartments because she had rented here before and that she was extremely pleased. Dee did not hesitate to show kindness, professionalism and an enthusiastic personality that certainly made your complex shine. He has also been very helpful in a process that can be extremely detailed and stressful during the initial renting process. I would certainly say he is a keeper and needs to be commended for the work he is doing for 10 X Living @ Grandview.
This place was the worst apartment I ever lived. Love the area, location and views, but the staff/management here is the worst you can experience. Always missing a package (ALWAYS have to ask them several times to grab all of the packages. Staff never look thoroughly or bother to look more closer and just shut you off saying they never received it. Found out it was sitting in there package room. Most importantly, Keep your eyes on the bill and make sure what fees you are getting charged. I never seen so many fees on top of the rent like this place. Fee after fee, package fee which I dont understand why they are taking package fee while they are loosing lot of residents packages. Gate is never fixed and it feels really unsafe to walk my pet at night time. Heard there is a security, but never seen or heard them doing/stopping anything. There is many more apartment with better price than here. Stay away if possible. Regret renewing my contract here.
If you’re looking for a beautiful view, this is definitely one of the top choices. The pool used to be one of attracting sights but it hasn’t been available for almost two year, which is very disappointing. I’ve lost a few packages since I moved here two years ago. I’ve heard too many neighbors complaining about missing packages. Not to mention the super slow responses from management when there’s an issue. There has been complaints about crimes like slashing tires, so security is also a concern. As a gated community, the gate has been broken this whole time and never closed. However, if a good view and a reasonable rent is your top priority, I would still consider here. I also love the location of this complex which takes me to anywhere in the city within 15-20 minutes.
My husband and I have lived here since December 2019, and what a crazy time to move anywhere new! But during the COVID-19 pandemic and then the giant snow storm that hit Texas in February 2021, the staff have been working really hard to make life as pleasant as possible. The storm especially did a lot of damage and it has taken a while to make all the repairs but that seems reasonable to me when you look at how much work had to be done. The management was really informative about what repairs were getting done each day and is really communicative overall.Under normal circumstances and even the pandemic, there are a ton of great amenities here. The views are fantastic from the outward facing apartments, the clubhouse, gym, and pool. We see gorgeous sunrises and its cool to watch rain storms roll in. There are miles of hiking trails that are accessible directly from the complex and several access points to Bull Creek within a 5-7 minute drive. The pool and gym have a beautiful view of downtown Austin in the distance, and the complex is generally very quiet. Im sad that the winter storm killed so many of the beautiful plants, but some of the gorgeous roses survived. I believe there are plans to replant more vegetation and I understand that after such a crazy storm, it just takes time to get everything back in order.The staff is very friendly and recently our awesome Assistant Manager got promoted to Property Manager. Those of us who have lived here for a while know that anything leftover from the storm is going to get taken care of now that she is in charge!
Been living here for almost 3 years now. Great people, prompt service, the folks at the front office and the maintenance staff have your back! As summer hit, AC problems happen, but its a relief to know that either Juan, or Jilberto, or someone else, and the office staff are there for you. Not only during normal work hours, but twice, on a weekend, after 9 PM when the AC got overloaded they fixed it in 30 minutes, put a portable AC in place, and followoed up proactively next day. If you want a great place to live and people who have your back, this is it! ~ Jinny
I want to lease an apartment with them because it looks beautiful. Called 3 times during normal business hours within the span of a week to schedule an appointment, no answers no call backs, do they want your business?!? They asked me to set up texts so they can text me, take a guess if I ever received one from them? Sadly Unfortunate.
My daughter lives at this apartment complex and I have stayed in the past and currently staying here. I love everything about it here. There are hiking trails attached to the complex. A very nice gym and the pool area is to die for! There has been some issue with mail and some floods during the great Austin Snow Storm but it seems things are getting back in order. I highly recommend.

Management is very unresponsive. They won’t even acknowledge they receive email. Just silent. Old broken appliances. Most people have issues with dryers and dishwasher. Maintenance staff are untrained and will show up and think they fixed it, or try to convince people nothing is wrong with their appliances. Dog poop everywhere. Thin floors. I hear upstairs people sneeze. No parking.Stay away from here. It really sucks
The only star Im giving is because of the location and the view from outside. This is easily the worst experience Ive had in an apartment community in all these years in Austin. STAY AWAY from this property.1. The staff is incompetent and incapable of getting anything done. The older management was bad and the newer management is just as bad. They just know how to keep making false promises, manage their social media game to get brownie points from residents and blame anything wrong to the older management and the winter storm.2. The entrance gate to this gated community was dysfunctional for several months and it took ages to repair. Note that this community has had a history of mailroom, package room and car break-ins.3. The package room is still not available. The management keeps talking of a wonderful solution, but has taken many months to provide a solution. On top of that, they charge a separate fee every month for package service.4. The gym maintenance is non existent. You will rarely find napkins and wipes in the gym. Nor is it clean or sanitized. On any evening, you fill find dry leaves and dust inside. The pool was unavailable all of last summer, and will most likely be unavailable all summer this year.5. Dont get fooled by the referral bonus they promise. You will never get it, even if you beg for it.In summary, I will STRONGLY advise to stay away from this community. Or else, all you will ever hear from the office is we will get back to you for every concern you raise.
