Community is beautiful. Far more than what I was expecting. Its been easy to navigate and get through. So much nature and trees. I genuinely feel safe which was a key factor for me. I love the unit and how to get into it. The studio I’m living in has been a dream pad. Doesn’t feel like a studio at all. My kitties are also happy! The neighborhood is quiet which is an extra plus.

Beautiful complex and apartments. Love the greenery around with plenty of space for your animals. However, when we moved in there were a ton of ROACHES and the office offered to have exterminators come weekly until we felt they were not needed. We have lived here for 3 months and they have only come 3 times to exterminate for roaches and they have made us pay for exterminators in the rent. On top of that, there are a bunch of hidden fees that they do not tell you about when looking at the complex and signing. Expect your rent charges to be at least $200 more than what they say it will be.

I loved living at this property! The trees and landscaping is nice, even though the winter storm killed a lot of plants. The managers are always helpful and attentive and the maintenance guys were always quick to fix my issues when I told them about it.

My experience with Mariam was great. She walked us through the whole process and made it very easy for us. Im very happy with our new apartment. Everything has been great so far. Our apartment had a small issue and Mariam submitted a work order for me and the issue was fixed the next day. The complex is very nice and quiet and the amenities are great, as well. Im very happy I chose to move here.

We are so excited to be working with our leasing agent, Mariam! From the moment we walked through the door, she made us feel at home! She was so patient with us, especially when we kept going back and forth between two floor plans and took forever to pick one. Even though we weren’t able to see one of them in person, she helped us break it down through pictures and walking us through the floor plan details on their website! She was so attentive during the application process and always responded in a timely manner!The property itself was very clean and felt like home, and we loved the amenities! We are so excited to move in! Will update once we have officially been moved in for a few months!

This place is legit, I like the pool everyone is friendly and they have a dog park and stuff. The office people are cool too, and I trust the maintenance guys. Definitely recommend if you are living in South ATX

Hi my name is Kevin I use to live in these apartments a year ago the apartment is nice I love it but it the crew that works there so I started to talk with one of the maintenance guys his name Jorge. We talked for a couple months so I got to know the guy a little more . I thought these apartments where professional come to find out the boss I think his name is Juan and Jorge where always doing coke they would come And ask if I would know anyone that had some always would ask . also there times where Jorge would try to sell me or resell appliances also fans Nd sinks from the apartments to make extra money

I’ve been here since 7/2018. I just want to say this complex has been good to me. Today they got my hot water turned back on, and it is even hotter than ever! Their always on time, professional and efficient. One day I’m going to have to say goodbye bc I’m working on my BSN in nursing and I got to downsize, but since day 1.. this complex has showed me nothing but love. I read some of the reviews from others, and it shocked me. But these days there is always going to be ppl with different experiences. For someone to throw others under the bus is so uncalled for, and there are always different ways to go about things if it’s negative. But ppl like that mean well in their hearts I guess. But god won’t bless u to throw others under the bus whether it’s true or not. I guess I’ve been blessed because I don’t find it necessary to make headlines for negativity. I love you Griffis Park! Thank You for being good to me with my first time on my own🙂God has the final say, not the world❤️

We just renewed our lease and the staff was AMAZING! They are extremely helpful and go above and beyond to assist you all around! They put so much work In to helping us moveIn to a more spacious apartment. They helped us view multiple units until we finally settled on one. Come to find out they don’t even get commission for renewals, they’re just awesome at providing great customer service. Peyton and Veronica are fantastic! Thank you ladies!!

I’ve been at Griffis Southpark for almost a year and would highly recommend the community. Good location to downtown and the community has some nice amenities. Favorites are the very functional gym, community car wash and pool. The leasing and maintenance staff are top notch as well. My unit has a garage which I love. Moving here from another state and city is always a challenge, but I have to say Griffis Southpark made the transition easy. Thanks guys!

Thank you Mike, Veronica, Payton, and Connor for all of your help with my transfer. It was definitely a headache to do during Covid but I appreciate yalls efforts and time and I love my apartment and community. If you ever have any issues or concerns, bring it up to any of the staff. They are all friendly and just want residents to be happy and feel at home.The amenities are awesome and I am so glad that they are opening up again with the proper guidelines in place.The maintenance team is also top notch. They are fast and do a great job.

