We lived in this building for 11 months before being forced out due to a nearly ~25% raise in rent (were just one of the 60% of tenants who are not re-signing leases this year for one reason or another, a stat that a member of the leasing office shared).Overall, the location the building is ideal, but the apartments themselves are too outdated to justify this kind of price hike.Unfortunately, if youre looking for a long-term home where youll have a good relationship with your landlord, you wont find it here. They will screw you at every conceivable opportunity (and even some that are inconceivable).If you do move in, plan to tack an additional ~$150 in fees on to your monthly payments (excluding electric). While this is not unusual in Austin, the leasing office wasnt entirely clear about it when asked upfront. Also plan to pay for utilities and amenities even when they are not functioning.Separately, be prepared to only receive packages during limited hours as opposed to at your leisure.One star goes to the concierge—Beau and his newer team members are just lovely and accommodating.A second star goes to the maintenance staff who are very quick to resolve issues, often showing up same day.
I havent yet moved in but so far I am absolutely thrilled with Gables Park Plaza. The leasing professionals are polite and show great attention to detail. Taylor Tillinghast, the leasing professional I worked with when choosing an apartment, was incredibly welcoming and went above and beyond to help me find the perfect apartment, showing me multiple models and even staying past the end of business to help me. She is making my move as seamless as possible, and I am excited to move here!
I love this environment. The apartment is amazing. Great staff that is friendly and supportive. Very cool neighbors and calm neighborhood. The amenities are stellar (pool, community area, gym and inner theater). Perfect location in Austin.

If I could give 0 stars I would. I have never worked with such poor management in my lifetime. Its also a very unsafe area and people do not take the global pandemic seriously. DO NOT MOVE HERE! Maintenance guys are good part- and trust me you will need to get to know them because something will be wrong with your apartment at least once a week. For instance, for 6 months we could not regulate our bedroom temperature. Although the thermostat said 68, it was constantly over 80 degrees. There are way better options for nice living downtown. Do not choose Gables. It would be a horrible decision.
Horrendous customer experience. The pipes have broken in the building 2 times over the past year and half. Both times have resulted in our apartment flooding and multiple other residents apartments, as well. The scheduling to repair the water damage has been delayed both times, with a front office that is not very responsive.We’ve also consistently had issues with our washing machine not operating correctly and requiring multiple restarts. We’ve asked them repeatedly for a replacement, and thought we would finally be justified as the latest flood came in though the washing machine. Again, we were dismissed and they said they would check it out. It’s incredibly frustrating to be dismissed in this manner. I would recommend if you are looking for a place to rent in downtown Austin, that you look elsewhere. Save yourself the trouble.

We have lived at Gables Park Plaza for almost a year now and believe we made the best decision. The business office and concierge have been so professional, accommodating and quick to respond to any need or inquiry since we moved in. The staff make us feel as though we can count on them to help with whatever comes up. It is so quiet and well maintained. They just updated the gym too. The view from the rooftop pool and lounge is so awesome. It is great when you have out of town visitors to show a great view of Austin. You cant beat the location. My husband and I walk everywhere and enjoy Lady Bird Lake as often as we can. It is a great location if you have a dog with all the park areas to explore, and the staff is so exceptional with welcoming your pets.
Gables Park Plaza has been such a great fit for me. The proximity to downtown is unmatched while still being RIGHT in front of the river and trails, etc. I LOVE this location. All the staff are so friendly, attentive and eager to help with any request that Ive had whether it be unclogging a drain, fixing water pressure that seemed a bit low or bringing me a new lightbulb -- they are SO quick. The amenities are amazing -- gym just got ALL new equipment and overlooks Lady Bird Lake and the rooftop pool area is beautiful. 100% recommend you come check this building out -- you wont be disappointed! :)
My wife and I have lived here for two years and love the property. Price point for the location is why we chose to live here. You will not find a better price for a downtown apartment.Amanda is by far the best staff member at this property. Gables Park Plaza is a beautiful community! It is well kept inside and out. The staff is caring, genuine, attentive and eager make the residents living experience exceptional! You can tell the whole staff takes pride in what they do as they each seek to serve and better the community. The grounds and parking garage is clean! The hallways are clean and smell fresh. The apartment layouts and furnishings are beautiful and spacious! The location is right off the trails and the building feels safe and secure. Its a great place to call home!