10x Living is the one of the most beautiful settings in the Austin hills. I wake up everyday still shocked at my view, the drive to and from the complex is stunning no matter which way you are coming from. It is 10-20 min from everything you need, 17 min to downtown and 10 min from the Domain making it super central. The units are beautiful and they are consistently working on the property to keep it up to date. Kerby was the leasing agent I worked with and she was and is such a host!Unfortunately, with all the good there does come an equal amount of not so good. I moved in during September, ever since my move in day there has been communication, safety (I have had 5 packages stolen from my front door) and cleanliness issues. Almost every-time 10x was called or reached out to to notify them of an issue, they are extremely unprofessional. They make you feel like you did or are doing something wrong, as if you are an inconvenience to them.. They are afraid to take the blame and ownership and put you first. One minute they are helping you and the next they are talking behind your back or lecturing you on how things arent their responsibility. As much as I love my home and the complex, I have never felt like this in past 8 years of renting. It is extremely unfortunate.
Tenant beware! The facade is in full effect. This complex changed ownership within the last year and they are in a complete transition and there are no amenities here but you will still be charged every month for it - scam. There is no working pool, the gym is tiny, not well maintained and inadequate for the size of this place. There also is no business center and the clubhouse area is locked when management is done for the day so there is no where to hang out. The front gate has not been working for months and it has led to break-ins & thefts late at night. Dont make the mistake of getting duped like I did!
I lived here for 2 years. This place is badly managed, but it’s a reasonable deal if you aren’t picky and don’t mind doing maintenance yourself and reminding them about every single thing you need.I think the incompetence of the office staff was the worst thing to deal with. I dealt with a couple good people in the time I lived here, but with almost no exceptions, I would have to ask for anything I wanted many, many times. Want to talk about renewing your lease? Expect to have your call go to voicemail with no return call. Get someone on the phone? They’ll promise to call back, but never actually do it! Tip - if you call back incessantly, they will eventually answer and then wonder why it was so urgent that they answer their phone during normal business hours. If they are understaffed, I apologize for being pushy - but then, shouldn’t the business support hiring enough people to do the job? Never had issues like this in 10 years of apartment living except for here.Other things I didn’t expect:- very cramped parking for such a rural setting (small spaces, not enough spaces, almost no visitor parking)- paying a monthly fee for the package room that I never agreed to pay for and didn’t want- old and broken appliances that were not fixed or replaced on request - 3/4 burners on stove didn’t work, dishwasher wouldn’t dispense the soap half the time, microwave handle fell off, toilet handle fell off. If you think these are minor and fixable, remember that they ignore it if you ask for fixes. Maintenance requests had no ETA. Calls about the ETA were met with noncommittal responses. Actual maintenance work took 2 months to happen and did not fix the issues. Just assume stuff will be broken unless you are ok to fix it yourself or harass the staff as a full time job.- moldy dripping water from the light fixture outside my door created a huge puddle of gunk for a couple of months while the fix dragged on. I wish they could have afforded more than an hour per week of work on this so it could have been fixed faster. Tracking the gunk into the apartment was gross.I won’t complain about all the normal issues - mail room problems, gate problems, dog poop in the parking lot, and trash areas being gross are typical issues. If you don’t want to deal with those sometimes, you need to spend more money.It’s a really beautiful area, and the price is really not bad for the amount of space and quality of finishes. But realize that you won’t get the basics you may expect in terms of attention and service.I’m glad I moved out! :D
Still did not get my deposit back since April. They tried to charge me some extra fees that were totally unjustified (like cleaning the AC ducts following smoke damage while nobody ever smoked in our apt in 2 years or changing the carpet that was already used and old when we moved in). I tried to reach them MANY times by phone/ email and in person !no answer no info no refund :( very disappointingThe common areas are really dirty. The view is nice but all the rest including the new management of the property could be largely improved ! I heard many complaints about people that did not get their deposit back ....I now understand why ! I guess it is part of the new policy !