I moved in about a year ago and from my initial encounter with Connor I felt at home. Connor provided his attention prior to me signing my lease and made sure to answer any questions we had.Veronica, Connor and Ricardo are exceptional 100%. This property is amazing. Not only are the renovations absolutely beautiful and different than most, the super star leasing agent Peyton is a pleasure to work with. Amazing place to live. The apartments are well equipped and very modern. The pool and cabana are are awesome amenities, not forgetting the hot tub, its perfect for relaxing during Texas summer! The clubhouse is really nice, it comprises everything you need, from computers, coffee, a place to sit and relax. It has a really modern gym complete with a concept 2 rowing machine! The location is perfect for commuting, youre right on S Interstate 35 and right near South Park meadows shopping centre, Super target, Orange theory, JC Pennys, Best buy, Cinema etc...and so many eateries. The staff are super friendly, they all work very hard. 10/10 from my family and I

The staff in the front office is phenomenal - the two leasing agents, Lauren and Connor, go above and beyond every single time Im in the office.Anytime Ive put in a maintenance request its done on time and they leave a nice note telling me when they came in and what they did to resolve the issue.The front office plans more events than any other complex Ive ever lived out - and theyre not the gimmicky cheesy kind you hate going to.The property is beautiful and always well maintained - I get compliments on the landscape every time I have someone over.If I could give this property 6 stars I would in a heartbeat!

Place is a joke do not stay there!!! Management is horrible at responding to issues apartments had a serious issue every other week they used the excuse of them remodeling one year to charge 4 different friends I made there for new carpet and appliances in the apartments after moving out and the gates always break. Over priced and always have billing issues charging extra fees. Don’t fall for it

Ive lived here for about 5 months and I love this place! The community is so much better than any of the other complexes in this area. The new clubhouse is awesome and the staff is so helpful and friendly! I wasnt going to renew my lease, but I decided it would be stupid to go anywhere else. Trust me if you are looking for an apartment down in south ATX--this is the place!

Ive been here over a year and love it. Location is great and staff is excellent. The grounds are well kept. My only issue is the pool area is packed every weekend and 80% of them dont live on property. I wish that was regulated a little more. Connor is the best, always so friendly.

McKinley Knapp from day one has made our experience amazing. We seem to have maintenance in our apartment for small repairs almost every two weeks, but the maintenance staff if also fast to respond. There is plenty of parking out by my building for me and any guests. We were charged additional fees that we were not responsible for, but upon talking to Janie she helped us come to an agreeable arrangement and was very helpful. So far I have no real complaints other than there only being one entrance for such a huge complex.

We decided to lease at this property because of the location, floor plans, price point and the staff member we encountered, Desirae. However, that was when the company was The Cottages. We moved into our apartment in June to find The Cottages had been bought by Griffis, fine. I expected the new company to do their due diligence and inspect vacant apartments that were soon to be occupied--boy were we wrong.The apartment had not been cleaned at all. The carpet had a huge stain in the middle of the carpet, there were no drip pans on the stove, puncture holes on the walls and flooring. They sent someone to clean that one spot and its still visible; they did not want to replace the carpet. We asked for drip pans and they wanted to charge us $30 for them!After submitting maintenance request for over a month, we thought they got it right. Wrong, again!Our AC has gone out twice. The first time it went out, the maintenance manager said it was due to the compressor and hed fix it. 1.5 months later it isnt working. My apt went from 75 degrees to 85 within 5 hours with my AC set at 63! We called emergency maintenance and guess what he said?! Its the AC compressor. I guess he forgot he said that the last time. Ive submitted 4 requests to have my roof fixed as it leaks every time it rains. The second time someone came out, we were told the first person didnt do anything. The third time they came, they said they didnt see a leak. The fourth time, I sent an email to the Asst. Property Manager with pictures the same day showing there is a leak and my furniture is wet.Please be advised that there are numerous complaints in regard to maintenance issues per our resident portal Weve given a 30 day notice and will be moving out at the end of October. I really wish we could leave sooner.If youre interested in this property ask all the questions you want and dont get distracted by the specials they offer. I tried to give them 0 stars!

Ive lived at The Cottages since Nov 2013, and renewed for another year. The new management company is great! They have done several things to rehab the look of the property. The office staff is amazing to work with, and very friendly. The maintenance staff is just as attentive. I highly recommend the property as I was new to Austin. It is so convenient with both entrances for residents and affordable.

