Top notch location, kind, friendly staff who actually really do want to help you, beautiful views, well cared for apartments, AND great amenities. Walk to Whole Foods, Trader Joe’s, the lake, to eat. Hell what isn’t to like?One thing, a very constant staff turnover, means you are having to continuously reintroduce yourself to the team. Maintenance staff are solid, and constant. Front office in flux constantly.
Park Tower is hands down one of the best downtown high rises in Austin to rent. Location and quality is hard to beat. The maintenance staff are amazing everything is taken care of very quickly without issue. The entire concierge staff and the front desk are also beyond amazing. Everything is taken care of for you almost immediately and professionally. Both of these departments are a perfect 10/10. I dont mean to name names but they know who they are Peter, Valerie, Kimberly, Ryan, Brandy etc etc. Formed great relationships with everyone. Truly great individuals.I stayed at the building for about 4 years and it would be a shame to write a negative review considering 99.9% of my time there was exceptional. The last few months of the final lease didnt go as planned where there was a little mix up in their leasing office with managers changing and a few misunderstandings (which I wont elaborate on) since it was just with one individual but it is COVID times so patience and understanding should have gone both ways. The leasing office and management had and has always been very good to work with for years so the road bumps towards the end were unfortunate.Only real quirk was the garage where my car was broken into numerous times and some vandalism. But thats sadly expected in the downtown core parking garages. Cameras would be nice. The train noise most complain about is not that bad the windows are thick and you get used to it. Gables Park Tower is still holding its own and in my opinion one of the best and will remain so because of the people they employed there.
Amazing experience! Im SO happy I chose Park Tower as my next home, and they have gone above and beyond any expectations -- despite COVID! They have taken every precaution and still deliver amazing customer service that makes Park Tower feel like home. Amenities are top-notch, staff is incredibly friendly, and I love everything about living here.Very safe and secure, packages are handled easily, and concierge is prompt and knowledgeable.Valerie made the entire move-in process as smooth as possible, despite my circumstances for needing an apartment quickly -- and I greatly appreciate it! Moved in at the end of April and received a very poor experience so far within my first month as a resident. For the pricing and location you can receive much better customer service from the leasing staff and value for your money if you rent from another apartment complex in the area. I would not refer anyone to lease here and look elsewhere. Pros: beautiful amenities, good location, ample parking. Cons: 1. THIN walls so you hear every aspect of your neighbors lives 2. Train comes right by the building constantly throughout the day and night and is very loud 3. Leasing Office staff will never return your call, especially if it involves an important matter when you are harassed by your neighbor 4. My fridge water filter required replacement in less than 3 weeks of moving in and when I submitted a maintenance request they said I had to pay for my own water filter. Water filters dont need to be replaced except for once every 3 to 6 months so they expected me to cover what the previous renter used. Cant imagine what else they didnt replace from the previous renter before my move in.Overall: POOR EXPERIENCEReason for Rating: 1 star for Value for Money & Customer Service

Overall great building and location. Staff is friendly and concierge group are very courteous and helpful. The amenities are competitive with any condo building downtown. Only downside is the presence of The Guild short term rentals of about 11 units in the building. Not sure if they will continue given the current state of the world.

