I lived here just shy of four years and really enjoyed my time at the Davis SoCo. The current leasing/management team from Lincoln is phenomenal -- they are responsive, helpful, and really care about the residents. The units are lovely and the maintenance team is efficient and they respond quickly when you have a service request. They have overnight security on-site and I always felt safe there. It was a hard decision to move to another apartment in town, but ultimately I decided to do so because of the price and consistent issues that I experienced all four years. Its a very loud, pretty run down building (the units and amenities are an exception) and it seemed like many of the residents dont really take care of the complex . Loose trash, discarded furniture, pet waste, and trash cans littered the hallways nearly 24/7 -- and this was despite the management team hiring a groundskeeper. The security gates and elevators required frequent maintenance and were often left open/broken respectively. The Davis SoCo also uses Fetch for package delivery, and I had a very poor experience with that service. There was also a problem with loud parties and screaming/yelling in the hallways. The walls are paper thin, which exasperated this issue. I felt like many of the rules regarding these issues werent consistently enforced, and even when they were enforced it didnt seem to put a stop to the behavior. Its pretty pricey to live there -- youre definitely paying for location, amenities, and the renovated units -- but for me, it was time for a change based on the price for the amount of space I had + the consistent issues. However, at the end of the day I would recommend the Davis. Its all in what youre looking for: if youre looking for a great location, a garage, an open floor-plan in a renovated unit, and a great management team...then this is your spot.

This place looks nice but is not secure at all. I have lived here for exactly 4 months and have had my scooter stolen, my car broken into and now my apartment was broken into yesterday and they stole my laptop. The garage doors are consistently malfunctioning and remain open, the security door by the dog park is easy to get into without a key. If you value your stuff, look elsewhere. There are no cameras in the garage or hallways so your stuff just disappears without a trace. It’s a nightmare and unsafe. Management’s answer “well thieves can get in anywhere.” True, so live somewhere cheaper.

This is such a terrific management team. They’re extremely responsive and empathetic to any issues that we have as residents. Ownership made a terrific choice in switching teams - there’s been a big difference. You can really see how much the manager, Jessica cares about her property and the residents. She’s very attentive and poised when responding to issues. It’s very evident in her communication on the community board and directly with us as residents.

The fire alarms go off every couple of weeks, things get stolen out of the garage but they never change the gate code, way too expensive, a lot of the gates are busted(picture attached, been like that for months) or dont require a key so its not really a gated community (which matters because its across the street from a strip club). Its been two months since I moved out and they still havent cut a check for the deposit, which they also took $80 out of for a cleaning fee; that cleaning fee seems to be pretty standard based on the other reviews Im seeing.Update: I see I got the same please talk to the manager wed appreciate a chance to turn it around message that was pasted into every negative review. We already talked to the management. Most of our complaints are about the management. This isnt a sincere effort to make things right, its low-effort damage control for their rating.

Jessica and her team are by far some of the nicest people in property management that I have worked with. They are compassionate, patient, and truly care about their residents. They go above and beyond from a service standpoint and are wonderful at communicating back in a timely manner. I am extremely glad I chose The Davis at Soco after moving from Orlando few months back. The location is centralized in Austin and the apartments are some of the best floor plans I have seen. I will recommend this place to everyone! A+++

The people in the office super nice! They let me get coffee-everyday (it’s good coffee) in my pj’s and they are so sweet! They don’t make fun of my bad hair, they always ask how I’m doing and it feels like they really care about this place, which is hard to find.

My husband & I took a tour and we really liked what we saw and the woman who showed us the tour was also very nice. They were offering $1,000 off rent, and the unit and date we wanted were available. Great. Well apply. However, when applying, we saw conflicting information regarding prices on our application (the sheet they gave us said the deposit was $500 but the application showed $1,000) so we asked that they confirm all the current prices/charges reflects what they gave us on the sheet and the $1,000 offer will be applied. Thats where the communication stopped. Not a single response to our emails and voicemail. So theres that. Very suspect and unprofessional. Not cool.

I love the layout of my apartment. The davis soco team went above and beyond with helping and made moving in simple and easy. Maintenance requests were taken care within the hour. I met my neighbors and loved how friendly they were. Thank you davis soco team, I appreciate it.