I currently live at The Cottages and it is a total night mare. We were forced out of our apartment because the base of the tub cracked and they had to spray it with toxic fumes. The apartment that they let us stay in had no parking provided. Our garage could not be used because the toxic fumes were so heavy they were in the garage. I returned home late from work and the only parking spots available were handicapped. I went to my car less than 5 hours later to go to work and my car was towed. The Cottages tow their own residents even though they do not provide enough parking for them. I am now forced to pay $193.00 to get my car back. The Property Manager Janie Martinez did absolute nothing and walked away as I was explaining my story. She is a great example of how not to treat your residents. I will be contacting Tanya Morales to explain my story. Towing your own residents without providing enough parking is absolutely shameful.

Very nice units but poor management and front office. Came to see some units and was offered a tour; however, prior to the tour, the agent began assisting a half a dozen residents - who arrived after we did - with their packages. It took us nearly 30 minutes to receive our tour. We soon realized that the agent was the only agent on site, despite nearly a dozen people seeking services (residents and prospects alike).Likewise, when we were offered the unit price and notified the agent that a local competitor was offering sign up incentives and if they were too, she responded oh thats nice.Management didnt contact me for over a month to ask how our visit was and if wed be seeking to lease the unit, well into my lease at another property.

Im giving them 2-stars because the maintenance team is outstanding. Anytime weve had an issue, theyre quick to respond and work efficiently to solve the problem. Thats the only positive thing about living here.Living across from I-35 means it takes about 30 minutes to leave the complex if you travel on Slaughter. It makes for a terrible commute.If you have a conflict with another neighbor, they are ill-equipped to handle it. In fact, they made things worse. We have a very noisy neighbor living next to us and we followed their protocol by reporting their loud music and bass. We were under the impression that it would be anonymous, but that wasnt the case. The neighbor found out who we were through them and thats when more problems began. This person began to complain about us being noisy and connecting to their blue tooth while we werent even home. As a result, Lauren and Connor did not really know what to do, other than side with the noisy person since they complained. By the way guys, I hope you see how fallacious his argument is. For example:P1: If it is sunny today, then I will go swimming.P2: I will go swimming.C1: Therefore, it is sunny today.Eventually Veronica came to our place and could confirm what we were experiencing and I think its finally resolved. Thank you Veronica for actually doing something. BUT THERE IS MORE.Dog poop has suddenly began to show up in our trash bin and the day after one of our reports, the cables in the breaker for the air conditioning were torn out. The maintenance worker who helped us asked if someone was messing with the cables and for us to keep watch for that. Hed never seen anything like this before. He had to remove cables from a vacant apartment so we can have AC. I cant really say its the neighbor who was responsible for the cables missing because thats just as fallacious as our connecting to his blue tooth. The excuse that I got about the cables missing was we dont know how that happened, weve had gardeners and other maintenance workers in the area. So it was probably one of them. Thats fine, but whomever was responsible put our animals in danger. Its hot in Texas and our apartment went up to 85 degrees Fahrenheit. They know we have pets and the breed of my dog (Boston Terrier) and that he has a short snout. Due to THEIR NEGLIGENCE, he was panting like crazy when we got home because it was too hot. So if it wasnt our neighbor who was responsible for the cables missing (who by the way doesnt seem like the type of guy to do that, according to Lauren), then it was Griffis who ultimately made a huge mistake. Who would remove cables to an AC unit for maintenance and forget to put them back on a unit with tenants? It was only our unit that this happened to by the way.We dont feel safe here anymore and our anxiety is through the roof. My husband is a Veteran and a full-time student. This has negatively impacted his studies and life-style. Is this how you like to treat people that have served our country? He cant live in peace like he deserves.

