Do not move here. They do not repair things. roaches everywhere. And even if you spend 2 days cleaning the apartment before you move out leaving it cleaner than you moved in you will be charged cleaning charges.Do me a favor if you ever move out of this place. Make them work for that cleaning charge.
No urgency when my heater went out during the cold front. I wasn’t even offered a space heater or any accommodation when I was told my heater would take days to get fixed. The office staff didn’t even update me on the situation, I had to call multiple times.Ironically the same thing happened when I first moved in during the summer and was left with no a/c for almost three days. The maintenance staff is super nice and helpful though, but I wouldn’t say the same thing about the front desk people. My advice would be making sure these apartments are actually functioning before leasing them out to people. People need working a/c and heating, you do realize that?
I’ve been living here for a while now and I love it. Every time I have a question or issue, Shelly will get back to me that same day with answers. :) the management is great. My dog and I really enjoy our yard, privacy and how peaceful it feels to live here.
If I could rate this 0 stars, I most definitely would. If anything, I’m mostly mad at myself for not listening when I was told not to move in here & not to throw our money at a Roscoe Property.I’m so sick & tired of this. My dog barks & I literally have them at my door, yet a whole half of my apartment is covered in water and there is absolutely no response from anyone. At almost 8 months pregnant, I’ve been dealing with cleaning up after this as of November 2018. And recently I’ve been waking up to puddles of water every morning for the past 3 days. And yeah, no response. My bathroom leaks, my hallway leaks & my closet leaks. I’ve been through numerous towels & damages to my belongings. I guess a thousand dollars means nothing to some people, but still, this is so unfair. Maybe I should get my dog to bark so they can freaking show up.Oh & here I am being a good neighbor, understanding of sometimes having to deal with annoying situations. Apparently my dog was such a complaint I had to get rid of him, but what would have been done about the 50 times my apartment has reeked of marijuana. Probably nothing. Thanks neighbors.Seriously, stretch your dollars a bit more for another place, don’t waste your time here. Every time we see someone moving in, our first thought is, Don’t Do It.There is absolutely nothing here worth moving in to.
Moved out 2/25/19 the same day my move out bill was sent to a collections agency even though I asked to go ahead and pay it in office same day. I called this collections agency, was told it was too soon, they hadnt received my account information yet. I called back again to pay it as soon as possible. Now months later even though I paid in full, and the account closed it is showing up on my credit report. Crooks. Ive never ONCE paid ANY bills late in my entire life, now this is preventing me from getting a loan.Let me also say I had to call the police 3 times while living there. Homeless, robbery, public fights in the parking lot, people tweeking out from drugs and random people knocking on my door happened on regular basis.My air conditioning unit was broken for over a week the week of july 4th. They had to get approval to fix. I know that isnt the maintenance guys fault, it was Roscoes fault. The maintenance men try their best here but Roscoe holds them back from any quality work.When I first moved in i had a raccoon living in my ceiling which i was able to get them out myself, then they came back the next year. Plenty of flying roaches, but its Texas.I can live with a lot of nonsense, what I cant live with is my credit report being damaged by this company.
If I could give this place zero stars, I gladly would. Besides how outdated the apartments are, the management is deplorable. They are never in the office, and when someone is in the office, its some newly hired employee with zero to no experience who will give you misguided information. Try getting a hold of them when you have an unattended to maintenance request. The washing machines are almost always out of service and if theyre working, they smell like theyre located in a back way alley with sewer water as their source. Before moving here, please check the BBB website for the countless complaints past residents have raised against them for financial matters. They are money leeching creatures who will exploit you based on a contract you signed with them but will do less than the bare minimum to uphold their end of said agreement. Their property manager, Cheryl Drew, is about as useful as a turtleneck sweater in the summer. She will wipe her hands clean of any responsibility her employees may have as far as being timely, professional, and ethical employees, primarily because she also lacks all of the aforementioned qualities. I initially liked this place because I was willing to forgo living in a nice place for the sake of location. But, after living there and leaving highly dissatisfied, I would rather live in a clean, pest-free, up to code environment and drive into downtown if needed, than endure the kind of living arrangements and deplorable management that this property is subjected to.
Shelly has been such a help through the application process. Response time is great considering this is a one-(wo)man operation at the moment. The property seems to be in pretty good condition from an outsiders point of view. Our move in date is in June. The selling points were definitely the yard and the price. Looking forward to joining this community soon. Thanks Shelly! :-)
Ive read through most of these reviews before leaving mine and I must say I havent dealt with any of those situations, but I guess its easier to leave a review over negativity opposed to positivity. No break-ins and no theft seen from my point of view. Ive lived at Hillside Place for about 5 months now and Alec (our leasing agent/property manager) has been super helpful every step of the way. He even texted my roommate and I letting us know the pool was cleaned the day after a bad storm over the summer, and always lets us know whenever we have a package delivered to the office. Weve put a few small work orders in and so far, the maintenance staff shows up the next day, if not the same day of the request. Alec and the other office staff always greets with a smile and really seems to try to go the extra mile. In my personal experience, one of the most attentive apartment complex crews Ive had the pleasure of working with.
