Absolutely am LOVING my experience at Griffis Lakeline Station thus far! Office staff are friendly and are hands-on super helpful, even when I bombard them with a thousand questions π .Also for maintenance requests the response has been IMMEDIATE; I honestly have never lived at a place where our issue was resolved so quickly (especially when it wasnt a safety manner). Very communicative, friendly, and polite!I also love the fact they have a little golf cart type patrol that goes around the gated community, as it definitely gives me peace of mind. There was trash in the parking lot that was accidentally left behind by the Valet Service (which is a pretty nifty feature), and staff cleaned it up IMMEDATELY. Again, super impressed!
I just recently moved in some weeks ago. The location is just minutes away from everything that I need. The office staff is vey polite and lovely people to talk too, Jeremie at the office was very helpful in getting me setup and integrated into the community. The approval process was pretty short. Their website is organized and updated. Most importantly their maintenance is awesome and super responsive.

The apartments are great, they have an amazing community common area with a well maintained Pool, Gym, Yoga room, and lounge area..cleaned and serviced regularly! Close proximity to Walmart and a lot of great restaurants in a 2 mile radius. Extremely friendly staff and prompt service are a bonus.
Very recommend it. The complex is always clean, The pool is always on point! Maintenance personnel is very helpful and polite Mr. Rico is always professional and he always make sure to provide to the residents a satisfactory service. Front office personal is very helpful to answer any questions and always very kind!

Connor has been phenomenal! Was moving to Austin from out of state, so had to do everything remotely. Connor was extremely responsive the entire time, so despite the remoteness, we had all the paperwork and other things ironed out within 4 days.
Awful apartment complex that double charges every month then kicks you out when you refuse to pay twice. Even presented pay stubs and they sent an officer to threaten us. DO NOT LIVE HERE IF YOU HAVE A CHOICE!

I only recently moved in, but itβs been great so far. The leasing consultant, Connor, was super helpful throughout the entire process. Very responsive, always answered any questions I had and was very patient with us as we had to move our leasing dates around a bit. Very up front about all fees and any documentation that was needed, and sent over pictures when I requested.
Just recently moved in and so far so good. Buildings are clean and not noisy, Connor from the administration has been super helpful!
I couldnβt find my apartment key, and Connor graciously locked the door of our apartment without hesitation. I truly appreciate him doing that!
I have been in this complex since October and I have been very pleased. I found the value for the rent to be very good, they are per friendly, and have good amenities. Overall, the complex is quiet and friendly. I liked having a garage - though its not available on all apartments.

Would not remove $25 fee for renters insurance- although there was NO lapse in coverage and ALL documentation was properly provided. Person in office seemed to only know the bare minimum of their job duties and was not concerned with doing anything but the bare minimum.