The reviews that are older than about a month ago were posted before Griffis took over what was formerly The Cottages. I got a quote and submitted my application to The Cottages, and then they were abruptly bought out by Griffis. I then spent weeks trying to get a lease from Griffis and ended up going with another apartment, because things were just so chaotic. I got one lease, replied that it was very much incorrect, and then got another lease, which was super incorrect also. The prices, dates and information were all over the place within the lease and after reading it, my boyfriend and I would email back our leasing agent with questions, only to be ignored. Phone calls didnt go much better, and even an in person visit did not fix the communication problems. Furthermore, they didnt explain which charges would be mandatory and which were optional -- im really glad we dug deep about this issue because it wouldve made a huge difference in what we were going to pay every month. I understand that things must be crazy over there as they scramble to get their affairs in order, but after just getting an email about my service request at Griffis, I figured it was better to warn people that the good reviews for this place dont necessarily apply anymore, at least in my experience. I feel so much better for having decided against moving here, and perhaps anyone considering this place should take into consideration that there will be challenges in moving into a place that has very recently been bought by a different company. I hope things get better once everything is settled down, because it really did seem like a great apartment complex before the transitional issues.

If I could rate 0 stars I would. Been here for 2 years. These people are constantly looking for new things to charge you for. Taking out the trash? Trash charge. You dont have pets? They add it to the rent anyway, even if you specify that you dont have pets. You pay $4 a month for an exterminator who never even shows up. The buildings are infested to the rim with roaches. In the summer months youll get these tiny millipedes that just curl up and die in the least convenient areas. Youll also get cave crickets (read: CAVE crickets) in your laundry room. Theres an entire safari of disgusting insects and arachnids awaiting you at Griffis Southpark! I never have to go to the zoo, all the wildlife I need to see is right here in my apartment!Dont bother calling about any issues. Theyll claim to be sending someone soon but no one will ever show up. They keep firing the maintenance guys so no one is around to fix anything, and those that are are very limited. Last month, the degenerate neighbors that live above me thought it would be a good idea to just pour a bunch of water on the floor and it leaked into my bathroom from the ceiling. I called the people at the office 10+ times and the repair man never came. The water had to dry on its own, leaving the ceiling stained with a gross yellow.Your car isnt safe anywhere in the parking lot. Several people have had their cars wheels stolen, with the body placed on cinderblocks. The apartment complex refuses to invest in security or even cameras, something that even inner city living spaces offer. When I contacted the office about my cars wheels being stolen, the associate laughed. And this place goes through associates like a knife through butter. Every week the entire team changes! You dont get to familiarize with anyone. Thats how terrible these people are at customer service!Speaking of parking, there is NEVER anywhere to park at night. Thats because for each person living here, there are about 5 cars.The community here is very rude and obnoxious. The neighbors blast their movies and music with the windows open at Fighter Jet-level volumes. Some of them, for some reason, jump and dance around their car playing music late at night, and people that visit from other states take up parking for people who live in the complex. They also NEVER pick up their dog poop. They just leave it there...This place is too expensive for the awful quality they offer in their apartments. Youll be paying $1500 a month for a nasty, ugly, roach-infested apartment and youll regret it every day that youre here.Lastly, the location is extremely inconvenient. Its right on the side of the highway, so leaving the complex could take 30 minutes longer due to the Austin traffic that piles up every day of the week. These are not luxury apartments. Youve been warned!