After living here for the past few months, I can confidently recommend Gables Park Plaza as a fantastic place to live. It’s location is perfect with a variety of dining, shopping, and entertainment options all within walking distance. Maintenance requests are always taken care of in a timely manner and the entire front office staff is super friendly and pleasant to be around. Definitely come check it out if you’re looking for a place to live in Downtown Austin!
This review focuses specifically on Amanda. She is the kind-hearted lady behind the concierge desk at Gables Park Plaza. But dont be fooled by all that kindness. She rips the hardest problems into oblivion so fast you might not even have the time to remember what the problem was. So takes notes ahead of time ... and dont worry about your memory. Prepare to be happy. You wont be disappointed.
Amanda has been a wonderful addition to the building. Having a good concierge to coordinate everything is super important to a smooth operation. The building has its ups and downs but she is a one shining consistency that’s has kept me a happy tenant. 👍🏼👍🏼

I love my apartment! The view is wonderful and the community is very clean. The staff has been extremely helpful with any questions I have and made my move in seamless. If you’re looking for a new place, would def check it out.
Terrible value and false advertising. Pool is closed months out of the year and only open a few hours a day, if its open at all. The leasing agent mentioned when she was showing the theater that it has a Wii and PlayStation but no one ever uses it. Thats because the volume limit on the TV is set so low that no one can hear, plus there is no Wii and the PlayStation is broken. Pretty clear to me now why no one ever uses it. Ditto for the gym. Even during covid, management made the choice for us that it was not safe to use our own pool, even as the rest of the state is going to bars. Give me a break. You are going to pay for the location and amenities, but get no value from the amenities. I cannot wait to get out
What happened to Gables Park Plaza? How has it gone so downhill in such a short period of time?While I still love the community and people (residents) I have met here, the culture of this building is changing rapidly, and it is beyond sad to watch. The new management team is miserable and does not treat people well. Hopefully they can turn things around before it is too late, but Im updating my review to let you all know that if you have other options, highly recommend going elsewhere. This new management may ruin the culture of this place (which i used to LOVE), and all of the cool people will be gone before long—such a shame.Update: will no doubt be gone as soon as my lease is up and honestly cannot recommend anyone choosing this place as home, but if you do, at least you were provided a warning. Never thought I would say that, as I really did love this place, but the new management regime will go out of their way to make your life difficult. Good luck!
Weve lived here for almost 4 years and love the location. The concierge, Amanda, is super friendly, attentive, and always has my packages ready for me when I walk by with my dog. She also responds to emails in a timely manner and makes sure that my dog walkers/cleaning crew are able to enter my apartment seamlessly. We hope to renew our lease for another year this summer!
I have lived here since August and absolutely love it. The location is great! Easy access to Mopac and just on the edge of downtown. Yes the train is noisy and takes some getting used to. I would suggest a white noise machine. That made all the difference in the world. The maintenance team and concierge Amanda are wonderful and always there when I need them. My favorite part is that I can park on my floor! The parking garage always has plenty of parking! I will be renewing my lease!!
Was given a tour of the apartments, Alex was very informative and helpful. We are still considering our options but I would highly recommend checking these guys out. Very good views from the properties!
I be been living here for over 6,5 years and cant even imagine moving out as I LOVE the location, parking availability (you can park on your floor) I dont know any other downtown residencies that offer that. Staff is always nice and helpful. There have been unpleasant situations at times but it could happen anywhere.