When I moved here in 2017 from across the country, I chose Griffis Lakeline due to its closeness to where my job was relocating. The staff at the time, especially Leslie and Daniel were fantastic and have been nothing less than fantastic two and half years later. I also appreciate how much the staff love pets and that they are welcome to visit the office anytime. Any time I have had a maintenance issue, its been resolved either the same day or the next day. Maintenance staff has been fantastic as well (my dog even loves it when they come in when Im not home, he gets pets!). Im extremely happy to have called this home since moving to Austin.
I lived here for about 8 months (while my house was being built), and I could not be more happy with my stay. The staff was always courteous and willing to bend over backwards. Any maintenance requests I needed fulfilled were completed promptly and to standard. Perhaps my favorite part of the complex was the pool area. The pool and hot tub were always clean, and it was a great spot to mingle with friends and neighbors. I highly recommend Griffis Lakeline station!
Shout out to Dionna Jenkins at the leasing office! Very professional and great to work with. Although my clients and I werent able to tour the unit due to COVID, she made sure she shot a video tour of the exact unit for my clients to review! Talk about going above and beyond! I look forward to working with her again and bringing more future residents her way! Highly recommend!
I love this place because of its location, security, and the staff! The maintenance here is outstanding and always very prompt with my requests. I also love how they do community gatherings so everyone can get to know each other. I truly feel safe here and Im very happy to call this place home.
Weve lived at Griffis Lakeline Station for a little over a year and just resigned for another 15 months. We absolutely love everything about the complex. The location is unbeatable, the staff and management are always friendly and available, and the maintenance team is HIGHLY responsive. There have been so many instances where they have helped us in a bind or fixed things on the spot for us. The complex itself is fairly small so it feels more relaxed and there is minimal noise, outside of the occasional dog barking. We almost never hear our neighbors and feel super safe, which is incredibly important to us. We also have two cats, and find the pet fees and rent to be totally reasonable. If there are spaces available, dont hesitate to move into this wonderful community!
These apartments are beautiful, quality interiors and beautiful pool. The amenities include a game room, fitness center and an amazing pool area.Not to mention the convenience of Lakeline Mall, HEB & numerous eateries and coffee shops within 5-10 minutes.The leasing, management and maintenance are top notch. You cant go wrong making Griffis Lakeline your home.
I lived here from 06/17 to 09/18 and I LOVED it. The staff is fantastic! The front office is very helpful and always answers the phones. Maintenance is amazing and always gets the job done within a day (shoutout to Raphael!!--thanks for everything!). Move-in and move-out was very smooth and no hidden fees or money-grabbing tricks. I had one of the updated apartments and It was very spacious and cozy. Overall this was a way better experience than I couldve hoped for, and I would definitely recommend moving here.
(1/22/21 update: Maintenance crew is awesome! Rico is the best. Any time there has been an issue, he and his team have always responded quickly and with the best customer service. He is always smiling and kind. This is greatly appreciated)Ive lived here for a little over three years and honestly its only gotten better. Since Ive lived here the management has changed and they completed renovated the place. The gym has all new equipment and there is a yoga studio, game room, and work space. I definitely appreciate the upgrade not to mention the front office staff is incredibly nice. They have always been so caring and helpful. I am a teacher at a school nearby and one day I came in and asked for donations of school supplies to my class. Not only did they gladly give me supplies they had in office, but also went out of their way to order me extra supplies! Honestly, Im super thankful for their generosity and continued kindness. Im a pretty easy tenant and I think that helps our relationship as well. Being positive and communicative can solve almost any issue.
We have been living here for over 2 months now. It has been great! Our favorite part is the maintenance. They are very friendly and can do a job that is requested on the same day! The front office is very nice too. Recently, they found a dog wandering around the neighborhood and let the dog stay in their office until they found their owner. Overall, we have been very pleased with the quality of our apartment and everything included!
I have been living here since September 2009 and I would highkh recommend it. The office staff is friendly and helpful and the maintenance staff is efficient and always helps and is very fast with fixing things. The grounds are kept really well the apartments are very nice the swimming pool is great. There is a nice workout room and a room to do yoga. The clubhouse is a nice place to relax and also to shoot some pool.it is convenient to restaurants and shopping
Ive lived at Griffis Lakeline Apartments for a few weeks under a year and I am very pleased with EVERYTHING at this complex. Their office staff and maintenance team are amazing. Theyre courteous and pleasant to deal with and extremely prompt when handling any concerns.The grounds are very well kept and the apartments are quiet. It has been many years since Ive lived in an apartment, and having become accustomed to having my own home, I was worried about the noise level that one typically hears from his/her neighbors. These are built very well because I rarely hear the person above me and Ive NEVER heard any of my neighbors, including one with a new born baby.Its also conveniently located with easy access to the major highways. I couldnt be more pleased with my home here.
I am going into my second year living here and it has been one of the best complexes I have ever lived in. The staff actually care about us and really go above and beyond. With it being a 14 building complex they still respond to maintenance requests extremely quickly. Ill often walk to the office to put one in (even though I can easily put one in through their guest page) and by the time I walk back to my building there is someone pulling up behind me on their cart.They have an awesome Starbucks coffee machine with endless options which has cut down my monthly coffee bill to next to nothing. Their extensive gym and common areas are impeccably clean. (I tend to work out early mornings and will run into the cleaning lady who is super sweet.)The staff is amazing, no matter who or where I see them I always get a smile and a wave. Danial runs the front desk and is always helpful, Leslie hooked me up with a super great apartment, Tamy helps with anything they cant or arent around for (like helping me fax stuff today) and Sean has helped me with any maintenance requests, even down to cosmetic damage I have caused myself. They are always there for me and my girlfriend, even when we got locked out of our place at 3 AM they were there in less than 20 minutes. I highly recommend this place to all my friends and frequently brag about my awesome amenities and extras. (like this I mac I am currently using to write this review) Thanks for everything guys!
I have really enjoyed living in this community. I have been here for 15 months and just resigned a new lease. The rent is very reasonable and my apartment is nice and clean. The management staff and maintenance guys are so friendly, professional and ready to help me when I have had a question or concern. Also want to give a special shout out to Daniel the leasing agent here. I had some kitchenware items delivered to the office and I didnt realize how heavy the boxes were. When I came into the office to pick up the order, Daniel took it upon himself to help me carry all of the boxes up to my 3rd floor apartment! I mean who does that! Such good people here!