*** Please Read Before Renting Here***If I could put 0 starts I would. My husband and I move in July of 2017. We were really hopeful due to the area being nice and having a garage, boy were we wrong. First of all my husband moved in without the apartment being cleaned, the oven door glass was broken, (it took about a month for a replacement) then we had neighbors that were so loud we could hear them in my son’s room. We did a formal complaint and nothing was done. We were expected to “wait it out”. Many neighbors had problems with the entrance gate being left opened at night, break ins with cars, attempted break ins into apartments, stolen items from porches, and complete lack of safety. We once had the SWAT team come into our apartment due to a bank robber hiding in an apt across from us. There was also a huge opening near building 14 where the hobos would come in, rummage through the trash and we once found a crack pipe near the mailboxes. We saw one hobo who seems to frequent the area carrying a hunting knife. There’s random dark spots in the parking area and near the building which didn’t help with the thievery.There was a huge problem throughout the community with the fees that they charged us. We had no access to the Gym or clubhouse due to renovations but we were all still being charged. The trash fee was $30/month and it’s only picked up from Monday-Thursday, no more than 2 bags per pickup. Which means you were left with bags of trash in your apt. We saw many complaints on the community board about roaches and bugs.There was a huge lack of communication and delays in responses in trying to get anything done, I had asked for paint for some touch ups and they asked me to submit a request and it was marked “done” when I hadn’t received anything. They also would do random pest, multiple fire dept tests, and maintenance checks, and would not give a reasonable time notice. We noticed many complaints when they would change the service dates the night before, our last month there (i believe May 2018) they changed the maintenance check so many times it went from the being the beginning of the month to the end.Given, our actual apartment was nice and we were happy to have a garage but it seemed like it was a high price to pay for it. All and all it ended up being about $1580/month for a 2 bed/2 bath garage apartment with Fees. Considering all of the problems with the actual community and management it is not worth it. I’ve lived at 3 separate apartment complexes in the Austin area and these were by far the worst, we did put down a hefty deposit $750, and got none of it back. They charged us $1136 for replacing just the carpet. Which they do every time an apartment is vacated. On a side note we saw on the Community Board where they were offering a gift card for leaving good reviews on websites.If you still plan on living here I HIGHLY recommend to go through Google and Yelp reviews. Like many of the other reviews I will start with the old management and end with the new!When I moved into the cottages, it started off great! I felt comfortable with the office staff and would request things like batteries for the smoke alarm, my dryer needed to be plugged in and our guest bathroom toilet would keep running. They were very quick to fix these things. I was in a happy bliss. Then things just became ridiculous. The lights for the parking and walkway for my area went out. I called so many times for them to fix it. It was very dangerous to walk in the dark - you could really hurt yourself. Their excuse to not fix the lights was we dont have enough maintenance which was clearly a lie because I would see maintenance around the complex all the time.. I would even stop to ask them for help, which they said they would do and never did. We had no lighting in our area for almost a year. It was quite ridiculous. It was getting so bad I was looking for other places to live. I wanted out of there fast.Then a change was made and basically its a whole new staff. The cottages went from a horrible place to live to a great community. It started with them fixing the lights immediately after I called and told them my mother fell down because she missed her step in the dark. I was extremely upset and called the office in a rage. The poor girl who took my call was so understanding and apologetic. If you are reading this- thank you!!!!! A MILLION THANK YOUS!!! The car wash wasnt working for a very long time which was also upsetting because the amenities was a big part of why i chose to live here. They fixed the car wash immediately.They have since added disk golf around the complex, they added a designated spot for the dumpsters so there is ample parking, they also have monthly contests, dinner nights and other fun activities for residents.OH! How can I forget to add their front desk guy! Sorry, I forget names easily. He is the happiest person you will ever meet. Walking into the office instantly brings a smile to your face. I am so happy living here at the cottages. I am so happy for the changes. This is a great place to live now that the new management has taken over.

I have lived here less than a year and I have had to deal with so many maintenance issues, to the point I have a personal contact at corporate. This place is incompetent on the highest level. Its the perfect place to live if you want to pay rent, to have no heat in the winter, no ac in the summer, water leaks, pest control issues, non- performing appliances, and under the slab plumbing leaks. Expect High water bills because of plumbing leaks and high electricity bills because of faulty wiring. None of my appliances work properly. Dishwasher, or dryer. Putting in a maintenance request is just a way to raise your blood pressure because they will fix absolutely nothing. The management staff does not manage anything and lies about the repairs being made.They have no clue of whats happening on their own property.I actually was told to heat my house that I should open the oven and leave it on. You would think that they would fix it within the next 24 hrs. Nope, I come home to a broken space heater in my home as the remedy. After I had been told by management staff that it was fixed.This is by far the worst experience I have ever had living in an apartment complex that claims to be luxury. I can not wait until my lease expires so that I can remove the stress of living in an apartment that needs so much work. In fact, I will be calling corporate to discuss options to remove myself from this place.

Have lived here over a year. Managment is always a pleasure, they make it simple and easily. Havent needed much maintenance but when I did it was done quickly and efficiently.The grounds are gorgeous and offer great prices for the amenities. Ive lived in a few different places and this tops my list. The Cottages is home for me.

My AC has messed up on me about 6 times now. I moved in last December, it just really sucks that they expect u to just sleep in an apartment that the temperature is over 85. Just very disappointing, I was super excited to live here, especially because the prior management made it seem so great. I just cant wait for my lease to be up and move out. After moving in, Ive actually had comments from residents about how much issues theyve had, similar to mine, and that they cant wait to move either. It just sad, Because the apartments are nice, really nice, but for the price Im paying, not worth it.

