Apartments a nice for the money. You need to out up with slow elevators that are not kept clean due dogs. Hallways need to be cleaned more often than they are. Lots of dog hair in the halls

I lived at groves for a year and overall was a really good experience! Apartment building is clean and quiet for the most part. Walls are thin, but none of my neighbors were too loud. Apartment was well cleaned and had no issues when I moved in. Only had to make one maintenance request the whole time I lived here. Would definitely recommend as it’s a great complex and location.
Carly who is a property manager at The Groves at 3607 S Lamar Blvd has been the most accommodating and really provides superior service during my time at the Groves. She handles situations with finesse and provides a white glove service that you would find or expect from a property manager at a luxury building (which I have lived in before).She is definitely an example and the epitome of professionalism.
I have lived here almost a year and I couldnt have asked for a better location with amazing amenities and a wonderful management group. They are quick to respond to all requests and are really on top of their game making resident events as well as keeping the community clean and respectable. Everyone at the dog park is friendly and it is a great community environment. Cant wait to resign my lease!
I have had my eye on this place for a while and recently took the plunge and signed a lease! I havent moved in yet but the experience so far with the leasing staff has been SUPERB! I can admit, I have been difficult and indecisive as I have particular features and amenities I want in my next place and Sunny in the front office has been MORE then accommodating and patient with me, going above and beyond to find me the perfect unit! If living there is anything like the leasing process has been, I can truly say these folks genuinely care about the happiness and well-being of their residents. I cant wait to become part of the community and once again, SUNNY IS THE BEST!!
The apartments are very nice as well as the amenities. Really enjoyed the location too. However, the management is awful. There were numerous times where I had issues and everyone was very incompetent and nothing would get resolved.
I’ve lived at the Groves South Lamar building for the last two years and love it. They have great amenities (gorgeous pool, great roof top, biggest dog park I’ve seen in Austin) and an even better staff. Recently, I broke my hand and wrist in an accident. I was struggling to get groceries in and the staff not only helped me get them in, they regularly checked on me to see if they could help in other ways. Neighbors I’ve met here have become some of my best friends. There’s a real sense of community here. If you’re looking for apartments here ask for Carly. She is the best!
The worst customer service I’ve ever seen. The highest early release fee.
At the same time that the management team is super polite and respectful, they are also unexperienced. All they seem to do all day is to forward emails from their HQ (Lincoln Properties) saying that everyone will pay penalty fees if they dont obey the trash policy, and answer a few emails from residents. Building and apartments are clean and well maintained (which is expected, since its only 5-6 years old), but soundproof is terrible! You can hear everything from the apartments next to and above yours. Location is convenient, but doesnt justify the price. You can find larger apartments (and even houses) to rent for the same price, not far from them. After living for a year there, it is not a place we would return.
My wife and I moved into Groves just a week after we moved to the city for her job, and we couldnt have been happier with the decision.The building is well-built and extremely well insulated both in terms of temperature and in terms of noise.The amenities are wonderful and well maintained.The staff give a person touch that really does go a long way.The residents are generally friendly and not as loud/wild as some of the buildings further north on Lamar.5/5 for sure!
I recently moved in here in July and as the apartment was unused for quite some time, there were a few issues. Even with COVID though, management (alex,sunny,Carly) were all so helpful in getting everything fixed. I am beyond happy here as a new resident to Austin and the people are always welcoming in the elevator.
Absolutely worst move out experience. As a resident, this apartment complex was the best of 4 others Ive lived in Austin over the years. But on moving out early I had to pay three months of rent and additional admin fee. My lease had a standard clause that the renter may with permission from the office, transfer lease in case of early move out. However, it was never disclosed that the as a policy, Groves has a blanket ban on all such requests. So I was not able to release and had to pay their exorbitant releasing charges. Ive never had a problem with releasing in Austin. Groves was absolutely worst about that!
Ive been living at Groves for almost two years, moved in when it was still under construction.My experience has been incredibly positive. When it changed management, I was worried it would go downhill as its often the case with buildings, however, it has actually improved.The front desk staff is awesome, especially Chris, Jessica, and Carly. The units are thoughtfully made, maintenance staff is helpful and very prompt in fixing anything that may come up, and the amenities are great!The view from my unit is just the cherry on top.Love this place!