I’m considering moving to Austin and toured this place during my last visit. The staff is so friendly and knowledgeable and were able to answer all of my questions about the property and living in Austin. The manager took the time to meet me while I was on my tour, and he was wonderful. I would highly recommend checking this place out!

Living here for the third year and I have never had any problems with management, maintenance, apartment living or otherwise. Simply put, I wouldn’t live anywhere else in Austin. You won’t get the same experience at another place with The Davis Soco price point for their apartments.

The Davis Soco is such a fun community! Resident event are organized and I absolutely love the fitness classes. I have always had the hardest time with packages because I was never able to make it in the office before they closed but here they have a super cool system where I am able to pick them up whenever I want. The office team is really nice, Mallory has been especially helpful. It has gotten so much cleaner since I first moved in and the clubhouse is awesome. I would definitely check it out if you are looking to make a move to a new place.

The amenities here are pretty great, the best one in my opinion would be the package lockers. Theyre super useful and made it easy to pick up packages even when the leasing office was closed. Parking here is so easy, plenty of space for everyone with both above and below ground parking garages. It can be tough living in the city with a pet but the building has several courtyards and even two dog parks. The location is something i absolutely rave about. Youre basically downtown but take one left turn and youre on 290 with 5 minutes to mopac and less than a minute to 35. MAN I MISS LIVING HERE! (I was a resident from Dec 2016-2017) The maintenance staff was quick to repair and tend to anything we needed, and always announced themselves - being sure never to invade privacy. Sloan (leasing consultant) was so awesome to my roommate and I, we loved working with her! The only reason I moved was due to a crazy raise in rent, but to be fair, we were getting a steal on rent when we moved in. The current rent seems comparable to similar places nearby. I hope to be back soon!

I would move here in a heartbeat but im unfortunately locked in a different lease. The property is literally in the best spot possible considering how popular downtown and South Congress are. The hallways are clean, and the apartments huge. Ive been several times visiting friends and couldnt believe when I learned how little they pay in rent. If youre a St.Eds student then you HAVE to lease here.

I dont know what these people are rating this complex so low for-- they really dont have anything to complain about. I moved in very shortly before it changed owners. I can already tell they are taking a lot more steps to keep the place in better repair than the previous management. The girls in the office are polite and *always* make conversation with me... one of them even washed a coffee mug for me when they ran out of paper cups just to be nice. Maintenance cleans the halls once a week, maintains the grounds well, cleans the pool regularly, fixed the security gate which the previous owners left unfixed for months judging by the Berkshire reviews. They also apparently take steps to de-scent from the amount of dogs that live here, which is clearly not something the last owner was definitely not doing. There was a problem with the plumbing in my apartment (previous owners fault) and they did what they could to take responsibility for it. Ive lived in places like this before. The property itself is average for this type which gives them a 3 to start. They are worthy of a 4 because of the extra effort theyre taking to maintain and improve the property. They get the extra star for being nice people.

The staff was nice for the most part but there were some obvious training issues, communication issues, paperwork issues, etc. All which caused unnecessary headaches, incorrect billing, hours on the phone or emailing and I hated that I had to go so far up the chain of command more than once just to get some issues settled.By staff I mean front desk and management (with the exception of 2 great staff members, one which left several months ago)Maintenence staff was very friendly and even if it took a bit sometimes I knew that they were at least trying their best!The complex itself is nice, but also I wasnt even offered a lease renewal because they wanted to kick out all residents who hadnt upgraded their units (+ $300 rent a month)I definitely miss my apartment and the parking situation there but at least I dont have to deal with their management and front desk staff anymore.

Rule #1 if you go to take a tour ask for Jake. He is a super nice guy and is super honest. He leased to me for two years and never once led me astray. He is straight up and really knows how to present information. As far as the actual apartments go, I personally had a great experience. I mean apartments are apartments and they will never be as quiet as a house. But that being said Berkshire has a reputation of being a high end luxury apartment community. When people realize that you live there you are treated differently. The grill/pool area is fantastic, I have spent many hours just lounging around and meeting great people.Only bad thing I really could mention are that the dog owners dont pick up after their dogs. I have a 55 pound boxer and I always cleaned up after him. Some owners however do not, Its really frustrating to talk on the sidewalk and have to dodge land minds everywhere.

