Hello, I do NOT recommend leasing, or living in the complex and here is why. Please take this into consideration… I lived in the apartment complex for one year. One week of living there my air conditioner had went out. I talked to management about the situation and it took 6 weeks for them to come and fix it. They came and fixed it and it went right back out 2 weeks later. I went to the front desk many of times and they assured me it was going to be fixed. After 3 months of this issue I told them I was going to get a lawyer and they laughed at me and told me that it was going to cost more to do that and they will be ready for it. I couldn’t believe that they had said that. When it started to get colder I had bugs everywhere in my apartment. I asked them to come and spray or to fix the situation and they said they had already had enough of me. At this point I had given up and just needed my lease to done with. All said and done I moved out and they contacted me saying they were going to keep all of my deposit. They wouldn’t even give me a reason of what for. I told them I truly was going to get a lawyer and they said “good luck” then hung up. I’m so disappointed that a complex would be so terrible to their customers

Used to be a great community, ruined by bad management.At first glance, Ladera Vista is an absolutely gorgeous community. Theres a lot to love about the rustic wooded areas and peaceful appearance.But after renting for a while, you begin to notice that the management cuts corners in every way that they can. And maintenance is the worst offender. From small things like not clearing the dog poop bins and restocking bags, or managing the sprinklers that turn the walking area to a puddle of slush (take a look at the rings created by the sprinkler near building 4), to more egregious things like faulty ACs, a perpetually broken gate, a suitcase full of stuff near the back of the property that was probably used by a homeless person at one point. The only thing that Ive heard management quick to respond to is creepily sending out lease violation notices for trivial things.With the gate youd almost be happy that it is broken because the remote that they give you has a less than 6 ft range, and they have cut corners an put only one receiver at the entrance of the property which is not near either gate. So you need to reverse back from the gate in order to get within range again.Most of the long term renters seem to have exited over the past few years. Id give it 2 stars because it is pretty, but the overall experience has been worse than 1 star.

We are so glad to have an amazing maintenance manager like Charles - when our ac broke down in these freezing temperatures he was working late hours to get it fixed. It’s so important to feel how much employees like Charles care about people who live here and it makes all the difference.

Lived here since 2007 and love it! For me, Maintenance and Manager are extremely important. Charles (maintenance) and manager (Allison) are the best. Even in the middle of a pandemic all requests are handled immediately and efficiently! The grounds are maintained very well. I highly recommend living here!

Ive lived here for over 8 years and I plan on living here forever.Yes, its that good a place. Roomy apartments with very large windows and high ceilings. Plenty of parking spaces and no charge for undercover open parking. There are garages, some attached to apartments, some available for rent for a monthly fee.The location is amazing and includes a dedicated traffic signal at the entrance. Easy to get in and out of the complex, without dashing intoin commuter traffic.Did I mention the quarter-mile walking trail INSIDE the u-shape buildingconfiguration, lots of green to see - really ancient trees, the usual pool; hot tub and cooking facilities for entertaining, 24 hour gym, and an on-site dog park. The complex is small enough that you need never feel alone,but if you want privacy instead of mingling, thats OK too.You will LOVE the staff, patient, friendly, in-the-know. The maintenancestaff is amazing!

Marquis at Ladera Vista has been fantastic! I moved here from out of state site unseen many months back. Jonathan made the usually stressful moving experience pain free! I knew exactly what was needed to move in along with all the costs up front. No hidden or surprise fees. The apartment is clean, modern, up to date. Great size and layout for myself and my dog.The maintenance staff is top notch. Any request I have submitted is completed within 24 hours. Both of the maintenance staff are very efficient and professional. Allison and Jonathan in the front office have always been friendly and welcoming. They are not rude or lazy like at some other complexes I have lived. They both really seem to enjoy their careers and making this apartment complex feel like home!

Ive lived here for 3 yrs. and just recently moved out. This was one of my favorite apartments that Ive ever lived in! The location is perfect, youre close to grocery stores, restaurants and major shopping centers like the Domain. The apartments are very well kept, my unit looked like a brand new unit when I first moved in & even when I moved out. Maintenance is quick & friendly, I could rely on them to fix things within the same day. Although Ive seen significant management and staff changes over the years, the current management (Jonathan & Alisson) are easy to deal with. Ive had prior issues with management but they were resolved. Most of all, the apartments are very quiet! I am a graduate student who works from home and I never heard any of my neighbors while I was there. I was able to focus and get my work done from home no matter the time or day. Although they are pricey, I highly recommend them.