Hello from the courier community. referring to the manual. guys you have 40 houses and there are no pointers and the lanterns for numbers do not work. this is courier hell, please buy signs and have pity on us hard workers
We have lived at 10X Living for over a year now. The staff is incredible and extremely accommodating. We have especially enjoyed working with Shannon and Larisa in the leasing office and the maintenance staff is very prompt to address any issues. It is a safe, clean and quiet place to live and the amenities are wonderful. I would highly recommend for your next home!
This place is BEAUTIFUL. When we first came to see the property, we were blown away by the rolling hills and exquisite stone work on the buildings. Every day I wake up and ask myself, is this real life? I am loving living here and could not imagine a better space. Shannon has been incredible at helping us when problems come up. She is our go-to girl when we have an issue and she is a rockstar. Kerby signed us and has been very sweet and eager to help throughout this process. Overall, I highly recommend this apartment.
Shannon is amazing!! She made me feel so comfortable and cares. You can tell she lives what she does but also loves her community... like it’s her own home. Have to say very clean and refreshing place to call my new home!!
I love living here at Grandview, the manager Shannon is phenomenal. She has always helped me, and gone above and beyond to take care of any issues I have had very promptly. The property is beautiful and very well maintained. I recommend this property to anyone who is looking for an amazing place to live!

Location: Great location near lake, downtown and domain. There is a 0.5 mile hike thru the hilly woods 20 steps from my backyard/unit making a great midday break/dog walk.Units: Amazing and better than higher tier units at other locations. Great backyard. Updated Floors & Kitchen appliances. Sprinkler system to water grass in backyard.Community: Welcoming staff willing to listen to residents (feels like a resort in terms of friendliness). Tons of people with dogsAmenities: Pool is great. Workout facility is great.Negatives:1. No At&t/Google Fiber connections2. If unit is far from leasing office, getting mail, working out and pool hangs are more difficult.3. 7 speed bumps to get to my unit.4. If traveling north from complex, awkward/timely route to Capital HWY Northbound.5. Parking can be limited in arriving after peak hours.6. No good place to run (options are 0.75 of hilly parking lot or a 1 mile drive to a nearby neighborhood which is also very hilly)
I’m posting as a vendor. Service techs and management are always fair and pay bills on time! They communicate issues and expectations clearly. The words resident experience are said more often than I can count.I have worked with the manager there for over a decade and she will send emails and texts all night to make sure my painters, cleaners and whatever else needs done, is done. Juan is so passionate about how the apartness look and it’s easy to work with them!!
There has been lots of rotation of management and none of them can seem to fix the never ending issues. I lived here for 2 years and experienced delays in fixing many issues and was always given the run around. The parking is horrible. Unless you pay extra you will probably find no parking available after you go out to dinner.
The staff, especially Sara, have been very attentive to our needs during these crazy pandemic times. Keeping us informed as to when services, like the pool and gym will be open again. Great views, I recommend this property to future residents.Douglas

If you are reading the reviews regarding the New management We just got another new management a week or two ago and so far I am loving it 10x more!They have already power-washed the hallways - nice and clean. Created a online payment portal that breaks down every payment! So many advances in just a week! Im blown away honestly. Super excited to see what this management does.Besides for that- the apartments themselves are beautiful! The views and interior are amazing and affordable. Parking does kind of stink but garages are pretty cheap here. The pool is my favorite part! You wont regret moving here, great community, fast maintenance team. the biggest con is being kind of far from places. :)
Can you tell they’re running a promotion for reviews? No one likes it here. Don’t believe them.Staff, especially Sarah and the main manager are rude. They’re often heard talking bad about residents and other staff. The staff also could care less about you. You’re just a paycheck to them.The community is going downhill from when alliance was here. The dog stations are constantly over full, parking is hopeless and the amenities are not well kept. Staff can been seen partying with guests while a pool has a no guest policy.I leased here with the impression of living luxury. Instead it’s overpriced for cheap apartments with a big lie and false claims. Save money and lease literally anywhere else.Edit: notice the staff doesn’t even reply to reviews. And when they do it’s a copy and paste answer. They know they’re a scam.
Moved in a few months ago so my experience may be limited due to the COVID issues. However management has been nothing but helpful and clear about making sure residents are accommodated as we get through this difficult time. I speak mostly with Sarah and have had a great experience so far but everyone I’ve met at the office has been more than helpful. Looking forward to the days of open doors and getting to experience a more liberated community atmosphere.
I’ve lived here long enough to experience the good and the bad. Yes this is a new management company HOWEVER, they are doing everything in their power to make this transition seamless.When management takes over of course there’s bumps in the road but they’re crossing them in stride. Since they’ve been managing our community I’ve seen pool upgrades, friendlier office and maintenance staff and better community upkeep. The online payment portal is helpful & Maintaince is always quick to respond.Sara in the front office has been the biggest help, from my initial leasing to ensuring my residency has been nothing but spectacular. I would recommend 10x Living at Grandview to anyone.