The Davis SoCo Apartments is one of the nicest apartment complexes in the city of Austin. The amenities (pool, gym, restaurants seconds away) are great, the apartments are nice and well kept and the staff is very friendly and customer-oriented. I would recommend this place for a home to anyone, and if you are thinking about leasing, ask for Salone Faust. She is a great leasing specialist that never disappoints. She is friendly and does an excellent job of attending to the residents here.

From the paper thin walls/floors to the absolutely horrible management that completely ignores you any time you have an issue to the rank smelling hallways and dog parks to packages constantly stolen from your doorstep - I DO NOT RECOMMEND one thing about this apartment complex. My girlfriend and I stopped in to get some information regarding pricing. Over 1,400 for a studio?! Cmon now, this isnt San Francisco. Would never pay that for sub par amenities and to live with a bunch of College kids. Location is okay though. Not worth the money in my opinion.

I have loved living here so far. The staff are some of the friendliest people I have dealt with in apartments. They really seem to understand and take care of concerns, I have lived other places where I felt like a burden and afraid to ask for things due to rude management. After all, the place you are living in should be comfortable and the staff here makes sure it is! Maintenance always comes within a few days of putting in a request and do a wonderful job! The updates are beautiful and the amenities really make it fee like home.

Living here has been such a headache. My boyfriend and I always have our packages stolen and when we tell the staff at the leasing office they tell us it is not their problem, this has happened multiple times. At one point our door lock wasn’t working (forcing us to leave our apartment unlocked) and maintenance did not fix our door for 3 weeks. When they did come to “fix” it, it broke again the same day. Also the security is terrible, one of our neighbors had their car broken into. There have been many issues... I would not recommend living here.

The Davis is a decent place to live, overall. The units are nicely renovated and the floor plans are quite large. The amenities are good too, 24hr gym that was just redone to accommodate 2 levels. Yoga room, a couple of dog parks, Amazon hub and can’t forget the clubhouse, meeting room, computer room and the pool! Although the pool area can get really roughty sometimes, it’s still kept up for the most part.The dog park doesn’t get picked up enough, but I think it’s more the residents then the staff, as there are tons of doggie bags everywhere. The garbage chutes tend to get gross but again, I think it’s a lack on the residents side.I love the events that they have and look forward to them when they host them. They seem to really care about their residents and want to provide the sense of community.The staff has changed a lot since I’ve been here, but they all seem to want to make residents happy. They always offer water or the candies and they are always smiling.The location is pretty close to down town which is cool cause I got a nice view from my apt balcony. I love watching the storms from it and love to sit outside and relax.Overall, the Davis has treated me well and I would recommend anyone to live here.

DO NOT RENT HERE! You will regret it, look at the other reviews. The front desk and the parent company have both treated me like $hit. Even with a lawyer, trust advisor and an apartment locator on my side they have been anything but helpful. So far they have given me three different move in dates, and forced me to reschedule my movers at the last minute every time. Even here, after three last minute cancellations, the moving company has been nicer and more helpful. The front desk has irritated my lawyer and trust advisor with their unwillingness/inability to help in anyway. They have only provided me with a headache and a bottle of water... probably to wash down some Tylenol. On top of that, they were rude with their emails and I felt like they were trying to threaten me or bully me into continuing to lease with them. Do not play their games and do not support this company, you will regret it.

The Davis SoCo has been a great place to live. Id say the staff is what truly sets it apart. With the help of Sloan, I was able to lock in the right apartment, sight unseen. As one could imagine, this is huge when youre moving from one state to another. I also ran into some self-inflicted charges nearing my move-out date and Amy was able to help me sort it out. My only con would be the noise of the footsteps from the neighbors above.

The rent is way too high for the amount of incompetency you will deal with from the new owners. They are basically rebuilding the property right outside your window and it starts bright and early every morning. I have a roach problem, someone broke into my car twice, the hallways smell like a ten year old mop, and theres dog poop everywhere, but the you should be happy because the jackhammer outside your window is going to make the building look nicer in two years when youve moved out. Ive looked into it, for the amount of space and BS they are offering, you can get an apartment down the street for 1/3 of the price. Dont be fooled by their sales tactic.