We toured the property with Kadie who is knowledgeable, friendly, and highly professional. The apartments have incredible natural light and nice finishes. The common amenities are excellent, especially the workout facility, theater and sky lounge.
I chose this apt due to its proximity to downtown, shopping (both Whole Foods and Trader Joe are within 5 min walking distance), lake trails, and Barton Springs. All are still valid, it is a very nice location.The major problem with these apartments is the NOISE. Other residents mentioned train noise. I have a west facing unit overlooking Lamar St. Actually the street noise from the passing cars is unbearable. The windows are too thin and the noise comes is quite a lot. The maintenance person admitted the windows in other Gables facilities are noise blocking but not this one. There is no way to enjoy the balcony or open the balcony door when you are paying extra to have one. All management could offer was noise blocking curtains which would make me sit in dark when I paid extra for the balcony. If you like silence or if you like to sit on the balcony stay away from this side of the building. (Note: management offered me to move to inside looking units but if I wanted an inside looking unit, I would have chosen that from the beginning.)Other gripes are no short term guest parking, garage door mostly being broken. In fact this second is a security issue and my car was broken into once.I believe management has mostly nice people willing to help but they are powerless to change anything. This is an apt at a premium rate due to downtown location and should have better facilities at this high rate.
We have lived here just short of 3 years. We love it. The staff are professional, courteous, and efficient. Any maintenance issue has been taken care of within a day... I am tempted to say immediately. The units are pleasant and the proximity to Trader Joes, Whole Foods, downtown, and the walking path around LBL could not be better. Easy five stars.
Lived here for 6 years, GREAT place to live!!!! Great location, and great accommodations much less VERY conveniently located to downtown night life, Zilker park, the trails, between two major highways, and incredible food. Who could ask for more that is so conveniently located in central downtown Austin. The management is great and always astute to taking care of your needs and concerns and the concierge service is ABSOLUTELY incredible and are always looking to meet your needs!!!!!!!
It is close to a lot of shops and Trader Joes!! The coffee shop across the street is amazing as well. The interior is beautiful and spacious.Now here comes the bad news.....I am one of the lucky ones who has an apartment close to the train. Its impossible not to hear the train and the screeching every 30mins or so. Makes sleeping difficult. The door to get into the building from the street has no handle any longer. It has been like that for almost two weeks and when I first got here the handle was hanging off. The windows are very thin and rattle anytime a little wind blows. I hear everyones conversations outside and theres some sort of running club that meets every weekend and I hear them bright and early (5-6a) every weekend. And no, Im not on the ground level. The water takes an unusual amount of time to get warm. I have to leave the water running for and go do other things before I get into the shower. Trying to get hot water to wash the dishes was a challenge as well.The other residents do not pick up after their dogs. There is dog poop on the sidewalks constantly and many dog owners have their dogs off the leash.I once asked the leasing office a question about needing a sticker to park in the garage and was questioned about whether or not I live in the building......Not the warmest receptionVery glad this is a temp housing situation and I am very grateful for the place to stay, however these issues definitely let me know that I shouldnt attempt to lease at this location. To me, for the amount of typical rent here (2000+) there shouldnt be this many issues. At minimum the door to the building should have a handle.
Cons: The Barre studio has been a CONSTANT issue since I moved in. I will say the office has stayed in contact with me regarding the issue, but it is still loud enough to pulsate my walls sometimes. The speakers are on the wall right across from my unit so it is a never-ending battle. I get the impression that the office staff genuinely does care, but there is not much they can do about it.Pros: The apartment itself is fantastic! No complaints about the space, and maintenance always responds immediately. Also, I have never heard train noise from my unit. My favorite thing about the whole place is the concierge, Amanda. She knows everyone by name, and the package service is fantastic.
We love the community and hate that we are having to leave. However, we have found newer buildings with similar amenities that are close to downtown and are much less expensive. Wish we could stay though. We have loved the staff!