We recently moved back to this place in hopes of having the same service we had with the previous company that owned this place. We were in for a ringer though, the office staff is so nice every time you go in or call, their always happy to help but they never follow up to make sure the work was done. The maintenance is a joke. You put the order in and they might get to it in a week or 2, or wait those 2 weeks and you have already had someone else fix it. They are always having some sort of emergency and certainly cant keep a scheduled appointment time. The manager waited over a week to get back with us on the issue of our carpet coming up, then after I called, sent the maintenance guy up to take pictures that I could have just emailed her. Then she waited another week for me to go in to talk to her about the issue to even call the carpet company about the issue. Its like they think they can just take requests and the issue will just fly away. I called today to see if I could get someone out to fix our chirping fire alarm and they cant even be bothered to take 10 minutes to come change the battery. These people are so incompetent and we are stuck here for another 13 months... They honestly dont give 2 craps about you once your in the apartment. Oh and trash service is back, they dont even pick up the trash on time if they pick it up at all. We had ours out side Tuesday through Thursday when they finally picked it up.

It was nice until they explained they are putting in place a no smoking policy. I dont smoke but it sure isnt okay for me to tell my visitors that they cant smoke on my patio or community areas because of this rule. Its not cool to ban smoking outside. I understand not smoking in the apartment itself because I dont like the smell but my family and friends show be free to smoke on the patio.

We had our hot water tank stop working at 10 oclock at night this winter and we called the emergency number listed and someone showed up at our door within the hour to fix it. This is my second year living here, and I have to say I love it. Its nice and quite, and we have a great location! Daniel B. there is fantastic and always seem to go above and beyond for us.
The apartments are very nice and have great amenities. Any issues we have had with the apartment have been fixed very thoroughly and professionally by maintenance. The main problem that I have with the complex has mostly to do with my neighbors. There are always kids in the street. Its more like a playground in the afternoons and they arent afraid to use your car as a jungle gym. My biggest problem is the outside traffic flow from The Harmony school in the mornings and afternoons. Parents who dont want to wait in line cut through the complex. I don t see a way of stopping this since I m sure they get the code from other residents. This makes congestion even worse, so good luck using the back exit.