Applied and was approved to rent here, but decided not to sign the lease bc I was looking at several other places. Close to the would-have-been move-in date, someone called my home number and told my family member that I had indeed signed the lease. I had not, this phone call caused some unnecessary drama in my life, and I wouldnt rent here now even if theyd still have me.

My experience at the Marquis Ladera Vista has been great. I had a bad experience at the last apartments I rented and was nervous having to look again and possibly experience the same thing. Jonathan in the front office was/is amazing and made the moving straight forward and hassle free. Jonathan and the maintenance guys have great customer service and go the distance in making things perfect. Best apartment experience I have ever had. The place is beautiful, great staff, and location for the price. Give those guys a raise they deserve all the great work they do. I recommend anyone to check out these apartments.

Just moved in last weekend and the entire process was made very easy. We worked with Jonathan and from the initial tour, to the application process and finally the move in, everything went great.Now that were getting settled in we really enjoy living here. Lots of green space, birds chirping and the other residents are very cheerful and happy.Compared to our previous apartment (south of downtown of william cannon) this area is much nicer and the apartment amenities are very high in quality.We had 2 maintenance requests and they were handled within a few hours of talking to management.Its also quiet!! Theres no noise pollution from construction or loud cars.If you want to live somewhere that treats you with respect and where you feel valued as a tenant, I highly recommend taking a tour here.

Im coming up on 1 year since my move in. I cant say enough nice things about this community. It is very quiet and well taken care of with continual updates going on. The apartments are very nice and updated. The office staff are exceptional and go out of their way to provide service and communicate with all of their residents! The maintenance staff is equally exceptional! Ive only had a couple of minor maintenance issues in 1 year and the maintenance team was on them right away, and they always leave a note. The noise level is also great. You can barely hear anything from any of the adjoining apartments. When living in apartments you expect some noise, but the level here is even below what is minimally expected! This apartment complex has a great blend of business professionals and families! I would recommend to anyone wanting to live in North Austin!

This is my first apartment, Ive been here for about 6 months, in a 1/1. Absolutely love the property. Its a quiet complex with a cozy feel. Front office staff are fabulous, any maintenance requests are responded to and completed right away. There is a nice walking trail and wooded in the center of the complex which is very relaxing and quiet. The front lobby area is complete with a lovely lounging area, complete with kitchen and business center, hot tub, pool, and workout room. The apartments themselves are very quiet, I havent had any trouble with noise, and the layouts are modern and seem larger than their actual square footage. Payments are online, which is easy and convenient. There is a lot of parking, much of which is covered.

Ive lived at this apartment complex for about 3 years and it is awesome. The staff is super friendly and competent, the maintenance guys are great and they dont bug you over trivial crap. The neighbors here are very quiet, friendly and not nosy. The complex is on a green belt so theres lots of great wildlife around. I cant think of a bad aspect of living here. Very pet friendly, too.

I initially gave 4/5 stars and have updated to 5/5. Ive since moved out but after living there I see why so many members of the community have been there 10+ years. The management is great, attentive, and proactive. The maintenance is equally awesome. Im going to miss you, Charles. Thank you all for a great home.

Absolutely lovely place to live in; its very quiet and neighbors are friendly. All of our service requests were completed by the next day and they always leave a note. Staff are very friendly and helpful! Grounds, pool, and gym are well maintained as well. Definitely recommend.

Update: I moved out recently but during the entire leasing contract (1,5 yrs) everything was so smooth and the staff were so nice that I keep my 5 stars rating. TksSo far has been an incredible experience living here. Friendly staff and great amenities.