WARNING.....READ THIS BEFORE RENTING, READ UNTIL THE END.....Let me just start by saying.... living here was terrible. I spent more time counting down until I could move out than actually enjoying Austin. Flooding in the garage, trash stacked almost to the ceiling blocking the trash chute, no security lock doors, water being turned off multiple times, paying almost $100 for a trash pick up service, broken treadmills at the gym (never fixed), crowded pool with random people and dogs in it, increased rent, and say bye bye to your security deposit. PS GABLES WILL TELL ME TO EMAIL THEM AT THE BOTTOM OF THIS REVIEW TRYING TO PORTRAY THAT THEY ACTUALLY CARE AND WILL RESOLVE THE SITUATION TO ANYONE READING THIS REVIEW, AND THEY WILL NEVER ANSWER IF I EMAIL THEM... DO NOT BE FOOLED
I really love living here! Within walking distance to Whole Foods Trader Joe’s and lady bird lake trail! Also anytime I have a problem the maintence staff is very friendly which is really hard to find especially downtown!
2016 Update, having been here since late 2015:CONSThe quality has gone downhill a bit since newer residents are all essentially college-age party kids who occasionally leave a mess in the amenities and/or hallway. Events have also become centered around partying (weekend pool party with bland DJ) whereas before they were more akin to the Austin vibe (live local music event). Weve also had some issues with the concierge fully forgetting about the dry-cleaning we gave to them to pass on to the dry cleaning service (it was left in the office untouched for a week until we explicitly asked about it). Also, note that the train tracks turn adjacent to the building, creating high-pitched metallic grinding noises which all that great noise isolation cant fully mitigate.PROSThat being said, this apartment is still pretty great for the location (adjacent to the river, pedestrian bridge, Trader Joes & Whole Foods, and the YMCA). It has amazing noise isolation between adjacent apartments, a beautiful rooftop pool/BBQ area overlooking the river, a well-kept gym also overlooking the river, concierge service during normal business hours, on-site laundry/dry-cleaning services, a dog-friendly courtyard on the first floor, and a parking deck with comfortably-sized spots that is never full.
Great location, terrible management! Constant problems at this building. If it’s not the fire alarms going off constantly, the elevators are constantly needing re pair. Also, they might as well not have a concierge because the lady is so rude. She acts like you are annoying her when you go to pick up your packages. She also will not acknowledge you when you walk up to the counter. She could use a lesson in customer service. For the price of rent, this place in not worth it.
I have loved living here. Its sad to have to make the decision to move due to extreme elevated rent prices. At least I enjoyed my time here.

Gables Review:PLEASE READ BEFORE DECIDING TO RENT HERE:I am going to just lay all the facts out there about Gables (provided with images for proof) and let you decide for yourself if you REALLY want to live here. I know this is a long review but it is important if you are trying to decided where to live and build a home.Let’s start with RENT: We were moving from Los Angeles California, so we knew high priced studios and were willing to pay a higher price to be closer to downtown. What they don’t mention is that they WILL raise your rent substantially when it is time for you to decide to renew or not. (Picture of renewal price attached) It’s like they want you to get settled in somewhere just to jack up the rent by 800-600 dollars if you don’t want to relocate at the end of your lease. They did it to us, our neighbors, and friends through out the building. If deciding to renew we would be paying 2,012$ for a 600 sq ft STUDIO. Oh and they also mentioned we had to pay a processing fee. Good news is parking is included now ** actually they just added a 50$ fee to the rent so it isn’t paid separate**. So just note that if you want a long term place that is looking to keep residents, you should probably look else where.WATER: The water is CONSTANTLY shut off. One day we didn’t have water until after 11 pm, and after working all day it sucks you can’t even shower when you get home. They also say they provided water in the sky lounge. They only put up one case of water for the ENTIRE building of people.GYM: If you don’t really care about working out then you can skip this part, but for me that was one of the selling points was the gym because as first glance it seemed really nice. Until you actually tried to use it. 2 out of the 3 treadmills never worked while I was