I have been living at this property for almost a year now. During this time new owners bought out the apartment complex. We were informed of this change 3 days before rent was due. At this time we were not informed how to pay rent (since the online portal which was previously used was no longer working), any new contact information such as email or telephone numbers. In addition to this, this new owner has no since of communication at all. Once they finally got the online portal up and running, it did not work. I sent an email, and when I did not receive a response I went down to the office where they informed me that it was no longer working and that they were working on it--despite having sent an email to all residents to let them know that it was ready for use. An email that it was no longer working would have been nice since rent was due that day. Furthermore, our electricity was out for 2 hours during the day and they did not send out any communication that they would be turning it off to any residents. Lastly, when talking with her about how to set up my re-occuring payment, she informs me that they dont have any payment records past September 1 of this year. Not sure how that is even possible on the accounting side of things, hopefully they dont get audited. These new owners seem more concerned with redecorating than communicating with their residents in any way. I will not be renewing and will be contacting someone regarding the lack of records because I cant imagine how that is legal.

This place is so nice. I got to see one of the upgraded apartments today and it is breathtaking! I am simply amazed at what has been done to make it so beautiful and I’m most excited about the new fitness and hang out room they are working on right now. Must share though, the coi pond is my favorite. Salone and Cole are very nice and they helped me out a lot today.

Despite a 3-star rating overall, Id like to acknowledge Heidi, who works in the front office. I definitely give her a personal 5-STAR rating. She has been an awesome person to interact with at this complex. Shes cool, calm collected and friendly. We have had our ups and downs at The Davis, but Heidi really helped us along the way.Also a special shout out to Amy, the assistant manager, who has also been friendly and helpful throughout a lot of stressful situations at this complex.This apartment complex is generally clean, the designs of the units are pretty nice and the location is sweet.Downsides are that a lot of St Edwards undergrads live here and they like to party. A lot of underage drinking parties by the pool, which just gets annoying as an adult. Also a lot of spoiled adults here -- expect to see (and smell) a good amount of dog poop because they dont have a maid to pick it up for them.If youre willing to put up with a so so management company (Greystar) and a flock of undergrad college students, then you should be pretty satisfied with the price and location of this complex.Heres our experience so far:We signed our lease about a year ago and were excited to move in. The week of our move in date, the office called to inform us that the current tenants where not moving out and that we would have to get another apartment. It was poor management and I would give a 1-star rating for that.***The property manager left soon after that, was replaced and then that replacement was replaced. Weve seen 4 property managers at least during our ~year here. The situation seems pretty stable now***We finally found an apartment through negotiating with the office. But we had to stay in a temporary one for a few months. When we were finally into our permanent unit, we really enjoyed it. But we started noticing a few water leaks coming from the floor.We notified the office multiple times, but nothing was ever fixed -- just cleaned. The leaks continued to get worse. We left for a long vacation and when we returned, we found the apartment flooded and moldy. We reported to the office and they finally sent a team to examine it. That day, the office called us and told us we would need to move out that evening.We did not move out that evening, and told them we would be willing to move out over the weekend. The office hired movers and prepped an exact floor plan down the hall for us to move into. The move was pretty smooth and they did an excellent job accommodating us, but we werent happy about having to move for a third time in the Davis.(The mold from our old apartment (177) was so bad that they had to completely rip out the walls and island to remove everything. It is now a rental unit on AirBnB)SUCCESS THOUGH. After long last, the apartment they moved us into does not flood and is generally quiet. It was a long time coming, but we finally feel like were in a sweet spot with The Davis. Generally no issues now, but it truly was a journey.If this complex gets more selective about the undergrads, then I would bump this rating up to a 4-star review. They made everything right in the end -- albeit a little negotiating and push-back on our end.

Maintenance is the absolute worst. (Updated 02/17/17)As a disclaimer, I have lived in several apartments, and have not had issues that the maintenance team just neglected to fix.1.) My water heater has not been able to provide hot water for more than 5-10 minutes since the day I moved in. I have put in multiple requests and the maintenance people just cant seem to find the problem. Its very annoying, especially when the bathrooms are too large to heat properly you will be stuck taking cold showers. - (Edit 02/17/17 - I have put in numerous requests to fix the water heater issue, and it seems as if they come and do nothing and say they serviced it. It really is infuriating that such a simple daily task I can not enjoy in this overpriced apartment complex.2.) The parking garage is on the OTHER side of the complex from my apartment which makes for a 3-4 minute walk. I thought parking downstairs would be a shortcut, but because of the way the stairwells are set up - forget about it.3.) Which brings me to my next point, the A/C system is terrible. Heating/Cooling the living room will either make the bedroom too hot or too cold. It just doesnt disperse correctly and with the size of the apartment, expect high electricity bills heating/cooling it.I would not move here. These apartments are WAY overpriced and this part of South Congress has nothing of worth in walking distance. I wouldve been better off moving directly onto South Lamar or closer to the Barton Springs area.