If I could give zero stars, I would.CWS is a charlatan, BS company. Do not rent apartments from them. All they want is more money. They claim their lease renewals are based on “market availability.” This is complete and utter baloney. Here’s what you need to know about CWS: each property operates as its own separate entity. “Market availability” just means whatever is available at their location. Their leasing system specifically renews leases at odd intervals to keep the least number of apartments available at one time. This allows them to charge more and claim “high demand.” They don’t care about residents—they care about profits. They are LIARS. They specifically engineer lease renewals to begin and end at intervals that allow them them to charge current residents the most amount of money possible. There is no other reason a person with a smaller apartment than me would be paying more than me in rent, which is in fact, the case. Don’t believe me? Then I can refer you to a former employee who used to work for them and left because they are a corrupt organization. (Former property manager at another facility).If you do lease with them, I’m sure they will try to sell you on the “SureDeposit” scam. Don’t fall for it. It basically allows them to put a third party between you and your lease closure. It’s nothing more than a company that can demand you pay a specific amount after you move out, to cover whatever costs they deem necessary. Fork over the money and pay the actual security deposit. I argue until the cows come home with management until every square inch is perfect and I get my entire security deposition back. You lose this power with the SureDeposit.As for the property: it’s fine. Nothing spectacular. Parking sucks. Units are nice and pretty quiet. They claim the turnover rate is very low. THIS IS A LIE. This was before they bought the property. And what they also don’t tell you is that certain people own their units, because they used to be condos. So the “community guidelines” don’t apply to any of these people. This company is complete BS. Don’t waste your time.Half the residents have just left due to rent increases averaging $200 per month. That’s more than inflation. And for all the paperwork they make you do before you move in, to prove your income, how could they possibly know if could afford this kind of rent increase, even if I sign the renewal? No matter, if I default in rent, they’ll just sue me.I don’t care how good their maintenance is. This property, and this company, are not deserving of your time or money.***On a final note, I was pressured to remove one of my other reviews (on another popular review forum) of a previous residence owned by CWS, and they offered rewards in rent renewal based on this action. If you want to find it, just look. They are a shady, despicable company.

I just moved in here so take this review with a grain of salt. Im posting a review mostly because I think the staff has been pretty unprofessional with the way they do business. They misrepresent many details of apartment.For example, I was told that washer and dryer service is 25$ a month and that installation is free. Then I find out it is 35$ a month and 35$ installation.I was also told they were waving the application fee, then I find out they arent doing that for MY apartment.Another issue was the lease signing. I was told I could sign it after viewing the apartment. Come to find that this will cost me a great deal of extra money with COA utilities because I am the one paying for them to connect the power after Ive already moved.Also, they told me the apartment would be on the ground floor then I find it is on the second floor- which is actually fine with me, but I could have saved myself the headache of waiting to see the apartment because they already showed me a second floor unit!It also appears to be very difficult to find parking close to the apartment.Overall, they dont make the transition as easy as it could be. I think the staff is hands-off. In other words, you have to come to them for everything. I had to come to them before moving in to remind them to send me the whole welcome package.The staff seemed to be more interested in getting me out of there then giving me the necessary time I needed to sign everything. Its like sorry if I messed up your Sunday bro, but Im moving to a new apartment and it takes time!The consensus is that renting an apartment from a corporation such as CWSApartments is mostly a painful and unhappy experience. They try to rush you in and out and they care little for the details that end up making for a truly satisfied customer. They assume you are just another complacent American consumer who should be grateful for the services offered by this billion-dollar organization.

I would not recommend this apartment if you want a peaceful life,the rent is too high for what its worth,I moved here three months ago and constantly there has been issue with my bathroom roof which somehow leaks and wets my mats in the bathroom only when am not around,its a pool when I come home to see it,and if you are pet owner then you are dead,the management doesnt give you a chance,the people control them,they reach out to anyone when another tenant complains, not even studying whether the complaints are true or not,its like handling pre-k students.There was a time when I was down with flu and the management came around saying that I had not cleaned the poop, it is the same amount as it was yesterday, those were her exact words,well hello dogs poop everyday and I clean up everyday and most of time its after my dog has pooped there are times when it doesnt get cleaned right after it is done cos I CAN BE SICK,AM NOT A WONDER WOMAN and there are times where they constantly threaten you that you will be fined or your pet might be taken away.Life on the whole is not fair, it is a constant struggle and trust me you dont need this kind treatment on top of what you are dealing with.Home is where you get sip of peace and if you think this apartment would provide it,then you are digging a bigger hole for yourself.