My Wife and i recently had a problem with a fine we incurred due to a failure of the Office Management team to indicate a deadline for enforcement.We reached out to the Corporate Team and had a very clear and professional conversation that resulted in both parties being completely satisfied.While dealing with Leasing Offices can be a very stressful experience at times for Tenants, and property managers alike, The Griffis Lake Line Station & Griffis Corporate Team Obviously really care about keeping their tenants completely satisfied.This one factor alone of having a Property Management Team that is Customer Focused makes them worth Considering.
These are very well designed apartments. Great use of space, solid construction, very private feeling to the entrances even though its a large complex. Great maintenance staff, also.
We moved here right before Christmas because our home burned down. Not only did management work to get us keys immediately but brought us a tree and gave my family a home for Christmas. We reported a couple minor concerns and maintenance was here the next morning. They are friendly staff and beautiful homes. Thank you TalaVera!
Weve lived here for a year and about to renew our lease for one more. Some of the positives to living at Talavera are its very convenient to most everything, Lakeline Mall, HEB, Walmart, restaurants, etc. The utility bills are reasonable, our apt is very quiet and we only hear upstairs neighbor occasionally. Having a garage for parking is a definite added plus. I dont have a long list of negatives other than the amount of feral cats on the property. You also have to be careful in the warmer months as children do play in the parking lots, but there is no playground on the property so its to be expected. Maintenance staff is always very prompt when called. Office staff have always been helpful, but we arent needy tenants either.

Doorways are dirty all the time.They dont clean it at all. Water bill is escalating.Moreover, they gave my apartment without cleaning properly.Seems like there are bedbugs left by previous owner and they started spreading in my apartment after I moved in. they take forever for maintenance issues.Bathroom always gets blocked . I wish I could have spent few more dollars to get a nice apartment. I wouldnt recommend this apartment to anyone.If you want to live in dirt, you can live here!
Id like to share my story of disappointment in the office staff of Griffis Lakeline Station.I do not live here, but am employed by one of the tenants as a caregiver for their severely disabled son.On 4-7-16, I pulled into a parking space to turn around. When I pulled out, I discovered that part of my cars front grill was ripped off and one side of the fender was ripped loose.I went to the office to see what could be done about it, but the guy there said it was my fault and refused to even discuss taking any responsibility.When I asked if the complex could look into fixing this so that no one else would have their cars damaged, he said that it had been there for 15 years and wouldnt be fixed.I am sure this has happened to others, as the cement bar shows signs of being scraped by other cars in the same manner.I dont feel that I should have to pay for this damage, as I park here in good faith that no harm will befall me or my car while I am here caring for their tenant.I would welcome some type of dialog about this incident and perhaps prevent this from happening to someone else.Acknowledgement of partial responsibility and an apology would be a good start.In the words of Mahatma Gandhi: βManliness consists not in bluff, bravado or loneliness. It consists in daring to do the right thing and facing consequences whether it is in matters social, political or other. It consists in deeds not words.βI would much rather share this story with a positive ending.Update 4-18-16:Well....... its been over a week and I still havent heard back from anyone representing this apartment complex. My disappointment grows exponentially with the passing of time. Im into the negative stars now. :(

The mailboxes have been broken into and vandalized at least 3-5 times in 2016. Next are our personal vehicles and then our apartments. We have a clear pattern of criminal behavior where we (Talavera, Griffis Lakeline Station Apartments) are seen as easy targets. The extent of the current managements security response since these mail box robberies started have been one fake camera set up with a piece of paper that stated, Smile youre on camera. You might as well just said, Hey look at us, we dont take security seriously, feel free take what ever our residents have in their mailboxes. I never normally complain about anything, and I really like this apartment complex, but yall got to take a serious look into making sure that we as a community portray a community where we dont seem so inviting to reoccurring criminal behavior, especially theft. I can understand maybe 1 or 2 incidents, but come on. Seriously this is too much. Are you really going to wait until a resident here actually catches the thieves in the act and the potential for lethal confrontation to occur before you take action? If I didnt love this place, I wouldnt have bothered posting this. Staff are great, facility is great, its just this theft of our mail that needs to stop NOW.