The worst rental experience I’ve ever had in 8 years of renting. Would not show the unit until we had signed a lease & it was one day before our move-in date. Pressured us into applying although they knew they had no intentions of showing us the unit until we sign the lease. Stole our money and did not offer a refund or any explanation. Lied to us 15+ times over phone email and face-to-face about their intentions of showing us the unit we had applied for, saying it would be ready the next time we came down, I will check with our management and get back to you; this went on for 8+ months since we had decided we loved the view and we’re not going to look anywhere else. We ended up finding an apartment complex across the street last minute that FaceTimed me, since we were from out of town, within 15 minutes of calling them showing me the unit. Did a tour the next day in person and signed the lease immediately after with that company.
Absolute WORST management ever. DO NOT live here!!! They don’t fix anything they never answer the phones and they will hold your packages for days and refuse to give them to you even if it is medication. Worst property ever
Such a beautiful and well kept property to live at! From Day 1 the staff has been welcoming and friendly! I LOVE staying here! And Dublin (furbaby) LOVES the trails!!
The office staff are friendly and courteous. Maintenance staff has been friendly and professional. Conveniently located to a variety of restaurants and stores including gas stations and to downtown Austin (where my office is located). I would be hesitant to have a child here because many people drive too fast through the complex and even run the stop signs, and many people are irresponsible when it comes to picking up after their dog (a potential health hazard for children playing outside). Hopefully things improve.
The apartments look nice from the outside... Walked out of the office before the tour; their level of unprofessionalism was impressive. The Austin area has an abundance of better apartments staffed with actual professionals. Dont waste your time here like I did.
I like it a lot here, super spacious, close to the lake and hiking trails are cool. I like the staff, every time I go in everyone is smiling and theyre really helpful even though its always busy.
So far my experience at this property has been great. I love the views here, Juan in maintenance has been super helpful when I have an issue and Larisa in the office has been great. Overall new management has done this place well.

My roommate and I had setup an appointment for 1:30. we got there early so we gave them a call before going in to ask if its alright to come in the office; no one picked up..while we were waiting, larrisa Martin was the lady that helped us..As we were sitting down she informed us that she didnt know we were coming in..She apparently didnt check her email because we set the appointment up online for a tour. It went downhill from there..she was very condescending when she was speaking to us about what is in our budget..Asked me where I was from then proceeded to tell me a story about how when she work at another apartments in Dallas, there were a lot of people who were the same race as me who worked for cvs. I dont understand what that has to do with us and what we were originally there for. she made us feel like we were not supposed to be there because of how we looked and what our budget was.Overall I wouldnt recommend this place at all :(
Just renewed and really like it here at 10X. With the transition from Gables it was hard but the new management is getting better. Just takes time. I really like the new package room and the pool parties this summer have been a lot of fun. Much needed and very welcomed. I am looking forward to more changes and events. There are still issues with trash and parking but it’s getting better too. Overall I am really happy here.
10x at Grandview thus far has been a great experience! The tour by Odilia was detailed, informative and smooth. She took the time to answer all of my questions every step of the way. The rest of the staff has also been extremely helpful and responsive to all of my requests! I look forward to moving in next month! -Andrew
Great location, wonderful views, friendly staff, responsive & quality maintenance, and nice neighbors. I have owned 5 homes in Austin and was wanting to downsize. I moved here 6 years ago and thought it was going to be temporary. But I have fallen in love with these apartments. If my garbage disposal is broken then all I have to do is call the office and it’s fixed the same day. The convenience and price for what you get is very good. You don’t have high quality cabinets but it’s an apartment... not a house... so it’s okay. I feel safe here and plan on staying for awhile.
I have lived here about a month now and so far this place is all that it was promised to be! The location is gorgeous and its surreal to step out on your balconies and see the rolling hills. When we first moved in we experienced an unusual issue with our dryer, however the maintenance team told me that they were backed up with request due to the COVID pandemic. I expected to not hear from maintenance team for a while but probably a week later, which during this time was faster than what I expected. Baldo (the maintenance guy) was extremely helpful and spent a lot of time making sure the issue was resolved. The management staff has helped my girlfriend and I throughout the entire process of moving during this pandemic and I appreciate their work through these times.
My husband and I were set on Grandview being our next home. After trying for a week just to get a virtual tour of the unit we wanted, no one has called me back or responded to my emails. The two phone conversations I had led nowhere and I was written off. Are you actually renting out apartments here? My mind is blown by the lack of customer service. We ended up signing a lease somewhere else nearby where we were able to get a virtual tour literally 30 minutes after calling. Such a disappointment, but I’d rather live somewhere where management actually responds to people.