I just recently moved out of an apartment at Berkshire after living there for two years. For an apartment community, I enjoyed it. The staff is very attentive whenever there are concerns and try to fix things as soon as there are any type of problems. It can get noisy with the students from St. Edwards, but inside the apartment the noise is not much of an issue. A dog park was installed while living there and that was extremely helpful. Overall, my experience was positive and would recommend the apartment to anyone looking in the South Congress area for the price.

Poor management and disorganized staff. Friendliness does not equal competency. No one ever answers the phone, and in the rare instance that they do, they never give you a straight answer or solve your problem. Theres rarely anyone actually present in the lobby. Maintenance requests submitted through the online portal mean nothing, as do the gates surrounding the community - both gates near my 1st floor unit are busted and I have had a naked, drunk female knock on my patio door, and a drunk male yell while pounding on my neighbors door at 4AM - in the last month alone. Safety is not a priority. If you value quality, proacvtive management and competent staff you are at the wrong place.

Please read this if you are considering this place to live for the next year of your life.I am 28 years old and have lived in apartments since early college, this has been the worst experience by a landslide. Here is why -1. If you have people living above you, you will be able to hear so much you can hear drawers being opened. From every single step being taken till that person decided to lay to bed to intimate moments you get to hear it all.2. I technically have roommates with all the rolly pollies in my apartment. I have to sweep and vacuum weekly just to avoid stepping on the dead ones that have gathered.3. Woke up from 2-4am to someone trying to break into my neighbors spot4. Fire alarms go off for 45 min at a time because some college kid pulls it at 230am5. Vomit outside of my door that took a couple days to clean up6. Constant empty beer cans in walkwaysI am easy to please and this is not even the main reason why I am writing this. I am writing this because my shower was broken when I moved in so I wrote a ticket to management and others online. That was a couple days where I had no shower...had to shower at the office at work. It happened again. It has been over 10 days now since I have originally submitted a ticket asking them to fix my shower again. I even sent a follow up email asking when it was going to be fixed. No response. I have running water as I speak spewing out of my shower that I hear when trying to go to bed.Please consider this review, I have pictures for a majority of the above so feel free to reach out to me if you want more info. I lived there for a couple of years, nothing was terrible, but the staff seemed to get progressively less attentive and the other residents were generally inconsiderate. It wasnt unusual for their to be multiple areas of dog poop on the walkways because people couldnt be bothered to clean up after their dogs. People seemed to have trouble with geometric reasoning skills and were therefore unable to tell when a trash bag was too large to go down a trash chute causing multiple trash backups.I suspect most of the issues come from the proximity to St. Eds and the lack of other nice apartment complexes in the area. This place is probably best for rich kids who havent learned to cleanup after themselves yet, but young professionals might want to look elsewhere.

Recently new management came in and has been horrible. We went 2 weeks with NO LIGHTS in all bedrooms and NO OULETS working anywhere except the living room, and when they finally did come we had family in town and was not a convenient moment, where they said they would come back in a couple hours. THEY CAME BACK 5 DAYS LATER and eventually fixed it. Also have been paying rent the past 9 months the same way with no problem, but have forced me and my roommates to change the way rent is paid. One of the new ladies in the front office has been very rude when approached with issues in the apartment, also has not been helpful what so ever and had an attitude. When asked about new rent price ranges the manager informed me of them and acted like it was cheap and that i just could not afford it. I miss the old management and to say the least we will be turning in our 60 day notice.