First of all, Carly is the best assistant manager anyone could ask for. Just renewed my lease and she made the entire process so stress free for me! She is a rockstar and it’s so great to have a management staff that is supportive. We have one of the best communities. Everyone’s respectful of each other and pre-Covid we had amazing community events. Our virtual hang outs nowadays are just as great! Maintenance makes sure to keep the building extremely clean and for everything to run properly. I’ll keep on re-signing forever!Thank you to our leasing staff and maintenance team! You are all outstanding 🤩
My girlfriend and I have been here at the Groves for close to 7 months. We have really enjoyed our time here. The location is second to none, with the green belt across the street and 100 plus restaurants and bars in walking distance. The best part is the management Marissa and Brenda. They have always gone out of their way to make our stay here amazing and they love our dog Lola. And I definitely can’t forget to mention Eric with maintenance. He is one of the best when it comes to communicating and making sure we are taken care of when issues arrive.
We absolutely loved living at Groves South Lamar! The community is excellent, the apartments are beautiful and modern, the dog park is SUPER LARGE, and their management team rocks! Highly recommend this apartment. Great location in Austin as well!
I love living here! The apartments are fairly new and the location is great, a lot of things close by. The new change in management company has really changed this place, parking is great for residents and visitors (which is unheard of in Austin). Its super pet-friendly and everyone is so nice.
Moved to Austin and instantly fell in love with the South Lamar area! We found our home at the Groves and love living here. Great amenities and perfect location to downtown!! The friendly staff do a great job of taking care of the complex and helping with anything you might need.
Amazing management! I love living here and so does my dog. It can feel a little like Greek row at the pool on the weekend, but besides a few outliers that management has handled promptly, I have made a lot of friends here and have nothing but good things to say about this place. :-)
I have lived at The Groves for over a year. I would say I was very pleasantly surprised after having to make a choice simply by looking online with a few weeks notice before relocating to Austin from another city.I have a lot of positives: great location, nice interiors, maintenance requests always speedy, friendly staff!My frustration comes with the soon to be move out process.... I purchased a house or I would be renewing a lease. My closing date is going to exceed my lease by 3 to 4 weeks. When I asked for a month extension they stated the month-to-month rate was going to be $8,000!!!! I would understand an inflated rate 1.5 or 2x the 15month rate but, this just seems a little insane. Now having to deal with coordinating storage for furniture and a place to live for 3 weeks in the interim of moving into my house is leaving a sour feeling on this management company.

Not only is the office staff kind and attentive, the residents are also very friendly. I’ve already met a few people and furry friends in passing and I look forward to meeting more Grovers over the years!
I’ve lived at Groves South lamar for about 9 months now and love it! We recently had a property management change and I’m so thankful that we did! The people from Lincoln are so communicative and helpful. A full luxury building is great but you can’t beat a great property management team and Groves definitely has it!
Worth renting experience ever. Everything was wrong starting from day one. We have raised our concern regarding last floor possible AC unit noise and get a clear answer its not on the roof. Guess what? We were surprised on first night - 8 noisy AC units right above our apartment. There was 65 db constant noice at night. Management just dont care of your problems. Then it was two hard months of negotiations and finally we was able to get out of there with penalty. Highly not recommended experience. Their fault - my uncomfortable living and expenses. Two stars for nice view from upper-floor and good location.
This community is beautiful, well laid out, has great amenities, and is in an ideal location. The employees are nice, helpful, and very quick to respond to any requests or needs. Lily gave us a thorough tour and went above and beyond to find the right apartment to fit all our needs. I highly recommend Groves South Lamar!!
I love living here, but after an incident yesterday with a front office staff member my rating is a 2 star. Don’t blatantly disrespect active duty military visiting on leave - especially, when this individual was visiting me within the allowed time frame stated on the lease.Update: due to an unprofessional response on social media and electing not to reach out to me personally, my star choice has dropped.
Trucker delivery review during construction: Turn on Panther at In-N-Out. First driveway on left is the construction delivery entrance. With a 53 trailer behind me, I turned right, onto Victory to set up and backed straight across into the driveway, which bends to the drivers side so its not a blindside back. Ended up parking along the curb between In-N-Out and the Groves building near Panther/Victory for my delivery of new cabinets which were hand unloaded just like they went on yesterday. Construction crews were friendly and helpful in getting me situated for a long unloading period. I walked to the back of the trailer and looked inside the parking garage area. One of the Groves team members told me their underground parking ran the length of the building and was one of the largest in Austin. From where I was, it looks to be a modern-day living space for people who want to live just south of downtown a couple miles. Ive delivered to many places less convenient than here. Thanks to all I came in contact with today.