Beautiful community! You can tell the office really tries to keep the place as nice as possible for us, and I just LOVE having a yard for the pups.
Management is quick to respond to requests for work orders. The staff is friendly and has worked to make amenities available during this crazy time. Sara is a pleasure to deal with.

10x has been great! The floorplans are spacious. The kitchen is my favorite part of the unit. Its HUGE and has so much space even in a 1 bedroom.I’m a cat owner. The laundry room has a spot perfect for a litter box and a fan/ vent.Protip: a reserved parking spot is worth it.Shannon at the office is the best and provides great, friendly service.

We moved here at the end of March. So far everything has been great and Sara at the office has been super nice and helpful, along with the other staff. Due to this Covid we are limited on amenities but that’s understandable. Take it from me you don’t know who has it. My husband and I literally got the virus a month after we moved in and were sick for 3 weeks so I can totally understand why the staff is being precautious. We love the views here and it is so convenient to downtown. Also, there is so many hiking trails around here. We went to the pool for the 1st time last week and met some cool residents. The only thing I have had a problem with is water bugs and I have found 2 big spiders but outside. My husband had to remind me we are out in the hill country so not the apartments fault. Lol! So far though no regrets.
Moved in to the community a couple months ago and I love it so much! The staff are amazing and the amenities are incredible! If you are looking for a amazing community I would recommend this apartment. Everyone has been super responsive to anything that I ever needed or questions about! The maintenance team is incredible as well! They were quick to come fix some small things when I first moved in. I haven’t had any problems since moving in. The views up here are top notch too.

Worst management Ive ever seen! They would never solve your issue. Ive lost three packages in 4 months because the package room is actually OPEN to anyone. They are not even trying to take care of it. If you have any issue, the staff will only say I will call back in an hour and NEVER REACH BACK! Not recommend this place to anyone
Pros: the views are amazing.Cons: apartments are just okay and parking is terrible. The new 10X living management is horrendous. They are very amateur-ish on a good day. Maintenance entered our apartment without informing us. When we inquired about the process to end our lease, the office manager suggested we sub-let, which I believe is prohibited by the contract.We moved out 2 months ago and made sure to do a walk-through with them. They said everything looked great, but guess who just got charged for replacing the carpet for no reason? I contacted their customer service numerous times, but they happily ignored my emails. If only they had been as eager to clarify as they were to threaten to send it to collection! Well done on stalling us, 10X. You are not missed.
Im typically the person to never write reviews but my experience with this leasing office was horrific to say the least and would not want other people to experience what I did. The leasing office is very unprofessional starting with the property manager: Shannon. She was rude, biased, and not helpful in resolving the issue at hand. She in her own words does not want to hear any more about our tenants complaints bc I have a degree and I shouldnt not be dealing with any of this. She also called me a liar straight to my face using that exact word, and she yall bad about her tenants in front of new applicants. When asked if I could talk to her supervisor (regional manager) she simply said there is nobody above her, and threw her contact information across the desk. I have learned that they partner w Weller management and her supervisors work there and will be contacting them. Please do not give your money to these people who dont care about their tenants especially in a time like this when I myself am both a nurse and a teacher!

I had issues logging on to pay rent. Normally a complex would ding you for payment and fines. I reached out and spoke with Larisa who put my mind at ease and solved my issues. I was blown away. Faith in apartment complexs restored for once in my life.
Maintenance response time is a breeze. Management is friendly and warm. Love the Luxer One package storage facility, and valet trash pickup. Our apartment is truly a GRAND View, we’ve had several guests over and we love the compliments.
I have lived in the Gables Grandview since November 2017. The management is exceptionally responsive to any request and need. The property is impeccably maintained. The views are spectacular and the hiking trails around the property are simply amazing. I could live anywhere in the world. This is the absolute best option I could find. You definitely should allow yourself to experience total peace in AUSTIN TX.Kudos to the management team you all are the BEST!
The new management has been continuously unhelpful. I have been here for 2 years and there is a HUGE difference in the overall experience. I am now facing issues with extra charges due to payment site complications that the staff says they are unable to help with. Beautiful view but would not recommend.

Ive lived here for 2 years and the actual apartment is beautiful but this complex was infinitely better under old management. New management does not care about your concerns and anything they do is benefiting their own convenience and not the residents. I cant tell you how many complaint emails Ive written where I was told something would be done but nothing was/ wasnt answered all together! Super unprofessional and a nightmare to deal with. Just do yourself a favor and dont move in.