This place is crap. Sorry but its true. Ive been here about 4 years and when I moved in the place was decent, office staff was decent and I was a happy renter. Fast forward to 2013 and the place is crap and the office staff is atrocious. Rude, rude, rude. Be careful, you may hit a kid driving through the parking lot because its more of a playground then it is a parking lot. Leaving thru the back gate in the morning is a nightmare ever since they built that school. Youve got to get out of there at least 30 mins earlier than you used to so youre not dodging cars so you dont get hit. There was a feral cat problem that they tried to clean up but there are still a billion cats running around. The class of people moving in to the complex isnt what it was when I moved in. I wont go out and throw my trash at night anymore without taking a stick. Bottom line you should keep looking.
NIGHTMARE!! First of all, management has recently bribed residents with gift cards in exchange for writing good reviews. I know because I live here. Its definitely sneaky and underhanded....welcome to Griffis. WISH I COULD GIVE 0 STARS!!! This place is a complete nightmare. They had shoddy renovations done to charge higher rent than the other complexes in the area. Now Im paying almost $1,400 a month for a place that is literally falling apart even though everything was brand new. When I first moved in, the entire apartment was disgustingly filthy with dust, dirt, and even handprint smears on walls and light switches. I was promised it would be cleaned before I moved in, but it was not. The dryer had to be replaced in the first 2 months. The cabinets drawers dont shut properly. You have to shift the stove every time you need to open the drawers next to it. The new cabinets were actually not new but old ones that had been painted. The paint peels off to show the crappy white cabinets underneath. The bathroom towel bars fell right off the wall. The pet fee is $600 for just one cat or dog (more for each extra pet) plus a monthly $10 per pet rent fee. Hope you dont want to keep your fur baby! One ceiling fan had to be replaced already. Now another ceiling fan just fell down from the ceiling. Safe, right? The window in the bedroom leaks every time it rains. The ice machine quit working and had to be fixed in a supposedly brand new fridge. The wood laminate floor I pay extra rent money for each month ended up actually being those cheap, crappy vinyl strips that you glue to the floor. Even after 9 months of living here, the glue still squirts up from the floor when you walk on it. I literally mean big sticky, gooey puddles of wet glue all over the floor. If you dont see it right away, it turns to a hard, sticky glob like gum. The tub faucet actually came off the wall and doesnt completely switch to the shower so you waste a ton of water. The toilets run all night and waste water. The power goes out all the time for no apparent reason. Our water heater constantly goes out and we currently have no hot water at all. Hope you like cold showers! The security gates are almost always broken and wide open all day and night. The mail room has been broken into and robbed numerous times. I mean literally all the mailboxes were opened and all the mail and packages were stolen! The post master finally had to threaten them to put a door on the room which is supposed to be locked but usually gets left open all night. Can you imagine your new credit card, gift cards, and bank statements getting stolen?! This last time, we had to go pick up our mail at the post office for over 2 weeks. Doesnt that sound convenient after working all day? The office manager is rude and disrespectful. She will literally lie to your face and say she never told you something that she said or even that the conversation never happened at all to save her own rear endl. She has done this to a multitude of residents, including myself. I am absolutely miserable here and cant wait to leave. There is a reason everyone is moving out, even residents that were here for years. This place is a dive. Do yourself a favor, and DO NOT MOVE HERE!!!
Had a friend who lived here. Finally encouraged him to engage my attorney friend after hearing all the problems he has had from management there. They have a Horrible sense of urgency when it comes to taking care of maintenance needs. The Sheriff finally had to be called on upstairs neighbors because management ignored emails and call complaints for over a year. The company is also disingenuous when it comes to rental contracts, so beware. They are getting a reputation as being dogs among apartment locators and the leasing industry. Mean-spirited is more like it.
Management needs improvement on their services. Daniel does a fantastic job and he is the only one that helps tremendously.