As a resident of Griffis Southpark for more than a few years, I can honestly say that this property is a dream to live at! The management and leasing team is both laid back and professional. They are also very quick to address any property related concerns. The property itself is beautiful and right off the interstate, relatively close to downtown and all the fun things South Austin has to offer. They gym area includes state of the art equipment and plenty of room for activities. The clubhouse itself has an internet cafe which lets you make full use of their Mac desktops and they have a pretty awesome coffee bar so you can get your caffeine fix while you surf away in comfort. Needless to say, I dig living at Griffis Southpark.

It was a rough move in with Griffis just taking over from the previous management company, so things got overlooked, but it is getting better. The front office staff are awesome. I truly understand that somethings are out of their range and the have to follow certain procedures. They do try their best to help as much as possible. We love the floor plan, it is very open and is awesome for entertaining guest during the holidays. They have one of the best floor plans in Austin, that I have researched. And we absolutely love our little sun room by the patio that we use as our computer area. Wish we had a playground where we can let our little ones run, but we go to Southpark Meadows. They are located in a awesome area, easy access to everything i.e. shopping, food, doctors/dentist office, banks, and IH 35. My only complaint is the parking and lack of/no sidewalks that children can walk on because cars do speed and cut corners short a lot. The parking here is extremely horrible. There is a lot of illegal parking. Dont know if its the residents or their guest but they have no respect for the handicap spots as well as the space in between the handicap spot and regular parking that is the handicap ramp, with no regards of scratching or denting someones car. Other than that my family and I enjoy living here, hopefully they will keep up the good work and take care of the residents and not just look at us as another dollar in their pockets.

Where should I start? No on-site security, no lights throughout select portions of the property allowing for criminals to break into your vehicle or do things like steal your tires and rims off of your truck (see pictures below).My 1-star rating is not because of what happened to my truck, but because of the empty promises of rectifying the situation . The leasing office has purposefully been leaving the front gate open after business hours. 5 parking lot street lights are all out in front of my building and this still has yet to be fixed to include the mailbox area light is completely out and dark.Parking at this apartment complex is horrible only in the front portions leaving people to have to park far away from their own building or even in handicap spots. There are no security cameras anywhere on this property to have helped figure out who stole my property, but hey the new Leasing Company at Griffis sure does have enough money to completely gut out there leasing office and make it look high dollar before putting in the requested safety measures of the residents themselves who pay for rent every single month.

I went into this office a couple of weeks ago and was not sure if I wanted to say anything but here I am. I walked into The Cottages office. I was slowly approached by a blonde haired lady, her name was Mandy or Amanda, who cares at this point... She was sitting behind a desk not paying any attention to people coming in. She was rude and acted like I was putting her out by coming in; whatever was happening on her cell phone was more important. I asked a couple of questions but did not stay for more than a quick introduction and a couple questions. I also noticed a familiar face. The old assistant manager from Colonial Grand was there. If she is the manager at this place, good luck. She is a horrible person and has the worse customer service ever! I lived at Colonial Grand for 2 years and moved because of the rude and unprofessional staff especially her. I was looking for a new place to live; The Cottages will not be one of them!

Ive lived here with both Sherman and Griffis ownership. Although Sherman did not notify the residents of the change until it had already switched to Griffis, both companies have/are working hard to meet the needs of the community. My service requests have been addressed within 24 hours. The unsightly garbage dumpsters have been recently replaced. They quickly fill up with trash on the weekends but facilities works quickly to address garbage spilling into the street. I love living here.

Unimpressed by current management team. I have been a loyal tenant since September 14 and the level of service has deminished tremendously. The current office staff is non-responsive to the needs of their residents. Emails legitimate concerns go unanswered. Whenever I do go the office the GM (Jennifer) feels it is beneath her to deal with the residents and then the revolving leasing agents are clueless. I am unimpressed to say the least. I will not be renewing at the term of my current lease.