Gables is a nice community. The overall experience has been a quality experience. The upgrades are nice, including the real hard wood flooring. The appliances could use an update, and the walls and ceilings are a bit thin. Overall the service is above average and the pool as well as view is fantastic!
Update from my earlier message:1. Maintenance came and remedied the mold - yay :)7. Pool is open now and although you cant bring guests, the COVID restrictions are understandable the pool is clean and enjoyable even if youre just sitting there by yourself...9. Management is phasing out package room. The room is organized now as it isnt being used as frequently. Got another package wrongly delivered to my door today by Amazon lol idk what the deal is..Original message:DO NOT consider moving here.1. MOLD - Mold all up in the ice dispenser, ice machine, AC vents, and showers. Weve removed all the grates and sprayed mold away and had to remedy ourselves.2. WE WERE NOT ALLOWED TO SEE OUR UNIT PRIOR TO MOVE IN. Shouldve known not to move in because of that alone. Apartment is nothing like the YouTube videos - no hardwood floor, no kitchen upgrades, nada.3. We were asked to move in 2 days early. When we arrived to pick up keys, our apartment (which had been vacant for 2 weeks prior to our move-in) was just being cleaned by cleaning service and carpets hadnt been cleaned yet. We had to be refunded for that days move in and come back the next day4. Broken tiles in kitchen were noted upon walkthrough and after 2 months have still not been fixed5. Faulty electric - Lights flicker and dont work for days at a time6. CANT TAKE A SINGLE GUEST TO POOL OR GYM. COVID precautions are understandable, but reservations are required along with masks and temp check, so not being able to bring one guest is absolutely absurd.7. Pool was also green for a week and wasnt opened for a few weeks :(8. Parking is sparse - was told wed be put on a waitlist for a covered parking spot and that there were 3 garages available and after months of hounding office staff, we still have not been able to pay for those types of parking spots9. package room is a freaking mess and packages are delivered to the wrong apartments constantly - office has done little to support residents in this frustration10. Exterior doors closed for an unknown reason (no fire alarm, etc.) and are LOCKED - if you dont prop it open yourself and it closes, you literally cant even get back to your apartment until someone leaves. Ridiculous.
I have lived here for about 5 years; recently had an issue for maintenance. I thought I had sewer gas backing up into my laundry room. They came out 3 times and suggested that I checked for any rotten food on the shelves. Sure enough, a rotten sweet potato. They were terrific.
Not worth the money. Ive lived in a few apartment complexes and this one has to be the worst. Build quality is utter trash for the cost. I have about 6 power outlets that dont work. Dryer takes about 5 cycles to work. Management blows too so thats always good. Also as everyone mentioned, the parking is horrible. Good luck finding parking near your place if you come home at night. Prepare to walk a football field first. Definitely wouldnt recommend
Gables Grandview is an excellent property with stunning views and roomy apartments. Ive lived here for over a month now and Im very happy with my decision. Its pretty easy to go any place in Austin. The staff (Niki and Lori) are fantastic and will go out of their way to make you happy and comfortable in your new apartment.
Updated Review:Under the new management the service has changed dramatically. They show more interest in keeping the property looking nice. The grounds are kept well manicured, they take more care in building facade up keep, and the response times for maintenace problems are much better. Ive updated my rating.Old Review:Ever since the change in management, the maintenance service has become abysmal. We have had to wait up to 2 weeks for simple maintenance requests and several days for what we would describe as an emergency request. We are currently at 48 hours of having a backed up kitchen sink and barely able to operate in our kitchen. Our apartment stinks. This is the kind of service you can expect as I hear the same complaints from other tenants. We have reported and complained to management to no avail. Better than most other placed. being high on hill may be hard on vehicle engine and tires. Staff has been great. Good amenities. Shredding at mail box is plus.

Gables Grandview has been a fantastic place to live. The common area has an amazing party room, the views are incredible, and the gym offers a great place to work out. The 3 bedroom apartments are contemporary and spacious. It has been a pleasure living here!
Management has been lacking. If something is wrong its your own fault. Not happy. Dont move here
We have lived here for over a year and renewed. The amenities are outstanding (especially the pool, grill, and outdoor area). The apartments are up-to-date and the management is responsive in a timely manner. Overall great experience - we even referred our best friends to move here and they just signed their lease!
Fees fees fees and more fees. Parking is miserable unless you like walking uphill. The pool is tiny and always packed from visitors. The only plus is the repair service, they were always quick and nice.If you are looking to leave, do not pay the re-let fee. You will pay 80% of rent to put it back on the market and they will not rent it back out while you still pay your monthly rent. Management doesn’t seem to know too much about this as each agent gives you different parts of the story. I’d recommend just paying it off normally, subletting it your self or attempt to not move early.There are better, less expensive apartments near by. We were fooled, and made a rushed decision so please do your homework before hand. I highly recommend not moving here, the “view” is not worth it.