The place is nicely located and was well kept until recently. However it appears that these apartments have fallen under the management of dishonest and greedy people. They are currently causing me troubles.I have complied with all of their rules and expectations by keeping my home well maintained until my departure but they decided that they would keep my security deposit anyway and they are now asking me for more money. They claim I did damages to their property that are complete fantasies. They are accusing me of having damaged the walls with screws and nails while I have never ever used both. They say I let body oils stains on the bedroom wall like if had no headboard which is a total invention given that I had a massive headboard during all my stay. They also told me that I left them a dirty dishwasher... I lived on my own: I have never ever used their dishwasher. Not even once.Eventually, they even charged me 50 bucks for trash hauling because I purposely let a bundle of 5 new cleaning tools (such as a pack of swipes and an unused mopped etc.) with a note saying that it may be useful for them or the next tenant.I asked for the pictures of these so-called damages they are charging me for but I got no response.I will not deny the very good work made by Rick and Cody - the previous manager - that were both very responsive and convenient but now the place seems to be under a different kind of management.
The service was always amazing but as soon as it got bought out by Roscoe Properties the service went downhill. Literally every time I try and go into the office to talk to someone they are closed, even during business hours. I tried to pick up a package out of the office but have yet to be able to because the office door just has a piece of paper taped to it saying that the office hours are only 3 days out of the week and for a four hour time frame...
Do not move here. Management is the worst. They are sleezy and did NOTHING to protect residents once we had shared there was a drug dealer doing drugs in the apartment complex. I wrote a note to management alerting them of this, and they did nothing. No response, no protection, no were looking into this, and your safety is our biggest concern. They also sent a final fee to collections versus actually emailing or calling me as a former resident. Now that will be impacting my credit and I literally had no idea until I received a notice from the collections agency letting me know it was past due and would impact my credit. Cannot believe the lowness of this company.
STAY AWAY. My apartment flooded SEVEN times. The maintenance and property management company was scarce when you needed something done. Find another place to live.Hillside also charged my account $360 when I moved out, this was never sent to my forwarding address so now it has hit my credit. Not sure where that charge came from especially since the last two months of rent were free due to all of the flooding AND I even cleaned the moldy apartment after moving all of my furniture out. Very poor service to say the least.
I wouldn’t have hesitated to give Hillside Place Apartments a one-star rating except for the following two reasons: The rent is decent for how close you are to downtown, and pit bulls are allowed.When it comes to the condition of the apartments and the manner in which they’re managed, though, Hillside Place—yet another 512 Realty-owned property—is easily the worst apartment complex I’ve ever lived in.For the first month of our lease, we had to deal with a cockroach infestation that was apparently caused by the previous tenants leaving a plate of food underneath the refrigerator. We were assured prior to signing our lease that the refrigerator and range had been pulled out so the maid service could thoroughly clean the kitchen area, but I think it’s fair to assume either that the maid service gave our apartment only a cursory dusting, or that the apartment wasn’t cleaned at all. The cupboards in the kitchen were soiled with roach feces, and we noticed several dead and dying cockroaches in more than one of the cabinets above the range and also in the cabinet beneath the display shelf in the living room. Needless to say, we were unable to unpack our boxes for the first month of the lease, which is how long it took to get rid of the infestation. Imagine killing roaches and eating out for an entire month! My girlfriend saved the receipts for our meals, but the apartment manager claimed that they couldn’t reimburse us.The apartment buildings themselves are in poor condition. You can see stair-step cracks in the exterior of at least one of the buildings, and the siding is damaged as well. Parts of the walls and ceiling in our apartment became soaked every time it rained for more than ten minutes, and a good-sized pool of water (if that’s ambiguous, it was enough water that to mop it up required at least three large towels) formed in our living room on several different occasions because of a leak in one of the baseboards. When we first reported the issue, the maintenance man informed us that the exterior of the building was damaged, but no one ever came out to make repairs. By the time we moved out, the walls were cracked, stained, and molded from being repeatedly soaked.Toward the end of my lease, the apartment manager was replaced. The new guy, Chris, seemed never to be in the office. I must have checked at least 10 times over a period of six or so weeks, and I never saw him once. It didn’t matter what time of the day I checked; the office was always dark and no one ever answered the phone—I still don’t know what the guy looks or sounds like. During this time, the sink in my bathroom leaked for over a week before anyone responded to my maintenance request. I had to email someone at the main 512 Realty office multiple times before the order finally trickled down to the maintenance man. Once, about a week before my lease ended, I came home and was shocked to find my door wide open. Suspecting theft, I called emergency maintenance and no one answered the phone. I didn’t even get a voicemail.To add insult to injury, instead of getting any of my security deposit back after moving out, I had to pay for “wall/paint damage.” There was a stripe of an oil stain in the living room and bedroom that I caused and was prepared to pay for, but the amount that they charged me was way above my expectations. When I pointed out that the oil stains were very minor compared to the extensive water damage that was caused by their neglect, they still refused to negotiate with me.This apartment complex is a sinking ship and the management is using their tenants’ security deposits to bail the water from it. Don’t move here.