This place has really gone down hill. When moved in here we loved it. Now there is trash everywhere. The first floor of building 11 has spaghetti caked all over the steps. The third floor of building 11 has spaghetti and ramin noodles all over the floor. It is gross and I cannot remember the last time maintenance ever cleaned up. You have to use hand sanitizer if you touch the railing.Those in charge tried to re pave the outside. Unfortunately, it looks awful and smells really bad.Also, we were informed today that the trash valet will be back. I will now be forced to again pay for a program I do not want. Last time we had the service the tenants on the second floor of building 11 would stack and stack their trash until it was overflowing from the can. Building 11 has become disgusting.
Updating my rating 10/31: They got rid of the valet trash service. Still not as good as when it was under Talavera and they had the service for free, but at least Im not paying $25/mo now for something I didnt want.---Screw Griffis. When it was Talavera (just a month or 2 ago) they had previously implemented a valet trash service that they werent charging anything for. The time comes to renew my lease and I have a $25/month valet trash service fee tacked on to my rent!Overall the place isnt bad and I guess thats a common practice but it doesnt make it any less awful.
I am a current resident at Griffis at Lakeline station. I was about to renew my lease for the 3rd year but decided to move. Here is Why. They raised my rent the first year by $50.00. I go to renew my lease for the second year. I currently pay $1097.00 (this includes the Mandatory Valet Trash fee of $20.00). My new rent will be $1281.00. Up $184.00. I live on the 3rd floor without the New Renovations. I call the office to complain and speak to Tammy and Leslie. After a day or two they say my rent will be $1160.00. Up $63.00. I give my Intent to Vacate notice. Now I look on the Griffis at Lakeline station website and my apartment is listed for $1103.00. $6.00 more than what Im paying now!!! If they would have told me my rent was only going up SIX dollars when I went to renew I would have stayed. This is what you can expect.
They dont believe in the first ammendment. If you want something done do it yourself. Telling the office or corporate gets you nothing. Run far away from this place.
Ok so from the beginning everything was great but in the end when I moved out I was very upset. Ok, so the pet fee you never ever get back anywhere in Austin, this is only IN AUSTIN. It should be a pet deposit. When I moved out, I cleaned everything very well and I have never had to pay any single apartment complex for cleaning because I know how to clean. The maintenance guy lied and said the tub was dirty because the mildew that grows between the tiles wasnt out. Everyone knows that not even bleach can remove what is deep growing in those tiles and I explained that to him but I was still charged with the cleaning of the entire bathroom... I bet the cleaning lady was happy that she didnt have to do anything in the apartment! The only way to get rid of that is by re-grouting everything. Anyway, if you have a dog you will pay for pet slab treatment and a new carpet even if your pets are clean and that is about $500 there. The damages done in the apartment by your pet will be paid out of your pocket even though you pay pet rent every month and also $350 to $500 per pet. I paid $850 for two dogs, one of which I only had for one year in the apartment. There was no point in me cleaning the apartment because I got charged a lot of money either way. I was hoping just to pay for minor damages that my dog did but I paid that plus a bathroom that was clean, a new carpet, and pet slab treatment all totaling to $1200. They want and encourage you to have pets so they can charge you as much as possible. This was not good for me as I just had a baby and I was already off work and broke as it is and they almost ruined my credit but thank God I got a nice tax return for having a baby!
I rented for a one year with Talavera before Griffi took over this apartment complex. Everything was absolutely impecable, not to mention the fantastic customer service that the leasing office provided to us in the time being. Only me my husband my 14 year old son and my dog resided in this two bedroom apartment, in about 2 or 3 ocassions we had family reunions and this last time we were asked to evacuate in 3 days! We were faced with discrimination and harrasment, so much that the police had to be involved. The irony of this is weve never once been evicted from a residency before nor do we have any prior criminal records, we were humiliated and violated from a place we called our dwelling. Do not recommend this place to anyone, might want to reconsider as their was also a burglar who was opening mail boxes.