DONT MOVE HERE PLEASE! The entire staff are liars!!! About 1 month ago we decided to move here (worst decision ever) they checked our credit and made us pay all the fees, BUT NEVER SENT US THE LEASING to sign. They never call us back, we tried to reach them out lots of times but they dissapeared! When we finally got to talk to the manager (Joshua) he explained to us that they didnt send the leasing because they cant give us the apartment the day they promised, they were going to remodel the whole apartment and it wasnt going to be ready on our moving date, so we get upset due to their lack of prefessionalism and all the lies of Heidi (one of the team members who told us the apartment was going to be available on the moving date) So the manager gave us the option to get our money back and remove the credit inquiry in order to find another place to live within few days!!! So the MAIN PROBLEM NOW is we didn’t received our money back from all the fees that we already payed and they said they wont remove the hard inquiry on Equifax because we accepted.... accepted what? The lie they told us of course! So please, if you just don’t any problems besides the ones at work PLEASE READ ALL THE REVIEWS BEFORE EVER THINKING ON MOVING HERE!

As of August 2016 (I believe), what was formerly the Berkshire Soco became the Davis Soco.Since this time, what was a pleasant, quiet apartment has become a morning hell. Every single day, at around 7:00 AM, the construction crews start. Im not even sure what they are working on, but they yell, throw things into wheel barrows, and do something that sounds like they are trying to cut rocks apart with a table saw. All of this is done in the alley between the two buildings, so Im sure every one of the residents that lives on this side of the building is effected.What makes this worse is that we were not given any indication that this would be happening, nor were we given any indication of when it will end. This goes along with the general theme of the new owners not communicating with residents in any way.We will not be renewing our lease at the end of the term.

Angeline and Santos are great, I would give them 5-stars if I could.. other than that,Staff is nice until your lease is coming to an end. Also, they failed to send me my notice to vacate on time. Thankfully I was paying attention to the dates, otherwise I am sure I would have been charged some crazy fees.Some things to expect:1. Your fridge may not work properly, and when I say that, I mean your fruits and veggies will go bad the same day you buy them. It took over two weeks for them to replace my fridge.2. Your toilet may continuously run and you may end up with a high water bill. They had to fix this for me twice.3. A/C seems to only run near my front door, doesnt ever get to my bedroom..even after theyve come out to fix this. I didnt even bother asking them to come out again to fix..Just lived with it.4. When you schedule a mainteance appointment and you request for them to CALL before they show up, they dont actually call first.. no matter how many times you ask. This is important to me because I have a dog who had a big surgery and was on medication and did not want anyone going into my apartment to disturb my dog. Nobody. Calls.5. My bathtub is not leveled, and water collects in the left corner near the faucet, grout does not hold and water keeps collecting which gets moldy over time. I mentioned this and they re-grouted it...which then came offf again since the water is continuously collecting. Which means extra cleaning for me, yay. This wont get fixed, I guarantee it. What will they do? Lift the entire tub and level it? Yeah right.6. Heads up, no Huskies allowed--My sister is not allowed to visit me with her Husky..News flash people, its not about the breed, its about the way your dog is raised. Stop discriminating big dogs!Here are two incidents that recently happened.1. They notified residents that people will be coming into the apartments to replace fire extinguishers. I cleared off my kitchen counter but had a painting near my sink... The company put the new fire extinguisher directly on my painting...ruining it. As if the 10+ foot counter isnt big enough to place it, oh I dunno, somewhere OTHER than my painting?!2. I gave my key to the office for cleaning services and when i returned within business hours to pick it back up, they left for the day for an off-site meeting. I was locked out of my place...wonderful. The emergency phone line did not ring to anyone. Surprisingly, the cleaning service people left my patio door unlocked so I was able to get into my home for the night. When I went to the office the next morning to discuss how they left early with my only key to the apartment, Kena stated I assumed you had another key. Outraged, I spoke to her manager, Amy, who then stated I should have two keys because they always give two keys at move-in...I never got two keys. This explains why Kena assumed I had another key. It just would have made sense for them to pick up the phone and call me to say they were leaving early and this would have all been avoided. Nobody was sincerely apologetic. I asked if I could get a credit to my account for the trouble or if I could go ahead and get out of my lease a month early since I no longer want to be here with these problems nor do I want to deal with this company.. Amy responded with how they have bent over backwards for me already... thanks? how? Apparently I am the only resident that asks for them to call me before someone shows up a for a maintenance request:refer to number 4 above.Big disappointment. You would think when you pay a pretty penny to live somewhere that you would be treated well. I am thankful that I am leaving this place.