When dealing with the office staff, I would encourage you to go into the office with a bullhorn and make sure you communicate what theyve each told you. Do this because they do not communicate with one another about what is going on and also they will forget/renig on anything they promise you. One person says theyll do one thing...never tells the other person so the other person does someone completely different...then the original person pretends itll all be fine and they will fix it but then the cycle continues. Told my dad he had a ding on his credit, then someone else told him his credit was perfect with no problems. Huh?? Dont call less than 3 times each time you call because the phone is constantly left to ring. Dont expect anyone at this please to give 2 flying f*cks except I guess Debbie? Donna? Cant remember her name but she gave us our money back. First person who did anything meaningful and/or sensible for us. 2 stars because I absolutely love the property. I thank God I will not be stuck dealing with the staff though.

Maintenence is great, I-35 is what you would expect and no problems with apartments, that being said I would never live here. Now some of the staff are kind and respectful, but others are quite the opposite. I have noisey neighbors and nothing is being done. They will not resolve anything and just shrug their shoulders even though they are starting to target us in retaliation for a noise complaint. The neighbors have destroyed the breaker to our ac and throw poop bags into our trash bins. When brought to their attention they responded that the neighbor doesnt seem like that kind of guy... neither was Brock Turner right? I guess they didnt think it would be in our best interest to keep our noise complaint anonymous and we will be taking legal action.TLDR: Apartment complex will not care about noise complaints, or destruction to your property and theirs. They will not do anything about it other than a strongly worded letter.

I have mixed feelings about this apartment. The outside of the apartments looks really nice, the car wash is convenient, and pool is very nice but the actual apartments themselves are constructed very cheaply! I lived on the bottom floor and the people above me made my life MISERABLE. I constantly heard stomping and some kind of wind instrument they played at all hours. If I was home alone I had to have the TV or radio going at all times to drown out the noise coming from my ceiling. If your apartment is on the second (top) floor I would recommend moving here if not, stay away! Its not worth it to be driven crazy by your neighbors.

Dont move in here, youll regret it.My car was set on fire a week ago, we believe by some psycho that lives in the complex.The pool is often nasty. Today the emergency alarm at the pool is been going off for hours. Calling the 24h emergency service and leaving a message is useless, as you will not hear back from them. The sound of the alarm is drivig us crazy.When we signed the lease here, we were promised a garage that was really close to our apartment. However, on move in day, that garage was occupied. Then they offered us a different garage, it turned out that one was occupied as well. Long story short, we ended up with a garage that is located 3 buldings away from our apartment.Think about it, if youre considering moving in. There are better places in the area.

My dog got attacked by another dog in the dog park even though the owner knew her dog wasnt dog friendly and I was stuck with an emergency medical bill because she couldnt breathThey redid the landscaping by building one and one of my dogs ate the new grass and got incredibly sick for two days. It feels like a swamp when you walk over it now, too.It takes over a month for anything to be fixed (i.e. problems with rent not being charged correctly) and you will continue to be passed around between office workers.It took two months for the window that shattered (heat? A bird? Who knows) to be fixed so I had a shattered window that couldve easily been broken for access to my apartment.They will tell you you can transfer apartments and make you put money down for it only a month later tell you they wont transfer you because of too much damage to your apartment. I admit the carpet and blinds need to be replaced but the wood panal floors were scratched with paint marks when I moved in.Infact, the fridge that was in the place when I got here is badly dented. Somehow.The parking is terrible youll never find a space if you get home after 9pm, the pricing is unfair (they will even put your apartment back on the market for 150 less than what youre paying and actually make your rent higher for the new lease).Cars were being broken into monthly because they were not closing the front gate at all (yes, even at night)I am also stuck with a hospital bill (and lost the job I was supposed to start since I couldnt walk) because I tore a muscle in my ankle getting it stuck in one of the ground drains that is very sunk into the ground and wasnt noticible.Also - no one else cleans up their dog poop and the office doesnt do anything about it.

Moved in11/2014. Great complex that if you blink youll miss it. Moved from a Roscoe Property between Riverside and Oltorf. What a difference a day of moving makes. BTW, I hate moving!The staff is great, and all the perks of the pool and gym onsite are awesome. You can even vacuum and wash your car on site.

I am a resident for over 8 moths now. Overall this apartment complex is better than most of other I visited in given price range when I was looking for lease one. Only few problem I faced on daily basis are1- Parking situation is bad if you come to home anytime after 7 you might get parking in far corner or not at all (I have parked my car in future residents parking outside the community gate.)2-maintenance is super-slow, my wife had to place multiple maintenance request as dishwasher knob was too tight and she had to apply all her strength to turn it. maintenance guy came after a week and said he cant fix it as its not broken, his suggestion was to use it until it breaks and then they can fix it.3 - saw people walking their dogs and not picking after them, and community is not bothered about it.4 - One of community amenity is a car wash center which was broken/out of order for my first 4 months into lease(even after multiple complaints) then it was fixed for 1 month and again broken...If you think you can live with these issues this is great place.