These are amazing apartments with amazing staff. Everyone is always very friendly and willing to help. Kavon is the best leasing agent and helped me with a particularly tricky leasing situation and was great at helping revise the lease (many times) to get everything settled and locked down. I would recommend this place to anyone staying in Austin, short or long term!
We love the property and the concierge staff! Marina always makes us laugh and asks us about our day, Peter is so nice and helpful all the time, and Kim is always there in the morning to say hi and start our days off well. Maintenance gets tackled quickly and the property is always in amazing shape
Lived here for a year and loved it. This is a well-cared-for apartment building with great amenities and a team that goes above and beyond to make our lives easy. Right in the center of the city, within walking distance to Trader Joes, Wholefoods, great coffee shops and places to eat. The views over the park and river are just stunning. Highly recommended!
Ive lived in many apartments in the past, and Gables Park Tower has ranked up as one of the best Ive lived in. The views are unbelievable, amenities and common space are beautiful and well kept, and the location is unbeatable. The management team is spectacular - they all respond within 24 hours, and maintenance requests are done almost always within 24 hours. My experience here is nothing short of a legendary one. Id highly recommend anyone to live here as Im convinced its one of the best apartment complexes in Austin period.
We recently downsized from a 2,000 SF house in the suburbs to a 900 SF apartment at Gables Park Tower, and it has gone so smoothly despite the stressors of selling a home at the same time, having to get all new furniture, and dealing with the chaos of moving downtown. Alex showed us the apartment in December, and Samantha helped us finalize everything in March. They were both incredibly helpful and kind throughout the entire process. Move-in was super easy, concierge even helped with furniture delivery when we had to work, and maintenance came to do a tiny fix for us within a few hours of requesting one. Weve been incredibly happy with this decision so far!
Alex is the leasing agent that found us the perfect apartment at this amazing facility! Great finishes in the apartments and the common areas are very nice. Although the building is right next to train tracks, the noise is minimal when in the apartment with the patio door closed. The area cannot be beat - great shopping, restaurants, trails, workout options merely steps away. Full access to all of the benefits of downtown Austin!We cannot say enough about Alex - professional, knowledgeable, honest, accommodating and great with follow up. Leasing was a simple and pleasant experience!!
The views and downtown area are great. It is walking distance to Trader Joe’s and Whole Foods. The location is great but not worth the premium price, especially with an extremely loud train going by every hour or so.There has been a large lack of communication from staff regarding policy and policy changes over the past few months. Monthly newsletters have been promised, but have not been fulfilled.There are some residents that smoke on their balconies and close to the building so that makes me not want to have guests visit or raise children here.The COVID-19 response has been severe and has left residents without a choice in using common areas. There is no automatic door and anyone who wants to enter the building must touch the door handles that are only cleaned once per day and theres no hand sanitizer immediately inside the building. I personally feel that there is as much, if not more, of a risk of germs spreading by touching the door to get inside the building than there is with using gym equipment that is wiped down before and after each use.
Lived there for five years. So many great things about this building - best location, best neighbors, best dog park. The leasing process (renewal process) is an absolute NIGHTMARE but I hear the problem manager has been moved to another property (sorry for that *new* Gables property). Know this - the train is loud. Elevators break a lot. Garage door is broken a lot. But its a great building, a great space, and the location is unbeatable downtown. Its perfect for dog owners! Also being on the outside of downtown, you bypass a lot of congestion and parking issues. But you will likely only live there for 1 year because they like to JACK your rent up every year. They do NOT care about renewals. New leases will come in at a lower rate than your renewal rate. The concierge team is great.
I lived in Gables Park Tower for two years and would still be there if I didt move to the Northeast. The staff is amazing and always willing to help and accommodate any needs I had. The location is perfect with the pedestrian bridge literally right outside the apartment and endless food and entertainment options just walking distance away.The amenities are great from the gym to the pool area to the coffee bar. I am going to miss this place so much. If I ever move back to Austin this is where I will return!-Stephen
I just recently moved into Gables Park Tower and it has been an incredible experience so far. Between the location, amenities, floor plans, and views - theres no where else in Austin I would want to live. The community managers have provided an exception experience and Samantha has been beyond helpful every step of the way. This is hands down the best building in Austin to live in!
I have lived at Gables Park Tower for about 5 months now. I absolutely love it here and everything about the apt! Everyone from the concierge, leasing center and maintenance staff are wonderful to work with!! The apartment location is great and very easy to access everything considering it is downtown. I give GPT 5 STARS! ;))

Gables staff are friendly, and the building doesnt suffer from being too flash yet is maintained to an excellent standard. Alex Everett is a brilliant apartment manager: our signing was easy, prompt and without errors, and all small issues are usually resolved on the day. The building could be improved if dog owners were fined for any accidents left uncleaned, and if trash valet service was not mandatory.
Was given a tour of the apartments, Alex was very informative and helpful. We are still considering our options but I would highly recommend checking these guys out. Very good views from the properties!
This place is great. Alex has been super helpful making sure we had a smooth move in and has always been friendly to chat with. We like this building a lot and feel the amenities are perfect for entertaining friends. The people who live in the building underutilize the amenities so they are generally available for use whenever you need them. The location and price point is perfect with close access to the Lamar bridge and hike and bike trail.