I just moved in, but I have to say I really like it so far. They are very pet friendly and the staff (Megan) is very responsive. So far so good...fast forward a year and I agree with the other bad reviews. The management was excellent until 512 Realty took over and mismanaged the place into to ground. Cody Hardin (who replaced Megan) was unresponsive and disorganized. I agree they ruined the pleasant atmosphere and became obviously greedy and all around poor. Last I heard Cody was developing a pest control business specializing in treating bed bugs. Appropriate.
Currently live here, it’s disgusting. Watch out you might get towed, and they won’t do anything about it, just a sorry and see you later.Have visitors? Doesn’t matter, if you don’t go pick up visitor passes from the office which is closed most of the time, good luck! Your people will get towed. The “ backyards” aren’t all really yards. Make sure you get the ones with the real yards before you sign up for it, ask to see it. We got screwed over with a porch and our “yard” we pay for is so tiny. Extremely tiny, there no grass it’s just dirt, our dogs won’t go back there and if they do they bring it a lot of dirt. PLUS It was filled with poison ivy. There’s a bug problem. Roaches and different bugs everywhere inside and out, if you open the front door BIG roaches run inside. We have a Euro washer/Dryer. It’s terrible doesn’t work, it’s just a really loud machine, I’m sure it wakes our neighbors up. We pay extra to have it but end up spending the same amount using their laundry mat. The card readers in there hardly work, the dryers hardly work, you pay x2-x3 to have your things dried. If you end up at the bottom floor good luck if you have loud neighbors, nothing will get done. There’s no microwave, the water is constantly CONSTANTLY being shut off. The parking spots are very narrow (might get your car hit) and barely any spots available.You can spend a few more bucks and love at a wayyy better place. Don’t recommend anyone live here. It’s a mess.
I love my loft at hillside place!!! Maintenance is always on top of things and Shelly who works the office is awesome!!!!!
This apartment was in an awesome and convenient area of town, but the management was terrible. I knew that something was wrong after the 3rd or 4th change in management. Maintenance requests took forever to be completed and there was rarely anyone in the office to take care of needs. You couldnt reach them; you could leave a message but there was no guarantee that they will get back to you. In the middle of resolving one issue, management changed and it was all back to square one. 512 Realty is the worst and Roscoe isnt much better. Maybe it was just the shitty apartment complex that they didnt care about.
Ive lived there since July, and ever since the I have never had any complaints I hope that with the new owners I have the same service :)
Non-responsive, never answer the phone or return multiple voicemails, apartments are outdated, and customer service is unacceptable. Claim to have updated information on file and clearly do not have the courtesy to pick up the phone and contact you in regards to final receipts, maintenance issues, etc.You have residents information on file yet do not have the assertiveness to call or email. Get it together. The lack of professionalism and responsiveness does not make anyone feel at home.Jeremy was the only good residential manager and was the biggest reason I selected this complex. He did an amazing job. Happy for his promotion, but this property has gone DOWN THE HILL.This review is not even worth one star. Im highly disappointed in this property. Im sure a resident manager doesnt even receive or review this so I highly doubt someone will reach out to fix the issues.
Been here for 4 years, apts arent bad, location is good....management is terrible. Used to be a lot nicer until roscoe took it back.
Ive lived at Hillside Place for a year now and just renewed my lease for another 12 more months. I LOVE living here for several reasons. First of all, the price. I live about 5 min from dt without the dt pricing. (I have literally timed myself driving to work and it took me 6 min from the time I left the front door to parking in my garage dt). I live in their loft model, which is quite the unique floor plan. I have floor to ceiling windows that take up the whole front-side of the apt. This is the best feature of the apartment and makes it look very modern and sleek, letting in a lot of light and making for a great ambience. Hardwood floors and granite countertops (the whole property was renovated). If one of these opens up youd be lucky to snag it up. Secondly, their pet policy. They have no breed, age or weight restrictions. I own a pitbull and was having a really, really tough time finding a decent place to live and keep my dog. Now, before this scares you off let me say that I have never had a problem with my dog or anyone elses here. From what Ive noticed, theres a lot of young professionals and couples here. Im in the communications field myself. A lot of us do own large dogs and Ive seen plenty of pitbulls/mixes around but everyone is really careful with their dogs keeping them on leash, which is the rule and law anyway. All appliances in my apt have worked just fine from day 1. The only time I did have to call maintenance was my fault because my dog tore down one of the blinds. But they were prompt and took care of that pretty quick. The staff (Cody) is awesome. Very friendly and helpful. Only thing I wish was that we had washers/dryers in our units and a gym. But the community laundry room isnt bad. In the year Ive lived here I really only had to wait once for someone to finish up their laundry before I could do mine. Were located off East Riverside drive, which is an up and coming neigborhood. A lot of gentrification going on. Some of the well-known music venues like Emos and Antones have relocated here. All in all a great experience here and a great value.
Bad office staff, I my self will never rent here again just not what is expected from anyone here.