there, even though various emails were sent out about “fixing” them. (Picture attached below). The guy that lives below will constantly come up and complain to you “for dropping weights” even when you aren’t. And typically its a MESS with very little equitpment.POOL: Why would you put a kid size pool on an apartment building with thousands of residents who live in one of the HOTTEST states? Don’t even think about getting a relaxing Saturday or Sunday in at the pool, it’s too crowded to even get in and on non week days you probably don’t want to because people literally let their two giant dogs swim in and out of it.PARKING: If you live on the 6th floor or above anytime it rains the parking garage on the 6th floor is FLOODED (picture attached) so you try to park on the first floor and then get an email that the first floor is for store parking only and your car will get towed (even though you pay them 100$ a month in parking)SECURITY: The doors constantly don’t work, allowing anyone to come in and out of the building. They will say “oh but you need a key fob to work the elevator” Not if they decide to take the stairs. (Attached our pictures from various days of them trying to fix the door only for it to be broken within 24 hours)MOVE OUT: After all of this, we obviously decided to live elsewhere and the move out process was just as much of a nightmare as living there. First we had a job transfer back to LA our lease ended October 7, we asked Jeremey if there was anyway we could move out just 7 days early from our lease to be moved into our new place on October 1st. 7 DAYS. He made it clear he didn’t care about our situation and being money hungry gables charged us the prorated amount including parking even though we weren’t even there to use the parking. Don’t even think about getting your deposit back either, they sent us a letter saying we owed 75$ on top of our 300$ deposit that they were going to keep.Gables to me is just very money hungry. Put your trash out a couple of hours early, oh you’ll get fined for that while also being double charged for trash valet. And when you try to use the trash chute. GOOD LUCK. (A picture is attached of what the trash chute looks like) Ive also seen various roaches through out the hallway due to that.
My husband and I just move to Austin a couple of months ago leaving behind an amazing life in the Cayman Islands. We looked for the best place to live in Austin downtown and didnt take us long to decide to choose Gables Park Plaza as our new home!!The apartments are great! We chose a 2 beds facing Lamar st and we enjoy of a great hills view, beautiful sunsets and very quiet and nice neighbors! Is close to a train station, but doesnt bothet us at all! The ammenities are great!! Great gym! A cinema you can enjoy with family, a lounge you use when need to read a book during the day or rent it for a party at night!The managment and leasing girls Kim and Emily are amazing!!! Im 9 months pregnant and they are allways willing to help us in any concern or need we might have.The concierge service is a great as well, Lydia the concierge lady is allways so helpful and polite.If you have any maintainace issue, will be fix as soon as possible with great attitude and smiling faces!And the location is a plus!!! Close to everywhere! Supermarkets, theathers, saloons, clothing stores... you name it! Everything is walking distance!We honestly couldnt choose a better place to live! We love it here!!Highly recommended!!
I considered leasing from Gables Park Plaza and circumstances changed and I no longer am, but I just want to let people know make sure you are 110% sure before sending in your application. The application fee is $75 (as google states) but there is an administration fee of $300 and if you decide not to lease with them neither is refundable. I assumed at least the $300 would be and I was very wrong. I don’t want anyone else losing $375!

They dont even deserve a star! We lived there for 16 months before moving out and this is by far the worst and most family unfriendly apartment building in Austin. The management is atrocious and really dont care about the well being of their residents. I had somebody trying to break down my door at 3 am on a friday and the safety patrol never showed. the building has not follow up or security to check anything.
Awesome staff, great location and solid pool.
Corporate owned..no local would live here. The hallways smell like chemicals and the art is cheesy and vandalized.

Do not use Gables dry cleaning service. My dry cleaning was stolen from the building. Both Gables and the cleaners denied responsibility. I never received my dry cleaning nor a reimbursement.