I went to see an apartment today and a white lady was on the phone talking about spraying a wasp nest and never acknowledged my presence. Like I wasnt even there. Impressions speak volumes. Terrible customer service I would have asked the lady walking in to help me but I was already aggravated at that point. I dont recommend this complex for anyone. Maybe my permanent tan had something to do with it.

The community is awful! Or should I say the property management!!!! Do not rent here!!! We lived with a leak/mold in our ceiling for 6 MONTHS!!! Which they never fixed! finally moved out and they want to charge us with all this crazy stuff... they are actually trying to charge me 175$ for 7 bags of trash that I personally put out by the curb for the trash service to pick up! That’s 25$ a bag of trash! TOTALLY UNETHICAL!

Im writing today because of the horrible living conditions in Carrington oaks. We were told that there wasnt smoking inside our new apartment. Immediately we could smell cigarette smoke after we started moving in. We were told it would be dealt with and completely cleaned. Currently 5/3/16 not a single change have been made. As we are terrified due to our 4 month old wheezing and coughing after moving in. We are headed to the doctor soon and pray for he best. Hope employees are paid well to careless about the residents. This place was great before it became Griffis South Park. New management is horrible. Ive been living here for 2 years and have never had such a bad experience living here. Before sherman sold out to griffis southpark, we negotiated our rental price and they made a note of it. Now time to renew our lease with griffis and they cant seem to find any note of what we were promised therefore they do not know if they can honor our rental agreement since theres no record of it. Its not our fault they lost it in the first place and now we feel stuck having to sign a lease with them with less than 30 days till our previous lease is up. When it was time to pay our rent, they were charging us about 150$ extra for a garage they thought we had even though we never signed for one or got any keys for. Also dont expect the prices to be as shown on the website because those are their Denver prices, so call before coming but then again youll probably placed on hold for 20 minutes.

Disorganized office staff which evidently doesnt communicate with each other and misplaces paperwork. Poor maintenance as well, or is it the office staff again? Hmmm.. We have had issues with apartment from day one which were communicated right away. Somebody promised this, another assured that. Almost 5 months later most those issues are still there plus new ones that have arised. Now we were told things are taken care of in importance order. Well, i suppose roaches arent an issue, nor a leaky toilet, a bad dryer. We have been more than patient. Many times they asked for proof of renters insurance (which we had promptly provided prior to move in) because they kept losing it. It seemed to be a monthly thing with them. How do they lose things so much and repeatedly inconvenience tenants for their ineptitude? And on top of that not take care of problems with the apt? Think thrice about moving in.

My roommate and I have lived at Griffis Southpark since July 2016 so we have lived in the apartments when it was The Cottages and under the new management. I will say, when Griffis took over (around April 2017 I believe) it was a nightmare. Lease agreements, paper work, everything was lost from the previous managing company. If I had not found proof of our lease renewal when it was The Cottages of $1,200 for a 2 bed/2 bath apartment, Griffis was going to make us sign at their new rate of $1,400 per month. Yes, $200 difference for the same apt with no renovations....Pros- 15 minutes to DT (if no traffic)- Close to South Park Meadows- Has access to I-35 and back entry to get on east slaughter- decent price- improved parking lot lighting- decent dog parkCons- Parking. If you leave the apartment complex past 9pm it will be difficult to find parking. There is no visitor parking. Many times I have had to park at the front office and walk to my apartment.- AC. If I can say the number one complaint about these apartments is the AC. They DO NOT and CANNOT go below 70 degrees without freezing. In the summer the ACs struggle to keep at even 72 degrees. I have lived at 2 separate apartments in different buildings and had the same problem.- people dont pick up after their dogs (whats new)Overall I Griffis South park is good, not great, not awful. We will not be renewing due to the increased rent since Griffis took over. If you are going to live at this apartment I would suggest living in the front phase of the complex. The back buildings seem to have more trouble with theft/break ins which I have never had or seen close to our building.