Under new management as of the first of the year and, so far, not impressed. The property managers are neglecting their tenants and the situation with the garbage is going from bad to worse. It would be responsible and courteous for the new managers to keep their leasing office informed or to communicate a plan to the tenants on how this is going to be resolved. Seven days into the new year and the silence is deafening! Absolutely disrespectful considering the price of the leases!
Great views! But very little parking any night after 8pm. Dog friendly facilities are the best. Ive loved living here. On site maintenance team rocks.
So Far the place has been good. The people are very friendly and the views are gorgeous. I renewed the lease. The place is quiet and away from the bustle of the city but not too far away. 10 minutes from the arboretum.
My stuff including merchandise from Amazon, jewelries, iWatch kept being stolen, and every time I came leasing office for that, the officer looks impatiently and did nothing about that.And today I went to the leasing office to discuss about the moving out early, what they did is just let me know I need to pay till the lease taken by others, and throw a bunch of papers in the desk and say “you can read it, all is in there”.I m totally disappointed by their attitude, will also post this into our company internal message board.Horrible service. Horrible parking. Horrible stolen happens that I even don’t feel safe. This is by far the worst place I’ve lived and I’m stuck in the 12 month lease and can’t terminate it. Don’t move here
Havent gotten our deposit back since August of 2019 after trying to contact them for months. Now just got a bill saying we owe rent for the month of March... We havent lived there since August 2019. Still trying to get a hold of management.
Force you to get a parking pass, and you have to pay a fine if you lose it. Half of the cars in the lot have NO tags... they never tow. Talked to them many many times about it and they dont care. They act like they do but they dont. Good luck getting a spot after 9pm.Nothing like paying $1,500 a month and not even getting a parking spot... pathetic
The new management refuses to open the pool because they are short staffed with no maintenance to maintain the pool. How’s is that the resident’s fault. Open the pool already!!
The staff is friendly and helpful. Picking up packages is a breeze and the hersheys kisses in the large bowl are a plus. They are nice to my dog and quick with service requests.
The visitor parking is a joke, you have to download an app to “reserve” a spot...but it doesn’t actually reserve anything. Sometimes regular resident parking is hard to come by. Maintenance is ok, things are usually fixed in a timely manor, but not completely fixed or cleaned afterwards. Some of the office staff is helpful, but others are not. Location is good.
Fantastic havent had a problem yet! First apartment and was a great pick with a great view and extremely peaceful neighbors. On yelp I saw some complaints on parking but I think its just fine
Zero stars is what this complex deserves. They employ a towing company to patrol this lot in excess. My son was visiting a friend over the holiday weekend and was parked in this complex for mere hours; his car was towed. The tenant has only lived in the complex for a few weeks and informed my son that it would be okay to park in their lot. In conversation with the property manager, they had an attitude that was unbelieveable. Condicending and completely rude. It’s not their problem they said, they said there is nothing they can do, they said too bad. They are a complex that does not have assigned parking space for tenants resulting in visitors being lead to believe that any parking space can be used. The way the receptionist explained it was that they have ensure there are enough spaces for tenants. They are NOT! 100% leased. I get the feeling that they are receiving kickbacks from the towing company. Beware!
Out of all the places in Austin that I have lived at, Gables is my favorite.1) The location is amazing! The views are awesome and there is hiking aplenty on the property.2) The leasing office is amazingly helpful and kind. They always greet you when you walk in and are able to help with any situationI really like Gables and see myself living here for quite a while.Bonus: The Community Team puts on events and they are super fun! Ice cream social, free breakfast, and a BYOB paint night? YES!

Management has closed the pool for months with no timeline of reopening. I just resigned for 15 months and I will be breaking my lease if there continues to be no contact regarding this issue.