I have been a resident at Gables Park Tower for 3 years. It is a great location. I can walk to anything downtown. The building is always clean and well maintained. The concierge/ front desk staff is amazing!! They are always so friendly, helpful and professional. Nice to come home where someone knows your name! The amenities are wonderful. Who doesn’t want to live in a place that has Skeeball?!

Every time I visit my girlfriend I have to pay at *least* $20 to park here in guest parking. Shes worth it but Gables Park Tower is NOT! There is literally no other option for guests, even though the parking garage is constantly empty. Every time Im in town I have no choice but to park here if I want to spend time with my girlfriend, and this pricing is absurd.
We have been living here since the end of May and love it. Everyone here is friendly and it is an amazing community to live at. The amenities are amazing here and they offer amazing events monthly for the residents. So excited to live here.

The charges for guest parking are outrageous! There is no such thing as validated guest parking despite how much we pay for rent and community fees to the point where my friends wont even come by to visit.
It is the best high-rise in Austin. I looked at all of them, many times, and have lived in the Gables two separate times (I moved out for less than a year, broke my lease at the Seven and came back to the Gables) in 4 different units.I know you are likely worried about the train and it could be an issue for you if you are a soft sleeper, but I have never has issues with it (one of the units I lived in is eye level with the train on the corner and I was still fine).Something people do not take into consideration is the people that work in the building - Brandi has been the building manager for at least 4 years and is great and always helpful. I have also gotten along with all of the other people who have worked there over the years (shout out to Alex and Robin for being fun to interact with and always helpful) and the desk staff (shout out to Kim, Valerie, and Kat) are a great help.Great people live here as well - different crowd than the Bowie... in a very good way.Side note: I once had a small flood in my apt (totally my fault) and maintenance responded immediately and it was like nothing ever happened.
Loved the staff here and the amenities were everything you could wish for. The location tops everything since you are downtown yet kind of on the outskirts so you do not have to deal with much traffic.
- Noise: 100 decibel train every 20 mins, District Cooling Plant construction, college student parties- Pest control: cockroaches on balcony, in hallways, at the pool, and main entrance- Air: filters not changed regularly; second-hand smoke on balcony- Communication from management: unprofessional (copy-paste errors, spelling, grammar), delays (usually 4-7 days wait for a reply, if you get one), confrontational, and condescending- Water: clean water not included in rent as residents are responsible for replacement cost of a refrigerator water filter- ADA: no automatic door opener at street entrance; no apartment doorbell or strobe light; requirement of strict, non-confidential justifications for a service animal
Great location, very helpful concierge service, excellent amenities; however, there has been ongoing HVAC construction in the hallways and units which is very noisy.

Because my entire living room was wired to a 15 amp circuit, I couldnt have my lights on and my stereo playing at the same time. Because they only have concierge service during normal business hours and I found out about this on Friday night, it wasnt fixed until Monday. The ice maker in my fridge (which Ive now been told is an amenity) hasnt worked since my move in over a month ago. You cant access the shared building amenities (which are, indeed, nice) after 10pm on weekdays or midnight on weekends. There was a three day stench in the halls because the A/C pressurizing unit went bad at the same time as their first floor urine collection system clogged. Gross (especially when your parents are visiting, and theres a smell of dead bodies in the halls thats creeping in to your unit)...! On a short, two day notice, were asked to move our cars from various parking garage floors (with the threat theyll be towed) so they can make abstruse modifications to the pavement. Oh, and residents cant visit their friends between floors because your key fob will only access your floor, the third floor amenities, and parking garage. With all the downtown units going online here in the next 12 to 18 months, youre wasting your money here. Trust me.
Laughably bad..no local would live here.