This is strictly about the staff, not the residency itself as I have never lived at The Groves but Brenda Gaines, the property manager, is an absolute angel. Ive recently moved to Austin and in my frantic apartment search I walked into The Groves by accident (I had the wrong address) and Brenda was so kind to as to advise me and to look up nearby apartments within my budget. I had such a positive interaction with her that I felt the need to share it with any potential renters who are interested in The Groves, trust in Brenda! She is seriously one of the few gems in this hectic rental market.
Ive only been here for a month after moving from the other side of the world. I must have read every review on apartment complexs in Austin that the internet has, but Im very glad my realtor encouraged me to go with Groves. Its been one less thing to worry about with the move as the place is brilliant. Great apartment, great location, Great amneties, staff are always friendly and neighbours are all extremely friendly. Id have no hesitation in giving a good recommendation.
Update: Still five stars. I already bragged about Marissa and Brenda, but everyone on staff is outstanding. I wish I could mention them all by name! The maintenance team has been perfect—Eric and Noel are heroes. I just renewed my lease here and look forward to another year at Groves. I have lived in Austin my whole life and the South Lamar/04 area is by far my favorite. Groves especially is in a very convenient location and fun part of town. There is a great pharmacy, two groceries stores, several restaurants and not to mention the Greenbelt all within walking distance.The building and community itself has great amenities and is kept extremely tidy. Im always impressed by the housekeeping and maintenance team. The dog amenities are probably my favorite. There is a great dog washing station and a HUGE dog park. The gym is well outfitted and the bike storage is a great feature as well.My particular floor plan has served me well and overall I feel like the sound is quite minimal from my neighbors. My particular location in the building is near several amenities as well as Lamar and yet I am rarely disturbed by any noises.The staff does a great job keeping everyone informed and planning fun events for the community to meet one another. This has been the first apartment community that Ive ever lived in where I have made friends with my neighbors. Its a really great crowd. We love watching TV in one of the lounges together on Monday nights (ok we watch the Bachelorette).I encourage anyone who is looking for a place that is near Downtown but not wanting it to feel too noisy or busy to check out Groves.
I’ve lived in this apartment complex for almost a year now with my boyfriend, and we both LOVE living here. The front desk staff are always available to help or answer any questions you may have, the maintenance crew is very quick to resolve any maintenance issues that arise, and the location couldn’t be better! I love that I can ride my bike to Barton Springs/Zilker Park in under 15 minutes, and there are tons of great restaurants and grocery stores nearby (Sprouts, Wheatsville, Central Market). Tons of studios I go to for workouts are also conveniently close to Groves/on S Lamar, which makes waking up early for a workout not so bad. My boyfriend and I use the gym here very often, as well, and our favorite thing are the spin bikes! Some other great things about living here include the free yoga class every Monday in the gym, delivery lockers in the mail room that make picking up packages super convenient, events put on by the complex that usually involve free food, and Groves is pet-friendly! :)
Living at Groves has been an awesome experience thus far. Its definitely pricier than Id usually be willing to pay, but the amenities, location, and incredibly responsive staff are all great.
Worst renting experience. The apartment looks nice on the outside but its rediculously loud. Drunk girl crying outside can hear it dogs barking all night. Rent at your own risk.
Definitely a great location, very close to all of South Lamar’s hotspots. New management is definitely a plus, the front office folks have been great and the guest parking situation is actually useable (10 passes when the garage was 2/3rds full was not acceptable). Overall good experience.
I had a very positive experience touring the community and securing a lease with Lily and Victoria. They were professional and courteous throughout the process. A special thanks to management--they are clearly making an effort to respond to resident requests and suggestions. Theyve done this before, and it shows.The building and facilities are nice. The resident entry key fob system is quite nifty. The garage especially is very functional and easy to enter/exit with several guest spots. Finishes are fairly high end, and certainly up there with any other modern, premium properties on South Lamar. The exception is the carpet in the bedrooms and closet, which feels cheap. The price, even with the current incentives, isnt an awesome deal, but its certainly not a poor deal. The gym is very nice, but it isnt as large or complete as some other properties. The rooftop deck is also nice, as is the attached lounge, but the view isnt as spectacular as some others. The poolside lounge room and business center are very cool and have been decked-out with anything a resident could want. I was very impressed by that.The maintenance staff are incredibly nice and responsive. Within an hour of sending in a request, they were at my door and fixing things up. They even offered to adjust the water temperature and pressure to my liking. Though the property is under construction, workers on site are clearly making efforts to minimize disruption and keep the occupied resident areas clean and tidy. I can confidently recommend this property to prospective residents.