Worst place to live in Austin. Maintenance is non existent. We’ve had a work order pending for three months now

This place now has a terrible management. Until the end of 2018, this places was owned and managed by Gables, and then Alliance Residential took over. The new management shows nothing but greed and has no interest in actually providing a quality service. The most recent annoying thing I realized was that they snuck in a new $20 amenity charge to the lease. This new charge is for the small gym and the pool that they do not properly maintain. Let me explain.The pool is always dirty. There were some tropical palm trees around the pool that provided shade and gave a very nice look to the pool. Even with those trees, Gables could keep the pool clean. New management cut those trees down first thing because apprerently they do not want to clean the pool. I have been to the pool a couple times since they took over and the pool was just disgusting all those times, filled with tree debris, some random toys left behind and hair. They also closed down the pool at one point in the middle of the summer for a month, saying they need to do construction to meet Austin city requirements. I bet they got closed down because it didnt pass the inspections due to the filth.The gym. It is actually a sauna. When I went there a couple of months ago, fans were broken and AC was not working. I told this to them, and I got a well look into it. Nothing happened and I recieved an email more than a month later saying that they were fixing the fans. No news on the AC though. Now, it is going to be at least 3 months as far as I know and the AC is still turned off in the gym. Good luck exercising at 85-90 degrees. I took a thermometer to measure, and on a day with a rather nice outside temprature of 85F, inside the gym was 80F. You feel like youd have a heatstroke when your heart rate elavates.All this is just unacceptable. A lot of places dont charge extra for the amenities and they maintain them properly. This place dont even bother.They also never reply to the emails. So dont believe their insencere, copy-paste replies here. And if you speak to them in person, theyd just act oblivious to the problems, nod their head and do nothing later.
I have lived in apartments all my life and Ive never lived somewhere that comes into your home with mandatory inspections so often. In two months there have been two mandatory inspections, once for what they claimed was insurance, and another for what theyre claiming is a loan agreement. Ive never even heard of such a thing and Ive been in three apartments in the city and six over the course of my life. My friends who live in apartments have never heard of it either. I am beginning to wonder if they have other reasons for wanting to come into my apartment, because this is truly excessive! It disrupts my job very heavily when I have to secure my pets at their behest, since my dog is much too large to be crated in my tiny apartment comfortably. I refuse to lock him up for 10+ hours while Im at work so they can come in and have a look around. This is ridiculous, we wont be resigning. Well find one of the many more affordable complexes in the area that actually respect our privacy as rent paying customers.
I recently moved out after spending just over 2 years at Gables, so you might think, two years, I must have liked it… and I did, but I also hated it.I moved into this apartment because I visited friends who lived there and on a whim decided I was going to move and signed a lease. They had no complaints that were out of the ordinary and have had no real issues with the staff and still live there. I bring this up to say that everyone has a different experience and I am going to share mine.The first issue I had was before I even moved it. The staff, which is different now, knew I was moving from Chicago and wouldn’t be in my apartment for about a week after my lease started. I found out from a slip of the tongue that my apartment wasn’t actually ready because they knew I wasn’t going to be there yet. But they still charged me for the extra days of rent and the utilities that I had already scheduled to be on. Thankfully this was resolved, after about 6 months and I was reimbursed.From there I already had a sour taste in my mouth for the staff. But real problems happened but mine, along with 7 other cars got broken into, windows smashed and things were taken, and when I called the office I was laughed at and told “must be holiday season” This was the Tuesday before Thanksgiving. Let me also say that the same staff who slipped up and told me my apartment wasn’t ready is the same one who told me that someone in the complex knows how to manipulate the gate to stay open. So when confronted with the broken gate I was told that it wasn’t a security measure and they could do nothing about the cars, except file a police report, which I still 2 years later, have heard nothing about.From there I had no real problems because I avoided the office and the staff. Parking was an issue, but adding all the handicap spots didn’t help that. the reserved spot in front of my building went to a real treat of a tenant. if someone was parked there she would come home (sometimes at midnight) and blow her horn until the person would come out and move it. I never complained. When my neighbors would put their trash next to my door, and leave trees/plants in the middle of the walkway, I never complained. When I had cockroaches in my apartment, and once a lizard, I stopped complaining.These apartments aren’t new, they are lived in and things need to get updated. I get that, but I think they need to understand that too. Upon move out, I was charged for pet damage….I don’t even own a pet!! And I was also charged for walking too much on my carpet in the same spot, in front of my couch. It was too matted down so they needed to replace all of it. I would just make sure they and you have the same definition of wear and tear vs damage. Normal wear and tear is walking on carpet. Damage is a previous tenant hanging things on cupboard island and ripping off the laminate (and never replacing it).It wasn’t all bad. It’s quiet, nice for smaller families or newlyweds. However, if you are looking to be closer to nightlife, look elsewhere. Ubers to downtown are about $20-25 and to the domain about $15. The pool was well maintained. You got your packages quickly, even if they don’t send an email notification right away. Laundry in-unit is the thing I miss the most. If you don’t need to interact with the office and are a homebody this might be the place for you.Before moving in, I would recommend seeing the EXACT apartment you will be moving into. And before moving out, I would schedule a walk-through so you can see what they will try to charge you for.
Whenever we have company visit, they are always awed by the community here from our beautiful spacious unit to the views, the staff and neighbors we encounter, and the grounds. Its a sweet reminder of what a nice place we get to live at!
